Experiencia fantástica: Agent: Jonathan Casares Excellent job done with regard to closing on the house. We visited multiple houses and negotiated deals and ended up with a really good deal. He also has contacts when it comes to lenders, inspectors etc. who are actually less in cost and great in work. He was responsive and honest. He never tried to sell me a house but made sure I got a house for a good deal, in a good neighborhood that I’m happy about. He was responsive even after the house closing as well.

Experiencia positiva: Update on my issue below: After Zenith replied to this Google review asking me to call in to "resolve" my issue, I called and left a voicemail requesting that whomever left the response call me back. I waited for 5 whole days with no follow up. Not a single phone call or email was received. Today, 5 days later, I received an email from a completely different person at Zenith (Ali) asking me to pay the $150. After responding to her email and calling in to discuss the issue for the 3rd time, Ali actually listened to what I had to say that Diane & Jose refused to hear previously. Ali went above and beyond and worked with her boss to get the fee waived for me. This was a COMPLETELY different experience than the unprofessional encounter I had with Diane & Jose a week ago. Diane & Jose are the reason I will not be giving this company 5 stars again, but Ali and her professionalism was able to redeem 4 stars. Year 2: Being charged $150 for a dirty HVAC filter that had been replaced 3 months ago (92 days to be specific) by someone sent by Zenith who was doing a work order on our AC unit at the time. Zenith failed to notify me of the $150 fee. No emails, voicemails, or phone calls were ever received about this fee directly from Zenith. I only found out about the fee because Zeniths automated system couldn't accept the larger amount they were attempting to charge without notifying me. The ONLY notice I received was quite literally an automated email sent out due to a systematic restriction. When I called to discuss the problem customer service (Diane) was standoff-ish and the supervisor (Jose) offered 0 assistance. This was the worst customer experience I've had with a company since the old Comcast days. Year 1: we're renewing our lease with Billy. No issues to report! Sharlene, Roch, and Lindsay were super helpful in helping us find a home to rent out of state. They took the time to walk us through the property via FaceTime and answer all of our many questions.

Experiencia positiva: I don’t believe there is any true 5 star property management company but I will give Zenith 4. There has been a few disagreements on fines / maintenance however we have come to a mutual agreement every time. If you treat it like a business arrangement they perform all necessary duties and I can’t ask more than that. Appreciate how accommodating you are with the Service animals as well.

Experiencia positiva: Updated note: after about a month of going back and forth with one of the staff, we were able to connect with the manager to talk about our concerns with the refund structure that zenith does. Zenith doesn’t double check the final wager before sending it out. There were so many things that we were able to get removed from the final bill that weren’t our fault. After calculating everything out, we were able to come to an agreement on a refund which was basically double what the original wager was. Their contract workers are expensive and it will eat up a lot of your security deposit. If you have concerns, they are very reasonable and after talking with the manager Erin, we got our final check and are happy with how things concluded. We had moved out of our house on June 30th. We didn’t get our final deposit and invoice breakdown until August 9th. They are withholding all of our money, AND charging us an extra ~$600! We left the house in better condition minus the wear and tear and obviously the cleaning that needed to be done. They also charged us $200+ for flea treatment to be done when there was no indication that fleas were present in the home. They also charged us $600 (original invoice was almost $1k) for our garden beds weeded and sprayed. We have like.. 2 garden beds. They are charging us for things that were present at move-in but somehow are our responsibility now (hanging fruit holder, recycle bin under the kitchen sink, broken fireplace)-all there when we moved in. They replaced 17 lightbulbs and are charging us for every single one. I think we only have 17 lightbulbs in our house. And they were all working perfectly fine before moving out. Charging us for a new AC filter when we had already installed a new one before leaving the house. Logan’s Residential Maintenance didn’t even go to the house for inspection until July 24, almost a month since we had moved out. Save your money. Go somewhere else. It is absolutely ridiculous that they’re stealing our security deposit from us and charging us an extra almost $600 for a home that wasn’t in great condition to begin with.

