Experiencia negativa: Never work on repairs, blame current Tennants for urine stains when they don't own cats. Couldn't even fix a sliding door to keep snow out and told me to get plastic to cover the door. Worst rental company possible.
Throughout your lease, our team responded to maintenance requests in accordance with standard procedures and timelines. The issue with the sliding door was addressed with interim guidance to prevent further weather-related damage while scheduling repairs—something that is common practice in property management during active weather conditions. Regarding the concerns about property condition, documentation and inspection reports were completed both during and after your tenancy. These reports reflect the condition of the home at that time. We strive to provide professional and responsive service to all residents and owners, and we stand by the processes we have in place. We wish you the best moving forward.
Experiencia negativa: For any landlords looking for use this property management team, I suggest you look somewhere else. For any tenants looking for a new place, I suggest looking for a place that has a different property management team. They do not answer phones, emails, maintenance requests, nothing. They are very disrespectful, unprofessional, not helpful in the slightest and have zero urgency. There are tons of great property management teams in Buffalo/Rochester, go with one of those options instead!
Experiencia fantástica: I recently moved into one of standaard properties, and as always moves are stressful! Kapry was wonderful during my whole Move in process. She answered promptly and remained so nice with all my questions and concerns! She still continues to do so! I also want to mention Darryl the maintenance technician, who got to my house quickly to address my concerns and fixed them all! There wasn’t a moment he wasn’t respectful while being in my Home and got all the tasks done! I really appreciate them both!

Experiencia negativa: They will take months to give you your security deposit after telling me my full amount is refundable , the representative on the phone will keep telling you the same nonsense of “updating your ticket” to speak to the person in charge of the security deposits or that she is “not currently in the office” i called over 20x about my money and i moved out 3 months ago !! the person that is apparently in charge of the deposits has yet to reach out via call or email for any updates as to why i still have not received my deposit back. They will keep telling you the same thing everytime you call with little to no updates just don’t even bother it’s very unprofessional. i have yet to even speak to the person “in charge”. They just want to keep your money it seems like. Horrible customer service

Everything was smooth and easy as I was able to tour the unit the next day and was approved right after. The process was so easy and he made sure to reach out and update me when I had any questions or left a voicemail. Experiencia negativa: Have been holding my security deposit for no reason. Impossible to get ahold of and have not heard a single valid reason they aren’t giving the deposit back. Good luck dealing with their management, assistants etc. Property manager and her boss have simply refused to call me back on numerous occasions. Please report to the city if you have had a similar experience. Edit: I was told to pay the move out month and one extra to break the lease. Moved out in March. Paid March and April in full. Then you additionally kept the deposit for May. I’d be glad to amend this review if we get this figured out you have my number.
Good Morning Ian- The reason you did not receive your security deposit is because you broke your lease. You were sent a disposition letter in May as your lease ended on 6/30/25. All of this was communicated to you. Thank you.
Experiencia positiva: SPM is not my favorite, but this is coming from a tenant whose last landlord can not be beat. I did not like the process of verifying my renter's insurance with a third party to avoid a monthly charge on top of my rent. I'm also not a fan of having to drop-off a bank check every month to avoid fees associated with online payment. Despite those two things (which are to be expected of any larger corporation), their maintenance tech Brian is top notch! He has removed my window AC unit ahead of winter and even moved it to my storage unit in the basement. Brian has also replaced some damaged window blinds and recently, replaced blown fuses that caused the power to go out in my kitchen. He's an expert in what he does and is communicative, respectful, and kind. I would trust him to make repairs if I wasn't home. He's certainly an asset to the SPM team!
Hi Rachel- Thank you for your feedback and comments. We are so happy that Brian was able to deliver on a level that met your expectations. In terms of the renters insurance, it needs to be validated so the charge comes off. Renters insurance is a requirement and unfortunately many people say they have it and do not. Then when an issue happens it can really be a mess for that resident. Fees for electronic payments are set by Appfolio our PM software. We cannot dictate this or do anything to prevent it.

