Experiencia negativa: CMI took over as our communities HOA and sent out lotices late in the month after the monthly HOA payment was already sent to the prior management company. CMI then added late fees and are billing one month in a rears intead of getting the last payment from the previous HOA and making the account current. Requests for formal review the HOA board go unanswered. Do NOT use this management company. -Edit/Response... CMI has responded but has denied my request to waive fees. They have been slow to respond. Its over a year now. If you have a HOA board please do not use this company. I'm have not even mentioning that they hold HOA meetings in the next city over - no where close to our actual neighborhood. Even though there are several community meeting locations in our neighborhood.

For clarity, Community Management, Inc. does not make financial policy decisions for the association. We administer the policies and collection procedures adopted by your elected Board of Directors. This includes how payments are applied, whether accounts are carried in arrears, and whether late fees may be waived.
When a homeowner submits a request for review or a fee waiver, we present that request to the Board and then implement the Board’s decision. If your request to waive fees was denied, that action would have been taken at the Board level.
Similarly, decisions regarding meeting locations are made by the Board of Directors. Management attends and supports meetings at their direction.
Our role is to carry out the governing documents and Board-adopted policies consistently and fairly for all owners. If you would like assistance reviewing your account history in detail, we are always willing to help clarify the ledger and answer any questions you may have.

Experiencia negativa: This sorry excuse of a company needs their licensing stripped as they repeatedly put the health and safety of residents at risk. They will mess up everything from fire safety plans, neglect to replace fire extinguishers, lock residents out with new entry systems that they botch the transition on, a "planned" boiler replacement that left residents without hot water for over a week, and the list goes on and on. The latest is after said boiler replacement, the water is running much cooler than before, which raises a risk of Legionnaires' if the new tank isn't maintaining a hot enough temperature. They have been notified of this concern repeatedly (in writing) over the past two weeks and have done absolutely nothing. They haven't even had the temperature checked. This is brand new equipment still under warranty by the manufacturer and installer and CMI is just sitting on their hands. This issue alone is clear evidence of just how foolishly negligent they are. Their MO is just to ignore emails on any matter for days or weeks and when they do finally respond, it's typically with snooty, condescending messages that just indicate they have done absolutely NOTHING the entire time they have been made aware of a problem. They are grossly negligent in nearly every single aspect of basic property management. Seriously, run far, far away from any property managed by them. They are a liability.

Boiler replacements can be complex, and we regret that the process felt problematic from your perspective. Please be assured that your Board of Directors, Community Manager, and the boiler replacement contractor have been actively working to address the concerns raised. The contractor recently evaluated the boiler system and confirmed that it is operating as intended, and our records show they have communicated their findings.
CMI’s policy is to respond to all communications within 48 business hours. This means that messages received late in the week may be answered the following week. At times, our Community Managers must wait on information from a vendor or from the Board in order to provide accurate updates, which can affect response times. We apologize for any delays you experienced and want you to know that you may always reach us by phone at 503-233-0300 for urgent matters.

Experiencia fantástica: I have dealt with 4 different property management companies over 30 years in 3 states, and I'm usually not a fan of property management companies but this company is by far the best I have dealt with, they respond quickly and if they don't have an answer for me they research my question and get back to me also quickly, even if I don't like the answer they don't try and blow smoke at me but give me a honest, factual answer. Kate does a great job, she ALWAYS replies quickly with an answer or explanation to my inquiries, no more than a day or two after I ask something. I really appreciate her

Experiencia negativa: Pretty poor management. I have never had anyone respond to my emails, employees over the phone are incredibly rude and condescending (when you can get a hold of them). They never give notice for projects (they notify within 3 days of projects, which is really unfortunate if you have to travel for work a lot like I do). I don’t recommend community management.

Experiencia positiva: The concierges were most likely answering numerous calls , so I called a building neighbor to find out the extent of the outage. I have a small battery operated light, so managed a shower and dressing in those otherwise dark rooms. So glad the elevator worked, as I had a luncheon date.

