Sam was the guy who did the work on my condo. He was absolutely awesome!! He did the job in record time and left my condo mess free! He did exactly what he said he would do and then some! Kudos to the management team!! Looking forward to working with these guys again !! Highly recommend!!!!

Experiencia negativa: Absolute slumlords. They have to be the most unprofessional real estate workers in Buffalo. Raising my rent by $100 (10.26% increase) after one year with no improvement is diabolical. I also had them pre-inspect my apartment before move-out, which was an absolute waste of my time since they still robbed me hundreds from my security deposit ("1-2 hours of labor at $75/hr" for having 4 tiny screw holes in the wall). Not only that, Elizabeth D. took OVER A WEEK to respond to one email, conveniently delaying me to put in my 30 days notice, which again cost me hundreds. Needless to say, do not rent from them.

Had me walk through apartment but then decided not to rent it to me.multiple attempts to reach before they denied me and then didn’t respond after. I assume any property has the same response with repairs or issues

Experiencia negativa: I had an intro call with Joe about renting out my property and thought it went well. She said she'd follow up with a contract that I could review by the next Monday at the latest. Monday came around and I didn’t hear anything, so I gave it another day — but still nothing. I followed up twice with a polite check-in but was ignored. It’s been a couple of weeks now, and honestly, the whole situation feels confusing and I’m not sure why I was ghosted by them. If they didn’t want to rent my property, I would have preferred that they just say so, rather than leaving me waiting and wasting my time. It all felt very unprofessional, with a clear lack of communication.

Experiencia negativa: This property management company needs to take a serious look at its maintenance operations, especially in the Amherst area. There have been repeated issues with workers stealing and showing a complete lack of professionalism and not completing maintenance repairs. These are not isolated incidents and point to deeper problems in oversight and accountability. Until major changes are made, residents and property owners should be extremely cautious.

I would like to extend a special thank you to Randall! I first met Randall when I moved into one of their properties, an apartment, in 2018. Now, I reside in another of their properties, a lovely single-family home, and I am incredibly grateful to Randall for his exceptional efforts on behalf of my daughter and me, without him I am unsure if we would have secured this home. He has consistently been there for me whenever I have needed assistance, and I must admit that I am not always the easiest person to work with. Experiencia negativa: Towne Housing protects unethical, predatory landlords and allows them to treat tenants however they wish. What is the point of being a professional company when you allow property owners to be unprofessional towards tenants? Don’t be tricked into renting through them only to end up in a rat infested apartment and the home owner overcharging you on the security deposit without a legitimate itemized list of repairs.

From the very beginning, the leasing process was incredibly smooth and well-organized. Special thanks to their leasing agent Hayley, who was absolutely amazing throughout the entire process. She was extremely knowledgeable and friendly, making the entire process seamless and enjoyable. After moving in, I encountered a minor issue with a lock. I submitted a maintenance request noting "No Rush" and was blown away by how quickly Nick, the maintenance technician, responded. He showed up immediately and resolved the issue right away. The level of responsiveness and care shown by the maintenance team was just as impressive as the leasing experience. Overall, Towne Housing Real Estate has provided top-notch service, and I highly recommend them. Their team is reliable, professional, and genuinely cares about the well-being of their residents.

Experiencia negativa: Trash owners, will leave you with broken stuff and never repair it, super annoying and ignorant on purpose posting signs on your door, turning off gas and electricity to antagonize you, worst experience from home owners hands down we had a different homeowner and was fine for 5 years before Towne Housing came in intentionally antagonizing us to make us move. Super weird and unprofessional.

Experiencia negativa: Worst property management ever! My ceiling is falling in the bathroom and it’s been more than a week. Unfortunately I had to call the health department. Extremely unprofessional and don’t wait on paperwork it’ll take weeks before they even get to it. Good luck with this agency. The amount of disrespect this office has for their tenants is beyond me I lived at this house for 18 years and never had to beg for paperwork or repairs. Town housing has only been my property management for less than 6 months and it’s a nightmare. Look at the response.. it’s called the blame game. Don’t do it!

