Experiencia fantástica: From the tenant side, we've had nothing but great experiences. A couple maintenance issues popped up here and there but were handled promptly. The fee for the "rewards"/credit reporting and the pet-related fees are meh, but they are clearly disclosed, so that's a wash.

Experiencia fantástica: I initially had a bad experience with United Properties. After going through an application process, an accommodation I was under the impression existed, did not. This led to a heated review where I felt I wasn't respected and taken care of properly. United Properties reached out within 24 hours of my review and did everything in their power to rectify the situation. David Klein did a phenomenal job with my situation. He made me feel heard, and did not hesitate to do what he could to help me find a home that worked for me. Even while doing that, he helped advocate to the owner of the original property I applied for that my dog was safe and wouldn't pose a threat to the home. This lead to me getting approved for the house I wanted in the first place, which really makes me happy. United Properties has a great team working for them: a group full of individuals that want to see you in your dream home as much as you do. They turned this 1 star experience into a 5 star one, and I would recommend this agency to anyone who is looking to rent or sell in the West Michigan area.

Experiencia negativa: Being literally trapped in your own home because the property management company won't shovel/plow is extremely frustrating given the amount of money I pay every month. This is a violation of City Code and is preventing me from entering/exiting the property.

We had some snow and ice yesterday and I called about having a hard time getting up and down my driveway after they plowed and called for them to lay some salt down for me. They came right out. Experiencia negativa: Did not have a good experience renting with them. I wouldn’t recommend. Charged many fees (6mth inspection fee). I also didn’t get my pet deposit back. Charged me fees for supposedly leaving items. I did went back and took everything out before dropping off the key (was still charged $200 or so). The unit I rented has mice, which they are aware of but they won’t do anything about it. I usually don’t like to leave bad reviews. But I want to be transparent so others are aware.

Hi, Araseli. Thank you for taking the time to share your experience, and we're sorry to hear that your time with us didn't feel positive. We'd like the opportunity to clarify a few of the items you mentioned.

After reviewing your account, the $120 charge for removing left items were to remove the multiple filled totes, toys, child's drivable toy car, litter box, trash, and other belongings from the garage and the basement. These items were confirmed not to belong to the neighboring tenant, and so the costs were billed to you. After receiving your mailed Notice of Damages, you had the opportunity to explain or dispute this charge within 7 days of receiving it; however, we didn't hear from you.

Regarding the pet charges, the amount paid at move-in was a non-refundable pet fee rather than a refundable pet deposit, which was detailed in your lease and the included pet addendum you signed. The bi-annual $50 pet inspection fee is also disclosed in the pet addendum and explains that the fee is to cover the additional items inspected to ensure compliance with the rules outlined in the pet addendum.

Regarding mice, we did receive a report from you in 2023; however, you canceled the work order before an assessment or treatment could be completed, and no additional concerns were reported after. We're always happy to help with pest issues, but we're only able to assist when issues are reported and the work order remains active.

We understand it's been almost a year since you moved out, but please know we're available to help review your outstanding concerns. Please feel free to reach out to us if you'd like to report any other outstanding concerns.

Experiencia negativa: HORRIBLE HORRIBLE PLACE DO NOT RENT FROM THEM. These people are scam artists and know exactly how to swindle people out of their money and hold them off from getting anywhere. I have been providing ample amount of prof and verification just to keep getting new requirements. They scam you out of your application fee and never approve you no matter what proofs you submit. They even want you to link your bank info so they know how much is in your account and where your money goes. All they want is your money and they are NOT here to help anyone but to themselves. Keep your money and try elsewhere.

Experiencia fantástica: We rented from United for about a year and a half, and though the beginning was a little rocky, as I felt at the time there was a lack of care and communication, when we transferred to a different unit, David, Tim, and Paulina all did an amazing job at ensuring we felt seen and taken care of! Maintance was handled promptly and they paid for our hotel when we needed alternate housing due to needing a new furnace. Since then we have had to transfer our lease again due to moving to another town, and with that, Paulina has been prompt and compassionate when it came to finding someone to be approved for our lease take over. I can't speak on behalf of everyone else's experience, but for us, even though things were rocky at the beginning, we have come to be very happy with our experience with United and would rent from them again.

Experiencia negativa: We were trying to apply for one property, but our application wasn’t submitted until AFTER the property wasn’t available. They still took the $50 even though we weren’t interested in any other properties with them. So there was nothing to process because the property wasn’t available.

