Experiencia fantástica: I rented a house from Metco in Springfield, OR and they have been super stars the whole way. I'm a disabled vet and I have a voucher for rent from Homes for Good. The people there know everything you need to know when dealing with that organization and everything went smooth as silk. Homes for Good did an inspection and a few of the outlets weren't grounded properly and the water heater had to be certified. The place passed inspection on the next visit. But check this out. I already paid the deposit and 1st months' rent. I went to move in, and I noticed the lawn had gotten pretty shaggy. I called and told them about it, and they sent someone out right away. They did a great job too. Not only that, the drain for the washer was clogged and they sent someone out for that right away too and now drains perfectly. I have had nothing but positive experiences with Metco and I would recommend them to anybody.

Experiencia negativa: My experience with Metco was very disappointing. The treatment was terrible, especially from Kim — she is far from professional and has a very unpleasant attitude. I hired a professional cleaning company, did pressure washing, and even paid for window cleaning to make sure the house was spotless. I left the property in much better condition than when I first rented it, and I have photos as proof. Despite all of this, they still deducted money for “cleaning,” which I consider a scam. It is clear they will try everything possible not to return your money. Renters should be very cautious with this company.

Experiencia negativa: I applied for a property to rent through Metco. It took over 2 weeks for them to process my application. The entire time they kept reassuring me that my application looked good and that I shouldn't see any reason to not get approved. They said that it just needed to get the final approval from manager. It set on the manager's desk for over a week. I had given all information asked for by the property management company. After waiting all of those weeks they then said I was denied. They kept changing the reason for my denial, One being that they had not received a reference from my current landlord. I contacted my current landlord and they stated that they had given me an excellent reference with flying colors. Metco also stated that I could not show proof of payment. . However, I provided copies of my bank statement the shows I had adequate amount of money to pay. I firmly believe that they were just looking for excuses to not rent to me for whatever reason. One of them being that I have an esa letter. They know they cannot deny me for that so I felt like they were making excuses. The last time I contacted them to ask if I could give any further proof, they were rude and not willing to accept any further information. I think they probably did me a favor. This company is very unprofessional and not great with communication. I would highly recommend to not rent from them.

We didn't think home ownership was in our future anytime soon, but Matt hooked us up with a Mortgage lender that made our dreams become a reality. He also worked closely with the homeowner working up a deal that was too good to be true, but it was! Original post: I’ve had Metco as my property manager at 2 different properties. They are super easy to work with, anything I’ve ever needed they’re prompt to take care of it. I moved out of one of the rentals and got most of my deposit back. When the time came 5 yrs later, we needed a new place and Metco was the first place I looked because of my previous experience. Like any property management company, they expect you to be a good tenet and follow your rental agreement. Pretty easy to do. Not all rental agreements are the same, depends on the property owner. For example, my last place through Metco no pets were allowed. My current rental with them they are allowed under certain guidelines and agreements. Kim and Tiffany, Matt and Josh and the crew all have been great to deal with! Give Metco a look if you’re searching for a property manager, a rental or even a realtor!

Experiencia negativa: Realtor was extremely frustrating to work with and provided terrible communication. Renting application rejected for highly vague reasoning. Honestly have no idea what the reasoning could be. Simply upsetting to go through this long process for nothing, would not recommend.

Haven’t needed to request maintenance on any part of the property but the process seems simple and clear.

Experiencia fantástica: Shockingly bad. Actively tried to hold up a townhome sale because the elderly owner wouldn't replace the front door (that we planned to replace upon buying and remodeling). They seem to be confused over who is the owner. Total lack of communication - you might be taking a shower and look up to see someone cleaning your window. Surprise! UPDATE: I am changing my previous one star review to five stars. If you read the above review, I was inappropriately blaming Metco when Metco was working at the direction of the HOA board. In hindsight, this was a huge red flag, and if I could go back in time, I would never have bought into the High Street Row homes. I would like to specifically thank our property manager for striving to do the right thing. She knows her job and understands how a condo and an HOA should operate. We thank you for your voice of reason in a bad situation we are happy not to be in anymore. Buyers beware!

We really appreciated this because the house and property were near perfect for the new renter. They really pay attention to detail, have excellent communication and really work in the best interests of both the owners and the tenants.

