Experiencia fantástica: I’ve been renting commercial property from Martino Group for 15 years. They have always taken care of all my needs. Recently, I had a leak in my ceiling. It happened at 5 o’clock. Tommy (maintenance supervisor) got things going on his end immediately. Pete (maintenance) was at my place promptly. He was there for several hours. He was also back in the morning repairing and replacing lights. He is always pleasant and responds immediately with any questions or needs I have. Thank you Martino Group, You managed to keep me working during Christmas time which is a Christmas miracle in itself. Lol

Experiencia fantástica: I have lived in a Martino group apartment for about six months and have had a pretty great experience so far. There are little minor imperfections with the property, but overall it's well maintained and things get fixed quickly. I just put in a work order to get a window fixed, and I even specifically wrote that it was low priority, but the repairman Pete came in and fixed it probably within about 2 days. I was surprised they came in and did it so quickly and did such a good job even though I specifically said it didn't matter much. Pete also was a generally friendly dude to interact with.

Experiencia negativa: Pretty useless as landlords; serving only their own interests. The apartment itself was very nice - centrally located in Denton. Issues were a) incredibly loud and obnoxious neighbors, upstairs - which, after many complaints, the landlords did NOTHING, and b) nit-picky billing on every single ridiculous issue, including a $500 (!) water bill at one time because the water meter "mysteriously" did not work. (Needless to say, we ended up having to pay this mysterious bill, which after we noticed it "mysteriously" reverted to the normal amount). The staff was unresponsive many, many times. A big corporation where no one takes responsibility and hides behind email and bureaucracy. So, all in all, a very nice building and well-kept up as a rental, but the staff and support were less than zero, with lots of charges that favored them and little help when we needed it. In sum, a very non-responsive and self-centered management company that owns a very good property in Denton. Landlords are never very good, and this one is subpar.

I was able to pull up your profile and reviewed all related work orders, emails, and account notes. I genuinely want to ensure we didn’t miss anything during your time with us. I did notice that a work order had been submitted regarding a high water bill, and in response, our team made the necessary plumbing repairs to resolve the issue and stop the water waste. However, I also want to clarify that we can only respond to maintenance issues once they’re reported. For example, a constantly running commode or other signs of water overuse should be reported right away; this allows us to step in quickly and help reduce any excess usage and associated charges.
Since water is billed in arrears, waiting to report the issue until after a high bill has been received can unfortunately result in a delay before the cost normalizes. This is likely why you noticed the charges return to a standard amount after the repair had been completed.
If there’s anything specific that you feel we didn’t address, or if you’d be open to speaking directly, I would be more than happy to connect. I want to ensure your concerns are fully understood and that you feel heard.
I also want to kindly mention that we are not part of a large corporation. We’re a locally based and intentionally smaller management group. That’s something we’re proud of, because it allows us to be more personal, hands-on, and community-focused in the way we manage our properties and support our residents.
I truly regret that you didn’t feel that during your time with us, and I sincerely appreciate your feedback. It’s important to us, and we’ll continue to work toward improving wherever we can.

Experiencia fantástica: 616 East End Lofts I've been a resident here for 3 years. Michael came by as I had an issue with my power. He did the troubleshooting and explained everything he was doing. He said he never had a problem like this, but wasn't going to leave until we had full power He went outside and all of a sudden, I had full power! From day one, the staff has been friendly including Nikita he’s been great, helpful, and responsive to any requests (which have been few and far between, thankfully). The community is always clean and feels safe, and I love how quiet it is at night—it really feels like home. The location is perfect—close to everything I need but still tucked away enough to feel peaceful. I’ve met some great neighbors here too, which is a big plus. If you’re looking for a comfortable, well-managed place to live, I highly recommend it!

Experiencia negativa: I would not rent from this company. I live at Epic Apartments and the last few months the quality of the place has SIGNIFICANTLY decreased. I’ve lived here since 2018 and it was great for several years. Lately we have no working treadmills, haven’t had a working CLEAN pool since last July and the office and maintenance staff could not care less about the way the property, amenities and grounds look. When issues are brought to their attention they dismiss them or say they are “being forwarded to management.” I have called corporate several times about this and have asked to speak to someone about issues with our property and everytime they cannot do anything to help and send us back to the office staff that does nothing to address these concerns. They claim we have to speak to the property manager and they don’t “manage the residents” here yet our monthly rent payment goes to this company. A pool is the main amenity of this complex and it hasn’t been working since last summer. It would be lovely if this property management company would pay a professional company to upkeep the pool instead of having unqualified people continue to not clean the pool to “The Martino Group standards.” I used to love this company and property but as of late they have zero customer service and don’t care about their residents or their property.

