The receptionist, Melinda, often dresses in a way that feels more appropriate for a nightclub than a leasing office. I wish there were more emphasis on professional office attire.

Do not rent from these scammers!!!

Experiencia negativa: This place is a nightmare to deal with. I’ve given this place a negative review prior to this one and somehow it got removed. Now I’m even more upset at the fact that I’ve lived with dealing with this management company for 9 months and it’s the worst 9 months of dealing with any management company. They’ve “lost” my rent from the drop box two times in a row. Thanks to my “investigative skills” they “located” it. I’ve had multiple issues with leaks from the washer/dryer, dishwasher to breakers not functioning at capacity for months and they seem to always miraculously forget. Now my maintenance requests are being edited and all context is removed. I have to be extremely vigilant in recording all the documents through this management company because of how poorly they operate.

Experiencia negativa: Moved into a roach infested apartment seeing dead and alive baby roaches everywhere when I first moved in. They did NOT CLEAN AT ALL! it wasn’t even ready for move in.. been here for a couple months since like February 28th. I have seen all types of different roaches here since day 1. Roaches on the counter, roaches in the living room, and roaches in the kitchen on the floors. I have health issues so it messes me up badly and I get horrible allergies. I told them that and they didn’t even respond nor care about my health. They said I can break my lease but not everyone can just get up leave and have a place to stay. They didn’t offer me any rent concessions for my health issues or supplies that I bought to seal the cracks everywhere around the apartment. They expect me to pay the FULL amount including security deposits and everything for a roach infested place. While I have health issues because of this. When you hear this company..you should RUN because I’m 100% certain they knew this place was roach infested before I even moved in. Then they couldn’t even do the bare minimum which was clean the apartment before I moved in. I will be telling absolutely everyone to stay away from this company. And I can’t wait until this lease is over so I can find a place that is HONEST, CLEAN and PROFESSIONAL. On the top of the roaches, I have been HARASSED 2 times while living here, I have had BROKEN PLUMBING, BROKEN DOORS. And this is within literally a couple of months.

Experiencia negativa: Management changed my locks, left my home unlocked all day, and never told me! Before a routine inspection, I gave advanced notice that I wouldn't be home and reminded management that their staff likely doesn't have a working key (even though they should), plus I specifically asked them to provide me with a key in the event of a lock change, given I wouldn't be available day-of. Yet they entered anyway, changed my locks, and left my apartment completely open and never contacted me. I came home to find my support dog and all my belongings, including my passport and work laptop, exposed to anyone who might test my door - which is not uncommon in central Phoenix. I still have no key to my own apartment and no idea who has access to it. This was reckless, unsafe, and a complete violation of tenant trust. If you value security, privacy, and basic professionalism, do not rent here.

Experiencia negativa: Would give zero stars if I could. Stephanie is the worst property manager I’ve ever encountered. She insisted all issues should go directly thru her. Stephanie was told multiple times about a rat infestation & refused to hire an extermination company, instead she sent maintenance to spray foam where they chewed thru the walls, allowing the rats to return (including one that somehow drowned in the toilet tank) When confronted about this as well as the trash & drug paraphernalia scattered around the property, she said I must be crazy or on drugs & that she’s blocking me. It wasn’t until MONTHS later when my toilet was leaking into the downstairs neighbors apartment & I asked maintenance what’s going on with the rats he spray foamed again. She never even bothered to put a work order in. Multiple people complained about a drug dealer in the building & for three years she did nothing about it. There were overdoses, thefts, a laundry room fire (which was never replaced) & broken windows that can all be attributed to Stephanie’s incompetence at handling the drug dealer on site. Also the AC wouldn’t cool below 85 in the summer & she wouldn’t do anything about that either. Run don’t walk away if Stephanie is the property manager.

Experiencia negativa: Because the neighbors are loud, they don’t know how to shut up when it is past hours to shut up they have no regard for their neighbors they let any and everybody in the gate, unit 4 has someone staying in their with a dog and I’ve told them many times to pick up cause I’m the only one that is allowed to have a dog here because my dog is registered to be at a Avant Garde on 23rd St. in Taylor. I’m just tired of people wing ride to me when they don’t even live there and spreading lies about me to where I can have ten pull the cameras and you’ll see I have no men coming in and out that is unit 4. So I’m just done. I don’t like the area. I am from a middle class neighborhood. I’m not used to this ghetto neighborhood. Gunshots every night police every night helicopter every night ambulances every night does a lot of chaos every night people burning buildings on fire all night. I’m just done with it.

Experiencia negativa: My experience with Avantgarde Property Management has been deeply disappointing. After several months with them managing my property, I discovered numerous financial discrepancies that have been impossible to resolve. There were significant gaps between rent collected and rent owed each month, with no explanation for where this money went. When I asked for clarification, I received no satisfactory response. I was also charged for questionable expenses including: 1. $615 for landscaping after already paying $700 for "final" landscaping bills Repairs with no documentation or photos Random business operational expenses (software, office supplies, postage) Multiple commission charges that exceeded contractual agreements Most concerning, they've failed to account for tenant security deposits that should have been in their possession, and they never refunded my $500 owner reserve after termination. Despite directly asking about a $3,114 Section 8 back payment issue that was acknowledged by their staff, I received no resolution after three months of waiting. Communication was poor throughout, with promised follow-ups never materializing. I would strongly caution anyone considering Avantgarde to thoroughly document everything and verify all financial statements carefully.

Experiencia fantástica: What once was lost now is found, this place has come along nicely, this is actually a very nice place to live. The management is wonderful! shout out to our office manager Gloria Sanchez, she does a great job here!! the property is clean the apartments are very spacious. The maintenance. Team is always right on top of everything and very cool!! The size is why I love my spot it’s bigger than most places and the a/c in the winter is spot on cool!, and chilled, and so nice, it gets cold in here!! My apartment rocks and anything goes wrong which it hasn’t for me, they fix right away making our apartments so nice. You should come check it out there is avail. right now and the floors are nice. So ya good luck! hope you find a place, I love mine!

Experiencia fantástica: I just moved into my apt and I absolutely love it. Ms. Gloria was amazing with my move in she helped me through the whole process and she patiently worked with me. She held a smile on her face the whole time she made me feel at home as soon as I walked into the office and sat down at her desk. There was 1 thing wrong and as soon as I told her she sent her maintenance guy (who was more than a joy) over to fix the issue I mean I walked from the office to my unit and 5 minutes later he was knocking to fix the problem. The maintenance team here are so helpful I needed a microwave and mentioned it to my son I was going to buy one and instead he said hey I have one you can have and yes I took it it was dang near brand new. The security is really nice and very easy for me to look at. I love my new community and thanks to Ms. Gloria my children and I are so happy and comfy. I know I have told her thank you so many times but Ms. Gloria is an angel in disguise. Thank you so much for everything!!!!!