Experiencia fantástica: When my husband and I moved to Oregon back in 1982, we had three children at that time. In 1985 we had 2 more children and needed a bigger place to live. We were very low income and had no place to turn. A friend of ours set us up an appointment with a realtor who was very sympathetic to our situation and had a house for us to rent. We moved in December 14th, 1985 and lived there for 32 years. We raised all of our children, 3 of our grandchildren and I ran a daycare out of that house. In those 32 years we never had a problem with getting things repaired. Through the years, the name of this real estate company has had a few name changes but the people are still the same. Yes, I am talking about METCO. In 2019 it was time for my husband and I to move in with our son and his family. Needing a bigger house we went to see Kim. She was able to get us into a house by February 1, 2019. There are some things that need to taken care of with the property and it is taking some time. But it's not Metco's fault. They are dealing with the owners of the property. Metco is the property manager. If something needs to be done they have to go through the owners of the property. I have been very happy with Kim and everyone at METCO. They are always glad to see us, like family. I would recommend Metco to anyone. We love you Metco. The Taylor family

Metco has been our property manager for almost a year (I believe) now, and hands down the best one. They have actually taken the time to fix issues in our home that desperately needed to get done. They listened to our concerns we had about prior issues (which were never fixed by prior companies) They are always easy to get ahold of and so good at communicating with us when need be.

Experiencia fantástica: Edit after renting for 1 year- Metco has been wonderful to rent from. We had a few maintenance issues when first moving in and they were taken care of immediately. We even had a small issue on the weekend and it was dealt with immediately. Kim and everyone in the office has been friendly and helpful. And we still love our apartment! Would 100% recommend renting from Metco. This is my first time renting through Metco and so far every part of the process has been wonderful. After 11 years in our current home(a new owner with a new pm bought our complex to remodel and is removing all tenants)we had to find a new rental. We started out going through our old pm and looking at many other listings online. Everything we saw was either unclean, rundown or just too expensive for what you were getting. After a disappointing showing with our old pm for a unit(only having 3 pictures online should have clued us in)we saw a Metco sign on an apartment complex on our way home. We went onto their website and finally found affordable units with many pictures for each listing. The next day we drove by some units and they were all clean and well maintained. We put in an application that night. We got immediate communication from Metco via email and text, and that communication lasted through the whole process. Today we finally have a home that I can feel good about my family living in. Patti and Kim are the the friendliest and most helpful people I have ever come across in pm. While finishing up paperwork Kim sat and talked with me and you can tell she genuinely cares about tenants. I would 1000% recommend finding a home/rental from Metco.

Experiencia fantástica: We have had no problems renting from Metco. As long as you pay your rent on time and do the responsibilities you're supposed to do it's a great company. We moved in in the middle of a giant winter storm on the power was out. Yeah people come out for our light and our tub because there was issues with them due to the cold weather. I'm very thankful that they have been here for us when we needed them. They also contact us about a weather advisory that I might not have known about otherwise.

Rent rates are reasonable, properties are well maintained and responsiveness with any and all concerns or questions is unbeatable. They use an easy to navigate portal to make paying rent extremely easy, monthly upcoming rent due reminders, they also send notices regarding weather emergencies and recommendations (drip water and open lower cabinets when freezing) they have an after hours number for emergencies (flooded sink in the past from tree roots obstructing pipes), every interaction with staff I’ve received nothing less than top tier customer service Kim and Tiffany actually remember who renters are you’re never just a number. 10/10 recommendation from me :)

Experiencia negativa: Currently living in a place from them would not recommend they hired a roofing company and they did a terrible job and ruined my wife's plants then replaced them with completely different ones we didn't even have we have been out of power because of a flipped breaker multiple times and we don't have access to our breaker box when asked if we could get access I was refused until I brought up that I had a legal right to access my breaker box now no matter when I called I can't get through to Kim my calls are entirely ignored I have to bug a neighbor to get them to flip the breaker because we have no access the funny part is I had no intention to review this place until they sent an email asking me to so I hope they enjoy the truth

Why that is just plain sad in this world where plants are medicine and pets serve as family members. 1 star for your inability to allow a human a place to live who—heaven forbid —has a cat or dog as a companion as uses cannabis as medicine. Oh what a world we built with humans like you…..I will take my hard earned money elsewhere to trade for a place to sleep with my precious dogs and cat.

