Experiencia fantástica: I have rented from a few property management companies over the years and Trio has definitely been the best. They respond quickly to maintenance issues, and if there is any problems with work done by a contractor, they don't argue, they get it fixed. They genuinely seem to care about their properties. For context we had a company leave a mess behind and Trio reached out to them and had the issue rectified quickly. The app they use makes reporting maintenance issues a breeze. Cohen has done our last two yearly inspections and he's been very polite and helpful each time. If I had to say there was any area to improve on it would probably just be email responses can sometimes take some extra time if it's a non urgent inquiry, but overall very pleased with Trio from a tenant perspective.

Experiencia fantástica: We dealt with Tom at Trio recently when considering turning out house into a rental. (Trio had come highly recommended to us.) Experiencia fantástica: Trio Property Management has done an excellent job for me since purchasing a rental property in 2008. I do not live in the state, so having good management is of utmost importance. Trio not only found the property for me, but fixed it up and has managed it since, all while I am elsewhere. They are very proactive with maintenance, find good tenants, and provide communications and documentation in a timely manner. I have had experiences with other property managers, and I can say that Trio shines by comparison. It is why I am in the process of selling a property elsewhere that another company manages, and purchasing one that Trio will manage. I highly recommend Trio.

Experiencia fantástica: I have had rentals in Eugene for 45 years, the last 35 as an out of area owner and last 20 as an out of state owner. After several years of declining service from property management companies, I needed to make a change last year. Experiencia fantástica: I have just started with Trio Property and so far going well. If it continues I will be placing my other properties with them. Unfortunately Eugene has made it very difficult with so many added rules. A small time owner just can’t rent on their own any more. I get it there are slumlords out there and I have never been that but the city wants to punish anyway.

Experiencia positiva: Have had very good experiences with them all around. Maintenance has been so awesome at taking care of what i put a request in for! Today Davis and Grant helped replace something that was a necessity and they were in and out no problem and were respectful and had the best inside voices while my toddler napped on the couch and was never woken. Experiencia negativa: Attempted to rent a property and had very minimal communication back....NEVER ANSWERS THE PHONE, was declined even though I make over a 100k a year and have incredible rental history, 700+ credit score, and the list goes on.

Experiencia negativa: Trio Property did a poor job addressing maintenance issues, and then took my entire deposit on a house that was falling apart, and which I left in a better state than I found it. The small house I rented for 2 years had a mold issue. My neighbor informed me that the house's interior was filled with mold EVERYWHERE when the kitchen was being renovated. I assumed remediation had been done until fungi started growing out from the edge of the walls/shower pan. Ceiling panels were coming off, and most of the windows were falling apart and inoperable. While the kitchen had been renovated, the rest of the house was in a poor state, but I needed a place to live, it had a nice yard and was in a safe neighborhood. Because their maintenance person came and didn't really address any of my concerns, and I had to take off time from work to meet them, I re-caulked the shower and repainted the bathroom myself with mold-resistant paint. I have always gotten my entire deposit back from rental properties I've resided in. I live lightly and take care of my space, but Trio nearly kept my entire deposit, and the move-out inspection pointed to all the aforementioned, pre-existing issues as if I caused them (I did not). I kept the yard tidy and moved out during winter, and they charged me $850 for 'yard rehabilitation'. I drove by the property after and saw they cut down an oak tree next to the house, so I'm guessing they charged me for the removal of a tree that was there when I moved in. Their 'itemized' list of deductions wasn't legit, in that it didn't actually itemize any of the specific charges, just a list of random things and total amounts. I didn't have the energy or motivation to appeal their ludicrous security deposit charges, but I hope to spare someone else the frustrating hassle. I'm pretty sure all the outstanding reviews for Trio are fake. Search 'Trio' on reddit and you will see what Eugene really thinks.