Experiencia fantástica: We submitted a repair request for a broken toilet and Chandler came out a few days later and fixed it in under 30 minutes. Even better, he humored me and took a peek at the other two toilets in our house to make sure they were functioning properly since they had some similar issues but were still operational. Turns out those two also needed some TLC. Chandler was able to note the issues to Zenith to see if he could get approval to fix them as well, possibly at a later time. Surprise! Chandler got almost immediate approval from Zenith and was able to fix everything in the same morning. Thanks Chandler and Zenith! 10 stars!

He was friendly, professional, knowledgeable and efficient, and when a 3rd party pro was needed the company he brought in did a great job too. Thanks so much, Jose! Maddie has been very helpful as our contact for capturing the items we noted on our move-in inspection and keeping us informed as the liaison with the property manager/owner and maintenance/repair team. It’s only been a couple of weeks since we moved in but the folks we’ve met with at the local office have been very kind and friendly. They seem to care about the renters’ experience, and have been responsive so far.

The report was helpful to us because we are out of town and it included details about our home, all the way through the house: front to backyard. This all happened within 3 days. Never fixed our backyard fence (told by 2 contractors it was rotted) came to give us our 7k back deposit and they said they had to replace the blinds but refused to send a picture - go with Tricon - much better and more ethical company

Experiencia fantástica: Madelyn is exceptional when it comes to customer service. Even though there is an option to put in a maintenance request on your own using a form, but I didn’t do that. Instead I emailed, typically, I’d property managers would redirect me to fill out the form since they don’t want to deal with it..but not Madelyn, instead, she would help me put in the request on multiple occasions. That is how I prefer to be treated as a zenith’s resident.

Our experience with Zenith has been defined by unresponsiveness, poor maintenance standards, and a clear lack of care for the renter experience. Throughout our 3-year lease, we’ve dealt with ongoing issues related to basic home systems, repeated leaks in the ceiling, and preventable maintenance issues — the most serious being a dangerous garage door malfunction that could have caused real injury. Despite clear evidence of improper installation and neglect, Zenith refused to take responsibility and left us to handle the fallout ourselves. Even when we attempted to resolve the issue at our own expense, we were met with silence and weeks of delay under vague excuses. It became painfully clear that Zenith does not actively manage the quality of the services or vendors responsible for maintaining their homes — and when things go wrong, renters are left on their own. This is not just about one garage door or repeated leaks. It's about a pattern of disregard for the condition of the property and the people living in it. If you're a prospective renter or homeowner considering Zenith, proceed with caution. This company does not prioritize the livability of its homes or the well-being of its residents.

Experiencia positiva: Zenith has been great to deal with in terms of rentals and the staff. 4 stars comes from the online functionality… 1 website to view rentals, 1 app to see your balances, 3rd app to submit maintenance requests, you cannot see your balance and pay your rent in the same application.… when we started our rental process we got different costs which made confusion when getting certified funds… all in all ok but made way more work for me when not local. Hoping for smoother online transactions going forward.

Zenith had by far the highest value offering with very reasonable cost. With their help we were able to get our house in Camas ready to rent and occupied within about two months. Patty is a total gem and took all of the stress out of coordinating the work to get the place rent ready. We’ve been able to stay largely hands off and the Zenith team has done an outstanding job being responsive to our questions and proactive about keeping us informed throughout the process. As an owner I highly recommend them for property management.

Experiencia fantástica: Sharleene, Roch, Alexa, Madelyn, and Lindsay have all been wonderful! They work together as a solid team and we’ve been very pleased with their promptness to answering our questions during our move-in process. I feel very secure and happy with them as our property management. Despite our rental house being older and having some repairs needing done, they have been quick to ensure the repairs are taken care of. Our move-in date was 03/25/25 and we noticed there were about 20 loose outlets and also the outlet for the dryer was the wrong fit for our newer dryer cord. Alexa, our assigned property manager, assigned an electrician and the very next day he came to help us out and did a really excellent, thorough job! I’ve emailed her about some other issues and she is working with me to resolve these as well. I’d also like to mention that Jose Gonzalez from maintenance has also been great as we tackle these repairs.

