Negative experience: Just a bizarre experience. Met for a few walk throughs, decided on a property I liked and then got completely ghosted by everyone despite multiple attempts to reach out. I was in a time crunch so wasting my time was certainly not appreciated. I did end up finding a brand new, nicer place with more space for a way better price but they certainly didn't aide in anyway to an already complicated situation.

Negative experience: Very unprofessional, would not suggest you do business with them! They don't know if the properties are available or if they accept Section 8!
Positive experience: I'm 6 months into the lease of tiny house on the north edge of downtown Sioux Falls. This house is nice and very affordable, and Alpine has in my opinion been fair and available when I've had questions or complaints. I would absolutely rent from Alpine again, and the Good Lord willing I'll renew the lease come spring.

Negative experience: i rent from alpine atm and they are the most slum lord property i’ve ever rented from! My heat hasn’t been working since the weekend and i’ve called and called and nothing gets fixed they have cockroaches and don’t care about there tenants at all! fridge stopped working and took them almost 2 days to get someone out to my unit. i highly recommend NOT renting from alpine unless you wanna live in some ghetto bug filled nastiness!!

Typically, the approval process takes 2-3 business days. Once we received additional information, we were able to approve your application. The lease was promptly prepared, and everything was signed the following morning.

Positive experience: Trying to keep an open mind. My first impression of this company is that they have dishonorable practices and lack humanity. When reading through the lease it only confirms those observations. I've never read in a lease before that, even if you die, you're still required to uphold the lease. That's just one example. I won't get into all of them. I signed because I also have a gut feeling to give them a chance even though I find their practices distasteful. I'm locked in until next August so we'll see if any shenanigans ensue or if I was mistaken. Wish me luck I suppose I will say, they have handled me well this far, even when I presented them with these criticisms.

Fantastic experience: I have always rented through private owners, so was skeptical renting through a property management. Alpine has been absolutely amazing! All the staff have been so kind and caring! Brandon was so helpful and kept communicating with me through the whole process and answered any questions and concerns I had, Casey has been so kind and responsive with any concerns or questions, and Lydia was so kind, caring and on top of the emergent issue we had over the weekend. They are very responsive with work orders or any issues I have. I would reccomend Alpine 100%

Negative experience: I do not rent from alpine but I will say I am highly displeased with with the people they just rented to across the street from me. I recently moved here from out of state and our neighborhood was very quiet with nice neighbors until a couple of days ago. The people are obnoxiously loud late at night and came to our building last night, beat on everyone’s doors asking about a doordash they had ordered several days ago, then threatened to shoot the building up when everyone told them we don’t know about it. They haven’t even been here a week. I have small children and have now lost my sense of security being in my own home. Looks like alpine management will just rent to anyone. Thanks.

