Experiencia negativa: Communication with Hero Property Management has been extremely difficult and frustrating. We experienced a serious electrical issue in our unit that went unresolved for over a week, despite repeated follow-ups on our part. Getting any kind of response or action required constant outreach. The lack of timely communication led to prolonged power issues and unnecessary disruption. When basic utilities and safety are involved, this level of responsiveness is unacceptable.
Hi Niki, we apologize for this frustrating situation. The main cause of the power outage was actually because the city utility company had mislabeled the meter which caused them to shut off your unit by mistake. This was definitely frustrating for us as well since we communicated to the city and they assured us that the issue was not on their side. We sent out our electrician who discovered the issue was actually on the city side because of their meter mix up. However, our team definitely could have been better at communicating with you through this situation so we apologize for any frustration you experienced. Experiencia positiva: They started out well but towards my exit they dropped the ball, I had the apartment professionally cleaned, but they still took out cleaning fees about $320 if I remember. There was not left to clean. I followed up with them for about 4 month, but they would not respond. It was a terrible experience. I would not recommend this property management.

We strive to be transparent and fair in all our processes, including final inspections and deposit itemizations. While we understand you had the apartment professionally cleaned, our team found that certain areas did not meet the cleaning standards outlined in your lease. These findings were documented, and the cleaning charge was based on that assessment. We also made several attempts to follow up and provide clarification. If there was any miscommunication along the way, we sincerely regret that.

Experiencia negativa: DO NOT MOVE TO 155 east second ave apartments in salt lake. They are originally charming and beautiful interiors. We loved living here until numerous things started breaking. WE HAVEN’T HAD AIR CONDITIONING FOR 3 WEEKS. It’s August!!! We call them every week, every few days for an update and they have none. They don’t care at all about fixing it. We are so exhausted from reaching out to them. The water heater CONSTANTLY goes out so we have no hot water for a few days. The dog area has no watering option so the hallways on the first level smell awful like urine. How are you going to have a dog relief area with no hose or water to clean it down? They are outrageously expensive for what you get and the outlet in the tiny bathroom doesn’t work now as well. You’re living in a shoe box with utilities that may or may not work so don’t plan on anything. Frustrated and want to leave.
We’re so sorry to hear how difficult this has been for you. Going without air conditioning and dealing with repeated issues like hot water outages is frustrating, especially in the middle of summer. We truly understand how exhausting it feels to keep reaching out without clear updates.

Experiencia positiva: This was my first time using a property management company, and while they initially seemed accommodating and attentive to my concerns, my experience quickly changed after signing the contract. Over the course of about 1.5 months, there was only one viewing – and that was through an ad I placed myself. I often had to follow up repeatedly, and my calls went unanswered for days. When I did receive responses, they were dismissive and at times rude. Overall, I found their communication and service to be extremely disappointing. When I asked to cancel, I was told I might be charged additional fees for time even prior to signing a contract. Based on my personal experience, I would be cautious and weary before working with this company. **updated** I appreciated that one of the owners Zach reached out to me and listened to my concerns and help to solve some of the problems as well as reassured that they will work on their communications in the future.

Kyanna is very responsible with any tenant concerns or answering my questions. Experiencia negativa: I moved into The Kent in April and was told id be getting a new AC/heating unit for my apartment. When I moved in I noticed a window AC unit in my living room closet that hadn't been installed but was then told I didn’t need to worry about it because we were going these new systems. It’s now June, 90 degrees outside and I have no AC. My apartment is 85 degrees and I can’t sleep. Only two of my windows open. I have contacted Hero PM MULTIPLE times and have been told “we are working on it” and have been consistently blow off. What is there to work on? All I am asking is that you send a maintenance worker over to install in window AC unit until the new ones have power so that I at least have some form of climate control. Not that hard. I don’t think this company cares about their tenants well being at all. Do better Hero PM. This is extremely disappointing, especially for what I am paying and coming from AMC LLC who left me without heat an entire winter. I expected better from a company with “hero” in their name.