We were looking for an investment property that we could also live in somewhere in the Buffalo area. Neither of us had owned property of any kind before, so we had a lot of questions about not only the location and condition of the house, but also about the numbers to help us know if we would be making a solid investment. We’re currently living out of the country, so Kevin checked out several duplexes for us in Buffalo, Cheektowaga, and Tonawanda, and ran the numbers, and found us a great house in Tonawanda with the potential to return a great investment. The inspection and appraisal confirmed what Kevin had said about the condition of the house, and overall, we’re really happy with the purchase. Kevin always answered our questions quickly and thoroughly and didn’t sugar coat anything. He’s honest and hard-working, and his immense knowledge and experience owning investment properties himself helped us to find a gem. We plan to buy more investment properties in the future and definitely hope to work with him again. Thanks Kevin!

They have been managing my property for 1 year and I was nervous having to make a maintenance call. I was like they probably will take forever. But when I say they called me back the same day. I was shocked they got back to me faster than the landlord ever has. But I have to give the biggest Thank you to Nick who works in the maintenance department. He came in and got right to work. As a first-time homeowner of "a certain age," many of the needed updates in my house are beyond me, including building a drywall surround and door for my basement stairs. Jaxon is a master carpenter--he took one look at the space and figured out how to create what was needed, how to do it efficiently, cost-effectively, and most of all, up to fire and safety codes. He's done everything from sourcing and installing new storm doors to cutting the overgrown vegetation away from my back fence and more, and always with a smile. If you need handyman services from a professional whose work ethic and skill you can trust, you need Jaxson at Towne Housing Real Estate. We'll be inviting him and the Towne team to our housewarming for sure! It's November now, and we managed to have the Towne team come and work on a "honey do" list we needed completed before the holidays--and they did outstanding work as usual! Project Manager Brandon Bork and a cast of thousands (okay, 4 incredible specialists in electrics, construction and landscaping) worked tirelessly over 5 days to make sure everything was completed in time for Thanksgiving. They took a huge weight off my mind by wiring and installing new lights in our basement, replacing what was left of the wooden attic ladder that was clearly original to our 1950s house, and everything else we asked to help make us safer and more comfortable in our home. They were very quick to respond to any requests we had or questions on our properties. Their maintenance team was very detailed in providing us estimates to rehab or turn units and accomplished the work in a timely manner once we gave them the approval. Rent increases came with each new lease renewal and they did a great job of achieving market rents when tenants moved out and new tenants moved in. Siding on our house has been damaged and missing due to the storm since DECEMBER and no answers have been provided as to what is being done about it. They recently CLOSED their local office too making it impossible to speak to someone in person.

Experiencia negativa: The company is a failure to the community. Prop mgr, Elisabeth Duluski informed me she would work with me and then evicted my family, after I paid thru the pandemic. The eviction was for late fees!!! They never fixed ANYTHING!!! and charged me $100/hr to get my belongings.

Experiencia negativa: Filled out a application OVER a month ago my co-signer did they’re credit run 2 weeks later because he never got the link so I had to keep calling Haley nor ANYONE in the office has gotten back to me yet . So they put inquiries on your credit report , lack communication , steal your fee, and basically say forget you . So sad I have called and emailed and nothing no return calls poor excuse of a company

Experiencia negativa: This Real Estate Company uses a tenant screening product that doesn't give the prospective tenants actual credit score, but something called a resident score. When you try to go in office Katie or Jacob are no help at all and are continuously engaging in unethical practices to allow tenants to rent from them. Also, they seem to be baiting for revenue purely from application fees for as long as they can. Filed a report with H.O.M.E and my legislature for further investigation.

