Negative experience: Let me start this off by saying, I have lived in a Reside property for a year and a half. Only ever putting one maintenance request in when we first moved in, our upstairs shower started leaking down to our living room ceiling. After resigning our lease for another year, they charged my fiancé and I for not having renters insurance, which he has always had. THEN tried to come back and say that we were getting charged because I too didn't have renters insurance. Why would I also need renters insurance when my fiancé has it covered for our home? My brother is also my neighbor, and has now been experiencing this SAME shady issue with him and his roommate. Somehow once they received the 'correct' documents they needed, they are unable to remove any charges. Rightttt. After speaking with my neighbor that moved out, she was very VERY unhappy as well with very unnecessary charges constantly popping up for her as well. We moved into a neighborhood that advertised it was going to have a swimming pool. Yet, here we are a year and a half later, still not one of the amenities they were pushing on us to get us to sign the lease. Other than loving the location of where my house is, I would give them 0 stars if I could and trust me when I say, I am NOT the only one that feels this way.

Negative experience: I want to start this off by clarifying that I am referring to the Wichita location of this company. If I could give this company zero stars I would. I genuinely feel that not sharing this experience would be a disservice to others in the community. My fiancé and I lived at a Reside property for nearly two years and were excellent tenants. We kept the home in great condition and rarely submitted maintenance requests. In June 2025, we noticed the living room ceiling beginning to sag after major storms and submitted a maintenance request accordingly. We received no response, and our calls regarding this issue went unanswered. About two weeks later, the situation had become significantly worse. We submitted another request and called the emergency maintenance line, only to be told they would “try” to come out but had over 600 properties and ours was not a priority. That same afternoon, the ceiling collapsed. A raccoon fell into our living room and ran throughout the home, defecating on our couch. Our living room was filled with insulation, dust, and animal droppings. We have a cat, and had he not been confined to another room, he could have been seriously injured or exposed to disease leading to vet costs. When I contacted management to request temporary housing, I was told, “Well, the ceiling didn’t fall in your bedroom.” That response alone tells you everything you need to know about how this company treats its tenants! We didn't even receive an apology for the inconvenience the situation was causing us. Even after repairs, the home remained in unacceptable condition with trim being down, holes in the wall, and patchy paint jobs. Both my fiancé and I became sick (confirmed by a doctor that it was due to the environment) and missed multiple days of work. While we were given a rent deduction, it covered only a fraction of the time the home was a biohazard / not in the condition we agreed to on our lease. And of course, our issues didn’t end there! Upon move-out, they imposed excessive and questionable charges. They require the property to be in “rent-ready” condition immediately, which goes beyond normal expectations for wear and tear. Even though we cleaned the property, we were charged $400 for a cleaner to come detail the 930 square ft home. We were ALSO charged $175 for blinds that we had already replaced ourselves. The blinds were damaged when we moved in, and we were explicitly told we would have to pay out of pocket if we wanted them fixed. We replaced them, and left those replacements behind, yet were still charged. When we provided photo evidence, we were told the issue was “resolved” and that they would no longer respond to us. This company is negligent, unresponsive, and blatantly dismissive of tenant safety. They cut corners, ignore urgent issues, and then nickel-and-dime tenants on the way out. Also, they only have one employed maintenance man for 600+ properties! Renting from this company was one of the worst experiences we’ve had. I strongly urge anyone considering them to look elsewhere unless you are prepared to deal with unsafe conditions, being nickel and dimed at every corner, and zero regard for tenant well-being.

Fantastic experience: I was really struggling to get ahold of someone to help me in finding available listings and Devin Alexander really stepped up. He was very efficient in finding what I needed in a timely manner. I went from no progress in a month to having my lease signed and ready in 24 hours. He is the best of the best and I would recommend him to anyone and everyone.

