Negative experience: They flat refused to repair my concrete floor in my house. They flat refused to repair my tub amongst a whole list of other things I cannot get them to do. This is your house. Their house it is their responsibility. I literally feel like they are trying to force me out of my home by refusing to repair stuff. I literally have concrete coming up underneath my linoleum where the concrete slab has cracked, and they will not do anything about it. The bathtub leaks because there is holes in the bottom of it and they will do nothing about it. I’ve lived in this house Going on11 years. I would not recommend this place to my worst enemy.

Negative experience: DO NOT RENT OR TRUST FETTER PROPERTIES. They took application fees from husband and then myself for a total of $80.00 and rented the property to someone else the next morning. Our house burned last week in a fire and we need to rent a place for 6-9 months until our home gets rebuilt. I feel like Fetter properties stole the application fees from us and no telling how many people they had looking at this house taking multiple applications and making money off people. Shame on them!! Do not use or trust these people!!!!!!!!!!

Negative experience: I never do this but the property I rented was in such rough shape they even came down on the monthly rent for some things and now keeping my whole deposit AND wanting more for things that were done well before I rented the property.. overall experience was fine but will NEVER be using fetter again. When I first got the keys I called about stains on the carpets and how it really needed to be painted because there were patches over holes and everything.. also the landscaping was let go obviously for a year or longer but they said “oh no the homeowners won’t go for that right now but we can come down 100 a month on the rent” and now charging me over 2k dollars for stains on the carpet and repainting? I even regularly shampooed the carpets living there because it was so nasty from the renters before me and try to put it on me. I hope they make this right and I can delete this. But doubt it..

The full deposit was applied toward documented cleaning, trash removal, yard work, and wall repairs. The only carpet-related charge was for professional cleaning, which is required at move-out under your lease and applies to all residents — no carpeting was replaced.
We carefully document each move-out with photos and detailed notes to ensure all charges reflect the actual condition of the property at departure. If you’d like to review those again, we’d be happy to go over them with you. Our goal is never to surprise anyone with unexpected costs but to return homes to a good condition for the next resident. Negative experience: I scheduled an appointment and nobody showed up for the scheduled time and I was not sent an access code for the property and when I tried to contact them 3 times no one picked up.

Mr. Lamey, we’re sorry for the frustration you experienced, and we’d like to share how our showing process works to make things as clear as possible.
Our company has offered self-showings for many years, and this system has made it possible for prospective residents to tour homes at their convenience while keeping access secure. When a showing is scheduled, the system immediately sends a confirmation text letting you know the date and time of the appointment and that the lockbox code will be sent two hours before the showing. At that two-hour mark, the system also sends a second text asking for a quick “CONFIRM” or “DENY” reply. This confirmation step is required in order for the lockbox code to be released.
If no reply is received by the stated deadline, the appointment automatically cancels, and the system then sends a cancellation notice with the property address, date, and time. In this case, because a confirmation wasn’t received, no access code was generated, and the cancellation text was sent.
We understand it can be disappointing when technology doesn’t go as expected, especially on a first attempt. Our team is always available to help if there are questions, and if our lines are tied up with other callers, leaving a voicemail ensures we can call back quickly. We truly appreciate your feedback, as it helps us keep improving both the process and communication.

Negative experience: They don't take care of their properties The people that rent the homes are no better, I know first hand because I live next to one of their properties It's had 3 different tenants between Party's all night not taking care of their yard or pet's trash in the yards,broken down cars in the street ect. I don't understand slumlords management The tenants pay very let and the state pays the rest so people who work their butts off is paying for them to let property go down and letting people who don't care live in them

Negative experience: This company REFUSED to give rental payment history to another rental company, when they themselves require payment history to apply. I've never met a company that does this and ive lived in many different rental situations, both military and non. I've seen companies submit payment history to boost credit, but you will not be afforded that luxury here. They won't even send it to another rental company so they can verify payment history. DO NOT RECOMMEND TO ANYONE.

