Experiencia negativa: They took tax payer money for a large canalside project in downtown Buffalo and they are currently holding the city and tax payers hostage while nothing gets done and has been a consistent eye sore for years. It is hard to take this company serious after so many false promises.

Please know that we currently have over $14 million of our own and our partners’ funds invested in this project. The commitment from New York State remains conditional on the project’s completion — which we are fully dedicated to achieving. The past two years have been an exceptionally challenging time for real estate development, with rising interest rates and significant cost increases nearly doubling the project’s overall budget. While many developers may have walked away under these conditions, we remain steadfast in our commitment. We are a Buffalo-born, community-focused company, and we believe in seeing this project through to success for the betterment of our city and everyone who calls it home.

Experiencia negativa: Applied to rent a apartment. Returned all the requested information to apply. Prior to them sending an actual Lease, I was told by Tonya and her supervisor (can't remember his name) that I needed to send them a non refundable deposit in the amount equal to 1 months rent. I called an spoke with them about this requirement and during that conversation the supervisor told me..."they have a lot of applicants who send the money without any agreement and no lease terms provided, and take the risk". I found this ridiculous. However, prior to this request for a non refundable deposit they did ask me for a photo of myself. Now this is in in Buffalo, NY, and I happen to be a person of color. Not sure if my skin color, had anything to do with being asked to provide $2200 not to be refunded in any capacity as a way to avoid processing my application or a method to obtain funds without consequence. Beware!!! Not only is this Buffalo, NY, but it is America!!! Oh and almost forgot...I got a email from billing requesting I submit a payment in the amount of $2200! No lease provided, No lease received, No lease signed, No move in date, but they actually sent me a bill asked for $2200!

Experiencia positiva: We have been living in this complex for 4 years. The location is great and the management and maintenance team are responsive in a timely manner. The complex is overall clean. However, occasionally we had issue with a few neighbours such as late night loud music and leaking garbage. As long as you have good neighbours, this place is very good to live.

Experiencia negativa: For one and a half years they still won't repair, or correctly repair many items on a list that They asked for. They answered me tell me that I can move out without breaking the lease. They do not have enough maintenance for all their apartments. They are nasty.

Experiencia negativa: Have had issues with billing & sent them proof that the electric was in our name... ZERO... response either way. In addition some of the following months charges appeared in duplicate.... I tried to complete a ticket off of the rent cafe site for them to contact me & that feature DOES NOT WORK. If they respond & rectify my concerns I will update this review. But up to this point this place is ABSOLUTELY NOT WORTH THE MULTIPLE HASSELS WE HAVE HAD TO DEAL WITH. (Apartment filthy upon move in, gate we paid for still not working, billing issues, pet urine in elevators, constant sent of marijuana throughout the building).

Experiencia fantástica: I had to get an apartment very quickly because of a personal situation, and was able to get in here within a couple of weeks. An employee in the office, Tonya, helped me in every possible avenue to expedite the process as much as possible and ensure a smooth move in. Wonderful staff and so far, friendly neighbors. Would recommend to anyone trying to get into a place in a pinch and sees an available room.

Experiencia fantástica: Tonya Tripi has been the best leasing agent I have ever worked with. She went above and beyond for me. She has been patient with me. She has been so kind to me. She is very efficient with her communication. This process has been smooth because of her. Even when I had complications on my end, she wrote an email explaining the situation so my family member who helped me move to Buffalo wouldn't get in trouble with his job when we weren't able to make it before the leasing office closed. I was supposed to move in December 2nd, 2024. I ended up moving December 3rd, 2024 around 9:45am because of the weather and traffic. I seriously love being here. The maintenance men are nice too. So far everyone is kind here. I feel very welcomed here and I am glad I chose this place.

Experiencia negativa: Trash customer service. I made a double payment and they can't even reimburse it, instead want to keep it as credit on my account. Poor interactions overall with customers and no concessions to maintain loyalty. And they have the audacity to ask for referrals.