Negative experience: Do not rent from this company they find any reason to charge you for something trust I should know! Took them four weeks to come check out a sewer smell that I put a maintenance order in for which was valid since I have four issues with the plumbing backing up in the year and a half I lived here. And I had to call them to get them out here. Called because my A/C wasn't working yet when their maintenance man came he turned it off and on again and it decided to work and got charged $95 for his five minute visit. You can never get anyone to answer the phone, you have to leave a message and they never call you back. And if you text them to call you...they ask what it is in regards too....so whomever works in the office they do very little one on one with the tenants can't even get out and show units just send the garage door codes to potential renters..lazy. You must follow all their rules yet they don't follow rules on maintenance request in a timely manner. Oh and then the monthly $37.25 for a filter and pest control fee that is mandatory the filter is mailed to you you have to change it yourself and its every three months for pest control yet you pay it monthly. Beware of this Property Management company they are snakes in the grass! When checking out of me of their properties talk to the neighbors that rent from them they will tell you their honest opinion of the staff at Reside Property Management. Do your due diligence people and do not rent from them!

Fantastic experience: I've never been an easy guy, especially with the property management in Sioux Falls. We've had another company treat us poorly in the past since moving up here from Louisiana. But I have to say that Reside/Lloyd are light years away from the rest. They go out of their way to help you if there's any issues. Especially Darian D. You can tell she cares. We, and Reside are lucky to have her.

Negative experience: All they care about is money. Greedy company. They are not straight forward with terms and conditions, also does not share lease agreement until after you give deposit. Which is non refundable if you choose not to continue with them.

Negative experience: I will admit I have not lived in my reside property for over a year now but, looking back on some things today I thought I would share my thoughts. While the office staff I talked to was always incredibly kind and responsive, I had a couple issues with safety deposit charges and repairs while I lived there. I tried getting a sink in my master bath fixed multiple times, the crew never had the right key even though I had ensured the office did multiple times. I never had both sinks in my two sink bathroom. My other issue was upon move out I was told that my place was probably the cleanest they had ever seen. I lived here for over 3 years and left the property in immaculate shape even considering wear and tear over several years. I was charged for a deep cleaning, why are you charging tenants for cleaning that you have to do to move people in. Seems unfair and unethical practice, that is the cost of you doing business and in some states illegal. I spent an large amount of time making sure that the property was as clean as when I moved in. and as the staff that inspected my property said was one of the cleanest places she had seen a tenant leave a property. This is wrong, so be aware of this as you consider living in a reside property.
Positive experience: They are okay. rarely answer the phone, and when they do, they deflect when you tell them you've called multiple times, and they just say no, you haven't. I've left multiple messages over the past year about misc questions. Never once did I get a response back. Email is about the biggest thing they respond to, which is at least nice. ‐----------- EDIT: Thank you for the response from the owner. I'm glad someone is listening. Also, I want to shout out to Darian. She has hands down been the best representative to help with any concerns I've had. She is attentive and quite professional with her responses/inquiries. Because of her, I raised my review and rating. EDIT 01/08/2026 Sullivan Square Apartments The staff and changes as of recently has been a huge improvement. I have since moved - however, with the past few months while I was getting prepped to move, they had answered their phones, been respectable, shown a lot more enthusiasm within their community. Bumping up to 4 star I still do wish you would look at upgrading from the cheaper blinds to a more sturdy blind, as barely touching the blinds, one will snap (especially in winter)

Fantastic experience: I had a great experience with Reside property management while searching for a place to live. Their team here in Wichita, KS was very attentive and helpful. Negative experience: I am not usually one to write bad reviews, but the situation with Reside has been on-going for almost a month after I have moved out. Their communication with their tenants is absolutely horrible. They will never answer the phone if you call during business hours. Upon move out, I went to their leasing office in person to receive invoices for damages/repairs as I wanted to know specifically what I was paying for. I received all invoices and I had no problem paying said amount. It was paid with a check in person (this was November 11th). I have continuously received voicemails and texts stating my balance is still overdue and that I need to pay said amount to avoid repercussions. The office has reached out to me regarding my balance actually being at $0.00 which I appreciate, but they will NOT send me confirmation of this information, although requested several times. This is genuinely terrifying as I am a young individual who has worked hard for the credit I have. And to be consistently threatened escalation for a balance that was paid over a month ago is absolutely ridiculous. I understand it may get busy and things get behind, but this is just beyond comprehension at this point. I advise anyone who is looking to move into one of their properties to genuinely consider other options, as it seems they truly do not care about their tenants in the slightest.

Negative experience: Do not rent from these guys at all! I would give them 0 stars if that were possible. They don’t answer or follow up on maintenance requests, they assess random hidden fees wherever and whenever possible, and will lie to you on the regular about what you’re actually being charged for. They take zero accountability and hardly respond to any requests from tenants. Rent from them at your own risk….