Like many other property management companies, our policy is to withhold tenant information until you are within 60 days of the end of your lease. Since you are still outside of that timeframe, we are unable to provide any personal history regarding your accounts with us to a third party. However, once you reach the 60-day threshold, please feel free to resubmit your landlord verification request and we will gladly assist you. Negative experience: We were told to fill the application for property that was already rented out. They refuse to refund fees. We feel we are cheated. I tried to call multiple times and I have records. Anyways will call credit card company for fraudulent charges. Will never recommend this to anyone. Probably they don’t care. Update: 12/15/23 Honestly, I was never told about that there is pending application. Otherwise I would have never seen the property. We were never told at any point until 36 hours after. My application. I called multiple times and was told that they will tell me soon and finally I got answer that it is already rented. As mentioned earlier in comment, you probably don’t care. It is not the matter of fees, it is matter of false information.

Mr. Kumar – We are sorry that you are dissatisfied with our application process. While recollections may vary, we always strive for a satisfactory encounter with our office. When we received notification late Saturday evening, 11/25/23, that you were interested in viewing a property, we made it clear that we had already received and were processing applications on that property. Still, we made arrangements for you to see it early the next morning.
When you inquired about submitting an application, we again stressed that we were processing applications and that our applications fee was nonrefundable. I personally spoke with you on two occasions and stressed this. Additionally, this is stated on the application, as well as multiple areas on our website including the FAQs portion and the Application Process and Screening Criteria link on the Renters Resources page.
The application become incompatible with approval once it became clear you did not wish to take occupancy for four weeks, and the maximum amount of time we can hold a property is 14 days with a holding fee.
We did take many calls from you. We explained that while our application fees are nonrefundable, the application stays current in our system for six months and should you wish to apply for a different property during that time frame you would not incur an additional application fee. You made it plain that you were dissatisfied with this response.

Negative experience: My experience with Fetter Properties was overall a one star experience for the following reasons. When I first started with Fetter I was reluctant to do so due to their two star rating, which I can tell you they lived up to that rating and even worse than that. So I spoke with Heather who had brought to my attention some things that needed to be done with the units before getting ready to show. The items as far I was told were done and the units were supposedly ready for showing. I noticed that after just three weeks of being listed that they were not getting much interest or rented, which I was surprised and had several conversations with Heather about it. I even lowered the price of each unit. As I had something in my gut tell me I decided to look for another property management company. I come to find out that the items that were supposed to be done were not taken care of as promised such as the bathroom needed to be clean, kitchen sink and stove dirty, closet rods not put up, items left behind in storage and in addition to a dirty toilet and these units were being shown in that condition. All the while Heather who was giving me the same run around about their rentals fluctuating and that some weeks their busy and other weeks their not "it's just so hard to tell". I later was provided photos of the same items first brought to my attention by Fetter that they were never done. Lastly Fetter Properties had the audacity to charge me $268.00 for mowing the lawn, changing locks and buying cleaning supplies that they never even probably used "what a joke". I also was assured to know that they had a market analysis to help with pricing your property which again is basically you giving them a price and them running with it to see if that works. Please I'm not really one to write reviews, but in this case it was worth my time to help other people not make the wrong decision going with Fetter Properties and wasting your time. Luckily I was able to change course quickly and get out of the contract. Stay clear of this company and save yourself time and money.

We were disappointed to learn of the low review of our company, especially after we immediately released the owner, at his request, from his one-year contract without penalty. We were in constant contact and provided monthly reports to him so we are confused why he would say we charged him for cleaning supplies when the reports clearly show we did not. He was charged a one-time mowing fee and for lock changes, nothing more. We have those reports on file for him to review, if he chooses. Fetter Properties Management has no control over what properties an owner buys, where they are located and, in this case, how much rent is to be charged. The rents he set were clearly too high for this building in this neighborhood and at this time. We have been professional property managers for over 37 years and, while not perfect, we know our market. Hopefully, his next manager will be able to satisfy him.

Fantastic experience: As a single mom who was trying to get her own place I was hesitant to rent an apartment from Fetter Properties from the things I had read. I went ahead and rented an apartment through them and let me tell you it was the best choice I could have made! I’ve been living in my current apartment for almost 2 years now and they have been nothing but amazing! They are always so friendly on the phone, they answer any questions I may have, and they are always quick to fix anything that needs to be fixed (which is not very often)! Fantastic experience: As a busy professional, I have been very pleased to have Fetter Property Mgt. handle the business end of my rental properties. They are currently handling 12 rental residences for me. They take care of everything! Rent payments, maintenance, taxes. Negative experience: These people are by far the worst people to rent from in Evansville. I will warn everyone to stay clear of Fetter Properties Management. They make false allegations on their tenants so they can charge you extra fees. They also take forever to repair the smallest problems. When it's time for you to get your deposit back forget about it they make up things to keep it. Beware deal with them at your own risk.

