Experiencia negativa: THE ABSOLUTE WORST RENTAL PROPERTY COMPANY IN THE GREATER PHOENIX METROPOLITAN AREA. Impossible to get in touch with, incredibly rude and disrespectful to tenants. Properties are not prepared before move in. Office ladies are passive aggressive and unhelpful. Landlords show up unannounced and are bothersome to you as well as your fellow neighbors. If you are considering moving in to a property owned/managed by them, FIND SOMEWHERE ELSE

Experiencia fantástica: I absolutely love living here. Although it's not the best neighborhood I've NEVER felt more at home than at my complex. The manager Darylann is just the best, and maintenance is quick and attentive. I've never had any issues that weren't very quickly resolved.

Experiencia negativa: I recently rented from valley income and had to get an order of protection and get outta my lease to move away from my abuser where he doesn't know where I am and because I did that and had my name taken off the lease they don't want to give me my stuff. Not only that the apt started falling apart shortly after moving in because all they did was paint over everything including sinks and bathtubs even went without ac in the summer for several days. These people shouldn't be allowed to rent to people. Not only that they hardly ever respond to you. They literally are there for the paycheck not to rent suitable homes and the list goes on.

The women at the tempe office are difficult & rude & they will find a way to put late fees on top of late fees.... Experiencia negativa: Terrible management company. Phoenix and Payson. They do not care about you or your well-being, or even your rights. They do not care about the people in their properties. Lazy management in Payson. I don’t recommend renting from these people they just want your money, give two craps about you or what happens at their properties. Will not do their jobs and won’t respond. These people are no good and you’ll need an attorney to exercise your rights.

We had to move out because they said they didn’t get the check and I had proof that they got it. They also took our deposit too. And at the time I had just gotten out of the hospital from almost dying. I can’t believe such wicked people exist.

What happened to me should never happen to another resident, and the way I was treated by the people responsible still shocks me today. When I moved into Buenas @ 65th Apartments, the first manager I worked with was Ben. I trusted him to help me maintain a safe and livable home—but that trust was broken quickly. Throughout my time there, major issues were ignored, dismissed, or minimized. Instead of support, I got excuses. Later, I had to deal with Darlisa, who is not only involved with the property but also connected to Ben, despite them denying it. My concerns went nowhere with her too. I was left repeating myself over and over while nothing changed, nothing improved, and my home continued falling apart. When things got worse—when leaks, structural problems, electrical issues, and major maintenance failures became impossible to ignore—I reached out to Tammy, the regional manager. Experiencia fantástica: Recently moved in during the Thanksgiving holiday was a seamless process. Erica was an absolute delight came right out showed me the unit had all the information on hand. Property was clean apartment was clean and ready to move in. I signed my lease and had my keys on Black Friday. I like my unit a lot. I’m in a great neighborhood near the Biltmore couldn’t ask for more ☺️rent is great for this area.

Experiencia negativa: Update: The tenant HAS been in constant contact with you and you refuse to handle the dog barking. The tenant has made multiple complaints and no it was not resolved with animal control, the dog owners continue to let dog bark for hours nonstop, daily. “Understand your "quiet enjoyment" rights: Arizona law recognizes the right to quiet enjoyment, meaning you have the right to peaceful use of your property without unreasonable disturbance.” I am lucky enough to listen to non stop barking coming from neighbor apartment. 4-8 hours per day of nonstop relentless barking. Been documenting for well over 6 months now. Imagine spending the only down time you will get, listening to nonstop barking for hours straight, with no end in sight. I’ve complained multiple multiple times to Tami and Jennifer the property managers, I’ve reported to animal control multiple times, nothing has been done. The owners let their dog yap literally all day long and management won’t control it. I’m listening to the dog as we speak. Why should I pay money to live where there’s no peace. West Frontier Street management needs to lay down their own law. The lease agreement even states that pet owner’s dogs will not bother other tenants by any means. Do better.

