She let me move in on short notice when I needed a place, and whenever I’ve needed maintenance it’s been handled pretty quickly. She’s always friendly when I see her and easy to talk to. I also accidentally locked myself out late at night recently and she helped get the situation sorted out and even waived some fees, which I really appreciated. Experiencia negativa: Rivers Edge- Taylorsville These were the worst apartments I lived in & Concept Property management was the worst company. They are very old & dirty the low rent makes up for that. When you move in, ensure to take a photo of VERY damage as well as any paint scratches, any normal wear & tear, any damages. They will charge you for anything & everything. They have rats on THERE property, the rats caused damages to my vehicle and was un-drivable. They have there legal ways of not being responsible for any damages done by the rats on THEIR property. This company will charge for normal wear & tear. They also don’t provide you all the receipts & damages they are charging you for. They’ll send other pictures that have nothing to do with the charges you’re being charged with. Any normal wear & tear they will take it as damage, rather then buying the replacement they will charge you for the upgraded item instead. I provided management pictures of the DAMAGED apartment before we moved in (as I took photos of the apartment before) & they disregarded all of our proof & will not review it. They will ignore & hang up on you when you reach out to their office & only response to you via email without further reviewing your proof & when you ask to speak to a supervisor, they well say one is not available. They also will charge you $55 AN HOUR for maintenance to repair any normal wear & tear. Take photos & videos of EVERYTHING. When maintenance goes to inspect your apartment when you move out, they will damage the appliances and charge you for them as well. These were the normal wear & tear caused on the carpet & they took it upon themself to replace the whole carpet in the apartment with an upgrade rather than the same item. This could have been cleaned not replaced. Showing you a picture of the fridge when we moved in with missing parts, BUT we still got charged for the missing parts. I don’t recommend this company, due to lack of evidence, communication, over charges, lack of responsibility, lack of reviewing your proof of damages prior. They’ll answer to the Google reviews more than your concerns.

Experiencia negativa: I viewed 3 0f the properties under this management. 2 i walked right back out of. One was nice. Or at least a place i would consider renting. All 3, trying to get a live person to answer my questions was ridiculous. It took days to get a response. The responses were vague & through text message. This was the worst experience. Finding a place to live is already stressful. The properties I visited were not great & the entire process to go see them or get questions answered about them was so frustrating. I will not be renting or touring any of their properties. Ever. I can't imagine being a resident. I'd fear there's no communication. Awful experience.

Experiencia negativa: Regarding "Pepper Ridge Apartments" in Clearfield, UT.* On receipt of the apartment, it was in a terrible state. After the previous tenant had left, the apartment had obviously not been cleaned and nothing had been repaired. There were holes everywhere in the apartment. The kitchen and bathroom were disgusting. A problem with the kitchen sink, which took two maintenance requests to “resolve”. We also believe that there’s a serious black mold problem between the bathroom and kitchen walls. We treated what we could, but judging by the age of the building and the quality of maintenance, our confidence isn’t high. The best thing about the apartment is the new carpet they installed, as it’s pretty clear the previous tenant smoked like a chimney. We took it upon ourselves to clean the apartment, which has taken ~45 hours to get through. When we took day-one photo evidence of the all the problems in the apartment and presented it to office, their response gave away that they didn’t read it, nor even proof-read their own response. The admins in their office are either not very knowledgeable or they lied during the application process. I told them I wanted a six month lease, far in advance of signing anything. They told me if I signed within a certain period, I would receive a month of free rent. I filled out the application and paid their fees, only to learn afterwards that I wasn’t eligible for the free month. They also failed to provide me with early information about gaining access to the Wi-Fi. Come to find out I need to go somewhere else to obtain a router, which I’m still not sure if I’ll even have to pay for. When I decide to move out, I intend to insist on not paying any fees, unless they want to take my situation to small-claims court. I welcome a response from the property managers, but I don’t expect anything to change until I decide to leave. While the management office may be pleasant, their acumen and maintenance has much to be desired. If you care for your possessions and health, consider another location. Another detail I forgot to add, and I'm not sure how I could possibly forget, is there's a structural issue in the ceiling of some kind. Looking up to the ceiling in the kitchen, you'll see what looks like a collapsed beam, ready to push through.

