Experiencia negativa: HomeRiver Group has tried to steal and scam me multiple times. They tried to lie about me having a dog to claim they needed to keep the security deposit. They claimed the house I rented, which had no garage, had a messy garage. They claimed all sorts of things, forcing me to fight and threaten to go to the BBB. Once I did that, they suddenly recalled the inspector had gone to the wrong house. I know we don't have much of a choice in who we choose to rent with, but HomeRiver Group is the worst quality company I have ever rented with.

Experiencia negativa: I have been with HRG almost 8 yrs and it has been the worst experience of my life. Nobody communicates HRG will add fees to your account just because they can . They are a horrible company to rent from to many people playing in the pots and always messing up your account by adding bogus fees. Unless you wanna be paying extra for unnecessary expenses that’s doesn’t even apply to you DONT RENT FROM HRG BECAUSE THEY NOT NUMBER ONE LOOK AT THERE LIL 3.1 rating

They provide a comprehensive owners portal...where you can see all property financial and maintenance transactions. Anytime I have a question... I simply send an email and I receive a response within 1 day. Or if it’s urgent I call the office. My property manager is Stephanie Early. She is extremely responsive and has even met me on the weekend to search for new acquisitions. Stephanie goes out of her way to answer my questions and is extremely patient. She was instrumental with my last 3 acquisitions. I trust her professional advice. She’s the best... hands down! Please don’t ever leave!

Experiencia negativa: ***RENTERS BEWARE ROACH INFESTATION*** I don’t feel Home River Group cares about their customers as long as they get their money. PLEASE PROTECT YOURSELF AND YOUR FAMILY FROM GOING THROUGH WHAT MY FAMILY IS GOING THROUGH. I moved into one of their properties on 8/1/2025 and discovered the unit is infested with roaches. I immediately contacted maintenance and received no reply. The roaches are everywhere and the worst THEY ARE IN THE REFRIGERATOR, FREEZER, AND OVEN. I opened a cabinet and 7 went scurrying everywhere. As I continued to open other cabinets more of the same. When I opened the refrigerator there were 3 on the door that ran and about 6 in the main part of the fridge. The freezer had just as many. We left immediately and contacted Terminix. They came out the next morning (8/2/2025) and said the infestation has been there for some time and is SEVERE. He advised it will take a few MONTHS to control the infestation. I was DEVASTATED. I have a special needs child and this move was supposed to be everything but this. We have not been able to stay in the unit at all. My child is terrified and I am disgusted. I followed up with another call to the property manager on Monday 8/4/25 and sent pictures of LIVE AND DEAD ROACHES IN THE REFRIGERATOR, CABINETS, ON THE COUNTERS AND FLOORS. AS WELL AS ROACH DROPPINGS EVERYWHERE. I informed the property manager that we have not been able to stay in the apartment due to there being nowhere to store or cook food and I received no reply to that. I am devastated, disgusted and heartbroken. The move was already an adjustment for my special needs child but now he is afraid to even come in our new home. We don’t deserve to be treated this way. I have spent over $3,500 for rent, security, and moving costs and we can’t even stay there. I have included pictures taken on 8/4/25 that show the roaches and roach droppings in the refrigerator, cabinets, on the counter tops and floors.

I am a seasoned SENIOR (82 yo) yet Jose was always respectful & thoughtful with his responses to me - even when I wasn’t. I admired that about him very much. .He always had a way of calming me down very patiently & kindly.. The last month has been quite hectic for me getting the New Lease amount correct. Jose has and is slowly & kindly walking me through the new processes I’ve had to learn. I appreciate and very THANKFUL for him as my Resident Coordinator. Experiencia negativa: As someone with almost 1million views I hope this stings! I had a viewing scheduled for a 11 am tour. I was traveling already from burlington about 20 minutes on the highway. I got a text message at saying that my tour was canceled! Why even let me book a tour if anything is even pending at all? This is bad business! Wasted my time and my gas! I wouldn't recommend them to anyone at all.

Had a group of tenants damage a condo… and she helped recover 75%+ of the damage through a multitude of insurance claims through Homeriver’s residents plan. We still have a ways to go but she and her team have been exceptionally responsive, dedicated and trying to do the right thing in a hard climate. Kudos, Kim!

