Negative experience: This review used to be a 5 star review but since moving out it’s changed to a 1. There were many charges to our account that we tried getting more information on and instead of responding to us they just took it out of our deposit and never responded. One of the workers from the office came to check our apartment before moving out and LAUGHED when we said we were hopeful to get our full deposit back. Please heed the warnings of the previous reviews. It also takes about 2-3 maintenance requests for them to actually fix the problem.

Negative experience: Cancelled my signed contract without telling me and invaded my personal privacy. (Adding some updates after Legend responded, including photos that prove they are liars) I should have made this review last year when I moved out, but I’ve had to deal with trauma from the experience. I’m writing this review now because people should be warned against doing business with Legend. I was in an apartment with two friends who were married to each other, and the three of us all signed one lease together for the apartment. After an argument with these roommates over how much of my shelves they could use (ones I brought and weren’t part of the apartment, they canceled our contract without telling me and Legend did so without calling me at all, despite my name and signature also being on the lease. I only found out when I was sent a different contract that was not the one I had already agreed to. I called Legend and said that they couldn’t cancel my contract without telling me and was told that they already sent new contracts out to the people who would be taking my roommates’ contracts so there wasn’t much I could do. I went into the Legend office the next day with a printed copy of the contract, and only then did I get an email later that day that the original contract had been reinstated. After my roommates had moved out and checked out with Legend officially, they came back when they knew I would be out of town to get a coat that I had taken by accident from a shared closet because they were being children and refusing to talk to communicate with me in any way. They came when Jade, one of the employees, was doing a check of the apartment. Instead of telling them that they had already moved out and they should communicate with me to get the coat back, she went ahead and looked through my closet without my permission. She found the coat and pulled it out, and only then was I called and informed of the situation. I was in shock of how grossly my right to privacy had been violated. I no longer felt safe in my apartment. After both of the these events, I scheduled a meeting with Tim, the owner of Legend, and he had the audacity to say that they had actually noticed the issue with the contract and fixed it themselves. My roommates had tried to cancel it on Monday, July 31, 2023 and they only fixed this on Thursday, August 3, 2023, and only after I had called and gone in personally. That’s 4 business days, which is much too long to have a mistake that bad. He also said that Jade had not violated my privacy, basically saying Legend has the right to go through any of their tenants closets. He refused to apologize for either situation and even threatened me with legal retaliation. Legend is dishonest and doesn’t care about its tenants. Look for better renters. (Updates start here, so read Legend’s response before continuing) Update 1: Legend claims that my ex-roommates contract was still enforced, but I’m providing pictures of the first page of our contract that shows it expired on August 18, 2023. I’m also providing a screenshot of my texts with Jade on the day that Legend violated my privacy, which is clearly August 21, 2023, which is 3 days after the contract expired and Legend admitted they had no new contract. Legend Real Estate violated my privacy and are lying about it so they can avoid taking responsibility for their actions. They are liars and this is definite proof. Update 2: even if Legend saw that they canceled my contract by accident and fixed it, it only happened after they sent out contracts to me and the new tenants on August 2, 2023. I called right after and said that they couldn’t cancel my contract without telling me, and the person on the phone told me that it was too late and the contracts were already sent out. I had to go through my contract and let them know it was illegal for them to cancel it and I went in and showed them the next day. Only then was it fixed. Also, even if they found the mistake, they should have apologized profusely for such an huge error shows they don’t do business in good faith.

Please read the full response: This is a very complicated and rare situation.

Michael was a tenant of ours from Oct 2020 to Jan 2024. He signed 4 consecutive contracts with us. In 2020, his unit was designated as a BYU men’s contracted unit with 2 other roommates. Starting Fall of 2022, BYU decided that they would no longer require all of the students to live in BYU contracted housing and that most housing in Provo would switch to being subject to Fair Housing requirements.

This created per bed housing and unit housing in our portfolio. The major difference is that per bed housing allows each tenant to have an individual contract for bedroom space and shared living spaces. Each individual tenant can sell their contract independent of the other tenants. Unit housing contracts list all the adult tenants on a shared lease. If one of these shared tenants wants to be removed from the lease, they must all agree on who will replace that tenant. Or they can all sell the contract.

