Fantastic experience: I’ve heard bad things about Tzadik but I live at Richmond townhomes and I just want to say I’ve had no issues. My apt manager Heather is great. She takes no crap and stands on what needs to be done! I appreciate her so much! She’s been so helpful and deals with me freaking out lol she’s great! Definitely a great property manager! We need more of her !!!!

Fantastic experience: Just wanted renters at Mayfield apartments to know the Maintenance is amazing I HAD a toilet that was seriously clogged from a towel rack fixture that fell into it and actually got flushed up into the toilet Thursday afternoon. It wouldn't flush when flushed the water would drain extremely slow. We couldn't use it for some occasional number two. I set up my Meld app put in my work request. They responded immediately. Thought they said it would be Monday sometime. The dude showed up this morning Friday the day after I requested less then 24 hours. Came in prepared didn't have to go back and forth outside to get more tools took a look I told him what was stuck up in there. .The man had skills he was done in less then 10 minutes for sure it was quick. Came out as confident as he went in told me he got it and left Best maintenance service I ever experienced that's why I had to let people know u can trust your problems with them. My toilet is working Amazing thanks again. I have to daughters I needed a working toilet ASAP and they took care of us.

Negative experience: I need maintenance to come turn off the heater I can't turn it off & on

Fantastic experience: Personally I have heard so many bad things regarding this company ever since I moved here but honestly I have lived here in there Mallord cove property for almost a year and haven’t had any issues, my property was fairly clean, new carpet, and decent neighbors. I actually just resigned another year because i have had a good experience and the price is cheaper which is hard to find in Sioux Falls. Yes I have had maintenance stuff like our AC unit went out over summer but when putting in a maintenance request it was fixed within a few days. Also needed my stove burner fixed and was completed in few days as well. Where ever I have had any concerns with the property or my apartment my landlord Colleen has been very helpful in trying to fix the problem! I would highly recommend other people to my property and to my landlord Collen.

Negative experience: This is the worst place I have ever lived in…management never answers their phone…I spent over $250 worth of cleaning supplies just to move in a duty apartment…with mold all over the bathroom and kitchen…and not to mention they charge me electricity twice a month from them and the electric company…don’t ever move here…

Fantastic experience: The broiler was not working on what was the coldest day of the year so far, with several more cold days in sight. Within a half hour of my call the problem was resolved. Very quick reply, knowledgeable technician. Thank you to everyone who had a part in making it happen!

Negative experience: My cousin litteraly moved in here on8/21/25 (friday) and there's really no words don't not rent from here as I am expireicning mold toxicity now from deep cleaning my cousins apartment the negligence is insane if you rent tazdik properties your going to have roaches (dead in pic of sliding door) black mold and carpets filled with cat pee. The pictuetures of that wall and carpet and the one where the carpet is lighter is all from me deep cleaning that apartment at not cost to the landlord.... and again am now expirencing mold toxicity

Fantastic experience: Presoaked carpet in the bad spots. Let it stand for about 15 min .than use my shampooer to get all or as mush liquid up as possible. And stains Are gone

They had to give me new carpet and repaint which I was fine with, but she kept me up to date when it would be finished. My move in was very easy and the place was spotless with no serious damages. This company did me a solid coming to a brand new state and being homeless, Now I have my own place thanks to them

Positive experience: There were a few bumps along the way on our move in. Starting with the elevator not working and our apartment is on the 3rd floor, so it took 3 times as long to move, and we had to pay for helpers as we are older. There were also issues with the garages we requested; however, all issues were resolved on the following business day. We had reported things that needed repaired, and they sent someone out immediately which was appreciated. Overall, it was a decent experience moving in. I have seen others complain about the property and things not being repaired, we personally have not experienced that. The apartment is nice and spacious as well as quiet. Other tenants appear friendly and have given us no trouble. We actually love it here~

Negative experience: this management is absolutely terrible. i’ve called over 5 times about my air conditioning being out, its central air too. its over 80 degrees in my apartment, and they still haven’t sent anyone out to fix it, yet i pay for maintenance and gas, and they never show up for anything.. i have had mold growing in my sink due to the garbage disposal being broken, its been like that since two weeks after we moved in, and its almost been a year.. they’ve also given me infractions for my SERVICE ANIMALS. just pathetic, no one should ever have to live like this! it’s inhumane.