Negative experience: Any future potential residents...run. The units are outdated and poorly maintained. I've lived at the deer ridge apartments for 5 years now. First 4 years there were no issues. This last year has been a nightmare. The maintenance team has no urgency, when they do finally arrive (without notice) they are far from thorough in their repairs. I was left with a giant hole in my ceiling from a water leak for 3 months. And left without a properly working furnace for all of December. Their communication as a company is lacking and raising rent every year but not maintaining the property is diabolical.
Negative experience: The workers here are completely useless, they raise the rent consistently and will do anything to get more money out of you, Noah called me a week after I moved out about a complaint 3 months prior of a creepy neighbor looking in the bedroom windows, so if you care about your safety avoid any business with these people, crooks and just bad people all around
Negative experience: Maintenance requests are now horrible when they were once really good. This was my completed work order for my toilet and it still But sidewalks are terrible and this culvert filled with water and exposed sprinkler hoses is just not safe with so many kids that live here and play here. It also makes mosquitoes worse. I do feel frustrated they have raised pet rent, plus rent, plus all utilities and additional fees but don't do any updates to the building. I will be paying 70/month for 2 pets.

Negative experience: I had a tour scheduled for 2pm today (at 85 Commons),I called the Reside office to find out where I was supposed to go or meet the agent. I did not receive a call back, however I did get an email right after my voicemail letting me know Diann was on her way here and will be a few minutes late. I responded to the email trying to figure out where I’m supposed to go with no response. 20 minutes later I called back and left a voicemail letting them know I have not seen an agent and still wouldn’t know where to go for the tour, I canceled at that moment. I would not recommend this company. They seem very unorganized and lack communication.

Negative experience: Horrible staff, don't return phone calls, blame their mistakes on the tenant, and charge tenants bogus fees for their mistakes.

Negative experience: Due to the negligence of this property management service, my vehicle is damaged because they fail to upkeep the property and correct their culpable negligence in regards to the rental property next door. I am a home owner and I had a tree fall over into my driveway last week and I am still waiting to hear anything back. This is the second time that I have issues with a dead tree causing damage to my property.....and it appears that this property management only knows how to take money rather than be responsible in a timely manner. I wouldn't recommend this service to anyone and if you are a homeowner, you definitely do not want to be neighbor to any of their properties. Buyer Beware!
Negative experience: I've called the office more times then I have toes/fingers the last 3 weeks. Not one of my dials yielded someone to pick up the phone at their office. I've sent multiple correspondences requesting a basic service after being a tenant for 4 years which ended gracefully recently. The reliability of this agency at this point doesn't seem to be good with how my post-rental experience is going. I'd like to leave a good review because at the end of the day, I was provided a home to live in temporarily but this is just ridiculous. If I would get any sort of correspondence back, this would be avoided entirely but my efforts are falling short with no results. This has been the best learning experience for me to avoid renting at all costs in the future. Every interaction has felt robotic and not personal since I was given the key to my unit and thereafter until now. Where I stayed, we had a problem with many issues such as residents trespassing in areas they shouldn't be, animal waste and waste in general. Overall, my unit was pretty much flawless with no issues as it was brand new and I left it that way when I gave up renewing my lease for a 5th year. I took it upon myself to be a good neighbor and take care of things because anything reported would be met with a robotic response. 90% of things I deemed as an issue, they would disregard. I would ensure my area and my neighbors because she was older was cleaned and properly maintained. The landscaping and snow people never did a good job so I had to constantly do their job even though I was paying for the service. I brought that issue up to them and they would disregard what I say. At one point they advised me to clean areas myself if landscaping people don't do a good job after mowing. Shortly after, I get reported which I'll explain soon. I had 4 sets of neighbors directly next to me. Every one of them slammed doors and would deliberately watch what I do. I would ignore them and respect their space at all costs cause that's what good neighbors do. I wouldn't even look their way most of the time as I was always too busy to begin with. I would report these issues and Reside would never do anything. My efforts to keep the property maintained at a respectable level was met with being written up with a warning for apparently looking in tenants windows. I also was warned about noise due to my sound bar subwoofer that i didn't know was causing an issue. Instead of coming to ask if I can turn it down, my neighbors would spy on me and try to get me evicted by reporting me to Reside. Reside would threaten me with emails stating I'm breaking rules. I would try to mediate and explain things but always fell short of meeting their expectations that are just flat out unrealistic. They took everything with a grain of salt. All I was doing was cleaning the area I lived in as my unit technically had a front and backyard which of course was shared. My space was constantly invaded by my neighbors walking through my area and allowing dogs to leave waste in areas I would walk. They would also look in my unit when walking constantly directly in my windows. Anytime I would be outside, my neighbors next to me would come outside and see what I'm doing only to slam their doors and go back inside. It was some of the most abnormal living I've experienced but that's what you get in SD. Tenants would disrespect the trash areas and leave trash all over in walkways. For about 2 years, one tenant at Foxtail deliberately threw dog feces at the main entrance trash walk area. I saw probably 300+ bags of poop on the ground. I would report it and they would clearly not do anything as the issue never stopped. When I would come home, I lived at the end of the driveway and had to pass 6 buildings which is about a 400 foot driveway. Time and time again residents would drive and act like they were going to hit my vehicle. People in the area were not friendly for the most part and tenants would come and go for what felt like overnight. All I want is a ledger of my rent payments for the 4 years I stayed with Reside.