Experiencia negativa: BEWARE: Basically all 4 or 5 star reviews are about the Leasing Agent that helped them find the apartment - NOT the property management department of Sinatra. My Leasing Agent Kevin was great - very responsive and helpful. HOWEVER, a few days after I moved in, I discovered silverfish in my bathroom and kitchen. If you've seen silverfish, you know how disgusting they are. I reached out to the property manager expressing my concern for this issue. She scheduled an exterminator to come out. However, I had to cancel since I had an important job interview, and I told them thay. They were upset with me for cancelling, asking "why I would cancel if I want the bugs gone" but they reluctantly rescheduled. The exterminator came and after about 50 days, the silverfish came back. I reached out to the property manager Kaitlin requesting another round of extermination. She basically told me that her and the Regional Manager Donnie believed they "did their due diligence" with this issue although the bugs were still around. Like I'm lying about them being there...LOL. Couldn't believe it. After continuously following up and offering to send them photo proof of the silverfish, and receiving a very unprofessional phone call from Donnie, they finally sent the exterminator. Hopefully the silverfish are gone for the next tenant... All of this to say, the Property Management office is just not professional and doesn't seem to trust or believe what their tenants tell them. The property manager also does not answer the phone. I would never recommend living in a Sinatra apartment, and I'm not the only person in Buffalo who knows that Sinatra and Co. are basically slumlords.

Experiencia negativa: I have lived at Washington Square for 9 years. I have seen so many changes but the worst one was making the complex pet friendly. I have complained about the dog right upstairs. It howls and barks for hours. My rights as a tenant have been ignored, I do not want to move because there are several good things. Experiencia negativa: I wish I could leave no stars. Property management did the bare minimum. By that I mean they wouldn't manage the property unless you put in a maintenance request. Parking lot was only plowed once all winter because I put in a maintenance request during a bad storm; walkways were shoveled and salted once. The parking lot is full of potholes, there is always garbage blowing around the property, there's a pile of brush that's been laying out back since I moved in a year ago and random cinderblocks sitting everywhere. I see rats regularly. There's an old broken down truck parked in the lot with 4 flat tires and broken windows. There's only one washer and dryer to share between 12 units in a dungeon of a basement that floods when the washer empties so I can imagine those walls are full of mold. I also cannot control the heat in my apartment so it's sweltering 24/7. I got tired of putting in maintenance requests for it to be fixed. Radiators rattle so loudly I have to keep all of my doors shut in order to sleep. Cabinet doors don't shut, one of the handles on my shower has been broken since I moved in. Coats of paint are so thick on some of the surfaces that doors won't even shut completely. Funny thing is, Sinatra sold the property to another company in Pittsburgh that seems to care just as much as they did. When I viewed the apartment in April I thought, "oh they'll fix it up once the nice weather starts." They did not. Hope this helps anyone looking at one of their properties avoid the same mistake I made :)

Experiencia fantástica: We had the recent pleasure of working with Kevin who made our move in experience a breeze. By far the easiest, quickest, move in we’ve ever had. You can tell this company genuinely cares about the residents they are moving into their buildings. Kevin answered all of our questions, had great communication from start to finish, and went above and beyond for us- From showing numerous properties to paperwork to minor things like parking. I told him what we were looking for and had the perfect match for us the next day. The apartment itself is absolutely beautiful. New appliances, natural lighting, very spacious. The building is very clean and maintained. We are more than pleased with our experience this far. The amount of communication, cleaning staff, etc that we’ve encountered around the building in the past week is more than we encountered in the entire two years at our former residence! All of our neighbors are very friendly and equally as pleased with the building :) Kevin’s friendliness and professionalism really stood out. We’ve haven’t had the best of luck with property management in Buffalo but his assistance was a breath of fresh air. Would highly recommend.