Experiencia positiva: I would avoid them if you can. after finishing the first year without problems, I had to sign another 1 year lease. I had to pay an extra 4 months worth of penalties for leaving 8 months into the second year. they are difficult to deal with.

Experiencia fantástica: While waiting for my rental application to be approved I received a text message from this property management group regarding having a co-signer! I explained that I have a voucher and put all that information on the application! They said I had a judgement from the housing commission & that is what blocked me & thats why I would need a co-signer! The GRHC arrested a worker for stealing our rental checks at our property & she was convicted of fraud (all online to look up)! So because of this, all of us living at our current property cannot get outside housing??? None of this should be on any of our credit reports due to fraud that took place! This rental management should have considered all factors because it was none of our faults for the judgement due to the Grand Rapids Housing Commission having an ex-employee arrested & convicted for fraud❗️ When I spoke to a worker today! She was rude & very unprofessional! I would not recommend this rental company to a turtle❗️Horrible job❗️ Update: 08-14-2025 I spoke with management & I am pleased with the follow-up! I appreciate your efforts! I have a 5-star now! Thanks again :)

Experiencia negativa: Hope you don’t need any big repairs. It will be two months to repair a sewage gas leak In the home. Lack of contact and it seems like they genuinely don’t care. Find a different contractors if work cannot be competed in a timely manner. It’s not rocket science. Horrible experience from move in till now. Would not recommend.

Experiencia fantástica: THEY COMPLETELY EXEEDED MY EXPECTATIONS!!! I really cannot say enough positive things about this company. We moved in not long ago, however, I've rented and have lived in a variety of apartments throughout my years, and while I have had some amazing landlords in the past, this management company has by far surpassed all of them. Tim and his team (Denise and Soroya specifically), have been amazing to work with. We originally viewed a second floor unit at one of their properties, and we loved it, however, we had a very specific time that we needed to move, and weren't quiet ready to move just yet. Tim reached out shortly after our showing, and I expressed our interest, but also that we could not move until the end of the following month. He informed me that they were in the process of remodeling the first floor unit, and that it would be ready when our lease was up and when we were ready to move in. The remodel was absolutely stunning. They far surpassed my expectations, installed a brand new washer, dryer, refrigerator, and gas range. New flooring, windows, bathroom, paint, etc. The team was always very responsive, and any small maintenance requests that I have had (door latch not latching, getting the hot water turned on that I had no idea how to do) so far have been answered quickly. They do have an extensive screening process, but as a tenant living in a duplex with other people, I highly prefer that for my safety and security, and they answered all questions that I had during that process. A big thanks to their team that did the remodel! It's is an apartment we are proud to call home. We saw a few other properties that they own, and we can see that they take pride in their work at all of them. 10/10 would recommend!

Experiencia fantástica: I came into the office distressed about my situation, and they seemed so caring and wanting to help. They encouraged me to apply for a house and I got approved within a day. Experiencia negativa: We were trying to rent from United but had a difficult time. First off our underwriter took days to respond to our emails and when she did she didn’t answer our questions. We called trying to ask questions and only one person was helpful. Another male that answered told us our underwriter didn’t take phone calls only emails. You would think everyone working there with customers should be able to take phone calls about a property they were trying to get rented. Our underwriter made the whole process long and kept asking for a co-signer even though my partner made 3x the rent and I was working on transferring my job to Michigan. I also have access to a trust fund that held about 3 years worth of rent and they still wanted a co-signer. (My parents didnt want to cosign a property outside the state they live in) We offered to pay 3 months upfront if they were worried about my job transfer, or to pay 2 security deposits. If we didn’t qualify to rent then just tell us that instead of dragging the whole process out. We were tired of dealing with them so we said no, we’re done trying. So instead of getting a couple who could clearly pay the rent into a house they’re letting it sit empty without rent ‍♀️ Maybe they’re better for people who already live in Michigan but trying to get a rental from out of state was a difficult process.

We apologize if this was too far between replies and will review processess for potential improvements. It's important to note that we need to abide by our Application Qualification Policy in terms of income. We were waiting for you to supply confirmation of transferment of your employemnt and proof of dividens paid out through the trust fund. Unfortunately, we can't accept a 2x security deposit. Michigan State Law only allows for up to a 1.5x security deposit.