Michael requested a renewal for the Fall of 2022, but he wanted a married couple to move in with him rather than other single tenants. In order to protect the interests of all parties, we had all three adults sign a unit housing contract, rather than individual contracts. When we offered a renewal contract for the next year, Michael and the married couple signed a contract for another year. However, something happened to create a problem amongst the tenants and the married couple wanted to sell their interest in the second year contract before it began. Due to the unit previously being per bed housing, the Intent to Sell process was initially started from that standpoint. The couple put in an Intent to Sell form and signed it, but Michael did not. Prior to signing any contracts with the future tenants, our office manager realized that this contract sale needed to be handled as a unit contract Intent to Sell, and we needed Michael’s input as well.

We met with Michael and the couple to figure out how to proceed. We also communicated through phone and email. Michael wanted to remain in the unit. We agreed to release all parties from the unit contract if Michael and the two new tenants signed per bed contracts to replace the unit contract. The selling/ transfer fee was charged to the couple, since they had initiated the selling process. We tried to minimize the impact on Michael as much as possible. We did not cancel or sell his contract out from under him, although he may have thought that initially.

We allowed the couple to return to the unit to look for the coat because we were in the time period between the original contract and the future contract. Michael's new contract was not in force until Aug 30th. This was on Aug 21 according to his attached picture. They were escorted to the property by one of our employees and not allowed to remove the coat until Michael verified that it was theirs. Again, this was a highly unusual situation that was handled as well as we could under the circumstances and within the legal parameters that existed.

We are sorry for any emotional distress that Michael suffered during this process. A single person living with two married persons is unusual in Provo. However, we will allow our tenants to choose these situations according to Fair Housing laws. We wish that it had been successful. Unfortunately, it appears that at least Michael feels traumatized by the experience.

Negative experience: There were all these random fees here and there for no good reason that really added up over time. Excessive monthly cleaning checks that we always seemed to fail no matter how hard we clean, they made a couple hundred off of us this way. A thousand dollar security deposit that they don't give you back? Might as well break things and get your moneys worth? End of year MONTHLY carpet cleaning fee when the carpets sure aren't cleaned nearly that much. It feels like a complete scam and I don't think any explanation could ever change that. Also Visitor Parking is only good for a couple hours before the towing company would take several cars for a couple hundred dollars each, a sign would've be nice. Who only visits for a couple hours, I'm not trying to go find my friends car when it disappears. We all have the power to make the world a better place and it is so easy.

Negative experience: This place is awful. Their app doesn’t work half the time, they come in to do monthly cleaning checks which feels SO invasive to me. I understand if they came every 6 months or at the end of a lease to make sure everything is in order, but they fine you for the dumbest little things and those charges stack up. You’re renting out to adults, so why do you treat your tenets like children?

We are not aware of the app not working. The online portal for all of our tenants is also available directly through the website. We access that every day and are not aware of it being out on a regular basis.

We do advise our tenants to read their contracts. The contract states that there will be regular cleaning checks. All tenants are notified at least a week prior to the cleaning check. They are provided with a list of cleaners to use and a cleaning tip sheet on how to actually clean each area that is going to be checked. There are several reasons for us to have cleaning checks in per bed housing. One is to make sure that each roommate has an opportunity to have a clean unit at least once a month. Our contract states that we expect reasonable cleanliness. Another reason is to make sure that units do not get so dirty that it would be difficult for tenants to pass their final cleaning check. It is a lot easier to clean up one month's worth of use in a bathroom or stove/oven than six month's worth of use. Another reason is to be able to show a unit when a tenant wants to sell their contract or a vacancy needs to be filled. Many future tenants do not want to rent a unit that is dirty. There may be additional reasons, but those are the primary reasons for doing cleaning checks. Most of our tenants pass their cleaning checks. Unfortunately, a small group of tenants do not do their cleaning. This is unfair to the other tenants who like having a clean environment to live in. Since we have to return to the unit to check the cleaning, and since some tenants do not respond to anything but a fee, we do charge for rechecks. This particular tenant was not charged for the Sept cleaning check, but was charged for Oct. She did not pass her initial cleaning check, the first recheck, and the second recheck. Thus, she was charged, as is specified in the contract. As an additional note, we do allow picture rechecks for minor cleaning failures with no recheck fee. If we charged Marlee for 2 rechecks, it was not a minor failure.

This tenant has since been terminated from this tenancy.

