Experiencia fantástica: Many repairs have been made at my home since moving in. The management has worked diligently to my satisfaction. The constructed an upper porch, put siding on my the house, repainted all the trim. The rebuilt the concrete posts and are not fixed no shed yet. The basement has been cleaned out , washer and dryer for fixtures have been put in. I am very satisfied with the workers. They even clean up after themselves. They are very polite and considerate and you don’t have to wait for service. I recommend them 100%

Does not properly clean apartments prior to move-in, expect every maintenance-related promise they make during the showing to never be followed-through on, and if you have mold: they will not take care of it. On top of this, even the most basic maintenance items are never taken care of — for example, the one coin-operated laundry machine provided to a building with 8 units never has the coin drawer emptied and is always jammed. They will never take care of the property unless there is a city inspection or a lawsuit. DO NOT RENT FROM GREENLEAF

Experiencia negativa: Honestly just a not a great company to rent from. Lived in one of their apartments for 2 years and the place itself was pretty nice. Some of the people that work there are nice, and they for the most part were decently responsive with major maintenance requests but I have a few major gripes that will lead me to never renting one of their properties again. First of all, we could not get hot (it was warm at best) water in the shower and it took them us mentioning this multiple times to fix it. Almost a whole year. Second, there was a water leak in the upstairs apartment which led to water damage and a large amount black mold in our apartment living room. This stayed there for over about 2 months and was not fixed / removed until we threatened to not give them that months rent. Third, the landlord was responsible for shoveling. The thing is they never did. Especially in a brutal winter like we just had this is a bit frustrating. At one point I called them to make sure that it is indeed their responsibility. They confirmed. I proposed to take on the responsibility for the house which has two other neighbors if we could maybe negotiate some sort of rent credit. The person I was speaking to LAUGHED at that suggestion. A few other things that add up as well just aren’t really worth mentioning. If you find a really nice apartment of theirs, should you let the fact that Greenleaf is managing the property stop you from living there? Probably not, over 2 years I enjoyed my time at the apartment and everything was fine. Just don’t expect an outstanding landlord. I sure as hell won’t be renting from them again.

Once I contacted Michelle at Greenleaf I was shown my apartment quickly and after filling out the application & giving the proper information I was not made to wait for long on a response. I need an apartment quickly & it was a first come first serve. I was treated with great respect and also was able to speak with the office at any time with any concerns I had. Once moving into my apartment it was clean and read. The maintenance is quick to response & the building is secured! I recommend rentals!

Miss Michele the receptionist is amazing as well she makes sure the paperwork be correct as well as following up with any concerns! I give the Green Leaf company 100 Stars and I highly recommend the Greenleaf company.

Experiencia negativa: Overdue Update: What was once a good place to live, slowly revealed its issues during the pandemic. From toilet water from the above apartment leaking into our apartment, heat that was never reliable during the cold winter months, and greedy landlords. The aforementioned toilet water leak took almost 7 months to resolve even with constant calls to maintenance and emails to the property manager. I'm sure there was mold in the ceiling because no matter how often we cleaned the apartment after that debacle, we would constantly get sick. The heat never worked properly in all the time we lived there, again with constant calls and emails, only to have them have to come back a few weeks later. At one point, due to the pandemic, both I and my partner lost our jobs, we did the best we could to keep up on the rent while looking for new jobs. We even applied for the ERAP assistance that was offered due to the pandemic hitting so hard. NYS specifically said they could not evict while the application was under review, yet they started proceedings anyway. NYS also said they could raise the rent for one whole year if accepted and approved. (WE WERE APPROVED AND THEY DID RAISE IT LITERALLY RIGHT AFTER THEY RECEIVED THEIR PAYMENT), we held out as best we could made sure rent was paid on time, but they still hounded us relentlessly up until we moved out a year ago. They also kept our security deposit even though we left the apartment cleaner than when we moved in. Unless you're absolutely desperate, PLEASE PLEASE PLEASE... FIND SOMEWHERE ELSE....THIS PLACE IS NOT WORTH THEVSTRESS OR HEADACHE. Side note tenants here like to steal and even though they have cameras, they won’t do anything about it. There was also a shooting took place in the building and they didn't tell the tenants until weeks after it happened... children live or lived in that building. End of Update can provide pictures if asked. Safiyyah and Sarah have been super accommodating following an issue with getting us moved in. They are by far they best apartment we have dealt with since moving to buffalo. Alexa has also been super helpful with everything else. I would recommend this place in a heartbeat!!!!