Experiencia fantástica: When I went down to the East Tower Lobby to find out what was going on, CJ--who, of course, was trying to explain to many of us what was working & how, had a moment to open the courtyard door so a couple of us could walk up the stairs to the 3rd & 4th floors. Gary & I went out for a long walk. It was a great relief, not long after we returned, to have the lights go back on again. Fortunately our freezer stayed cold. From our point of view, CMI dealt with this very well. Thank you.

Experiencia negativa: If I could give this company 0 stars I would. They took over our HOA and have been fining everyone for the dumbest things. They target certain houses for specific things, but let other houses look awful. Houses have giant skeletons in the lawn but certain houses can't have bikes against their garage? Get a grip. Houses are stuffed with junk in the front lawn, but some houses get fined for dandelions? They target people and then push fines on them like crazy and sending them to collections while other peoples houses look like trash. CMI needs to figure it out.

Experiencia fantástica: In 2019 was probably easy peasy job, but in 2020 and now 2022 they have to work like the Tasmania Devil Dog to keep up with all the Downtown (allowed by City Council and Mayors Office) issues.

Experiencia negativa: I just moved to Oregon in a condo. CMI is supposedly the Management company. I have nothing good to say about them. I have nothing but bad to say about them. If you want to buy a condo and actually get a response from your Management company do not go with this company. I think if your condominium pays for their concierge service, then it’s much better but if they just get the basic package, you’re screwed. so watch out friends.

Experiencia negativa: 6 weeks ago someone or persons broke into our laundry room and spray painted and we were told, damaged the door so our laundry room is now not available. Calling multiple times got message machines, no responses and I called main office. They said working on it!! Well 6 weeks later and many phone calls. They want the HOA FEE but when things like this happens they are slow to respond and quick to increate the properties cost to live here. I’m here 5 years and HOA fees have been increased 3 times. Not happy and buyers beware!!

Experiencia negativa: CMI never responds to email notifications but pushes phone calls to voicemail. They take advantage of ignoring needs from homeowners, part of the issue is the HOA for choosing this company but as a homeowner this is our source of trying to resolve issues. It's funny how they are very responsive during this forum to justify themselves but yet behind the scenes do not assist properly. Be warned.

Experiencia negativa: Their system got hacked in October and bunch of personal data was leaked including social securities. I wasn't informed until 5 months later when they felt like they wanted to share the information. So if you want all your personal information leaked go with CMI!

Experiencia negativa: Adding to my previous review due to their response. They somehow found the time to respond to this review, yet don’t have the time to respond to the six emails I have sent since December. It’s not that I don’t agree with the fees, it’s that I would like to know how and where the money is being spent. I have asked multiple times for clarification on the budget newsletter they referred to in their response since the newsletter itself does not provide much information. They say that their policy is 48 hours to respond to an email, however, it sounds like there are multiple homeowners in the building who have not been provided a response to any communication, myself included. As property managers, it is absolutely appalling that they are unable to respond to any communication from homeowners. — If I could give them zero stars I would as that would be a more accurate reflection of their service. Under their management, our HOA fees went up by 50% in one year (standard is 3-5%). I have attempted to contact them for over a month with no response. There has been no clarity about the significant jump in fees, where the money is going, and what plans they have for on going maintenance issues. The building has numerous security issues that need to be addressed but they have completely left homeowners without a property management company due to their lack of communication. I truly do not comprehend what services they provide for the money we pay them.

Experiencia negativa: Hired a company that a fence where I live, they left hazards from the job site behind and cmi didn’t check the work after it was done and my two year old got HER NECK CUT by a tight wire going from the fence to the ground and told me to bug off when I emailed them, and now they are coming after me for how many motorcycles I own. HORRIBLE COMPANY

Experiencia fantástica: This is a review of John Woolsey of CMI. My daughter, who comes to Atwater every week, has the guest app to the Atwater. For some reason the garage door wouldn't open for her the way I had set it up. John spent about 10 minutes re-doing the app on her phone for her, so it was set up correctly. Thank you, John!

