Experiencia negativa: So here's an awful experience. I had been a tenant with RW for 2 years, never missed a payment and kept the property in good order up until leaving. My understanding of Texas property law is that the landlord has 30 days after the move-out date to post an itemized list of deductions for damages. This was all done, my deposit deducted from, and my refund issued. Imagine my surprise at receiving an ADDITIONAL past due balance of nearly $300 almost 3 months after I moved out pertaining to "repairs" from the home owner. Red Wagon was no help in resolving this issue, passing it on to a collections agency. The account manager I spoke with over the phone even confirmed that the balance was added after the 30-day period had expired. It's disrespectful trying to squeeze every last dollar months after I've moved out and they had ample opportunity to take it out of the deposit. Just something for y'all to think about.

Experiencia negativa: I hope you’re doing well. I wanted to reach out because the home wasn’t fully cleaned or made ready when we moved in, even though I paid a $300+ deposit and had to clean it myself. I was also charged a $75 Shamrock fee, even though I was home at the time of their visit. They sent pics of my house from across the street but no call or no text saying they were there . Everyone has been kind, but the situation has been a bit stressful. When asked who was going to clean the house before move inn ,the lady who was doing the walk said the owners were supposed to. But it is what it is,I been in property management for years and I have heard it all trust me. The only way you know if a management company is good is if they take a notion to make things right ,

Experiencia negativa: Absolutely terrible service and unorganized . Angela Reese is the worse property manager I have ever dealt with and completely unprofessional. I deal with numerous property managers on a daily basis and she is by far the worst I’ve encountered. Would not recommend listing your property with them. Edit: I’m not sure what former employer you’re speaking of or where your information came from. Your contractor hired by Angela instructed a tenant to turn water on during an active leak in area that already had mold present. I instructed your tentant of how careless and irresponsible it was to leave the water running and she could be liable for damages and negligence if water was left on. Said tenant then went over a week without water due to the careless and neglect of your PM company. The tenant also came to stay with me for a few days due to not having water again due to Angela not taking the situation seriously and then a notice of abondment was supposedly left on door after tenant was only gone for a few days. On top of this the maintenance workers that you gave no notice of coming , removed belongings from the home that were the tenants. Valuable tools were stolen from the garage. Since the property was locked back up it was clear this was done by someone with a key. The situation was handled carelessly unprofessionally by Angela and Emily as I was part of the correspondence on the emails. This is also not the first time this has happened with one of your clients that I’ve worked with or had affiliation with. There’s your honest review. Maybe spend less time Facebook stalking and more time responding to work order requests put in by your tenants in a timely manner. There’s no case in which it’s okay to leave your tenant with out water for over a week.
Hi Vanna, it has come to our attention that you were employed by one of our contractors, whom we have a great working relationship with and have spoken to about this. You have never applied or rented from our company nor have you ever spoken to any of our team members, Including Angela Reese. It also appears you have affiliations with a tenant who has abandoned the property they reside in. While, we love honest feedback and reviews. The good and the bad - this is not professional as you work in the industry and it is not an honest review of your personal experience. We are happy to find a resolution with the tenant in question but they have to reach out and communicate.

Experiencia fantástica: Honestly the best experience I’ve had in all of my rental history. Because of the negligence of a rent by owner situation we had, we only had 2 weeks to find a place and move out of our current home. Angela processed our application super fast and was extremely helpful with each step. Meredith was so friendly and helpful when we did our inspection. She guided me on what to do for our inspection report. Susan at the front desk was so sweet and helped us gather our deposit and move in info. Joe the realtor was super cool and friendly and helped our little family find our dream home after a few properties were already taken that I had my eye on. It helps a lot that once you apply, you can use the application for any available home so you aren’t stuck paying multiple application fees! I’m just really impressed by this team. I know bigger management companies get a bad rep but not this one. Thank yall for everything you have done for us. Experiencia negativa: Save yourself the headache. We had them manage one of our properties - big mistake. It is impossible to get ahold of anyone. You’ve got to talk to this one about the finances to find out why their tenant hasn’t paid rent on time in 6 months. And this other person to get an itemized quote on this $600 bid for a sink faucet. You’ll never get the person who can help, and the one that can doesn’t believe in answering their phone. You’re listing the property? Good luck getting the keys. 6 months later, and I honestly don’t even know if we have a fully terminated contract - because nobody responds. Oh and the cherry on top; tenant vacates, TRASHES the house. A month later, unable to get the keys from RW, I just go over to the property - doors wide open. Has this home been unsecured for weeks? Looks like it. So I changed the locks and hoped there wasn’t a squatter. They don’t care. All you should expect of them is to spend your money and take their fee. Response: That’s because I go by my middle name.

Experiencia fantástica: I want to give a big thank you to Jennifer Sacriste and Susan wahl. They were outstanding in getting new tenants in my property. I've been with Red Wagon Properties for about 7 years. They always do a great job of finding responsible tenants. This last time, our tenants moved out, and we had so many repairs due to the age of the house, not because of the tenants. Jennifer Sacriste was on top of it, handling every repair that popped up. I know I made her work hard this last couple of months, but she was always very professional and attentive. She made me feel like a valued customer. Experiencia negativa: I would give 0 stars if it allowed. This company rips off struggling DISABLED people. RED FLAG #1: They demanded I pay a deposit within 24 hours of application approval without seeing the lease first. RED FLAG#2: When the lease was provided it failed to indicate that the property was in a FLOOD ZONE as well as multiple reoccurring fees monthly and an indication that a broken A/C or Heater is NOT an emergency repair (5 days before repair). RED FLAG#3: I would SHARE an electric bill with the tenent next door. When I decided not to rent due to it being in a flood zone and everything listed above Red Wagon kept $500 of my deposit for not signing the lease. When I tried to speak with EMILY (Red Wagon Realtor)she was very rude and dismissed any responsibility. This company is VERY SHADY and takes ADVANTAGE of the DISABLED. DON'T TRUST THEM! I intend on taking this matter to the news so that everyone can see how they take advantage of the disabled. (I have copies of all documentation, emails, and text messages as proof)