Experiencia negativa: I have only heard bad things about this company. They continue to dismiss tenants needs and requests to fix things like mold and water damage. They also are terrible when it comes to contact and communication. Tenants are unable to contact them and when they do they are dismissed. So many people in their building have issues with their apartments and nothing has been done to fix anything. They seem like a huge liability and a company I would never want to live under.

Experiencia negativa: I am extremely Frustrated I called the 24 hours emergency line to let them know of the emergency that was going on the person who answer was extremely sarcastic and rude. This is the first time that I ever experienced something like this and I’ve been with them for years. this is unacceptable. Update: Standard property management called this morning and took care of the issue, which comes to find out that they use a third-party after-hour hotline services for emergencies. My star rating for standard property management, I give them a 5 rating; however, the 1-star rating for the after-hour emergency hotline will remain a 1-star.

Experiencia negativa: I had an appointment with Christopher at 206 Saranac Ave at 3:00 PM, and unfortunately no one showed up. I waited for 15-20minutes. This felt inconsiderate, unprofessional, and poorly organized. I called to get assistance and to reah him, but I was only given a phone number. I left a voicemail and a text message, and I never received a response. I believe more attention should be given to scheduled appointments to avoid unpleasant situations. I took time out of my day, and it ended up being wasted. I was not pleased with the service.

Experiencia negativa: Absolute worst property management company I’ve ever dealt with. It was one thing when we moved into our apartment and it was dirty and trashed from the prior tenant. No problem, we can clean it up. Tenant upstairs had their kitchen sink clog which then leaked into our ceiling causing the hard wired smoke alarm to go off when water got into it. Put in a maintenance request and was told they would replace it. They completed the ticket and never replaced it. Now we just have wires hanging from the ceiling and no smoke alarm. There is someone sleeping in the basement and they almost set the building on fire. Nothing has been done about it. Neither washer in the basement work. Put in tickets and nothing gets done even though they complete the maintenence tickets. There are rats outside just chillin on the porch because the trashy upstairs neighbors throw trash everywhere. You can’t ever get in contact with anyone and the maintenence phone line is outsourced overseas. It’s really sad they have no problem raising your rent at renewal while completely neglecting the property. Worse part is we are in a great neighborhood it’s just this building is a mismanaged mess! I have half a mind to write the building owner letting them know how bad the property is and that I could do a better job managing than the property management company.
Thank you for your review. We take resident concerns seriously, and after reviewing your file and the property history, we want to clarify a few key points. First, you were not moved into a dirty apartment. Your move-in inspection and the photos completed on your start date show the unit was cleaned and prepared. Any concerns at move-in should be reported so they can be corrected immediately, and nothing was reported.
Regarding the basement, it remains locked at all times. If someone is entering the basement, they are being let in by a resident or their guest, as the building is secured. We have already changed the lock, and if there is trespassing, it should be reported to the police, as that is beyond the scope of a management company.
Both washers have active work orders. Parts have been ordered, and repairs are being addressed—these items are not being ignored.
Trash and outdoor pest activity are being addressed directly with the responsible residents. We can only respond to what is reported and documented, and we have taken appropriate action each time concerns were brought to us.

Experiencia negativa: Avoid like the plague. Finally left this dump. I lived above the Mr.Sizzles restaurant on Connecticut and the place was infested with mice! They let the restaurant walk through the main entrance for the apartments and drop icecream and oil all over the floors. The place always smells, and the restaurant pours literal GREASE outside the door of the entryway that you have to walk through and try not to slip. Cars in the lot are also always covered in grease because of the restaurant. It is very unsanitary. Washer and dryer is always gross and smelly. They keep raising rent but nothing gets fixed. Gate has been broken for over a year and houseless people are always coming in to digg through trash and scratch up cars. I would give it 0 stars if I could!