Experiencia negativa: The positive is that I switched from one apartment to another, and they waived some of the administration fees. From 2022 to 2024, parking was available on a first-come, first-served basis. Then they gave parking passes, so parking was finally monitored. The prices were about average compared to the market for what you can get. The one I stayed at was located at 877 E. Colony St., Millcreek, UT 84106. The negatives included the washer and Dryer on site, which were terrible. Only two washers and two dryers for a large group of people. They were never cleaned and were always broken. You had to use a laundromat. No lights for specific rooms. Had to buy lamps. Management was very slow at repairs. Took 3 weeks to repair the water heater. We were charged a significant amount after leaving for things we did not do. An example was that we were charged for repairs on the 20+ old blinds that were breaking. Overall, definitely worse places, but this one is significantly below average.

Experiencia negativa: Used to live at 877 E Colony South under this company. The maintenece team, at least for the year I lived there was very slow to fix things if they fixed them at all. It took them four months of consistently requesting management to come and fix our water heater for them to actually fix it. Went multiple weeks with only cold water. Management never did fix the dishwasher, which wouldn't drain between cycles til the day we moved out in October. There are definitley worse places to live, but if managment was better it would be more worth the cost.

Experiencia negativa: Concept Property Management managed the apartment my husband and I lived in at Avenue View for a year and a half, and they were extremely difficult to deal with. Customer service was poor, maintenance issues were not addressed in a timely manner, and the apartment was not clean or well-maintained. Based on our experience, I would not recommend using this company or renting from a property they manage.

Experiencia negativa: Truly the worst property management company I have ever rented from. I moved into Union Meadows Apartments (97 E South Union Ave, Midvale) 4 years ago when they were under previous management, the place was dated and a little beat up when I moved in but I didn’t mind because it was spacious, relatively cheap, and the property manager was very helpful and quick to act on any needed maintenance. When Concept took over about a year into my time there, the rent price skyrocketed year over year, maintenance got slower and worse quality, and there was never anyone on site to help or answer questions (previous manager was in office 6 days/week). Now, nearly 6 months after moving out, they are still withholding my deposit and claiming I need to pay more for “damages” that existed well before I moved in and before they even took over managing the property. They claim the toilet seats are broken (they aren’t), walls needed to be repainted (they were in bad shape before I moved in), and they are even trying to charge me for closet doors that were removed by the previous management. Basically, they bought an old, beat up property, and are trying to pass the expenses to anyone else instead of investing their money into a property they purchased. I know that finding a place to rent is difficult, but if possible, I highly recommend staying away from any units that are managed by concept property.
Jamie, Concept Property Management has not been managing the property where you have concerns for several months. We are not the owners and did not purchase it. Most policies are directed by the current owners. When we let somebody know that there is a charge related to cleaning or repair. You may always request the before and after photos or the move-in and move out or repair invoices. report to validate the details. We have no interest in keeping somebody’s money. The truth is that our only interest is in ensuring that the owners are not paying to repair damages to the apartment created by tenants out of their home pocket all the time. Please reach out to our Service Team to discuss your case specifically. If you recently moved out, please know that it may not be Concept Property Mgt. that made the decisions that you are concerned about.
Experiencia negativa: If you are looking for a complex that could not care less about their tenants wellbeing and safety, this is it!!! When I moved into the Ruby Apartments I was a happy healthy 20 year old, and no less than 2 years later I am dealing with severe mold poisoning, and chronic illness due to being assaulted (on property) by another tenant. I am no longer able to work and go to school like I once was because of my experiences at this complex. The tenant that assaulted my roommate and I while we were taking our dog out was allowed to stay in the apartment for weeks afterwards before finally being evicted. They still do not have cameras up even after the situation. When notified about the visible mold problem, it was just painted over and sprayed with bleach… Concept was also unresponsive to complaints about heaters and hot water not working (in the winter time) in addition to this. Every time it rained, our mud room was left soaked because there were literally tiny holes in the walls, which of course also lets in insects. Oh, and can’t forget about the homeless people that will sleep at your back door, or the birds that get trapped in the stairwells since they are open. Regardless of all of this, we were still charged extra rent for not notifying them that we did NOT want to renew our lease. I would rather set up a tent outside before even considering living under a property managed by concept again.
