Experiencia negativa: AVOID RedHawk Property Management at all costs. This has been the worst rental experience we’ve ever had. During our lease, the A/C was clearly failing. Instead of replacing a unit that was on its last leg, they repeatedly “patched” it. Maintenance came out FOUR times, and we endured multiple days with indoor temperatures reaching 92 degrees. Every visit was a temporary fix that failed shortly after. Living in those conditions was miserable. At move-out, they kept our entire security deposit and charged us additional fees. Yes, we have a dog. We acknowledged that and had the carpets professionally cleaned before moving out. Despite that, they chose to replace all of the carpet and bill us for it. On top of that, they cited scratches on doors and walls and “dirty walls” essentially punishing us for normal wear from actually living in the home. It feels like their expectation is that tenants don’t live in the property at all. Between refusing to properly fix major issues “AC” during the lease and then aggressively charging at move-out, this company is not tenant-friendly in any way. Do yourself a favor and do not rent from RedHawk Property Management. There are far better options out there.

Thank you for your review. I would like to clarify a few important details for context. You were a tenant at the property for nearly two years, and overall, you were responsible with no significant issues during your tenancy.
At the time of your move-in, the property had been freshly painted and new carpet had been installed throughout. Upon your move-out last month, there were several items that required attention, including wall preparation, painting, and general cleaning, totaling $320.00. In addition, the carpet required full replacement at a cost of $2,228.75 due to pet urine saturation in multiple rooms.
These conditions required remediation to restore the property to a suitable standard for the homeowners, and the associated costs reflect that work.

Experiencia negativa: Red Hawk property Management charged you for HOA warnings. It does not allow you to correct the problem and charges you regardless. This is not a professional way to treat your renters.
Sam you are incorrect in your review. We do require you to correct the violations, as well as, pay a notice fee, which is clearly stated in your lease. Sam, you have received 4 notices since this year began. That's 400 percent more noticed than our average tenant receives in a year. You know what the HOA requirements are and the results if not complied with. The simple solution is to avoid the violation/warning and enjoy the great property that you have rented.

Experiencia negativa: Stay away from this company. They are ridiculous to work with as a tenant and will charge you every chance they get.
Hello Ken, you and your roommate moved in 10/22/21, and renewed your lease twice for one year periods for a total of three years. Overall, you were a great tenant until you moved out the end of October. First, you did not return your keys as required per you lease for several days after the due date. There was a charge for the hold over which could have been the full months rent. We gave you a break on that one. Second, your ESA urinated through out the carpeted areas. The carpet was new when you moved in. We prorated the damaged carpet as is required per HUD. The property was not returned clean, less normal wear and tear. There were also damages that you caused that were above normal wear and tear.
You were always a reasonable tenant and we valued you and your roommate. Red Hawk does not make one penny on any repairs done to the property. The charges for damages were 100% your fault. I do wish you the very best in Texas!

At the same time they are really nice especially Jerry the owner very understanding and flexible , if you are a homeowner you can’t go wrong with having them manage your house I am one of their tenants and they do a good job, just pay rent on time and follow rules. sometimes I meditate if I had home and wanted it well managed and maintained I would use redhawkpm.

Experiencia negativa: Jerry was a nightmare to work with from a renters perspective. Not only was he rude on the phone, he hung up on us because after nearly a month of being without air conditioning from the end of July to August he was upset that we bothered him on the weekend. In total, we ended up being without air for 33 days. Initially he wanted us to pay rent for September instead of crediting it due to not being able to live in our home for over a month. He would blame the landlord saying they were pushing for it to be paid, but Jerry knows Arizona laws in regards to tenant rights and he refused to follow them. The landlord parted ways with Jerry and we couldn't be happier to have a new management company. We are great tenants who pay on time every month and keep our rental in tip top shape.