I understand that there were possibly missed expectations in addition to frustrations surrounding the application requirements. We apologize for any negative experience and will continue to review for improvements. The last thing we want is to create additional barriers for applicants. We wish you the best.

Experiencia fantástica: I moved across country in November to GR and United properties helped me, while long distance, secure my apartment and facilitate a smooth and easy move-in the day I arrived in state. Any maintenance requests have been handled if not the day mentioned, the very next day. They are very prompt and the property managers are not only really nice and incredibly helpful, but they seem to always be going the extra mile to be flexible and make sure my needs are met. Ive never rented from a property management company before but my experience has far exceeded my expectations. My unit doesn’t have a washer and dryer and they are currently trying to figure out how to get one installed, amazing! Definitely Recommend renting with United Properties!! Update- they got me washer and dryer hooks up but most notably, when the neighborhood got extremely dangerous they gave me keys to a new place by 3:30 pm after a shooting the night before. Safety is very important to them and for that I’ll forever be grateful.

Experiencia fantástica: A bat found it's way into our rental home and United Properties acted so professional and promptly to help get it out. Within 30 mins of me reaching out for help did I already have a response and options of how to move forward. Just a couple hours later, someone was in my home, removing the bat and inspecting the inside and outside for potential access points. Work was then scheduled promptly to seal potential access points. I am beyond grateful for how quick and efficient the team at united properties worked. The communication and updates given were so helpful. Scott was the one who came over to make some repairs. He listened to my concerns and fixed the potential problem areas. He even showed me exactly what he did. He was kind, professional and extremely knowledgeable. He assured me, if there were any other concerns, to not hesitate reaching back out. I greatly appreciate the work he did. I couldn't have asked for a better team to help navigate this unforseen problem. Great work. Thankful for everyone involved in the process.

Experiencia negativa: I moved into 710 McRenyolds Ave #2 last year. I was 5 months pregnant at the time and was hoping to find a safe, up to code living situation for myself and my newborn that was born in the winter. Moving in was AWFUL. I had bought a washer-dryer stackable unit because there were hookups. The layout of the house made it IMPOSSIBLE to get it up the stairs! I couldn’t even fit a box spring up the stairs for my full sized bed. The neighborhood is NOT SAFE. Homeless people EVERYWHERE messing with your trash and throwing shot glasses everywhere. Upon move in, after about a week or so of staying in the unit, I developed numerous bites on my body. It turned out to be BED BUGS in the unit that had already been in the unit prior to my move in. United addressed the situation however they did not compensate me for the hotel I had to live in with my two dogs for over a week or any of the furniture or laundry fees and instead took $50 off my rent for a few months and offered to not increase my rent if I renewed for the next year EARLY. The power also kept going out frequently, water leaked and when I reported it I was charged because they “couldn’t find a problem”. There was also a gas leak in the lower unit and when I had asked about it i was told that it wasn’t a concern for me (it was an upper lower unit to an older house and they made a meld stating that they were going to fix the problem at my unit so that’s why i asked). The front office lady acted like i was stupid from the moment i had interest in my unit to when i turned in my keys and asked about the protocol for getting my security deposit back. She wouldn’t even let me give her my email in person after driving 2 hours to return the key because I wasn’t aloud to mail them, but told me I had to email it. would not recommend this property or property management company to anyone who wants to keep their sanity (and skin clean).

I want to address a few things that you mentioned in your review.

Prior to a tenant moving in, we encourage them to view the home so that they can take measurements if needed, see the condition of the home, and assess the neighborhood to ensure it is the right fit. Seeing the home should allow for you to see potential moving complications such as a narrow stairway. Due to Fair Housing laws, we cannot comment on the condition of a neighborhood such as homeless population and what is a "good" or "bad" neighborhood. This is something that you would need to determine yourself prior to moving in.
To address the bed bugs comments - we have had no report of bed bugs in either unit prior to you moving in. You reported the bed bugs one month after you moved in. If bed bugs were already present, we would have expected them to be reported immediately. In your lease, it states that any pest issues would need to be reported within 7 days. Since this happened one month after you moved in, it is highly unlikely that the bed bugs were a pre-existing issue.

The gas leak was specific to a pilot light issue in the other unit's stove and only an issue when the stove was being used. The stove was replaced which is why it was not an issue or threat to your unit.

