Experiencia negativa: Update almost 3 months after the review below… they have still not rented any of the properties we were interested in they are such a joke I feel bad for the home owners who continuously lose money every month . We are so much happier and glad we did not have to go with these scammers. Wish I could give 0 stars. This place is terrible, there is a property I was interested in and it has not been rented in over 3 months which was concerning.. but after going through the excruciating application process I see why. They have un realistic expectations and criteria. They denied me due to a rental history being a family member .. doesn’t matter how much you have paid in rent they will deny u if you have any relationship with the land lord. They are hard to get ahold of and communication is only by email… the day they denied me I went and rented a town house.. and yes the very same day I put in an application with a different rental agency I got my keys. Chinook property management are crooks and they will extend the application process for weeks and weeks on end. I even thought about calling the actually owners of the home I was trying to rent to let them know why their place will never be rented.

We are sorry you found the application process excruciating. These are fairly standard vetting methods employed by any reliable PM company. Our criteria and process is clearly stated on all our paperwork, and the website where you applied, which does include the necessary parameters for prior rental history. Submitting a fully complete application with accurate and verifiable information greatly speeds up the process. When certain criteria are not met, some properties allow for co-signers, which yours did, but you opted not to complete the further steps needed when offered that option. Chinook has a phone line and office hours M-F and are reachable through those means also, though we often do use email to keep written track of our correspondence and help streamline documenting all the moving parts of an application for staff and the applicant. For context, properties can sit vacant for various reasons, one of which being slower demand through the holiday seasons. Often they are listed a ways out while updates or repairs are underway. Both of which were the case here. Homeowners generally appreciate our attention to detail when listing properties and placing new tenants, and it carries to our care for the property while tenants are occupying them. The unit information was unrelated to your current complaints but you chose to include it so we are happy to address it here. We are glad to hear you found suitable housing elsewhere and wish you well there.

Experiencia negativa: This property managment prays on families struggling and needing to rent ASAP. Requested a 3000 dollar deposit, lived in the unit 2 years. Had to pretty much fight to get them to fix anything and were told we couldn't fix anything ourselves. Had one of there employees Leanne text me personally to ask about one of us moving out when my wife and I were having simple disagreements, where she got her information or how she knew there was an issue at the time is still oblivious to us. We clean the house make it look amazing so nice they had it re rented in less than 3 weeks, then they take on as many fees as possible and gave us 500 out of our 3k in return. Now they won't answer our emails, they put us on hold, and ignor any conversation with us causing us to have to result to court instead. DO NOT RENT FROM HERE THEY WILL SCAM YOU. Updated. It is very unfortunate to respond via email after I leave a review and not before. 1. Fence was falling apart to where the neighbors dog came in not once but 3 time, you sent a contractor to look at it. We contacted the contractor after they said chinook decided not to fallow through with repairs. Fence was still in this condition when we left. 2. Microwave was broken not for a week but 6 months, you sent a convicted criminal into our unit that measured said he was going to his vehicle and never returned. Then canceled my maintenence request, once I refused to pay the rent increase I was told the guy prior sent to my home was arrested and doing time I'm jail so you had to send a new one. 3. When my heater went down you sent a guy that came and sat outside on the unit for 3 hours then said he couldn't find the problem, 3 weeks later sent him again he did the same thing. The next time someone new that said the until was broken and needed to be replaced. He put a smaller one up leaving screw holes all over the wall. 4. Yard maintenence was sent with no warning and they would leave patches, would mow around soccer balls, even mowed around sticks. 5. Home was left with normal wear, dust on floor panels, a plug from the tub that broke missing (which i was charged $90 for) The cheap blinds that had no draw string had kink marks not broken was charged for those. I will not remove my review for my statement is true Chinook prays on people looking for a home and needing it now. If I was in the wrong then Chinook would have better than a 2.6 and would not have other previous renters saying the same thing. Thank you for your reply and have a wonderful day.

It's unfortunate to hear that your experience was unsatisfactory. We applied reasonable and appropriate charges to your deposit based on ORS and your Rental Agreement. Your questions have been answered directly via email, and there was prior correspondence that engaged parameters and expectations for this process. We did address habitability related concerns as they were reported throughout your tenancy, and the property was given to you in ‘like new’ condition, which is not how we received it back. While we are limited in our response in this forum due to privacy concerns, you have not provided an accurate recounting. We appreciate you removing the misleading parts of this review or considering taking it down altogether.

Experiencia fantástica: Renter in Eugene for about 12 (nonconsecutive) years since 2004. Best experience was from a private landlord; tied for 2nd were Robert Painter (deceased, legendary Whiteaker property manager) and Chinook. I understand Chinook purchased most of the Painter houses. I’ve been renting from Chinook since spring ‘21. They definitely curate more towards young professionals than students. Smaller, nicer places with fewer bedrooms. In the place I rent, the cost has come up a reasonable amount over the years. Maintenance has been a little high, but it’s an older property, and the maintenance manager is responsive, cordial, and the repairs have been made in reasonable time. I can’t overstate how much that means to me. The contractors they hire are always top-tier. Their properties go pretty fast. Like within hours of posting. The first place you apply for *will* get taken before they can process your credit/background check, but: they keep your name on file as pre-approved for any equivalent property. When you find another one that you like, you can email them directly, and your pre-screened application can be considered before unscreened applicants.