Experiencia negativa: I applied for a property on July 8, 2025 with Standard Property Management. They told me it would take 7 business days to get a decision, but I never heard back, no email, no call. I had to chase them down to speak to a real person. The contact center agent couldn’t answer most of my questions, but I asked them to move my application to another property. A few days later, another agent called saying I was approved and asked when I wanted to move. I said second week of August, and she promised to schedule a tour. Later, she canceled, saying there was work going on at the property, and offered to send me a video instead. I never got the video. When I called again, I was shocked to learn that the property had been rented to someone else. They then sent me another list of properties to tour. But time is money, I can’t keep leaving work to visit properties, only to be ghosted. There was no remorse, no apology, and no sense of responsibility for wasting my time. Very unprofessional and disorganized. I would not recommend them to anyone who values their time or expects clear communication.
Experiencia negativa: We lived in this apartment and it was a great time until it was purchased by Standard. After that, we noticed a clear difference. The common areas weren’t kept as clean as they used to be, and we occasionally had issues with trash pickup, which had never happened before. Communication also became less fluid, and we started having problems with the heating system, sometimes it was extremely hot, other times it was turned off inconsistently, among other things The real issue, came when they messed around with our security deposit at move-out. We had to take them to small claims court, which was a huge headache. We did win the case, but they still took some of our deposit due to highly exaggerated repair charges. Just a heads-up, if you rent from Standard Property Management, they tend to treat tenants as money rather than people. I wouldn’t recommend them.
Experiencia negativa: honestly feels like a scam. i first set up an appointment for a showing, left work early to make it for the guy to be almost 45 minutes late. house was so dirty on the outside had trash and stuffed animals thrown all over the roof. after the tour im told to apply (which i do) and i pay the $20 background fee. next day the listing is taken off the website so i reach out by emailing and calling with no response. i also was sent an email to apply for a pet screening which would’ve been another $20 (i didn’t do). after being sent to voicemail and emailing numerous times i barely got a response or was told to call some lady who never answered and was always sent to leave a message. i also never got a response back about the apartment being taken and got some lousy apology. don’t waste ur money go somewhere else.

At the time of your showing, the property was undergoing an exterior construction project, which may have contributed to the appearance you described. We do apologize for the lateness of the showing and will address that matter internally.
Regarding your application, we only received your portion—your co-tenant never submitted their application, and your pet screening was left incomplete due to missing information provided to our company. Without a completed application from all intended occupants and full pet screening details, we are unable to move forward in the leasing process.
Our representative even offered to assist in finding another available unit, as units tend to move quickly based on applications received. We understand the frustration that can come with delays or missed communications and will continue working to improve our processes.
Experiencia negativa: This is my son’s ceiling leaking since March/April. We have made numerous calls to management and notified them on the portal. It literally rains in his apartment and is ruining his floors. No one has yet to get back to me after I’ve been told someone will. This is absolutely ridiculous that someone has to live with water coming from the roof into their apartment.

Experiencia negativa: I would not recommend this company to anyone. When they took over our building our hallways were never cleaned, our trash cans outside were constantly picked through, and service maintenance requests were never handled in a timely matter. Upon move out, they withheld $750 from our security deposit with an unprofessional “receipt” that had misspellings on it claiming it cost $750 to spackle holes in the wall from a shelf. We took them to court for it and got most of our money back. They even lied in court that some sort of final inspection email was sent to us, but failed to provide proof of it. The people who manage this company are soulless and unprofessional, epitome of slum lords. Do not rent from them!

However, we must clarify that we did provide proof of all required documentation, including the final inspection and itemized security deposit deductions, as required by New York State law. The court upheld our documentation and ruled accordingly based on the evidence submitted. While we understand moving out can be a stressful time, we stand by the professionalism of our team and the legal process that was followed. We wish you the best moving forward.

Experiencia negativa: I would not recommend living at their 68 Tonawanda St location. There have been repeated car break-ins, daily, weekly! It’s become clear that safety is not a priority. On top of that, someone routinely goes through the garbage looking for cans, leaving trash scattered everywhere. This invites rodents and creates a serious health issue. Despite multiple tenants raising these concerns, we’ve seen no real response or solution from management. We are paying tenants—not owners—but that doesn’t mean we deserve less. The lack of accountability and low standards here are beyond disappointing. If you’re looking for a safe, clean place to live with responsive management, this isn’t it.