Experiencia negativa: ⭐☆☆☆☆ (If zero stars were possible, this would be it) I normally don’t leave reviews, but I feel compelled to warn others based on our experience. We submitted an early termination request in August 2024 and moved out by September 30, fully intending to meet our obligations until a replacement tenant was found. Per Paragraph 28B of the lease, we retained utilities, keys, and access to the property, expecting to fulfill responsibilities such as landscaping and maintenance (Clauses 17A & 17B) and utility management (Clause 11B). Shortly after vacating, we discovered the locks had been changed without notice — violating Texas Property Code §92.0081, which prohibits landlords from excluding tenants without judicial process or delinquency. We were never behind on rent, had not returned the keys, and had clearly communicated that we would continue maintaining the unit. Management first denied changing the locks (per a phone call with a staff member), only to later admit the locks had indeed been changed — and said we could come pick up new keys months later. This unjustified restriction prevented us from doing things like: • Adjusting the thermostat during multiple freezes (as requested in Resident Portal messages), • Dripping faucets to prevent pipe damage (another winter requirement), • And performing basic yard upkeep, which we were still being held responsible for. While still paying utilities in full and being charged for maintenance and upkeep issues that were out of our control due to withheld access to the property, we were denied access to use or monitor the property we were legally and financially responsible for. Even more concerning: management falsely claimed we “turned in our keys,” which we absolutely did not — and they have failed to produce any documentation proving otherwise. When we asked for evidence of their claims (or of any access offers prior to January), none was provided. Their handling of this situation has been dismissive, contradictory, and negligent. We sought legal advice, and a housing attorney confirmed that: • Changing locks without cause while we were paying tenants likely constitutes a breach of the lease (Paragraph 27A), • And under Texas Property Code §92.0081(h), we may be entitled to terminate the lease and recover damages. Management’s refusal to take responsibility for their actions, their misrepresentation of facts, and the failure to provide access for months while charging full rent and utilities speaks volumes. If you’re looking for a place where communication is poor, management is unaccountable, and legal boundaries are murky at best—this is the place. I strongly recommend future tenants read every clause of the lease and proceed with caution.

Experiencia negativa: Do Not Use Red Wagon Properties – A Nightmare Experience After nearly four years with Red Wagon Properties managing my home, I feel compelled to warn others: do not entrust your property to this company. What started as a seemingly competent relationship quickly deteriorated into a frustrating, unprofessional, and at times negligent experience—particularly over the past year. In August 2024, the A/C in my home failed during peak summer heat. My tenant attempted multiple times to contact Red Wagon’s so-called emergency line with no success. I ultimately had to step in, find an A/C technician myself, and coordinate a temporary fix. I emailed Red Wagon afterward—they never replied, nor did they check in with the tenant. Then, in December 2024, my tenant moved out—and I wasn’t even notified. When I called, I was dismissively told that “everything is on the portal.” That would be fine, except the portal didn’t actually indicate the move-out had occurred. After confronting them again, they admitted it had been overlooked. I requested a full estimate for repairs and cleaning so I could approve and pay for everything up front. I was given a figure, paid it in full—only to find extra charges sneakily added to my account later. When I asked why, I was told these were “additional” expenses not previously mentioned. I had asked for the full amount from the beginning. This is either gross incompetence or deliberate nickel-and-diming. Throughout the entire process of trying to get my home rent-ready, I was forced to chase down updates, initiate all communication, and repeat myself multiple times. I was promised weekly rental reports from a team member, Joe—but the first one didn’t arrive until March 2025, two months later. Fed up, I reached out to Emily Fick on March 26 to terminate my contract. She was unnecessarily combative, questioning my decision even after I clearly explained my dissatisfaction. Despite being told the process would take 2–3 weeks, I was still following up over a month later, receiving nothing but excuses and delays. After being told all final bills had been received and my termination would be finalized by April 18, I was then informed—days later—that they were still waiting on a utility bill. I contacted the utility company myself and confirmed that Red Wagon had received the bill weeks earlier. I paid it directly on May 1, and sent them proof immediately. As of now, I still have not received confirmation of my contract termination. This company is disorganized, unresponsive, and disrespectful of their clients’ time and money. I have never had to work so hard just to pay someone and end a business relationship. If you value transparency, timely communication, and even basic professionalism, stay far away from Red Wagon Properties. They are not property managers—they’re a liability. Update(6 May 2025): I’ve been calling as suggested below and no one I ever need is available. What a joke!

Experiencia negativa: Extremely Disappointing and Unprofessional Experience I leased a home managed by RW for 17 months, and without question, this has been the worst rental experience of my life. From the very beginning, the level of unprofessionalism, lack of accountability, and poor communication was staggering. On day one, we discovered the washer and dryer—clearly listed as part of our lease agreement—were missing. Upon contacting RW, we were informed that the owner “wasn’t willing” to replace them. Our only options were to purchase our own or terminate the lease immediately. This was on move-in day. We were completely unprepared, both logistically and financially, to find a new place over appliances, so we had no choice but to spend nearly $800 out-of-pocket for something that was supposed to be included. When we requested a rent adjustment—even a small one—we were denied outright. Things only went downhill from there. Around Christmas, we experienced a serious plumbing leak in the master bathroom. It took nearly three months to repair, leaving us with a persistent mildew smell throughout the house. Another plumbing issue occurred shortly after (thankfully addressed faster), but only because I constantly monitored and followed up through the resident portal to ensure it didn’t get ignored. When the plumbing was finally repaired, it left a large, open hole in our wall that remained for nearly two months. We had to tape cardboard over it and block it with furniture for safety. This made us vulnerable to spiders and silverfish entering through the open access point—an issue RW showed no urgency in resolving. Due to the ongoing issues and lack of accountability, we chose not to renew our lease, which was ending April 30. By late March, we secured a new home and began moving out gradually—an approach necessary due to our full-time jobs and my overnight work schedule. Yet on April 4, RW contacted us to schedule showings—before we were even fully moved out. A few days later, we discovered a lock box had already been placed on the door, and it was clear someone had been in the home—items had been moved, and doors we had left closed were opened. To make matters worse, on April 19, despite having paid rent for the entire month, we found ourselves locked out of the home with some of our belongings still inside. The office was closed (it was the weekend), there were no emergency contact numbers, and no one responded via the resident portal. With a moving truck already rented and paid for, we were left with no other option than to hire a locksmith at our own expense just to access the property we are still legally renting. Throughout this entire ordeal, communication from RW has been abysmal. There has been zero notice given about property access, which is unacceptable and potentially unlawful. Given their track record, I’m now bracing for the inevitable fight to recover any of our $3,900 security deposit, and I am seriously considering retaining legal counsel. I cannot stress this enough: do not rent from this company. The negligence, lack of transparency, and blatant disregard for tenant rights are astounding. If you're considering a property managed by RW, do yourself a favor and look elsewhere. You’ll save time, money, and your sanity.

Experiencia negativa: Will send information by email that conflicts their leasing agreement. Slow if they respond at all. Prepare to email 5-6 times over the course of a month before you receive credible information. Front desk sounds defeated like they are aware her management team will refuse to answer phone calls or assist individuals. Overall, a really disappointing situation especially considering how nice their properties appear. Would give no stars because that’s how many times they were helpful after move in. Their team is incompetent at best malicious at worst.

