Experiencia negativa: SCAM ALERT: This place runs scams, beware. They accept applications even after having a tenant selected for available properties, telling one tenant to “place a hold fee” and telling the rest that their application must be approved first. They then will not provide refunds even though they provided incongruent information to multiple people, cashing hundreds in application fees in the process. Reported to the BBB and directly to the property owner. Do not use unless you want a mountain of paperwork and no lease to show for it.

Your review mischaracterizes our process, and we’d like to clarify the facts.
A hold fee does not guarantee approval. It secures first position only, meaning no additional applications are processed while the applicant who placed the hold fee completes screening and required steps. This policy is clearly disclosed in writing.
A hold fee is fully refundable if an applicant is denied and non-refundable if the applicant is approved, as the property is removed from the market during that time. Some applicants choose to wait until their application is approved before submitting a hold fee; however, doing so carries the risk of losing first position if another applicant submits a hold fee first.
In this case, another applicant placed a hold fee before you, which moved them into first position. Your application had already been fully processed, which involves a non-recoverable third-party screening cost to our company. Application fees are disclosed as non-refundable for this reason.
Had your application not yet been processed, we would have refunded the fee as a courtesy—even though our written agreement does not require it. Once processing is complete, those costs cannot be recovered.
Additionally, your approved application remains valid for 30 days and may be transferred to another available Realty Boulevard property, should you choose to proceed that way.
While we understand it is frustrating to lose a property due to timing, this outcome was not the result of misleading information, misconduct, or a scam. We are transparent in our process, and all terms are clearly disclosed in writing.

Experiencia negativa: I rented a privately owned condo originally managed by Reno Property Management. I had a generally positive experience, with no rent increase after the first 12 month lease. During the second year lease, the owner sold and the new owner went with Realty Blvd as the manager. When it came time to renew, they offered me a 20% rent increase plus a mandatory $50/month "tenant benefits package" full of BS services I didn't want. I opted to leave instead. Was glad to pay more just to not have to deal with this company. The kicker is they then took 2 months to get me my deposit returned, my understanding is NV law only gives 30 days.

Regarding the Resident Benefits Package, it includes multiple services and protections intended to add value and support residents throughout their tenancy. While we’re sorry it did not meet your expectations, it is a standard program for the properties we manage and is disclosed in advance.

Experiencia negativa: If I could give zero stars I would. We never receive a 24 hour notice when they are coming or sending a vendor to our home. We’ve had a leak in our kitchen sink for a month now, they showed no urgency to get this fixed, maintenance came out looked at it and left with no word or any update. A week later, we called to request an update as it has been leaking and caused the board to warp. The manager I spoke with stated she would get back to me, she never did, I called back the next day for an update and she stated that the maintenance guy was calling the warranty the day prior and was on hold for a long period of time so he hung up and would be calling them back. It took a week for them to finally call warranty and that was that I had to call and request for an update, I’m curious to know how much longer it would have take had I not called. That was the week before Thanksgiving. They barely sent someone back out today. Leaks typically are an emergency, but I guess not for Realty Boulevard. Lastly, they make the residents responsible for things that should be the OWNERS responsibility especially since these are new builds. We lived in a new build within the exact same area, never had any issues with the home nor the owners or property management. Just unfortunate they sold that home and we had to make a quick decision to move and we are now reaping the horrors of the decision we made going with Realty Boulevard and this cheap homeowner.

Thank you for sharing your concerns. We understand how frustrating delays can feel, especially in a new home, and we appreciate the opportunity to clarify.
This is a new construction property, and the issue you referenced fell under the builder’s warranty, not an owner-funded repair. In these situations, repairs must be coordinated through the builder and their authorized vendors. Both the owners and Realty Boulevard are required to follow the warranty process rather than duplicate costs for items already covered.
Throughout this process, we were actively coordinating with the builder, their warranty department, approved vendors, and the owners. Unfortunately, builder warranty timelines—especially around holidays—are outside of our control. That said, the matter was addressed once the warranty provider completed their process and dispatched service.
Regarding notice of entry, all vendor access is handled in compliance with Nevada law. When warranty vendors are involved, scheduling is often dictated by their availability, but proper notice is still provided unless the situation qualifies as an emergency.
We also want to clarify that residents are not being made responsible for owner repairs. Responsibilities are defined by the lease, ownership direction, and warranty coverage. In new builds, directing repairs through the builder is standard practice and ultimately protects both the property and the residents.
We understand that this experience did not meet your expectations, and we regret the frustration caused by warranty-related delays. Our role is to manage the property in accordance with owner instructions, builder requirements, and the law.