Experiencia fantástica: I manage an apartment in the Avenue Lofts on behalf of my son. The Lofts buildings are managed by CMI as the HOA representative. Recently I had an emergency issue involving a cleaning brush hopelessly stuck in a ceiling mounted dryer vent duct at the apartment. I contacted Denise Bower at CMI and she was incredibly helpful (and sympathetic) in helping me solve the problem. She provided a personal reference to Baron Adams at JK Kelly Company who was able to remove the stuck brush and allow the dryer to be used again safely. Denise provided great service and assistance while my problem was being solved. I'm very grateful for her commitment to serving clients in a professional and helpful manner. She made all the difference.

Experiencia negativa: The manager Kim Hillpot assigned to our community's HOA is dismissive and unhelpful. She will escalate legitimate complaints of simple errors or concerns that need to be corrected into arguments. She always turns it into never-ending passive-aggressive email exchanges where she can avoid doing any work (but the boss probably thinks she looks real busy writing emails!) Yes I have a problem that's why I'm contacting you. Kim is the one consistently telling me what she can’t do. She can't help and then sends rude little digs back making out like you are a problem for asking them to do. their. job. When I have had an issue and left my neighbor a note, they tell us not to do that, instead to contact them. Then Kim says there's nothing she can do. So you are left with no options except to call the police. Basically, this company is entirely useless and every interaction is a time-wasting exercise. They don't seem to get that we pay for their services, they treat residents terribly. And they don't want to lift a finger to do anything they are being paid to do. They have a culture of just pass it off or ignore the complaint until you give up and go away. I’m 99% sure that’s what they tell new employees when a call comes in. I have repeatedly tried to contact them about legitimate issues to address and been put on endless holds, and had Kim screen my calls when she didn't feel like providing service. They treat all residents like ants to be ignored and not people who pay for their services.

Experiencia negativa: Poor attitude and confrontational. Carmen refused to give me my package, a package with my name on it. Hubcity managers need to help Carmen find an acceptable attitude for a position that deals with human beings. Otherwise your business is at risk of losing your residents.

Experiencia negativa: Update regarding CMI response: I understand the board needs to make their decision and that takes time outside of CMI's control. My issue is lack of responsiveness/giving details and expectations about how the process normally works. An email saying "we received the additional info, sending that to the board" for example goes a long way. I don't mean this to come off as hostile, I genuinely hope they can improve their communication and responsiveness for the sake of my and other communities, but the approach for my situation has made it more difficult than it could be. I have pending urgent (ticking time bomb to be emergency) pipe replacement that I need to do in my house. I've been trying to pull information out of Carra P who has been consistently unhelpful (giving as little info as possible and not answering most of my questions). Thats if she even respond, she generally wont respond to my emails until follow ups/or including manager (if even then). I filled out a request form and they said it was denied pending more info (asking why I need it when I clearly explained previously) I provided that info and then followed up to ask if they received my explanation and Carra P says "its denied pending additional information" I asked to clarify that she received the information I gave and she hasn't responded and its been about a week. Sent to her manager (I think?) Her name is Michelle R, also didn't respond. I would love to not have to chase down info and get the urgent details/timeline that I need for my continued upkeep of my house and to not have to drink rust. If I could get a straight answer and some guidance that would be helpful and the bare minimum I would expect for this situation. I'm not surprised, but I'm disappointed especially since they charge a comically high fee you'd hope for some level of service pending potential emergencies. If any communities are considering hiring these people, I implore you not to unless you have no other options or get very clear promises of minimum level of service/involvement to be expected. If they can't help in a potential emergency and only throw up roadblocks, I would hate to see the process for an optional improvement/something else you would expect them to help with .

We own a condo and getting information from them about the property we as an HOA pay for them to manage has been like talking to a wall. They basically take the money and the person assigned to your property takes zero accountability for anything. We went back and forth with a landscaping company CMI won’t come to manage vendors they say talk to the board the board says CMI is paid to manage that work. Ok why are we paying CMI then? If you want a good property manager look elsewhere unless you like paying for subpar service, in that case you found your forever home…