Experiencia negativa: Company only communicates via email. If you have any need to talk to them prepare to be burdened with a back and forth email thread. Also, more importantly, they will automatically begin charging you month to month rent after your lease expires if you do not explicitly state your intent to move out. Had assumed this would be redundant due to move out dates having been inked in the lease but as I’ve just found out, they will start charging you past that date by default.

Hi Ryan, We have an office phone line, emergency maintenance number and staffed office M-F. We do often use email to help better track communication and maintain a paper trail for everybody’s transparency.
The current laws in Oregon and specific to Eugene do default leases month-to-month if we do not receive a tenant’s notice to vacate. That is not just our policy but an established law. This is also clearly stated in the original rental agreement and the lease renewal offer you were sent. We regret any misunderstanding you may have had about these terms.

Experiencia positiva: I put a maintenance request in and promptly received a response on a weekend! This is the kind of landlord everyone wants to deal with. There's a new guy managing and so far he's definitely an improvement. Still hesitant to give 5 stars but I will say it's more pleasant and less stressful to reach out when things need to be done around the house. Thank you Winter.

Experiencia negativa: Most of these reviews are negative and I believe in transparency so I wanted to provide my professional opinion of my experience. The leasing response time was slow and took longer than expected. I do wish they were available for phone conversations as it would help eliminate so much back and forth and even raise some of these negative reviews. Upon moving in, there was ample things that were missed. Typically when it comes to renting once you find one thing you start looking for other things. There was ample cleaning issues, maintenance items and a pest issue. I filled out a maintenance request for these items to be taken care of and they took full accountability and were right on top of making things right. I feel confident that when a new issue arises they will take care of it promptly. I understand what it takes to make sure to get your deposit back as I have ample experience as a previous maintenance manager for a large property management company and I completed all the move out walks and was responsible for what people were charged for. Because I have owned multiple homes and for them to take accountability and swift actions during my move in. When I buy my next rental property, Chinook will definitely be an option for me to use to manage my properties. Thank you for being prompt. Edit 7/19/2023: The home that we moved into was very nice. And the beginning experience was rough as you can read above. I was hopeful they would turn around. However, paying $2,400 a month with poor service from landscapers, their third party maintenance team not communicating what work is being done or when they are leaving the house, they don't lock doors behind them after being finished, not cleaning up after a maintenance work order, and for them to take 3 months to complete maintenance work orders and still not even completed is absurd. I understand that they must get approval from the owners of the home for work orders to be approved. But, the huge lack of communication the Chinook Team provides to the tenant needs drastic improvement. Chinook team says one thing is approved and this is what is being done, and then the third party maintenance team says something different. Yard Care is provided in our lease and landscapers are here bi-weekly, and they still fail to clean up leaves, trim shrubs, etc. Today I had to mow the lawn, after landscapers were here yesterday because the landscapers missed strips in the grass. I should not as a tenant have to take care of the landscape if yard care is provided and in the lease. It is the owners responsibility when they rent a home out, to have it functional. Since being in this home, which appears newly remodeled, we have put in about 20 items that needed to be addressed. And it seems like they will do a little bit of work, but refuse to do anymore work until the next months rent is paid. Update: 6/13/24 Out of the year that we rented through them, they were never available by phone call. Strictly only email. Constantly received conflicting information. And the day we returned keys I asked for a move out walk. They declined. I asked why? The response was, “because we never have.” Which isn’t a good response. I then stated that it seems as if Chinook lacks transparency with the tenants and doesn’t care to have transparency. They tried to deny that the home (127 Knoop Lane) that we lived in was not dirty when we moved in. I told them that photos don’t lie. They had cleaners come back, but we were already occupying the home and they missed a bunch of cleaning items. Once I get my deposit back I will be writing another update. I would stay far away from this place. Management is rude and lacks professionalism and transparency.

Experiencia negativa: Horrible rental company. I moved into a place with very old carpet. My neighbors in the condo next to me said the carpet was what was put in when the place was built in 1985. It was old. Upon move out i cleaned it from ceiling to floor and left the carpet better then when i moved in as i had removed the stains. They charged me 1000.00 to replace the carpet AND on top of that kept my deposit. They also increased rent on me as often as they could. Most of the girls in the office were snooty and rude for no reason as well. Never again.

Experiencia fantástica: Recommended by a friend with experience, we found that Chinook is everything and more a property owner needs from their management company. Communication? Rapid, detail oriented, concise and personable. Problem solving? They're on it. Accounting? Their monthly and year end statements are professional. Our accountant loves it. We were new to the landlord game. Painfully naive. They were golden. When we were getting the inspector’s report at a second property we were thinking about purchasing, they drove out at our request and gave us their opinion on its rentability. It was a tremendous help. Our friend said, “A good property manager makes your life a breeze.” Our rental owner's life is breezy. Also, Chinook is no faceless mega company. They are a modest sized local outfit. Bethany, Sam, Greg and Winter work it as a smoothly running machine. Many thanks.