Experiencia fantástica: We are using Greenleaf to manage our rentals in Calgary and we have been very happy abd satisfied. They respond to our queries in a timely manner and keep us updated with the progress and work orders. We highly recommend them for easy, fair and hands-off property management to all investors.

Experiencia negativa: Lived in one of their houses for 2 years, left it in fine condition and they still charged me over $300 (out of deposit) for basic repairs/cleaning/maintenance including floor/countertop wear and tear (not outside normal), much of which was there prior to our move in. We were told a professional cleaning would be necessary for the floors despite the fact that we cleaned the whole unit, and I would be honestly shocked if they actually spent the time/money to follow through on this service because they certainly did not before we originally moved in. I tried contacting them for a reassessment of the damages and fees and they started off with some correspondence and eventually stopped responding entirely. This company is a shell/liability company for other property owners (slum lords) to avoid dealing with their own properties and tenants. The company doesn’t actually own the property and I never met the owner, nor did I even know their name. I left a pretty extensive review of this company a while back, and it was a bit negative. They tried to use this against me and refused my request to resign a lease (I didn’t want to move yet because I knew id only be living in Buffalo for another year, so i was prepared to deal with the sub-optimal situation ). They ended up giving me a quid pro quo option, in which I remove my review, and change it to a 5 star, upon which I accepted bc I said it wasn’t worth moving over. They then accepted my resign. We had an ongoing mice problem in the house, and this part of the city has lots of rats due to near by restaurants. Fortunately we have a cat and keep our house clean, this at least kept them out of our unit. Other tenants were hit or miss, some were fine but they clearly don’t vet them much bc we had one known drug dealer in the house for the first year who attracted all sorts of homelessness and crime to the neighborhood. Additionally we had another neighboring tenant that we knew was stealing packages from everyone in the house, along with an assortment of other suspect activities. I would recommend that no one chooses to live in properties managed by this company, avoid at all cost. I’m sure any positive reviews are left by folks in a similar situation as I where they did not want to be evicted.

Experiencia positiva: I can't speak for all the buildings, but I've been here close to a year (Bryant/Linwood/Delaware area) and it's been fine for me. The rent is market reasonable, the doors are fairly secure and the parking situation is good. Maintenance is responsive so far and the office can generally be reached. I think that the long term tenants who are here like it well enough. The building is structurally sound and I haven't had major issues with heat, pests, or safety. If I could suggest some improvement I would say to be better about plowing the parking lots and to take the security of the building in general a bit more seriously. EDIT: lowered my review for 2 pervasive issues: parking lot rats & they can't/won't secure the lobby.

Experiencia negativa: Scrubbed every inch of my apartment and still got just a small fraction of the deposit back due to cryptic, unspecified "maintenance fees". They take entirely too long to resolve maintenance requests, if they ever get resolved. And when I requested a ramp be built for my wheelchair, they asked me if I could build it myself and said "we are not paying for that".