Significant improvement in communication and amazing maintenance. 2023 edit after living here for a year: bringing my score from 1 to 3 stars. Maintenance stuff is amazing - easy to schedule and quick seamless turnaround. From bad: communication continues to be an issue but I saw a lot of improvement over last year. Let’s hope it will bring additional stars to the rating by the time I move out. Original 2021 review (1 star): I was hoping to rent out a house with Zenith Properties. They charged me $60 in application fees prior to scheduling a house tour, as they don’t show houses without that. I drove from Seattle to Vancouver and nobody showed up at assigned time, with their office being closed and nobody answering phone or email.

Experiencia fantástica: We used Zenith to find a home to rent when we initially moved to WA in 2021 and had a great experience with Zenith - not the landlord - but that’s a whole other story. Anyway, when we decided to move back to the East Coast in 2024 we initially tried to sell our home - which didn’t work out. Our immediate first thought was to reach out to Zenith. From the beginning the staff was very professional and kept us in the loop with every detail. They gave us suggestions on what to do to get the home ready to rent and coordinated all the work that needed to be done. We can relax knowing our home is under great management with Zenith!

Experiencia negativa: If I could give zero stars to this company, I would. They weren’t the company we originally leased with; our property switched management a few months into our lease, and unfortunately, we were stuck with them. I rarely leave reviews and generally extend a lot of grace, but this company caused my family and me immense stress—leasing with them was a nightmare. I will never work with them again. When we tried to renew our lease the first year, they promised to waive the renewal fee. After we agreed to renew, they tried to charge us the fee anyway and argued about their promise. I had to pull up the lease they sent to prove what they had said. Only then did they waive the fee. If I hadn’t been diligent in keeping documents, they would’ve overcharged us. After we moved out, they sent piles of photos claiming damages, many of which weren’t our responsibility, like landscaping—which was their responsibility. They also overcharged for repairs, adding unnecessary costs to inflate charges unfairly (like tiny piece of tape on the floor smaller than a dime). If you have animals, beware—they’ll find excuses to charge you additional fees, even if your pets are well-trained or registered emotional support animals. We also experienced poor management during our tenancy. For example, a neighbor left their garage open, and when I called the property manager for help, they assured me someone would come out to close it—but no one ever did. Repairs were another nightmare. Items broke multiple times, including wood falling from the wall, a broken AC at move-in during, and a leaking sink. Each issue required multiple calls and request from their maintenance (which they charge $50 dollars for any repair visits) to get fixed. Renting should bring peace of mind and a sense of security. With this company, we never felt either. If you rent with them, keep detailed records, take photos of everything, and double-check their work.

Experiencia negativa: Staff- Good , professiontional. Moving in - Fine (Decent condition) Moving out - Security Deposit is used for Same condition as repairs and listed damages. Would Not Recommend. Its the moving out that gets you. Nov8th :Additional update :no form of contact or remdy was given ,just contact via email. No remdy security deposit was already used for said repairs and paint , for things that were not painted to begin with , as well as $1200 worth of paint , not to mention movin in this place was painted to begin with , as the paint buckets were still in the garage, during move in. At this point just want to be left alone. -All responsibilities have been taken care of via our contract . Now leave me alone . P.S HOLD and compare all pictures during move in and every inch of any damages. As you security deposit you work for will quickly turn to a cash grab. .