Experiencia negativa: Please be wary of this company. My experience with them was absolutely awful and they will do everything in their power to pay you nothing back for your security deposit. Firstly, we put in numerous maintenance requests that were ignored even if it was a possible safety issue. They didn’t tell us that our house was heated with gas, because they didn’t even KNOW. Our pipes were bad and our water pressure was terrible, they didn’t sent someone out for a month, and the water pressure was never fixed. Our water heater broke and property manager Kim advised us to take the panel off and manually reset it, but when a professional got there he told us that we shouldn’t have done that and that it was wildly unsafe and unprofessional for her to advise that we risk our safety like that. Our garbage disposal was left unfixed for almost 3 months despite numerous maintenance requests online and over the phone AND in person. The house was a creaky, debilitated and poorly renovated duplex, and they pretty much charged us for making repairs they should’ve made before we moved in. Kim was a hostile property manager, consistently talking down to us with an uninterested look on her face every time we brought up things that needed to be done on our house, and even got defensive when we confronted her about knowing so little about the property advertised!(I mean she knew NOTHING. not even what type of heating the house had, we’re in Oregon! That’s a pretty important thing to know.) the master bedroom looked as though it had been a garage before that was poorly renovated into a bedroom, the floorboards were uneven below the carpet, the room reeked of cat urine from the start. The second room had a gaping attic grew mold from the inside(only reason we didn’t notice this when on the tour is because we had no way to look in there.) and let cold air into the room due to poor insulation. The rooms NEVER got warm, I mean NEVER. They were ALWAYS cold due to super old vents that needed desperately to be cleaned but very clearly hadn’t in years.(we tried to clean them) overall this rental company is an unsafe pick. They do not have your comfort in mind and treat you as if you’re being difficult.

They were very upfront with what was wanted/needed prior to us accepting and signing the lease. Kim really stole my heart at our lease signing lol. She’s wonderful to work with and truly seems like she gives a damn unlike property managers I’ve dealt with before.

Experiencia negativa: Feeling thankful that I decided to not move into one of their rentals after reading the terrible reviews. We were accepted into a house and then asked to pay the deposit plus an additional deposit. It would have been a $4390 deposit, not to mention we had 48 hours to pay it and wouldn’t even be able to view the property until move in. Sounds sketchy to me. I have great rental history and job experience and a great credit score, my roommate even had a co signer ready as that’s what other normal property management companies ask for in case of any issue. Nothing was good enough. Don’t expect someone to fork up that much money without even seeing the property prior. Definitely a money hungry company.

Experiencia negativa: If I could give this company zero stars I would they didn’t work with my family at all and looked for a reason to deny us without the option of an additional security deposit or a co signer we have low credit not bad credit with 6 years of excellent renters history and never missed a rent payment we have a section 8 voucher property stated no animals and patty working front desk gave me issues about my ESA animals even tho I work with a license therapist since 2020 and have all the correct documentation long story short they ended up processing our application and denied us due to “not enough credit history for the last 5 years and not enough job history” mind you this isn’t in the criteria and this is the reason why I spent $70 in application fees because I knew for a fact that we would’ve been excepted I haven’t had problems with my other property managers except me so to say the least I am very disappointed and feel like My family was discriminated on because of our emotional support animals.

We were VERY meticulous in making sure we cleaned it spotless! And may I add, this family always kept their home clean to start with. They had routine visits from this management company and were always given a good review....until it came time to return their deposit that is!!!! They had approximately $1200 coming back to them from a deposit. Now while they didn't expect the full amount, they were only given $116!!! They were dinged for so many ridiculous things! I'm not sure how these people are able to sleep at night knowing they are so wrongfully doing this to people? Karma will catch up to them eventually! Just beware of METCO!

Experiencia negativa: We put down $1200 and got $100 back on our deposit. We kept the place cleaned. We lived there for only 3 years and we were VERY clean. A lot of stuff was already damaged and looked awful when moving in. I will not recommend our friends and family to this company. House cleaning fee $300? We went in there and cleaned very good for hours and they charged us for that. What a joke. They rented the place out two weeks after we moved out so wasn't much that needed to be done... Stay away from them. There are way better rental companies out there.

Their customer service and chain of command need some change as they treat people and potential tenants like garbage. They took so much of my time, money, and resources, all while we are still in the middle of a global pandemic as a society. After multiple times of me calling and texting and asking over and over again about a simple housing application we had filled out and submitted with all the correct paperwork, they DENIED us after having perfect rental history and having no issue whatsoever renting from anywhere else. Ever. They lied to me to my face and told me a previous landlord had negative things to say about me, but when I reached out to that said landlord, he had no idea what I was talking about! So more LIES from Metco. Do yourself a favor and do not even attempt to rent from them, as you can tell from the other NUMEROUS negative reviews here from tenants now and long ago, they simply do not care.