Negative experience: Will never live there again... they hardly ever came in to fix anything unless you literally harassed them. If i could give them 0 stars I would.

Fantastic experience: I've lived happily in my apartment for about four years. I've read others' reviews and the nightmares they've described. Thankfully, I've not been so terribly affected. Granted, when tenants in the building moved out, we experienced a sudden wave of pests, which never happened before. Fortunately, when I notified my property manager he put a note in for the pest control guy. About two or so weeks and the problem was solved. I rarely submit maintenance requests, but the few that I did have been answered promptly. [[TBC]] Review of my experience with Property Meld, property manage, Tyler, and our maintenence staff.

Negative experience: I have been waiting for someone to fix the hole in my wall that maintenance said they would be back to fix this in a few days? It is nearly a month. I would have stayed here for years, I love my apt,it's close to work. Now I am looking for another place.

Negative experience: Giving ZERO stars because this company that owns most of Sioux Falls South Dakota rentals is beyond the most disgusting, eye sore places in town! I deliver part time for a business and shudder everytime I’m going to their properties, wonder how worse the insides are if this is just what we see as a community. Fantastic experience: This is 5 stars for Paul the new head of maintenance. He fixed my problem the same day and let me know how to get help in the future. Hopefully this is a sign of things to come with the new management. It has been nothing but problems with the office to the point I was videoing myself when I had to walk in the office because I was always being accused of doing and saying things I didn’t. But PAUL GETS 5 STARS!

Negative experience: Tzadik properties and owners are not doing anything to help there residents. We live in filthy buildings and no one does any cleaning. I have pictures and videos of the nasty stuff I've encountered living here for the last 4 years. And yes I would move if I had money and resources. And the 1 star rating is only because I had to put something to post this message . And those are not the only pictures and videos

Negative experience: Tzadik should be ashamed of themselves subjecting people so such horrible conditions. To top it off, you can't even break a lease to escape the filth. They expect their tenants to keep quiet and pay up. They don't fix anything. Buildings are roach infested. Filthy. Broken doors. Holes in walls and ceilings. Not sure how they keep getting away with it. This Is a class action suit waiting to happen. City of sf doesn't seem to care much. Lloyd took good care of their stuff. Tzadik ran it into the ground.

Negative experience: Do not move to these apartments, it’s poorly maintained and the mangers do not care about the property, if even you make a report they won’t fix the apt, it’s not worth paying this amount of rent,

They both have been very fast with emergencies coming up. Maintenance was really fast coming over when the flooding happening in Sioux Falls. I know everyone hands were full. Negative experience: I have lived here for 3 years and don't rent here they do nothing in Sept I had a sewer back up in my apt call a bunch of times I had to pay someone to clean the mess up I ended up losing 1week of work was in hospital because of the sewer smell I have copdi lost lots of stuff it was so bad it was in living room bothbed rooms and after a week the brought a fan and left it by my door called the city there was so much mold under the carpet when new management took over the carpet did not get replaced and the mold in the apt keeps sending me to hospital I am moving out but I let u all know this is a very bad place to rent the last sewer back up they did the same since I have been here 7 sewer backups in this apt and they won't replace nothing after 6 times of turning this in to my rental Inc I think they should have to pay something it's there apt I had to pay people to clean the mess and had to have someone cleaning the carpets stay away from any of there places they don't take care of them I asked the last plummer what this keeps happening they told me because the owner don't take care of the problem they don't care they just want to keep raising the rent don't take care of the problem with people breaking in to empty apt gun shots police here all the time old people getting beat up and phones and money taken its not safe to go out of your apt at night its bad and nothing done to make any of this better