I wanted to respond to your review. First of all you and Chris had been great tenants since April of 2021. Overall, I believe it was a mutually beneficial relationship and each side treated the other with respect. You both have every right to have been upset with the AC issue. It was the hottest time of the year, and it went on for way to long. My office and I reached out to the home warranty company daily for updates so we could get the issue resolved. They would tell us one thing, and then simply not show up or even call. The Owner was aware of the situation with the warranty company and was also working at getting things resolved. Finally after over a month the Owner agreed to purchase a new AC unit and would try and get reimbursed. Unfortunately, it was a very stressful time and we did not meet your expectations. I do believe we did everything that we could, including offering you a portable AC unit. I have, and will again, apologize for being rude when you called me on my personal cell over a weekend. I won't go into the details but I am sorry that we didn't have the info for you as I'm sure it was a very unpleasant time. I went through my call logs and believe that between Chris, you and myself we spoke almost every business day.
I'm glad that the Owner agreed to purchase a new AC unit, as the home warranty completely failed us all.

Experiencia negativa: This is by far the worst property management company I've ever been associated with. I will provide the full story soon of the many issues my family endured. First I need to file a complaint and speak with some different entities since Red Hawk workers and Jerry the owner is attempting to not only take my 2.5k deposit, they are also trying to charge me hundreds more on false claims and extra fees that I have proof that are not suppose to be charge to me. Been trying to get help for 2 month regarding these charges that amount to almost 3k of work and I still have not receive a full explanation. Pending my complaints, I will be reaching out to those that have been done wrong to help start an investigation on this company for treating us the tenants wrongfully. An for those current tenants stuck in their contract. TAKE A PICTURE OF EVERYTHING with dates!!! I will provide updates as the issue progress.
Hello Michael Lake, I wanted to take a few minutes and respond to your review. First of all, Red Hawk does not make one dime on any repairs that are completed at the property. We have no incentive to charge for false claims or unauthorized extra fees.
We compare the condition of the property as it was provided to you with the condition of the property as you turn it back over to us using photo documentation. We have over a hundred photos of damages that you or your other occupants caused. Many of the items would have been simple fixes on your end. Things like landscaping, returning the keys on time, cleaning dirty walls, putting the closet doors back on track, replacing burnt out bulbs, changing the AC filter, putting salt in the Water Softener, and so much more. It's simply not fair that you abuse the property, delay turning possession over and then post a blatantly false review. One fact that you did state in closing was to take pictures of everything, as we certainly do.

Experiencia fantástica: We have rented from RHPM for almost 3 years. During this time, the team have been been professional and extremely responsive, addressing questions and maintenance requests timely and competently. The few maintenance concerns we have had over the years were quickly addressed, with little to no disruption, which is important to us, as we work from home. Experiencia fantástica: Recently we reached the end of a two-year leasing agreement occupants of a red hawk property and we have no complaints about our time with them we had very few house issues and the minor ones that did occur were handled quickly and very efficiently with no inconvenience to us. When we did call the Red Hawk office and spoke with any of the employees they were always very pleasant and at no time did we ever feel slighted or demeaned by any of the staff at Red Hawk. We spoke with RedHawks owner Jerry several times and his no- nonsense straight to the point style of conducting business could possibly be mislabeled as being tough or harsh rather we felt he was transparent and honest which we appreciated his candor. We appreciated the accessibility to speak with Jerry typically when you would like to reach a company's owner you have to navigate the many channels of communication before you get where you want to go not the case here Jerry is very accessible and always answered our calls.

Experiencia negativa: We were faced with a lot of surprises that were not disclosed to us when we were moving in, nor were they made aware to us during our stay. We would receive surprise charges and rules that were supposedly “in the lease” however were not disclosed to us. When we moved in, almost nothing worked (fridge, microwave, blinds, both bedroom fans, lights, sinks, and other supporting structures). Dust was found on windows, and air vents. When we requested maintenance, it was like pulling teeth to get them to come out an address these things and we were without working appliances for weeks. There was a point that due to scheduling painting within the neighborhood, our garage was broken and our ac suffered as well. We were coerced into signing our lease within a certain time period. Once we realized how we were being treated, we couldn’t wait to move out. I swear they would just tell us to do things and put, “per your lease” in the email in order to convince us to pay whatever fee they made up or do whatever deed they wanted us to do. This company has very little accountability and will try to make everything your fault. We have made our complaints known, both via email, and phone communication, however still no changes were made. We tried to communicate well with our leasing agency and handle this in a civilized manner however at this point it’s clear that they did not care about our concerns. We will not be recommending this company or any of their properties to anyone.