Experiencia negativa: A subpar experience. We lived at their Gablers Grove Townhomes and the property was filled with trash, dog poop littered the place, and parking was a nightmare most of the time. Apparently you aren't supposed to park on the driveways out of the garage, but every one does it anyway. After talking to some neighbors and what sounds like multiple compaints being made regarding the above, most of the times nothing was done about it. The place was overall very nice, but the neighbors, in general, were not courteous or respectful of the grounds, personal space, or quiet hours, and the surrounding areas were not nice. There is supposedly HOA regulation but these were never enforced and it shows. On top of a suboptimal location that was poorly managed, dealing with the property managers was a nightmare. Pretty much the only way to get ahold of anyone is via text message, which seemed to be monitored by multiple staff members and it felt like you were having multiple conversations at once. I've tried calling but it is not a direct line and is more often than not unhelpful. It takes ~3-5 business days to hear back on any communication, which should not be the standard. I've personally mostly worked with Chandler, who has been nothing but rude, condenscending and unhelpful. He legitimately attempted to argue with me about our lease after telling us he wouldn't have our townhome done in time for the start of our lease, and offered no solutions. Only after some advocating and back and forth did he provide a reasonable place and $500 off the first months rent. I wouldn't live in a property managed by Hero, and I'd take a closer look at their reviews to see that most of their 5 * reviews are indeed fake.
We’re genuinely sorry to hear that your experience at Gablers Grove was so frustrating. The reality is that we managed this property on behalf of an ownership group that limited many of the actions we normally take to maintain quality standards. That said, we still take full responsibility for your concerns and regret that we couldn’t deliver the level of service you expected—or that we aim for.
We also hear your concerns about communication, and we’re actively working to improve that side of our process. We appreciate you advocating for yourself and giving us the chance to find a workable solution during your move-in.

Experiencia positiva: (UPDATED) Application Process: The process was quick and straightforward. Adriana and Addison were very efficient — they answered all my questions promptly and were flexible with both the paperwork and the move-in date. Tenant Experience: Unfortunately, it hasn’t been very positive. When we received the keys, we were told the house had been inspected, but we never received a copy of the report, so we have no way to contest any findings. The house was also not properly cleaned, and some appliances had filter warnings that I ended up having to address myself. Communication has been another issue: requests are sometimes canceled without explanation, responses are often unclear or incomplete, and overall, it doesn’t feel like they’re genuinely willing to help.

Experiencia negativa: These guys are absolutely terrible. I have called and tried to communicate with them dozens of times and most of the time hear nothing back. If I do even get the chance to get ahold of somebody, they continuously tell me that they will contact me back when they receive more information. We have had our rent increase with no added amenities. The whole neighborhood constantly looks terrible and we have asked them who is in charge of the HOA and keeping the neighborhood nice. The park has looked like a pig sty since day one and we have contacted them multiple times about it and still nothing has been done. The Landscaping is very poor and not maintained aside from cutting grass every so often. Terrible communication and very avoidant of having any responsibility. We also had no garbage can for the first 2 months that we moved in and we're still getting charged for a garbage fee, for the garbage that we were taking care of. They said that it was not their responsibility, but the garbage company. Once again, terrible communication and responsibility by these guys all across the board.

Experiencia negativa: We haven’t had any issues with the management until its come to moving out. They have been so incredibly poor with their communication. We have received so many extra, unexplained charges to our account. We were never told if our townhome met their standards of cleanliness when we left. We have contacted them several times about our security deposit and our inquiries have been ignored. When finally someone did respond, they had no idea that we moved out. Their communication is so bad! It’s incredibly unprofessional and I’m extremely dissatisfied with their service. I love the townhomes but am very unhappy with management.

Experiencia negativa: This property is very biased and discriminating on my application processes, they believed my previous landlord lady and doubted me about my previous living situation than questioned me in a condescending way. I submitted an application on March 19 and they just responded today,first with I can't verify income than said I couldn't be approved. Astonished my how these company could act in such a way.

Experiencia negativa: I am coming back now a month later to update my review. After posting this I got a call 30 minutes after and they helped me with all my issue. I appreciate the help and I apologize for my freak out below lol. So far they have been great, I haven’t had much experience quite yet and haven’t needed to contact them for any reason since the below. So I’m giving 3 stars for now. However, I want to thank Zach. He really helped me with my issues and got the ball rolling on things. He is professional and kind. I look forward to working with him more in the future. I am still a little concerned that none of my emails or calls were answered too until I made a bad review…. We will see what happens next time I have an issue. ———— Terrible service!!! My former property management company informed me on 10/27 that management would be changing to Hero as of 11/01. I have called everyday since the 27th of October to find out how to pay my rent. They transfer me to someone who doesn’t answer the phone and doesn’t call back. I’ve tried emailing them everyday. Still no response. It’s now the 2nd of the month and I still don’t know how to pay my rent. Should I even trust these people with my money I already hate this management company. I WORK IN PROPERTY MANAGEMENT!! I AM A PROPERTY MANAGER THIS IS NOT HOW YOU DO BUSINESS!!! Terrible terrible terrible. I will NOT be renewing with this company and I don’t recommend ANYONE rents from them. Update: I have now moved out of the townhome I was in. Mostly due because this property management company is total crap. They took over in November 2023, since then they did not do any inspections or change filters. I would try and avoid talking to them at any cost. They do not reply to texts or emails for WEEKS! This is not an exaggeration at all. Their communication skills are extremely lacking!! They will also try and screw you over- I signed a lease with ICO at the district. During my lease the management company changed to Hero. THIS MEANS HERO MUST OBID BY MY CURRENT LEASE WITH ICO UNLESS I DECIDE TO RENEW MY LEASE WITH HERO. With that being said, no where in my ICO lease does it say I need to do all these crazy things after move out. I did them still HOWEVER, I was NOT required by any means even though they made it seem like it did. Luckily I know better as a property manager myself. We are now 23 days post move out and I have not heard a single word from Hero, despite the countless attempts to reach out to them in regards to my deposit. Due to all this BS I am now changing my review back to a 1 star. If I could give them negative stars, I would. They act like they are so busy lol. With what? Your 10 properties? hahahah relax, you guys are trash. Dear, owner of the townhomes at Bingham Court in South Jordan. Call me. I would love to manage these properties for you. I can do a hell of a lot better than this trash company.