They're your typical company, nice to get you in, and then you can't reach anyone when there's an issue. I'm an accountant, and they were billing me late fees for 2 months when my balance was negative. When I tried to call, their accountant was out for 2 months. I paid it all and it eventually got corrected. Like I said before, typical property management company. Nobody really cares about you except the person who gets you to sign. I'm glad I'm not doing business with them anymore. When it came time to resign my lease, I was in a 4 unit townhome. They told me my rent was going up to 1550 per month. I was in unit 1. Unit 4 was vacant and they were trying to rent it online at 1400. When I mentioned that I would stay of they dropped my rent to the same price they are advertising for, they told me they wouldn't be resigning my lease.i had to scramble so I bought a house, moved out and got a professional company to clean (My Maid Day Cleaning Service). House was spotless except for the front door had put a small hole in the wall because the door stop that was in the unit was cheap and fell out. I'm just going to give y'all a look at what they charged me upon move out. They're adding features like doorbells and taking it out of my deposit money. If you all need to see pictures when we moved in I have those, as well as Red Wagon, and they are still charging me for it. I'm not fighting to get it back either, just leaving a real review because when you rent the deposit money is as good as gone when you sign.

Experiencia positiva: This organization does a good job of drawing up contracts and interacting with renters. That said, I have had questions about their maintenance support and ability to find suitable renters and work quick turnovers. Currently sitting at over 3-months vacant and I had them list lower than suggested market rate costs. Their user portals for owners isn't very good either. They could be the right fit for you if you don't care and want something completely hands free. Otherwise, I recommend doing your research as there are lots of options in SATX.

Experiencia negativa: If I could leave no stars I would. The management is absolutely horrible. They will never respond to you. Sadie, the woman that is in charge of work orders is extremely rude. If you rent through them be prepared to have issues with Mold and when you do put in a work order it can take weeks to months for it to be completed causing more problems in the long run. They are extremely unprofessional.

I’m sure RW will try and justify or put blame elsewhere on this review too, but if I can save someone the nightmare of renting with them, I will certainly try. We rented from RW for two years. The day we toured the home there were a number of things wrong with it. Not only was it pretty trashed (from the tenants who just moved out according to RW) but there were numerous issues with the house itself. From electrical to plumbing and everything in between, there were problems. Not only that, but it was infested with roaches…. DISGUSTING! We were assured everything would be taken care of as the agent was “taking notes” of all the issues. Fast forward to the day of move in….. not only do we find that none of the issues are fixed, but we see broken glass and trash in the yard, pubic hairs on the toilets, toilets are filthy and nothing had been professionally cleaned. After calling RW and addressing these issues with them, we were told they’d have someone come back out to make the repairs. Well that was a joke… two people showed up that didn’t even know what to do. Needless to say, they left and nothing was done properly so therefore everything was left in worse condition. The contractors they hire are clueless, unprofessional, and do sloppy work for repairs. We had many contractors make the issues worse after attempting to fix things. We were told that many issues in the house were considered “cosmetic” such as the water softener, broken blinds, door handles that weren’t working, cabinets that wouldn’t close, water heater not working properly, holes in the garage that were there prior to us moving in of which we were told would be repaired, the list goes on and on. Contacting anyone from the office is comical. We’re told to use the portal and yet nobody replies until it’s convenient for them. We were left without running m hot water for a few days because there wasn’t anyone to respond to calls. Nobody answers the phone, fees are ridiculous, they do not allow the tenants to have utilities under their name (which this will effect you later when showing proof of utilities to cps when it’s time to get it under your own name) they do not take pride in their tenants well being but are quick to collect the money. I can go on and on but to make it simple, RW was the worst company we have ever dealt with. Their lack of professionalism, absolute rudeness when talking to Emily, and the way they run their company is insane to me. I’m shocked they are still open. Aside from RW, we made awesome memories and loved our neighbors! It all happened for a reason though, the nightmare we went through with RW led us to a home we love and absolutely adore our landlord! Save yourself the headache and money, look elsewhere.
Experiencia negativa: This rental property management company is an absolute joke. We rented a house managed by them for three years and it was a nightmare. The house had countless issues including plumbing and foundation problems that were never properly addressed. For example, during the cold weather, we had to constantly turn the main water valve on and off due to leaks. A plumber eventually broke the valve and we had to wait for the city to fix it. Another time, a plumber came to repair the main bathroom shower, couldn’t fix it and left it leaking for a week. That month, our water bill shot up to over $100 (our usual bill was around $70), but Red Wagon Properties ignored our requests for reimbursement. After a foundation repair, the upstairs bathroom developed a strange, slight movement when you took a shower—enough to make you dizzy. And the toilet was sloped downward. When we reported it, they sent a plumber who couldn’t “find anything” because of course you’d need to actually take a shower to notice the issue. Instead, we were charged $95 for the visit even though nothing was done. When we moved out, they never provided clear moving instructions but still charged us ridiculous fees like $50 for not emptying the black trash can (seriously, is there a specific “trash can emptying date” we’re supposed to know about?) and $10 per lightbulb. For $10, you can buy six bulbs! Are you kidding me? Over the three years we dealt with their management, they were quick to charge fees but slow to respond to issues or refund requests. Their lack of professionalism, responsiveness, and basic decency was beyond frustrating. Be aware: If you’re considering renting from Red Wagon Properties, prepare for terrible management, ridiculous fees, and a complete lack of accountability. We had a wonderful three years in this neighborhood, despite some frustrations with management. Our kids had an amazing time making memories with the neighborhood kids. They loved hanging out at the cul-de-sac, playing ball, and spending time at the swimming pool. One of their favorite spots was the creek where they even caught crawfish and cooked them. Such a fun and unique experience! We truly loved the neighborhood and the sense of community it offered. It will always hold a special place in our hearts!
Experiencia negativa: Utilized red wagon for two years against my better judgement. We did not receive owner draw for 3 months. Would have been longer had we not caught it ( reviewed financial statements and account information after returning from deployment overseas to discover the discrepancy). We were notified by a neighbor this year that our tenant was moving out. Contacted red wagon and they said they would investigate. No contact or information for over a week after I contacted them. I reached out again and they still had no information. I subsequently received a move out assessment and turnover request with estimates for repairs, still having no information on what was actually going on. They contacted me later on that afternoon and informed me that the tenant had abandoned the property. Over 2 weeks have passed. They hadn’t re listed the property, or actioned any of the work orders. Unable to communicate through the portal (as they will frequently implore you to do) as I kept receiving error notifications that I didn’t “have permissions” attempted to contact them twice regarding the issue with no resolution and thus called and left multiple voicemails and emails to try and gain situational awareness on the status of our property. Ultimately relisted my property on my own on Zillow, and had an interested party ready to view the home, but cannot schedule with them as Red Wagon wouldn’t respond regarding how I can obtain the keys for my home from the lock box. Seeing their responses on the comments it looks like they are more responsive here than in actual communications with the owners. Anticipate losing 10 percent of your rental income with no actual service rendered. -Update: Nothing made right. We contacted RW with notification that we planned to terminate over 1 month ago (called oct8 email oct 11). no response for nearly 2weeks of calls and messages with Emily Fick. Erik Hochart finally contacted me . They initially stated that they could not "release the keys to my property with a pending balance" for work orders but that if I wanted to bring a check or money order for 600 dollars to the office that they could release the keys at that point. When pressed regarding the legality of witholding access from the owner of the property, and reminded that they still held my tenants security deposit from which any outstanding balance could be deducted, they released the keys to my new agent. Erik was agitated, sounded inconvenienced and unprofessional from the moment he answered the phone. I had been cordial up to that point when all I was asking for was a simple accounting of pending charges (buildium profile was not functioning and giving error message that I did not have permissions to access records) When I had asked multiple times for a breakdown of what the hold up with termination was, requesting itemization of pending charges or work orders instead of the multiple vague responses I had received up to that point so that I could know what our money was being spent on and why we could not access our home. When I had enough of Erik's attitude and lack of professionalism and dismissive attitude and responded in the same aggressive irritated tone over the phone he whined about me "blowing up on him". RW treat customers like an inconvenience and charge them fees without providing service or documentation and withold their keys so they can't access their vacant investment property and then gaslight them when they speak to them with the same level of disrespect. I cannot emphasize enough the total lack of professionalism and overall poor customer experience I had with this company. After costing us 2 months of rental income given delayed response and under the premise that it takes 30 days to close out with them, the icing on the cake was receiving a notification today that 10%of our security deposit was held as a "management fee" what management occurred I still don't know! Garbage leadership from a garbage management company. Invest in a smaller management company that values your property, and communicates effectively.

