Experiencia negativa: Fails to enforce rules or follow their own. Multiple lawns in the community remain unkept affecting our community home values, commercial vehicles even tractors in some driveways while others have been asked to remove their’s. The icing on the cake with recent snow storms they claimed the streets would not be cleaned since snow fall was under 3”. The. We received 10+ inches and they claimed it was illegal for them to attempt to clean the streets leaving the entire community with dangerous street conditions. These people are asking for a lawsuit. Incompetent and mismanaged is an understatement.

I have responded to a review from another concerned owner in your community regarding the same two issues.
I have looked at the violation records for your community and see that notices are consistently sent to those that need to attend to matters at their home.
I understand that you were upset regarding the streets not being plowed. Unfortunately, as they are designated as public streets, the HOA is not permitted to plow the streets and email communication has been sent out twice over the last few days regarding this.
It is not a case of anyone choosing not to plow the streets, legally the HOA is not permitted to.
I also want to clarify that Slatter Management does not have authority to make decisions for your community. All decisions are made by the Board of Directors, which for your community, is the Builder, DR Horton. Once the community is fully built out, there will be an election by the membership to elect a Board from the membership. From then on, the Board of owners will make decisions for the community.

Although we see great possibilities with AI in the future. Slatter does not
currently utilize AI, with the exception of ‘Ask Aida’ on each Associations website.

Experiencia negativa: This review is not directed at an individual but for my experiences with multiple individuals at Slatter who all had different stories related to my problem. My HOA recently changed to Slatter from another property management company. The short version of the events is that they submitted an automatic draft for dues to a bank account other than mine. Of course, it was returned, but I had no knowledge that this had happened until I called a week after the dues should have been posted but nothing had been received by my bank. Only after I called, did Slatter decide to tell me that my dues had not been paid and that I owed them a return fee, even thought they had submitted the draft request to the wrong account. One person said it was due to "insufficient funds" which was untrue, while another said it was due to a "stop payment " also not true, a third person said there was no problem, then retracted that email and a fourth person said that it was all my fault, no reason given. Inter-office communication is clearly problematic, since they couldn't even tell the same story. Obviously, they are not willing to take responsibility for any error on their part. I have no doubt that Slatter's response to this will be that none of what I said is true and that they did everything perfectly. However, I have records of the phone calls, emails and documentation from my bank to the contrary. I sincerely hope that this behavior on their part is not indicative of systemic incompetence.

Experiencia fantástica: This review is about Queen Sweeper at Slatter Management. I had made my concerns regarding Slatter known (sometimes loudly) in the past. But, today is not one of those times. We were having problems in the past…and then Queen came along. She has been fabulous since her first day as Community Association Manager. We needed help then on a number of issues and she solved them all within a few days. Each and every time we have contacted her, she responded with a very positive and ‘can do’ attitude. Experiencia negativa: 0 Stars. I received a notice about mildew on my house, which I addressed within 30 days by power washing and submitting photos through the HOA portal. I did not receive any acknowledgment or response. Five months later, I was issued a hearing notice for the same issue without recognition of my prior compliance or communication. By that point, some new mildew had appeared, but the HOA claimed it was the same issue despite the photographic evidence I had provided. After submitting updated photos, I was removed from the hearing; however, I was then charged a $25 “returned mail” fee related to that same hearing without any prior notice or explanation. This action appears to be in violation of North Carolina HOA law, which requires that notice be given before any fee or fine is assessed. Additionally, the HOA office does not appear to provide adequate oversight or proper vetting of board bylaws. Their involvement seems limited to collecting payments and issuing charges, often without due diligence or transparency. This lack of accountability raises serious concerns about governance and potential misuse of authority within the HOA.

It is important to Slatter Management to be transparent and honest. When mistakes are made, they should be acknowledged, corrected and used as an opportunity for education and growth.
There were mistakes made regarding your situation. Better communication and consistency should have been applied. They talk bugdet this and buget that send fees to residences. I advise anyone DO NOT buy a home of Slatter is the HOA!!
Slatter Management does not set the HOA assessment amount. This is set by the Board of Directors elected by the membership.

This company has been consistently been fining my elderly grandmother for various supposed "violations" on her well-maintained home on the vague basis of them being "unsightly," despite various neighbors in the immediate vicinity having the same or noticably worse issues without ever being fined or having these issues brought to their attention. This happens so frequently that it's to the point where it almost seems like a targeted harrassment campaign of a vulnerable individual who they know they can squeeze financially, but what do I know? At best, it's sheer laziness, if the rest of the neighborhood isn't being held to the same standards. I have personally witnessed a Slatter management vehicle stop in the street and scrutinize the houses at the entrance to her neighborhood, then speed about on their merry way throughout the rest of it, where these same "violations" are much worse, as if they've met their quota for the day and don't actually care about whatever standards they claim to be maintaining. The amount of positive reviews for this company frankly baffles me. It could do better in every possible regard.

I was reported by someone who photographed my backyard from their upstairs window—an invasive and inappropriate act that the company not only accepted, but acted on. They pursued enforcement based on outdated interpretations of covenants, ignoring established NC case law that affirms chickens may be kept as household pets. Their alliance with petty enforcers drove me to move from one of their managed neighborhoods. If you value privacy, fairness, or common sense—look elsewhere.

They had given me the deadline of 4/11 saying that if I don’t get an answer, my request would be automatically approved. They email me on 4/14 saying that it was denied but the deadline had passed! I emailed and called them because I had work started on 4/14 before the email came that day. They keep giving me the excuse that someone was sick and couldn’t send the email. It does not take 3 hours to send an email! Now they want us to fix everything! The audacity to mismanage something and then tell me to fix it is unbelievable. Do not believe them! They suck at everything!

After being told it would be taken care of - still standing a year later. If you’re expecting a response from Slatter - don’t. Janine (one of the slater reps) is useless. Filled with air and lies and whatever will make you feel better so you go away. Never has given resolution or even responded to my many emails. If you’re expecting a communicative HOA that will clean the gutters frequently, have proper tree care, or care about you; this is not the HOA for you. Would give a 0/5 if possible. Update (03/17/25) - Response to the lady who commented : Absolutely, I was kind and polite to Janine when contacting her through email. She told me they would handle the issue and I was very excited. But... nothing ever happened? Hence why she is filled with air and lies. At the annual meeting, I was told the tree would be addressed and cut but guess what!!! It is still standing.
Morgan - As stated in my reply last year, the Board of Directors are not removing any healthy tress. Slatter Management is sorry that you are unhappy with the Board's decision. Slatter work at the direction of the Board. It is not fair to disparage Janine for a decision she did not make. If you wish to address the Board, please reach out to me directly.