Experiencia negativa: My fiancé is renting a apartment on Denslowe Dr and they have been ridden with cockroaches since they moved in over a year ago and nothing has been done to fix said problem they sent in a exterminator and he said he’s going to have to do all apartments if they actually want them gone and there’s only 4 units in the building but they are to cheap to do it and it’s becoming a health issue just tonight I had a cockroach crawling on me and she’s had enough in the morning she’s calling and that will be the last attempt before we get legal with the issue we have pictures of when she first moved in and we saw black specs in the cupboard which turned out to be cockroach feces and been telling them for over a year and never a solution

Experiencia negativa: The biggest problem I've had is trying to get the rest of my secure deposit plus my prorated rent back. I've working on this for over a month and it's been over two months since we vacated. And the sad part is they've already had somebody in there within two weeks of after we left. They sent out the first check and we received it with no problem they said they sent out another check but we didn't receive that one which I don't understand if it's going to the same address why would it be a problem and then now we've been waiting for three weeks for them to send it out again. Jeez I just want to get the rest of my security deposit and my prorated rent. They were paid on the first of every month with no delay. I would think in respect I should have had the same thing.

Experiencia negativa: Poor management. Called several times the day I moved out with no return calls. Their deduction fees are bogus. And guess what, they don’t answer the phone or call back to discuss. $2100 down the tube!
We have confirmed that this is the second fake review posted by the same individual—Scott Wagner and S. Wagner—neither of whom are listed as legal tenants or leaseholders in our system.
Again, to be clear:
The inspection fee is outlined in the lease and applies to all tenants.
All deductions from the security deposit are fully documented and legally compliant.
Our team returns all legitimate calls and emails. Claims of being ignored are false.
Every former tenant receives a detailed breakdown of any charges, with an opportunity to dispute through the proper legal channels.
These repeated, false reviews are an abuse of the review system and do not reflect actual tenant experiences. If you believe you have a legitimate issue, contact us directly with verifiable lease information. Otherwise, we ask that these fabricated reviews be removed.

Experiencia negativa: Overall very slow communication and they didn’t do much to make the property actually look good or clean spaces in common areas. No work or effort done outside the property so it looked cheap but was uber expensive and multiple maintenance request went ignored. Multiple different times where I had to prompt them to send me things especially when moving out or to get in contact with me. Overall they are very very nice people but I didn’t have a positive experience renting through them as it just seemed like they only care about money instead of keeping their properties in good shape. They keep emailing me asking me to write a review and rate them so here it is. No hate, just didn’t have a good experience and wouldn’t recommend.

Experiencia negativa: Realty Blvd mandated a 5k deposit even with my good credit then proceed to take 5k deposit in overcharging for everything. After endless back and fourth it was clear I was going to have to sue to get my money back. I would not recommend going through the process.

The "bait-and-switch" moment happened when they (Realty Boulevard) showed the rental unit but at the *last minute* told me the property owner would be solely responsible for everything in the lease. I signed a lease with Realty Boulevard listed as LANDLORD. Realty Boulevard abandoned any and all responsibility in my signed lease and let the owner do whatever he wanted, including multiple documented 24-hour notice violations. Experiencia fantástica: I suggest you also check out Yelp for ratings. Closer to 1-2 stars. Amber really pushes Google. I live across the street from one of their properties. It has been an eyesore for years. The tenant has threatened my life and claims to have followed a friend home with threats toward their safety. Realty Boulevard (RB) wanted copies of all the multiple filed police reports…except for the one where the tenant claimed RB was laughing at me. RB refused to enforce basic city code for over a year, allowing trash, weeds and parking on the yard. Amber claimed she filed a police report against me but Reno PD has no record of this. She also completely blamed me for the unit being vacant for half a year, even tho she was provided with a list of items that needed to be done to bring it into proper shape by a prospective tenant that she never even got back to. The Yelp reviews are scathing. I will never use them for my rental.

Please be aware that you have been 86’ed/tresspassed from our property as well and could be arrested for vilating this. We have thorough documentation of complaints from both current and prospective tenants regarding the challenges posed by the "crazy neighbor." AKA, you.
Regarding your mention of Yelp, while we appreciate all feedback, we also recognize the limitations of certain review platforms. Yelp filters out all of the good reviews and only leaves fake or bad reviews. For this reason, we primarily focus on Google reviews, which we believe provide a more balanced and true perspective of our services. Being that I have humans that work for me, they occasionally make a mistake, but we do always go out of our way to try to make things right. .
As advised to you many times, If you have any further questions, please feel free to reach out to us directly and if there is a legitimate issue or complaint we will address it accordingly. There has not been any recent complaints from our tenants so we appreciate you leaving our tenants and property alone.