Experiencia negativa: I rented a Trio Property Management for 10 years and, maintained the property, and even went above and beyond to care for the community in other units. Despite this, they wrongfully withheld my deposit and charged me for unreasonable "repairs." The charges included wall repairs and paint, even though any minor holes were properly spackled. When I requested an itemized breakdown of the painting costs (which, by Oregon law, they cannot charge for after 5 years), they refused to provide details. It’s clear they were trying to squeeze extra money out or not return any of the deposit. Other neighbors that left had the same experience. To make matters worse, after I disputed the charges, they sent me to a debt collector without proper justification. The lack of transparency is appalling, and I’m now seeking legal advice. Looking at other reviews (Yelp and Google), I’m not the only one who’s been treated unfairly. Many complaints mention hidden fees, poor communication, and shady deposit practices. I wouldn’t be surprised if some of these positive reviews are fake. If you rent from Trio, document everything and be prepared to fight for your rights. This company does not respect long-term tenants and will try to take advantage of you. Avoid at all costs.

Thank you for your feedback. We’re truly sorry to hear that your experience ended on a frustrating note, especially after such a long tenancy. We always aim to treat all residents fairly and in accordance with Oregon rental laws. Deposit deductions are based on documented move-out conditions, but we understand that concerns about charges can be upsetting.
Unfortunately, photos are not allowed to be posted here to show the condition of the property upon move-out. It was definitely not how the property was received. We have consulted attorneys that specialize in Landlord Tenant Law and they have indicated that there are no such laws regarding 5 years for limiting charges and your claims are incorrect. Searching the internet may return incorrect information. Additionally, the lack of logic there would be that after 5 years a tenant can destroy a property and devalue it without concern. At that point in time the owner would likely divest of the property and thus the rental pool would be even smaller. Should you find a law indicating differently, we would be happy to review it.
We encourage tenants to leave properties in general how they found them. We do have tenants that receive full deposits back and/or minimal charges to them. It is based on how the property is left. We do understand and sympathise that pricing for repairs has increased a lot in the last few years and do our best to minimize those costs. In your case, the billing was actually smaller than it could have been. Please keep in mind that all property managers are required legally to represent their clients. We are not picking on you and look forward to your payment to settle your account.

Experiencia negativa: . Yesterday I put a work order in to have a dead animal removed from underneath my porch because the smell had flies swarming everywhere. Well someone came pulled it out from underneath and left the dead body on the side of my house next to my window. Now all day there have been vultures eating at it , more flies. It’s just gross and disturbing. I haven’t been renting from trio for long and in eugene housing options are limited so whatever. Aside from them never resolving problems on the phone and taking forever to process our application, I’m just annoyed.

Experiencia negativa: I applied for a rental property. Cost me $75 to apply ($60 pet screenings for two cats plus $15 application fee). I called three times, emailed three times, and received no response. Eventually, three weeks later, I received notification in the mail that my application was denied due to my co-applicant being denied and the property being rented to someone else. It felt like a scam due to zero communication and the inability to speak to anyone on the phone. I will never attempt to rent a property through this company again.

Experiencia negativa: Their system is mostly automated. They will make you pay a Pet screening cost as well as an application fee before even considered for a place. We paid almost $100 for this process. We have not heard from anybody regarding acceptance or denial. We have made several calls to follow up with nothing still. We feel like we got scammed.

We are sorry you feel scammed. There is a cost to screening applications, especially to do a thorough job. The fee is paid when an applicant has chosen a property to apply for, read the screening criteria, and is ready to be screened. The criteria is located on Trio’s website here: https://www.triopm.com/screening-criteria. If someone is not screened, they are not charged. You are correct, to service inquiries, applicants, and showings, Trio has added automations to part of our property management processes to make the processes more readily available. This allows for properties to be shown quickly and applications can be turned in 24/7 which has turned out to be beneficial for applicants when applying. Most people find these automations a convenience. Additionally, we have always had a live person to assist applicants during our business hours. That person can be found by calling in and pressing option 3. He is very helpful! It appears you and/or your co-applicant used all of the services Trio Property Management Inc. employs that are helpful to the process, including talking with staff. Our records show that both applicants opened multiple emails from Trio. Your co-applicant mostly talked with the Trio team, and a letter was mailed to you both regarding your application results. Should you not have received the letter, we would be happy to mail it again. You can call 541.434.1900 and push 3 to make that request.