Experiencia negativa: This is the worst rental property company I’ve ever interacted with in my 10+ years of rental history. We rented from them for two years and they performed 5 inspections on our house during that time. It felt very invasive and I always felt like I was being watched. I was also made aware that the property owner lived a few blocks away and would drive by the house to check on it periodically. We got notices when our schedules would get busy and the grass got too long. We had a pipe burst because the property company used plastic outdoor spigots and they cracked in the sun. I busted my behind for two days to make sure the house was clean when we moved out and still got slammed with a $230 cleaning fee for cobwebs. I’m sorry, but I know those cobwebs appeared after we moved because it’s a country house near the river and they practically appear overnight during the summer months. They just nickel and dime you and act like they have a right to come into your home whenever they choose. I will never rent from them again, nor would I ever suggest them as a property management company to anyone else in Eugene. The rent might be cheap, but steer clear!

Experiencia negativa: They are untrustworthy, they do not respect their agreements, they do not respect the law, and if this company closed tomorrow Eugene would be so much better than it is today. In my opinion they constantly broke the law by entering the property without or outside of stated 24-hour entry notice, none of which were anywhere near emergency situations. They harassed me with attempts at eviction which were based things they wanted me to do to the grounds which they themselves hadn't done when I had moved in. When I left, they kept close to 65% of my $2,500 deposit due to claimed breakage of things such as light fixtures which were not broken. They also claimed that some light sweeping took close to 15 hours to complete through the "professional" cleaning service they hired. Further, I couldn't even speak to anyone over the phone until about 1.5 months before I moved out and once I did, I kept getting conflicting information about issues and move out procedures and the staff was downright spiteful. Early during my lease they tried to evict me for having a service animal by texting me late at night and only backed down when I told them that I wasn't scared of them and would be happy to take them to court over this attempt to violate federal law. This company has perfected the art of being bad landlords who are more interested in raking in the dough while doing the least possible to ensure the space is properly maintained as the lease and law require. I know they've responded to other folks here, I've been in touch with some of those so I wouldn't be surprised if they respond to this review with even more lies.

Experiencia fantástica: As the owner of rental properties I sleep more soundly knowing that Chinook is managing my investment. They keep current on landlord / tenant law so that I don't have to. They give me good recommendations about fair market value based on current trends in the rental market. They are good about touring properties and staying on top of maintenance. They are extremely professional and fair to their tenants, which is also important to me. In short, there is no one else that I would trust to manage my rentals more than I trust Sam and his team at Chinook Properties.

Experiencia negativa: Chinook is proving to be a terrible company for our community. Their income requirements are so sky high they make it impossible for hardworking local people to get a place, even on a shared lease. These kinds of policies actively contribute to homelessness in the area, as many rentals that should be accessible aren't. If you're coming from out of town please be aware of how requirements by rental companies compare to the local wage and help support the local community by not renting from them. Thank you!

Experiencia negativa: Be careful and read all recent reviews of Chinook before giving them your non refundable $40 app fee. They recently changed their income requirement so that instead of the total household income, they expect each person on the lease to make ×3 the rent FOR THE WHOLE HOUSE. No matter how many people are on the lease. They literally won't accept you without a cosigner unless you and your roommates each make 7k or more per month, and the cosigners would need to prove that much too. Absolutely crazy, people are homeless trying to get homes right now and they won't let normal people with good rental history and credit scores find a place. It's messed up. And on top of that they say that they have had bad experiences where tenants leave the house without notice or without paying but that what a security deposit is meant to be. Its one thing to make policies to secure the money and be safe. Its whole another thing to make policies where people pay administration fee and put effort to arrange all paperwork only to get rejected. Controlling many of the houses, these policies will soon create more homelessness in the town.

Experiencia negativa: I have never in my life heard of my such thing that normal working people had to all make 7k a month have a co signer there is no way the average single person could afford such rent with out roommates some rental properties would take 3-4 tentates. 40.00 Deposits are not given back even when nothing was ran. I have friends and loved ones who have been forced to be homeless because of how poorly this company runs it's business. I pay less in my mortgage. I understand that prices have to go up but to make it more than less affordable. My heart hurts for the average income. Not everyone has people in their life to consign either but if their credit and rental history is above average and make rent on time. No one should be force out of their home or unable to find a place to live.

Experiencia negativa: This place is absolutely horrible to local residents and wildly unfair. They make it to where it's basically impossible for those that are not rich UofO kids to rent from them. That's so many properties in the area that are unavailable to regular residents, that aren't just visiting college students that come and go and provide almost nothing to the town/state. They are actively apart of the problem when it comes to homelessness in the area.