Experiencia negativa: I wouldn’t recommend this place for many reasons, one they never answer the phones, second the maintenance team doesn’t do anything plus the maintenance crew were really rude to me and my fiancé the neighbors are extremely noisy and get into our business when we lived on mead Street, The property managers constantly change and there just really rude about everything, I fall a total of 3 times twice when I was pregnant with my son and again in January dislocated my whole left shoulder. If I was you I would save your money and not do business with them. I have a seizure disorder and they turned off our electric. DONT DO BUSINESS WITH SINATRA!!!!!!!

Experiencia positiva: Just moved out of 296 Main St Tonawanda apartments after residing there for two years. When moving into my apartment the top shelf in the lazy Susan was broken. I put in a work order for it to be fixed, maintenance came promptly to fix it. I had to leave the apartment while it was being repaired. I returned to the apartment to see the lazy Susan open showing the shelf had been fixed. I closed the lazy Susan and found that the shelf had been attached to the door using nails that were way too long for the job. 6 nails were sticking out, dangerously pointing into the kitchen. (See attached picture) Thankfully maintenance came quickly to fix the job for me. A few months later I contacted the property manager at the time Benjamin D. to add my boyfriend to my lease when moving in with me. My boyfriend completed all the necessary paperwork and returned them to Ben. We found out a year and a half later that Ben never added my boyfriend to the lease when the next property manager, Charlene L., asked me who the second person was when returning our renewal paperwork for the next lease. She added my boyfriend to the lease after forwarding her all the information we sent to Ben previously. The third property manager we had at this property, Noah D., contacted me after a previous tenant of the apartment reached out about a piece of mail that was sent to my apartment by mistake. I returned Noah’s call 40 minutes later informing him that I had not received anything and would keep an eye out. The next day I received a phone call from the previous tenant talking about the mail he sent to the wrong address. Noah had given this person my name and my personal phone number even after I informed him I would look out his mail. When I contacted Noah to tell him not to give out my personal information to prior tenants there was no apology, only a thank you for understanding the situation. The apartment itself was alright for the price however the building itself in need of some serious TLC. Great place if you are a self sufficient tenant because the few times I needed anything over the years were less than desirable. Some of the other tenants had personal property littered all over the parking lot and lawn, these tenants in particular repair dirt bikes, ATVs and riding lawnmowers to race around the property every night so be careful walking to avoid getting hit by them because they don’t slow down and expect you to move for them speeding by. Property management doesn’t follow through on their word. They sent out emails telling tenants that personal property cannot be kept littered around the property and if not removed by a certain date it would all be thrown out. Nothing happened after date on email and the dirt bike tenants’ items still remain all over. Thankfully moving out was very easy, the current, 4th in less than 3 years, property manager, Allison H., responded to emails promptly. She is personable and seems to have a firm handle on her job unlike prior property managers. Checked out our apartment and returned our full security deposit back.

Experiencia negativa: I encourage you to fully research this company and the landlord history before renting from them. A mismanaged company with lacking leadership, high prices for low quality living conditions. The employees are little help and do not address concerns. The person who responds to reviews just copies and pastes the same message over and over, and this company can't even follow through with what they respond with on these reviews.

Experiencia fantástica: I've recently settled into the Spaulding Building on the Main Street and it's really comfortable. The high ceilings, the soft grey of the walls, and the wooden flooring give it a warm and stylish vibe, definitely reflecting the building's unique history. Amanda and the Sinatra team have been wonderfully guiding me through the process to make the transition seamless.

Experiencia negativa: DO NOT RENT HERE! They steal your deposit and will fabricate a lie so that you can’t move out! The appliance, cabinets and apartments are out dated! Took me weeks to get my toilet replaced and it was still shaking ! Til this day my husband and I never got our full deposit! Tom Elliot has quit and Kyle Hill has refused to give us our full deposit! Not only that we paid for the month of July and it had been covered by ERAP so July should also be refunded! I met a lady who drove Uber who I now wish I listened to her warning about Sinatra! She told me not to move here and how they took her deposit then had the nerves to take her to court! Even when she dropped us off for the lease signing you could feel her pain! Our first night we slept in the freezing cold! And we were practically being forced out after we informed them we were moving to another city! Great reviews are requested by management once one job is done correctly! DONT MOVE HERE! GO ELSE WHERE in Hamburg! This is not an honest business I have before and agrees of how we left the apartment and how we moved in! Nothing was deep cleaned but we deep cleaned it daily and on our last day! I have video proof of EVERYTHING. Unfortunately I can’t upload my video! Sorry for any grammatical errors, I’ll fix it in the A.M. It’s been a year and I still haven’t received our deposit and rent paid in July. ERAP paid them from July all the way until December. And I also paid them in July.