Experiencia fantástica: If there were a 6 star rating, Trio PM would get a 6+ in my book. They are a night & day difference compared to my previous PM. Such professionalism, knowledgeable, state of the art technology, attention to detail, thorough in every aspect, not to mention personable, patient, understanding & compassionate. Jason & Thomas are awesome! I highly recommend them for management of rental properties. It has been 2 years now since I turned my rentals over to Trio Property Management and they still remain in 5+ star standing with me. Experiencia negativa: Diego was the most informative person I’ve ever had the chance to work with in renting a home. He let me know the steps in detail, and was kind to me and the other people who wanted the same property. I had to go through screening twice(due to the screening company), and had to be put in the back of the line, but he was fair in business. I respect that and the productiveness in the steps to get my family and I in. I’m very impressed with the quality of the properties, and how thorough the paperwork is. EDIT: They’re so amazing getting you in, but once you’re in you’ll be charged with almost anything they can charge you with. Or just ignored until you tell them you’ll just hire someone yourself. I’ve been asking for almost a year now for a mold test because of my family being sick over and over. Finally got one a test, was charged fully for half of a test. My husband getting bronchitis and pneumonia, while my children and I get upper respiratory infections. After two nights of finally sleeping in my room(because I was told there’s no mold) with my newborn, my newborn now has a respiratory infection. While I was pregnant, we were without water for more than a month, costing us over $300 in water bottles/water jugs, and random people going through the property without anyone letting us know. The dishwasher being old enough for the motor to stop working, them not even making that motor anymore, and the dishwasher leaking and warping the poorly installed flooring. Oh. Can’t forget the how often the breaker flips even just having one thing plugged in. I thought this was going to be an amazing place to live and all I’ve been doing is reporting things that are out of my control over and over again. It’s exhausting. I can’t wait to leave.

Experiencia fantástica: UPDATE September 2024: It’s been 2 years since I wrote the review below. Trio has been managing my property for 5 years now and I have no complaints. I continue to appreciate that they communicate just right - not too much and not too little. Thank you Trio for maintaining the equity of my retirement nest egg. As a property owner, I am very impressed with Trio’s services. Communication is important to me and Tom’s willingness and ability to quickly respond to phone calls and e-mails is refreshing. Most importantly, my property was occupied with a new tenant within 3 WEEKS of the former tenant’s move out!

Experiencia fantástica: I’d never contracted with a property management company when I reached out to Trio. I just needed someone to take over my parents’ rentals, and fast. A family friend referred me to Trio, based on familiarity with Trio’s owner, Jason, via the Lane County Rental Owners Association. The LCROA has some useful advice for owner-members considering property managers, and some cautionary tales. I figured, "Its just a one-year contract. I can always change in the future," though I really wanted a management partner for the long term. I’m pleased to say that Trio has proven itself a long-term partner. After 18 months, I can safely say that they are a great group. Their monthly accounting is clear and comprehensive. Their communication about tenants and repairs is prompt and detailed without being overwhelming. They have been solid through two insurance claims. If I had to name a complaint, because nothing is perfect, I’d say that they seem to be experiencing normal growing pains of a successful small business. To add staff they have to take on new properties first, which can be a tricky balance. I’m fine with that, given the amount of headache they’re absorbing on my behalf. Go with Trio. PS - Trio deserves an extra star for handling one of my parents, the properties’ prior manager, with grace. The parent has become quite confused lately, sometimes forgetting past conversations and understandings. Trio has always looped me in when this happens, and never lost patience, even though they are very busy people. I chalk that up to Jason’s prior careers, and share it as proof of genuinely caring. What more could you ask for in a property manager?

Experiencia fantástica: Diego from Trio has been super helpful as we have gone through the application process for a rental we are really excited about! He helped us navigate the website and set up a same-day property viewing, and helped us apply for the property we wanted ASAP. We also had a mistake in our application that caused some issues with the screening process, but Diego was able to help us fix that as well! Throughout the application process, I always felt that we were working with kind, reasonable, and responsive people at Trio, which certainly can't be said of some other property management companies we've applied to. Couldn't be more pleased as a renter to be moving into a Trio property!

