Ferrando Estate Agents, we are a spanish family company founded in 1988 dedicated to the sale and rental of villas, bungalows, apartments, plots, town houses and fincas in the area of Moraira.
My villa in Moraira had been on the market with a local agent for two years without success. I changed to the Ferrando agency who soon found me a buyer at the price I wanted. I can’t thank Julian and Marisa enough and have no hesitation in recommending them to others. They work very hard for their clients.

The property took sometime to sell due entirely to the market situation. Hay muchos obstáculos al vender y comprar una propiedad aquí que fueron superados eficientemente. La propiedad requiere algo de atención, la electricidad, el sistema de calefacción - no hay suficiente información, por ejemplo, ¿cuándo fue la última vez que se utilizó? Experiencia fantástica: Compramos una casa en Moraira en la primavera de 2021 durante la pandemia de la Corona, que fue ofrecida por la empresa Ferrando-Inmobiliaria. Aunque en realidad nosotros como compradores no teníamos derecho a ninguna atención y apoyo por parte del agente inmobiliario encargado por el vendedor, recibimos desde el principio un apoyo e información ejemplares por parte de los representantes de Ferrando-Inmobiliaria. Fue especialmente útil que la Sra. Marisa Ferrando hablara un excelente alemán y que Ferrando-Inmobiliaria tuviera incluso un empleado alemán. Desde las primeras preguntas sobre la ley inmobiliaria española en relación con la "reserva" y los pagos requeridos para ello, a las preguntas sobre el contenido del contrato de compra real, a la transferencia del precio de compra al propietario, fuimos sin excepción excelentemente apoyados y atendidos. Incluso el registro con las autoridades fiscales (SUMA) y el nuevo registro con las empresas de servicios públicos (electricidad, agua, basura, etc.) fue llevado a cabo por Ferrando-Inmobiliaria. Wir fühlten uns durchgängig durch Sie betreut und schätzen es sehr, dass durch Ihre gute und engagierte Arbeit (inkl. der 100%igen Übernahme jeglicher Kommunikation mit dem Verkäufer und mit den Behörden (bis hin zur Schlüsselübergabe). Der Aufwand für uns war, dank Ihrer Flexibilität und Professionalität, minimal. Obwohl wir uns für die Besichtigung der Immobilie nicht in Moraira, sondern in Deutschland aufhielten, organisierte Herr Ferrando innerhalb kürzester Zeit eine Onlinebesichtigung der Wohnung für uns. Für die Onlinebesichtigung nahm Herr Ferrando sich sehr viel Zeit und zeigte uns die Immobilie mit dem dazugehörigen Außengelände. Während und anschließend der Besichtigung beantwortete Herr Ferrando „auf deutsch“ in seiner ruhigen und freundlichen Art all unsere Fragen (und wir hatten viele Fragen). Am darauffolgenden Tag der Onlinebesichtigung leisteten wir eine Reservierungsgebühr für unsere zukünftige Traumimmobilie. Natürlich war es für uns ein komisches Gefühlt einer unbekannten Person einen höheren Geldbetrag zu überweisen. Wie wir heute wissen, waren unsere Bedenken vollkommen unbegründet, denn es ist alles so eingetreten wie Herr Ferrando es uns sagte. Mit dieser Kenntnis und dieser Erfahrung, die wir in diesem Immobilienkauf erfahren durften, würden wir es genauso wiedermachen. Herr Ferrando genießt unser volles Vertrauen. 3 Wochen nach unserer Reservierung besichtigten wir dann zum ersten Mal die Wohnung vor Ort. Wir waren überglücklich, denn die Wohnung sah noch schöner aus als bei der Onlinebesichtigung. Herr Ferrando hatte wie angekündigt, alle Unterlagen von der Immobilie zur Durchsicht dabei. Da Herr Ferrando sehr gut im Ort und in der Umgebung vernetzt ist, konnte er uns eine kompetente Steuerberaterin empfehlen, diese kümmerte sich um den Kaufvertrag unserer Immobilie, vereinbarte den Notartermin und bearbeitete sämtliche steuerliche Unterlagen. -Die Steuerberaterin ist auch heute noch für uns tätig und kümmert sich weiterhin um unsere Unterlagen-. Wir fühlten uns während des gesamten Kaufprozesses sehr gut bei Ihnen aufgehoben. Ebenso waren Sie immer für uns erreichbar und beantworteten all unsere Fragen. Experiencia fantástica: Julian recently dealt with the sale of my late mother’s villa in Benitachell. None of the family live in Spain so this was quite a sad and stressful time for us all. However throughout the whole process Julian was very supportive, explaining clearly what needed to be done at each step and keeping us all up to date along the way. Julian even represented us at the annual residents meeting in his own time as we were unable to attend. There were a few issues that needed to be resolved and Julian managed to sort those out for us too, whilst reassuring and building a trusting relationship with the buyers to ensure that we didn’t lose the sale. Experiencia fantástica: Julian, Marisa and their staff were always very helpful, honest and professional throughout a long traumatic property purchasing transaction - note the trauma and delay was caused by the sellers. Furthermore, the day we moved into the property we found the boiler for the heating and hot water was not working correctly, the person we turned to for help and advice was Julian. He kindly contacted a gas technician and arranged for him to come to our property. We were surprised that when the gas man turned up Julian also arrived to ensure the problem was resolved, which it was, very efficiently. With the Ferrando ‘team’ there giving helpful reliable advice and support the process of buying or selling a property will be stress free.

Mon épouse et moi avons tenu une agence immobilière pendant 30 ans, nous étions Membres de la FNAIM et moi-même étais inscrit en tant qu’Expert Immobilier de France. Pour notre achat en Espagne nous cherchions donc un Vrai Professionnel. Avant de connaitre Monsieur Julian FERRANDO, nous avons rencontré des "pseudos" agents immobiliers, qui vous proposent des maisons qui ne sont plus à vendre, des maisons qui ne correspondent pas à votre recherche, des maisons qu'eux même ne connaissent pas et dont les vendeurs ne les ont pas autorisés à vendre.