Move In Date 09/19 All appliances were in working order.
W/O submitted 09/21 for several cleaning issues as well as loud (2) fans. Issue resolved 09/22 at 2:00PM
W/O submitted 09/27 for the microwave not working correctly. The unit was replaced.
W/O submitted 11/4 for the Refrigerator not working correctly. The unit was replaced within a few days.
As for the "undisclosed issues" that were all provided to you in writing in your lease, I'm not sure what to say. As my buying agent he has always gotten me excellent value for my money. As my selling agent he has always been professional and an excellent negotiator on my behalf. As my property manager I have always felt that I was represented by the best property management available. I only wish they managed properties in California and Nevada where I have additional properties. Some of the reasons I recommend them as much as I do is they make it so easy. They help me purchase properties when it's the right time to buy. The give me the value of my properties every year so I can evaluate if it's the right time to sell, and they provide me with the current rental rates that I should be charging annually as well. I receive my rent and monthly reports on the 15th of the month, every month and they have never been late, not once. That was a problem with my old management company, right up until they closed their doors. Finally, Red Hawk and Jerry are great at keeping me up to date on my tenants, property and my money. I highly recommend them.

Experiencia positiva: Day 14 of ending our relationship and my key fob/mail key have not been returned as of yet. Red Hawk does a very good job of managing when tenants are in your property. I’ve been disappointed in the level of communication and professionalism received while a tenant is not in my property. We decided to part ways and my door key was mailed back, but the mail key was not. Also, I did receive a key fob and either I was sent the wrong key fob or the key fob was too damaged (tiny punctures all over the fob) to work. I’m hoping I can get my mail key and working key fob back asap. Red Hawk Staff - Please return my mail key and working key fob. Thank you.
Hello Deanna, I just saw your review and wanted to respond. I’m on vacation until Friday but wanted to get back with you.
We do not have any mail keys for your property. Once a tenant moves in they are required to have the mailbox rekeyed so they are the only person with access to their mail. It’s a way to protect all parties involved with unauthorized access. When a tenant leaves they are not required to return the mail box keys.
As for the fob that is the one that was returned to us. My office called the HOA and was told yesterday that you would have to request a new fob. Please let me know the cost and I will personally reimburse you.

Experiencia negativa: Wish I didn’t have to give them 1 star. Horrible management company! Terrible customer service. They find legal loopholes to be able to take advantage of renters. Their lease is horribly written. It will not offer the tenant any protection because they will make sure to use the wording to work in their favor. Lived there for 3 months, paid a TON of money to buy out of my lease early (approximately $6000) and they took my whole security deposit for made up damages. Charged me $750 for paint when the paint was old, hadn’t been painted in years, already damaged, when I moved in. $285 for miscellaneous charges like light bulbs and air filters that they didn’t explain on the move out deposit accounting but instead said they would explain later because he’s going on vacation. I would highly recommend staying away from this company. If you’re a decent person, good renter, there are much better landlords to give your hard earned money to.

At first our application was denied, when I called to inquire why he explained and told me what to do to get it approved. We only rented for 1 year because the owner decided to sell and at the timew were not ready to buy due to the market. But Jerry was great. I would definitely do business with them again.

Experiencia negativa: Lived for almost 2 years at one of the rental properties we left it cleaner than what we we had when moved in, we dealt with the disgusting carpeting that we were told that needed to be replaced, and then that was used against us upon moving out same way with the landscaping and yet the landscape remains the same because they did nothing about that no indifference to them they did replace outside faucet Spicket’s. We also had left a brand new set of your washer and dryer so there would be no leakage from the upstairs level but that was not given in consideration, and yet we were penalized for being good tenants all the way around, and I would never recommend this company because I don’t like people sidestepping, or shirking their responsibilities and leaving it to other personnel in the office to make decisions my mother had died, trying to deal with this whole issue because of this sidestepping always an excuse
Hello Maggie, First I am sorry to hear your Mom had passed. She was a great lady. Second, when I was asked to review the move out charges I was out of town and said that I would review them when I got back in the office. That was over a two week period. I was not sidestepping or shirking my responsibility.
Upon my return, late last week, I reviewed the move out inspection with the inspector as well as all documentation.
At this time the charges will stand.