We've brought in multiple professional pool vendors over the past few months and have spent thousands of dollars addressing several underlying issues that required repair—not just surface-level maintenance. While this has unfortunately taken longer than any of us would have liked, it has always been our goal to get it back up and running seamlessly and safely for everyone.
As for your concerns about the treadmills and general upkeep of the property—we hear you. We are actively working on improvements to the amenities and grounds, and we’re committed to addressing these concerns. When things are forwarded to management, it’s because we take them seriously and want to ensure they are documented and addressed properly. Experiencia negativa: Abigail was easy to talk to and replied quickly. Application process was a breeze update: it’s been a few years since i moved (thank God). Totally forgot to update my review, but long story short, dealing the Martino Group was a nightmare one they lock you in. I understand most property management groups are money hungry, but these folks were just that. Once I moved, anything ‘martino group’ was a no-go. They do have nice properties, so they have that going for them. 1 star for the properties & another for the application process. That’s all.

Experiencia negativa: Caution✋ – Serious Building Foundation Concerns The building has significant foundation issues, which have led to large cracks in the walls and difficulty closing doors properly especially apartment main door . I’m genuinely concerned about how safe it is for people to live in this condition. I reported the issue to the maintenance, but it took 2 months to get a response. After multiple follow-ups (3–4 attempts), I was told that the problem will remain as-is due to the foundation issues, for twice we got locked in. Be careful don’t be the next This is a serious safety and habitability concern, and I strongly urge immediate action to address the structural problems before they worsen
Foundation issues are of a concern that I would love to look into further. I tried to search your name in our database to find out which property in which you are referring to and cannot locate the property. I would sincerely appreciate you contacting our office if you believe any of our buildings have any issues needing to be addressed.

Experiencia negativa: Couple of things that didn’t sit well with me…first of all don’t rent a parking spot under the canopy…they don’t tell you that it’s part of the lease and you can’t cancel and revert back to a normal parking spot till it’s time to renew you lease so you are stuck paying the rental fee till it’s time to renew…second was they lost the spare key to my apartment (again they lost not me) I didn’t change the locks or change them in any way but I get an email telling me if I don’t hand deliver a key to their office by a certain date I’m going to be charged for every day past that deadline…now how are you going to charge me for something I had no direct responsibility for losing…I told them I was happy to set a time to meet up at the apartment and they could take the key I have make a duplicate and bring me back my copy…fair right! Since I didn’t have anything to do with there mismanagement of the keys…but I was told I had to bring them my key or else…I did as they ask but regretted my decision…update….they responded with the same cookie cutter response they give everyone on here…but they missed the point of my issue…I shouldn’t have to hand deliver a key to your office when the issue isn’t a result of something I caused…you should accommodate me since I’m a paying customer…I hope you can see the issue here and it’s not because sometime your key stops working and you need to make a new copy….its you basically demanding I bring you a key when you should of came and picked it up made yourself a copy and brought my key back to me. Also today as I’m updating this 5/31/2024 my lease is up on 6/13/2024 so I moved out on 5/1/2024 so I’ve been paying rent for a house and a apartment since that date…I don’t have a problem with that it was my decision and responsibility to meet my obligations and I will….here’s my new issue…I logged on to the portal to make my final payment and I’m locked out and can’t make my final payment….so I call the office and they inform me I have to make final payment with a check (which I haven’t had in three years) so I either have to go get a money order or cashier check which both cost additional money to do…then mail the check or hand deliver it…they don’t care about anyone but themselves…if they cared they’d correct these issues and not make the same cookie cutter response to every issue….check out their answers to every single complaint the same almost exact response…do follow up with a response that matters and what your doing going forward to correct these issues…if management can’t do something that simple then you need new management!