Brinkley, we take the safety insecurity of the tenants at the property very seriously. In the last year, we’ve spent over $200,000 at this property on improvements to make the building a better place to be. The building was built in 1908 and sits in downtown Salt Lake. We work very closely with the health department, Salt Lake City, Code Enforcement, and our law office to ensure that we are legally compliant with safety and health standards. Much of what we see in Units ends up being tenant caused mold or mildew issues. The health department has told us that mold/mildew are not as much a problem as the source of the water leaks and conditions that allow these things to grow. Some people are allergic or sensitive to mold/mildew just like some people are sensitive to sugar, pet dander, pollen, gluten or other cleanliness issues. We do try to address issues to help tenants. When it comes to Neighbor behavior, neighbor relations, and suspected or actual criminal activity, it becomes a police matter or nuisance issue. We are required to produce evidence of a crime such as a conviction or other proof in order to be able to do a criminal or nuisance eviction. Utah landlord law is very favorable to tenants especially and he said/she said scenarios. We do our best to address issues in the best way legally possible. With regard to homeless they do exist throughout most of Downtown Salt Lake City. Residents often abandon a lot of possessions by the trash cans, which invite the homeless to come in and look around dumpsters. In the winters, they are also always looking for a place to be warm. Again we try to be respectful and request that they not be on our property and where necessary invite Police helped to solve these issues. We have paid for security patrols, as well as utilized our own management and maintenance team to invite them to leave our property. Most businesses occasionally have to do the same thing. as a final issue we do hold tenants responsible to act in accordance with their lease, which does include giving us proper notice before moving out. Failure to do so creates an added expense to the owner because they are not able to prepare for the turnover cost or begin marketing in advance of your move out. We’re sorry for the inconvenience, but that is what we both agreed to when we signed the lease agreement. Experiencia negativa: Warning: when you move in take pictures of everything! Upon moving out I was charged for things left in perfect condition. Despite putting in multiple orders, there were tons of bugs, spiders and pests despite being charged monthly for “pest control.” This company is shady, dishonest and I would not recommend them to anyone.
Ernie and Aimee, it is always a good idea to document the condition thoroughly of the apartment when you move in as well as when you move out. Our company does this to protect the owners as well as the tenants. often we do find that failure to document these things can result in different perceptions regarding the quality of the apartment at either move in or move out, especially when you are several years down the road from the occurrence. We recently put in place the Pest Control program and they thoroughly treat the outside of the units and also allow residents to request additional treatments inside their units. Any tenant with pest control concerns are always welcome to reach out to our Service Team at (801)662–0066 for additional treatments. As not all people want chemical pest control sprayed inside their unit. We do try to be respectful and treat upon request. if you need additional help with your apartment at any time please reach out to our service team for support. We are waiting to help you!
Experiencia negativa: I’m not sure how they have so many good reviews. We’ve had a few issues here. We moved in in April. Before we moved in I made sure to ask if the place would be cleaned or if we would have to clean before move in. They assured me that the place would be cleaned before hand. Also the advertised listing for the unit said “washer/dryer hook up” not washer/dryer in unit. So we made sure to ask abt it because we have our own washer and dryer we wanted to use. When we came to do a tour, washer and dryer were in the unit. I asked the person helping me, who assured me they would be taken away before we move in. When I came to get my keys (12 pm on a Friday before move in the next day on Saturday), the place was dirty. I called a million times until finally, they DID have someone come clean last minute. But I got the impression that it was just gonna be my problem to deal with it if I didn’t make a big fuss out of it and demanded they fix it. And the washer & dryer hadn’t been removed and they said “sorry we don’t have anywhere to move it but you can move it if you’d like” like what?! That shouldn’t have been our problem when they had agreed to remove it. This past Thursday night our heater went out. We checked it out to see if maybe a new filter was needed, and there was NO FILTER. Friday morning I called and made a request to have someone come fix it. Friday midday I called again and made sure to emphasize it should be fixed before the weekend, as it’s cold outside. The person on the phone reassured me that they would be coming out “within an hour”. They never came. So for the weekend our home has been at 50 degrees internally. They don’t have any back up emergency line to call. It is just an outsourced call center. Don’t know where all the good reviews are coming from that mention great maintenance. I’ve had the opposite experience on several occasions. No heat is considered an emergency in Utah law but apparently , not to them.