After reviewing your account, it looks like your residency ended in July 2024. From what we can see, many of the concerns you’ve described would have taken place under the previous management team. We don’t show any memos, emails, or phone records on your account from that period — aside from your recent request for a copy of your rent ledger, which we’re happy to assist with.
Even though we can’t change what happened in the past, we do want to acknowledge your experience. It’s important to us that every resident feels heard, respected, and taken care of — whether they’re with us now or were part of our community in the past.

Negative experience: I can't get anyone to call me back or even email me back after many attempted contacts. I was under the impression thst my roommate was handled months ago, meanwhile I've been paying double on my utilities. I'm tired of dealing with this place.

Negative experience: Me and my partner went to look at a couple apartments in Sioux Falls as we are intending on moving there from out of town. When we showed up to the first property our agent was more than 30 minutes late. We would not have known they would be late had I not called to make sure we were at the correct address. The apartment we were shown (85 Commons) had many flaws such as chipping paint, holes drilled into the wall, and chipping of the wall near where it met the floor and it was supposedly 'move-in ready'. I would not have been happy if we had shown up to that on move-in day. The second property we viewed (Deer Ridge) had some flaws which I brushed off as the apartments are older and that is expected. Nothing major that I would have been upset about. However, the unoccupied apartment we toured smelled very strongly of marijuana. When we brought this concern up to the agent, nothing was really said or mentioned about it. We came back a few days later to do an occupied tour of the actual apartment we were interested in renting which was right next to the one we had viewed before. When the tenant opened the door the smell of marijuana once again immediately flooded out of the doors and we decided not to tour the room at all after that. We also viewed Ridge View. This was definitely the best option of the 3 we viewed. Very spacious and reasonably priced. However, at this point we were feeling frustrated with Reside and the experience we had had already and decided to move forward with another property instead. Despite these issues, I never got my applications fees back for either of the properties we applied for. Almost $300 worth to apply for two adults.

Negative experience: Avoid renting from these people at all costs. Their blatant disregard for their tenants and singular focus on profit is appalling. From day one, the apartment reeked of smoke. Despite my persistent complaints, their inept maintenance team denied noticing any smell until practically forced to inspect the vents. After finally admitting there was an issue, they merely cleaned the ducts, offering no compensation for the months I endured the stench. To make matters worse, they lied outright, claiming the HVAC system was not shared with the unit below. However, even after the ducts were cleaned, a strong smoke odor would seep into my unit at the same time every day. When I discovered that the tenant below was a smoker, it became obvious that the only plausible explanation was that the HVAC systems were indeed shared—a fact they willfully concealed. Their lack of honesty and basic due diligence is astonishing. Adding insult to injury, during the winter, while I was away, they had my car towed without notice, costing me $462. Their response to this was as cold and dismissive as ever, demonstrating their utter indifference to tenant well-being. This was, without question, the worst rental experience I have ever endured.
We would like to apologize for your experience. We did receive a work order which was filled, if you have any further issues, please submit a request and we will be happy to complete it for you. As far as snow removal, we ensure that we provide the required notice of 24 hours for a lot clear. We hire out vendors and are not in control of their schedules. Unfortunately we have to follow policies regarding snow removal. Any towing that occurs durning lot clears is at the vehicles expense, which is stated in the Community Policy Handbook provided at move-in. Negative experience: First, scheduled an inspection when I was away for a month (military) and had the audacity to give me a warning for having my boyfriend watch the cats! If that wasn’t bad enough a few months later, the third floor pipe broke and flooded six units (including mine). Instead of helping me move out, they EVICTED me for having my boyfriend over to help with the water! Anyways this business only cares about one thing and that’s Money! $250 pet deposits are outrageous, not to mention an additional $25/ month pet fee PER PET. They also put the wrong address onto the eviction notice. Then they proceeded to charge me for breaking the lease agreement. Do NOT STAY WITH RESIDE. Even my co-workers have had a horrible experience. They will sound sweet and caring but as soon as anything goes south they will cut as many corners as possible to take your money.