There have been a few confusing mistakes pertaining to payment or paper work that once brought up were addressed immediately. The team at Realty Boulevard have been very understanding and helpful to me personally. Sure things at the property can been better maintained and touched up but I have no real complaints. They made it easy for me to get into an apartment when I needed too and gave me a good move in price for the space compared to the majority of property’s in Reno/Sparks. I wish there were laundry connections in unit due to the small shared washer/dryer and the price for it. Overall so far, great experience and the team at realty boulevard been helpful anytime I need it. No major issues or complaints will give a 5 star rating based on my personal experience so far.

Upon reviewing your correspondence with Heather, it's evident that she has been proactive in her responses, regularly checking in, and making earnest attempts to support you, even amidst your frustrations. She has exerted maximum effort within the parameters of our policies and contractual obligations.
The fees and late charges specified in your lease are intended to cover expenses incurred by us and/or the property owner in relation to late payments and nonpayment of rent filings. Delays in rent payments can directly impact the owner's ability to meet their financial obligations. Our objective isn't to profit from your hardships, but as I am sure you can understand, there are costs and fees associated with us performing our duties to our clients—we genuinely aim to work with you. However, we must operate within the confines of the law and ensure fairness for all parties involved. Making exceptions for individual units would violate legal regulations for Fair Housing Laws. This is why we have to be "cut and dry", treating everyone the same, while trying to be as compassionate as possible. We always do whatever we can to work with people but unfortunately, not everyone ends up happy.

Experiencia fantástica: Wow. Realty Blvd is far and away the best leasing agents I have found in the two cities I own rental property. They have now leased 4 of my units. The communication was good, the pictures were great, there was a wide reach of websites they advertised. I paid extra for personal showings which I think helps. There was a clerical error made which resulted in some headache for me and my tenants. RB went above and beyond, acknowledged the error, researched the problem, called the tenants (even though they are only taking care of leasing, and not property management) made it as easy as possible for me to deal with this issue. They are very responsive to feedback. I have had success being direct about what I am hoping for with the transparency on fees, advertisements, and the leasing process. I would like to be able to know the scores of prospective tenants and have the option to decline or choose amongst tenants scores and I feel I have a little less choice with RB than other leasing agents. However they increase the deposit collected if the score is lower and that feels protective. They have placed good tenants for my building.

Experiencia negativa: Terribly disappointed with this company. This company was the brokerage for the buyer for sale of our home. They were also the “rental” agent of our 20 day rent back as part of our sale agreement. Amber the buyers agent did a 180. Was very unprofessional and unresponsive during our stay, contrary to pre sale when she was motivated to close the deal. Property handoff was awfully done where they had the audacity to hold $1k security deposit. Home was left pristine, better than any other home sale we’ve seen, they nitpicked and help our deposit. Completely petty, they are far from professional. You’ll see the other low reviews regarding this business. Stay far away if you are selling or renting. Stay just as far if you are buying and property management to avoid litigation headaches and losses.
Chiaki, I am sorry that you feel that way. My staff was in continual communication with you guys as needed. Based on all of the phone, email and text conversations, I cannot see any form of communication where my staff or I are unprofessional or unresponsive. We do have tracking of all calls, emails and texts.
You are correct that we planned to only hold $1,000 and you were supposed to turn the property over to us professionally cleaned, carpets professionally cleaned and all landscaping and utilities kept up during your tenancy. While I will say the property was not in bad condition, your cleaners did a poor job. We communicated this to you immediately and provided hundreds of pictures. I realize that you may have a different standard of pristine, but food items in cabinets, pet hair, miscellaneous uncleaned items and dog poop and weeds in the yard are not pristine.
Part of the real estate deal included that you were to have it professionally cleaned and professionally carpet cleaned to prevent personal standards of cleanliness discrepancy. This is the same reason why we have this as a part of all of our leases. Unfortunately you hired a company that did not do a good job. Again, we notified you immediately, provided you pictures and gave you and your agent an opportunity to rectify the situation. Also, 2 days after closing we got an HOA violation for weeds, which we charged you for also because it was your responsibility to maintain the landscaping during the listing, escrow period and your tenancy. This is also not an example of turning a property over in pristine condition. I realize that you wanted the refund back quicker, but the delays and charges were not because of us.
Although I can appreciate you are not happy that we charged you accordingly (with full picture proof), that is no way us being unprofessional or petty. I wish you the best in your future endeavors.

Hi Brian, we do offer a showing platform that allows tenants to go directly at their convenience. This is a convenience fee to use the service. We don't charge this, the service does. It is 100% charged and paid to the 3rd party company. We gladly offer this to ensure quicker showing availability for our owner/properties/prospective tenants. Instead of having to wait until everyone's schedules work together, there is no wait! This helps tenants get the property they want quicker! Good luck in your home search.

