I’ve searched everywhere for an apartment that was still in my daughter’s school district and was about to give up. When I say These 3 Ladies are AMAZING! Ms Carolyn showed me several options and throughly followed up with me. She even showed me a better option remembering my needs and desires that worked out perfectly! She and Ms Pam made the process so easy and Fast! Adrianne was a big help answering my questions. This place already feels like home and is so peaceful and quiet. Thank you ladies!!! I call them the “Golden Girls” lol

Experiencia negativa: We lived there for 5 years, I wish I could echo the good reviews shared by others. There were never any upgrades to our apartment, appliances, window blinds, etc. Upon move out, our paper work said that we moved because we bought a home, after specifically stating we were moving due to lack of maintenance and upgrades. We moved to another apartment complex. There was damage to our flooring due to a leaking water heater and upon moveout we were charged beyond our deposit for "melted vinyl". The blinds were never replaced in 5 years and we were charged $90 at move out for "damage". The stove burner covers were also never replaced and we were charged $40 for 4 new ones, when they are listed for less than $20 on home depot, Lowes, Walmart, Amazon, etc. We had no expectation of receiving our $200 deposit, as there is expected wear and tear after 5 years, and we were okay with that. Instead, moving out felt as if it was a petty break up, which has led me to warn others about dealing with this complex. We were good tenants, never received a complaint, never late with payment, and told they hated to see us go when we put in our notice; and this is still how we were treated.

Experiencia positiva: Lived here almost 3 years, and it has been pretty great. Very clean and quiet complex. Never had any major issues that disrupted my life. A/c broke once but it was quickly fixed within the week. Maintenance was always quick, friendly, and never gave me the run around like other apartments. The office ladies take their job very seriously, and I’ve never felt brushed off when any issue I may have had. Pam was always very kind and would always say hi to my dogs, who loved when she would walk up to them. The only reason I give it 4 stars, is my car got broken into along with a couple other residents cars. And there have been instances of packages getting stolen off doorsteps over the holidays. It happened to me once. The office ladies do seem to be very on top of that though and are taking it very seriously. They immediately had police patrolling the complex every night. Apparently it’s neighborhood kids. Despite that, it’s a great complex. Take the car break ins, and package thieves with a grain of salt because it wasn’t something that happened often at all. Just wanted to be honest about that. It was mine and my partners first apartment together and as we move on to new things we will cherish this place!

I felt really welcomed when I entered my apartment and saw a welcome basket with some household necessities and a welcome card with everyone’s signature in the leasing office. I’ve never experienced that before so thank you all again for that kind gesture.

The management and maintenance teams are truly amazing—always responsive, professional, and genuinely caring. The apartment itself has many highlights: spacious bedroom layouts, high ceilings, large closets, in‑unit full‑size washer & dryer, and patios or balconies that make the place feel even more like a home. I like that it was gated and that the gate actually works. The community amenities are top notch, too—nice pool, fitness center, co‑working space, and covered parking all made life easier and more enjoyable. The location is super convenient, just north of downtown Denton, close to UNT, TWU, public transit, and major highways. If you want a place that’s well‑kept, safe, and run by people who seem to actually care about their residents, Cooper Denton is definitely it. Highly recommend!

Experiencia fantástica: We have been living at Cooper Denton for 4 1/2 years. I love that it is a gated community with lots of trees around the property. Good location with Evers park across the street. We have squirrels and bunnies running around. I feel safe here and we have always had nice neighbors. The staff in the office are very friendly and helpful. Anytime we have had a maintenance issue they have taken care of it in a timely manner and maintenance guys are very nice, I wouldn't want to live at any other apartment in Denton. This is home.

Experiencia negativa: Falsely claimed that fair housing laws prohibit them from removing washer and dryer from apartment so that tenant can use their own. Guess they really thought I was that stupid to swallow that lie about the law. Wonder what other lies about the law they think people will just accept? Also, didn't quote their lowest advertised price on apartment that's available online.