Experiencia negativa: Had a scheduled tour for 11/1 at 5:30 PM in Boerne for several days. Upon arrival to the house there was no lock box to retrieve keys to enter the house per their self guided tour instructions. In addition, the whole house was falling apart and looked nothing like pictures. Tried calling the company several times and no one answered to assist. Highly disappointed in the false advertising and lack of respect for peoples time.

Experiencia negativa: I don’t recommend this leasing company. Horrible experience as I took on a new lease with them. I had numerous work orders mentioned before we even moved into this place and none of them were fixed. They allowed us to move in like this. You work with a third party that handles all issues which takes longer to get approval to fix anything. The main issue was Ac not working in triple digit temps outside and them allowing us to move in with it not being fixed prior. They never even offered to supply temporary window units or fans to help keep us cool until the problem was fixed. I had to go out and purchase my own units to keep my family cool in a two story house. We are going on about a month now and can’t even get settled because of this ac issue that they still are trying to fix. Steer clear.

Experiencia negativa: Horrible company, horrible experience with them. Please beware (both owners and renters)! They are extremely dishonest. Here is my story: Moving to Texas for a job, applied for a rental property managed by Red Wagon. Was not able to view the property myself because I was out of the state at the time. My application was approved and I was emailed the lease on July 18 (I have email proof). I read over the lease and had serious issues with it. It stated that everything is "As Is" and I was given no assurances in the contract that anything would be in working order. Additionally it stated that the owners/managers would not be responsible for repairs of many items (Refrigerator, washer, dryer, etc.) despite these being advertised as included. So I could arrive to a house without a functional refrigerator, washer, dryer, etc. and it appeared as though I would be responsible for everything. I kindly asked if I could check the property to ensure that these items were in working order (I sent an email on Thursday July 18, THE SAME DAY THE LEASE WAS SENT TO ME) and stated that I would not sign until either my realtor could inspect the property or they could addend the lease to state advertised items would be in working order at move-in date. I also called the office 3 times. My realtor went to check the property on July 19 and was denied. The contract states that I am allowed to check the property PRIOR to signing the lease. Red Wagon did not respond from July 19 until Monday, July 22 and demanded I sign the contract (they responded using a separate email thread for some odd reason despite responding to the July 18 email thread on July 18). I re-instated what I had said earlier and they refused (they said I could view the property only AFTER I signed the lease lol). The contract was then voided and they charged me a $500 "administration fee" even though they violated the terms of the lease contract they sent me by not allowing me to check the property prior to signing the lease. Notes: 1) They stated they could not allow me to view the property at the time of my emails because they were in "turnover" on July 22. Funny thing is they stated, when they accepted my application, that the property was "Ready for move in on July 19" lol. 2) The owner (who was not involved until after everything had transpired) then claimed I was sent the lease contract on July 16 and that I did not respond until July 22. This is so easily disproved with emails. I was sent the contract on July 18 (not July 16) and I responded immediately that day. So the dysfunction and dishonesty starts at the top with the owner. The funny thing is he started his comment with "We believe in transparency and want to be clear on the process of events" and then went on to state a bunch of lies that could be easily disproved with evidence. 3) The owner stated, "we touch fourth on this in the rules and regulations that states if said appliance has any issues in the first 30 days of the lease it will be covered." This was NEVER communicated with me and was not on the lease agreement. 4) One of the Red Wagon employees stated I was not "transparent" about my move in date. I could not have been more clear and transparent. I told them my exact move in date in my initial inquiry about the property. I have a voicemail from a Red Wagon employee stated my desired move in date before my application was approved. I also have emails stating my move in date. Another accusation by Red Wagon that can easily be disproved with concrete evidence. All in all I lost over $600 and a lot of my time dealing with Red Wagon. But I am so happy I did not sign their lease and had to deal with them for a year. It appears they were trying to hide something from me in that rental property. In summary: PLEASE DO YOURSELF A FAVOR AND DO NOT DEAL WITH THIS COMPANY! Do your research and check review platforms thoroughly. Update to Owner's Response: More false statements. Plz send me proof (you have my email). Lease was first sent Jul 18, I went through every email (spam, etc). No addendum sent either.
Seth, we’re sorry we could not align and you feel you had a bad experience. Red Wagon does not rent to prospects sight unseen for this reason. This is outlined in your application that you signed. When you are viewing a property you are typically checking out appliances as much as checking out the property itself. To be clear, we did not deny you or your agent going back to the property we asked that you wait until turnover was completely finished as per your application, you agreed you had already seen the home. Further, the addendum to the lease, Rules and Regulations state that any “as-is” items will be warrantied for the first 30 days of the lease. We reiterated this to you in writing. This was provided to you at the same time the lease contract was. It’s one big packet. Lastly, the lease was sent on the 16th - whether it made its way to your spam or trash folder - it was sent the 16th and resent in the 18th. Our team did not demand that you sign anything - we were clear that you had far surpassed your deadline to sign the lease and that if we couldn’t come to a resolution and have the lease signed (as it was again past deadline) that we would have to move on to the next applicant per the owner of the house requests. Experiencia fantástica: Our experience renting over the last 2.5+ years with Red Wagon Properties has been above and beyond exceptional. Having heard many local horror stories about several other subpar, neglectful and unprofessional property management companies, we consider ourselves blessed and fortunate to be working with Red Wagon Properties, and their awesome staff. We've only experienced two repair issues during our residence. The first being relatively minor, was handled impressively quickly and efficiently by Red Wagon staff. The second most recent one in June, at the height of the grueling Texas Summer heat and humidity, we considered urgent when our A/C suddenly stopped working! Concerned about our two golden oldie furbabies health issues in the extreme heat, we immediately contacted Red Wagon. Almost immediately Sadie' Mae Hudler had gotten back to us, and was already in the process of scheduling an HVAC repair technician to come out to take care of it! We also appreciated that Sadie' Mae kept us closely updated throughout the urgent repair process, which was resolved early the very next day! In a day and age when amazing, prompt, professional, and friendly customer service is indeed rare Kudos to Sadie' Mae Hudler!