We apologize for any miscommunication regarding the issue with returning your keys. The conversation was regarding your forwarding address, not the email address. The State of Michigan requires that forwarding address be provided in writing. Email is typically best to avoid any misreading due to someone's handwriting. However, based on your experience, we have created a paper form for collecting email addresses that can be used moving forward.

I want to re-iterate that we are sorry for any negative experiences, miscommunications, or misunderstandings you experienced during your tenancy and I hope that some of these additional details and explanations may help clear up some of the issues.

Experiencia negativa: This is the worst company I have ever rented from. They are slow to respond, way over-charge for anything they possibly can, and have terrible customer service. I moved out of my duplex after dealing with them for years and was rudely snapped at by one of their employees while dropping off my keys. All I asked her was if we could check to make sure everything was all set with move out. I let them know several times about an upstairs neighbor I had (who also rented from them at the time) who was threatening my roommates and I, he spit on me, and yelled racial slurs through the ceiling. I told them we felt threatened and scared, and United Properties did absolutely nothing about it. I will never rent from them again. I truly suggest looking elsewhere for housing.

Experiencia fantástica: Denise and the leasing team were beyond helpful during our application process! They responded timely and helped get us into a place we love! Ethan and the maintenance team did everything they could to help with a sewer back up about a week after we moved in. When the maintenance team couldn’t fix the issue, the after hours maintenance team (Elise) helped get a plumber out in about 30 minutes. Issue resolved and they sent someone out to clean up the mess - thank you to all!

But the downside they say they accept section 8 voucher holders but beware your total income has to be over 1900 a month heck if I brought home that much I wouldn't need section 8 beware Veterans they could have that on web site under where they brag about accepting sec 8 before you spend 45 bucks plus a convince fee Now that I have lived in Michigan for a minute I have to say AVOID this company!!! Never trust a management company that does not own their properties they are just a front for likely slumlords who barely keep their properties up to code the management company will always side with the owner and they will also keep you in the dark as to who actually owns your buildings. It seems to me this new type of property management is the new thing of the 2000s the same thing they did with radio years ago capitalism has run amuck in America

This is a reduced rate compared to the 3 times we require for individuals not using a Section 8 voucher. We also allow co-signers on the lease if you cannot reach the income requirement alone (Please check with your voucher program to see if they allow a co-signer). Experiencia negativa: The five of us living in our house have called United Properties over 50 times to handle two big issues: No heat and mice in the house. We either get no response at all or they send a guy over to help, but he doesn’t fix either issue. We woke up to 42 degrees this morning. They brought over 3 small room heaters and told us to leave the hot water running so the pipes don’t freeze. All five of us had to leave and find a place to stay temporarily during this cold weather. Since day one, we have not gotten any help or anything fixed. United Properties doesn’t care about their tenants. Do not rent from them! It’s more stress than it’s worth.

Hi, Courtney. According to our records, you are the cosigner on the account and so you may not have up-to-date information. I'd like to help address the two items you mentioned.

Due to the winter storms, we have received increased incoming calls and maintenance requests from tenants having similar experiences with either no heat, frozen pipes, or both. Our team considers these calls emergencies, so we have assigned and dispatched contractors to quickly address these issues. In your case, a vendor was out the same day to inspect the furnace. Unfortunately, it was found that the heat exchanger was releasing CO, so the contractor needed to disable the furnace for safety reasons. We were able to quickly get approval from the property owner to proceed with the furnace replacement, which is scheduled for first thing tomorrow morning. Our team provided space heaters to provide a heat source in the meantime. Unfortunately, United Properties does not carry a stock of furnaces to install on-demand, so we are at the mercy of our contractor, who is addressing this issue the soonest they can.

We received 9 calls regarding this issue, in which 3 voicemails were left and the tenants spoke to a few different team members.

Regarding the pest control, our team is scheduled to arrive tomorrow to assess this situation. We last addressed this issue in November and had not received reports of any continued activity since our technician successfully sealed all potential entry points. Since we received a new request, we are assessing again to determine next steps.

I hope this helps provide context, and I truly apologize for the frustrations cause by the lack of heat and that mice are being experience. Please know we are working to resolve this issues and we do care.

Experiencia negativa: If you like to wait days for any kind of repair(s) or like your repair(s) to be done insufficiently and not done to code, this is the place for you. They will give you excuses, send multiple people to assess the issue but they’ll take the cheapest route to get the repair done. Who cares if it’s weeks before it’s done. Hopefully if you decide to work with these people, read all of the reviews. Don’t be fooled by pictures either.