Experiencia negativa: Terrible Experience – Dishonest and Unprofessional I had an extremely frustrating and disappointing experience with Valley Income Properties in Tempe, AZ. Here’s what happened: I applied for an apartment and was told to hold the unit with a $750 refundable deposit. The very next day, I informed them that I no longer wanted the apartment as I had decided to move elsewhere. Despite the deposit being advertised as refundable, they refused to return my money and completely cut off all communication. I was left with no choice but to file a small claims case to recover my funds. Thankfully, I had documented everything—every conversation, email, and receipt—which helped me prove my case. Without that documentation, I’m certain I would have lost my money. This company is dishonest, unprofessional, and clearly does not value its customers. If you’re considering dealing with Valley Income Properties, proceed with extreme caution. Document every interaction, keep all receipts, and be prepared to fight for your rights if they try to take advantage of you. I would never recommend this company to anyone. Their lack of integrity and refusal to honor their own policies make them a terrible choice for renters. Save yourself the headache and look elsewhere. Warning: If you do end up dealing with them, document everything—you’ll likely need it.

Experiencia fantástica: I’m not sure about these other bad reviews, but I live at Buena Vista. I’ve lived here about 6 months and frankly I’ve had nothing but a great experience and I haven’t been a great tenant. They gave me a chance when my credit was less than perfect, and I actually lost my job shortly after. They’ve allowed me to pay my rent in arrangements and have ALWAYS worked with me. I’ve always spoken with Darylann and she is beyond kind. And they’ve never made me feel like I was on thin ice of being evicted. All they care about is communication. They treat you like a human if you do the same. They understand life happens and if you do what you say you’re going to do, they give you grace. They can’t help you if you don’t talk to them. Not to mention this is just a good, clean, quiet little community. No bugs, nothing is falling apart, I’m grateful to be here

Experiencia negativa: Updated to a review of Valley Income Properties and not the apartment complex itself: A review forewarning ASU students/parents: We strongly do NOT recommend renting from landlord Valley Income Properties. As I now see echoed in other reviews, they hit us with exorbitant, unjustified move-out fees. The apartment was clean upon move-out, minus a few charges we didn’t question; for example a $25 fee to replace a lightbulb in the bathroom and $75 to throw out a couple of Target bags that were not thrown away (because the dumpsters were all full as other reviewers mention). We also know there are charges for removing command strips from the wall - all of those we did not question. When we did question one other particular charge, Christine claimed in an email that she had provided an itemized breakdown for the charges alongside photos. The photos were there, but no itemization was included. When asked again for the breakdown, the story suddenly changed and we were told the charges were “all-inclusive” and that in a nutshell we were lucky they didn’t charge us more - for even more unnecessary fees. Now, when I try to ask for assistance from anyone other than her, they’ve simply stopped responding altogether. Parents — if you’re helping your student secure housing, think twice before signing with Valley Income Properties. The way they handle billing feels dishonest and their communication is terrible. They clearly have no problem using email when it benefits them, they started pressuring us almost four months before the lease ended to commit to renewing, creating unnecessary stress for students. There are plenty of better options near ASU. Skip this one.

Experiencia negativa: Apartment has mold and cockroaches everywhere in structure of building needs to be fumigated and they just send an exterminator to spay behind out fridge has rain on September 18 water pockets everywhere in our boys room my 2 yr old and 4 yr old I’m sure everyone would agree you wouldn’t want your children to live in an environment like that especially that young and breathing in mold called emergency hot line no answer wife goes to off next day by then there already mold from the water took about a month for maintenance to come look at it after they do there black mold then ceiling on structure there green, white, and black mold call office and ask for new apartment can’t have my kids breathing in mold at such a young age I just want a new unit it’s unlivable at this point have a 2 bed one bath and have everyone in one room this is ridiculous at this point email the company they rep spine once and send pictures and never respond back

Experiencia negativa: This company is horrible no body communicates no body comes out fix the work order I have work orders open for months saying theres been a technician contacted but no one has ever called or came out when they have had someone come out no one gets with me or my gf to see about our schedules.no one does shit at this company and go ahead and look me up valley income you will see that we have numerous work orders about a hole in the wall about the window being cracked and about to fully break about the door. About the swamp cooler I got charged 25 dollars for some random thing that has no invoice or anything and I've message the property manager and can't ever get a response I asked why we owed this 25 dollars and she just ignored me like why do we have a property manager if she doesn't do shit yall need to figure this shit out