Negative experience: AVOID ALPINE AT ALL COST IF YOUR SANITY MATTERS TO YOU. No one deserves to use their hard-earned money to pay for monthly rent and receive unlimited disrespect and total dishonesty from this property management. I moved into their property 2022 august and received no walkthrough inspection with any member of management on the first day. There were dry old blood stains on the floor, stained kitchen cabinet which were cockroach infested, kitchen and bathroom sinks were not draining well either. During our early days we had to make several requests to have them rework on the clogged sinks. Kitchen cabinets were not emptied and had stuff from the previous tenant (one whom was obviously was charged for apartment clean out but was the apartment cleaned?). The pest control guy, very tall respectful guy had to take out some of the garbage from the kitchen cabinet, during his pest infection routines. God bless that guy. He took on a job was that was not his because he valued and respected my comfort as human being and as a tenant. He took out some and could not take everything out as it was a lot, from old bags to newspapers. I encountered several episodes of DISRESPECT from the office female receptionists and especially the manager Lydia. I went into the office onetime and requested to see Lydia, I was told she was not around only to turn around and see her standing in the office. The manger angrily approached me and informed she was in a hurry to go for her vacation thus I need to fast with whatever my request was. The tone with which she spoke to me with was not only disrespectful but dehumanizing. It’s been almost two months and have now received a letter on my deposit. I was not accorded with a walkthrough for both management and me to see and record the state of the apartment. I am being billed for those closets they never cleaned out, blinds for a bathroom that never existed when I moved in, billed for a crack in an unknown wall. I have no kids and never even furnished the place. I eagerly counted down for my lease to end because I was basically paying money monthly for this management to mess with my mental health. Avoid this place at all cost if your dignity and mental health matters, I have lived in several apartment but coming out of state and experiencing this made me regret moving in the first place. I have never felt bullied, disrespected, and extorted like this until I moved to their property. DO NOT RENT WITH THEM, YOUR PEACE OF MIND MATTERS.!!!
Henrietta, your move in inspection was completed August 12th, 2022. At Alpine we complete picture inspections and notate the condition of the unit upon move in to protect both our tenants and our company. Your unit had new flooring installed throughout along with paint before it was listed on the market for rent. We were notified that the kitchen sink and bathtub were not draining and had vendors out within 48 hours of each incident. We never received further communication in this matter. We were never notified of any food or trash in the kitchen cabinets upon you moving in and the inspection does not support this claim. No report was made of cockroach infestations during your tenancy by text, email, work order, or from our pest inspection vendor.
Our office staff has been very accommodating with you on several occasions to resolve issues that started arising in March 2022. We walked you through some unfortunate co-tenant and financial situations the best we could, which included recommendations for local agencies to assist.
Upon your request, the move out inspection has been sent for your review. We received a text on August 15th stating that you have moved out and your unit keys were turned in that day by a friend. You were not charged for blinds in the bathroom as they do not exist but were charged for clearing the bathtub drain. Blinds were replaced in one of the bedrooms and touch up paint throughout the unit from wall scuffs and minor damage. Rotted food was cleaned from the fridge as well. You have received a portion of your deposit back. We wish you well with your future housing needs!

Negative experience: I truly wish no one have to go through the things that I (and many others) had to go through with Alpine, the last month and a half living at an Alpine property I had to sleep on my living room floor, when I asked if I would be receiving any kind of a discount on rent for not having a livable bedroom due to the mold growing in my mattress and down the walls, (that I was told to clean it up myself and put a fan on it.) Debbie in the Alpine office told me “well you have a living room to sleep in right.” They aren’t afraid to take it vantage of you and truly do not care about people at all. They just want their money. I have lost so many items I will never be able to get back, nor get refunded for. Alpine has left me with the loss of clothing, handbags, shoes, a brand new mattress, curtains, and a sick emotional support animal along with many mental set backs. I know for a fact, I am not the only one currently reporting them to the City of Sioux Falls. Please don’t take the chance, save yourself.——— Their reply review is a lie… their “ restoration team” WAS THERE FOR THEMSELVES! The guy who came to try to clean my memory foam king size mattress, literally told me he’s never been called to clean a mattress and that it probably would not work. Also they have recently sold the property I was living in…. Wonder why.

A professional restoration vendor was hired to take care of the issue and our staff reached out several times to your renter’s insurance on your behalf. Negative experience: Don’t rent from this place. Will walk you through and tell you oh the last landlords were slum lords and didn’t take care of a big problem but we’ve been keeping up on it and haven’t seen anything. Just to find it’s infested. It was almost freezing in our apartment and we had to call them to get the heat on for the whole building. Had multiple times where closet doors would fall, we’d let them know, it wouldn’t get fixed. Maintenance guy informed me it’s because I had too much in my closet. (Nothing besides a tote and some jackets on hangers, normal things you’d have in a closet.) I had reported to them that one had fallen on my son and another instance one had fallen on me. They rehung them, they fell again. Now I’m being charged for these doors. We discovered a bunch of mold under our baseboard heaters, sent them a video, they told me to scrub it and I said well I’m a month away from having a child so I don’t think that would be healthy. Debbie said well what do you want done about it then? Weeks later a maintenance guy comes over and tells me that it isn’t mold but yet sprayed it with mold control. I lost many personal items and furniture due to bugs and mold and am still being charged an arm and a leg for move out costs. Definitely do not go through here.