We are addressing the water issue that your friend is experiencing and have responded within 24 hours of it first being reported. Unfortunately, it's not an easy fix, but it's being addressed. We have the responsibility to provide the best option for the owner, and because of that, it's taking a few days longer than any of us want as we evaluate different vendor opinions and prices. Either way, the issue will be fixed within 10 days. If this was your property, you also would appreciate the due diligence.

Experiencia negativa: Worst property company you could ever work with. The girl who sits at the front desk is rude and doesn’t want to help just needs it to be quiet so she can answer the phone. We have bats flying in our basement and rodents in our attic, they pretty much told us it’s not their responsibility and we now have to pay out of pocket for all the pest control treatments. Do not sign a lease with them, they do not do anything to help their tenants, they just want your money and that is it. This is a joke of a company.

Regarding the pests that you informed us of, it is our team's job to inform you that according to the lease, pest control is a tenant's responsibility; however, we weren't able to provide you with a copy of the lease due to you being an unauthorized occupant. We legally cannot provide you with legal documents that do not contain your name. Additionally, our service team was not available to help in the moment, so our leasing agent let you know that we would have one of our remote service coordinators reach out to the tenant to further discuss treatment options and set expectations. It is my understanding that this issue is now resolved and there is a plan in place to remedy the situation. Experiencia negativa: This company is NOT one that I would EVER recommend! Predatory? YES, absolutely!! They want to collect application fees and “holding fees” that are non-refundable or only refundable for 1 business day. Not to mention they collect multiple applications for an apartment/house seeming to pick and choose whom they will rent to. Asking for equal to one month’s rent to hold the apartment and only giving 1 business day for it to be refundable BUT telling you they have 3-4 business days to process your application is unacceptable! Unethical at it’s finest, these are companies that give property management companies a bad name.

Application fees are non-refundable due the fee going towards the costs involved with processing the application. Application fees being non-refundable is standard among property management companies. 

The Holding Fee is equal to one month's rent and goes toward the security deposit upon move-in. The Holding Fee is non-refundable after 24 hours due to a determination on your application being made within 24 hours of a Holding Fee being placed to ensure and speedy decision.

Applications where a Holding Fee has not been placed may take between 2 to 4 business days as they are reviewed on a first come basis.

The Holding Fee can be placed at any time, but is required in order to move forward if the application is approved. Some opt to place the Holding Fee sooner to expedite the process and to secure the home while their application is processed.

Experiencia negativa: Awful experience renting from this company from start to finish. Unfortunately for my roommate and I we were in a pinch and had to decide where to live rather quickly. To start, Paulina, who processed our documents and application was extremely over the top and frustrating to work with. Took quite a bit longer to get into a place while we were in a pinch for no good reason and just overall a very frustrating experience. Second, the property itself was NOT in good shape whatsoever. The paint job was terrible, from top to bottom. There were plumbing issues, the furnace was extremely outdated, the place was dirty on arrival, the oven didn’t work, water damage under the sink, flooring had nails sticking out all over the place, on multiple occasions we seen roaches just after having had moved in, we were in a duplex and our neighbors reported that they were seeing rodents in their half of the property…. The list goes on and on. Lastly; the charges deducted from our deposit were outrageous considering the condition of the property we moved into.. charged $800 for some blinds that needed replacing and a bit of touch up paint on a house where the paint was already in terrible and gross condition. I do believe that the lady who handled our dispute at the end of it was as nice as she had the power to be, but definitely fed us excuses handed to her from her superiors. Again, a terrible experience from start to finish, and I sincerely would absolutely never recommend any person I care about to either rent from this company, or use this company to upkeep on one of their own rental properties. Please, choose anyplace else

Looking at our records, I don't see that you or your roommate reported any of the concerns you mentioned. Our team can not be expected to repair things they weren't made aware of. I do see that we discovered the issue with the oven during our inspection of the unit a few months after your move-in.
Additionally, when our team reached out to you and your roommate for feedback after we received your notice to move out, your roommate provided feedback that stated "the apartment is fine."
It's concerning that we are just now being made aware of your concerns after you have moved out and our team no longer has the opportunity to make things right for you.
As for the application process, it is standard for things such as bank statements, W-2s, and ESA paperwork to be required, as well as completed employment verifications and landlord verifications; however, I can understand that these things can take time, which isn't ideal when you are needing to move-in somewhere as soon as possible. These things are requested to protect both you and the property owner.
As far as the damages, I'm glad to hear that the individual you were working with was kind throughout the process; however, when damages are done during the length of tenancy that is beyond normal wear and tear, it is the property owner's right to recoup those costs. When our team assesses the damages, they review the condition of the property before the tenants moved in so as not to charge for any potential pre-existing damage or cosmetic deficiencies.