I wouldn't go with any other property management. They take care of your needs ASAP like pros. When Covid/Furlough came, they worked with us through our rent payment challenge. I highly recommend them!!

Experiencia negativa: This place was a complete disaster from day one. I moved into an apartment that was already falling apart, with visible mold that clearly hadn’t been taken seriously. It felt like they did the bare minimum to make it look “rent-ready,” but in reality it was unsafe and neglected. I lived there for almost four years, and for the first three years I had ZERO complaints—because I minded my business and took care of my place. The second new neighbors moved in, everything changed. Suddenly management started believing every ridiculous lie they made up about me without any proof. Instead of doing their job and actually investigating, they just ran with whatever story was told and treated me like I was the problem. What’s even worse is the insane expectations they started putting on me based on those lies. I was expected to basically live in silence, control every single movement in my home, and somehow stop normal day-to-day living just to keep neighbors happy who clearly had it out for me. They acted like I was supposed to prevent any sound at all—which is completely unrealistic, especially with kids. I was getting complaints and warnings over things that were either exaggerated or completely made up. It honestly felt like harassment at that point. Maintenance was a joke. I put in request after request for things that were broken or unsafe, and nothing ever got properly fixed. Then during inspections, I got written up for the SAME issues I had already reported to them. So not only did they ignore repairs, but they turned around and blamed me for their own negligence. That’s beyond unprofessional—it’s straight-up backwards. The noise complaints were ridiculous. My kids were being kids—nothing extreme, nothing out of the ordinary—and I was still treated like I was causing problems. On top of that, my downstairs neighbors were incredibly disrespectful and showed zero understanding for my child, who is nonverbal and autistic. Instead of having any compassion, I was told to “figure it out” and somehow make her stop. That kind of response is not just insensitive, it’s cruel and ignorant. Management allowed all of this to continue. No fairness, no support, no accountability—just constant pressure, blame, and unrealistic demands placed on me while they ignored real issues in the apartment. I would NEVER recommend Metco to anyone—for renting, buying, or anything. This company is careless, hypocritical, not family-friendly, and completely unprofessional. If you value your peace, your safety, and being treated like a human being, stay far away from this place .

Experiencia positiva: While with Metco they were extremely honest and up front about all services, they said that the cleaning fees would be charged even if we cleaned before leaving. Still the prices were more then expected, so I wanted to post the amount. While it could be standard and fair, I want other people to be prepared for these types of fees. We lived in a two bed room apartment and the fees seem more equal to a house, but that could be minimum fees. For the most part they were kind and I have no other real complaints, that's why its still four stars.

Experiencia fantástica: I just recently rented from Metco for two years and it's been an almost perfect rental experience. Each piece of the process and flow was easily communicated and painless. The service requests I made through my rental experience were answered immediately and the repairs done promptly. The website was a fantastic tool as I paid rent there, requested repairs and even gave notice there. I feel like Kim took care of me and my living situation just as I prefer to be treated, which is with dignity, good communication and respect. Thank you Kim, Thank you Metco!

Experiencia fantástica: Had live at one of their apartments for about 5 years. The people where amazing always came promptly when I needed something fixed. Never had issues with the tenants and was quiet for the most part. Honestly I think I was the one that was loud my son is autistic and would get loud at time. Everyone was very respectful toward us and understood. Had to move do to school but will come back when done. I totally recommended them to my friends.

The property management staff was so pleasant and made our move-in so smooth and easy after driving 15 hours. We have called a couple of times for maintenance to the property and had a quick turn around with our requests and that is very important to us. Our duplex was clean and everything was updated with new carpet and paint. We are very pleased with Metco Property Management and would recommend them VERY highly.

She was so kind as a rental manager there, so thought it would be nice to work with her as our realitor. The company has a rental department and realtor department. She has stuck by our sides the whole way, even through all the bumpy roads. She was available 7 days a week for any questions, concerns or updates needed. We now are in escrow for our new home. Would recommend her and Metco for your next home purchase or rental.

Experiencia fantástica: Hello Internets. I've lived here with metco almost two years and have nothing but good things to say about them. 1. When I first rented from them, the process to set up was easy, and they were all kind and considerate. It went smoothly with no issues whatsoever. 2. The apartment was clean and they even put in new carpet. 3. Since then, I've only had a few interactions with the property manager, all through text. One for a garbage disposal replacement and another for a shower head issue. Both times the property manager got someone over that day or the next to fix the issue and it was nearly effortless on my part. 4. All in all this will be my fourth place I've rented from and I'd absolutely recommend them to anyone. Certainly no issues from me.