Experiencia fantástica: I have used Red Wagon for several years and have always received good service. Last week I had the opportunity to speak with Taylor Firebaugh about my account where I had a lot of questions because I didn't understand the portal well. She took the time after hours for an hour-long call, with the best attitude anyone could have. She is still investigating my account but at least I have peace of mind knowing that she will be able to give me the answers I need. Taylor is an excellent asset for Red Wagon.

Experiencia negativa: Beware Occupants!! I have been a occupant of this property management for 6 years. My step dad was the lease holder and he passed in Nov'23 they threatened and forced me to pay over 2000+fees until April'24. In April I asked if they could give me a rental reference so I can move. The management said no your just an occupant were not required by law to do anything for you after just taking 1700.00 for rent. Needless to say I didn't know Texas tenant laws and as a occupant you do not pay rent! I repeat you do not pay rent!!! I've since left the property early and there giving me the run around for the extra money's for leaving almost 2 weeks early!
Hello Felicia, we were sorry to hear of your step dad's passing. Lets be very clear through, no one who resided in that home informed either Red Wagon or the owner of the property of his passing. No one forced you to pay anything or threatened you. There is a clause in the lease that if the main lease holder passes away you may opt to terminate without penalty. We were not informed of his passing until months later, right before the lease was set to expire. Secondly, we did not refuse you rental history - but you are listed as an occupant - we do not have you named on the lease. All information we provided shows your father as the lease hold and the person making the payments. Lastly, you are not named as the emergency contract in the lease should something happen to the main lease holders. You are not entitled to the security deposit (if anything is returnable). You have yet to provide a death certificate or any further information showing you are his next if kin. We are happy to help you, but can not do so with no further information.
Experiencia negativa: If you're looking to rent a property managed by Red Wagon, do yourself a favor and find a more ethical company to work with. I've dealt with various management companies for many years in multiple states and Red Wagon is shockingly unprofessional and predatory on move in/move out fees. I contacted an attorney during our move out who stated we had a good case against them, but ultimately didn't end up pursuing it due to time constraints. I highly recommend checking the Yelp reviews for a clearer picture of what you'll be dealing with. In retrospect I should've checked those first.

We also understand that having charges to your security deposit can be disappointing - but we would also like to clarify what and why you were charged. You were charged for both a cleaning and carpet cleaning. This was outlined in your lease and your move out instructions that prior to turning in keys you must provide receipt of professional cleaning and carpet cleaning - you were not charged a cleaning fee at move in. Experiencia negativa: We have had nothing but back and forth with the broker and management company. Every single complaint we have filed has been either completely excused or treated as if it isn’t important. First 4 days in the home we had no gas or hot water, and the day we moved in the house was filthy. We were still expected to pay the full cleaning fee upfront (even though the house should have been cleaned beforehand). The lightbulbs throughout the house were not replaced before we moved in, and we still have not had any help in figuring out what lights we need. We have had nothing but issues and will never work with this company again. ————————————————————————— I am adding this as a response to your company’s reply, I am an occupant on the lease and my boyfriend is the leaseholder. It is very fair for me to leave a review given all of the circumstances.
We want to clarify a few things. You are not a tenant or occupant or even a cosigner for any of our properties, your adult son is. We on several occasions requested to speak with Fernando directly as he is the lease holder. Regarding the utility issue for gas - your son missed the appointment with the utility company. This is not something we have control over - this is between the lease holder and the utility company. This is why you did not have gas or hot water - not because we did not provide this or because something was damaged or broken. We went out of our way to help reschedule this for their next available opening - which was a Monday - your son's lease started on a Friday. We have the move in inspection report which does not show any issue with the cleaning or lightbulbs. Your son has also resided in this home for over a month now and we have had no communication from him regarding any issues with his move in until 4 days ago, April 7th. With that said - a vendor has already been assigned and has already visited your son. We would respectfully request that all communication be between the lease holder and us as he is the only person we have a contract with. You are not a party to any contract with us - client or customer. It is not fair or reasonable to leave review for our company.