Experiencia negativa: If you are a landlord in West Michigan, specifically, Grand, Rapids Muskegon, or even Kalamazoo I would not recommend using this company’s services. As you can see from the photo’s you can expect that this is a sample of how they will do upkeep your property or investment. I did call to inform them and they told me I needed to cut down and maintain all of their overgrown weeds, grass and trees. I ended up, just leaving a complaint with the city to have them take care of it but your investment deserves better. *For the owner who requested me to take photos here you go.

Dustin, thanks for providing this feedback and for the pictures. These are helpful and the reason I asked for them while on the phone, but you didn't want to provide them. I just want you to know that within 5 minutes of your phone call I took a look at the property personally. I took photos, emailed the owner (and recorded a video for them) and dispatched a vendor to trim the trees touching this house. I agree maintaining the exterior is important and these trees are well beyond where they should be.
As I mentioned on the phone we do have a fiduciary responsibility to the owners we represent which in many cases requires aporoval before we dispatch a vendor if we believe the cost exceeds a certain threshold. Our owners have come to appreciate this communication and our care for their finances.

Experiencia negativa: This property management company is not good to go through if you have section 8. I just got my voucher and Paulina has no clue whatsoever how it works or what is going on. I just received my voucher and my application was denied with not knowing anything about section 8. I am very disappointed with this. Good luck!!!! UPDATE: IT GETS EVER BETTER SMH. contacted the owner after seeing his response. Never helper me and made me feel like s um and also was not willing to give me a refund on the application fee. This place and the owner is a joke. Not everybody has tons of money. I felt like because I had a section 8 voucher they treated me as such.

Experiencia negativa: Hope you don’t ever have any maintenance issues, appointments are far and in between! You’ll never know when someone is finally going to show up to fix anything. Selecting 5 appointments times is a joke, just called their maintenance phone number that states appointments are 2 weeks out! Going on 4 days with no working washing machine and no response from UPOWM or “Meld” for updates regarding this, severely disappointing considering this is an appliance that’s INCLUDED with the rental.

Hi, Shalie. Thank you for taking the time to leave a review of your experience. I understand your frustration with the available appointments; however, we dispatch a professional appliance vendor to do repairs on all appliances, including washing machines, and cannot dictate their schedules. 
You stated that you received no updates from United; however, there were no updates to be given until a timeslot was selected and a technician assessed the issue with the washing machine. I see no phone calls prior to your call with a United Properties representative on the 12th, where he addressed your concerns. 
I can't speak to the 2-week timeframe that you state you were given by the vendor (I'm assuming the vendor, since this was not mentioned during your call with United and, again, United does not set the appointments for the vendor), but you did communicate to the United rep that if the vendor could not accommodate arriving before 6:00 am or after 9:00 pm, the next date you would be available would be the 28th of the month. Unfortunately, our vendors can not accommodate those time frames as that is outside of their working hours. 
Luckily, with the help of United Properties and your willingness to be available the next business day following your phone call with United Properties, the vendor was able to schedule your appointment and repair the washing machine.

Experiencia fantástica: With one exception, I've always, received good service from UP. Recently had a service call for low water pressure and they addressed the issue right away. They didn't try to cheap out on the repair and Ethan (the repair tech) did a great job and was courteous while doing so.

Experiencia negativa: Steer clear if you are a renter. They had us move into a house that was not fit for tenants. Mice, windows that didn't open, basically falling apart. It is a huge hassle to get anything done through the office. They will give you the run around for days. David Klein, the office manager, is about the most incompetent person you will ever have the displeasure of communicating with. I could go on an on about the problems we had with this company over our 3 year lease. Note: most of their good reviews are from owners of the properties they manage, not tenants.