This building runs on a boiler system so it does limit the temperature control within specific units when temps start to warm up or cool down for the season. Fantastic experience: I had a very positive experience with Alpine. They bought out the previous owner of the property where I lived. They didn't shake things up right away, or really at all. And they didn't raise rent by very much when they took over, or much at all by the time I left. They were very gracious with allowing me time to meet their standards for the apartment I lived in. I wish I could have continued to live there, but I really just need a larger space than the one I was in. It was a great space for me when I moved in but I grew out of it. Alpine, Lydia specifically, was very accomodating and gracious towards me and was willing to work with me, regarding whatever issues came up (inspections, refrigerator replacement, etc), during my time with them. The maintenance issues I had were always handled in reasonable time. it was not next day like a lot of people seem to expect, but when I lived in my parents house and they needed something fixed, it always took a couple days, same thing with Alpine. Over all, I would say that Alpine is a great company to rent from and I would absolutely recommend them to anyone and everyone who asks.

Negative experience: DO NOT RECOMMEND Will claim everything is the renter's fault and won't fix anything. Gave my friends a very difficult time when your building got mold. They lost hundreds of dollars and hundreds of hours because your company wouldn't own up to the issue.
Negative experience: Truly terrible people. If they had a number one scum lord award, there would be no competition. They will treat you like you know nothing. Truly fix anything, ha yeah funny. From freezing pipes in the winter time, to mice, bugs, mold and so much more that people are going through! Baffling how they have not been shut down. DO NOT RENT FROM ALPINE.

Please note that it is Alpine policy to complete work orders within three business days of being entered to the extent possible. We completed the work order pertaining to bugs and weren’t notified of any continuing issues. The issue in the pictures attached were resolved by a professional restoration vendor. Negative experience: Not satisfied with this rental company at all. 1. Was poorly cleaned on move in. 2. Snow removal is horrible. 3. Terrible at communicating, had to call them to get any information on a repair. 4. Found ants after living here for less than a month. 5. Was told to use wash cloths to bathe because fixing our shower could wait. Save your money and steer clear.

Positive experience: Snow removal is always lacking, make sure you read updated leases thoroughly, calling them for help usually ends up in an unenthusiastic person telling you someone will call you back shortly (which is always a coin flip). But if you end up talking to one of the actual agents instead of the person at the reception desk, usually it's a good experience, they are willing to work with you on issues, and usually end up taking care of complaints or issues within 48 hours. Will say been with them for 5 years if not more, and would prefer these guys over most other property management companies.

Negative experience: Do not rent from Alpine! They do not respect the tenants they do not care to fix anything and they do not care about your family’s well being. The heat does not work outlets have ice build up in the winter and they think that is perfectly fine and safe to live in. You absolutely freeze in the winter time because the heat is not proper at all and they won’t ever fix it. This has been the worst place I have ever stayed in. Save your money and go rent somewhere else!
Positive experience: I like this rental company because they were incredible to work with and they have really good policies regarding pets.
Negative experience: Literally the worst company to rent from. They are not quick to fix anything and every time I call the office for anything I'm treated very poorly. There is obvious roof/gutter problems because every time it rains it rains in my apartment. Save your energy and money, and move in elsewhere.

Negative experience: I was a person who rented here. They don’t take into account what you have detailed when you move in, I had taken pics, as well as inspect the apartment when I first got there and let them know by. Since they have to do the move in inspection without you. I also didn’t get the memo that the downstairs part of the duplex controls the heat. The snow removal and lawn care is very minimal. Unless you don’t mind living where the grass is rarely mowed and getting stuck in the driveway during winter.