Not really sure what Joshua is upset about. He rented from us for 3 contract periods, totaling 20 months. The only unusual charges that he had was for failing a couple of cleaning checks and 2 hours of cleaning when he left the unit.

Negative experience: ⚠️ Warning about this company ⚠️ I attempted to contact them on behalf of my client, and they refused to speak with me. Even worse, they also refused to communicate directly with my client, who was a tenant. They made the entire process unnecessarily difficult to resolve and showed a complete lack of professionalism. If receipts are needed they can be provided. Do your research before considering moving into any apartment complex managed by this company.

Negative experience: I’ll never forget the great memories I made with this rental company. Like the time they did cleaning checks on my wife and I, who are not students and did not live in student housing. I’ll always be fond of the excessive hidden fees they tacked onto each month’s rent. Of course, how could I forget the times that the “owner of our property” would be in town so they’d be coming inside just to snoop around. Nothing says comfort like invasion of privacy. The yearly cleaning fee was always a delight to pay. I fondly remember this one time they said they would be coming by to wash our carpets and we said “please do not come by, we will not be home” and so they did anyway. The service workers tracking dirt through the carpets and the walls was the cherry on top. The rude lady who answers the phone was always a privilege to talk to. I loved being mocked and laughed at while requesting accommodations. Take some time to read some of the replies to reviews here to see how nothing is ever their fault and how tenants should just read their reasonably lengthed 30+ page contract to know what to expect from them. As others have mentioned, you will not get your full security deposit back.

Negative experience: Living under this management was an absolute nightmare. I understand that not every case will be like mine, but I feel compelled to share my experience because if this management has done it once, they’ll likely do it again to others. So, be warned, especially if you’re taking over someone’s lease after January. I moved into the Riverside Ave condos last weekend of June or the first weekend in July of this year. I took over the last few months of someone else’s lease. Before I moved in on June 19, I made sure to ask all the necessary questions, such as “Will I be able to renew my contract?” and “When can I renew my contract?” (I’ll include a screenshot below of the email I sent with these questions.) I asked these questions to ensure I understood what I was getting myself into. I’ll also include a screenshot below of Legend’s response to these questions. Here’s what they said (in regards to renewing my lease): “The lease would be able to be renewed currently, however, I cannot guarantee that you will get it until the renewal contract is signed.” I knew my spot wasn’t guaranteed, so I knew I had to be proactive in securing my spot for the upcoming year. Fast forward, I move in and on July 10, about a week after I moved in, I decided to start the renewal process. My contract ended on August 15, so I thought sorting everything out a month early would secure my spot. I’ll include a screenshot below of this email as well. The next day, on July 11, I received a response from Legend stating that my spot had been taken, but they would happily find me a new unit. I expressed my frustration, stating that I would never have moved in if I had known I wouldn’t be able to renew my contract. Fast forward a few more days, and I discovered that my roommate, who had only moved in a few months before me, was also denied the opportunity to renew her lease. We were both cc’d on an email on July 14, which I’ll link to reveal their scheme. Since neither of us could meet the January deadline they requested (if they respond to this review, they’ll likely claim that the January renewal deadline didn’t apply to me, as they had informed me in the email. Regardless, they stated that a group of tenants was moving in together, and accommodations couldn’t be made. This implies that Legend knew SOMETIME AFTER JANUARY that this group would be moving in.) which means their spot was likely secured long before I moved in or during my move-in process. They deceived me and gave me false hope that I could renew, then bound me to a contract so I could complete it knowing I wouldn’t be able to renew. But hey, at least they’ll be able to collect the remaining rent by completing the previous tenant’s contract, right? I sent my frustrations about this notice in the email on July 14. Their response to me was, “We weren’t under the impression you wanted to renew your contract.” Why would someone want to move into a place for only a month and then be evicted? Why are they gaslighting me by claiming they “weren’t aware” of my desire to renew, even though it was one of the first questions I asked and we had already worked out a plan a week after moving in? It’s absolutely ridiculous. I’ll provide screenshots of the emails according to the dates in this review. Please be cautious when signing with this management. They have no qualms about screwing you over, making your life difficult, and then taking zero responsibility. If you’re reading this, Legend Real Estate, do better. Many of the people who sign with you are college students who have enough to worry about without housing being another concern.