Experiencia negativa: ZERO STARS. Absolute WORST company. DO NOT RENT WITH THEM. Happily updated review by request. Reasons; you clearly did not have the property I rented inspected as there was loose asbestos found, black mold, the foundation was crumbling, and the electrical was not up to code. None of this was found until me and my family continuously got sick each time we returned home. This was addressed with a mild manner from your company acting like it was no big deal. When your company did eventually send someone, you sent someone from your own company, not a licensed contractor. The man your company sent showed up in a wife beater and a mask and no one told us we had to be gone or that there was any danger for us to be there which everyone knows is a serious matter When I let your company know that I wanted to break the lease you guys tried to charge me about 3 months worth of rent. And so we decided to move out with the advice from an attorney, and you guys still didn't even give us our entire security deposit back. We can't get any of our money back because there's not enough money in it for a lawyer to help us out. I'm concerned you'll be doing this to other tenants as well. That is why I am putting this on Google for everyone to see. I stick by my statement that this is the worst rental company And quite frankly you shouldn't be in business.

Experiencia negativa: When moving to GR from out of state, I signed a lease with United not knowing that the duplex we were moving into was for sale. When the property sold, United failed to tell us. The new owner was unaware that anyone was living at the property until he showed up the day of closing and saw me on the front porch. Thankfully he knew that it was not our fault. We ended up signing a new lease directly with him and it was great. I share this story every time someone wants a rental horror story as it’s something that I still can’t believe happened. Totally unacceptable and preventable.

Sara we are sorry for this experience. United Properties manages properties we don't own them or sell them. As property managers, we cant control when an investor decides to sell his home. When an investor hires a real estate agent and decides to sell, its a huge inconvenience for tenants. In your particular case the owner hired a real estate agent from RE/Max. This information doesn't flow through the management company and is handled outside our firm. We have two options when we are made aware that an owner decides to sell: #1 Terminate our contract with the owner immediately (leaving the tenant hanging and in the hands of a real estate agent or inexperienced owner) #2 Continuing managing until the property sells (which often leads to frustration from the tenants because the sales process is so inconvenient). We are in a loose, loose situation, but we do try to navigate it the best we can so the tenant isn't left hanging. Either way I see your expectations were not met, and for this I apologize. If I knew the solution to this, I would create a new policy immediately. If you have suggestions I would love to hear back from you. [email protected].

Experiencia positiva: If you rent with them, keep track of everything, screenshot your portal, they will edit things rather than make new entries. Read your lease, they make good use of the section that says if they forget things your still obligated to pay. Take pictures of move in and of move out. Don't forget the carpet cleaning. You are just another entry in the ledger, so prostrate yourself to their rules and you'll probably get your deposit back. be diligent though, they won't tell you how much your final bill is after you move out. Quick responses for Melds, but don't be surprised if they do something you didn't want. Quarterly inspections, hide yo candy.

Experiencia negativa: RENTERS BE WARNED!! Avoid this company at all costs. These good reviews are not from renters, they are from people who own properties that United Properties manages. Anyone who rents from this disreputable establishment will let you know they nickel and dime you until you cry uncle. Keep track of your own book keeping and save all documents because the portal you use to pay rent is controlled by them and they can lock you out whenever they choose to. And good luck actually speaking to someone in the office who can help you and if you have a maintenance problem on a Friday night get comfy until Monday, they don’t work weekends. I rented a small, overpriced, aged apartment and they found countless ways to add charges so I wouldn’t get my deposit back. They use threatening and unethical tactics on renters and will use emails to intimidate you. And if you can’t make the payment and they send you to collections, good luck finding the company they sent you to! What a joke of a company! Poor business ethics!

Experiencia negativa: Owner review. Was with them for two years. They walked into the wrong units on multiple occasions without notice. Unnerving for tenants in heritage hill. They emailed me that there had been a fire in one of my units, when in fact there had not been. Then to top it off they did the worst paint job I have ever seen. Getting paint on natural wood trim and in multiple rooms there was three different colors on the walls! Quite sure a 10 year old could have done a better job. My mind was completely blown that they actually listed it in such condition! Needless to say, I’ve taken management back into my own hands, since they only worsened an incredible property in a nice neighborhood.