Experiencia negativa: This is the WORST property management group. I moved out of my property April 31st. I have not received my deposit back, and I left the property in excellent condition. I have photos and videos. Communication is almost nonexistent. No one answers calls, goes straight to VM, emails are frequently ignored, and not responded to. I was told that there is no physical address or mailing address to serve legal paperwork. I mean, it's truly ridiculous that this is how business is allowed to be conducted. Taking people's money and basically there is no resolve. I will be reporting them to BBB, action news for a story, and serving them with legal paperwork. UPDATE 07/19/24*** The resolution team could not even receive a timely response. I was then advised to contact the property manager, and the email was not accurate or does not exist. Further proof that this rental agency is fraudulent and conducts HORRIBLE business. ***Update 09/13/24*** I finally received a check. However, the company attempted to send me partial payment without explaining the deductions. I emailed them and was told it was due to damages. I reminded them that I had video and photos, reported some of the issues, and was ignored and also of the law for landlords to provide in writing damages and deductions within 30 days. Obviously, this was not the case because we are 4 months into this debacle. I then received an email stating I was charged in error. [How ironic] I finally received my full deposit. This company needs to be investigated. There's no telling how many poor families have been cheated by them.

Experiencia negativa: These people have no idea what they are doing. It took 8 months to get a window repaired in the middle of February, that was broken before I moved in.
We promptly initiated the window repair request upon its submission. However, due to the complexity of the repair required, we encountered several instances where vendors declined the task. Subsequently, we engaged in communication with the landlord regarding the matter. Following deliberation, the landlord opted to deploy their Contractor to address the issue. It was HomeRiver Group's understanding that the issue had been resolved at time of transition to the new property management company. For any additional concerns we would recommend contacting the new PM company to address any additional concerns that you might have. Thank you
Experiencia negativa: 6809 championship whitsett, NC is a money pit it's major complications with the house and they don't help you out when they are at fault with maintenance. The owners are moving people in to make money on a house that's falling apart and they do minimum repairs. Due to delayed maintenance of my ac/ heating unit the gas bill was 2k and they do not tell you when your property manager changes they have poor communication with tenants. I would not rent that house until it's fixed right. Good luck to anyone up for the challenge of enduring the house. They're asking for too much for a house that's faulty and does not have a fireplace as advertised. Sara Dugan is horrible at her job no replies. Sent multiple emails asking her to call. This company should be shut down They're causing people to lose hard earned money.
Experiencia negativa: The house they rented to me does not have a working heating system and they are unable to fix it. Any attempt to contact anyone at the company gets routed to a foreign call center staffed by rude and incompetent people. Their "office" at Suite 210 Bessemer Ave does not exist. The other tenants of the building just laughed at me when I inquired where HomeRiver's office was. They said its a daily occurrence that a tenant shows up asking for them. It is impossible to get in contact with anyone from this company. Do not rent from them.
Experiencia negativa: I am a home owner, and HomeRiver Group Triad is not communicative. They make payment arrangements with my tenant without my knowledge and approval. It takes a minimum of 3 phone calls before I receive a return call.
Experiencia negativa: Updating my prior review to include that my property was transition from this company to another property management group. In the transition, this group applied fees to my account of the last day that I could access my account and never provided any paperwork or updates on why the fees were applied. I'm an still fighting to speak with someone that can provide information. Most recently, I was told that since they no longer manage my property thay cannot assist me.
Experiencia negativa: Worst experience with HomeRiver Group. Me and my 8 months pregnant wife was trying to move in the rental house. Even though paying all the rent and deposit, no one responded how to get the house keys until prior night of moving in. Their maintenance responder are even worst. We submitted 4 requests no one came by to fix. We end up contacting directly to the landlord to take care the issue. Suggestions to all don’t go with this group. Try to contact directly owner instead.
Experiencia negativa: Over the past year and a half my family and I have been renting a property from this company and when I tell you it was the worst mistake we could have made I mean it. I was initially concerned after I looked the reviews and they were so low that I was like lord did we make the wrong decisions. But by that time we had already paid our security deposit. When people say the rent is night it's true, when then say the owner doesn't like to fix things, that is also true. Even when it comes to repairs they will send people to your home who don't know how to communicate well with you in order to express the situation to them. We have been in this house over a year with no ice maker because it was on us to fix it, although it was broke when we moved in. When we moved in we had to pay for a professional cleaner because the house was not cleaned prior to us moving in. The painting on the walls and other places was a rush job. We took so many pictures moving in because it was no way for our first time renting I was going to be blamed for a thing. We can call but all we get is voicemails and people who do not know what they are doing. Now, we are about to move and when I tell you I've spent two weeks just trying to speak to a lady named Terri with no response that's what I mean. I spoke to her once and now she will not return a call or voicemail. The move out is a joke why would we be responsible for painting a home? As well as have it cleaned so some one else can what? just move right in? However, when we moved in it wasn't cleaned well and not maintained for us? I'm just ready to go and get from this company. I pray this company goes under. Nobody deserves this company or their unprofessionalism. I am so frustrated with this place they should be ashamed of themselves. I hope anybody reading this message think twice before doing business with these people the headaches are not worth it. Update: Now, we are having issues getting our deposit back. They charged us for the month of October when we moved out in September. We paid the two months rent although they already mitigated their loses and have another tenant and now they way to give us 180 out of our almost 3k. Charged us 575 for cleaning carpet and paint that's fine and Sara Dugan saw the error on my ledger and said she would have it fixed and follow up yesterday. Guess what? She didn't follow up and when I tried to follow up with the check we received she cancelled our call back and said our check for 180 was delivered when we are due ver 2k back. Last week the excuse was accounting has changed and they made a mistake. But there are no mistakes when we had to come up with almost 4k to pay them or else we would have been penalized for it. What are this companies punishments? We have to pay you on time but you can say ooops and I'm sorry when it comes to returning money. I almost regret the day I sold my home I never knew these managements companies was like this. I will be contacting a lawyer at this point.
Experiencia negativa: This company is a joke. When you call you might get someone in India if they answer. There’s no one to speak with for an issue. No property manager will you ever see, you may get 1 email from them initially to make sure you get deposit and utilities on but after that your on your own. No response to emails, voicemails etc. They will add 15.00 to your rent to air filters every month and never send you a single filter. Use any other option please.