Negative experience: THIS MANAGEMENT COMPANY IS DISHONEST. We had a very disappointing experience with Legend Real Estate at College Park. After moving out of state mid-June for work, we continued paying rent for July and August because our contract had not been picked up by another tenant. During that time, management gave another tenant keys and allowed them to move belongings into our apartment — while we were still paying full rent and utilities. We only learned of this because a neighbor informed us that someone had moved in while our contract was still active. When we called to ask Legend about it, we were told flat-out that no one had access to the unit, only to later discover (and have management confirm in an email) that another tenant had in fact been given access before our lease ended. Despite this, management continues to deny any wrongdoing and has refused reimbursement. It is unacceptable for tenants to be paying rent on an apartment while others are given access behind their backs. This experience was dishonest, frustrating, and costly. If you do choose to live here, be very careful when moving out — who knows how many other tenants they have scammed like this without being caught. We cannot recommend Legend Real Estate or College Park to anyone.

Negative experience: Bi-polar property management. You can never win with them. Random fees are tacked on to things. Property is in alright condition and a fine location. (Campus Villa) The management recently entered our apartment without notice and said that we need to submit to another cleaning check only one week after passing us for our deep cleaning check. I really dont understand sometimes. They are good at somethings and aweful at other things. Carpet cleaning fee is around 150 dollars. Not excited that overhead for the apartment is being disguised as a cleaning fee. This should be included in the price of rent as well as the other random fees that will be included. Management is the worst part. The apartments themselves are iffy at best and what you can expect for a cheap college apartment. You do have to pay to park at their properties. This is not included with the property. There also isnt enough parking for the campus villa residents. They do not regulate the number of parking passes so some nights you have to park 5 blocks down the road or park illegally even though you payed for parking. Hard to be happy with this apartment. Good people and good location. Bad management.

Negative experience: no communication with tenants about expectations. Millions of made up fees, and dishonesty. “Utility handling fee” raised 33% because “utility company raised the price”. No utility company is raising the price 33%… so I asked for a receipt and they conveniently refused to give it to me.

Audric is a current tenant who has renewed for the next contract period which will end Aug 2026. Our contract is over 30 pages long. We specifically cover monthly charges, most common fees that are charged, cleaning charges, security deposit owed, utilities, keys, how to sell a contract, what is required for parking, what is required when you move out, cleaning checks, proper conduct in the unit and with other roommates, how to keep safe, where to report repairs, what an emergency is and who to contract. We explain our pet and animal policy, fair housing laws, code of conduct, property policies, house rules and operating procedures, unit care, window screens, lockout procedures, rodent, pest, insect, and bed bug prevention and remedy, mold prevention, and a liability waiver and release for Covid-19 and other diseases.

We also attach several documents to everyone's accounts: cleaning check assignments, tips on how to clean and what cleaners to use, check out forms, parking rules for that property if we have them, selling form (instructions included), renewal form, how to fill out a maintenance request, and a move in evaluation sheet. There may be additional documents as well.

We also email tenants whenever there is a cleaning check and attach a list of recommended cleaners as well as the pictures of all the recommended cleaners. During cleaning checks we also leave a list of what did not pass, whether the tenant can submit a picture recheck, or if they have to have a physical recheck. The fee for the physical recheck is stated in the contract, in the cleaning check email, and on the recheck form.

Not sure what else ought to be covered with our expectations.

Negative experience: In the contract there is a $15/monthly charge for monthly carpet cleaning. However the carpet was only cleaned 4 times throughout the year. My roommates and I were all surprised to lose $180 of our security deposits for carpet cleaning that only occurred 25% of the time it was supposed to. Update: Great response from the owner. typical classless rental companies. I'm sure that a poorly done quarterly carpet cleaning costs $300 per apartment.

Luke, we do clean the carpets multiple times a year. And $15 a month does add up to $180 a year for carpet cleaning. However, the monthly charge does not indicate that we clean the carpets monthly. Rather, it is specified by month so that when our tenants sell their contracts in the middle of a contract period we can fairly prorate the charge between the buyer and the seller. We do not collect the amount every month. It is due at the end of the contract period and is usually deducted from the deposit if a tenant moves out or it is paid at the end of the contract period if a tenant renews.