Experiencia negativa: Update: I can't reply to a reply but they did replace my ac today (day 9). My maintenance ticket for my fridge (open for five days) is still open and I've requested a follow up w no communication. I certainly do live in one of their properties, my last name on google is different than my legal last name on my lease. As I've stated in my review, I've tried to communicate with them but my calls are next to never returned and texting is sporadic and slow. I haven't received a return call since Monday 6/16 when Jessie (I think the maintenance manager) called me before he sent the first tech out, despite the half dozen voicemails I've left. Applying and moving in was really easy, so I'll give them that. I've had constant maintenance issues since. My air conditioner has gone out 3 time since April. The keep doing shoddy repairs that don't hold and refuse to hire another company. Currently my ac has been out for 8 days and there's no eta on a repair. Its been 110°+ outside and 92° inside my apartment. During that time they sent my calls to voicemail and would not return my calls or messages for 4 days. I now have window units and half my apartment I pay rent for us unusable and there's is no eta on the replacement ac unit as they are "waiting on owner approval." I'm not sure if it's because the temperature inside my apartment was 92° but my freezer is running above temp and everything in it thawed. Input in a maintenance ticket 4 days ago and they haven't sent anyone out or followed up and now I have to throw all of the food in my house out. Directly before this I had a plumbing issue on a Sunday. The main plumbing line was backing up sewage (literal human waste) into my laundry room and hallway and it took 24 hours for the emergency maintenance person to call me back and tell me he only services Tucson. They finally came and repaired the issue, leaving me to clean up the mess and the exact same thing happened again later, again leaving the mess for me. It took them days to respond to the issue both times (and in that time I couldn't shower or use the toilet). They have no sense of urgency around these issues and they're consistently unresponsive and unapologetic. These repeated issues have caused me hundreds of dollars and immense stress. Would not recommend.

Experiencia negativa: By far the worst property management company I have ever had to deal with. No responses ever. If you call the office, the office worker, Lisa, will not have any answers for you and will refer to the property manager. She’s also not the friendliest. The property manager, Laura is extremely sweet but she will only give you a response when the company needs to collect your money in the very beginning and then you will never hear from her again when you have an issue. I have left her multiple voicemails and text messages, and never get a response.

Experiencia negativa: Apartment was remodeled but smelled of dog piss in the grout of the tiles in the kitchen, laundry room, the baseboards in the master bedroom, and baseboards in the front room. While I decided to break my lease because of the smell and the aggressive neighbor, I would also rate their maintenance with ONE STAR. I put in a request to have the front porch light fixed and it never got fixed till after I vacated the property. Poorly managed and I will not make that mistake again.

Experiencia negativa: I am trying to pay my sister's rent. I would like to set it up as auto pay. She is not behind now, nor will I let her. I went and got a card an had to set up a checking account. My problem is that I am not getting a call back or a text back. The card is in my name and address. I keep logging on and my sister's name and her new address keeps coming up. On Pastime in Tucson. Experiencia fantástica: The entire process of moving in was easy and clear thanks to Christine, who handled most matters related to getting my lease approved and processed in a rapid manner. Additionally, Adeline is one of the most amazing managers as she basically helped me with everything in terms of getting the keys to move in, ensuring the unit was cleaned, giving me WiFi passwords, etc. Honestly she is amazing and did an amazing job in ensuring I was comfortable with the process before moving in, and made my move in seamless and simple. Finally, Tracy worked with me on the post move in process and ensured I was able to complete and process the move in checklist. All in all, these three individuals are extremely professional and aided me the entire way in the process of moving into the Bradford apartment units in Tempe! Hats off to all three of you for doing a fabulous job at the Bradford!!!