Negative experience: They are the worst land lords a person could ask for. I rented an apartment from them . I moved in November of 2019 and there were roaches in the apartment ( and when I toured the apartment with the manager the apartment looked clean and all though older it seemed to be maintained) that was not the case.. I got moved in and found out the apartment was infested with roaches the whole building was infested and I asked to move to a different complex and they told me that they couldn't transfer my lease I had to stay where I was for the term of my lease and they told me that there was nothing they could do and they would not let me out of my lease even though they knowingly rented me an apartment that was infested with roaches and they knew it was infested because the whole building was and they threatened to she me if broke my lease so I felt u had no chance but to stay... They promised to fumigate my apartment and they didn't do anything but have someone come spray behind the fridge and toilet once A month but that was useless because it was a situation that needed to be handled by professional company that handled building infestations ... I 3told by my doctor that I could of gotten out of my lease because of the deception on there part and the emotional distress they caused and the health risks that they knowingly rented an apartment that was not clean ... The heat never worked very well and I called them 6 times and they would say that nothing was wrong of that it was the boiler needed water.. .I kept telling the manager and maintenance it was the thermostat and the maintenance dude said no that was good... The last time I called the 6th time when it was 30 below windshield .. I was mad and I yelled at him to get me a new thermostat or I would hire someone to do it and take it off my rent.. so he put the new thermostat in and that fixed the heat problem. But I got written up for being disrespectful and I probably was but it took 6 visits in a 2 months period to do something that should of been done in 1 visit. I called the weekend emergency number because my key broke off in the lock and I needed a new lock because I couldn't lock my apartment if I left so I bought a new deadbolt and put it on and made sure they had a new key. .and they charged me 75 dollars for a new lock and installation and I paid for the lock and I had it installed and they told me that it was there policy to charge this .. I couldn't get them to take that fee off and then it dawned on me now because I had a balance on my account they were going to tack on late fees and they did but I called a lawyer and got those removed. .Labor Day weekend in 2020 I came home from work on Friday and my kitchen had a quarter inch of water on the floor and the carpet in the living room and the hallway were soaked all the way to the padding and it was a sloppy mess.... I got home at noon and I called maintenance and no one came... I called the emergency maintenance number a dozen times over the labor day weekend and no one answered my call no one showed up to fix the leak and it was a major leak.. the main pipe behind the wall had broke and my friends came with shop size. Wet dry vacuums and it was a never ending battle we could not keep up with the water and then the fridge shorted out and I got some ice and cooler's but I still lost a lot of frozen food and they didn't show up till Tuesday morning and they tried to say the fridge was the problem and get a new fridge and 45 minutes later the water was flooding the apartment again and when they had to come back this time they called a licensed plumber who knew what the hell was wrong. They never repaired the damaged linoleum they never put new carpet in or shampooed the apartment for me because of their poor management. They would not let me move into a new complex when my year was up and if I didn't sign a new lease they would be charging a monthly fee 75 dollars on top of the rent increase each month and I moved out. They are trying to sue me for damages that were caused by a broken pipe that was they never sh

Negative experience: The lease says they are responsible for providing heat. From the months of March through November, they refuse to turn the boilers on that run the heating system, even when the low temperature is in the 40s. Had to make use of electric space heaters.

Negative experience: Signed my lease and not even 3-4 full months of living there and my “contract” was breached. I signed a lease that states tenants do not pay utilities and in Sep my rent was at $1,000+ when I’m supposed to be paying 885! I’m one person that lives in a 2bdr I’m barely home and they charge me all these fees that they now split between all tenants. The new landlord (male) told me he works two jobs and he’s a single father and idk if that’s why we all are paying utilities now but I don’t see how that correlates. He also told me that the last landlord, Diane or Diana, was “not doing her job properly” so when he started they told him to just go ahead and start charging us… Now I’m barely affording my rent paying almost $1k when I’m only supposed to be paying $885. I still have my original copy so if you’re thinking about moving here, maybe think again … Christina is AMAZING. On the other hand, I’m very unhappy with this place.