Experiencia negativa: Toured a beautiful home managed by Red Hawk - called the management team before applying to check in about qualification requirements. Gave full disclosure that credit is not the best. At which point Jerry informed me that until they run the report cannot give straight answer about approval or not - which i totally agreed to but I brought up having a co signer (which by the way makes 6 figures and owns his home and vehicles cash) Went on to apply after Jerry made me feel confident that if there were some holes in the process that having a co signer would rectify that. Apply. Promptly, as I had promised. Followed up with Jerry later in the day after receiving my report back to which he replied that we were waiting for my partners application. But that in the meant time... verbatim.... "Im not going to lie to you, your report came back and its pretty awful." Mind you my credit is high 500's, been paying $1800 rent as a single mom for 22 months. Out of the 22 months, I have been one day late 4 times in which the place I rent currently files that as D (delinquent). So I explain that to Jerry, hey one day late 4 times out of 22.... doesnt seem terrible to me..... no option for auto pay here and it was complete mistake. Not a situation of being 30 days late etc. One word of advice.... I know Red Hawk is running a business. I get that and agree that you have to be diligent. However, Jerry does not have any clue as to my background. That just two years ago my credit was low 400's.... I was swimming in a sea of debt and coming out of a terribly violent marriage with 3 kids. And on my own I left, rebuilt and and looking for a brighter future. Blown away by how rude and unprofessional my interaction was. Would have been fantastic, clean and prompt tenants. Good luck to you, Red Hawk.

I told you we had to wait until your co-applicants report came back. It did and based on the combination of the two reports, the Owner would not even consider a co-signer. Please check with your co-applicant regarding his past and you will see why it was not possible.
I’m sorry that it didn’t work out for you. I did however go back and listen to the recordings of your calls and at no point did I think I was being rude. I’m sorry you felt that way.

This management company is a laughing stock compared to even the worst corporate managing companies I’ve dealt with. Such snarky people who try to strip you of as much money after kicking you out during COVID. How this useless slab of “human” stays in business is beyond me. Update: since we can’t respond to your comments, we hope the landlords read how ridiculous you are. I’d be ashamed if I found out my liaison for my tenants treated people so badly. How you got up on that high horse with that attitude is amazing. Or maybe your bosses like you telling the world that they are not wealthy? Justin or is it Kelvin...In all of Covid we only evicted two people. There were numerous options available for people that really needed help during the Covid time frame. I remember you and your real name, and no one kicked you out. We followed the requirements and procedures required by law to protect our Owners. It's very simple, our Owners are not running a charity through their properties, and they need to collect rent. Most are not wealth, but people who have worked hard to get what they have. Not sure what you would have us do? If you don't pay your rent, we have to evict you, and then do everything legally possible to collect any and all funds due our Owners.

Experiencia negativa: My review is mostly due to our move out experience. First off, when we applied for our rental, the house was advertised at 1050 per month, when the lease was presented to us it was 1175 so someone messed up, whatever…we needed somewhere to live. Our 3 years living at the residence we didn’t really have any issues. Once we got a warning from the hoa about 10 weeds in our front yard: Red Hawk charged us $35 I think just to forward a letter. The weeds had been taken care of before it was even received, and pictures emailed back within 10 minutes of receiving an email about it but they wouldn’t budge on the charge. Our main issue was moving out. We requested to be present for the move out inspection. And I had to call about 4 times to get an appointment for it, because they waited until we only had a week of our lease left. With less than a week left we got a move out checklist that required professional carpet cleaning, I had already scheduled that but the lack of advance notice for what they expected was annoying. Additionally after cleaning the house too to bottom we got our full deposit back minus a broken light fixture that broke while cleaning because it was poorly installed and super loose. I explained this to the company but they charged me anyway. Guess how much? $125 for like a 9” round glass cover. Guess how much it costs at Home Depot? Like $11. So justify that charge:..didn’t argue about it but glad to not have to deal with the company anymore. They’re probably fine if you’re the homeowner but beware if you’re the renter. I would recommend people stop giving money to companies like this and find yourselves a private landlord.