Paola, I’m sorry. Your concerns are not typical to us. There are times when scheduling some of our cleaning or HVAC contractors can be challenging especially when they have other jobs. Sometimes they simply cannot fit us in as fast as our tenants would hope. We’re also sorry that your unit did not get cleaned until the last minute. We appreciate what patients you were able to offer. Experiencia negativa: Maintenance is great here! They are very responsive and have always showed up relatively fast. Each person I’ve met, they’ve been kind and professional. Eonm just came over and fixed my disposal! He was very kind and made sure not to leave any mess behind. Thank you! UPDATE: They have not returned my deposit and I moved out 3 months ago. I have reached out many many times. I get the same excuse every time, Saying that they are very behind on returning deposits and that I’ll receive mine soon. I know other previous tenants that are having the same issue with them. Utah state law requires that a deposit is returned within 30 days of move out. They will most likely comment on this saying they sent it out or will be. But I have been told that for the last 3 months. Seems like they having issues with their budgeting or somehow do not have the funds to return deposits and are making excuses instead.

Experiencia negativa: Has to be the worst experience I have ever had with a property management company. Everything is so scatterbrained with this company. Nothing is tracked. I paid my prorated rate rent when moving out and then they put an eviction notice on my door the very next day for "Not paying my rent". And then, when I call in, they said this is a normal thing that happens all the time. Then, when I get the disposition letter, there is a "late fee" as a line item to be paid. In addition, a line item for "deep cleaning" even though I paid $300 for a deep cleaning after I was fully moved out. I actually can't even express the amount of stress this company put me through. Not expecting a response. They only respond to 5 star reviews.
Tyler, we often have residence who schedule to move out and then change their mind and do not communicate it. If it is not clearly communicated that you are out often, our team assumes that you are still there. They treat the rent as if somebody is still there. I’m not sure where the lapse was in the communication for your scenario, but we will look into it and correct any ledger or fee mistakes made and clear up any concerns. Experiencia negativa: So many things about this apartment experience are so bad. We had a bad flood in our kitchen and living room that they charged us $46 to “resolve” (all they did was put sand outside, they didn’t actually fix the leak in our wall or the crack in the drainage). Our rent should be PRORATED for stuff like that, we shouldn’t be charged money for fixing things that aren’t our fault. Last year I only payed 700 a month for an apartment that was far more renovated and far less renovation issues and I didn’t have to pay for laundry. Wouldn’t recommend this place to anyone.