Experiencia negativa: I rented from Bosche lofts on Main St for two years. Firstly, do not recommend. The apartments look nice but they're cheap as hell. They also showed us one unit, told us the unit they could rent us was "exactly the same", and then gave us an apartment with windows that showed nothing but A BRICK WALL. No outside light at all. This was not made clear to my roommate and I before we rented. We were told we were not allowed to see the unit that we would be renting, but when I informed Greenleaf we would not be renewing, I had to allow for tours while I lived there? The woman on the phone was rude and obviously didn't know what she was talking about, as she said there would be a FEE if my apartment "wasn't showable". Whatever that means. They never called me back and no one came to show the apartment, to my knowledge. Maintenance was awful. If you had a lightbulb out or a blocked drain, done in a day. But anything inconvenient, it would take multiple days. Smoke alarm beeping (the ceilings are 12 feet- no one can reach that), ceiling leaking, impassable snow drifts and ice in the parking lot, do not expect anything done for at least 48 hours. And the "emergency, 24-hour" repair line is just a random guy who does not come when you call him, and hangs up on you. We were also given no move-out instructions. Thankfully I've been renting a while, so I knew how to do a basic clean and got most of my deposit back. While the property manager was nice, it was just a bad place to live and deal with. Packages got stolen often, nothing was done about it. There is supposedly a camera, but no one would look through the footage? Out basement storage unit got robbed, where there is also supposedly a camera, and they also wouldn't look through the camera footage OR change the locks. They blamed it on "people leaving the door open for their friends" when I never saw a door being propped open. Highly recommend that you do not live here and do not rent from this company.

Experiencia fantástica: I honestly have zero complaints and have lived in one of their buildings on Amherst st for a year now. I LOVE my little apartment. It’s bright, the tub was refinished for me, and they keep it nicely mowed. More shoveling would be cool in the winter but I digress, the rent is super reasonable as are utilities. I would recommend this space to a friend for sure. The only reason I am moving is because I have a boyfriend and we need more space as I am opening a small business. Michelle was my girl my whole year. She was on top of everything and when my ceiling in the kitchen leaked they fixed it right up, and you can’t even tell anything happened. 10/10.

Experiencia negativa: My year here was less then pleasant. This building is a glorified frat house managed by people who couldn’t care less about their jobs. My car was stolen from the back lot I paid $120/month for. When I asked (multiple times) for the footage of the incident I was told it would take too long to look for that specific section of the footage despite my car being the only red car of its make and model in the lot. After calling the third time they said it was too cold to stand in the basement to look up the footage after which I gave up and decided to move. This was not an isolated incident. Despite paying for the parking spot I was lucky to be able to park as the lot was unmanaged except for when their hired tow company came around to boot the incorrect vehicles, including mine on multiple occasions. The garbages are constantly overflowing and crawling with rats. If you enjoy sleeping this the place for you as people blare their music at all hours and you can hear every step someone above you, or out in the hall takes. There are parties here every single weekend. The maintainer man enjoys letting himself in your apartment despite being told it isn’t ok, to the extent that he let my cat out on one occasion. I wouldn’t wish this place on my worst enemy.

Then was asked when I wanted a zoom showing. Said no I would the like the unit looking for arrpoval. Was told thats not how it works hung up on. Very weird want a place not interested in renting.

Experiencia negativa: I would never ever rent from any building that these people rent out, If they were the only place I could live I'd probably dig a hole in the ground. Anyone giving these folks 5 stars was likely an employee, or was given compensation i fear. When I rented form them the office staff was rude, the repair staff didn't complete jobs. I was once told that a radiator was disconnected and wasn't providing heat it magically worked when a competent company took over the building;. I had to wait 2 days for a working bathroom, and had to bleach the whole thing because they left the sewer water form their work all over the place once they actually did some work. I had to wait 24 for electricity to be restored to a kitchen because they couldn't tell me where my breaker box was (they directed me to it, but they were wrong, it was somewhere else in the building), plus it needed a new fuse. Unless this is your last resort.. I'd avoid this place like the plague.

