Some of the services we offer are property marketing, tenant screening, rent collection, property maintenance and inspections, financial reporting.

Experiencia fantástica: I’m so in love with the compass property management. They have been nothing but amazing. I haven’t been renting from them for about two years with several maintenance request that were always met expeditiously and completed efficiently they’ve always aided and assisted with no problem. Great communication with the office if I can recommend a rental company. It would be compass property management five stars.

Experiencia positiva: The only reason its not a 5 star is because of some slight issues we ran into with the lockbox not taking the codes they sent to us. However Heidi took the extra time and even went to the property after work to send a video of the apartment. She definitely went above and beyond for me and my Fiancé and they do have very timely customer service during their hours of operation.

Experiencia positiva: I have lived in an apartment managed by Compass for over a year now. I had a very up and down experience with repairs recently. It took a bit over a month for flooding in my basement bedroom to get fixed, I was offered no alternative accommodation and up until the last two weeks of the issue there was a lack of clear open communication. However it has been resolved, we now have very open and clear communication. Due to the previous communication issues they offered me a one month rent credit. This certainly helped the situation, if I was in the situation again I am confident there would not be the same communication issues.

Experiencia fantástica: I have lived at Carolina Estate for about three years and while there have been changes things have progressively gotten better. The office staff has been very helpful to name a few Mario and Vanessa. John, the maintenance guy has been extremely helpful. Prior to coming he sends a text message to let you know he’s on the way and while there he gets the job done. If you happen to need a little something extra, he’s willing to assist in anyway that he can. He’s very personable, likable and super helpful. Putting in a work order to get things completed is very easy and you typically hear back within 48 hours..

Experiencia negativa: They mind their own business for the most part, but there were damages reported from move-in that haven't been fixed. They never answer the phone, and have the weirdest hours like noon to 3. No matter how you pay them, there is a $10 fee— every time. Online, Cashier's check, auto pay, it doesn't matter either way. They served me an eviction notice because I didn't know they charged me a fee— instead of just calling me. The one time I got a hold of someone the representative cussed at me. I do NOT feel like I have been treated fairly as a tenant.

Experiencia fantástica: Love how you can view a rental WITHOUT needing to pay for an application or provide credit card information (Unlike OTHER property managements in GR - UrbanPharm, United Properties, American Realty, BVW Leasing... seriously don't go to those guys they are scammers, lazy, and don't call back). Booking a viewing is quick and simple, and you can self tour on the weekends too! 5 stars for ease of house viewing! Best Property Management in GR for sure!

Experiencia fantástica: Compass does a great job and operates very responsibly. I used to manage 70 of my own properties and then I handed them over to Compass in 2010. Best decision I could have made. While I have to pay them a percentage, they get higher quality tenants and higher rents than I could on my own. Vanessa does a fantastic job with my properties!!!

Experiencia negativa: Have you seen the application fees? $70 to apply, plus additional fees if you’re not approved..$250 APPLICATION for a pet..making the , pet background check more expensive than the human one, $100 for lease administration $30/month for discounts on stuff you don’t care about/want (no option to opt out) None of this goes toward any deposit. Then you’re expected to pay an actual deposit and pet deposit if applicable. It’s upsetting because I saw a unit yesterday that we LOVED visually. The only problem was the scent of dog pee . We hoped if this was addressed we could apply and secure the unit but upon reading their fees, we realized this is just another shady property management company that we want nothing to do with

Experiencia negativa: I will never rent from this company again. They have a lack of communication skills. We lived in our current place for about 3 years we started off with Urban Farm and we never had a issue with them then it changed to WMI they were by far the best property management. For the last 3 to 4 months it switched to compass. Ever since then we have had issues with them not responding in adequate time and not answering phones or calling back or miss informed information on there part. I have asked why they were not renewing our lease days later they said the owners are possibly selling. I replied back how much because I was interested in buying it. I did not get a response for almost a week this was only because I asked agin in a other email. Basically they were still looking into it. This makes no since special because we make are payments on time and have always been respectful to the lease.