Negative experience: I am a past tenant of Maple Park apartments at the time managed by reside property management. And June 22 I had my ex break out my room window and called the police and took pictures of the incident by the police and myself. I moved out end of August 2024 and up to that very day window was not fixed for 3 months. Today I find out reside sold the property to real property and the balance of the window is being held on my account of a balance due when the female who broke the window agreed to reside to pay that balance off. But with them selling the property now I have to pay that balance off in order to rent again. I'm currently living in my car and reside failed to help me get to the bottom of who has the balance or failed to move forward with the damaged property. This place once your 1 day behind on rent they sure bother you and make your life living hell but once the tenants need assistance your nothing to them. Don't ever rent from them they refuse to communicate

We apologize for any confusion on this item; as we attempted to explain, any damages created by guests, etc. does have to be billed back to the home and then you'd have to work out with that party the payment arrangement on your end. Whether it be through small claims court or just communication amongst yourselves. As we no longer manage the property, we did advise you on who you needed to contact and sent over information on the situation to that company, as well, so that they had all the information needed on their end to move forward. We hope that you are able to get it resolved soon!

Negative experience: This is a warning to potential clients that want to rent, and renters close to ending your lease. I am speaking as a former renter of a townhome by Reside. This big company must enjoy taking down the "little man". Because I am feeling it. Here is my story... I was due to move into a townhome on Jan 1, 2022, as I open the door to the home a smell so pungent hits my nose and I know right away that the cat pee they said they would get out was not! I couldn't believe they passed with this and thought "Yes, this is good for the next client, they won't smell a thing." Only if my nose was ripped off. Anyways, I called Kendall who worked with me and tell her about the smell and how awful it is. She tells me they had someone try and clean it twice. So, if it's still bad, they will replace it. They then had someone over the next day doing so. (remember this) ** I have attached the rolled-up carpet from the previous owner that had the cat piss all over. This is the carpet Reside/Lloyd property approve for our health move in day. Keep this in mind when your baby is rolling on the floor. Now flash forward 2+ months prior to move out date. I am in the middle of buying a house in another town, packing and I'll admit I was too naive on knowing what I was filling out on the exit paperwork. Here is where the warning comes in and where my opinion of fraud comes in. Jan 9th, I get an email (attached) saying turn keys on your move out date. I think, I have until Jan/31/2023 per PAYING up to then, however, Melissa W from Reside calls me on 1/23 to ask, "why my things are still in the townhome?" I am speechless. I say, "because I have until the last day of the month and legit was going this weekend." She says "No, you told us in November you'd be out Jan/24." My heart fell to the ground, I knew then I was screwed. Big businesses don't forgive, don't look past I didn't realize I wouldn't have complete access until the last day due to my payment of the rental until Jan31. When I begged and pleaded with her to give me time to get things out, let me take the weekend like I was. She said no, I have to get people in that townhome! She gave me a day, which I had to take PTO just to please, Melissa. When I moved out prior in Dec, I hired movers, and they didn't take a lot. So, I had to fill my tiny Audi... I loaded that to the brim three times and drove 30 miles each way unloading and reloading. I was exhausted. I got what I could. Yes, I didn't get a chance to vacuum after my very hairy border collie. Yes, I left things behind. I have agreed to pay for those. HOWEVER, in Feb when I got the bill that said I had to pay for brand NEW carpet for the whole townhome, I was in disbelief. I called Melissa right away. She now had this tone like she was angry with me. I told her I did the best I could with what I had and time frame. She didn't care. She was laser focused on the carpet and that I didn't vacuum. (I'll attach not vacuumed pics, THEIR ONLY PROOF, none after "supposed" cleaning) I said aren't you going to vacuum, and carpet clean? That's in my lease to do so. Things we're not going well, phone was disconnected. As, a single mother working full time and trying to take care of a mom, I couldn't believe what I was now facing. They wanted me to pay $1,750 for new carpet replacement due to issues over wear and tear. I, 100% believe they are making me pay for the carpet I complained about when I moved in, that's my fraud claim. I disputed this with the South Dakota Hud Office, and they suggested I get an attorney, but I can't afford that. I have requested proof of cleaning twice after I moved out with pictures and dates. (nothing back) I have requested a paid invoice from Thorton, instead of an invoice due. I disputed per HUD that the whole townhome cannot be replaced within a year, if no severe damage. Which there was none and no proof off after cleaning. Oh, but they did send a Big Boy Attorney letter to this mom as a threat to pay. TODAY, they are attacking my credit. Warning; just don't do Lloyd. They don't care & will ruin you!