Experiencia negativa: From stories of student friends trying to find housing in Eugene when there's a shortage it's audacious to ask that each person on a lease make ×3 rent for the entire household. The option of having a cosigner isn't viable for all students either. That combined with low customer service standards isn't a good look.

Experiencia negativa: Chinook has changed their policy to only cater to wealthy tenants. If you want to live with roomates they expect you to make 3x the rent of the entire house, not the rent you'll be paying. So even though the room in the 4 bedroom costs you $700, and you have a 800 credit score and bring in 6k a month, unless you make 3x all your roomates rooms also (around $8,400 a month) tough luck.

Experiencia negativa: Ive been checking property Management websites quite frequently, several times a day. As soon as I saw a home pop up on Chinook properties I went for it. It was the perfect home for my family we met all the criteria. We filled out the application and paid the fees. I tried to call but the voicemail informed the callers that they do not check their voicemails and if you leave one they will not call you back. They only reply by email. I sent an email letting the property manager know that we filled out the application and paid the fees, I wanted to know about where we were in line. The next night, instead of getting a phone call, I got an email saying that because my application was "incomplete" and we didnt meet the income requirements, we were denied.. the rent on this property was $1,850 and you have to make three times the rent. Between my husband and I we make about $7,000 a month. That is more than three times the rent. Also because our previous landlord of 10 Years only has a phone number, no email (he is an older gentleman) our application was deemed incomplete. And I was informed they would be keeping our application fees. My question is if you saw that the application was "incomplete" why would you go through with everything else and keep our money? I feel scammed. ***UPDATE!! I see the owner replied to my review, and I appreciate that. BUT... As soon as I got the email that my application was "Incomplete" I immediately resent over my and my husband's income verification, again equaling close to $7,000. And explaining that my previous landlord does NOT have an email account, and provided again his phone number.. I also Saw that the property was removed from the website. And my application fee Was taken and not returned.

Update: In looking more closely, Lisa applied after hours on Tuesday and got an email that night saying that her application was incomplete and could not be placed in line until complete. The email from us did not say that she was denied. Lisa left a 1 star review the next day before sending us the information that we had requested. Lisa is still possibly a contender for the property that she applied for but getting her application completed is the only way to increase her chances.

We are sorry Lisa that you did not have a good experience. The market is moving very fast and we get multiple apps on every listing . This can result in many individual applications to sort through for each out of the many homes that we have available. To be fair to everyone, we place completed applications in line in the order that they are received in a complete form. To rely on phone calls to chase incomplete applications is not practical. Email works, is very efficient and can be sent with documentation day or night.
In reviewing the record, we see that you were given the opportunity to provide the additional information/income verification that was needed to complete your application. Only when the information was not received was your application cancelled. When filling out your application you acknowledged being aware of the policy that your application would have to be complete before being placed in line. We make sure that each applicant knows and acknowledges this on their application form before they pay their application fee. That is the polar opposite of a scam. Application fees are used for an outside agency to screen for credit and background checks. With this background check done, it is ready to join with the other materials that you provide to make an application complete.

It is important to note that Chinook Properties keeps completed applications on file for six months, (no additional app fees are required), and they can be quickly placed on an available property as soon as it becomes available. Sometimes it takes moving to a second or third property to make a match. We realize that the process of renting and getting screened can be difficult, and we do our best to provide the information up front that is necessary for success. We would still be happy to rent to you once you have a completed application in place. Please refer to the email that we had sent you for what is needed to make your application complete.

Experiencia fantástica: I rented from Chinook for 5 years and just purchased a home. I wanted to share my experience. I always found the staff to be responsive and address all of my issues. I've read some bad reviews for them, and I think that some situations are doomed to fail. It's not a reflection on the staff of the property management company. You sign an agreement, and both parties exist under the guidelines of that agreement. They were always extremely fair.

Experiencia negativa: This company makes promises they don't keep. They look for ways to cheat you out of your security deposit refund. When you call them, you get an answering machine that tells you that everyone is working from home due to Covid and that you need to leave a message. I emailed them about a charge for "chimney cleaning and inspection" for $95. I NEVER USED THE FIREPLACE IN THE TWO YEARS I RENTED THE DUPLEX. When I wrote to them about the charge, showing photographs of the decorative lighting faux fireplace I had put in there, a unit I have owned and used for over 5 years, they have completely ignored my email. I have gotten no response from them. As for unfulfilled promises. Not long after I moved in and complaining about the drafty windows with broken screens, they first told me that they do no repair the screens, that it would be up to me to do. So, I used duct tape to seal them. A few weeks later I received a call from their maintenance coordinator who informed me that someone would be out within a week or two to measure the windows, since the owner had decided to replace them. (These windows are aluminum and are not well sealed). No one ever came to measure and two years later, the windows were not replaced. When the fires were raging in the summer of 2020, the smoke from outside the unit would seep in through the living room windows. It became so unlivable that everyone who lived in our unit had to leave town for two weeks. Despite creating my own filtering system to clean the air inside the unit, boiling water to create moisture, the smoke kept seeping in, even after putting duct tape on the worst of the windows. I did not bother to contact them yet again about the window issue because they did not care enough to follow through with replacing them. Because of these drafty windows, the heating bill, including water, sewer, and storm drainage during the winter months, from November through February, were consistently close to $500 a month FOR A TWO BEDROOM ONE BATH UNIT. The pictures below show how after two days of using this make shift filter the smoke in the air was entering the home through the drafty windows. I would probably not have posted this review here if it weren't for them keeping $300 of the security deposit and charging me for the ridiculous CHIMNEY cleaning and inspection fee of $95. If you are considering renting a unit from this company, you seriously consider working with a different company. Just look at all the negative reviews they have received.