Experiencia negativa: In all honesty beware of this company. I am in the process of turning them I to the TREC. I have had a horrible experience and that was just with reaching out about a house and doing an application. They will tell you there isn't an applicant, then tell you someone else applied at the same time, all while saying they take whomever has the better application since they DO NOT service on a first come first basis. That's all fine, accept they also said an application can get approved within an hour, which is just wild to me. You're honestly better off going to another company because they may just take your money and say well, there was a better applicant ♀️ aka thanks for the FREE money. Best of luck to anyone brave enough to use them. Rebutle to business response: It seems your are tripping over your own words telling me that my agent was informed there was an applicant for the home when he was informed there was not, and even says that in the email that was sent on March 1st when he originally had to email on February 28th (quite a late response). He called multiple times not getting through or getting a call back after leaving a voicemail, which is unacceptable when it comes to a property management company as timing is EVERYTHING. And the fact that you process the applications there and not the realtor you should know which homes have has applicants and which do not. The facts are NOT adding up. Also the fact you hung up on me multiple times is unprofessional when I am speaking to you in a professional manner and talking over me because you know this process was gone about completely wrong. I hope this review will stop people from using you not only as a rental on the tenant side, but as a owner. I would never do the things you do as a business, nor would I recommend you as a home owner.
Hi Kayla, we are sorry to hear you feel you had a bad experience. Our marketing agent has been in communication with your agent who relayed that the home was still available but currently had an application on it. When filling out the application it states we are not first come but best qualified. In addition to this, the reason most applications take 24-48 hours is because the applicant doesn’t submit all their required docs at the beginning. On occasion we do get applicants who hand in all necessary documents and we cans get approval within an hour or less than a 4 hours. Lastly, , you inquired about this house on Monday and submitted an application on Tuesday. The other applicant submitted all their required documents on Monday. Experiencia negativa: Red Wagon sent contractors to fix a leak which had been there since move in. Their contractors caused the problem to become worse. Subsequently, I received two very large water bills. It has taken numerous calls and couple of emails or customer portal entries before the problem was fixed. However, I was told that SAWS would credit the bill after 2-3 months and then they would do this for the next couple of bills after that (no one time credit). I argued that I should not be liable for the bill since the large water bill didn't come until after their people made the leak worse. Emily, the property manager, told me that I was responsible for the bill and that I should pay it. I reiterated that their workers caused this as they could see that my average bill was only $50 not $553 or $958. She asked me to pay something towards it as good faith and stated that she would call me back with a resolution, she said she would ask the property owner to participate. For the record the property owner is not who the contractor works for. Two months now, I am still waiting on that call to resolve this. In the meantime, they have threatened to evict me after I paid the last full months' rent and about $100 towards the remaining bill as I had the previous two months, and I initially paid the full $553 bill! they neglected to let me know that SAWS had already sent one credit to the bill, until I filed a complaint with another organization. The only responses, I get are threats and obliviousness to the actual issue that I did not cause this problem. I am not concerned with the threats, and I will not ever deal with Red Wagon again. Thank God this all came in the last months of my lease.
Vaughn, it takes 60-90 for Saws to credit an account. You do not get a refund but a credit from them. A credit of $300.00 was posted to your ledger late January from Saws. The owner denied giving a further credit as it is not their responsibility but yours to pay your utility bills. The matter has been closed and no further credits will be given. You posted a complaint after the credit was given to you and you were notified through your portal. You have been short paying your charges every month - resulting in an eviction notice. It appears you made an additional payment two days ago and brought your account current. The leak has been fixed by the owners preferred vendor and saws has credited your account.
Experiencia negativa: I got charge twice for a cleaning fee totaling out to be $900 dollars. This is a new build with no one ever living here. Red wagon refunded me $400 and refuses to returned the rest. Emily told me it was reasonable for cleaners to have cleaners come in to do a 30-60 minute job for $500 while sounding extremely condescending. Emily also told me it’s in my contract that cleaners are required no matter what but when I showed her the part that state any service that is above $300 require my approval which I never got she basically side step it. There are great people at red wagon like Bobbye but honestly it’s not worth having to deal with such a terrible person like Emily. One more thing if you decide to go with red wagon be prepared to not hear from them after everything is done because every time I have an issue I send 1-2 email I would have to basically create another ticket.
Hi Thai, we are sorry you feel you had a bad experience. With that said, we want to clarify a few things. Your home sat on the market for 6 months - in that time between foot traffic, general dust buildup, hard water stains, etc. The home needed to be cleaned. This is requited for all owners. Now, owners may opt out of this so long as they bring the property up to standards on their own. Emily did not say it was reasonable to pay $500.00 for a 30-60 minute job. She stated there is a price range based on square footage and that all tenants and owners alike pay the same fee. She also reiterated that your home was vacant for a while and had a lot of foot traffic. This fee is not something Red Wagon makes money off of. Regarding your contract, there are two parts. One: Your property management agreement which states work orders for repairs have a limit of $300,00 before we request approval for repairs. Two: Your owner information property sheet which you filled out and signed - this itemizes all of the make ready we require to be done prior to a tenant moving into the home. It states the following: Aside from the interior professional cleaning, our vendors are pre-authorized to knock out small repairs and make ready items in an effort to fully bring your property up to professional standards. Below is a list of possible services that will be performed during
the cleaning/make ready process. We are providing this list in case you wish to perform these prior to vacating to avoid the possibility of additional charges. This list is not all-inclusive and there may be other needed things found that are specific to your property. Bobbye Joe went over the cleaning schedule when you were brought on. We understand if the home was brand new and leased within 2 weeks - 1 month possibly a cleaning would not be needed, but your home was vacant for 5+ months. We want to note we have already given you a credit for cleaning back in September of 2023. We are happy to discuss further, you may email [email protected]

Experiencia positiva: My initial experience with Red Wagon was horrible, we were left a rental house in disrepair and completely disgusting and filthy. I couldn’t give 5 stars because of how awful that was to move in to a nasty house. But, Bobbye was extremely apologetic for the situation and did work to remedy the majority of the issues. We just had our six month inspection, and the inspector Jay was super thorough and I firmly believe if he had been the one handling our rental when we moved in, not whoever was working there that I have to assume just wasn’t doing their job at all, we would have had a totally different experience… in a good way. I think Jay would have never allowed a home to be left to renters in the condition the house was left for us. If it wasn’t for Bobbye and Jay, Red Wagon would get no stars, but they have saved the day and have given me much more confidence in the integrity of this company. They both deserve 5 stars individually. Thank you to you both for not only doing your job, but doing it well and being kind good people!!

Experiencia fantástica: Angela, Bobbye, and the lady at the front desk (I’m sorry, I forgot her name) were wonderful during the application process and after we moved in. This is my first experience renting a single family home and the process differed a bit from the standard apartment rental. I had several questions along the way and the ladies were very helpful, informative, and professional. I have confidence that any potential issues, questions, or concerns that may surface throughout are lease term will be answered and handled in the same manner.