Experiencia negativa: What you read in the previous reviews is fairly accurate. I had looked at a property on Highland and 7th Ave on January 7th. I submitted my application in early January, and it took about a week to hear back about approval. Once approved, I placed a $600 hold deposit the day before I was going to look at the property one more time before signing the lease. I was checking for any maintenance needs or potential issues that should be addressed before moving in. On Friday, January 17th, I went to check on the apartment. The utilities were off so I was unable to see if the appliances were functioning well. I also looked in the kitchen cabinets and found mouse poop in several and throughout the unit. I asked the groundskeeper if I could look at another unit and she led me to one a few units over in the same building. Once in there I saw a dead mouse in the bathtub drain and a few dead German cockroaches. I asked her to see another unit that was in a different building and although that one was in a bit better condition, it also had some dead roaches in it. Unfortunately, it was very evident that there are issues with rodents and roaches, which can be very difficult to eradicate in an old building like that without aggressive extermination. I have never lived in a place that has vermin or bugs, that is not just a given when renting. The woman I was working with, Laura, messaged me on Friday before my final walkthrough, saying I could move in today if I wanted to. I told her I was going to stop by and look it over one more time and I'm glad I did because it was not cleaned from the previous tenet and had infestation issues. By the time I got there and did the walkthrough the office was closed until Monday so I waited to reach back out until open business hours. I received a text from Laura on Sunday, January 19th asking if I wanted to move in and I told her the issues I found and that was a deal breaker for me. She asked if I wanted to see another unit I told her I saw all the available ones and they either had mice or roaches. I said I needed to look at other properties and asked for my hold deposit to be released back to me so that I could move forward with my search. She was slow to respond and when she did she would say that they had to jump through hoops to return it to me, but they were working on it. I checked in Monday and Tuesday on the status of my hold deposit being refunded to me, I offered to pick up a check from their main office; whatever would work best on their end. I was told that my refund has been referred to their manager Nicole and she will be able to help me moving forward, I called her and left a voicemail on the 21st and have not heard back from her. At this point, I'm not sure why this process is taking so long and it is hindering my ability to continue looking for another property, which is becoming increasingly frustrating. I've spent over 2 weeks going through this process which feels excessive. Ultimately, I just want my hold deposit back, I have tried my best to be accommodating and understanding. After spending money on the application fees, taking the time to correspond back and forth, and still not receiving a refund I'm doing my best to be patient. Please avoid this risk, If you have somewhere else you can apply to perhaps that would be a better option considering the application process has been so draining for me. Hope the photos help explain my situation and show that I'm not just trying to be a jerk.

I have reached out to valley income properties through the maintenance request app. The request was closed out and the work was not completed. They take weeks to respond to messages. This is not the first issue I've had with them and I'm pretty sure it won't be the last

The landlord tried to even help me with my application but this company just a circus they could never respond back to any from of communication whether it be email, text or call. they took my application fee with no intention to rent me a property and after i sent them my personal information and they claimed to never received it! hello confidentiality issues! this company is a joke an any landlord that hires them will lose money.

Experiencia negativa: Worst property management in the history of property managements. Christine especially. *LISTEN GUYS- they will get ANYONE into an apartment. That’s great. But once you try to leave, you won’t get a your deposit back & be prepared to be charged $75 for your air vent.* Anyways, My lease was up 6/1/24, I tried to notice to vacate online & it wasn’t working so I sent multiple emails to valley income & Christine with the screenshot proof that the app wasn’t working & I am giving my written request to vacate. Christine was on a 14 day vacation so I emailed multiple others from the company with no response. The apartment was left spotless & move in ready on 6/1/24. I was then being charged for the month of June & tons late fees because they stated they never received the notice. See screenshot of hilarious late fees & how the apartment was left. You’re going to be charged anyways so don’t bother cleaning or fixing anything. They are UNETHICAL & need to be investigated.

Experiencia negativa: I was evicted after valley income properties bought out the previous apartment owners .Nicole drank left my window open with an orange eviction receipt which Led to my home being burglarized . Now they are attempting to collect money from me that was a past due balance from the previous apartment owners C . Anyone have any suggestions ? Or Legal Concil ? Um actually yea she did enter my home . Probably why you don’t have a name you guys are A bogus company everything I stated is fact and I have proof I also made a police report They were people living (squatting) In The apartment before I could retrieve the rest of my belongings . I already had a date to move aswell you guys are a corrupt agency and I will take further action . I’m done with this conversation

Hello Arthur. Your comments are not factual and I would like to correct a few things. First, Valley Income Properties did not purchase the property but was employed as manager by the owner. Nicole could not have opened your window without entering your apartment, which did not occur. Lastly, unpaid rent isn't canceled when ownership changes, rather the liability transfers to the new owner. I hope this clears up some of your concerns.

The second situation this summer when the AC didn't work properly, and the second time we are waiting for a week for technicians. And it is 110 F outside. Unbelievable.

Nobody answers the phone and their voicemails are all full. I already submitted an application too, so I guess I’ll be out that $50. Chalk it up to “lesson learned”.