Experiencia negativa: We showed up yesterday to unload some belongings of a tenant in big trailer. To not block other tenants vehicles (as many were leaving and going at this time) we parked the trailer on the grass. 15 minutes after doing so this gentleman (bald, medium height) walks up and demands for the driver claiming we ran over sprinklers. We checked and there were no sprinklers in site. The attitude he approached us was unprofessional. I apologized for parking on the grass and that if he’d give me a bit to secure the stuff in the trailer to move if gladly move it. Fast foward 5-10 minutes of re-strapped everything here he comes back, just started recording everything. From my face to my co workers faces, my truck license plate. I ask him what his deal was why he’s recording and I had to follow him for 5 minutes to get answer. He would not say a word. I understood we were in wrong in this but there has to be better ways of handling and communicating to someone other than they manner this maintenance man went about it.

Edit: Update, moved away and hated the place I moved to, so I am back!!! Pam is still as wonderful as ever and helped us get a unit that we love and has helped us with all the paperwork and even helped make sure my gate fob is working when it had issues day 1; I love it here! Cannot wait for another year living here!! I don't ever want to leave

Experiencia fantástica: I love it here! I’ve been here a little over a year and it is worth every penny. My experience with the leasing staff and management has been amazing! You get a lot of space, it’s a quiet area and it’s an overall great community. I literally feel at peace everyday I come home. I recommend 100%. Update: it is 2022, going on 2023 and I’m still here lol. I still love it! This is one, if not the best/reasonably priced apartments in Denton that you really get what you pay for (space, safety, appliances). There have been changes in management and leasing staff but the staff are still amazing and you can tell they really care! Until I buy a house, this is where I’ll be ! Update: it is now 2025 and I officially moved out about a month ago. I purchased a home, which was the only reason I moved. I enjoyed my stay at Cooper Denton. The leasing office is so nice and even when I had an unfortunate situation happen, they were so understanding and accommodating. They were so supportive and have just been a great leasing staff to work with. I highly recommend these apartments.

I had an issue with my air filter and miss Pam came down to help at our apartment within minutes! Only issues it’s the wasps! They come in through the fireplaces/vents and die in the vents :( I’m pretty happy here regardless it’s beautiful!

Experiencia positiva: So far my daughter & her roommate have had issues that aren’t fixed. Their door wouldn’t unlock or lock easily. I went to the office & told them it’s a safety hazard & they sent someone immediately but the issue continues. The toilet needs repair, the dryer vent needs cleaning, the faucet in the kitchen needs repair. I’m not impressed. I do like the security gate.

Experiencia positiva: Pam really helped me get my new apartment for the first time.(Sep 26) Now a couple things since moving in, parking is optional basically if you have a busy schedule or pay for parking at your own place. Neighbors are loud and screaming sometimes and dog poop will get on your shoes sometimes. I hope they fix these things since I'm tired of it especially the parking.

Experiencia negativa: If i could put 0 stars i would. The front desk ladies were incredible rude. The rules for the pool are each resident gets 2 guest one of the resident there had 4 guest and wasn’t asked to leave. My grandma lives there and i’m visiting her while i’m on summer break and i had only 2 guest and they made me leave. If the rules are gonna be in place they need to be for everyone. Very disappointed in the unprofessional way i was spoken to today. Also we were sitting there quietly tanning not causing a disruption.

Experiencia negativa: Leasings Ladies are so rude. Two women spoke extremely disrespectfully to me and my friends as we were swimming at her grandmas pool, keep in mind that she’s currently residing there as she visits her grandmother. Apparently she isn’t allowed to use the pool.

I have lived here almost 5 years, recently we had a situation that seemed to be unsolvable but with help on management team (Carolyn and Amy) and Tipton they helped resolve the issue quickly. It is a very safe complex, people pick up after their dogs, and it's close to shopping, dining etc. Maintenance (Miguel) has always been great.

Experiencia fantástica: I waited a few days before writing my review so I could get a feel for the apartments. Pam in the office was exceptional. All the office staff was but Pam really is amazing. When i say i called mulitple times a day with questions or needed help she was always respectful and nice. Even calling me to make sure i didnt forget certain things i needed. The application to move in was easy. I applied and was accepted same day. After move in My a/c wasnt working and they had it fixed within hours. Maintenance was respectful of my space and left the work area clean. You couldnt even tell they had been in the apartment. I am amazed at how they take care of the tenants. If you're thinking of applying here DO IT. You wont regret it.

They really go above and beyond and you can tell they care about their tenants. The complex itself is beautiful too, there are tons of big trees and it’s so quiet.