Experiencia fantástica: I am in a unique position with Chinook Properties. I have been both a renter through Chinook and a property owner. They had been my property manager for 15 years for a studio attached to our home and also,at times, for the main part of our home. We also own a duplex that they have manged for 7 years. In 2013 we moved to Southern California to explore and consider a permanent move there. We decided to return to Eugene and since we had rented our house out for a year we were in the position of needing to rent for 9 months. Things worked fine for us while we were out of our property-both as renters and owners. We had left fairly suddenly to SoCal and couldn't get our house up to snuff before leaving. There were several things that needed to be taken care of for our renters and the property manager handled everything to their satisfaction. I have always found that to be the case with Chinook. They have acted promptly to my requests as well as to those of the renter's. Their contractors and handymen have done good work and at rates that were often below expectations. Turnover has been low which tells me that the renters are satisfied. That's ideal for me as an owner as well. I am out of the state now and continue to depend on them.

This company relies heavily on the website and doesn't have the personal presence I've seen at other property management places where I've applied. Unfortunately, I wasted money and time trying to begin the rental process for what could have been a very nice home for myself and my son. We are sorry that you had difficulties with the process. Finding a rental certainly presents hoops to jump through. The web is king and it's true that most applicants use the website to apply online and submit their materials, often after hours, as soon as the property is listed. As a result, they are often the ones that get the first completed application placed in line. When you apply, the application fee is spend on an outside vendor for a credit and background check. This step is then out of the way and prevents surprises late in the process. So, Graminations is correct that there are not refunds of application fees, but we state that clearly and prominently in the application information. Your application, once complete, is valid for six months with no other fees and can be placed quickly on a property that becomes available. It is not unusual for an applicant to rent a property other than the first one that they applied for. We understand the frustration that this hopping rental market causes, we hear it every day. We do our best to explain a complicated process in clear and simple terms, but unfortunately we are not able to provide a concierge type service.

Experiencia fantástica: Rented with Chinook for 5 years and was the best rental agency I’ve rented with this far. Lots of bad reviews, but I wonder what the reviews of the people leaving those reviews would be like. Chinook was super quick to repair issues. Take care of the house and pay your bills, not a singe issue. Whole deposit was returned. Just bought a house, but would rent from them over anyone else. Especially Bell.

Experiencia fantástica: I rented from them for three years. They were very easy to communicate with: fast responses on text and email. Anytime there was something wrong (like an outlet not working, problem with heating, muddy driveway, light fixture malfunction, stuck garbage disposal) they were very quick to get the problem taken care of EVERY TIME. The home I stay is beautiful and well taken care of. Chinook was easy about adding people/removing people from lease. Always clear and professional communication and never made any sneaky changes to lease. I hope to rent from them again in the future - best landlords any of my roommate's and I have ever had.

Experiencia negativa: FLEAS FLEAS FLEAS! HOMEOWNERS STAY AWAY! RENTERS STAY AWAY! We moved into the house over the summer and shortly after that all of us became covered in flea bites. They didn't believe us and refused to pay for it for an extended period of time. Finally, they got some guy over there and he destroyed are place with chemicals; it smelled for days afterwards. After having no idea where the flea's came from we ended up talking to the previous renters and they said the same thing happened to them! Apparently, it came from the homeowners dog! Chinook obviously knew this when we contacted them, but didn't tell us and tried to play it off like it was our fault. On top of this, I got our security deposit back at the end of the year and they had charged us for the extermination! On top of this, they came and fixed out sink which had not hot water, and it broke again a week later. No hot water in kitchen sink for most of the time we lived there. Also, most of the lights went out in all the rooms throughout the time we lived there. It was pretty annoying having to call them every couple of weeks to fix lights unless we want to pay for it ourselves. Oh and our house got robbed and they didn't do anything about it. Lost $1000s of dollars worth of stuff. They didn't worry about collecting our keys at the end of the lease, so someone could easily do the same to the next tenant. Overall, just a horrible horrible horrible company. STAY AWAY! HOMEOWNERS DON'T USE THIS SERVICE! RENTERS STAY AWAY!

