UPDATE: I’ve lived in this space for about a year now and have been so happy with how well capitol takes care of their tenants. Whenever I’ve had any maintenance issues they’re handled quickly and they do the job right the first time. Experiencia negativa: Run FAR away from this place. The upper management team are absolute vultures. It’s a shame because I loved my apartment at The Montessa and the office staff was attentive, but the move out process has been a nightmare. They charged HUNDREDS of dollars for “touch up” paint for a 500 sq ft apartment that had 4 tiny nail holes in total. They also charged me $500 for a cracked window that occurred AFTER they took possession and responsibility of the apartment again. If you live here, take pictures of every single window, wall, and crevice and document everything thoroughly because they will absolutely take advantage of you otherwise.

Experiencia negativa: I wish I could give Capital Property Management zero stars. They attempted to charge me a maintenance fee for a plumbing issue caused by normal, reasonable use of my unit. This is something landlords are legally required to maintain, yet management could not point to any lease language or evidence of tenant negligence to justify the charge. My building was a great place to live before Capital took over. Since then, management practices have gone downhill, and we are now looking for a new place to live as a direct result of these issues. If you are considering renting from a property managed by Capital, do your homework. Read the reviews carefully and pay attention to how maintenance and tenant disputes are handled. Read articles by the Willamette Week or Portland Mercury of past issues that have made the news. Based on my experience, I would not recommend them. ***** Update: The charge was ultimately removed only after I contacted the property owner directly. Capital Management later reached out to challenge my review rather than acknowledge the issue, which further reinforced my concerns.

I had an issue with a few electrical outlets in my apartment and Chris was extremely helpful and communicative during the process of repairing them. He texted prior to his arrival which was great as a person with a pet, and he also went above and beyond to repair another small issue with my cabinet door and to pick up additional supplies to resolve my electrical issue as quickly as possible. He was great to work with and I appreciated how promptly my issue was resolved.

They communicate well, and actually perform routine maintenance, which makes the experience as a tenant much more pleasant. We finished an annual safety inspection where the maintenance tech Bil helped ensure all our smoke detectors/Co2 alarms/plumbing was working. My tiny grouchy dogs were barking and Bil was so cool and helped put them at ease, re-installed my smoke detector I'd been unable to reinstall after a battery change, and fixed a slow leak in my sink super fast. Thanks to Bil and the rest of the team at Capital!

Kylee had a plumber out the same day I reported, and when the plumber found that the clog had hardened too much and they would need a new part I was a little nervous it was going to be a problem for awhile. But they were there the very next day got everything working again. Thank you Kylee for your responsiveness and thank you to the plumber for fixing my sink!!

Experiencia fantástica: Capital Property Management has been one of the best property management services I have dealt with as a renter. Specifically the maintenance department. Our project coordinator, Grace is always so timely with responses to our maintenance requests. Even if the project requires more time to find a tech, she’s honest and polite. Additionally, and the main reason I am writing a review is for our maintenance service techs. Most recently, Chris helped us out with some projects. He informed us via text that he would be entering our unit and he was very responsive to any concerns I had. He even went out of his way to give our dog some love, as I’m sure she was probably in his way. While Chris provided the most recent service, I have to admit that all of our maintenance techs have been awesome. Thanks guys!

Experiencia fantástica: We had several maintenance issues that we noticed after moving into our apartment and living in it for a month. We reached out to our project coordinator, Levi, and he sent a maintenance tech, Chris, out within the week to check it out. Chris was very thorough in his inspections of the issues and communicative about how he would address them all. He even fixed a couple of the items on site and was very thorough with his work and cautious about not interrupting our space and keeping it clean while he did it. When he left he described his action items left to take care of and sent a follow up text to confirm he had reached out to the corresponding third party services to get them taken care. Overall, it was a great experience and we couldn’t have asked for a better response from the team to address our concerns.

Chris was polite, respectful and stayed alert for my cat trying to escape. Experiencia fantástica: I've only lived here a month, so take this with a grain of salt, but so far my experience has been good. Colin, one of the maintenance staff, has been a huge part of that - he has been so fast to respond to my maintenance requests, professional, friendly, respectful, does great work, and is just all around great to work with! The apartment is super cute and the layout works great for me, but there are so many layers of paint on everything that even setting my phone on the window sill results in paint flakes on my phone. Even the floors have layers and layers of paint.

The Assistant Service Coordinator, Lizzy, reached out as soon as she noticed it had been missed and got a tech out to us literally the next day. I really appreciate how both of them handled this situation since we've had some struggles with work orders in the past, and this was a refreshing experience!