Negative experience: Gouged me on small charges and technicalities any time they could… took a month and a half for my work order to be taken care of. Will not be renting from them again.
Fantastic experience: My fiancé and I went and visited a property that they were showing, and we really enjoyed it, and they were so quick and helpful that we had signed leases by that evening. Really professional help, and ensured that we had everything we needed to make the process quick and easy.
Negative experience: Spoke to a clerk, very disrespectful, I had trouble getting a word in, tried to explain my situation. She just didn’t care, my advice she needs to fix her attitude. I will be calling again to speak to her supervisor and will be reporting this to the BBB

Negative experience: They leave the place looking terrible with broken things like doors handles drawers. Found out after I moved in that they expect you to fix all of the broken things and if you don't they take it out of your deposit. Also if you have your significant other living with you they are an extra 30 dollars. Also pet rent is probably the dumbest thing ever I understand a pet deposit but paying an extra 50 a month for a pet is not right.
Roy, thank you for taking the time to write a review. A move in inspection report allows you to identify any items that may not be working properly on move in, such as a drawer handle. As long as you document on your move in inspection any items that are not working correctly it is not your responsibility to pay for these items. Adults over 18 are required to be an approved tenant and on the lease. There is a separate pet addendum that is gone over with all tenants and specifically outlines all items of allowing a pet on the premises and all tenants sign off on their understanding of the pet addendum before move in. Negative experience: Listing showed we had washer and dryer on sight, nope.not even hookups, showed central air, nope. They put window ac's in. Sewage backed up in basement, the repair guy was good and helpful but the rest of there staff is trash. Don't trust Debbie and Lydia. They will do anything to get off the phone. Seriously I'd stay away.

Positive experience: Nice place to stay. It’s comfortable and in a great location!
Negative experience: Do not rent from Alpine. During our stay we had a mice infestation, squatters next door, and squatters in our garage. A garage that we didn't have for three months as it was locked shut on us and they kept asking if the items in there were ours even though we told them over and over that they weren't and it looks like people were living in it, but no one is capable of communicating with one another at this rental company. If you enter a maintenance issue online with them, it'll be marked as done even though no one would come and fix it. You have to call them. Over and over and over again, to get anything done. We gave them a 60+ day notice of move-out. A month before our lease is up they changed the locks and took pictures of our items we were still moving out of the apartment we still lived in. They lied straight to our faces saying we turned in the keys when we literally have the key still in our possession. Now we're looking at $500+ of what we owe for move-out costs, that we have been battling for months and they suddenly have new bills, and excuses and are refusing to rectify any of this. These people are scammers that take advantage of those needing a home, they are disorganized and will lie for their benefit. If you value your peace of mind, safety, and finances, DO NOT RENT FROM THEM. Update: Thanks to Brandon, this has been rectified. It shouldn't have taken months, but we're surprised and relieved we no longer have to wrongly pay half a grand. We hope, moving forward, they don't make this same mistake for other tenants. It was traumatic and stressful, but we're glad they finally made it right.

Fantastic experience: I've never personally rented from them but I live next to a property of theirs and knew the neighbors. If something happened they were usually pretty quick to fix it and always seemed super nice. Seemed like they stayed out of your business as long as you did your part. If I were to rent again I would give them a shot.
Fantastic experience: This company is great. They are willing to work with prospective tenants to find them a nice place to rent. Stacy and Brandon were very friendly and happy to answer all of my questions. They offer choices for people of all different financial backgrounds, which I think is awesome!
Negative experience: When you move out they will keep your deposit AND charge you excess fees. also upon moving in house had no A/c and when moving in a family member found drug paraphernalia in the basement. all in all it seems they don's inspect properties very well when you move in but when you move our they WILL ding you for every little thing they can find. If you are new to Sioux Falls like i was i would look elsewhere or try buying a home!!
Hello Peyton, thank you for being a tenant at Alpine! Yes, unfortunately an AC system will malfunction at the worst times and we were happy to get the AC fixed as soon as possible for you. You are correct that any items left at a property that need to be disposed of, any damage caused to the property, any flooring damaged, any removal of stickers that were left on walls, any replacement of light bulbs will be charged first to a tenant's deposit and then will be the responsibility of the tenant. Negative experience: Don’t work with Lydia or Brandon they don’t know what is going on at all I was told several different things for weeks leading up to them just denying me, I called everyday to try to make sure everything was set up on our end and they kept giving me the run around, very very unprofessional....