Experiencia positiva: I am a senior citizen on social security. I have a job as well. I submitted my application and $40 and got a response that my social security could not be counted as income because "I cannot consider the screenshot you submitted for your SSI as verifiable income as it does not indicate the duration you will receive the funds, therefore we would also require the cosigner for income not meeting or exceeding 3x the monthly rent." I asked for clarification and got no response. I posted a review here, and the owner saw it and contacted me and apologized for the mistake, saying they usually require the benefits letter. I still don't understand the logic, as the original refusal was about the "duration" of how long I would get Social Security, which just about everyone in the U.S. knows never stops until you die. The owner gave me back my deposit.

Experiencia positiva: On the plus side - Repairs were done promptly. One plumber even came out on Christmas day when we had a pipe break. We got the majority of our deposit refunded to us when we moved out. On the negative side - Repairs were done as cheaply as possible or not at all if they could be avoided, which caused more frequent need for repairs. The pipe that broke over Christmas had been "repaired" multiple times before it finally broke. You can expect regular rent increases. Our last increase was $95. We also had yearly inspections, inside and out. Overall, we were treated fairly and they took care of the basic needs of the property.

Experiencia negativa: Spent 4.5 years in this house and my parents spend the 4.5 years prior to me. Both of us were evicted with 60 day no notices right at the 4.5 year mark. We were not squeaky wheel tenants, rarely requested service and ALWAYS paid rent on time, it's almost as if they don't want to keep good tenants. Both times the property was re-listed for more money instead of just raising the rent while we were still there (they just re-listed the property for $100 more than we were paying... ALL of that work to move out, find a new place, clean this place all for $100. We spent WAY more getting out than if they just would have asked us to pay more). This company is a joke, only gave 1/2 of my deposit back with very vague explanations as to why they took so much of the deposit. We spent a whole week making the house spotless (better than it was prior to moving in) and when I reached out for a more in-depth breakdown of what they spent the deposit money fixing, they went silent. DO NOT RENT from these people, they WILL uproot you in 4-5 years.

My house was broken into by a crazy stalking ex boyfriend thats a felon and I needed my locks changed so my things and I were safe. They never called me back or changed the locks. I was in the hospital and communicated with them about this and they still tried to evict me and take me to court. All of my things were out by the end of the month at midnight not even qualifying for eviction. I always paid my rent on time and was a good tenant. They had a lot of nerve to do all these horrible things to me. I was left to pay a lot of money in court costs because in the hospital and didnt come to court hearing. I told them all my stuff was out and key was dropped off. Truly evil people. NEVER RENT FROM THEM!!! Find a respected professional company instead you wont regret it.

Experiencia positiva: We rented from chinook property for 2 nearly 3 yrs. The staff was polite and friendly. At the time I was a stay at home mom homeschooling my kids. My husband was the only one working. They were polite in working with us throughout the application process. A month in to renting my husband lost his job and they were patient with us as he worked to find a new job. They were quick to respond to our maintenance requests. As is expected each adult and any on over 18 always has to fill out their own application and pay the processing fees. This is standard and the same no matter where you rent. As with all landlord companies they have some properties they own and other properties they manage for the owners. The property we rented was managed but not owned by chinook. And so we had to wait for the owners to respond to the landlord's request to be allowed to fix the problems we asked to be fixed. Fortunately the owner was a wonderful lady. Now our house was still under repairs when we moved in, but that was because the landlord was trying to get the house ready for us on our short time frame that we needed to move. And they scheduled times for them to finish the repairs they were doing after we had moved in. I had service pets for ky kids with autism, adhd, and other medical issues. They were great in helping me know what I needed to get from the doctors for our rental approval for our pets. They were great. We wished we had of found chinook Property Management when we first moved to eugene instead of Emeralds.

Experiencia negativa: Our initial experience renting with Chinook was alright, they got us into the place we wanted in a timely manner. The property was poorly maintained (i.e. Half of the lights dont function, the yard had been an obvious homeless camp, walls and floors hadn't been properly cleaned or maintained, and the fence was rotting.) But we are easy tenants, we never complained and always paid our rent on time. My 2 star review stems from the fact that their operations make it seem as though they do not want to KEEP tenants. After 2 years, we wanted to move into a different Chinook property because the current one we are in is in a heavy transient area and we are constantly dealing with people leaving needles in our yard, breaking into our vehicles, and stealing our outdoor belongings on top of the fact that the foundation is starting to sink. When we asked how to go about that process they stated their policy would require us to have a 2 week period where we would not have a place to stay, we would have to be moved out of our current home and wait for paperwork to process before we could be in a new unit. How does that make any sense?

They want each person over 18 to prove they can cover the costs on their own, even though a married couple will be renting. The person on the phone was very rude and refused to let me speak to the manager, claimed they were all in meetings. I was also told, that they don’t accept pets, even though I told her my sons dog is a service dog, registered and all. That is against the law. This is not how you run a business and get renters.