STAY AWAY !! completely incompetent administration, sooo many building code violations, building literally falling apart, unsecured paid parking (ransom vehicles will park there and you’ll have to park on the street; cars broken into and nobody checks cameras for anything), maintenance [man] just walks in, absolutely no secure package deliver (your packages WILL get stolen and probably multiple of them), etc etc etc, you get the point. and then they keep $600 of your security deposit for bogus reasons. We ended up paying to break our lease early because we just couldn’t take it anymore and we are so much happier where we are now. Just do yourself a favor and never rent at Bosch Lofts or from this company. This place should be shut down. Slum Lords.

At points my apartment was unlivable (standing sewerage water, heat went out) and it took forever to respond. I also SCRUBBED my apartment, rented a professional carpet cleaner, and they still took out $100 of my deposit. STAY FAR AWAY

Experiencia negativa: Another bad company, they lied and told me to call back in two weeks for an apartment they were not showing yet, just to give it away. They also lied about time slots, tell you that you are the first to see an apartment, but call an hour before to tell you it is gone. From what I did see, It was very dirty and smelt like cigarettes, so maybe a blessing in disguise. But yes DO NOT WASTE YOUR TIME WITH THEM!

Experiencia negativa: Do not expect your security deposit back in full. Greenleaf will tell you that you left the apartment dirty and charge you an outrageous cleaning fees. We were respectful and followed the moveout instructions to a "T" but they still decided to charge 350 for "cleaning" Not to mention when I moved in the floors were filthy and they had the audacity to say "it's the tenants responsibility to report anything like that" No...it's your job to make sure apartments are move in ready. Also, their screening process for new tenants is awful. I lived in this apartment on a quite street in the Elmwood village and within 1 year there were 3 new tenants in the apartment above me. Each one was horribly noisy, threw parties and brought fights out in the streets on several occasions. Other than that, I have no complaints.

Experiencia positiva: Living there wasn’t bad all the time. My neighbor below me got raided by the police for drugs and it was always loud and smelled like weed 80% of the time. I slept with earplugs and a white noise machine for the last year I was there. When you put in a maintenance repair request expect to wait at least a week. The plus side was the apartment was cute and in a good neighborhood. ‍♀️

Experiencia fantástica: Just rented an apartment from this company. Helpful, patient, and professional. All apartments they showed me we were clean and presentable. I appreciate their desire for clean tenants and people cleaning up after themselves when they move, common courtesy and being a responsible tenant. The leasing agent Safiyyah Lewis is very sweet person to deal with who makes you feel as though you have the help needed. Second time doing business with her, unfortunately our first encounter didnt work out but this time i was able to happily rent a apartment she showed me.

Experiencia fantástica: I rented an apartment in elmwood village through GL from 2018-2019 but recently came across their google reviews and did not think they deserved as many low star reviews as they have! As long as you are a good tenant who pays their rent on time and follows the (very clear) move out instructions upon leaving, you will have no issues with them. I got my full security deposit back upon moving out because I did exactly what the move out instructions asked-and it was nothing crazy, just asking you to clean up and change any dead batteries or dead light bulbs you might have. They were always professional when calling me and would always give me a copy of my receipt when I handed in my rent check at the beginning of the month. The only thing I wish they would work on is how their team handles work orders. If anything was ever broken in my apartment and I filed for a work order, they would fix it right away but when they would show up to do the work they would often times walk in without announcing themselves. Just a knock on the door with them announcing that it's green leaf at the door is all most people would need. Overall, I had little to no issues with them and would rent from them in the future!

Experiencia positiva: I had a great experience with Greenleaf Rental Company. I felt like I got a good deal for my apartment, and the location I was at. Upon moving in there were a few things that needed to be addressed. They were immediately fixed. The staff, and maintenance crew were always professional and helpful. I followed the move out instructions and got ALL of my security deposit back!... which says a lot about the type of company you’re working with. I would happily rent with them again. The only reason I moved out was due to a relocation for a job.

Experiencia negativa: Wish I could give 0 stars. We were dealing with wasps randomly coming into the apartment EVEN when the windows were closed. Property management wasn’t responsive. DONT WASTE YOUR TIME. They took most of our deposit because we didn’t pay for rug cleaning. The rent we PAID should go into property maintenance NOT our deposit. So after putting our health at risk for literally WEEKS, they decided they’d steal our deposit too. Horrible company.