Experiencia fantástica: When we first started getting into property investing in Grand Rapids, I talked with a couple different property management companies. I also got opinions from the local Rental Property Owners Association meetups. My wife and I picked Compass as the gentlemen I communicated with at Compass at that time, sorry I don't recall his name, was very helpful in guiding us as first time investor's. He even came out to a potential property and helped us look at it through 'investor's eyes'. Shortly after signing on with Compass and buying our first property, Vanessa was assigned as our property manager. For several years now we have worked with her. It has been a pleasure. Sure, there are times of having to work through things when something is wrong with a tenant or repair was made and we don't see or have visibility. BUT Vanessa has always been available to talk or email in order explain further or seek direction before making a large repair and helped us walk through a bad inherited tenant situation. Vanessa knows her stuff and I'm glad to work with her. Overall Compass has been great for us as investors. Again, as investors, we care about good management of our assets which is taking care of the property (equity building) AND the tenant (cash flow). I've not direct interacted myself with their in-house maintenance and construction, but I do see they respond timely and get the job done. We recently walked a unit they renovated and we are pleased with the results. I can't comment much if their pricing is high or low compared to other Grand Rapids companies. I recently bought a duplex in Cleveland and in looking for a property management, found that many companies there were charging higher leasing fees, renewal fees and percentage per a month. When you shop around for a property management company, look for their experience in managing, their portfolio and if they work with properties/tenants like you want them to manage for you and then look at their processes. Property management is a system, if they have good process, and then have the right people to kickoff and run those processes with a good feedback loop, you will likely have a great experience. Compass is that for us.

Experiencia negativa: By far the worst place I’ve lived and I’ve been a renter for 13 years. Maintenance never comes to fix anything. I’ve lived at one of their properties for 2 years and have put the same work request in several times and it’s still not fixed. They sold our property and gave minimal details via email and now we have no idea who bought it or how we’re to proceed. They emailed yesterday and said “the property has been closed on, as of today we no longer manage this property. You should hear from new owner soon,” no information on what to do if we have a maintenance emergency and we have no idea who bought the property. They handle the situation poorly and I emailed back asking questions but of course, per usual, no response. They allowed people into my apartment without giving notice, I called the police and all the property manager said was she forgot to send notice. I also had a diamond ring go missing when they were showing the house because there was no one from compass on site. They just allowed people to get keys from a lockbox and go through the house freely. They also did not give us a 24 hour warning about the open house. I was warned by other people who haven’t rented from them before not to do it and I wish I had listened.

Experiencia negativa: I wish I could give this company zero stars. Currently dealing with a mold problem in my apartment in which we are being required to vacate our property. Compass has not responded to any calls or emails regarding this problem. The home owner had to come yesterday and she was very surprised as she had not heard anything from compass about this, even though we've been sending emails and calling for the past month. Our neighbor above us is the only one giving us information. The contractors have no way to get into the apartment while we are vacated and Compass has been completely silent during this entire issue. For a property management company their is zero management that goes on. I will never rent through Compass again. They hardly respond to emails and calls. We had a massive leak when we first moved in, in which the neighbors sink was leaking and flooded our bathroom and kitchen. It took them two days to send someone. This company is slow, inefficient, and incompetent.