Negative experience: I got behind on rent and they wouldn't even work with me to get caught up they told me I have to make more money than what I do to stay in the house which is very wrong.

Fantastic experience: I have a lot of respect for a property manager that takes care of their renters during a event such as the tornado that hit Sioux Falls recently. There was a manager at 3 am still checking on their tenants. Brandon in the office is also easy to work with.

Fantastic experience: Due to some unforseen complications with the apartment I had been planning to move into, the place was suddenly unavailable on move in day. I was freaking out because I just wasnt sure where we were gonna live since our other lease was up, but Lydia was an absolute gem and stayed til almost 8 pm on a Friday to help my brother and I find a different place and to get all the paperwork handled so we were still able to move that weekend. And the new place ended up being great for our needs. It was not only in roughly the same location that we had wanted but that was also much cheaper than the place we had originally lined up. The whole team was super kind and understanding and helpful. Absolutely amazing people to work with!
Fantastic experience: I am almost done with my first years lease with alpine and now looking at houses they have as well. Never have any issues and if i need maintenance they are quick at responding.

Negative experience: Very unprofessional on getting us our first months rent paid to us as owners. They change banks the month we where to collect our first months rent. We where told a check would be in the mail in a week or two at the beginning of the month. I finally had to call twice mid month, just to hear that is would be another week, maybe 2 until we would see our money. I don’t recommend going thru them to get our property rented.

We relayed this bank switch information to Mr. Chick. We wish we were not changing banks during this time and we apologize for any inconvenience that this bank switch may caused. Negative experience: Very unorganized...The blonde woman that works at the office/answers phones seems very scatterbrained...they do not seem to keep accurate dates/years of leases, will up your rent and add on extra fees without any notice.

Fantastic experience: I just made and appointment and they saw me withing 2 days, I check then place out and I liked it, I don't ask for much so the place to me is good enough, I told them I would like to move out of my place asap, went to the office drop of my application and my deposit and within one day I was already approve, very fast past, I honestly did not expect to be approve so quickly, I will be picking my keys up here shortly, plus they are pet friendly which is a plus when ever I decide to own a pet.
Negative experience: Horrible Rental company. Stay away!!!!! Rented property that made me sick and wont give back deposit i have letters from doctors about it and they are trying to charge me for damages that had already occurred to the property will be attaching pictures of the house they rented out it rained in my dining room every time the rain would come down their solution was 5 gallon buckets for months. They are slum lords and only care about renting out the property the maintenance person stated when we moved into a huge mess in the basement that he had only had about a half hour in the unit before we moved in. There was so many bugs in property and mushrooms growing out of the wall. They are very unprofessional and think they are above everyone.
Taylor, you were able to do a mutual termination of the lease, you were not charge pro rated October rent, you have received a portion of your deposit back and the rest of the deposit is pending. The growth on the wall was due to the shower door not sealing when in use and the subsequent moisture on the wall not being cleaned up. This wall growth was brought to our attention the day of the mutual termination. The last text message we have from you regarding the dining room roof was that it was not leaking. Negative experience: Never drop your rent off or leave in their night box; they lost two month's rent and want me to repay them! Get a receipt!!! Move out is awful. They are playing games with return of my deposit, utilities, you name it. I left my place on a much better condition than when I moved out! I even gave a 60 day notice with permission to show the property! Take pictures upon move in and move out! Get everything in writing! Very disappointed that it looks like legal action is only remedy here.