Experiencia fantástica: We’ve been renting from Trio for less than one year, but couldn’t be happier with our experience. This is the first time we’ve dealt with a property management company and I was concerned that it might be more difficult. We have been very pleasantly surprised. Whether we’ve needed maintenance or simply had a question, Misty has been very responsive, professional and friendly. She responds quickly and, if she doesn’t have an immediate answer, you can bet she’ll get back to you as quickly as possible. She has even gotten back to me after office hours so I didn’t have to wait until the next day to solve a problem. Misty is a great representative for Trio and clearly wants to provide top notch customer service and, in my experience, that’s exactly what she does!

Experiencia negativa: Scheduled a showing for an apartment I was interested. When I got there, the code was apparently "no longer valid" and they didn't answer their phones when called. I was really excited about seeing the place, but left disappointed. When I checked online later that night, the listing was no longer there. They didn't even bother to inform me that they had already rented it out prior to the showing, so they wasted my time and money going out there.

Experiencia fantástica: I recently worked with Diego to rent a property through Trio. Diego was amazing and beyond patient with my partner and I throughout the rental/background check process. He answered all of our many, many, many questions and always kept us in the loop. We had an issue with our rental application and Diego was kind enough to let us fix the issue in order to get into the property we were interested in. Since moving into the property we were approved for, there have been several people who have reached out to us and made sure everything is in order and that the transition has been smooth. I HIGHLY recommend working with Trio, as they will treat you like a human versus a number, which is hard to find these days! And if you are fortunate enough to work with Diego, consider yourself lucky!

I think they are just collecting application fees(to be honest) My husband is a disabled Veteran and all of their reasoning, that we didn't meet their standards to be a tenant, was completely incorrect!!!! They didn't even run our applications together(the first time) so much back and forth and just very messy. They wasted our time, money and hope that we could possibly get into a home to rent. Save yourself the stress and go through some place, else.

Experiencia negativa: Trio took our deposit and the line items were for things we paid out of our own pocket to do for the most part. They also drove by and told us our lawn that was mostly moss was too high. I'd mowed it the week before. Also told us we had to get rid of the boat we bought, which was in the rental agreement but Jesus. They also scheduled maintenance to come by a few times then they just never showed up. I've rented all over eugene and there are better and worse companies, but this one sucks...

This is a tough environment to manage residential rental properties right now and Trio did it wonderfully! Experiencia fantástica: Generally I do not like to post negative reviews however, since I am in the same industry, that being property management, I feel obliged to leave one. I submitted an application on 05/14 (Sunday) to be added onto an existing agreement. I called the following day mid afternoon since I did not receive a call from the management company to confirm they received. The woman I spoke to was kind and friendly, she let me know she did receive my application and it would take a few days to process. Again, I work in the same industry and generally screenings take between 48-72 hours. I waited until the 3rd day, no phone call, no update. I decided to give an extra day...still no update, I decided to call and the woman asked if I had let my place of work know they'd be receiving a call to verify the information as well as my rental place, I said yes I gave them the heads up 05/15. She assured me there was nothing else I needed to do. I waited until Monday the 22nd to see if there was an update, still no phone call from Trio. I called, straight to voicemail, left voicemail. No call back. I call again Wednesday the 24th, straight to voicemail, left voicemail, no call back. Decided to send an email instead on Friday the 26th...still no response. It is now Tuesday the 30th. I understand it was a 3 day weekend, but at this point I am beyond upset and frustrated. Frustrated due to the lack of communication and frustrated for how long it's taking to review my application. Frustrated because I am unable to provide notice to my current place. It should not take over 2 weeks to process an application... UPDATE 06/01/2023 - I have updated my 1 star review to now 5 stars. After posting the review, I personally received a phone call from the Property Manager, Tom, who was more than helpful. He apologized profusely and made sure to hand hold me through the application process. I have since been approved and appreciate Trio for taking my concern/complaint seriously. Looking forward to a better relationship. Thank you Tom and staff.