Experiencia negativa: Stay away from Compass Management. I have rented from 5 other landlords/leasing companies, and have never had such a difficult time getting someone to answer. Being their tenant leaves you feeling ignored and unimportant. Months into our lease, there was a job opportunity that required us to move. As my husband was working long hours, I took lead in inquiring about ending the lease or finding out the process to sublease. I emailed twice and did not receive a reply. My husband then had tried to email the last contact we had about our application. After a second email, he was responded to by Mario, whom we had never heard of, with a quote from the lease. This is pretty much the extent of help you can expect from this place. It was a struggle getting people to apply because the process is honestly a bit sketchy: go to their website, apply for a house on the market and put our sublease address into the “did you see this unit” box. Two people decided against moving forward in fear of it being a scam. As the second was looking to say no, I tried to get ahold of the office to see if they could help put this potential tenant’s worries to rest. I called the main line multiple times. I visited their office to see if anyone was there, no luck, but they had Gina and Vanessa’s phone numbers posted. I called both lines multiple times, but they all went to voicemail and my calls were never responded to. Once, a man named Ivan answered, I explained what was going on and if there was a way to help. He replied that the potential tenant could call the office and they would be sure to help her with the process. The potential tenant told me later no one answered so she would not be going forward with the sublease. I emailed Gina to tell her about this and express how frustrating it had been to not hear from her in my attempts for contact. Her response was, “I'm sorry that you are having difficulties finding qualified applicants to take over your lease and complete a lease modification,” referring to a different person who did try to apply. She also sent the same lease quote to end her email. I replied to her email reiterating the concerns I had stated, as she had not answered any of them in her response. This was April 30th, and I still, Sept 5, haven’t heard back. Mario has been somewhat helpful, but I think that is more based on the lack of responsiveness of the whole company rather than indicative of a good job. My advice is to call people back, stop giving quotes from the lease and actually listen what your tenants are trying to communicate with you. Just don’t bother with them.

Kieran, unfortunately we do not sublease the units under our management. Re-renting a unit that you are currently leasing is a difficult process. We find it easier for all parties if the existing lease were completed as planned, but we understand in some circumstances the re-renting alternative is preferred. A review of the written conversations had between our office has determined that we were being asked to do things we cannot and will not do as it violates the terms of the lease and our agreements with our clients. Experiencia negativa: This company is very unprofessional and hard to get a hold of. I've lived at one of their rentals for a while, and have talked to prior tenants and they have had the same issue. I've called all the numbers possible and Mario was the only one to get back to me within a weeks time. Tom got back to me once and he's not even my manager. Gina is apparently my manager and I've left her multiple voicemails and emails and have had no response. It's kind of hard to run a business and get paid if you aren't communicating with your tenants. I would not recommend this company, nor Gina as your manager.

Experiencia negativa: I had a tour scheduled at a property this morning - I showed up, punched my code into the lock box, and grabbed the key. The key did not work in the unit I was supposed to view. I called 5+ times (including the emergency lockbox line) trying to get ahold of a real person to speak with, but every line led me to a voicemail. I drove two hours specifically to attend this showing - I am now at my current residence over 12 hours later, and I STILL have not heard anything back. This is completely unacceptable - if you’re considering a rental from Compass, I would rethink it.

Experiencia fantástica: I had to move unexpectedly during the pandemic and compass handled everything very professionally, I actually had no contact with anyone and still all my questions were answered promptly. I am very impressed at how clean everything was when I moved in. My favorite thing is that you can setup automatic rent payments, no more scrambling around last minute to get rent in on time.

Experiencia fantástica: I rented an apartment with Compass for seven months (until I had to sublease it for a job) and loved my experience with the management! They were very helpful about answering questions about subleasing, fixing (rarely) the apartment in a timely manner and responded to my questions very promptly! Experiencia negativa: Just poor management! Basement stayed wet, me and my child accumulated bad coughs to later find out the last resident died in the home. And the carpet was in need of cleaning after being there a year but it didn't need replace, so when my lease was up compass property stole my deposit. They have a bad reputation with this. Please think twice and be aware, They are scammers and you can never speak to ANYONE

Experiencia fantástica: So far so good with my current lease! We have laundry in building, lawn care included, lots of space and quick and convenient maintenance! We had a nonworking oven at move in but one week in they had the old one removed and replaced with a brand new gas stove! No problems with the company or any hidden fees that we have encountered. Very pleased with Compass!

Experiencia negativa: The worst property management company I have lived with. Awful communication, and very unprofessional. Numerous things have gone wrong, no one gives us a level of priority of fixing anything. We moved into a filthy apartment, had to clean it ourselves. No one answers emails, no one answers the phone. Me and my roommates have been without heat for 12 days now, and nights are falling into 10°. We've had people come try and fix it 4 different times, and it still doesn't work. No response from our property manager regarding the issue and seeking compensation. Customer service is awful. Highly recommend choosing a different leasing company to live with.