Sometimes the key copy we have doesn't work with the lock, and if that is the case we need to either make a copy of what key the resident has, or completely rekey the lock to a new key. If you feel that the key was misplaced, I would be more than happy to have our team come out and rekey the lock. Right from the start, Edwin impressed me with his punctuality, arriving exactly at the agreed-upon time. His professional demeanor and friendly approach immediately put me at ease. The most remarkable aspect of Edwin's service was his technical expertise. He quickly diagnosed the problem with my dishwasher, which had been a persistent annoyance for some time. Experiencia negativa: At first they were great. After moving out 3 years ago we received a collection letter for 700$ today! Lived there for 2 years and when we moved out we left the duplex immaculate. We have always taken care of places we have had to rent as if they were are own. They did send a statement saying that we owed the amount. I sent an email letting them know that I would not be paying that and if needed they can take the deposit! Then I was told that our deposit needed to cover cost of painting the duplex! We all know paint is not that much! The communication is horrible and all of their responses of “we’d like to talk to you and apologize just reach out to us” or we can’t seem to find your name is ridiculous! I’m sure I will be receiving one of those reaponses! Just beware of this place and their office staff!

Experiencia fantástica: We've lived in the Talon II complex for a little over a year now and have very few complaints. Management has been very accommodating and understanding of our unique needs. For example, my spouse frequently uses a wheelchair due to health challenges - when we asked management about the possibility of getting a disability parking space, they immediately accommodated the request and the sign was up within a few days. That aside, the maintenance workers are always prompt and helpful in our experience, and the actual apartment is comfortable and spacious for our needs. The proximity to UNT campus is also incredible (I'm a student and instructor on campus); I can easily walk there within 10-15 minutes depending on which building I need to get to. All in all, we're really happy with our time here. We'll probably only be in Denton until I graduate, but we really don't feel the need or desire to move anywhere else. The Talon II is perfect for us and what we need right now. Definitely worth checking out if you're looking for something cozy, well-maintained, and close to UNT!

Experiencia positiva: I have been with this management group since 2015 at 2 locations from an apartment to an duplex home. Recently my toilet was leaking when earlier that day, Tom of maintenance was here for an filter inspection. Using their online repair service, Tom called me from work to inform me that he is on his way back. The toilet had to be completely replaced. Even though we had another bathroom, he went that same day to pick up, install and removed all debris carefully before I made it home before work at 6pm. Thank you so much!

Experiencia fantástica: I needed a single-bedroom apartment fast and 1509 was one of the top choices regarding both price and the condition of the apartment itself. There were minor issues upon moving in but all issues were fixed immediately by maintenance which I greatly appreciate. If you are looking for a single bedroom, Martino Group is the way to go!

Experiencia negativa: I've been living at H Squared for the past year, and while the exterior looks nice, the units themselves are a disaster. After moving in, the apartment was _dirty_. Vents were caked in dirt and dust, fan blades showered the apartment in dust when turned on, etc. I had to go through and deep clean the entire unit the week I moved in because my allergies were so bad. I've had frequent issues with my washer/dryer not working, and the closet they're in doesn't even fully close. The washer is extremely loud, so I can't sleep or work from my bedroom while it's running. My bedroom and bathroom don't have doors. There's a door to what Cindy condescendingly described to me as an "ensuite" but there's no separation between my bedroom, bathroom, and washer/dryer. While sitting at my desk, I can look at myself in the bathroom mirror - it's weird and kinda gross if you think about it too much. Not to mention the awkwardness when I have guests over. Management is generally very unprofessional. The floor plans on the website are wrong, and at this point the only reason for this I can come up with is to deliberately misrepresent what the apartments look like. They regularly tell me that they're sending people to my apartment, only to never send anyone at all. They also won't tell you when maintenance is coming to your apartment - the most notice I've gotten is 10 minutes. Lots of weird lease conditions, such as replacing your own AC filter (I have toured a LOT of apartments and this has NEVER been a stipulation). They sent 20 pages of extra lease rules that I was "required to sign before move in" 3 days before my lease started - even though I signed the lease 3 months prior. Cindy "conveniently" filled in all the initial lines for me, which feels borderline illegal. The key takeaway here is that I generally don't expect The Martino Group to act in good faith when dealing with tenants, and fully expect to be charged with a couple hundred dollars of nonsense fees when I move out because I stood up to their nonsense a few too many times. Management: I'll bump you up at least a star if you do the bare minimum and update your online floor plans like you promised when I moved in.
We do want everyone to enjoy their home, and I am sorry if this hasn't been your experience. I would love to speak with you further regarding your concerns to see what we can do, if you would like to contact our office directly.