Negative experience: Me and my husband lived at college park apartments in provo for over 2 years. We’re very disappointed and frustrated with many different interactions with had with legend real estate. First we had times when we got home from something and they were in our apartment changes the filters when the contract specifically says they cannot enter without 24 hour notice. Cleaning checks were a NIGHTMARE!!!! Our first ever cleaning check they marked us down for items not being spotless that we owned. Ended up failing us then had to pay $50 for them to come back. Moving out finally they have been DIFFICULT and FRUSTRATING to work with!! We spent so long cleaning every detail of our apartment and they showed up 30 minutes late to give the keys back and check it. The guy ended up marking us down for a small piece of hair in the sink and a crumb of cheese in the kitchen drawer. I was told from legend real estate it’s nice to be present for cleaning checks so you can hurry and fix what they said. This man proceeded to say he doesn’t have time and someone else will have to come back when he was already 30 minutes late. I was moving across the country so I couldn’t come back. They said I can just call it done and they can take the $950 security deposit. Finally after they checked it random charges were charged to our account that we were never aware of. They charged us $300 to clean the vents in our tiny apartment because we have a dog. Keep in mind our dog is a 15 LB ESA dog that doesn’t shed. Not sure how it costs $300 but they claimed it states that but it never clearly states $300 will be taken out. So out of our $950 security deposit we only get $255 back. ABSOLUTELY RIDICULOUS!! Feel like they’re just trying to make a profit out of everything and it’s sad they’re doing that to college kids. Glad to finally be done with Legend Real Estate!!!!

Fantastic experience: Our apartment was transferred to new management (Legend Real Estate) in the middle of contract, and I’ve had several interactions with the office. They’ve been very responsive and understanding of any issues. One thing I appreciate is the monthly cleaning checks, which are essential in a college town like Provo! they help ensure everyone keeps their rooms and shared spaces clean. Overall, if you're a clean and responsible tenant, you shouldn’t have any problems with this property management.

Negative experience: DO NOT RENT HERE!! I had a fiasco with my security deposit where they told me they had sent it by a certain date. I told them I had not received and they told me to wait. I got the check a few days later and it was postmarked showing it was sent after the day they said they would send it. A couple days after that, they sent me another one and charged a $15 fee for having to send another one they told me I didn’t need to do and one that I never told them to do. When I tried to ask them about it, the lady opened with “I hope you know I was supposed to leave early for vacation but you’re making me delay that.” I know provo housing is bad, but this place is horrendous. I would rather be homeless than have to work with these lazy employees ever again.

Negative experience: I've been living at the Stonebridge condominiums for almost 2 years and really want to give an honest review of this place with the pros and cons so here we go. TL;DR: The Stonebridge condominiums are in a great location near campus, with reasonable rent and responsive management. However, cleaning checks can be frustrating, with inconsistent fees for what feels like minor issues like soap or dust. The parking situation is also tricky, as there’s only one spot for three tenants, and additional spots are either difficult to get or costly. Overall, it's a decent place, but the cleaning fees and parking can be annoying. Pros: -Great location (Close to campus, campus life, some restaurants, bus stops, and a little grocery store) -Management is fairly responsive when you submit a question or maintenance request. -Rent is a reasonable price, especially for being this close to campus, as well as having private rooms (at least in my apartment). Cons: -Cleaning Checks are kind of a nightmare On our most recent monthly cleaning check, I cleaned everything on my portion like I normally do, which I'd like to think is pretty thoroughly but this time they marked the "Use Scrubbing Bubbles on shower" as a fail, which fails the whole check and automatically added a $20 re-check fee to my account.. I'll attach pictures of my shower right after I cleaned it the first time so you guys know what it looked like when it was failed. Normally when they fail you for just one thing or something small, they have an option where you can just take a picture of the thing "re-cleaned" but I'm really not sure what the deciding factor is between that and the automatic $20 re-check fee where if you fail that one as well, you will be charged an additional $50/hr cleaning fee for someone to come clean it for you. It is quite annoying especially because I feel like most other places don't charge anything for the first initial re-check ESPECIALLY if it is just one small thing but that is not really the case here and while i'm sure they have their reasons, it really just feels like the decided they wanted an extra $20 from you this month. I will say this is the first time they just went straight to charging the $20, but in the past when I've failed, it's been for reasons like "I had some dust on my vanity" or "there is soap on your shower wall" (for that one it was because they came a day later than they said they would and I took a shower that morning, getting some soap bubbles on the wall before I left for work). Overall it just feels very inconsistent and absurd to pay an extra $20 for a "first warning" fee on something that has been cleaned the same as previous times when it was not mentioned at all. -Parking is a bit tricky My apartment has 3 people living here and that is currently the max amount of tenants. Legend provides 1 parking spot for the 3 of you and being so close to campus, there is never any street parking. Legend does have a parking lot about half a block away from my apartment that they do sometimes have available spots in and you can rent them for $40/month which is annoying but pretty average for an extra parking spot close to campus, however, to pay it you have to get either a cashiers check or a money order. The other option at least for fall/winter semester is they will raffle off extra parking spots they might have in the above ground lot in the complex and then it's like $100 from the months of like November to May or something like that but it's quite literally luck to get one like that. Those are the two biggest complaints I have right now, overall, the parking situation is sort of manageable, but I am pretty upset about having to pay an additional $20 for a cleaned bathroom with no sort of buffer in between, but literally what can you do. Just some things to be aware of. For the most part it's been pretty good and not the worst place to live by any means, but like any place it has it's downsides. Fantastic experience: I’ve rented from Legends for two years and it’s been great! Management always responds quickly. Maintenance is also pretty quick. Some people don’t like the monthly cleaning checks, but I think they are fair. I highly recommend living here.