Experiencia negativa: When I first moved in August 2023 there were no problems. A few months ago my fridge stopped working and I put in a maintenance request as well as emailed the property manager and never received a response, so I took matters into my own hands and contacted Frigidaire myself and paid out of pocket. Then, I mailed in my 60 day notice for my lease ending on 7/31/24 because I had not gotten emails back the other times I had tried emailing valley income staff they did not respond, and they conveniently did not have any record of it. I ended up emailing them my 60 day notice 54 days before my lease was up because they sent me an email to renew my lease. I was informed by Christine Palmer that they would not honor my 60 day notice since they didn’t have record of my letter and instead would force me to pay for the full month of August. I informed Christine Palmer that it is not stated in the lease I would be responsible for the full month of August, and requested to have prorated rent for the first few days of August to actually make it a full 60 days notice from the email I sent them and she never responded back. I sent another email yesterday asking again about the situation and no response. I believe Valley Income properties and Christine Palmer to be unethical and money hungry. I am a nurse, a single mom, and a respectable tenant. I paid my rent early every month. I am extremely disappointed with how all of this has been handled.

Experiencia fantástica: My original experience With Valley Income Properties was absolutely awful. Christine was the original property manager and I had one unresolved issue after the other with no callbacks and no resolutions I couldn't wait for my lease to end....BUT then Monica took over as property manger and really made the effort to make things right. Checked in on the tenants. Made obvious efforts to fix the laundry issues lights, ac units, bbq island, etc. and asked what could she do to make living there better for everyone. I hadn't planned on renting again but when I decided to, I reached out to Monica and she found the perfect apt for me. A company is as good as their employees. The ladies at the front are always very friendly and I'm actually looking forward to living in a place I know now if there are any problems they will get addressed very quickly. They have some really nice properties available for rent.

Experiencia positiva: Their initial rental process is executed very well. Everything was done electronically thru email. Their response time was awesome. The actual move in process had a slight hiccup with me gaining access to my unit on my move in date. However, they did rectify the situation quickly. Once I moved in I noticed despite what was shown in the pictures on their website as "new" my kitchen appliances were mixed between new, and visibly gently used, but very acceptable. The bathroom appliances however were definitely contradicting to the pictures. Mainly the sink/cabinet combo in both bathrooms. The caulking need to be redone in both bathrooms, the carpet is visibly new, the linoleum flooring shows some wear here and there, and the master bathroom is very small compared to the pictures posted. I have been in my unit now for almost a week, the neighborhood seems very busy, but the complex is quiet and we'll maintained. Although, I haven't heard from anyone since I moved in. Had to reach out for initial walk thru sheet. Haven't had a response or follow up call at all since my move in date. Had to do a work order for master bathroom toilet that does not flush properly. But I would rate my overall experience, and apartment conditions with 4 stars at this moment. Hopefully it continues to increase and not decrease with time.

Experiencia negativa: My girlfriend hasn’t lived with this company since 2022 . Trying to get a new a place and this company has charges sent to collections somehow but it isn’t on her credit report … it’s hard to get in contact with anyone from the company for anything . She even stated that while living there she would have to go to the office just to get someone’s attention for something . That’s horrible service for prospective tenants or current ones . They don’t answer phones or return phone calls or emails . Posted charges to her account for insufficient notice of vacancy when she told them outside of the 60 day notice period . All and all this company is unprofessional and from the looks of the reviews nothing much has changed .