Negative experience: Unsafe buildings. Everything in them is going out of date, pipes, AC, flooring, walls. You name it, their properties are falling apart. Pick a different building/company if you value your living situations. The building manager Melissa Wallenstien is the most unpleasant, unkind woman I have met in the last decade.

Negative experience: Worst renting experience ever. Our apartment flooded because of a plumbing issue, and the building manager, Melissa Wallenstein, was panicking because there were not enough units to move people to who were in danger of the ceiling collapsing. Her solution was to look at the lease agreements of the flood victims, and simply evict a few of them. She noticed that I was not on the lease, despite applying and paying the fee. So, she gave us a 3 day notice to leave. Okay, sure, we broke the rules. So we packed up and left. But then a few weeks later we received a bill from Reside, stating we owed them $1,300 for damages to the apartment that THEIR OWN PIPES DID. So, of course, we paid the fine like the good people we are. Needless to say, this company is completely predatory. I don't know if it is just that Melissa woman or what, but if you want a Safe, Clean, Reliable place to live, you should definitely look elsewhere.

Negative experience: I live in 85 Commons and have had multiple awful experiences with our receptionist Melissa. She is rude and complains about being short staffed to tenants. I haven’t had AC for 4 days and she disregarded my concerns to let me know she likes her house warm. Melissa stated they probably wouldn’t be here to fix it today because she couldn’t find my emergency voicemails so I was at the end of a waiting line. The professionalism is at an all time low and I feel there are more people who are owed an apology than helped when it comes to her service.

Negative experience: Not a 1 star experience but borderline. They were very bad about telling me what documents were needed to end my lease untill I went in person to actually talk face to face with a representative. The apartment itself wasn't well taken care of before I moved in. I had to move in a day late because they were still fixing a few things so contract was breached before i even moved in. I had to coerce them to put me up in a hotel till I could get moved in. Dispite the "new carpet" and new kitchen lenoliam everything was very rough. Baseboards were either missing, not nailed in, or had something caked onto it. Overall a very negative experience for my first ever appartment.

We do our best to ensure that homes are as ready to go as possible, with some older properties, there will still be blemishes that we do not get the green light to replace all items. Which is why we heavily rely on the move-in checklist to be filled out and returned to our office to ensure that you're not charged for any damage upon your move-out. We do our best to get everything done in a timely manner to be ready to go for the move-in date selected; however, we can run into delays with other vendors and scheduling which then requires us to make unfortunate adjustments to those move-in dates. We apologize about any inconvenience this may have caused, we are happy you were able to obtain accommodations for somewhere to stay in the meantime. As far as the process goes on ending your lease, we did respond to both of the correspondences that you had sent via email on what was needed to terminate the lease early as it is not the same process as the general 60 days' notice to vacate. We did not hear back from you on either, so we had assumed that you did not want to move forward with the process, which was discussed during your visit to the office. Positive experience: I’d definitely recommend them as a management company. They did mess up/not catch a few things they said they would take care of with my move-in, but as soon as I called they apologized and took care of it ASAP. They seem really quick to reply and take care of requests. I haven’t lived here during a heavy snow so I don’t know how they take care of snow removal, but they send a crew pretty frequently to pick up trash around the property.