Experiencia negativa: Updating my review because it has been yet another week. CMI still has not been able to provide me one of the garage door openers. (I requeste two and they only sent one.) Although CMI does NOT respond to phone and email requests in from home owers - they immediately respond to bad online reviews with "flowerly" responses to make it look like they are acutally contrite and care about providing quality service; but in my case they did not seem capable of fixing the problem. I should add that their online review response was misleading. They said my comunications were sent to someone who no longer works there. In fact, my first call (30 days ago) was to someone that apparently left the company ; but thereafter and starting 24 days ago I began emailing the current (and still employed) CMI person assigned to our building -and she was non respnsive multiple times. After several emails produced no results I also began emailing multiple levels of assitants and higher up managers. I think there are about 15 emails going back and forth just to request two copies of a fob and two of the garage door opener for some new renters. Seriously, sending out fobs and arage door openers should be one of the easiest tasks for a property manager to complete- and it is starting to look like it may take them 30 days or more. The kicker is that I pay a lot in fees for this TERRIBLE service... Original review from one week earlier: Absolutely terrible management services. Our building's HOA contracts with CMI to provide services and their fees are very expensive. I called three weeks ago to get 2 copies of the fobs (electronic keys) and garge door openers becasue I am renting the my unit and must rely on CMI for copies. I got no response. Then two weeks ago I sent an email. No response. Had a Board member from the HOA chime in after yet another email. Was told they would be sent. Two weeks later and nothing has been sent. Finally, today I sent out another email to our CMI building manager, and CMI's senior management team. Finally an brand new assitant called me and said she would put in the request. Apparently, she did follow up because I got a very quick confirmation email - which also means that it probably took her about 3 minutes to do. (In the mean time, I have wasted literally hours trying to get the request filled.) Now, I am holding my breath to see if they actually send them to me in under 30 days from my original request; and we will see if I loose out on rent because I can't deliver the fobs and openers to the new tenet on time. Imagine what that would be like if I had lost my personal copies of the fobs and garage door opener and was locked out of my building! Their negligence would force me to stand outside waiting for some kind neighbor to let me it which could create a very dangerouse situation given all the homeless folks in my neighborhood. Imagine if their was a water/ gas leak, the power went out, or a failure in the heating system. Lots of potential for their negligence to cause real harm to owners/tenants of our building. I should add, that this is not the first time that I have had problems like this. Previouse outreach to them has resulted in similar results - as in no response until weeks later and 3- 4 outreach attempts via phone, email, and proding from the Board of Directors. Building residents who contract with CMI rely on their services to make sure that their buildings are accessable, safe, and properly maintained. Frankly, from what I have seen lately at CMI, I think their negligence could cause finnancial losses, and potentially serious harm to building tenants and owners. Think twice before signing a contract with them.

Experiencia negativa: I live in condo managed by CMI and I am at a loss for words on how terrible the experience has been. Alex McCaffery is our community manager and I’ve never interacted with a more incompetent, rude, and unprofessional human being. To save time, I will skip over the numerous past interactions with him and skip to the real-time issue that truly was the straw that broke the camel’s back (hence why I’m writing a review). There are two units below us that have been experiencing water damage over the last week and contractors have been sent up to our unit a few times to check to see if there was anything actively leaking in our unit that may be causing the issue. We have let them in every time, all the the contractors have been very sweet and professional, and we’ve been more than willing to help. Today (midday), I answered a knock at the door from a very friendly contractor asking to access my kitchen sink to test something. It was during this time he let me know they believe the leak may be in a pipe behind the wall under our sink. The contractor let me know he would need to get a permit for our unit and asked when he could have access to cut and drill holes in the wall in hopes of finding the leak. The process below us has been extremely loud (understandably) and because my husband works from home and I am home with a two year old who was getting ready to go down for a nap, I offered first thing Monday and let him know they’d have full access and the family would be out of the way. He said that would be perfect and thanked me, acknowledging that these issues our never easy with a little one running around. 10 minutes later, my husband received a call from Mr. McCaffery who claimed I was refusing to allow the contractors to work. My husband corrected him, letting him know that was in no way how the conversation went and offered to allow them access to the unit in 2-3 hours (giving everyone time to get the appropriate permits and for us to vacate the unit) to which McCaffery responded that the bylaws give them the right to “take the doors off the hinges”. He also suggested that my husband pay for the contractors time while he waited around for us to be ready to which my husband responded ABSOLUTELY NOT. There was no working together to find a solution during this call. McCaffery was a bully and essentially let my husband know that there was no option for us and the call ended after finally agreeing to allow us couple hours for my husband to finish the work day early and my son to nap. My husband then approached the contractor who was still downstairs working to apologize and confirm that a small delay wouldn’t completely derail the project for him. The contractor reassured him that it was no issue and that he had plenty of other things to take care of before he would absolutely need to access our unit. He also mentioned that there is a lot of black mold in the wall caused by the leak and therefore it would obviously be much better for us to be out of the unit. What this tells me, is that CMI and their community managers have no concern with courtesy, safety, or just generally human decency. I am glad to have been reassured by the contractor that we were in no way causing a delay with our request, but being threatened to have our hinges taken off the door is something I will never forget. I truly hope this review (and the other terrible reviews I’m seeing) will cause at least one person to reconsider choosing CMI.