Fantastic experience: Some friends and I lived in one of their properties. The parking situation wasn’t the best, but aside from that, it was a nice place with reasonable rent. After getting married my spouse and I return to the same management company. We rented a place with a friend/roommate of our choice. However, due to some personal issues with our roommate, we had to move out unexpectedly. We decided to sell our contract, and management made sure that all tenants involved agreed to the changes. There was a small hiccup in the process, but it was resolved in less than a week. Compare to other rental companies these people know how to be time efficient. Jade and Tim were great to work with. Finding good management and reasonable pricing is hard to come by. I recommend Legend Real Estate!

Negative experience: Garbage company, just add about 100 dollars to whatever your rent is and that is about how much you will end up paying in fees and crap that they make up.

Porter has been a tenant of our since Aug 2022 and is currently a tenant. That means that he has signed 3 contracts with us, including 2 renewals. We disclose the fixed monthly expenses at the beginning of every contract, including whether or not the tenant pays for their utilities and internet. Gas and electric utilities are usually put into our name to save the tenant from paying costly deposits and hook up fees to the utility company. Since the utilities are not in the tenant's name, they do not need to worry about how to collect the money owed from their roommates or whether or not the utilities are going to be shut off due to non-payment. Charges are based on actual usage. We also charge a processing fee for this service, which is clearly disclosed at the beginning of the contract. This unit also has a fixed Internet fee, since the owner provides the internet. Once again, we disclose the expected monthly fees at the beginning of the contract. We are also happy to clarify these charges to all potential tenants prior to them signing a contract.

Negative experience: Very crappy management. Moved out of one of there properties over a year ago and they are trying to charge me for something that’s not my responsibility anymore. They should have taken the money from my deposit before sending it back to me. When I tried to talk to manager she was very very rude to me and basically told me that I have to pay or I’ll pay more in the end. Also they don’t manage there properties correctly. My apartment was never up to code and nothing was done about it until I left. In hopes someone sees this don’t rent or anything with these guys. THEY WILL ROB YOU!

Kaylie had an animal that damaged the unit. The deposit funds did not cover the outstanding charges and the damage. We told Kaylie what the remaining charges were and warned her that if we needed to send her to collections, we would increase the amount owed to cover the collection fee. We gave her a year to pay before sending the account to collections. We are not sure what she thought was not up to code. We do like to make sure all units that we manage are in good condition to protect the investment of the owner and to make sure that our tenants are being housed in good conditions.