Fantastic experience: Very friendly and info about the available properties was concise and informative. They have a great thing with the personal viewing of properties. Provide your info on the initial call to them and you receive a text or email with available times to tour locations pick your time. A few hours before that time another message will confirm followed by a message with a code for the location key box code. Enter code open box get a key. You have 2 hours to tour before code expires. When finished return key to box close it and all is done. No junk mail will follow or bothersome sales folks.

Negative experience: I rented from Fetter for over a year and I would NOT recommend anyone to rent from them. Their response time for maintenance is horrible. I needed multiple of things fixed in the apartment and they either took forever to fix them or only half way fixed them. The office is not professional nor will they keep you informed on what progress is being made or if they will even fix anything. My apartment was upstairs and my floor fell in in 3 different spots along with my ceiling falling in. It took them FOREVER to fix them and the floors is what broke me and caused me to move. Don’t rent from them

Negative experience: Stay away far far far away from this company!! This might get wordy and ramble a little bit, just naming things as they come to me. Office staff is rude , always rushing you off the phone. We paid $1000 for a house, it was absolutely gorgeous, but they refused to fix so many things properly, and if they did fix it, it was such perfunctory work. I do truly believe that the maintenance did the best with what they had to work with, which wasn’t much. The “upstairs “ has no insulation, no central heat or air. The “walls” were quite literally falling apart, they “patched” the holes but didn’t paint or sand it so we just had these putty spots all over. Once it got cold enough in the winter, we couldn’t even use the upstairs because, it was so cold, and using multiple heaters ran up the electrical bill. We had to literally sleep on the couch or the floor of our children’s rooms for up to a month. We asked multiple times for the drive way to have new gravel, by end of our lease I needed a full alignment on my truck because of the deep holes and ruts in the drive way. Also many of our guest’s cars scraped when going in certain parts of the drive way. There is just so much updating that needs to be done for it to be worth 995.00/ a month. Insulation, new widows, gutted up stairs and new walls built, gravel drive way, crack in the water pipe, and the list goes on and on. This house has so much beautiful potential to be worth the high rent price. My last and final point, when submitting a maintenance request I clicked may enter the home to help get the problem fixed faster.I learned my lesson real quick that I should never click that button. They came to do a service request and it was a day my kids were out of school, they just unlocked the door and walked right in , my daughter freaked out, and almost called 911/ hit him with a bat because they just showed up with out any notice or anything. When I called to complain about it they said oh well that’s your fault you put that they could enter the house to fix the problem. From them on, I made a note that they were required to call me before ever stepping foot in the house. This same exact thing happened with pest control also and again I was told this was my fault because i signed the lease that says they come every 3rd Monday of the month and I should of planned better. They can send me a text when they are coming to change the filters but not when the pest control is coming?! Again great potential. Just wish it was worth the price.

Negative experience: I sent an email to Tiffany 12/16/2020 stating that I would not be renewing my lease. This email was sent via an already started conversation we had. I also talked to 2 different staff in the office about me getting the house ready for them to show to new tenants. Even letting them know I had filled holes in the walls and painted back over said holes, and bought new carpet for one of the rooms that had damaged carpet. At no time was I told they had received my email to Tiffany. I have several emails back and forth with Tiffany and conveniently the only email she says she didn't get from we was the one I sent about not renewing my lease. I see other tenants with the same issue with the same woman. It sounds to me that she is conveniently losing these emails so the tenants will lose their deposit and be evicted so the company can claim more money they aren't entitled to.

Negative experience: This company will say you owe rent after you move out and then end up giving you an eviction even though you gave them a 30 day notice of moving out. I paid a whole year up front because they wouldn't let me do month to month without a job for income verification, then after I gave my notice I would not be renewing my lease they said I owe them for the next months rent. Do not rent from these people.