Experiencia negativa: My son and his fiance and two children just received a 30 day no cause eviction after roughly 5 months in a house , causing them to have to find another place ,not to mention this happened the very next month after a service animal was allowed . So I would imagine that they will also lose their deposit for cleaning . Which is not easy to come up with in one months time . The notice came hours after rent was paid for may rent. Kind of scandalous if you ask me. But for a college town this is the norm ,as they can probably get more rent from a student. I feel no-cause evictions should have to give a 60 day notice to better accommodate a proper relocation. Since it's a no-cause the property management should garentee a rental reference for another land lord and not be rude once the paperwork was delivered.

We asked about co-signers, and they said "we'll run your applications, and let you know if you'll need a co-signer." After several weeks I call to see how our application were coming, and a woman answers telling me that the house we applied for had been rented. She pulls our files, looks over them, and tells me that because we have no rental history we'll BOTH need a co-signer, no matter what property we apply for! I explain that it would have saved a lot of time had they told us this from the very start! Edit: A reply a year later! Seems about right. And full of the same attitude we experienced at your office. Now that's how you reply to a review! We explicitly mentioned that we were first time renters when we dropped off our application, and that was the answer we received from your office, which is why I felt compelled to write this review. Instead of trying to place blame, you could have simply apologized -- not for my 'difficulty navigating the application process' but for the poor customer service experience. Adjusted to a one star review.

If you have no rental history, as you say, then renting becomes more difficult and frustrating. These rules are in place at Chinook, (and every other property management company), because we have been hired by the owners of the properties to find qualified tenants. Our staff are very experienced and knowledgeable about the application procedures. If you talked to them first and told them you had no rental history, they would not have needed to "run" your application to let you know that you would need co-signers. This seems like a pretty clear red flag, seeing as the application fee is non-refundable and only valid for 6 months according to their application guidelines. Thats a pretty sketchy business practice for a company that claims to not rent sight unseen, and would certainly have been sufficient grounds for me to not rent from them, but probably not sufficient grounds for me to take time out of my day to review my experience on a public forum. But then the woman in the office took it upon herself to casually, without any prompting, remind my young-looking, college graduate girlfriend that they didn't allow co-signers for that property. On the surface, that sort of patronizing behavior is extremely disrespectful and has no place in a professional setting. However, given that we were looking to potentially rent a property from them, I don't feel comfortable paying someone a non-refundable application fee when I cannot be certain their screening process isn't as agist as their office staff presented itself.

Experiencia fantástica: I had my 30 day notice put in before having a move in date. I called Chinook in the last week I had to look for a home and asked if the property was available and verified I'd be first in line. I applied and got a response back in an hour. After it was all said and done (I had all of my information gathered to save time) they were able to help me find a home on short notice and that is a rare accommodation. I've had nothing short of a professional experience with this company.

Experiencia fantástica: So, I read all of these reviews prior to ever doing business with chinook property management. I was nervous because there are a ton of bad reviews! My family and I are moving from Utah to Eugene and have found a great home through Chinook. Here's how it went down: We applied online late at night. I made sure to submit every document that was required. First thing the following morning, our credit reports were pulled. We were then contacted very quickly and informed that we were second in line for the property. Seven days later we were contacted again letting us know that the people who were first in line did not complete the application process within seven days, and we were now first in line for the property. We were asked to submit a variety of documents, which I did in a timely manner. Because we live out of state, we waited for the application to be totally 100% approved before heading up for a showing. The gentleman who gave us the showing, Sam, was very polite and professional. We did note that the listing stated there were two bathrooms, when there were in fact three. We were delighted about this, but probably would've been really unhappy if there had been less bathrooms instead of more. That same morning we went and took a deposit to the Chinook office. Again, everyone was polite and professional. We move into our new Oregon home at the beginning of July and feel very good about working with Chinook. My impression is that these folks are quite busy managing properties. Most correspondence will be done via email. Leianne is thorough and to the point. Sometimes I think people misconstrue a "no nonsense" attitude as unfriendliness. She has answered all my questions extremely quickly and without "fluff", and she was very nice in person. It also seems very clear to me that they have a lot of guidelines regarding the application process. So as long as you are following the very clear instructions that they have laid out, there will be no problem. Don't call them asking if they got your application. When you do call their offices, the voicemail message is very clear about this. Probably they just can't deal with floods of phone calls when they have other tenants and properties to deal with. If you are first in line for a property you will know immediately and you will have a certain amount of time to follow through. I guess I understand how somebody could have a bad experience working with a property management company, again, because of all the rules and requirements. The people in the office have to work under these rules just like tenants do. So be understanding. If there is something that goes wrong with your application or something else negative happens, their hands might be tied as to what they could do and it's not their fault. Hopefully if that were the case, Chinook would at least provide some empathy and apologies that it didn't work out. I really don't know because everything has gone so smoothly in our situation. In my own work experience, I have found that a little customer service does go a long way, even if it is just to smooth out a situation that is gone badly. So it sounds like for some people reviewing, this would've done the trick. So that's my opinion. I plan to maintain updates of my experience because I worry that this place is getting a bad rep undeservedly. And if you're reading this because you're moving to Eugene, we will see you there…its of the greatest places on earth!!! At least....we hope so!