Experiencia negativa: i am a current tenant and i honestly regret ever moving in. i moved in sept 18th 2025 on a saturday we had no hot water though they claimed it was move in ready we had the living room screen popped out from the outside as soon as we moved in we also had no cool air and had to stay at a motel over the weekend till someone could come and fix it, it was hot in there and no i cant go cracking open a window my son is autistic and an elopement risk so no open windows in my house to let the cool air from outside enter. as soon as we moved in we did laundry and it smelled awful we cleaned it the best we could it was later determined on oct 5th by the fire department that the property didnt install the washer and dryer correctly and there was a gas leak i then had to call off for work which lead me to a 14 day suspension i had called the property multiple days in a row i had spoke with everson sarah and kim would not return my phone calls since i had to call off to evacuate my children on top of the suspension i wasnt able to pay rent on time and they gave me a 3 day notice to pay or vacate yet they wouldnt get me the proper documentation that i needed in order to reverse my suspension and continue to work my suspension lifts on oct 19th so im still stuck not being able to work nor pay any of my bills i had to pull out a loan which i can not afford as a single mom who just moved here from out of state and now not being able to work this property had the urgency to evict me but yet have no urgency to get me the doumentation i need to return to work every day im having to put in a maintanence request for something they come and fix one thing and break another i had them look at my dryer on friday and it was taken apart i went to do laundry the following day and the washer wont even spit out water or spin prior to my eviction i was also having to keep days off work just for maintanence to go into my apartment to fix stuff because idont trust people there if im not there which is a personal preference but all in all this place is quick to evict you so that they can probably kick you out and move somebody in and take you to court so that they can make double the profit. i make up too 500$ a shift and have no problem paying my bills on time but they wouldnt provide me the documentation from the inconvienence they caused so that i can work and provide for my children yet somebody was able to drive to my apartment to give me my 3 day notice yet nobody can type me up a letter about the gas leak while they are already in the office. the amount of times this office told me they would call me back and they dont yet they sure do text me wondering when i can pay the rent and when i emailed them saying i only wanted to interact through email for documentation purposes i could never get an answer from them this place is a joke! move in ready was a lie doors wouldnt lock some doors wouldnt even close screens busted out, gas leaks no hot water no cold air even maintanence stepped out and was mad we could hear his phone call he was upset with how the apartment was put together that should say enough. cant wait for my lease to be up and drive back to my house in arizona where things are properly taken cared of ! and documentation that i request are recieved with in 24 hours
Jaileen, it seems that Kim has already taken care of most of your issues, but just for the public forum I would like to note that when tenants move out and new tenants move in sometimes the gas company turns off the gas and it needs to have the pilot light lit before the gas heater will work again for the hot water. In regards to the in properly installed washer/dryer, we typically use a well-known professional third-party for all of our washer and dryer installs. If there was a mistake, the best forms to present to your employer would have been those from the fire department, but since we did not have those details we had to conduct our own investigation. We apologize for the delay, but as noted it seems that Kim was able to help. Finally in regards to our concerns with the late rent payment since we gave you your first months rent free, the fact that there was trouble paying the second months rent, which was your first payable month’s rent was concerning. Our team does have policies and procedures that they need to follow related to late payments. They can be uncomfortable, but when starting a relationship, we don’t know people very well and need to set the precedence that we take the relationship very seriously. it seems like at current. Experiencia negativa: I had the most frustrating experience with concept property management. They haven’t refunded my deposit and it has been over two months since I moved out from Arbor Lane apartment. I’ve been constantly calling to follow up but no progress since and they are being difficult about it. Nobody seems to give me honest reasons why it’s taking so long. At this point, it sounds to me that they’re lying about it. I’ve been a very good tenant for 2years and never missed a single rent. They always tell me that somebody will get back to me to provide any updates but nobody calls me or email me. I don’t have any choice but to provide this review on google in the hopes that they will contact me about giving my deposit refund back!!!
Juna, I know our team has been working with you and has given you a detailed accounting, but for the forum. I will reply to your questions. The reason you did not receive your deposit back is because we had a fair amount of cleaning, painting, and Electrical, Plumbing, and other maintenance repairs to conduct post move out. These items exceeded the amount that you had paid in on your deposit initially. These funds do not go to us directly and are not used to renovate. The charges and deposit will simply be used to restore the apartment to the same condition it was in prior to your move-in. It will not be income to the property, but will pay for expenses, actually accrued and required to repair and clean the unit. It would be our preference to not have to pay vendors or maintenance to repair these items. To not pay cleaners to clean up the unit. It would have been our preference just to get the unit back and clean and well maintain shape as we gave it to you. Experiencia negativa: I’ve been a tenant with Concept Property for four years, and this year they moved me and my roommates into a new unit—unfortunately, one of the worst apartments available. Despite other newly renovated units being vacant, we were placed in a poorly maintained unit with numerous issues. Since moving in, we’ve experienced a lack of hot water, repeated flooding, and an improperly functioning AC and heating unit. To make matters worse, they’ve continued to charge me additional fees while these problems remain unresolved.