Experiencia negativa: I have so many things to say about this wreck of a Management group. My Cooler has not worked since the very day I first moved into the apartment. I made numerous calls, numerous work orders and to absolutely no avail. Francesca Munoz, I believe her name is, made it very clear that she is not going to look into it. I've made many calls to the main office in Tempe, again to no avail whatsoever. When I had first moved into the apartment, there was literally NOTHING done to have it even substandard for moving into. The Cooler has not worked for seriously the last entire year, when I contacted the Federal Housing Commission on this huge problem, they told me that I am responsible for getting the manager to get the work done. Yeah. My responsibility. When I explained to them I have been having nothing but trouble and problems even trying to get them to answer the phone, over and over again they don't want to address this situation. When I had complained about the condition of the entire property here I was told that it's again my responsibility to get the job done. When Section 8 inspection came out here and checked it out, they told me pretty much the same thing. I am responsible to get the job done. When I had complained over and over again they said I had only 14 days to get the manager to get the work finished, I was also told that they were going to start a housing termination order on my rent assistance. If I had not gotten it finished, I was the one who was going to lose my housing voucher. The manager on the other hand? Was given in excess of 45 days to remedy the situation. They receive 45 days to get it corrected. I in turn received only 15 days and if I don't get the job done, I lose my housing. This entire property is seriously overrun by Roaches, Bedbugs, criminal activity, vandalism, the homeless breaking into the laundry room and destroying it and the machines in it, and what does the management do to fix the situation? Absolutely nothing. Yeah. Nothing is being done and I can definitely guarantee that nothing will be done to fix it. Maintenance is literally just a common everyday pipedream. It's non-existent at best. The property here doesn't even have a real manager office anywhere on the property, the people who are trying to get in contact with them are getting more and more frustrated as the days go by. Management isn't doing anything about it. So, guess what? Because of the huge amount of problems I have had with these people? I'm getting an appointment with the Pima County Attorneys office and the pima county fair housing and discrimination office here in Tucson. And, once that's been taken care of, my very next trip is going to be over to Phoenix Arizona and the Arizona State Attorney General office to file a formal statement and complaint about not only the total conditions of the property here, but the possibility of taking these people to court and filing a claim for health and safety violations concerning the fact that my Cooler and heater has not been operational since 07/01/23... Once that's been completed, I fully intend on taking them to court on federal housing discrimination violations. Maybe in that way, others who have been subjected to this exact type of behavior towards them from the management office, maybe then these individuals will learn a very valuable lesson in how you conduct yourself in a business situation... Because, and you may very well quote me on this, I will definitely be seeking financial compensation for the entire last year that I had been subjected to this type of behavior from a rental property management office... And you can believe that. This is not over yet.

Experiencia negativa: Absolutely worst rental agency imaginable. Late fees applied DAYS before you are late on rent. Maintenance requests are never completed. Laundry rooms are never operational. AC has been out since I moved in almost a year ago. Property managers never reply. Even when my tub was leaking water into the floor and causing mold they told me they were waiting til I move out to fix it. Roaches present in the kitchen, requested pest control and never received it. Do not rent from them. Avoid them. It’s honestly the worst place I have ever lived in my entire life. I would honestly give them -5 stars if I could.

Experiencia negativa: Horrible communication and customer service skills. Requested a tour for an apartment only to hear back through a text from an agent called Adilene Duenas. She was only available from 2:15-3:15pm or the next day from 9am-3pm. Due to work her availability…. Her work availability is not my availability, no accommodations what so ever. Then I decided to apply for the apartment. Only to hear back that I didnt qualify due to “rental history”. Mind you I currently live in the apartment Im renting so I don’t understand why I didnt qualify. So I requested further information again through a text because they dont talk over the phone nor in person. She decided to ignore my message. Then I texted asking if I can have a co-applicant with a longer rental history and again ignored my message. So unprofessional!!! this experience just makes me question their integrity due to their process. They take your application money and your information and give you no explanations. Dont recommend!

Experiencia positiva: It's been okay. Not above and beyond service, just it's okay. When my girlfriend and I came in to give money orders for the deposit. The lady at the front desk said oh you both don't have to have your name on a deposit receipts it'll show that both of you gave the deposit together.. now that the portal has been set up and it shows her is giving it a deposit it's not all the deposit will go back to her instead of me and her the lady at the front desk didn't know what she was talking about where she just lied. If you're in a relationship this boyfriend and girlfriend she can get everything in writing that it's done together not separately because you will get screwed over.

Even after asking and sending emails. With PLENTY OF TIME! I then asked and confirmed that I would not be charged and I was told yes. To then receive a statement in the mail. I have reached out to them it took days for them to respond. I replied and it has not been passed a week with no additional response. Just pathetic.