Experiencia negativa: I'm never one to write a review but these has just been the most frustrating time having to deal with this management company. It states in my contract that the landlord is responsible for the landscaping in the house I'm renting. Red wagon mentioned to me that they will be doing the yard every 2 weeks. I've been living in this house for almost one year and they have only showed up twice to do the yard, and they don't even finish the job. I have posted multiple requests back to back, and followed up with each of those requests and they just ignore every single one of them. Their billing and invoicing system is terrible. You can set a fixed amount of automatic payments but since utility costs vary month to month, you have to always be checking for how much you owe before the end of the month. It doesn't let you just automatically pay off the full monthly balance on autopay. I have to constantly be loging in and making sure all the charges are covered, because it happened already that my outstanding balance was $30 and they charged me a $275 fee. It has been a nightmare dealing with this management company and it has definitely been the worst in my experience.
Marco, the owner will pay for landscaping but it is not always needed every two weeks. You are to submit a work order as it is needed as stipulated in your lease contract. You submitted a work order and the following two weeks it rained off and on. The landscaper is not going to complete any landscaping work while it is raining or wet. In addition, they are booked 1 week in advance. We relayed this information to you in your portal as well as the expected date for landscaping. Experiencia negativa: After reading some of these reviews, I can honestly say there is some truth behind both sides. My husband and I have experienced both good and evil depending on who you're dealing with. I can agree that Angela and Taylor have been such a pleasure to work with, very professional and always willing to assist, quick and easy to respond to emails with such urgency. It can be very difficult getting someone to call you back, office is always closed, but still they manage to run a "business". Hidden fees with no explanation are extremely true when bills should be paid on or before the 3rd, I have to constantly login to my account mid-month to find additional charges with either previous dated or next month billing cycle posted and on top of that late fee's accumulated when rent had already been paid on time. Emily Fick has been an ongoing issue from the first email I received from her rude and emotionless. Charging our account $300 for a " pet violation" and $25 pet rent, when documentation provided clearly states our dog is certified ESA. There is a huge lack of miscommunication and individuals just not following through. Coming from 7+ years of Property Management experience I have never been treated nor will I ever treat others so cruel. Money hungry indeed. No recommendations here. We are definitely counting these last few months of our lease.
Hi Celeste, we want to clarify the procedure and violation you received. On your midterm inspection we found that you had a dog onsite without prior approval or any communication from you. Because of this, the owner requested we charge you for the violation of $300.00 as stipulated in your contract and then you were told if you wish to keep the animal you would need to pay $25.00 per month for pet rent. Upon receiving this information you told us it was now an emotional support animal. We sent you the release form to send to your doctor. You provided two different fax numbers - both times we sent this information to your doctors office and did not get a response. Your animal is not considered an ESA animal until we are provided that information. This is in no way personal, but our policy and procedure. Red Wagon does not make money off your violation or your pet rent - this is collected to ensure coverage for any damage from the animal. Once your doctor signs the document we will be able to move the animal to an ESA where you will not be charged going forward. The violation does still stand as you did not notify us of the animal and the letter you submitted was after the violation has occurred. Experiencia negativa: We've tried everything in our power to get Red Wagon to fix major items and they just will not do it. We are a family of 5 paying $3,000/month in rent and since we moved in 3 months ago, we have only been able to use enough water for 1 person to take a shower every 3-4 hours. If we do take a shower, we are unable to do laundry, flush a toilet, or run the dishwasher for the next 3-4 hours. We also do not have air conditioning. We spoke to one of the many company's that came to give an estimate and they told us the job for both the water and the air conditioning is simple but Red Wagon will not get back to them. They also mentioned that Red Wagon Properties are notorious for not returning their calls. Red Wagon ignores us constantly and they are impossible to reach. We've had it with this company and are on the verge of hiring an attorney. There are countless other issues I've seen other people mention in others reviews, all of which we have experienced as well. We have never been a single day late paying rent and yet Red Wagon Properties treats my family as if we're a nuisance FOR WANTING AIR CONDITIONING AND WATER in our house--IN AUGUST IN TEXAS! We have been nothing but patient and kind and it's gotten us nowhere. I would never recommend renting from Red Wagon Properties. The day we wrote our first check to Red Wagon Properties was the last day we were treated with dignity and respect.

Update review 07/25/2023: I have been with Red Wagon now for over 4 years and I still highly recommend them. I am experiencing putting my property on the market and have ran into some hiccups that have been less than ideal. HOWEVER, Emily, specifically, has been outstanding in addressing all of my concerns! She has gone above and beyond. A true gem and an asset to the company! Bobbye has also been lovely and I know she is doing her very best! It’s no wonder I continue to brag about Red Wagon Management.

Experiencia negativa: As a tenant, this is hands down, the worst property management company I have ever dealt with. Hidden fees, lack of transparency, never able to get ahold of anyone in the office via email or phone. Work requests went long without repairs. "Mid-term inspections" (never had these ever in ten years of renting) happen whenever they want, and definitely aren't in the middle of the term or even 6 months apart. We loved this house and didn't know what we were getting into, but if you care about having a landlord that takes care of you, DO NOT USE THIS COMPANY. They told us everything we wanted to hear and then when we got the lease, we were shocked at all the additional fees. We were told there was no pet deposit, and then found out there was a pet fee, at which point they literally said, "well a deposit is something you get back, and this is just something you pay." There's a mandatory "residents benefit package" which also costs you money. And when I have raised questions about my bills or a breakdown of our utilities, they will straight up ignore you for weeks until they just tell you that they can't give you that information. In short, they are terrible, rude, unhelpful, and money hungry. Do not rent from them.
Experiencia fantástica: Angela and Michelle made our last minute move so easy! We really enjoyed the wonderful customer service and quick responses! When we originally got keys to the house, it was Friday before the holiday weekend and we accidently got the wrong house keys. We called and right away they were able to get us a key that worked and then provided extras to us. Angela's response time to emails was incredible. I have never worked with such a responsive office before and being in property management myself, I love to see when other companies know what they're doing! Thank you Red Wagon!

I was looking at another company but they were so impersonal, where I feel like Bobbye makes me feel like I am a priority and she is a great communicator. Use this company. Experiencia fantástica: As an owner, I have generally been very satisfied with how Red Wagon manages my property. They seem to respond quickly to tenant complaints using companies and individuals that competently make the necessary repairs. I would refer them to other owners for property management and to those seeking to rent as well. My most recent tenant had to be evicted after non payment of rent toward the end of their lease. There were a number of fixes and improvements that had to be carried out to get it ready for re-leasing. Bobbye Joe McMillan was helpful in coordinating these things and in finding a tenant quickly once they were completed. I especially enjoyed her quick response to email and messages throughout the process.

Experiencia negativa: Tried to charge a huge utility fee to us, when we inquired it turned out they were trying to charge us for the time the house was unoccupied and wouldn’t send us an itemized breakdown. Instead they quietly corrected the number after we pressed. We were charged the usual cleaning fee and when we went to move in the house was dirty, they DID make that right in the end. We have had several issues with the house and red wagon has admittedly gotten them fixed fast so i am thankful for that. Everyone has been okay to interact with EXCEPT FOR EMILY. She has no place being in a customer facing position. Several times she has left me feeling uncared for. Even one time raised her voice with me and started being argumentative instead of empathetic when we first moved in and had some issues. Emily is the sole reason for the 2 stars.

Experiencia fantástica: Red Wagon acquired our property from another property manager about 3 years ago with tenants already occupying it. They were amazing from day one at communication. We are a military family and were stationed overseas when this transition happened and they stayed in contact when necessary and always included pictures with any issues. We recently went through our 1st tenant turnover and Bobbye Joe was awesome throughout the whole process. She was great at communicating, found a tenant quickly and just made it overall a pleasant transition. We recommend Red Wagon Properties to all our military friends in the area.