Experiencia fantástica: We came to Eugene to view a house through a different company and it was an AWFUL experience. On a whim we decided to stop by Chinook Properties and I am SO glad we did. The ladies in the office were so friendly, professional and helpful. It was truly the BEST experience in meeting with a property management company. I am beyond excited that we will be our property managers.

Experiencia negativa: Made it all the way through the application process, was told we were first in line for a place then instead of them spending the extra time to stay late they told us to go check out the house on our own with the current tenant. Then after two days of trying to get ahold of Leanne, she finally emailed me asking how she can help with some of my concerns. I asked about the bad ratings and reviews and what her company is doing to fix these issues. Well its been two days now with no response. This company does not care about you! They're just looking to collect.

Experiencia negativa: Soo incredibly unprofessional. This place needs to be closed it makes a bad name for Eugene Springfield area. We applied for a place online after calling several times over the course of 2 weekes...trying to communicate with a human at the office to no avail we didn't want to lose a opportunity on a house so applied. We have blemishes like everyone else we were calling to see if our blemishes could be worked with, you know explanation with proof of our circimstaces. Paid 40 per person 3 apps go in. They deny us. Yet no one calls us no one talks to us ever I have court paperwork to verify our situation and not one human talks to us? I have a co signer and a gaunter and no one talks to us. They stole our 120 dollars denied us 2 hours after paying. I had to drive down to Eugene and go to the office because 3 weeks no one picked up a call or called back...oh boy what a JOKE these women where so RUDE so rude she was pissed she had to do her job like pissed she had to get to go to another computer to look something up. The phone just rang and rang while I was there. This sloth of a staff couldn't be bothered snapping there "RULES" to me about phone calls and emails. I guess I got saved from doing business with POS place. I reported them to BBB seems I'm not the only one. I will be going farther in complaints to the appropriate bureau when I complete my move. This company is out to get app fees and turn overs they aren't in it for the community. It doesn't hurt to have customer service even if you couldn't help your freaking attitude makes you a douche! Ps I went with a better rated property management try fullhouse or northwoods so much nicer to work with at last they do their job and aren't thieves.

Experiencia negativa: They are incompetent and plain old mean. I should say I got my full deposit back from a previous rental, so the text to fallow isn't about being swindled. for example I spent 2 hours in their office trying to get a condition report to them, which was way more of a challenge then it ought to be and while there I over heard some of the most poisonous, judgmental talk from the staff about their clients. I couldn't discourage using their service more. they are difficult, mean and expect you to be grateful, when they are getting a sizable portion of the home owners revenue, your hard earned dollar.

Experiencia negativa: Unlike virtually all the other comments here ( based a one-time experience) as a tenant, I have suffered with Chinnook's piss-poor service and callous office staff for nearly SIX YEARS. (my out-of-town homeowner, finally citing Chinnook's "hands deep in her pockets" ) at last had enough and dumped them, earlier this week. My comments now address the most recent, but alas, typical, interaction with Chinnook, as a renter having had an urgent repair need. (plugged drain preventing use of my kitchen sink.) I first reported the problem ATTN: their maintenance person, Bethany, on a Thursday, through the maintenance portal on their website, as per their request, rather than by phoning in. I asked the matter be attended to Thurs afternoon (using their key, as I'd not be in) or Friday AM- when I would be at home. NO ACKNOWLEDGEMENT OR RESPONSE. I Called the office mid day on Friday, noting the upcoming weekend, and my urgency. NO ACKNOWLEDGMENT OR RESPONSE. On Saturday I called the "after hours" or urgent maintenence ("Jackie" - a volatile personality - ) and made the mistake of noting I'd already reported the problem as opposed to pretending it was a new issue. Upon hearing that the problem had ALREADY BEEN reported, Jackie REFUSED to do anything saying I'd be "contacted on Monday." (not done) ON Tuesday (5 days after first reporting the problem) I got an email from Chinoook advising me they were no longer handling this account! NO REFERENCE was made to the repair need. I'm 77 years old and I hope the reader would not wish THEIR grandpa (or anyone else) having to carry dirty dishes to the bathtub to wash - for up to FIVE DAYS! In the interests of my time, and space here, I don't detail any of the prior, maddeningly similar problems of NON RESPONSE and SLOW SERVICE, particularly on urgent needs. Here's the way it works at Chinnook: the office/maintenance staff are rude and non-communcative; don't follow through. When I've gotten pissed off enough to directly reach one of the two owners, I get sincere sounding apologies. But after awhile, Apologies "don't cut it!" The bottom line? THESE PEOPLE DON'T CARE! If I could report these people in a way to demand MORE ACCOUNTABLITY than just via a post like this, I would. Chinnook's got a lot of properties, so they'll get business anyway, despite poor reviews, but if you value your blood pressure and emotional wellness once yo've made that rental commitment; Don't buy in now, then get frustrated whenever you have a maintenence need: take YOUR business - elsewhere! PS:This local business does not deserve even the minimum one star. I'd give a "minus one" rating here, if I could!