Experiencia negativa: I submitted a request for a property tour on a Tuesday received an automated email directing me to complete an application on Thursday/Friday. I called to inquire about the process and was directed to complete an application. Reviewing the property description it stated that showings will only be made available for applicants who complete the application process. The cost for one application is $16 and I completed it. I followed up and called your company three days later to schedule a tour and was informed that since my wife would be living as a tenant with me, she would also need to complete the $16 application for a property we might not choose to go with. I assured the lady I was speaking with that I would be the only one seeing the property and would gladly complete my wife’s application if we decided to go forward with the rental. This option fell on deaf ears and I was told the only way forward was to complete an application to ensure health, safety and qualifications. If I meet all of the qualifications, what prohibits me from seeing the property? If you have 4 people in your household over 18, then you’d be paying $64 just to tour a property (that’s at least two tickets to the zoo in my area and an activity I know I’d like). I’ve been a realtor and around realtors for decades and understand the health, safety, and evaluating applications with respect to showing properties. Your process is a hindrance not a help. After twice almost completing the application on a mobile device before a glitch refreshed my screen and wiped out all the information, and then speaking with this representative, I do not want to live in a property your company manages and I wonder if owners are aware of the roadblock this company is putting up for eager customers. It’s taken me a week to find out that I need to complete another application and wait 3 more days before I can see this one property. I’m crossing this house off of my top 3 list and I recommend against using TowneHousing for your property management and real estate needs. This good looking, good featured property has been available for a month and I’ll follow to see how long it takes before it’s rented. Response to Towne Housing’s comment: I share my experience to specifically highlight how your policy is not necessarily in the best interest of your clients and fulfilling a fiduciary duty. My application was complete and I was looking to see the property. I’m speaking from the point of a property owner trusting a company to market a property to as many qualified people as possible for the best possible outcome. I already agreed with your point that all renters would have completed applications prior to renting as a part of the leasing process, and that would satisfy Fair Housing. Additionally, common fairness would be met if you required complete applications for all showing attendees over 18. The points you share are right on target with respect to the rental agreement and renting. It doesn’t apply to showing the property.

Experiencia fantástica: My experience with Haley was excellent. She was very commutative and helpful. She made sure that everything was done in a timely manner for me to move in . I do recommend this agency for rental as I’m looking forward and grateful to be an occupant.

Experiencia negativa: Hands down the WORST property management team I've ever dealt with! I notified them for MONTHS that my ceiling was leaking...what did they do? NOTHING! They waited until my ceiling collapsed in and almost fell on top of my puppy! ive notified them for months about my windows leaking cold air. they still haven't done anything! ive been telling them the floor through the whole house is buckling and they STILL HAVENT DONE ANYTHING! They're quick to charge fees for any little thing and SLOWWWW to fix anything! Then act like they didn't know anything was wrong within the apartment. This company is a jokeee! Looking at the rest of these reviews obviously this company is doing something (or a lot) wrong so don’t comment trying to explain how things are “not your fault” Let’s also talk about how they were working on the hot water tank….cause none of the apartments had heat (always waiting till last minute to fix something) and failed to tell me I was going to be without heat throughout the night! Made numerous of callls and didn’t hear anything back till the next day. I had to drive 35 minutes away to check into a hotel that had room for my pets and myself at 1 IN THE MORNING! Then they got mad because my hotel room was “too expensive”!! No hotels were taking check ins after 12am and I was under 21 at the time thankfully I have a friend that works at one and was able to get me a room!

Experiencia fantástica: I had to end my lease early due to challenges around the COVID pandemic and the property managers were very understanding and helpful during this time for me. I moved out around June 2020. August 2021, I get a call about some very personal items I left there (my birth certificate, social security card and bank card). I was certain that these items made it to the trash during my careless packing. To receive a call over a year later with the property’s willingness to mail my items to me was absolutely amazing. With all the time that passed, they could have easily trashed them and I would have never known. I am grateful to have my belongings back after all this time. Thank you! God bless!

My husband and I had a complicated situation with purchasing, Realtor.com connected me with Kelly Hardison-Lupus with town house realty and she is A-MAZ-ING! She was extremely helpful and guided us though every step of the process she even took us to houses and put in offers on properties we were unlikely to get. Kelly is the reason I got my dream home, she took a chance and brought us to a home I loved even with low chance of offer acceptance because her and I both say it doesn't hurt to try because it doesn't and we're about to close on that very same house! She is very personable, friendly and helpful I don't just see her as an agent but also as a friend because she takes the time to build rapport. I had to find a way to give some sort of review because she really is incredible.

As an matter of fact our recent plumbing issues they have been handling very effectively and responsible ways.