Experiencia negativa: EDIT with an update: The company replied to this review and said that they had reached out about a resolution- What actually occurred is that they reached out and claimed they would assist and now have gone completely dark on us again, weeks later. We have received nothing for a resolution and are now having to consider renting an RV for our driveway so we can live safely, and will have to pursue legal action against CMI. DO NOT use this company. Stay as far away as you humanly, possibly can. If you're about to rent a property or buy a home that is managed by this company, run, don't walk. I am in the process of suing them for refusing to respond to maintenance requests that are now causing my family severe illness and mental health issues due to toxic mold exposure. This company cannot and should not have the privilege of being responsible for people's living spaces if they have no regard for the safety of the space. Again, RUN do not walk.

Experiencia negativa: There are so many disappointing experiences. The biggest was them not crediting my account for a payment I made, then charging late fees over and over for months. I just learned that they keep 50% of late fees collected then they charge the HOA for their time persuing the truth. There is no adjustment to correct their own mistakes. If you ask the owners who have been here for a while, they all want the HOA to change management companies!

Unprofessional, unresponsive, not educated regarding building or property management standards, and bullies. Unexplained invoices, duplicate services referenced, failure to do the simplest tasks timely (light-bulb replacements), no systems in place to track projects, aligned with expensive contractors who provide sub-par workmanship. They should not be in business.

Experiencia negativa: Attn: 'Owner' I agree with Average Joe! CMI is an unorganized, sub-par management company. I purchased my Condo at Westlake Village in Cedar Mill 44 years ago and at one point we had CMI. Owners were unhappy with CMI. When we hired a new HOA management company to replace CMI, we were so happy. Various HOA Management companies have run Westlake Village to the ground through the years with poor management practices. Fast forward to now. I was not happy when I heard CMI was our new HOA Management Company. Sure enough it is the same sub-par company that it was years ago. My current issue is that Charter Construction Company has been slated to work in the storage/crawl space in Bldg. 26 this week, involving all 2nd story condo's, replacing insulation and adding cable lines. I went over on Monday and was going to check out my crawl space when I noticed my ladder was missing. It's been in my back deck storage area for over 44 years. I requested a replacement ladder since it was clearly 'borrowed' (to put it nicely) or 'stolen' by construction workers. Chelsea Campbell suggested it was taken by my "tennants" and said CMI is not responsible for personal items. She knows my tenant, Adam has been there for a few years, so clearly, he didn't take it. It was there when he moved in and I have used it since. He lives alone and is always responsive to any HOA requests. Adam told me he saw empty potato chip bags in the deck storage unit during the ongoing construction, that has been going on for months. It's clear it was taken by a construction worker. Charter should have insurance to cover things like this. My request is small. Also, it's the principal. All I am asking is for a new ladder. Linda Struble - Owner

Experiencia negativa: The absolute worst management company - EVER. RUN, if this organization manages (HOA) ANY building you are thinking of buying. Denise Bower is an insult to the term community management as it relates to any home owner. It's as if she sits in her office all day thinking of ways to ding a home owner or fine them (and by fine, I mean exorbitant fines, that don't align or add up). Put it this way, I lived at the Avenue Lofts for 5 months, hired a lawyer, and moved out.... it was that bad. Horrible, and to think at one point they were the gold standard of "community management"... now I'd just call them bullies. With reference to your response: Denise Bower weighs in on how things should be handled, what should be charged, and how to implement (I witnessed this FIRST HAND). She IS the instigator, and has been brought to court SEVERAL times...... She has little or no regard for ANY HOME OWNER can creates a community where it is the BOARD / DENISE vs. the home owner. Board meetings are a prime example: home owners are - literally - yelled at, cut off, and made to feel as if he/ she/ their voice simply does not matter. If this is the community CMI encourages, then you really need to evaluate your culture because it's abhorrent.