Experiencia negativa: Sadly we started off bad with this company. My partner rents with them and the apartment was not ready upon move in day. Roaches were everywhere and still are lingering around. The walls are paper thin. He wasn’t given all the keys he should’ve been given AND on top of that they said they were giving the month of January free if we signed before the end of December but still proceeded to charge damn near $500 for January and the dates given haven’t even came yet. Such a disappointment especially with the times we are living in where times are extremely tough and it’s apparently okay for companies to lie and steal from tenants. Definitely just find a different company

Experiencia fantástica: Let me start by saying management has an amazing team. I was in my apartment in no time ar all. I applied Thursday I believe and had my apartment by that following Monday or Tuesday. I thought my ac was out and management had maintenance out very promptly and he was super nice. It was explained to me how it's works and everything is fine now. The property itself is in excellent condition. New bbq grills and picnic area, pool is clean and also has new furniture and a beautiful cabana, Grounds are very well kept, grass is cut, trees and shrubs are trimmed and there's not pet poop everywhere. I wanna give a special thanks to Laura for making this process easy. Thank you again Valley Income Properties.

Experiencia negativa: Here’s my experience with Valley Income Properties: It’s my first ever apartment, I’m very excited. Right when I move in, I notice the hot water won’t work and the appliances like oven/stove won’t work also. SW Gas informed me that there’s multiple gas leaks and that valley income didn’t even get an inspection done before I moved in. So I end up having maintenance guys in the apartment like 2-3 days a week, they were “fixing the gas leaks”. But took them weeks and weeks. They were basically renovating the place, leaving holes. They even turned off my electric for a whole weekend to turn on the electric for the vacant unit. I asked for rent compensation since the headaches and money this all has costed me already. The property manager says that’s alright. And he leaves a 600$ balance to be due on the 1st without me even knowing, that’s not rent off if you ask me? So I get an eviction out of nowhere. Then I owe 5,000$ Extra over that 600$ With fees added now I guess. I only lived in that apartment for a month and a half. They basically robbed me. And ruined my name when I’m this young. The apartment locators after all this told me they’ve already evicted so many people this year that she was shocked. Makes me wonder if they pull this stunt on a lot of people. Good luck if you rent with them.

The main office always refers you to the property manager (not onsite) who rarely answers and/or returns phone calls, they take fore ever for repairs and/or to resolve issues.

I called the president, and I got Tracy Who said: You already tried to escalate your call its not going anywhere. "They make false promises and treat the poor unfairly. I was told by Tracy ( a manager) as i called the president and vice president. " You've called before your call won't go any further ".. A bunch of LIERS BEWARE!!!

Experiencia negativa: If I could give these scammers 0 stars, I 100% would. This is the worst “property management” company I’ve ever experienced. Huge emphasis on property management because they don’t manage anything at all. All they care about is collecting money. They’re all extremely incompetent & unprofessional. Especially the area manager, Cynthia but it doesn’t stop there. The regional manager Tracy & the owner Mike Calkins are as well. They’ll take weeks to get back to you or simply provide you with an update on work orders that should’ve been addressed before you were even handed keys! Be prepared to reach out 5-7 times before they even acknowledge you & countless times after every response. They are by far the worst of the worst in the housing industry. They not only treat their residents & their concerns like burdens, but they also bully their staff. Their corporate office is full of a bunch of catty 30-50 year olds that care more about blaming their coworkers/employees instead of actually helping their customers. TRUST THE REVIEWS!!! You’ll have pending work orders for the whole duration of your lease & the apartment grounds will always look like a hot mess because they don’t actually value their customers or the properties. They just want to collect your money!

Experiencia negativa: Request maintenance and no one shows up when promised 8:00 am show up, lady above my unit has had a roof water leak since July 2022, after heavy rain and snow, her drywall on roof caved in sending water down to first floor unit where I live. Why wasn't roof fixed after 7 months when other tenants had to move due to roof leaking.

Experiencia fantástica: Even if the experience result to bad experience, make it a practice to over come situations that cause us to be rude to each other an unpleasant reaction which makes others to have emotions stirr up in anger ,revenge, and/or hatred.. Anger + Anger results to ANGRY KINDNESS is the only way to kill Anger. Be the bigger person and back down from those who are unpleasant. You be surprised how there are not many people to be the bigger person You mind can be your worst enemy. More advice, if you happen to find your partner cheating on you, just as! being untrustworthy, be the bigger person and don't make an argument about it, just know you have no obligations to that person no more.. I learned there are people that will not change no matter how much you try to make them realize how there actions hurt you. Narcissist simply just don't care untill it's done to them.... Or not..