Experiencia positiva: We enjoy our apartment facility. However, we have had our second parking spot removed twice. Which we understand. What upsets us, is that the spot is removed effective immediately without more than a 5 minute notice. A 24 hour would be appreciated considering we have been loyal and paying $100.00 a month in parking for almost two years.

Experiencia fantástica: Management were always friendly and attentive during the years that I lived at 1040 Delaware. Any issues that came up were always handled promptly.

Experiencia fantástica: Never had a problem with Greenleaf. Live in one of their buildings for four years. The office ladies were always helpful and the maintenance guys were always quick to help me.

Experiencia negativa: Yeah I don't know about the positive reviews here, but let me tell you about my experience with these poor quality human beings. I lived in one of their apartments on Richmond Ave. in Buffalo for about 3 years up until 2018. They only fixed what was absolutely necessary and couldn't have cared less about most of my concerns over that period of time. One day I came home and my place was flooded with several inches of water throughout the entire studio apartment. They offered me no alternative for a place to stay and I had to go into their office and basically be irate just to get the 3 weeks I couldn't live there knocked off my rent. They knew there was a foundation issue with the building, so naturally they didn't want to put a new rug in just in case it happened again. They just threw some linoleum over the old, rotting, moldy wood and expected me to move back in there, which I did not do. After all that they wouldn't return my security deposit, citing water damage as the reason. These are true scam artists and I would highly not recommend renting from them. Once there is an issue, the true colors will come out. They are only there for your money and will take advantage of you.

Experiencia positiva: Been renting from Greenleaf & Co for over 6 years and besides a few instances they've been awesome. The staff at the office is always friendly and courteous. They respond to maintenance requests in a timely manner and the maintenance crew is always friendly and knowledgeable. The couple times I had an issue was when they entered for an inspection without notification and when they took 3 months to replace a broken washing machine. Those times are rare, far between and did get resolved and were apologized for. I really don't see where all the bad reviews and press come from out of all my years renting they are some of the best landlords I've ever had.

Experiencia fantástica: Second review. They respond to your maintenance requests but usually can only take care of 2 maintenance issues in one given appointment, which is understandable. They're great landlord that listen and perform the work when requested. From someone who respects the honor code, I get be them 5 stars just from the vibe they gave off to me when I asked them for help.

Experiencia negativa: Currently living in a building on Richmond ave. This company is terrible and I wish that I could give them zero stars. Maggots in a sink that I had never used, a leaking roof that I have called and emailed about multiple times, the heat wasn't turned on until almost November!! It was so cold I had to stay somewhere else until the heat was turned on. The roof is still leaking despite them saying that someone would fix it. I tripped and fell down the stairs because they were broken as did an older lady who could have seriously hurt herself. Greenleaf is a slumlord company who should not be able to rent out apartments anymore. RIDICULOUS.

Experiencia fantástica: Greenleaf was my landlord for three years when I moved downtown from the suburbs. I’ve got a lot of friends in the area and after hearing their apartment stories, I’m glad I chose a greenleaf property. They were responsive to all requests and they keep their properties in good shape. The maintenance guys are nice and the office staff was always happy to help when I stopped in. Would rent from them again.

Experiencia negativa: I rented at 436 Grant Street from August 2016 to August 2018. My maintenance requests took weeks to be resolved if at all, mice got into the apartment, and every winter the ceiling would cave in in various spots due to snow, causing leaks that they wouldn't patch up until Spring. Now, I'm one of many who has left their apartment even cleaner than when I moved in and it appears I'll have to fight to get my security deposit back. Make sure to tell everyone you know that Greenleaf is a horrible place to rent from. Honestly I hope an investigation is launched into them in the near future to see if their properties or the living conditions of their tenants is outright illegal.