Experiencia negativa: I've been a resident with Zenith for almost 8 years. It started out fine. However with new management its gone down hill fast. I have been late on my rent ONE TIME in the last 8 years. We had several family emergencies in one month and life just kicked out butt. No biggie. However most recently I was charged a late fee (nearly $500) because their online payment systems were down. I even took time off work to hand deliver a money order instead but since it was a Saturday, they were closed. No drop box for payments. If i cannot pay online, via phone, or in person how else am I supposed to pay them?! They don't care. Their practices have been predatory and they have crossed the line more times than I can count. People show up unannounced with no warning to work on the home. We got charged another $500 during a drought because our grass wasnt green enough.. They came out and spray painted our lawn for that $500. Another time, we had 2 pieces of dog feces in our backyard, got another $500 fee for that. Not to mention when we moved in 7 years ago our rent was nearly $1,000 cheaper PER MONTH. STAY AWAY

Experiencia positiva: I have been a resident at a Zenith-managed property for the last year. While my experience hasn’t been perfect, other than one incident, we have had a pleasant stay. In particular, the maintenance team, specifically José, has always gone above and beyond to help solve all of my issues. He has been very honest and responsive to my calls. He and the office staff I’ve interacted with have been really pleasant. With that said, our property manager has been pretty unwelcoming. We had a single room in the home reaching 102 due to HVAC issues for the room. After the property owner (reasonably) rejected an incredibly expensive mini-split, I was told that the owners had said no. When I asked if there were other options, I was told I could go to another room in the house if “the temperature is not comfortable for you” Soon after that point our call ended and it was made clear to me that he would not be interested in helping sort this out. Being told that 102 degrees is “not comfortable” is absolutely ridiculous. I ended up having to identify and contact the property owner myself, after which Zenith very quickly resolved my issue. I have also not had any other delays from Zenith after this incident. We like the home, we like the maintenance staff, and we like the office staff. We don’t really ever interact with the property manager so I don’t know that I consider any of this a deal-breaker. It was a small bump in what has otherwise been a great experience.

Experiencia fantástica: If you’re looking for a rental home Zenith should be your go to service. They have been so helpful and so responsive. They helped us get into our new home in a matter of days. I will say we had applied to other other agencies and paid their fees and still haven’t gotten a response. If you need a home and do not need anymore stress then go with Zenith. Experiencia negativa: I'm not thrilled with Zenith. First off let me say this. We got charged $150 non-compliance fee PLUS $150 separate notice delivery fee for a total of $300. This was for dry/yellowing grass. In the month of July, that is. What a money maker this must be for Zenith. The $150 notice "delivery fee" was someone getting out of their car (car running) and taping the notice to our front door. We subsequently received the same notice a week later via regular First Class mail, not certified, so I'm not sure why we were charged the $150 to tape on our door? It's not cool at all. We were out of town during the hottest days/heat wave, then came home in July. As a matter of fact, ALL homes on our block were dried up that week from the heat wave. We water the grass EVERY DAY, ALL THE TIME. We do this because upon move-in, both backyard and front lawn were in terrible shape and looked hideous, unkempt by owner/agent (pre move-in). We even planted new seeds to fill in the bald spots on the grass. The grass and both lawns are 100% better. Plush and green. But yeah, we'll pay $300 to Zenith for us to improve the lawn. What a disappointing not to mention unprofessional company Zenith turned out to be. And we're good tenants. We're on auto-pay for rent. We always pay our rent early too. Note: Zenith canceled twice on their end before coming out. Zenith may treat owners kindly, but they don't treat their renters with any regard.

Experiencia fantástica: I looked at a lot of rentals with different property management companies and none of them were as clean and well kept as Zenith’s. I had great communications with the leasing coordinators, Sharleene Batingolo and Roch Castillo. They were always kind, patient, and very quick to respond! My walk through with resident manager, Caren Hill was great as well. She was super positive, detail oriented, and a great ambassador to my new landlords! I really appreciate such a positive experience during a stressful time.

Experiencia negativa: This property management company is very pushy and demanding of its applicants. We applied for a property and decided not to go through with it as they only gave us a day to decide and pay the deposit. We then were interested in a second property with them that we toured. After the tour they did not provide us with any move in details or make up a document informing us of costs. Instead, when we asked for this documentation, we received a text that told us if we did not pay the deposit in less than 24 hours, we would lose this house. Overall a waste of application fees. I work in housing myself and this was very unprofessional. Not providing documentation as asked and demanding a deposit without any written agreement is absurd. I do not recommend Zenith and will not be moving into their housing. It baffles me that they manage to have 4.2 stars on here because if I could put 0 stars I would.