Experiencia negativa: In a nutshell, these people have not done anything to get rid of, or even try to get rid, of the rats living 15 ft off my patio door. !!!IT HAS BEEN 3 MONTHS!!! I HAVE CALLED, LEFT SO MANY MESSAGES, EMAILED SENT IN AT LEAST 3 MAINTENANCE REQUESTS TO EVRERYOME I CAN THINK OF EVEN THE PRESIDEMT OF THE COMPANY, JEFF HANRACH. *ABSOLUTELY NO RESPONSE* The only thing left is to contact the BBB. Which I have already initiated. I am so angry! I honestly don't think I should have to pay rent for the last 3 months. Thank you so much for reading my rant. You can make your own decision about living here, but think carefully. Reading other reviews, and in my experiences with them , how in the world did they get a 3.8 rating?

Experiencia negativa: IF ONLY I COULD LEAVE ZERO STARS! ABSOLUTELY TRASH! It's rarer than a blue harvest moon to get a hold the manager for my apartment, much less anyone at the office. I applied for the property and never once heard from the manager to go on a tour of the unit until move-in day. Apparently, the company changed property managers multiple times for my apartment and no one in the office answers the phone or returns your call. Luckily, they only received my $40 application fee and never got my rent money or security deposit. I submitted my rent money to the new management company that I paid when I moved in and they took over that same day. But VIP never signed the lease so now I have to go through a mess of legal trouble with the new management company. And now there's a possibility that I could end up homeless because of this whole situation. Moral of the story: if you se Valley Income Properties as the property manager, RUN!!!!!! ABSOLUTLEY TRASH!

Experiencia negativa: Told next management company we gave no notice and didn't return our keys. Because it is AZ, I saved emails, but the new management has started legal proceedings....because capitolism.

Experiencia negativa: My daughter and her boyfriend live at one of their apartments in Glendale and they think it’s ok to let tenants go a month without ac in the AZ summer. They couldn’t even be bothered to fully reimburse them for the out of pocket expense to have someone come look at the ac unit. The temperature inside the apartment was over 100 degrees. Rent at your own risk. They couldn’t care less about their renters health or safety.

Experiencia negativa: Charged me another month of rent. Ignored service requests, extremely difficult to reach, never got the security deposit despite leaving the appt in perfect condition. Please do not ever lease a property from Valley Income. Half of these reviews are fake.

Experiencia negativa: if i could rate them lower, i would. they are giving me the run around when it comes to my security deposit. i’m talking no reply to email, texts or calls. dropped calls and ignored requests. if you see a property you want to rent…. DONT

Experiencia negativa: I accidentally locked myself out, spent hours trying to get ahold of multiple people. I was never given a spare key which I was promised. The person I was speaking to through text….. literally shut off her phone instead of trying to help me. I called their tenant help number which says they close at 6PM and I called multiple times around 5 and the voice mail said “you’ve reached us after hours, our business hours are from 8AM to 6PM” I check and it was barely 5! This is so stupid. Definitely just going to break my lease and not pay them. It’s hot outside and they have no care about their tenants! Do not rent from them!

Experiencia negativa: Horrible! If I could rate 0 stars I would! I’ve been in my apartment for a month and can’t get a mailbox key or pool key. The pool looks like it’s never been cleaned at the apartment complex I’m at. It’s infested with these bugs. (Idk what they are) it’s just ridiculous…. Very disappointing.

Experiencia negativa: Horrible management company will not return 1 of my many phone calls to multiple”leasing agents” as well as text messages if they can’t even get you in the door to rent how are they if you have issues!! I would not recommend just read several other reviews that have the same consensus issues I’m having not showing up to showings or not calling back!! Avoid at all costs!!!

Experiencia negativa: This company is the biggest slumlord company there is within the valley. Not only did they tell us they were going to give us a time when they took over our new property but the insured us that no one was going to be kicked out. Come to find out the entire company is a sham and they decided to non-renew everyone's least and give everybody a 15-day notice. Now I've been spending the last 60 days given the runaround for my security deposit. Tracy Mike Christine and Janae are a bunch of baloney. Biggest downfall is they're taking over the valley and unfortunately we're stuck with unprofessional unmotivated it's never anybody's fault company. Of course when they owe you money it's okay for them to give you the runaround but the minute you miss one payment by one day they serve you with an eviction if you can avoid this place at all cost I recommend it