Experiencia fantástica: Recently moved into the Delaware avenue apartments, and Jennifer Freese was very accommodating and helpful throughout the entire process. Even with some small setbacks on my end, everything went quite smoothly, and now that I'm here, I'm quite satisfied with the place. Everything is clean and functional, one light was out on the first day, but maintenance was there very quickly to handle it. Even with the cold weather in the single digits at night, the apartment has been quite warm and comfortable.

Experiencia negativa: really frustrating! they keep listings up on zillow that they don't have, i requested a tour on zillow for a 1br, and they responded to me about a 2br not being available that i didn't ask for. they keep saying "I'll text you from my other number" and it really feels like a bot is the one texting. edit: one number told me the 1br is leased, and the other number said it's available. this is so frustrating.

Experiencia negativa: This company no longer wanted to rent from me because of a situation that occurred with me and a neighbor, this neighbor doesn’t rent from them. As soon as I moved into this apartment not even a week later problems started. Without getting my side of the allegations against me and lies told, they decided to proceed in court stating that I am refusing to leave. With the police already being involved, once being sent a non- renewal lease the company ignored my request for an extension. Technically I moved into the apartment Jan. 2 of last year, by NYS law I still have time to move out…& If that’s the case why did the company cash the check for the month of January this year anyway??? I mean if you wanted me out of “your property” so bad as if I’m a nuisance to society…why even go back and forth putting citizens personal business on a app for thousands to see? But you shrive for the best when it comes to your tenants. FOH

Experiencia negativa: I’ve been renting from this property company for almost a year, zero stars. Initially when the property was shown to me for a tour the person had no idea about the apartment and refused to respond to emails afterwards. (pertaining to me being interested in renting) The appearance of the employee from the company wasn’t the most professional, also she couldn’t explain much about the property. I still figure “I’ll give it a shot” and proceeded with the process. After standard property received payment a completely different employee showed up to the apartment to give me the key, this “other person” insisted that more money was owed and I wouldn’t be able to receive my key for the apartment unless I had actual cash for him. The miscommunication among other employees lead me to believe it was scam. In addition to expecting more money unfortunately I moved into Linda Lane Apartments, in which the company rents out 10 of the 156 units. The unit I was renting had bugs in the apartment from previous tenants. The basement area has a major sewage problem and the laundry room floods horrifically! The hallways are molded from top to bottom dirty, it was awful residing here. I honestly would never rent from this company again… horrible experience and the neighbors are not very pleasant nor sanitary.

I am sorry if there was miscommunication when you entered into your lease. In terms of the pest issue, per the work orders you put in for bugs, we received your request on 5/8 and it was rectified on 5/9. There are no other work orders you have put in for sewage or any type of other issues you have highlighted in this review. We also have on file a police report against you from neighbors on the property. I would suggest if you find the neighbors unfriendly then you should keep to yourself. We have also looked in to your lease and it ended as of 12/31/24. Thank you.

Experiencia negativa: Dirty, filthy! Inside the building, Delaware Avenue, Buffalo, NY 14216. Denying the issue instead of fixing it is not the solution!!! Those pictures are from my apartment, and I'll be posting a video soon to prove it, starting from the street at Delaware Avenue, I'll be entering the building, and showing the filthy heaters inside my unit. Videos don’t lie. Instead of worrying about your reputation, focus on providing a clean, livable environment for your tenants. My health is in jeopardy, and you don't care.

Experiencia fantástica: Standard property management is great. They helped us find an apartment and made the process so easy for us to be all set for move in day. The maintenance workers are very kind and efficient, and work orders get done in a timely manner. Finding a cat friendly place can be super hard, so we are lucky to have gotten a chance with Standard Property Management. The only problems we had was our apartment was not cleaned before move in, and the cleaners that ended up coming that same day left many webs, dust, etc around that we had to finish cleaning up ourselves, and the basement where the laundry is has a plethora of dust and spider webs, but thankfully it doesn’t interfere with accessing the laundry machines. Other than that, our experience was great, and Lindsey Regelin made this transition smooth for us.