WHAT WAS I TO DO, KEEP ALLOWING YOU ALL TO LACK RESPONSIBILITY FOR SUPPLYING A MAILBOX? WHERE IN MY LEASE DID IT STATE THERE WAS "NO MAILBOX INCLUDED WITH YOUR UNIT". EVERYONE SHOULD RECEIVE MAIL, THEREFORE I GOT A PO BOX. AGAIN, YOUR RESPONSE SHOWS YOUR PROFESSIONALISM. WE WILL GO WITH "QUIRK" IF YOU CALL IT. IN CASE YOU MAY BE UNAWARE, A WORK ORDER WAS CREATED FOR A "VENDOR" TO COME AND ADD ANOTHER METER TO THE HOUSE, WHEN YOU SAID IT IS NORMAL FOR THREE UNITS TO HAVE TWO METERS AND EVERY UNIT IS RESPONSIBLE FOR THEIR OWN ENERGY. WE ARE RESPONSIBLE FOR OUR OWN ENERGY, BUT THE BILL BETWEEN TWO UNITS IS SPLIT EVEN WHEN ONE UNIT RUNS POWER ALL DAY EVERY DAY AND ANOTHER IS BARELY HOME AND CANNOT RUN TWO THINGS AT ONCE WITHOUT A CIRCUIT BREAKER SWITCH. THAT IS WHAT YOU DEEM "NOT UNCOMMON". PLEASE IDENTIFY THINGS I HAVE "CAUSED" TO BE CHARGED FOR. I WAS THREATENED TO BE CHARGED FOR ANOTHER UNITS YARD, HOW WOULD I CAUSE THAT? YOU ALSO REPLIED AFTER BEING INCORRECT WITH THE WORDS "MY BAD", THAT PROFESSIONALISM YOU SPEAK ON. ME CALLING OUT WHAT IS WRONG WILL NOT BE TOLERATED? THAT IS THE ONLY THING I HAVE COMMENTED ON, IS IT THE "EVIL" PART THAT YOU BELIEVE IS "INNAPPROPRIATE" OR "VULGAR"? OR THE LAZY? HOW IS ANY OF THIS DISRESPECT? I ONLY CALL IT AS I SEE IT. IF ANYTHING, I AM DISRESPECTED BY YOU ALL, SEEING YOU RETALIATED WITH A VIOLATION FOR ME CALLING IT AS IT IS. Please understand that in reviewing your review, I saw that in several instances where your communication with my team has been extremely inappropriate and unprofessional. Your review is a perfect example of how you initiate communication and respond to my staff.
Per our records, on September 23, 2023, you told our staff member to "forget about the mailbox" as you had decided to go with a PO box. We have still been working on improving the mailbox situation but did relay your request to our maintenance team. Unfortunately we have no control with the city and the post office regarding your mailbox.
It is common also to share a meter in a duplex such as your own,which is why the bill is split. Both of these issues are not a lack of service on our end, but a “quirk” if you call it for the property. Again these types of things are not uncommon for multi-family properties.
All work orders have been addressed in a timely manner and you have only been responsible for the issues that you have caused. You not reporting issues that arise, is not a lack of us doing our job. We give you 24/7 access via your portal and our 24/7 maintenance and emergency phone line to submit work orders. Your failure to do so is not in any way an acceptable excuse for you to act the way you have towards my staff.
We are fully committed to assisting you as we have been but please know that if you continue to treat my staff with disrespect and being vulgar and inappropriate, your behavior will not be tolerated.

Experiencia negativa: We were told we were not in an HOA before we moved in, 2 HOA violations and over a month of calling the office later and we have still not received the CCRs. This is just one of the issues we have had with RB. The office staff have been very nice to us but nothing is getting done without having to constantly call them about it as a reminder.

It was advised to you guys that per the owner paperwork there was not HOA information provided, however we were still confirming. Once it was confirmed you were provided copies of the CCR’s on 7/27/23. We understand that you have multiple cars but we are not able to change the HOA rules. Experiencia negativa: Throughout our time renting with Realty Boulevard, they were helpful and got maintenance requests dealt with in a timely manner. Now that we have moved out, however, they are extremely hard to contact and won’t respond to emails. My roommates and I moved out of our RB rented property in May 2022 and as of today still have not receieved our security deposit. No itemized list of what it was used for, no updates as to when we will get the deposit back. To my knowledge they have already rented our unit to other tenants so I don’t know why it has taken a year to process all this paperwork.