Negative experience: Until Darian is gone I wouldn't recommend Reside. Darian discriminates against tenants and will refuse to answer the calls of the tenants she doesn't like. Zero accountability. You call with issues with your unit/building and they are mad at you for telling them. Accountability and niceness goes a LONG WAY. All it takes is subpar customer service and a little accountability and Reside could improve. Maintenance is never done timely, they don't take care of my building. I actually broke my collar bone last year on my buildings back steps that they let fall into disrepair. Even when I broke my collar bone they acted mad at me and took .... you guessed it.. ZERO ACCOUNTABILITY. They have continued to increase rent prices and add new fees every other month. At this point I'm not even sure what I'm paying for. If you ever need to call this office, good luck. I think Shelby might be the only one at the office that has customer service skills.

While we understand your frustration with the recent issue of our maintenance team having to shut off water to the building for a very brief period of time, we were unable to provide notice to the residents due to the nature of the emergency as it was not planned. Unfortunately, the situation was unavoidable and needed to be addressed right away to prevent further damage. We had multiple discussions with you regarding the situation providing context to what the necessary course of action was that we had to take, and that we cannot provide compensation for those incidents. If you still have unanswered concerns, please respond to the last email correspondence that was sent to you. If you do have specific incidents regarding any work order items for your household or issues that you feel are within the property that need to be addressed, please let us know so we can get them corrected. Regarding the back stairs, we did have the staircase painted for visibility, we had signage up and sent out notices to residents advising not to utilize those specific stairs until the concrete vendor could get them repaired. An incident report was filed for you after you did inform us of the fall, we did not receive any follow-up if you needed anything further on your end. Concrete repairs have to be hired out which puts us at the mercy of their schedule to get it done. We stayed in constant contact with the vendor and the city on making the repair as soon as possible and they agreed with our approach. There has been zero change to any fees in our time managing the property. Residents are however subject to rent increases during their time of renewal. If you have questions about what your lease consists of or any portions of your ledger, please let us know so we can send it over to you and provide insight. Positive experience: Overall I love renting from reside. They are timely with maintenance, they have kept the property updated for the most part. The only issue I take is with snow removal. The company they hire out has blocked our garage every winter for the last three consecutive years, and I’ll be very unhappy if it’s the same after a snowfall today. They don’t follow up on the snow removal companies job to verify that they are doing a satisfactory job, and that’s where I take issue. But overall I am satisfied having lived with their property for the last several years. (Photos added are examples of poor snow removal)

With snow-removal, this is a hired-out vendor, as we do manage a number of properties, we are not able to follow-up on the completed work of the vendors that we have trusted with the task. We do rely on resident insight if there is an issue, once we are notified of an issue we do work directly with the snow removal company to try and resolve the issue as quickly as possible. Since they do work for other companies, their timeframe on when they’re able to remedy an issue might vary. We have ensured that going forward you will not run into this again, if that isn’t the case please reach out to us right away and allow us the time to resolve it within the timeframe we are provided by that vendor. Other than that, we are happy you’re loving your home!
Negative experience: I’ve lived here for two years and it’s been hell I’ve haven’t had issues anyone else I’ve lived until now. They don’t communicate there’s been times I’ve called the office and leave messages and no one calls me back and I have to call again. Like a lot of the other rents say all they do care about is money. That’s it but repairs will not be done until Monday I was without my dryer for a whole weekend. The people who lived here before me clearly was evicted it was so messy dirty and nasty. I had to clean the washer out it had a big yellow or brown stain around the washer . I was highly upset cause I moved from a brand new trailer with a brand new washer and dryer. Now I’m using a washer and dryer from the 80s or 90s. I stay here cause my boyfriend and I don’t have a car we take Lyft back and forth to work. My boyfriend works at the airport which is right next to our place, but I will get a car and license before the year is out and we will be gone. I’ve never been so unhappy and they aren’t helpful at all. Just sad and all bad. I have nothing good to say about anyone at Reside.