Experiencia negativa: Absolutely horrible. I can not wait till my lease ends. I have had so many problems in my time here. Stuff is constantly breaking and all maintenance does is cheap bandaid repairs that break almost immediately. We have issues with rodents in the building, and no one has done anything about it. Most maintenance requests go ignored for days before getting a response. It's absolutely impossible to get anyone on the phone, or get responses to emails. When they do finally respond to my attempts to reach out I get curt, passive aggressive responses. I have never leased from a worst company and would absolutely never lease from this company again, nor would I recommend it to anyone.

Experiencia positiva: I like them, I've lived here for a very long time and they are the 1st property management company to manage this property since I've been here. When I have a issue, I report it, it's typically rectified in a decent amount of time if they are the ones making the decision. There have been times I was told the issue was to massive or they'd need owner approval. I understand it's business. For the most part, I feel they are responsive , mostly respectful and the maintenance does good work.

Experiencia negativa: First of all every time I call the office nobody answer the phone. I leave a message and they don't return the call either.I received different text messages from different numbers telling if I want to schedule a view, few days later they text again saying that the view has been cancel and that the apartments has been leased. This is the worst service I ever had when looking for a new place to move in.

Experiencia negativa: Extremely unprofessional company. Agents and their staff gave me the run around for a week before letting me know they sold the apartment before honoring my appointment to see it, despite my application being approved having my appointments canceled for days because of “schedule conflicts”. I had to go down to leasing office where they don’t even let you speak to a real person just an iPad to mark you came and need to be called back (I never got called, just had to keep calling until a clueless person answered). Lol their replies just how little they value the time of others. Was I to stand around waiting in an empty lobby. Now it’s a “safety issue” when they texted me days ago the staff member was in a meeting. Anything to avoid accountability for their CLEAR lack of communication with one another. And only a clueless person would think repeating times an application was submitted would change anything I said.

Thank you for reaching out. I am sorry you had this issue. Standard received and approved your application the same day on 7/26. You were sent your approval letter on 7/26 at 11:37 AM. This property had three applicants, you being one of them. If an applicant is sent a lease to sign, we have to honor that request first. This property is still available as the first applicant did not sign. Standard requires an appointment to be made to discuss issues with someone at the office. This is a safety issue and most property management companies put this measure into practice. We saw that you checked in to the Ipad and left after two minutes before our leasing coordinator could speak with you. Standard is happy to continue to work with you, but your review of calling our staff "clueless" is not acceptable.
Experiencia negativa: Expect to be treated like a joke. My central air has been broken all summer through multiple heat waves, and awfully long story short, nothing has changed. They gave me a portable ac, (that they then took back), which was poorly installed. The gaps let a bunch of bugs into my apartment. I had to borrow a portable ac from a family member too and my electric bill is very high for one person. The AC wasn’t my first issue, I also waited months to receive an appliance I should have had from the beginning. Communication is extremely difficult. Expect to wait on the phone for 20-30+ minutes, regardless of the time of day you call. Be extremely cautious of giving your money, time, and energy to these people. Even if the apartment looks awesome on the surface as mine did. I know I have given a ton, and received very little back. Be wary. Edit: (In response to the message from the company. I am assuming the response was the supervisor of my property manager, because she’s who I’ve had the misfortune of being in contact with the most.) Please do not be mislead by the reply from the company. My review is accurate, and it is similar to other reviews from people that have dealt with this company. Imagine how long I waited before having to go to a google review. But that seemed to get their attention, even if they have been rude and nasty because of it. I am comfortable with maintenance entering when I am not home, they have done so many times before. The problem is when she says they were there, when they were not. Or when they come at a random time and date that was not discussed with a temporary fix to then close the work order as if there will be no future issues. I have cameras, so I know when they enter. For the most recent fix, the tech was not there until the day AFTER she said she was told the issue was resolved. How is that possible? I have been given these bandaid fixes while my work orders have been closed out. If they knew the fixes were temporary, when were they going to make a permanent fix? When were they going to inform me whether it was temporary or permanent? The answer: after the bad google review. The person responding to my review relies on what she’s supposedly being told, but not what she knows. I know what times people have entered my apartment, and footage is the only reason I know when I’m being misled. That would be the only reason for me wanting to be there. But as I stated, they have entered multiple times without me being home, which is fine. I have also had to take work time to let technicians into the building when that should not be my responsibility. Please know that they choose which questions they answer, and they do so on their time frame. They are also very passive aggressive and rude. Things other than the topic at hand will be brought up, like my review. She did not answer my question on if the fix was temporary or not for days until the bad google review. Now, a more detailed review will be posted at a later date whether or not they fix my ac by the end of this summer. People should know how they treat people who pay rent and have not caused issues. Despite how I’ve been treated, I have been respectful. If needed, I may have to post the texts to help other renters know who they are dealing with. You can pay rent on time every time, you can use work time to let in technicians (which should be the property management company’s job), you can be polite, you can wait for replies to messages and callbacks to your missed calls, you can wait on the phone for 20-30+ minutes on hold while being #1 in the queue, and they will still treat you like you’re the problem. Instead of damage control on a bad review, do your job, and do it with professionalism.