Experiencia positiva: Compass is a good property management company. I rented a property from them for 3 years. They were helpful and responsive.

Experiencia negativa: I am a current tenant here at 221 trowbridge flats. STAY AWAY FROM RENTING FROM THIS COMPANY. The walls in my BRAND NEW building are paper thin with no isulation, I’m top floor and can here the people below me and the dog that lives below them, it’s absurd. The maintenance people have been here almost 2 times a month every month dealing with the low cost, budget faulty appliances they have installed. And management is unable to carry out the tasks needed of a landlord. I’ve tried to work with multiple people @ the company to resolve a billing issue, only to be forced to take them to small claims court!!!! Not to mention that they have had my car towed, from the lot it’s supposed to be parked in!!!! And refused to take responsibility. Please just pass on working with these people.

Philip - it is unfortunate to hear the building and its appliances are not to your satisfaction. As the management company of this building, we are not involved in the build stage or purchase of appliances, but we have made your concerns known to the owner's maintenance team. We have also reminded the residents of the community to be mindful of their noise levels in relation to their neighbors. I believe the billing issue and towing issue have been resolved since you have put the utility bills in your name and found your designated parking spot. Experiencia negativa: Compass recently took over as the management of my apartment complex. Impossible to get a call back from the office. Been waiting on maintenance to fix my washing machine for almost a week. No one has been out to the apartment yet.

Experiencia fantástica: • I was at Trowbridge flats on Clancy Avenue. The apartments themselves are very sleek, I especially appreciated the counter space and open layout. We loved the beautiful floors and brand new appliances. We would have liked a little more storage space but got a great rate for a three bedroom apartment. (It helped that my roommate worked at spectrum so we got a discount) After living here eighteen months there are only a few things I would say may be major dealbreakers. Number one and by far the worst is parking! If you are not able to pay for parking, it will be the bane of your existence. The city now requires a pass for all of the surrounding street parking, so while the pass is a minimal fee you will get ticketed if you don't have one. However, in the winter you will get plowed in if you park on the streets. So you really should consider the parking that they offer and work it in as part of your budget if you want to live here. (It is about $40) Also, this does seem to be a very up and coming area, close to medical mile and not far from downtown. This was great for my roommate who could walk to work. However, some of the area is still not the best, and the are times when that is clear, so maybe just be aware of your surroundings. Neither of these were problems with management in my opinion. So, finally I would like to rave a little about some of the staff. Specifically Lou the maintenance guy and Gina our property manager! As before mentioned street parking this past winter was atrocious, I was snowed in so thoroughly I thought I wouldn't make it to work several times! Twice Lou happened to be near me salting the sidewalk and both times he stopped what he was doing to help me dig my car out. Gina is also amazing! After being late to work I decided to pay for alley parking, she responded very quickly and helped me out! She was always very considerate and even helped me when it came time for me to move! Many of the other places I have lived weren't always helpful when I was living there and certainly were not once my lease had ended. This was not the case with Gina and that is what I appreciate about this place most of all! Overall I was happy with my experience at Trowbridge apartments and enjoyed getting to know the city a little bit better!

Experiencia fantástica: 10/10 would recommend Jason Johnston! We were probably a very difficult pair to work with, and ended up seeing over 15 houses and Jason was very patient with us! He always had our best interest at heart, was always responsive through email and text, and went above and beyond what we expected! If you're looking for a realtor I guarantee you will be happy with Jason!

Experiencia fantástica: Compass makes the ordinary stress of finding a new place much more manageable with their wonderful communication and commitment to service. I spoke with a friendly representative by the name of Kayla and she took the time to give me detailed info regarding the things that I needed to do, as well as following through and returned all of my calls in a timely manner to assure that the process was moving at an exponential rate. I would recommend Compass to anyone looking to rent or buy a home