I wanted to comment regarding the move out process and your frustration. Your lease with attached addendums clearly states that the property must be in the same condition as move in, less normal wear. It states that the carpets as well as the property were professionally cleaned prior to your move in and they must be professionally cleaned upon move out. You said your full deposit was returned less the damaged light. You are correct that if you would have purchased and installed the replacement it probably would have cost you less. On our end we have to pay a company to remove, go to the store, purchase the replacement, and then install it. Time is money for sure.

I’ve been renting for the last year and I couldn’t have been happier with my stay. The support is always available anytime something needed to be fixed. Rarely does anything need to be fixed because of the quality! The staff are a reflection of him. Everyone is reliable, professional, and they always accommodate the renters. The properties are beautiful and you can’t beat his prices. I’m in the process of downsizing to a one bedroom and Jerry understood that I needed to have my rental verification and he answered after hours and turned it in the very next day. Experiencia negativa: !!! IMPORTANT PLEASE BEWARE IF LOOKING TO RENT A PROPERTY FROM RED HAWK PROPERTY MANAGEMENT !!! Backstory; My roommates and I currently live in an apt. Our lease however is up in October, but with the current housing situation we wanted to be proactive and look ahead before having to scramble and find something last minute in this Scarce AZ Housing market. Spoke with Jerry Centner(Owner) on Wednesday 7/14/2021, explaining my situation and he mentioned that the property we were interested in would have to be moved into during the month of August. (Understandable). Given the location of the property, value, everything included we decided to get out of lease a couple months early to move forward with this property (We were given until 8am Thursday morning from the Owner of the company. (not just some typical employee) Given that it came from him I would assume everything I was told was true, but that was not the case.) Now, we are forced to move out in August rather than October. I was following what Jerry said, but beware, it gets worse. Situation: Our household Applied for a property from this company on Tues. 7/13/2021, heard back from RHPM on Wednesday Morning following up on our application status, we needed one more person from our 3 person group to submit their application by 8am Thursday (7/15/2021) Morning. I was told this directly from the company owner, (Jerry Centner) that we have until 8am Thursday Morning to have our applications in to move forward with the process or else they would move on to another candidate. This is totally understandable, and his reasoning for saying this was because he “wants to give every applicant a fair chance at the property.” Now, our group was the first to apply for this house, and like I just mentioned, if we didn’t submit by 8am on Thursday we would miss out. Our 3rd roommate had submitted the application on 7/14/2021 at 10:24 pm (I have a screenshot as well) ( which is before 8am on Thursday, doesn’t take rocket science to figure that one out) however when renting properties from this company their “word” especially when coming from the owner is not something you can trust. On the morning of Thursday 7/15/2021, I received no contact from RHPM. I did finally end up receiving a call, however not until 1pm when Jerry Centner is calling me from the McDonald’s drive thru ordering his food to tell me that the property we were told was on hold for us was already signed away that day (7/15/2021). During that phone call he repeatedly asked what I would like him to do about this certain situation, rather than provide me a solution, I was just out of luck. Since Jerry made a mistake and didn’t want to go through the effort of fixing his wrong doing. Myself and two others are now stuck fishing for a property in a very scarce AZ market. While Jerry clocks out for the day and heads home. How did Jerry end up “fixing” his mistake? The best he could do is Refund our application fee, and told me to check out more of his housing options. Zero remorse. The reason we chose this listing is because it was exactly what we needed size wise, location, and price. However we were basically told, Too bad so sad, your group missed out on this house. Why not just look at my other properties instead? Well, why do business with a company who when a mistake is made on their end, it is the customers fault. It is now my fault for following Jerry’s instructions and am now out of a place to live in the next 15 days. When looking for a property with RHPM make sure to not read any documents and to sign any and all documents as quickly as you can, because if you don’t you will not be staying in a RHPM property, someone else will be. Good luck.
Experiencia negativa: I would assume as a property owner this company is great, but as a renter I will never rent from them again. They follow our lease but they are definitely not understanding nor considerate of families. We’ve lived here over a year and gotten 2 letters from HOA ( one for the trash can being out the morning after trash day and one for leaves being on the ground, go figure) which the HOA just gave us a warning. However, we got fined both times from Red Hawk. Our rent check was one day late, and got a $125 fine, in the middle of Covid. Again, in our lease so they are just doing their right job, but they have no grace whatsoever. When we re-newed our lease, their processing fee doubled. So like I said, property owners probably love this company, and yes it is all legal and in our lease but they are definitely not here for the renters and there are much better property managements.