Experiencia fantástica: if i could give 14/5 stars, i would. i had an issue w my toilet a while back, for which emergency maintenance responded to that night. previous inspections and pest control were communicated well, the grounds are kept immaculate, and they offer amenities that are USEFUL like the car port that protected my car from that wackado hail storm. the apt is basically a luxury apt, with huge doorways, a wide living room, sturdy faux-wood blinds that don’t break every time my cat violently shoves her head in them, and textured plank flooring to compliment the subtle paint colors. as an apm, i really appreciate all the little things they do to make things neat and comfortable. the only thing i would change is that the walls are a touch thin, which is a construction issue and isn’t realistically able to be changed by mgmt after the fact. a huge advantage to being in the industry is that i know notices go out when they need to, and feel like i’ve finally found pm staff that can be trusted.

The move in process was easy and the entire staff have been wonderful, very nice, and beyond helpful. The entire complex is always kept clean and tidy which I appreciate very much! My unit was clean and ready to go when I arrived on my first day and the spacious floor plan has exceeded my expectations. I’ve had no problems at all so far and I feel very safe in the complex with all of the friendly neighbors and well lit areas. I highly recommend these apartments to anyone looking for a safe, peaceful, and clean environment to call home. I’ve only been here a month and already feel right at home in this community.

Experiencia negativa: Don't know why my review is not here. When we moved in, there was roaches everywhere. At least six to seven roaches in each drawer and cabinet with roach poop in every cabinet. They were also in the bedrooms. I had six adults clean the kitchen on the day we moved in and roaches were falling all over them. I had already signed the lease and was stuck. We ate out and kept everything packaged tightly. We never trusted the oven or anything in the kitchen. We kept food in our China Cabinet and our our deep freezer. Never used the kitchen or appliances in there. We got most of our deposit back but I paid the water bill and was charged a second time out of the deposit for the same water bill and a cleaning fee. I feel like they charge a cleaning fee no matter what but we left that place better then receiving it. As the roaches and droppings were gone. Yes I feel the cleaning charge was not right. I have pictures too of all roach droppings on move in. They said the cleaning fee was because I had pets but one died the month we moved in and because of the roaches I was afraid to move my cat and his litter box in and he passed away too before ever moving in. Both cats were very old and never lived there in other words. The place was filthy upon moving in due to roaches and it took forever to get rid of the roaches and yet we werestill charged a cleaning fee. We lived there one year. We will never rent here again.

Experiencia fantástica: I just signed a lease with Cooper Denton and I am so excited to move in! Pam has been super helpful and understanding with me since it is my first time signing. To be honest, there is a lot that goes into applying and signing. But as long as you go in confident and stay on top of everything, you will be just fine. Tackle each task one step at a time and make sure to keep track of every bit of info and every payment you make. There were a few things I got confused about or started to stress over, but Pam was really nice and help clear up some details. She was also very precise with my payment amounts which I like. On to the actual property itself, I cannot express how lucky we were to find the value for the price, and we haven’t even moved in yet. You may look at the prices and think it’s way out of budget, but when you do some research on qualities outside of price alone, you’ll find that this is one of the more ideal properties. It’s a little out of the way for students trying to save on gas, but it isn’t smack in the middle of town where bugs may spread from other nearby buildings. It’s very quiet and peaceful and they do not tolerate loud neighbors from what I understand. They also spray for bugs by building every week and seem to pay more attention to appearance and maintenance than you would find in cheaper student housing. And with the rising rates of rent in Denton for apartments, this place is easily affordable if you’re willing to spend a little more for quality living. I’ve already recommended this place to several of my coworkers and I can’t wait to live here!

Cooper was one of very few I actually toured and that day I decided I wanted this to be my new home. Everything about this complex I fell in love with. The grounds are kept up, nice and quite, spacious apartments and the POOL is wonderful. It's gated I could keep going on and on but I just love living here. Pam made everything easy for me.. Experiencia negativa: There was a woman managing phones on 4/22 who was rude. My brother called to ask for information and availability of tours, and the woman on the phone was unorganized when asking for information. Her tone came off as lazy and annoyed. When he was told the next walk in was at a time he wasn’t available, he politely declined. Her response was an exasperated and dramatic sigh and immediate hang up. Definitely not considering these apartments when other locations offer better customer service where future resident feel welcomed.