Downsides to the apartment: Gate to parking lot is never working I had to clean out my basement storage unit from prior tenants Washer and dryers are in unit which is nice, but they are small My floor smells like weed constantly and due to the architecture of the building everything echos.

Experiencia fantástica: One of the best companies to rent from honestly they got me in my apartment very quickly it’s beautiful, very clean and when I have a issue they come right out and get it done definitely recommend renting from them!
Experiencia negativa: Do not rent from this company. They promise a working pool at Washington Square which they recently filled in and made a dog park and is still listed on web sites as having a working pool. So called remodeled apartments and charging $300 to $400 more for rent. Which is new paint, laminated floors and used appliances. Tow vehicles without notice letters in each apartment building. Not even proper snow plowing and snow removal of snow from sidewalks and around building doors. This company does not fix anything in a timely matter.

Experiencia fantástica: Amanda, the leasing agent I worked with, was extremely helpful and responsive, especially since I moved to Buffalo from out of state and had to do everything remotely. Charlene, the property manager, is likewise extremely professional and quick to provide help, in particular assisting with getting my gas turned on. The unit itself is very pleasant. update: maintenance is also top notch. I had an issue with my microwave, the team came the same day to fix it. A few days later the same issue, again, the team came out right away and it was determined I need a new one. I thought I'd wait for at least 1-2 weeks, but Dan called just a couple of days later to say it was in and installed. A great team!

Experiencia positiva: I lived at the apartment on Wendover for two years. It’s a great location and it’s perfect for a small family, couple, or an individual. I personally had several property managers which was not always communicated with me. But my last property manager Charlene was phenomenal and rectified all of my issues that went ignored by former property managers (parking issues and repairs). She is very kind, professional, and communicates well in a timely fashion.

Experiencia negativa: While the apartment I rented was in a great location, aesthetically pleasing and in the price range I was looking for, my 2 years spent there was less than desired. From Day 1 there were issues that persisted throughout my stay... No one checked to make sure that the wall heater (the only way to heat the apartment) was working before move in. They had to order a new part to fix it. I moved in in January too... The tub/shower was not working properly in that when the shower head ran, the tub faucet also ran water instead of turning off. I showed maintenance and was told that it would be too much to fix the issue so it'll just have to be. It was never fixed. The hallways were always a disaster with carpets never cleaned, smelled, holes in the walls, windows breaking and taking months to be fixed. The stove was electric so I plugged into the outlet when I moved in. Immediately when turning on the gas, it smelled. Maintenance came to check and found no gas leaks and told me that I'll just have to turn off the gas valve when I'm done using the stove. Almost a year living at the apartment, the gas smell became much worse that you could smell from the entryway. Someone from maintenance came in to check and there was a gas leak behind the stove this entire time. So instead of investigating to fix the issue, they gave me the quick fix solution. For almost 5 months, there was a roof leak which led to my kitchen ceiling leaking as I was on the top floor. They mentioned that they were fixing the roof and had to do that first before fixing any ceilings. Well the roof work stopped and my ceiling kept leaking. I had multiple maintenance requests in, emails into the property manager and was ignored for months. It wasn't until I threatened not to pay rent that they came to fix the roof and my kitchen ceiling. The list could go on and on but basically do not spend your money with Sinatra. They do not care about their tenants nor their buildings. I recently moved into a newly renovated building and am paying more than I would like to in rent but not having to worry every day about my apartment or building is 100% worth it.