Experiencia negativa: Do not rent from Home River Group!!! They are the worst at getting maintenance issues repaired. I am going on day 5 of no heat and no one can give me any answers or get a vendor out here to repair my hvac system. Update: here it is three months later...91 degrees outside and no ac. Do not believe ANY of these positive reviews. This company is an absolute nightmare to deal with. And now here we are again for the 5th time with no ac in less than 2 months. Their office in Greensboro is a joke...it's just a door with a lock box and mail slot. There is no one you can speak to in person and no one returns phone calls. Today is August 2nd and I am being told my air will be looked at on August 8th....looks like it's time to file a lawsuit for breach of contract and a possible call to the news.

Experiencia negativa: We moved out of our house Jan 30th, 2023. We have YET to hear back from anyone in this company about our security deposit. We were lied to and said it was sent to us. I have email proof when I emailed them and their reply was we haven’t sent you a check yet. However, Sara Duggan is the property manager has NEVER! NEVER! NEVER replied back. I bet if I did t pay rent they would be doing whatever they could to get my money. Well how about I should be refunded plus the late fees. I should have all my fees refunded. I would love if someone, ANYONE would reach out to us. I won’t hold my breath though. This company is an absolute joke. If you think things are going good just wait until you need something because you won’t get a response. Sara takes vacation like twice a month but yet has SO MANY projects hints her 5 month DELAY in her response.
Experiencia negativa: Worst renting experience of my life. These people are terrible at communication and will scam you out of your money. They lost one of our checks last year and has yet to find it or give us back our money. Please if you like peace in your life never give them any money.
Experiencia negativa: I'd give zero stars. Never rent from them or work for them. Their turn over rate is ridiculous, and they will do anything to screw you. I handed in my keys at the end of my lease and tried evicting me. If anything breaks in on your property it will take forever to fix. Left me without heat in the winter , no AC in summer. Please trust when I say NEVER RENT FROM ANY OF THEIR PROPERTIES!!
Experiencia negativa: When moving out of one of these properties make sure that the smallest details are done. If you are missing lightbulbs and didn’t take the trash to the end of the curb you will be charged way over normal rates. Rates that would not have been charged if you were living in an apartment. Five dollars for each light bulb, $75 pulling trash to the curb, and $125 for a 10x15 fenced in yard not being mowed. Make sure you cross your T’s and dot all I’s is all I’m saying. Other than that it’s pretty decent if you’re a low maintenance person like myself.
Experiencia negativa: I was recommended Home River by family members, but have been extremely disappointed, the person I first worked with in sales was very good, but when it was handed over to operations it became a real challenge. I was up front from day one that I wanted to keep some staging furniture in the house in case it didn’t rent, and I was assured that would be ok but as soon as operations got involved, it became a huge hurdle, thank God for the Realtor managing the account. She was the only real bright spot in this process. My first contact with operations I was informed they were terminating my contract. And after we eventually got that straightened out, they suspended my listing without notice. I hadn’t funded the account with a minimum of $300 but instead of calling me and letting me know, they just terminated the listing. Before the property was rented I was still maintaining the lawn and the property manager changed the locks without telling me and so I didn’t have access to my mower. Overall, they are plagued with poor communication and a lack of respect for the property owners.
Experiencia negativa: Awful, unethical company. They do not care about their tenants at all. I have had one problem after another since moving in last summer. The AC stopped cooling after a couple of months, in July/August heat, even though it had been newly installed that April. The technician that was sent found that it no longer had any Freon. He suspected that it was a leak from when it was installed. I asked if he was going to check to find the leak. He said he wasn't approved by the company to do that and I would know soon enough if it was a leak. Sure enough, it has started getting hot out and the AC isn't cooling again. I left a description in the meld saying that it was most likely a Freon leak. The tech that was sent out didn't have any equipment to actually check where the leak is coming from either, but has made an educated guess that whoever sweated the copper wires, did a terrible job. He came out on Monday to diagnose the problem. It is Friday and I haven't had any updates on anyone actually coming to fix the problem. I have an infant and a toddler and it has been getting up to 80 degrees in the house during the day. There are outside vents falling off the house at the crawl space level, which I asked them to replace when I first moved in. This was never done, any type of critter can crawl in, but they want to say pest control is my job. The gutters haven't been cleaned in ages, way before I moved in. There is stuff growing in them. That is not lawncare, but the message I received says "the owner confirmed it's a tenant responsibility", even though gutters aren't mentioned as a tenant responsibility in the lease. My lease is up on May 31st. The lease states that I should be given at least 60 days notice of any monthly rent increase. I was made aware on May 3rd that the rent will be increased as of June 1st. That's less than 30 days notice. Yet, I would have to give 45 days notice to move out. They would charge me an extremely high amount for the month of June as the month-to-month fee if I do not sign a new lease...but at that rate I wouldn't have enough money to pay the deposits on a new place or for movers. I'm essentially stuck, because I was given almost no notice. AND the property manager WILL NOT return my calls, voicemails, or emails.
Experiencia negativa: I would never lease/rent anything through this company ever again! Read the comments in this review and trust me…if you get sold on a house you like and find out this is the company. Think twice before you rent that house.