Experiencia negativa: I hardly ever write a review even when I do experience bad service, but I felt compelled to write this review to warn other landlords looking for a property management company to be aware of Red Wagon Properties. I hired Red Wagon to manage just one of my properties, and I was not impressed at all. Poor communications. Very hard to speak to someone live. I was told in the beginning, I need to make an appointment to speak with Courtney or any other person. If business is so great where staff is too busy to take a customer call, then I strongly recommend hiring additional staff. Red Wagon fail to manage my property according to agreement. They allowed additional persons to stay at the property without approval and with multiple pets. I requested multiple times via email that I needed to visit property because I felt there were more persons in the house than listed on the rental agreement. I never got a reply regarding a site visit until I sent them an email terminating my agreement for breach of contract. The tenant destroyed the carpet, stole the appliances and made several holes in the wall. It will cost a few thousand to get property back to rental condition. Customer service is key. In my experience in dealing with Red Wagon Properties, Red Wagon failed in this category.
We are sorry to find out that your tenants did not comply with the lease. Unfortunately, these were not tenants Red Wagon placed - we agreed to take on your property with the tenant's already behind on rent. We went through the eviction process with you 3 separate times, and 2 of those times you chose to accept their payment you had us cancel the evictions. 1 time Kris, our broker stepped in and mitigated with the tenant to waive late fees for them to get caught up. In addition, you had prior agreements with this tenant for money owed and repairs on the property. One 4 separate occasions our accountant requested the security deposit to have on file and never got a response. 24 emails were sent to you from accounting either responding to your initial questions or notifying you of something we needed from you. We either did not get a response all together or your responses never provided the information we needed to effectively manage your property. The same communication goes for our repairs department, leasing, and management. We understand you are also a busy person, but we have responded to you within 3 days each time you reached out and would not get a response from you for weeks. Many times we had to call your work office and speak with your assistance to get answers. You requested a site visit on October 7th, 2022 to our repairs department and they responded to you with our Director of Operations contact information so we could get this scheduled for you and you never responded to that email or reached out to our Director of Operations. You sent a request to our accounting department on December 7th as well and they responded again with our Director of Operations contact information to schedule and again you never responded. Unfortunately we were never supplied with any move in condition form from you so we can not speak to the condition of the carpet or if the appliances in the home were yours or theirs. On December 12th you requested to take back the property to which our accountant responded to you and processed out the property back to you. We did not hear from you again until today January 11th, 2022. We are happy to forward all communication back to you for your records, but to say we did not communicate is inaccurate. As a military family I would not recommend anyone else in San Antonio over Red Wagon Properties for property management. They are wonderful to deal with, quick to handle things, and absolutely fair to both the owner and each renter we’ve had. They really do work for each of us and as home owners who now live very far away (overseas) we appreciate that. They are also always updating their technologies to make things even easier for everyone and I also love that about them. Experiencia negativa: There are many reasons to avoid Red Wagon. A few are detailed below. You will be required to pay for their tenant package ($45/month), which they advertise as including rental insurance. However, nowhere does it disclose in the lease that theft and burglary are not included with your coverage, which is very misleading. I recommend keeping your own private renters insurance independent of them. When we had a burglary on the property that resulted in damages, even though our safety was compromised by the lack of repairs to the property, they refused to repair them until we hired legal counsel that advised us of our rights. The $$$ we paid in legal fees was worth every penny, but I worry about the people that don't have the means to hire legal counsel to protect themselves from Red Wagon. They charge a $400 cleaning fee at move-in, but when it comes time to move out you're still required to perform a detailed clean of the entire property as well as pay for professional carpet cleaning. In addition, we were also charged to degrease the oven and treat the showers for calcium buildup when we have video evidence to the contrary. They charge the tenant for the $75 move out inspection, but you're not allowed to be present for it. We also got charged $75 for a missed "mid-term inspection" that we only received 24 hour notice for and were not able to be present given the short notification window to remove the extra security features we installed after the breakin. We were not expecting the inspection as it occurred only 2 months prior to moving out and not at the midterm mark stipulated in the lease. We tried to reschedule a time with them and they refused. They also tried to charge us twice for the one missed inspection. The dishwasher broke and it took them 2 months to replace it (thankfully it wasn't the A/C or water heater!). Our returned security deposit was not even postmarked within the mandatory 30 days and took 2.5 months for us to receive it. They attempted to remove utilities from our security deposit that occurred AFTER the end of our lease period Not all of them, but some of the staff can be very unprofessional and hostile. I fully anticipate Emily to demonstrate this very point by posting an argumentative response to my honest review. I could go on, but you get the point. I wish there is less than 1 star to give.
Femeh, You vacated the property on June 15th, but your lease ended on 6/30/22 and your security deposit was processed on 7/14/22. We issued a stop payment on the first check as soon as you reached out stating you had not received it and issued a new one, but your deposit was processed within 30 days and sent to you. Your second check was postmarked from the time you reached out to tell us you had not received it. But the original check along with the Security deposit itemization are both time stamped for the 14th. You were charged for items that were outlined were your responsibility both at move in and move out. of the $370.37 you were charged from your security deposit, $267.53 was applied to your final utility bills as utilities are billed a month in arrears. Leaving $102.84, $75.00 of this was for your move out inspection, which was outlined in your lease. The remaining balance was for excessive cleaning for a shower door which has calcium build up from not being cleaned regularly and an oven that was full of grime, photos were provided on the move out disposition. These items are above a base cleaning. Outside of this, you never submitted any rebuttal or questioning to these charges. Had this been something you disagreed with we would have happily spoken with you. The insurance document outlined what is covered and if you have further questions or would like to add onto this insurance, should you choose to opt in, to let us know and we would be happy to assist you. You did not request additional coverage over what was specified in your lease documents. You were not obligated to use our insurance, it was merely an option. As for the dishwasher, This did not take 2 months. The work order was submitted to the warranty company on 7/07/22 and fully replaced on 8/11/22. You also received a $100 credit for the inconvenience. For the burglary, the lease does outline this to be a tenant responsibility. This was not a slight on our teams part, you made a great counter to that paragraph of this lease and we were more than happy to see your point of view and have since implanted this knowledge into the our processes going forward. Experiencia fantástica: My fiancé and I are so blessed to finally be in house to call home for our 6 children! The application process was stressful given that we applied for 4 different homes with 4 different companies and seemed to be denied every time with no explanation. We found Red Wagon through a realtor and blessed to share the good news within just 3 days were approved and move in our home in that first week!!