Experiencia positiva: Trio is a decent property rental in Eugene. That’s the key word is Eugene. Typically this company would probably get a 2 star but since Eugene is riddled with horrible property management companies I guess this one is okay. They almost never respond to your calls. There is almost never anybody in the office. I think they have 1 person on staff at all tíme. I’m assuming they must get 700 calls a day because every time you call they aren’t there or “experiencing high call volumes.” They charge for every single little thing that’s wrong with the house even though the move in is worse than it looks when we moved out. We paid professional cleaners to do it because we had moved from a trio property already and got dinged for every tiny thing even though we lived there 3+ years. Experiencia fantástica: We were recently approved to rent a property through Trio. I think the self-showing process is awesome and definitely the preferred way to view potential rentals. I wish all property management companies did this, so it definitely set Trio apart. The leasing process was easy, fast, and very straightforward. Lina was friendly and helpful and returned our calls and e-mails quickly! While we can’t yet attest for how it is to rent through them for a long period of time, so far we’ve had a pleasant experience.

There quick about getting anything fixed that has broke. Aswell as the lady in the office keeps you well informed of what's going on. As a former renter in several different areas and having dealt with many property management companies, I strongly believe in obtaining tenants through an easy, transparent, and intuitive process, as well as keeping tenants happy! Jason and Tom were extremely professional, responsive and understanding through the entire process. The transition to a new owner went extremely smooth and without hiccup. Could not have gone any better! During our time with Trio, the property was extremely well taken care of and treated as if it was their own. Experiencia negativa: Didn't deal with a single person when applying for the property. Got it because we were first in line. Odd experience, but it worked. The house wasn't very clean when we got the keys but sweeping and cleaning out cabinets was not enough to make a big deal about. The stains in the carpet were worth reporting but they said that there was nothing they could do. This company will do what ever they can to keep your deposit. We were charged for "poor patch jobs," in every room, that were obviously from the last time the repaired the house because we didn't patch anything. They finally resealed the counters, which would have been nice before we moved in. They also took their sweet time getting the place rented when it could have been scooped up within a week, instead we had to pay almost an entire month's worth of rent in a red hot market.

As for screening, we follow laws and rules which are becoming more strict yearly, and have made this process as effortless as possible. Trio’s processes helped us get through COVID renting properties generally quickly. Our goal is to rent homes as quickly as possible as we have no reason to delay renting them. Experiencia negativa: I lived in a rented house that they managed for a few years. Never late, never any complaints, keep my place clean and looking nice. This company doesn't care about the tenant at all. Super unresponsive, crazy cheap and managed to eat through my huge deposit. Gave me mixed information on buying out my lease when I purchased a house and then wouldn't honor what was told, instead chose what was best for them financially. Refused to communicate via email so I could have anything in writing as well.Told me I couldn't touch up my paint when I moved in and then charged me for a full repaint when I moved out. Even charged me for invoices that occurred after the next person moved in (which I disputed and still haven't seen even though I moved out in Nov)! These people don't care about you so when you put that huge deposit down, don't plan on getting it back no matter how nice you leave things. I work in the same business and I chose them because they seemed like a decent company. Turns out I was wrong..

Thank you for the feedback on your experience with Trio Property Management Inc. It appears that Trio sent you a formal deposit accounting review dated January 28, 2021 and our office has not heard from you since. If you did not receive the review in the mail please contact our office and we can mail you another copy.

Our records indicate that Trio staff responded to each phone call and email during and after your tenancy with a call within a timely manner, many times leaving you a voicemail. You called multiple times to ask the same questions in different forms and our staff continued to answer your questions with the same answers. Trio staff saved you over $16,000 by renting the property prior to your lease end date. This happened during the holiday season which can oftentimes be a slower time of year. The team worked diligently to get the property rent ready, on the market and worked with potential tenants to help save you money.