Experiencia negativa: Do NOT rent from United. The entire process with them was terrible. I requested multiple maintenance requests and they were slow to help and never really addressed the real concern. Yard work and snow removal were included but never took place. I ended up landscaping the entire place because I like to spend time in a nice yard. I also paid for all leaves to be removed after raking them up. The worst issue arose when it was time to end the lease. They encourage you to resign the lease 5 months in advance. And wanted to make arrangements to show the place immediately if I was unsure. When we finally broke the lease 3 mo in advance we were charged a massive balance. They kept the entire security deposit and we happily paid the extra month charge for leaving early. We also cleaned the entire place and steam cleaned all the carpeting. I patched all holes and repainted anything damaged. I left them a 12 pack of light bulbs after replacing all bad ones, on the off chance I missed something. I also gave receipts for the carpet cleaning. I was then told I had a massive bill with them for several months rent and all the damages. I agreed to pay it out of sheer annoyance. However, they are now saying I still owe $1694.34. ThIs balance keeps going up. I have paid $400 on one occasion and $100 a month for 12 months. The balance has never gone down. Do not rent from these crooks! If you do ask for lease and take copies. Inspect the space and make a video for proof. Do not attempt to help in anyway as it will not be appreciated. Watch for mold, broken steps, and other dangers. We all suffered from poor air quality the whole time there from a leaky roof and water damage. The broken step caused a bad ankle injury and months of rehab. What a nightmare.

Benjamin, I appreciate you detailing your experience and I wanted to respond. First of all, I am sorry you had a negative experience. I did advise our team to look into all the maintenance issues you reported and to advise me of the time line for responded. The owner of this property lives local and likes to complete his own work which we are finding out is really affecting our tenants experience so we are looking to change that. As far a breaking the lease, this process is outlined in the lease agreement. We did start marketing it as soon as you gave notice to reduce the financial implications. In summary if a tenant breaks the lease we charge one month’s rent (this cost covers our cost to advertise, screen and place another tenant) and for any vacancy up to 3 months or until the lease expires which ever happens first. You moved out in January which is a slow month for finding a new tenant, and it wasn’t until the beginning of March when a new tenant was found. That is why your balance increased. We try to be very transparent about this process and would obviously like to avoid any break lease, but we understand that life changes and it’s not always avoidable. Experiencia negativa: Scott is respectful and understand. I'm 3 weeks into my place and he already knows the house and how to get it to fit my needs. Couldn't have asked for more. I hope this stays like this through out my lease. Until they fired him and it goes down hill the property I rented had more issues than a little bit and the home has no insulation. When asking about my lease renewal you get one answer then ghosted and sent an eviction notice. They secure their money when you sign the lease and that’s the only concern. All in all a great way for slumlords to make 1400 a month

Experiencia negativa: If you don't mind being lied to on a regular basis this is the place for you. It would take me too long to address everything we dealt with, but in summary. Do not trust anything said, make sure you get multiple forms of verification and even with that you may be screwed over by a policy change (oh without you being notifed at the time of the change only when you call then on it the policy magically appears.) Departments do not communicate well and you suffer as a result. At lease end I was billed for several things that were either sent in as maintenance requests/marked on my move in statement/and some I still cannot get a response on with proof of it being an issue. I will admit the maintenance guys who have came out were mostly great and helpful.

Experiencia negativa: Tons of fake reviews. Moved us into a house with bed bugs and mice. Do not trust these guys. They charge for "pet inspection" and cant get the address right. Then when your utilities companies are confuse about who lives there because "it doesn't appear to be an apartment." Overall fed up and can't believe you can get ridden like this legally. Side note is they had known about the infestation for at least a year, almost 2 now. They moved new people in and didn't tell them either. Pest control is surprised, you either better have a good lawyer or just avoid these guys all together. Nothing less than liars if not thieves.

I am very curious about what home you are in so I can look into this.

Experiencia fantástica: The leasing team, especially Alexandra, was extremely helpful in setting up everything that we needed for a successful move. She was able to walk us through getting an apartment and even went above and beyond to help us upload items after hours. The property management is quick to give you responses regarding approval for applications and where each cost is. I was very appreciative of the kindness we saw with the Leasing agent we worked with.

Experiencia fantástica: My most recent experience has been with Matthew and the service team on the Ready to Rent inspections and the follow thought. The main point being that the inspections focus on the detail and so often it is attention to detail that makes a big differennce .In order to get good tenants that pay a fair makret price theyhave s right to expect their new home is in the proper move in condition. The work has been quick and responsive get the process completed, and I am hoping for two new renters soon

Experiencia fantástica: They manage all of our rentals and do an amazing job! They do a great job screening applicants to make sure we don’t have any evictions.