Experiencia negativa: Left the property in better condition than I moved in to, and still lost most of my deposit. Unjustified charges like pressure washing among other things. HomeRiver Group claims they are not liable, and the owner is linked to an untraceable LLC, so nothing the little guy can do. If you rent from these people, be prepared to lose thousands during the move out.
Experiencia negativa: We don't know what this company "manages" but it's not properties. Owners, don't make them take over your rental unless you want your property to not be rented for a few months bc nobody runs applications lined up for months, while you just lost 8k- nope that's not a joke that happened in 2021! Tenants, don't rent from them unless you enjoy your home falling apart while nobody ever calls you back. What you can enjoy though is: the office having a voicemail that nobody checks bc nobody works, property managers who like to hold a fancy title but don't bother introducing themselves to tenants or "managing", anything but their social media, airfilter charges without airfilters, and your own home repairs.
Experiencia negativa: We applied, each paying $75 ($150 total) we were approved, but they wanted deposit and lease signed within 24 hours of approval, but the rental isn't available for a month. When I messaged to ask some questions about this they canceled our approval and we haven't even gotten to see the property. When I messaged back about this they never responded. They canceled the app and haven't messaged back. Poor customer service for sure. Don't waste your money.
Experiencia positiva: Homeriver Group’s process of applying for a lease was very simple and they’re only an email away with any questions. Response time is good. Before you move in a Homeriver inspector comes and checks out the property to see if anything needs repairing and to document what condition the previous tenant left the home. I wasn’t able to be at the inspection but Adam, the home inspector, was in touch with me during the inspection and even made a special effort to come back to see me and make sure everything was as it should be and to my liking.

Experiencia negativa: Initial leasing process was terrible. Had all the requested documents in, yet was still pushed back due to not being able to get a hold of anyone. House was not in move in condition with bug infestation and all around dirty. Rude when these issues were brought up. Terrible communication from property manager and assistant. Also forced me to divulge private medical history in order to move in which is a huge violation to HIPPA law. Not only are they increasing the rent over $200 (almost 15% more) now but adding extra monthly fees. Houses in the same neighborhood that are bigger are renting for cheaper (different management companies but obviously homeriver are not using comps in the area). Just spoke to my neighbors and they resigned a lease without any increase. There home is over 1000 square feet more and I am almost paying what they are. With the economy not doing well and being on the brink of recession raising the rent and adding fees by this much is ridiculously cruel.
Experiencia positiva: This my first year leasing from HomeRiver Group and my most positive experience has been working with one of their associates Roxanne McCracken. We had multiple issues when we first moved in and if not for her efforts we probably might not be here today. I would also say if the rest of the company tried as hard as she has the HomeRiver Group would be outstanding. She doesn’t just say she cares she shows she cares by her actions. In my opinion she is the standard bearer for this company.

Experiencia fantástica: I have had the pleasure of doing business with HomeRiver Group for many years now. Everyone is great, but in particular I have worked with Roxanne for the entire time. Roxanne is always on top of things, and when I need help she replies quickly. HomeRiver Group seems to really care about their tenants. They are fast to respond when it come to getting the repairs scheduled, and they do excellent follow up. Being a vendor for some property management companies can be tough, but Roxanne at HomeRiver Group, makes my job so much easier. Plus, they use the MELD system which makes scheduling, invoicing, and getting paid easy. I can tell that they do care about the tenants and homeowners, as well as their vendors. Very commendable!