In the deposit accounting dispute review it was explained that the date the new tenants took financial responsibility was after the date you had noted in your dispute. You were not charged for any work done after the new tenants took responsibility for the property and you were not charged for a full repaint. The paint that was done was touch up as noted on the invoice that was mailed to you with the deposit accounting.

Trio compared the condition of the property at move-out with the move-in condition report you personally filled out at move-in. A copy of the condition report you filled out was mailed to you with the original deposit accounting. The property was not left in the same condition in which you received it, therefore per your lease agreement the work done to make it rent ready is your responsibility.

Experiencia fantástica: This is my first year as a tenant for Trio Property Management and I have been so thankful I'm finally renting from a company like this one. Like most of us, we are not new to absolutely terrible property management companies whether it be horrible customer service, never returning phone calls, maintenance issues never handled, and just blatantly not giving a damn about anyone and not taking care of their tenants. Not these guys. Lina in particular has been absolutely amazing! She has been absolutely professional to the highest degree and has returned every call/request that I've made within the hour. This is the first time renting where I feel like they are actually on my side and not against me. Every question/problem that has occurred so far has been completely taken care of and handled attentively and swiftly. Not once have I felt like just a tenant, but more so a cared for customer and friend. Thank you so much Lina for everything you've done! Looking forward to more years with you guys!

Experiencia negativa: I paid around $50 to have this company run my application for a home. The screening company that they outsource to checked my credit and then did not call a single one of my rental references before denying me. I mentioned that my credit is not great after the recent passing of my husband, but that most of the derogatories are being disputed due to this. Previous to this, my credit was excellent and have never had a single problem renting (or purchasing) a home. I even offered a larger deposit as I make well over the required income. I have had 10 years of fantastic rental history and checked with each prior (and current) landlord and not a single one of them received a call or email regarding me. The response from Trio is that they faxed the request to at least one of my landlords. I am not sure how they achieved this feat as I did not provide fax numbers for any contacts and none of them even own a fax line considering it is 2021. Furthermore, this screening company they used started calling my companies HR manager AFTER denying me and being extremely rude to her multiple times. Coming from a former landlord and property manager myself, the behaviour of the screening company Trio chooses to subcontract with is absolutely unacceptable, unprofessional and borderline fraudulent considering the claims that they reviewed and vetted me in full. I see the response to others was that their screening company followed procedure. They absolutely did not and I have copius emails to prove otherwise. Lo and behold, I was accepted easily with several other property management companies in the area so I don't particularly care other than the fact that I would like to warn others against Trio's (or their screening company's) business practices.

Experiencia negativa: Applied for a house with them. They denied us even though we have great rental history and make enough to cover the cost. The day after we got a denial letter they proceeded to do background checks and were very short with my place of employment. We contacted our references and it turns out trio never actually contacted them and checked to see if we would be good tenants. It was such a frustrating experience that we will never try to rent anywhere that uses them as a property management company.

Experiencia fantástica: First I would like to thank you to Jason and Jennifer Evans for all the HELPS that they had given me for the past 12 years. When the housing market crashed back in 2008 and the JOB was hard to find in Eugene, Oregon and I'd have to relocated my family to Texas for a better job. I'd find myself needing a property manager company to manage my home which I'd recently purchased back in 2007 and selling it at that time was not an option. So I'm not going to bored you with the story, my house was listed in the market in November for (1) day and was sold right away. All these time the Trio Property Management Team were doing an outstanding to kept my in the tip-top condition and making it easy to do the final transaction, again thank you to Jason & Jennifer. Experiencia fantástica: I've been with Trio for just over a year now and they've done an excellent job. I had to relocate out of state and contacted several property management companies in the area. Because of the location of my property most were not willing to help me. However, when I contacted Trio the owner, Jason Evans, personally came to my house and took the time to walk me through the process and answer all of my questions. I was very impressed. I've been working with Karin Mitchell from the beginning and she is amazing. Being a first time owner of a rental property, she has been patient, thorough and quick to respond to all of my questions and concerns. Especially during the Covid crisis. Thank you, Karin!