Experiencia negativa: Lived there for two years. Maintenance was good, prompt when I reported issues. Move-in condition was subpar; there was water damage around the floorboards, and I found crystalized urine from a previous tenant under my stove. Administration was awful. Rather than actually addressing concerns such as parking or pet waste, they would just send a passive aggressive email with vague and empty threats. When I moved out, they charged me for damage that was there when I moved in. KEEP YOUR MOVE-IN CONDITION REPORT, because they either won't, or they won't bother looking at it upon move-out.

Experiencia negativa: At first the come across as nice. However, this complex is very racist. They complex is not worth the money that is spend on rent. They do not fix anything properly. When I leased the apartment, I was given dirty carpet and a dirty apartment that had to be reclean. Do not waste your time there. Also their reviews are paddled and false.

Experiencia fantástica: Pam was my girl from the get go - the leasing office is on point and straight to business: no hidden fees or surprises. When I toured the property, Amy made me feel like family. I love my newly renovated apartment with quartz countertops and spacious living areas. The pool and grounds are kept immaculate. Also, when I had a few issues with drawers and doors that were hard to open, the maintenance man Ruben was exceptional and handled all of my issues within 24 hours. I've met my neighbors, one of whom told me that someone was out of town and the Amazon delivery sat there for 2 weeks - that is to say, it's a safe community.

Experiencia fantástica: I just moved in two weeks ago and I love this place. It is so quiet and the staff gets right on things immediately so you don't have to worry about things getting fixed. They are all very friendly and helpful and my dog loves the dog park!!! So glad I found Cooper Denton.

Experiencia fantástica: Anytime I’ve had an issue here, Amy has been my favorite staff member to work with. She is always kind and understandable, and goes out of her way to help. In addition, whenever I have had a maintenance issue, it is usually taken care of very promptly.

Experiencia fantástica: My family lived here for two years. It’s had it’s ups and downs for sure but this place has been by far the BEST apartment complex we’ve lived at. The managers are organized and straightforward. The maintenance guys are nice, professional and handle the job right the first time every time. We’ve had various water related problems I.e. the winter storm pipes busting and our water heater breaking and both times management and maintenance handled it very professionally. If you are considering moving here, I highly recommend spending the extra money and getting a covered parking space as the uncovered parking spaces can be quite limited at times. The place is very well managed and the grounds well kept now that they are done with the renovations since it changed form Cooper Glen to Cooper Denton. Also if you have a fireplace, I recommend ensuring the flu is closed and consider blocking off your fireplace entirely when the weather changes from cold to warm. There seems to be a lot of wasps in Denton that really liked coming down our fireplace regardless of what precautions the apartment or we did to prevent it. 10/10 would recommend this place. The only reason we moved out is we wanted more space. Great distance from the library and Evers Park as well as the biking trail too!

Experiencia positiva: I've been living at Cooper for almost 4 months now - wanted to give it some time before I left a review! Key Points: - Pam & Amy at the front office have made my first apartment experience a great one. They are very communicative with emails, phone calls, and many questions I've had since living here, and have been more than nice about it the whole time! - Maintenance 9/10 times is very quick to respond. If the issue was not resolved on the first visit (which has only happened to me once, and not for any sort of emergency), they come back quickly until it's fixed. I don't recall having to wait for more than 24 hours for anything they've worked on for me. They always leave a note describing what they did and confirming they were there. - The gate WORKS. It actually does close when not in use. This was very important for me in choosing a place to live. - The rent may be a little pricey for a 1BR, but I feel like I get what I pay for...especially considering rent is high everywhere currently. The only negatives I have in the past 4 months are that: - Upon move-in, there were some paint spackles leftover from renovation. Some of these I've mopped or scraped up, the others I just learned to live with. That being said, none of them are huge...and the renovations are NICE. - I do wish covered/assigned parking was more affordable ($40/month/spot) - there've been times I get home from work later than normal and find all spots around my building/nearby buildings filled and end up having to walk across the property. Not an everyday occurrence, though...just enough to be somewhat bothersome. I would 100% get covered/assigned parking if it were a bit more affordable. That all being said, I do enjoy living here and have felt safe. I don't really hear neighbors moving around or anything either, which is nice. So far, I've recommended this complex to friends who are looking and as it stands right now, will continue to!