Experiencia negativa: *Beware When Moving Out!** The move-in process was great, but the nightmare of moving out was not. Once I moved in, I submitted several maintenance requests that took days to receive a response, and I ended up fixing many issues myself. There is a Facebook renters group for Grantsville Ivory home housing where I have seen a lot of similar negative feedback. I have the people who have experienced the same thing ready to file a BBB complaint and review. We left the house in excellent condition, and I have photos and videos to prove it, as my fiancé is a contractor. However, we were still nickel-and-dimed on our deposit. I have email documentation and communication that I am willing to share. I also found a tenant to take over my lease, but they dragged their feet in getting her the lease when she wanted to move in sooner. I plan to hire an attorney by the end of the week, as I feel they are not honest, not organized, and provide terrible service. Additionally, I have filed a report with the UALD. I have requested calls and have left messages, but I have never received a return call.
Moriah thanks for your feedback. Unfortunately your portrayal of the move out situation is far from accurate. You chose to break your contract And move out of the unit before your lease had expired. The lease contract states that in these situations you are responsible to continue paying rent until a new tenant moves in and it also states that we can charge you remarketing costs. Because you found a new tenant to take over your lease we didn't even charge you the remarketing costs as we legally could have. You indicated to us in an email that you wanted the new tenant to move into the property the day after you moved out so that you would not be responsible for additional rent. We told you that this was not our normal policy because we like to give some time between move-in and move out to make sure the unit is ready, but once again we tried to be helpful to you and told you as long as the unit was left in rent ready condition the new tenant could move in the day after. Unfortunately, you did not leave the unit in rent ready condition. We have many pictures showing that there was quite a few things Left dirty in the property that had to be cleaned. So because you left the unit not in rent ready condition. We had to delay the new tenants move in so that our vendors could go clean it and make it rent ready. It is also worth mentioning. All of this occurred right in the middle of the Christmas holiday. We are sorry you are frustrated But we have acted in both accordance with the lease and the law. As mentioned above, we even made exceptions to our normal policies several times as a show of Goodwill and to try to help you. It is disappointing that you broke your contract, and even though we tried to be helpful and act according to the lease and the law that we still get a one-star review. Such is life. We wish you the best.

Experiencia fantástica: We lived in a hero property home in Lehi for a year and loved them! They are responsive to service requests and are very kind. They gave us our privacy and always let us know before hand if they were coming by. We appreciated all the communication, and had no trouble with our security deposit return at the end of it all. We specifically interacted mostly with Chandler, he was very cordial and gave us renter referrals when we were looking for a new place. We would totally live in another one of their homes, truthfully no complaints and we appreciate the lovely experience!

Experiencia negativa: UPDATE: This property manager and the landlord attempted to keep my full $2400 security deposit and in fact billed me for additional $400+ dollars on top of that. I was able to include this in the already filed small claims case and I received a judgment for my security deposit. However, the Property Manager and landlord have yet to send this amount to me. I have had to file a small claims case against Hero Property Management and the property owner for the unit I had been renting. I have never interacted with a property manager that was less informed, less professional, less prepared, or more dysfunctional than Hero Property Management. This is particularly true for the HPM employee, named Kyanna, I had to interact with. In my case, they retaliated along with the property owner and issued an unlawful Notice to Vacate and unlawfully terminated my lease in response to the small claims case that I filed. Since this Notice to Vacate was taped to my front door - 1) they issued communications regarding my failure to comply with the lease termination; but then 2) issued another communication, after I told them I was leaving, stating that the lease is valid and if I choose to break the lease - then I am responsible for remarketing fees and rent through April 2025 (which was the lease expiration date before they unlawfully terminated the lease). This is the company equivalent definition of bipolar disorder. This company is certifiably crazy and they have no problem coming out hot with statements, positions, and threats - without having done the requisite work to understand the lease and the property before agreeing to manage it. In the first 40 days or so of them taking over property management responsibility, they issued around 4 eviction threats for fees and expenses that were proven to be invalid and they attempted, along with the property owner, to double charge me for utilities as well as other things and only backed off after I hired an attorney. It blows my mind how dysfunctional and unprofessional this property manager is. They also do not respond to maintenance requests in a timely fashion and have full on deleted one maintenance request in the portal even though the issue was never fixed.
