Experiencia negativa: My wife and I have worked with Lucas Howard and Lucas Howard Group more than once. After our last experience, we will not ever work with them again and cannot ever recommend them. The attention to detail was atrocious, to the point that Josh wasn't prepared enough to know which property to show us. This was a multiple parcel property, and we found the mistake during the inspection period. On that same property, Josh and Lucas tried convincing us a major issue was not going to cost thousands to fix when a professional trade disagreed. Josh and Lucas literally gave my wife a panic attack over trying to make the deal come together. Then we were going to put in an offer on a house, but it was a little lower than the asking price. Josh warned us that the seller had multiple offers of at least the asking price. When we went in another direction, it did not sell for several months and for about $50K under asking price. Well below what our offer would have been. Just look at some of Lucas’s responses here to other reviews. The passive aggressive, “I am sorry you feel that way…” should tell you everything you need to know. In our experience, Lucas and Josh Howard care far more about making a deal happen to "earn" a commission that they do about protecting your interests while buying a home. I guess that is why Lucas is the "Rain Maker"...

We were very quickly impressed with April, who was very professional and pleasant to work with. We felt that April had a very keen eye when it came to pointing out potential concerns or things to check for in inspections. April was always very punctual and helpful whenever we needed, and was careful not to sway our decisions in any direction while trying to look out for our best interest. April was great in doing what she can to makeour offers more appealing as well. Experiencia negativa: I wish we would've had the 5 star experience with April Holp that everyone else had, but sadly we got the complete opposite. I can only assume that she only provides good service to her personal clients. If you're a FSBO, you may want to avoid this realtor. I’ve sold many homes FSBO before and had smooth, professional experiences. Unfortunately, working with April was by far the worst real estate experience I’ve ever had (everytime I saw a text from her, I immediately knew I had to brace myself for a rude comment). Simply put, April is an adult bully who is disrespectful, hostile, deceptive, and manipulative. From the start, her communication was condescending and unprofessional. During our first conversation, she scolded me over the seller’s disclosures in a way that was not only unprofessional but downright disrespectful. Instead of serving as a trusted advisor, she constantly tried to intimidate, manipulate, and undermine us. Every opportunity she had, she repeatedly told us our home wasn't worth the price and wouldn’t appraise (for the accepted offer presented by her buyers). She even manipulated numbers with her office to try and create doubt, all while speaking to the appraiser and inquiring about reasons to lower the value. In the end, our home appraised at full value, proving her behavior unnecessary and misleading. As closing approached, her lack of professionalism only worsened. A day before we were supposed to close, we received no communication. When I called her office, her staff were clueless and sent me to the title company. I later discovered the delay was due to missing information from the tax assessor. The title company claimed they couldn’t reach him so I personally fixed the issue myself within minutes. That should never fall on the seller when a realtor is involved. We ended up closing at two separate locations, and April never once acknowledged or communicated directly with us. I even had to follow up myself just to learn how the keys would be distributed. April didn’t reach out until the day before we were set to leave. On that call, she assumed we hadn’t finished moving and lectured us that 'according to the contract, we have to be out of the house.' Like most of her communication, it came across as condescending and based on assumptions April’s conduct went far beyond simple mistakes it revealed a pattern of manipulation, disrespect, and negligence. It makes me sick to my stomach that we had to pay her a buyers agent fee, especially after being treated so poorly. If you want a realtor who will communicate promptly and honestly, and handle the process with professionalism, I strongly suggest looking elsewhere.

Experiencia positiva: Mixed feelings about our experience with LHG/KWR as a first-time homebuyer coming from out of state. We got the house we wanted so we can't be too upset, but at times our agent's strategies were unclear. One day we would be advised to make an aggressive offer with a deadline of midnight, for example, but the next be told to not counter when the seller proposed unreasonable concessions like a price above asking or a possession period of six weeks. There was also a lot of miscommunication, such as our closing date initally being set for a holiday before needing to be pushed back, meaning that we learned at the airport on the way to Michigan that our move-in date was being pushed back as well. The purpose of working with a firm like LHG/KWR is to land your forever home and we truly believe we accomplished that, but we will always wonder whether it could have been done more easily working with someone else.

To put things into perspective, we had our initial meeting on a Friday, where he went over all the terms and timelines we needed to know about and explained everything really well. On that Saturday, he had already arranged for us to go on five home tours that day based on the criteria and wants/needs we had talked about, which included the home we ended up purchasing. Experiencia fantástica: What a team, very happy with the results. I had some concerns from past experiences with dirty agents that I addressed with Lucas. He put me at ease and assured me that what I experienced in the past would not happen with him. The work around the house was finished, we listed the house 2 weeks later than I wanted. My fault the work took longer than expected. Anyway we listed the house, had atleast 4 offers the first day. Lucas negotiated with the offers on the table and got 8% over asking with a cash offer by the second day. If your looking to sell your home, give lucas a call. Extremely pleased. Experiencia fantástica: Nick Howell and Hannah Raak helped us greatly with our house search. despite the market being ridiculous, they helped us fit into a place that was within our reach. we were all connected via group chat, which they were always prompt to respond to. it was a great way for us to communicate quickly and effectively. Hannah was our go-to for house showings, while Nick did the behind the scenes work. we were usually able to get into hosues within 24 hours of finding a listing, and Hannah was great about scheduling them all at once which was great since we were driving from Lansing to GR every time we did a showing. The market was wild, which is not their fault, but Nick helped us come up with strategic approaches to make our offers competitive and stand out to sellers. We were told for each of the unsuccessful offers that we were either the second best offer or the best offer, but the seller preferred a lower cash offer to the best traditional offer. At the end of the day, when we finally did find a house which was perfect, Nick's network of local agents can in handy as he knew the listing agent personally and we were able to get an offer in within an hour of the showing and within 2 days of the listing going live. offer was accepted a couple hours after the open house. We can't blame Lucas Howard for the unreasonably unpredictable Grand Rapids real estate market, but we can blame them for helping us get into a house which fit our needs and was within our price range. would use them again if we ever leave this place.

We wanted a house outside of Grand Rapids and Josh took the time to drive all the way out to every single one we wanted to see. He was always super responsive and communicative and even worked super late to meet offer deadlines. He always answered all of my questions, which as a first time home buyer, we had a lot of questions. He knows the market and how to play the game. We had a lower price range, so houses were selling almost instantly and Josh got us a house after just about 2 months of looking!