Negative experience: I wasn’t going to write all of this but since I left a 1 star review they have started emailing me and threatening me. WHATEVER YOU DO, DO NOT USE THIS COMPANY TO MANAGE YOUR PROPERTY AND I WOULD NEVER RECOMMEND ANYONE LIVE IN ONE OF THEIR PROPERTIES. If you do rent with them, good luck getting your deposit back. If I could give 0 stars I would. This company is incredibly petty. They are terrible property managers. The place I stayed at was moldy, carpets were stained and when we arrived to move in the rooms and kitchen were dirty with lots of trash and old used dishes. The townhome was disgusting and poorly taken care of. The door in question was already damaged when I arrived at the room. I did not take pictures of any “damage” on the door because it appeared to have already been repaired and the door and frame functioned. I have asked for pictures of the repaired door and have not received them, probably because the door is in the exact condition. Now because I left a bad review they are threatening to send the $70 to collections when in fact they still owe me the deposit I paid. All I have encountered with office workers at legend real estate from the moment I picked up my key is a condescending attitude. I am left to question how many other tenants have been taken advantage of from this “damaged” door?

Jacob left the unit that he rented from us in Aug of 2021. He owes us less than $100 that he has failed to pay. He may be mad that we have asked him to settle his debt, but we're just guessing at his motive for post a negative review 3 years after he quit renting from us. We have emailed him about his debt. His deposit was retained to pay off what was owed: Broken door and frame, cleaning, outstanding utilities, and carpet cleaning charges. We have not sent him to collections, since we thought he would honor his obligations. Guess not.

This fee is the standard charge for carpet cleaning/refurbishment of the unit. It is disclosed at the beginning of the contract, along with all of the monthly fees. While we cannot tell exactly which tenant left this review, this amount corresponds with the amount that would be deducted at the end of the contract period for per bed housing. Most of the units that we manage undergo carpet cleaning 3 times a year, since we feel that provides the best balance for extending the life of the carpet and keeping things clean for our tenants.

Negative experience: Be Aware: Legend puts a $15/month carpet cleaning and refurbishment fee in the contract for cleaning the carpets once per year. That amounts to $720/year per apartment (when including all 4 tenants). It is not charged until move out. While it may appear in the contract, it feels scummy to wait to charge it until the tenants move out. Legend also charges a $5 fee to have your security deposit mailed to you if you do not provide them a stamped and addressed envelope at the time you move out. They do not let you know ahead of time that this is the case, as you should read it in the contract. While living at their Monson Property, I asked them how often they clean the laundry room as there was a trash can filled a full 18 inches past the top with lint and other laundry trash. It was this way for months. The company representative told me that I could clean it myself if it bothered me. Sure, they did the maintenance that needed to be done, but these three things considered I cannot recommend staying anywhere that LRE is involved.

Porter was only a tenant for 4 months so he was probably not aware that we typically clean the carpets in each unit 3 times a year. We do list the fee as a monthly charge so that it is easier to pro rate when tenants sell their contract in the middle of a contract period. We do not collect the money every month. The money is due at the end of the contract period. If someone renews, they pay the fee. If they leave their tenancy, we deduct the amount from the deposit before we issue the refund. Tenant is informed that they are required to provide a self-addressed, stamped envelope as part of the check out process on the check out form. The fee covers actual cost for materials and labor that are incurred by not providing a self-addressed, stamped envelope.

Negative experience: The worst experience I've had with renting an apartment in Provo. The office is unresponsive to emails, and they post photos of different apartments in good condition. However, when you arrive to move in, the apartment is in terrible condition. Their maintenance service is poor, and it's difficult to make requests to the office.

Fernanda was a tenant in a complex. Pictures on our website may not reflect the exact unit that a tenant may live in, but they should be representative. Most of the furnishings in a unit are similar, as well as the layout of the unit. We do showings for any tenant that wants to see the unit prior to signing a contract. Fernanda bought a contract from a tenant that was living in the unit, so she could have arranged a tour from that tenant. We do our best to answer every email and return every phone call. Often we get backed up in Fall when the largest turnover occurs; however, we do our best to let tenants know that maintenance will take a little longer during this time of the year, due to the amount of requests that are submitted. We do our best to get tenants to report repairs prior to this time period, but we find that current tenants sometimes forget to report repairs and new tenants notice those things and report them.

We do monthly cleaning checks for 3 different reasons. 1. To allow all tenants to have a clean environment. 2. To make sure that the final check out goes more smoothly and is not as difficult to pass. 3. To protect the state of the unit as much as possible. We do provide each tenant with a list of cleaners that are more effective during our monthly cleaning checks. We also provide instructions on how to clean each item that we expect to be cleaned. We are willing to come out to any unit during cleaning checks and see if we can get a unit cleaner with the correct cleaners. If we cannot do that, we do not expect our tenants to clean something. Also, Ben was never charged a failed cleaning fee for failing a monthly cleaning check.