Fantastic experience: Ever since I reached out in regards to my application, they have been great to work with. Every time I have an issue in my home, they usually respond within a day or 2. I have only lived in my house that I’m renting through them for a little over a month, but they have been great. They have also been very professional and always answer my questions. I know they have a bad reputation and I have been told they are “slumlords” but the home I live in is very nice and they have been great. Also live in a great neighborhood in a great part of town. The home is not cheap but I don’t regret my decision to go through them. No complaints this far!

Negative experience: As of right now, we are extremely unhappy with the service we have received from fetter properties. On 3/29/2020 we sent a maintenance request to management regarding a tree which fell in our yard and destroyed a portion of our fence during a tornado. I also listed the door hinges on the storm door, which were ripped out of the frame when the winds ripped the door open during said-tornado. Poctures werr included. A week later a crew came and cut the tree up and disposed of it. The fence remained damaged so we assumed a crew would be out soon to repair it. It is now july 1st 2020. We still have a large section of our fence torn down with jagged boards jutting out from the tree damage. No one ever came out to repair it. Nearly 3 weeks ago i was walking across the back deck when i fell through it. We had just had a baby a few weeks before and im thankful i wasnt still pregnant or holding baby at the time. I sent another request and included more pics of the damage. Some one came out later that week to assess the fence and deck damage. They took more pics and while the guy (who was very polite which is surprising given how apathetic the management seems to be) was assessing the deck HE fell through in another spot. Again, July 1st, and not a single person has been out to fix the damage. We called them june 25th to inquire when some one would be out as the maintenance man told us he'd have the office call beforehand so a crew didnt randomly show up at our door. The woman stated they dont notify when maintenance will be out, per their policy. When we stated that we were still waiting on fence repairs from 3 months ago, she used Covid as the excuse even though at the time of the fence damage, businesses werent closed down yet due to covid. Covid has cleared in our area enough that businesses are open and yet we still have dangerous holes in the deck and a jagged hunk of fence missing Skunks and oppossums keep sneeking in our yard through the damaged fence and taking refuge under our shed. The woman on the phone hastily assured us they would be out the next week to repair the damages. It is now next week on wednesday and no one has been out to repair anything. I'd also like to mention when we did the walk through before signing the lease, one of the ceiling fans in the bedrooms was completely gutted. We assumed they were working on it and it would be fixed by the time we moved in. When we moved in, the ceiling dan had not been touched. My 9 yr old son turned the fan on since the light portion was all that appeared to be wrong. After it was repaired, the maintenance guy informed us none of the blades were screwed in and we are extremely lucky the blades didnt fly off and injure some one. The maintenance man had came a week later to install a new ceiling fan but that has been the only repair we have had and i feel it shouldnt take 1+ week to repair things like this. Will consider giving more stars if these issues are handled soon without issue. Otherwise, im heavily regretting not reading the reviews before signing the lease. Im generally a very patient person and i try to avoid conflict. Unfortunately this is getting to the point where my patience is running thin.

I tied all my money up in money orders for the deposit and rent, only to show up and find they had rented the property to someone else. The office workers have no sympathy. The only good person here is the one maintenance guy I’ve met. They have lied too many times for no reason. Negative experience: A HORRIBLE company to rent with or simply try to work with in any shape or form. I had several emergencies that I needed tended to by our landlord and the landlord simply refused and said “there is nothing we can do about,” such as no running water, no heat, and bug infestations. They are very good at making apartments and houses look nice when they show them but once you move in you see the real side of things. NEVER rent from this company. Honestly don’t know how they are even in business.

They were completely unreliable and when we asked for help with problems that were clearly on them they made excuses and would do nothing about the problem. Fantastic experience: Love them! Nothing but good for my family. It's hard to believe some of you have said they are rude. I have never been treated rudely but then again, I am never rude to them either even when an issue presents itself. Bonus of renting. I don't have to jump through hoops to find someone to fix my problem or pay out of pocket for it. If I were a homeowner, I'd be a bit more inconvienced than waiting overnight or even a couple days to have something fixed.