Experiencia negativa: I strongly caution renters to think twice before renting from Zenith Property Management. While property owners might be satisfied and giving this company all the good ratings, my experience has been frustrating and disappointing. From the start, there were issues with getting approval for my ESA cat, which took over a month despite providing all required documents. Maintenance problems we reported upon moving in still haven't been fully fixed after seven months. They charged us $500 to fix a door that was already broken when we moved in, without notifying us beforehand. Now that it's summer, our AC hasn't been working for two weeks, despite repeated attempts to contact their 24/7 maintenance service. Overall, my time with Zenith has been marked by inefficiency, unexpected charges, and poor maintenance response. I recommend potential renters read reviews from others before renting through this company. Update: Patti with the maintenance team is really kind and understanding and worked to resolve our AC issue with a short term solution until Zenith can get approval on replacing our AC with the owner. Zenith should have already been on top of this short term solution knowing that it's been 2 weeks. But based off the way they treat most things, their tenants aren't important to them. It's the money they have is whats most important.

Experiencia negativa: Zenith doesn't care about it's Tennants at all! We are just numbers to them. When we renewed they charged us a renewal fee AND raised our rent the max amount they could. Now we're up for renewal again and need to move because they upped it again and we've been priced out. Zenith doesn't want long term tennants. They make so much money off you when you move in and out. Also, they plan their inspections right around the holidays, when you're super busy and the weather is terrible, we got a $300 fine for having excess dog poop in the yard, this was after a huge ice storm, fabulous timing on their part to maximize their income from fines, probably to pay their holiday bonuses. It is clear they are a business out for maximum profits, they don't care if they destroy the housing market in the process. DO NOT RENT FROM THEM. Update* we moved out and yep, no security deposite back and they actually charged us an additional $1500 for cleaning and paint. $2500 deposit plus $1500 cleaning fee on top. Stay away from this horrible greedy business.

All Zenith tenants receive a courtesy reminder when rent is due. As these emails are simply a reminder, regardless of your rent status, there is no threatening nature to this message.
Zeniths goal is to keep tenants who uphold their lease agreement. Turnover actually does not benefit Zenith, nor does it benefit the owner of the home.
We are sorry to hear that you do not agree with our procedures but we hope you can understand the purpose behind them.

Sharleene & Roch made the application process extremely easy and they made an effort to answer any questions that we had come up; they were super helpful. We are just starting to interact with the tenant management team and so far everyone seems to give the same level of service that we received during the application process. We're happy we chose to work with Zenith and we are loving the new place. Update:: We are continuing to receive great communication & support from the Zenith team. We just had our first service issue with the home, a vendor was dispatched out the day of reporting the issue, and the issue was resolved that day. We love the home and the support that Zenith provides for its clients.

By the end of my contract-I got kicked out in the next 48 hours, without any notice and proof of it that they have sent me a notice 3 months ago, which I never received. Also, they barely returned any of my deposits, while I was able to leave my place in the next 48 hours -made sure house after me was left nice and clean. I just want to notify all the people who are planning to work with Zenith-Do Not!!!! They know all their own rules well but they don’t respect their client’s boundaries and rights!

Experiencia negativa: Worst rental company in the area. They charge you to be home when getting maintenance. They gave the key to our residence to a contractor, and didn't tell us or the contractor that we lived there so midday a contractor just unlocked our door and walked in on us. (That's illegal Zenith) They are rarely available and struggle to respond to issues. You would assume they'd care about the homes they're managing, since the owners are paying them for that, but they left an electrical short in the walls for literal months, which caused a burnt out microwave and several sockets. They don't even do a true walkthrough of the properties before they rent, when we moved in there were dozens of issues and even an infestation. On moving day! I would never recommend them, to a renter or to an owner, they'll just ignore issues until you have to threaten to go around them and withhold rent to get things fixed. Honestly, it's embarrassing.