We have NO reason to charge you for a repair that wasn't wasn't your fault, as we do not make a penny on any work done to, or at, the property. If a vendor tells us in writing that the drain was clogged by the tenant, then that's who we bill. Why would the Owner pay for damage that the tenant caused? If the Vendor told you a different story then you are free to contact them.
I'm sorry you don't agree with our decision but it was based on all the facts we had at the time.

CiCi, we never actually did business together. You applied to rent one of our properties and were denied as you did not meet the rental requirements that were clearly posted on our website. Once denied, you threatened to leave bad reviews about our company if we didn’t change the outcome or refund your application fee. All of our communications today were in writing via email, and at no time was I rude or disrespectful to you.

Experiencia fantástica: My girlfriend and I had a great experience renting a home through Red Hawk Property Management. Jerry and his staff were always extremely helpful and professional. If we had any issues at the property, they were very prompt on sending out the necessary services. The move in and move out process was very quick and easy. Highly recommended.

Experiencia negativa: From a tenant perspective, Jerry and his staff have been absolutely horrible to do business with. Jerry has literally fought with me via text message and on the phone. I have these conversations printed out amongst other rude an unnecessary communication between him, his staff and myself and I have contacted the appropriate entities that can address the behavior. He is rude and demeaning, extremely difficult to deal with and I am so happy to be moving. I have never dealt with a more unprofessional individual and have never been treated so badly by anyone, much less someone who is supposed to be the professional face of their own company. I would strongly suggest that you do not rent from this company!!!! In response to your rude accusations, since I am unable to reply to your comment- We have never been given a ticket or have been cited by the police for anything and that is public record. Our next door neighbor called the police to complain of noise at least once a week. The officers said that we weren't loud over and over again. As usual you are quick to speak to things without having your facts straight. I simply asked to return the keys at 6pm instead of 5pm to allow the professional carpet cleaners to complete the carpets. This is just a prime example of your inability to work with your tenants because your power trip is more important to you. You didn't even have the decency to respond yourself, you have your tactless, mindless secretary Kristi respond for you. She is just as rude as you are. You have so many horrible reviews regarding bullying and rudeness and unprofessionalism. You would think you would maybe start to look at your behavior instead of trying to discredit your tenants on a public forum, especially when you don't even have correct information. You are a horrible person and it is very clear that you mistreat people on a regular basis. Oh, and one more thing.. WE NEVER ASKED TO HAVE OUR LEASE RENEWED!!! We couldn't wait to get out if here!!
Brandi, I will review your file including all text and emails between you and our staff. I understand you are upset because you want us to give you an exception to your lease for the time your keys must be turned in. You are also upset that the owner requested that we give you a notice of non- renewal due to the number of times the police were called to your property. You have not been a responsible tenant in numerous ways, but I will not go into that in this forum.
I honestly do not believe that I, nor my staff, have been rude to you in any way, and I am sorry you feel that way. You might consider that we are just not telling you what you want to hear, and that upsets you...

Experiencia negativa: From a tenants perspective they are unprofessional at best. I have had nothing but problems with their managment and staff. I would personally recommend staying away from properties affiliated with red hawk.
Experiencia fantástica: Red Hawk property management and Jerry, the owner have been of great help in helping me buy and manage my properties in the Phoenix area. Jerry is extremely professional and there to answer my questions any time of the day. His quick responsiveness and attention to detail helps me tremendously since I am an out out if state client. He has always given me the right advise and kept his word. The property management company has been very thorough and found tenants quickly with very minimal vacancy rates. I would strongly recommend Red Hawk.