When we started messing around with their books is when they asked if we needed help. We have called several times about seeing a property and never were we told you would have to make an appointment. We were informed that we would have to make an appointment to see even though we had talked to someone as mentioned and even asked about them putting a lockbox on a property. She then smarts off and goes "I've never heard anything about a lockbox" the girl that sits up front then goes there's a lockbox on a property on Janette. Which makes up think that they messed up the address we requested to see and didn't even follow back up with us to begin with. We won't be coming there for anything. Thank you for showing us how unprofessional your company is. You could have had renters that actually pay their bills on time and could afford a higher place. We only looked into renting from you all because we liked the house, but will just go with a better company with more stars in their reviews.

Negative experience: STAY AWAY!!! My son has recently gone through a horrible experience with this company. He lives in a roach infested apartment. There are roaches everywhere. He has them in his bed, in his toaster, in his coffee pot, they even crawled out of his book bag at school. He had to shake his covers before he goes to bed. This has gone on for five months. He has told them on several ocassions. They send pest control which never takes care of the problem because the upstairs apartment is empty and they don’t spray there so the roaches come through the vents. He has asked them to give him a different apartment to which they have refused. Since it is uninhabitable he asked to get out of his lease to which they denied him. So he will be moving out anyway. He has taken several photos and contacted the authorities. He just can’t take it anymore. If I could give them a zero that wouldn’t even be low enough. My advice would be to stay away.

Negative experience: I rent a one bathroom home from Fetter. I have been living at the same home since July 2017. I am a good tenant, make my payment on time every month, and I have made improvements to the house on my OWN dime. On Monday night I noticed there was RAW SEWAGE filling my bathtub!! RAW SEWAGE PEOPLE! Simultaneously, the toilet stops working and is just keeping the standing water in it. This was around 6:00pm, after trying to plunge the toilet and tub for about an hour manually, I break down and call Fetter Properties at 7:13pm for help, I pressed the option for a MAINTENANCE EMERGENCY and get a woman in their call center. I explained the severity of the situation and asked for someone to come out ASAP because I cannot go another hour with no toilet and RAW SEWAGE IN MY TUB! She said she will “try” to get a hold of someone for me to “see if they can do anything” and would give me a call back. I was EXTREMELY discouraged to say the least, but I tried to be as patient as one could be, given the situation. I waited until 7:56pm and then called Jiffy Rooter myself. Jiffy Rooter was at my house within the hour and removed a HUGE amount of roots and that resolved the issue that evening. I never received a return phone call from Fetter that night. The next day, which was yesterday, I was waiting to hear back from Fetter (keep in mind, they had NO idea about Jiffy Rooter coming out, or that the problem was resolved in anyway.) They NEVER called me. I called them at 1:44pm on my lunch break, to inform them since no one contacted me and no one has been out to my home and explained that I would like for them to reimburse me for the expenses to Jiffy Rooter. I forwarded them the bill via email and waited for a return phone call. Surprisingly, this time I did get a return phone call, they had to leave a voicemail since I was at work when they called me back. They let me know that they would credit my account everything besides the $75 emergency fee that Jiffy Rooter added on for the call. That is completely unacceptable! Not having access to indoor plumbing is one thing, but then to add the revolting image of human waste in my bath tub is absolutely an E M E R G E N C Y! I called them today on my lunch and told them I appreciated them covering the majority of the bill, but they should reimburse me for ALL of it! The rep from Fetter Prop said that if they had handled the situation (but they didn’t) they would have waited until the morning to avoid that fee from the plumbing company they would have used... I told her that NO ONE should have to wait over night for access to their own tub & toilet. She said “no no, you could still use your toilet.” I asked her when she started living here? Because I was actually present that night (unlike ANYONE from Fetter and NO MY TOILET WAS NOT WORKING!) She said all I can do is the dispute the charge in writing to their office, which I am definitely doing! Bottom line: How long would you be comfortable living with human waste in your ONLY bathroom before it’s considered an emergency? Do you believe that as the management company someone would have contacted me on this matter? And finally, not only will I be submitting a formal dispute to their office, I will also be reporting a complaint to BBB, Google reviews, Yelp and anywhere else I can.