Experiencia fantástica: I've lived in a number of condo and apartment buildings over the years, and CMI is by very far the most responsive company I have worked with both as a resident and a board member. Denise is always available and when we've had emergencies or just needed a fast response, she will pick up the phone and respond to emails even if it's 10pm. I'm extremely impressed. They've quickly and conscientiously handled any issues we've encountered with residents, security, and maintenance. If you're seeing complaints here, I can almost guarantee you that practically every single one is from a resident who was a nuisance to the rest of their building and was angry about fines the board assessed against them. I've lived in the Pearl for some years, and I personally recognize at least two names here of people who were absolutely horrid as neighbors, risking the security of the building by leaving gates open, yelling at or threatening neighbors, loud noise, and so on. Don't buy into their revenge posts. I also greatly appreciate the consistency we have gotten with CMI. Board members turn over every couple of years, but having a person like Denise, and competent colleagues like Meghan makes a huge difference in having that legacy knowledge about your building. They remember past issues, they know our current situation, and they can always advise us on what the norm is at other buildings. CMI has been invaluable. They are a rare gem in the property management industry.

Experiencia negativa: The worst. If you need a professional, courteous property management company for your property, look elsewhere. Like another reviewer said, if you enjoy sending your emails into a blackhole, these are the guys for you. I've been trying to get an issue resolved for over 3 years in one of the units I own. When they do bother to respond (maybe 5% of the time, at best), the answer is always the same, "we're looking into it". Yeah, right. But I will say, they're absolutely on top of things when it comes to collecting their own fees. Don't waste your time or money with this company.

Experiencia negativa: I own 2 homes in 2 separate communities managed by CMI and have never before seen this level of disregard for people’s time or incompetence in resolving issues that they have created. My home is 1 hour and 15 minutes from their office so 2 1/2 hours round trip and $30 in gas and after 3 days and multiple attempts to fix a fob that they sent to me (which I had already been charged for) improperly programmed for our community’s amenities the only option they gave was to drive to their office and pick up a new fob that should work. Mind you this is the only way we could access our community pool for the holiday weekend so I took time away from my work and made the 2 1/2 drive. Upon returning home I found that the new key is also inoperable. At this point our community manager did not answer her phone or call me back before end of business as requested. I am absolutely beside myself that they would have me drive from Mount Hood to their office to pick up a key when it was their error in the first place but then to not even make sure that the new one was operable just shows a level of incompetence and disregard for people’s time that I have not seen in a management company. I strongly recommend against using this company if at all possible and will be discussing this with the boards of both communities as they are notorious for high charges and minimal service and this is a great example of that.

Experiencia fantástica: Event was awesome. Met so many great people and so many names that honestly, I wish I could remember them all. I hope to see all of the people again as we come into our Spring and Summer weather and start doing more outdoor activities. Also, our hosts were very gracious and welcoming. And there was so much delicious food. Also a wonderful singer. I had a very enjoyable evening and it seemed to me that everyone was enjoying the mingling as much as I did. Experiencia fantástica: As a local business owner I understand the challenges that can arise form coordinating multiple vendors on a project. Chloe Barrera from Community Management Inc reached out to my company regarding floor cleaning services. We have now performed numerous jobs for them and the experience had been better than any other property management company I have dealt with. When communication is needed she is attentive and punctual. Bills are paid in agreed upon times and they understand what it takes to get a job done properly. Experiencia fantástica: The management company, CMI, responded in a very timely manner after being notified by at least two households in the Rim at approximately 0700 this morning. There were also two follow-up calls to report progress, as well as a text. They moved quickly to respond to this water outage, and I appreciate their actions.