My understanding was yesterday this was taken care of and the tech confirmed the AC was working. If that is not the case, we would have appreciated you connecting with our team on the issue. As we have reviewed your account, it seems that we have had timely communication in regards to the issue. You have also indicated on multiple work orders that we are to enter if you are not present. If you would like to change that, please do so when you enter work orders. While I am sure you are frustrated and rightly so, this review does not accurately represent the entire situation.

Experiencia negativa: Don’t expect them to hold up their end of the lease. You’re going to have to pull teeth to get things that were promised. They disappear after they get you in, and they drag their heels on the smallest of work orders. Overall, decent price, but expect VERY little from them.

Experiencia negativa: DONT LET YOURSELF BE FOOLED BY THE 5 STAR REVIEWS - they are offering a $10 amazon gift card to anyone who posts a 5 star review of them on Google. That is not nearly enough money to make me lie about my expereince with this company.... they are not responsible or accountable and renting with them is a total waste of money. There are countless examples of how little they care what happesn once you are locked in to a lease (ie. one of my neighbors had to pay for an exterminator to come in to deal with rats in our property because Standard wouldn't do anything, I had to pay for space heaters on my own dime when the heat in my apartment wouldn't work and NONE of this is ever compensated by them). THey do not believe in "customer service." I regret ever moving to a property owned by them.

Experiencia negativa: If it was possible to give this a big fat zero I would. Our ceiling has been leaking water directly above our bed since 10/1/2023 and I’ve reached out multiple times to get this issue addressed with zero communication. They told us they would clean the gutters and come patch our ceiling but never did. Meanwhile, it’s been raining drywall onto our bed. They keep closing out our request saying the issue is fixed when in reality the situation is even worse. Since they kept closing out our maintenance request without solving the problem I took to emailing them. I had to follow up twice to even get a response and when I did I was told “ We already sent the information to our maintenance director and we'll get this fixed soon. I appreciate your patience.” Fast forward a week and half and with an additional follow up and crickets. I feel bad for the people who get stuck in our apartment because they’re going to need A poncho.

We are in the process of getting vendors out there to see if the issue is within the attic of the property, so we can get this resolved. Our two maintenance men will be onsite today to see what else can be done until the outside vendors can determine a course of action.
Experiencia fantástica: I had an issue with my garbage disposal. There was no power and was not working. I put in a maintenance request on the morning of 6/4/24. The request was completed the very same day by the early afternoon. I was very impressed they were able to come here the same day and solve the issue so quickly. I definitely won’t hesitate to put in another maintenance request if ever needed. Very satisfied with the outcome.