Negative experience: When I called to confirm the pet policy prior to applying, I was mislead thinking that I would be able to be allowed more than 2 pets. Again, I called because I was little confused as to their pet policy. They lied to me so I applied and then get a call the next day saying I was denied. They ripped me off for $60. LOOK ELSEWHERE! Negative experience: I rented a duplex (in Newburgh). Terrible experience. When we moved in we noted a lot of problems we needed adressed: broken front door (huge gap and rotting floor from where rain was getting in), missing fire alarms, missing blinds and MOLD. It took months for anyone to address any of these issues. Along with that, our toliet was out of commision on multiple seperate occasions. The worst experience was when heating unit broke (when it was dangerously cold outside).... not only did they not provide heaters it took them A MONTH AND A HALF to get someone out to fix the problem. They also let themselves into our home many times without any notice. Horrible, horrible company. They should be ashamed of themselves. Edit: emails and pictures well documenting everything. slumlords.

Negative experience: Awful place to go. Tried to get a place thru them and they said I couldn't because my current rent is too low. Granted I already payed 60 for the applications no where in the app or policies does it disclose that my current rent has to be 75 percent of the new rent. I make 4x the rent that I would be moving into as well. I also have a job and have a work history at the job of over 4 years. But that's not good enough. So because I want a better home for my family I can't get one cause I need to pay more rent at the small place I'm at. Thank you fetter I will be letting everyone know you are not In the home renting or helping families do better area of renting at all. Never waatung money with you again.

Negative experience: I really wish there was a way to give negative stars for this review. I’m a very easy going person and very understanding of people but in the last 11 months of living under Fetter Properties, that cannot be said of me anymore when I have dealings with them. The list is long of my complaints but I’ll try and keep it as short as possible to you don’t have to read three books worth to get to the end. First and foremost: DO. NOT. RENT. FROM. THEM. Before I moved into Fetter Properties I was warned by several people to not use them, that their maintenance was horrible and so was their staff. I loved the apartment space and style though and I’m someone who likes to give people chances so I went ahead and did it anyways. I wish nothing more than to be able to go back and change my decision. When I moved in I was told that I had to pay a $200 nonrefundable deposit to have animals in the house and to report my dog to be able to have him. Fast forward and I ended up getting a cat. One day (of many where fetter employees or non-employees have shown up) a employee notices my cat and I suddenly get a price of mail saying that I have an unauthorized pet in the home. I got slapped with a $100 penalty fee, another $200 nonrefundable pet fee and another $30 a month per rent fee for my additional animal. Even though I followed protocol with what the office workers told me when I moved in and was given misinformation on what was allowed, Fetter refused to remove even the penalty fee, even though it was their misinformation that caused it. I’ve been waiting on new kitchen counters in my apartment for the last 10 of the 11 months that I’ve lived there because they’re busted and no one has replaced them. There’s a leak in the living room that they refused to fix because they “can’t” fix it (more like won’t). There have been multiple instances of employees coming into the apartment and not getting the front door completely closed when they left, almost resulting in my pets getting out of the house. The most recent issue was when I got a text from the property saying that they had rekeyed the property laundry room door and left it on our counter for us. At this point I’d been living at the property for 10 months. When I moved in I was informed that there wasn’t a washer and dryer hook up but they could install one if we’d like (also another lie when I later asked them too and was told that wasn’t possible). So for the past ten months I’ve been lugging my laundry back and forth from various friends houses to do it when THE WHOLE TIME we had a laundry room in the back of the building and no one told us. When I went to use the washer and dryer the next day things seemed to be looking up. I paid my $1.75 to wash but when I came back down later to pay the $1.50 to use the dryer.. it didn’t work! So there I was with my work dress clothes sopping wet and out my money. That can be partially forgiven if it wasn’t for how the conversation played out with them when I called. They said they would put a work order in (which I’ve heard too many times and nothings ever happened) but they refused to refund me my money back that I lost because “it’s against their policy”. That may not seem like a huge deal and in looking as just a $1.50 incident, it’s not. But it’s just another example of their gross uncaring for their tenants and shows yet again that even if asked for the tiniest courtesy like your money rightfully refunded, they’ll never do it. There have been multiple other instances of Fetter Properties being horrible landlords to deal with but that would take many more paragraphs to discuss. The bottom line is, don’t rent from them, no matter how desperate you are for a place or how nice the apartment or house looks because i can promise you, it’s truly NOT worth it.