Fantastic experience: I just moved into a new build townhome in Tea, very please, however, wish it had a little more space in the garage. Fantastic experience: The property I moved into is in a perfect location. A five minute walk to work. The building is quiet. Clean hallways. First time living on my own so I am very pleased with everything overall.

Negative experience: These people are crooks! I'm honestly not sure how they can live with themselves. The place was damaged and dirty when we moved in, there were chips in the floor and it and was buckling in multiple places, all on our move in checklist which they don't care about. Please save yourself the stress and money and find somewhere else to rent from. All they care about is money. They are the worst property management company I have ever rented from. And if you already live there and have extra time in the winter, go help your elderly neighbors shovel their way out, at least to get the mail. We lived there a little over 3 years and helped a few neighbors get unstuck in the snow they wouldnt come out and remove. You could try calling them but good luck getting someone to answer. I think the office is closed more often than it is open.

When it comes to snow removal, this is something that is hired out by select vendors and we unfortunately don’t have control over when they can get out to the properties. With the amount of snow we received this last winter, the vendors did the best they could to get to each property they handle in a timely manner while keeping their crews safe. Negative experience: Currently a resident of two plus years...I would hesitate to rent from these people...poor maintenance men, zero quality in whoever they have rehab these when people move out.....poor trim work, poor insulation, and garages are poured backwards so expect flooding when you park in the garage......snow removal and lawn care is the worst....snow removal comes very early before noise curfew is up and before people go to work...my drive way hasn't been plowed one time the last two seasons because they come at 8 am every time. We also just spent almost a week without trash removal.The mail boxes were covered in trash and even the mail man was not delivering, they let the trash pile up for days . Changed to one star because you still haven't addressed the dog spots in my front yard...idk who you have running things but they are legit terrible.
Hi Zach, we appreciate you taking the time to leave us a review. Please submit a work order so our on-site staff can work to remediate the situation with the garage. As far as snow removal, we hire out vendors and are not in control of their schedules. Please note if your car is parked in the driveway our vendors will not remove the snow as it is a liability and can cause damage to a car or property so we ask that you scoop around your vehicle if it is not moved when snow is removed. Unfortunately with the snow this last week, the landfill and garbage removal companies have been closed for safety reasons out of our control. We apologize for the experience but our teams have been working hard to keep residents safe and warm throughout this crazy weather. Negative experience: Thieves.... Carpet cleaning? For the carpet that you replaced? And I still haven't received any payment. That is why you are theives. I have asked multiple times for invoices and haven't received any. You wrote a check before the "estimate" of where my deposit went. I genuinely think that everyone that works here is a crook. And good luck trying to talk to the same person twice. No one is ever in the office and never return calls. I'm glad you have a lawyer to steal money from hard working people. Great job being theives. Not to mention I'm not even asking for my full deposit. I am asking for what I'm owed.... Or do I need to invoice you guys for the cleaning that I did? That will be $400 dollars.

Negative experience: The "pet fee" is NOT used for move-out pet damage, essentially making this fee stealing.

Negative experience: To anyone thinking of living in a Reside Property, don’t. They recently sent out an email threatening any residents to fly a Pride flag eviction. Meaning they aren’t considered an inclusive property Managment and will probably judge you if you are anything other than what they consider to be “acceptable”. Disgraceful that in this day in age we still have bigoted people running our housing developments.

Positive experience: It has been kind of bad icy winter. However I could take care of my front sidewalk myself. If they could provide me with the ice melt on a regular basis. And if they would actually listen to my concerns.

Negative experience: Very rude when I asked her how they take rent payments. We were very shocked!! Very rude!! We will never, ever rent from a bad company system Please everyone they are the wolves out to devour you!! Say NO to them renting or buying!! I'm going to get this on the news some how on price gauging!!

Fantastic experience: I would recommend this rental property company to anyone! We didn’t have many issues but if we did they took care of it. They’re the only rental company that didn’t screw us at the end either. I haven’t lived there for a little over 6 months. I was having issues contacting the current tenant because of some wedding registry items that were delivered there. They helped me out very much with that situation. Found out the current person living there opened and used some of my items. Thanks to Darian, Shelby (my landlord at the time) and Melissa everything is getting taken care of with the police. but they have been so helpful the whole time! Everyone I have had to deal with there is so nice!