Experiencia fantástica: I would definitely recommend Lincoln Square apartments to anyone. The maintenance is great! They respond almost immediately to my work orders I had put in. Kyle Hill was a great property manager while I was as there, as I was moving out he even tried to set me up with another apartment to stay with Sinatra & Co. to ease the moving process and was very quick to respond to any phone calls or emails made. They’re very willing to work with you if you go through a hardship and can’t make rent right away. I definitely recommend them if you’re looking for an apartment!

Experiencia negativa: I never write reviews, but this is needed. Sinatra is the definition of a slumlord. Currently being hounded by a debt collector over an inaccurate, overcharge by Sinatra that they never followed up about. I had to give short notice while moving, so I was told I would be responsible for the following month which was covered by my security deposit. Fine. But then they later went back on this and then said there would be a "two month" early termination fee that was never discussed anywhere in my expired lease. This greed on Sinatra's end is now affecting my credit score. Also, our building (220 Lexington) had multiple security issues of people breaking in (included being harassed within communal staircase) and no response from management. Hard to avoid Sinatra since they have monopolized the Buffalo market, but try your best to avoid!

Experiencia negativa: AVOID AT ALL COSTS! Terrible company. The building is dilapitated with no improvements made on it the entire time I have lived here yet they increase rent 25%. Property managers actively ignore you or will just laugh at you for having a problem. They will lie and deceive you to get you in the building, DO NOT FALL FOR IT!

Experiencia fantástica: I've lived at Lincoln Square for years and was unimpressed with previous office management (maintenance was always good). However, the management overhaul that has happened this past year has been such a positive experience and I am sad that I have to leave!! Kyle, Destiney, and the maintenance team have all done their absolute best to improve Lincoln Square and the surrounding communities, including both work that needed to be done and work that shows genuine care for the communities. There's been work done on buildings (notably the rooves and sidewalks), negotiations for a new Spectrum internet package, dumpsters kept clean, flowers planted, signs replaced, environment cleaned up, consistent email communications to residents, enforced picking up after dogs with outside provided bags, pool area improved, kind people to speak to at the office about any concerns, and a lot more... It's a shame that I have to move now when the community is so obviously improving and has been such a pleasure to be in for the past year. The location of Lincoln Square is ideal for people who don't mind a suburb-like commute, can deal with a little bit of noise sometimes (just off 62 and near the Fairgrounds can get busy), but don't want to be in the heart of the city and want to see some trees and kids playing in the road. Easy access to everything while not being too loud or busy. In the apartments, you can hear your neighbors, but it's not annoyingly loud and courteousness/a fan help a lot. Lots of birds and squirrels since we have trees around us, which adds to the feeling of not being just off route 62 next to the Fairgrounds. Sinatra is doing something great here for sure now, and I hope to come back to one of their communities and have a similar experience when I return. Thank you so much for the work that everyone involved has put into making this place a nice community to live in!! ☺️ TLDR: Kyle, Destiney, and Maintenance here have made the community a very pleasant place to be in, with passionate work and attention to residents' needs. What more do you need in a home other than reliability, community, and simplicity?

Experiencia negativa: *UPDATE* Been living here 6 yrs, never late on the rent, no complaints aimed at us. They are raising the rent 200 dollars. Slum lord's are pushing us into the street. This building is awful. So sad they have taken so much of our money already. *Previous review* I wish I could do less than zero. BEWARE OF THIS COMPANY. I have a different property manager every other month so I don’t even know who I’m supposed to complain to. They quit all the time because the company is terrible. Sloppy, expensive, unreliable. I’m told hot water in January is “not an emergency unless I’ve been out for several days.” IN JANUARY IN SNOW, IN BUFFALO. We have had at least five occurrences of losing water in the winter. One of those times I had the pleasure of catching a flu because I couldn’t properly wash up. (This is just one problem of many) Do yourself a favor and rent from someone else.