Negative experience: I rented with Legend for about a year. Frankly I was very disappointed with maintenance and management. On more than one occasion, maintenance would come into our apartment with no warning and when asked about it told us to check our emails. Those emails often came hours or days later. One of those times they shut our wifi off and assured me that they would have it back running again within an hour. 3 hours passed and they still weren't done. I became concerned as I had an online job interview in an hour. They promised me it would be good, after I asked for the 4th time. 15 minutes before my interview I went to ask if they could turn it on just briefly. Both of the maintenance workers were gone and had left their tools spread all over the place. I gave up on waiting for them and went to campus for my interview. I got similar attitudes and complacency from quite a few maintenance workers (there were some that were alright). The fees were also a little ridiculous. They are stated in the contract, but I don't think anyone is super happy about the $180 carpet cleaning fee that didn't visibly clean the carpet. Not directly on Legend is the parking company they hire. I initially input my license plate into their system wrong. I took the hit and willingly paid the fine. But after confirming to have changed my license plate in their system, I still was booted twice more. Legend has cheap contracts, but they might not be worth it.

The management company is Legend Real Estate. Maintenance is usually provided by another company or companies. Sometimes Legend Real Estate sends out emails in behalf of a maintenance company.
Sometimes the main maintenance company that we use sends emails out from our shared system. Internet at that complex is provided by Google Fiber. They should be the only ones who can interrupt or fix the internet service. They do not usually inform us if a tenant reports a problem with the internet on the property. Tenants are also responsible to submit maintenance requests. We have found that often tenants put in a request and do not inform their roommates that someone will be coming to the unit for that request. Carpets are cleaned 3 times a year. While we do have an agreement with the parking company to make sure that parking is reserved for our tenants, we would have expected them to take responsibility for improper booting.

Negative experience: Evil management, especially Tim. I don't know how he thinks he can run this while being such a sorry excuse for a human. Real estate? More like fake estate because everything's a lie. Early move out fee? Forcing tenants to pay for renovation? Added charges on contracts every single month? Contracts? they mean nothing to him. Do NOT EVER sign with them if you hope to have a positive home environment. Every day will be a living hell.

This appears to be hate speech. The only documented contact that we have with this individual is an application for a unit that they decided that they did not want to rent. We have no record of even sending a contract, so we are not sure why there is such a complaint.

Just for the record, all of the monthly charges are clearly stated on the first page of every contract. Tenants do not pay for renovations. There is not an early move out fee, but there is a selling fee.

Negative experience: Worst real estate company possible. So many contracts rules and flat out poor service through the whole 3 year stint as a tenet. Clean checks were the worst, fully understand wanting to make sure we weren’t trashing the place, however, when my roomates and I spend at least 2 hours cleaning and scrubbing every surface in our home to get a fail on the clean check when our house was flawless was a complete shock. Let’s all say we hate legend real estate on 3!! 1 2 3 we hate legend real estate!!:)

We would love to work out this issue with "Tim" or provide more accurate information about what failed, but unfortunately he does not appear with this name in our system. All we can say is that we do indeed do cleaning checks once a month. We want every major appliance and the bathrooms to be clean at least once a month. The size of the unit, how many bathrooms are in said unit, and how often the tenants clean will determine how long it takes to clean a unit. Two hours seems on the low to average end of time spent to clean a unit. Minimum time per week is probably about 1-1/2 hrs per tenant. We do provide a list of the most effective cleaners so that people can get the maximum effect with the minimum effort. Usually when tenants complain about spending too much time cleaning, they are not using the recommended products.

Positive experience: I've lived in the same apartment with Legend for three years now so I feel like I have a pretty good amount of experience with the property management company. I used to pretty universally recommend Legend to all of my friends who were looking for student housing in Provo — the prices seemed fair, there were relatively few additional fees beyond standard utilities, and they were extremely responsive to both office inquiries and maintenance requests. Some of that is still true, but enough has changed that it’s a little bit more difficult for me to universally recommend them. Pros: - They are still excellent at fulfilling maintenance requests. Technicians almost always come the next business day after a request is made, and I’ve never been charged extra for normal wear-and-tear maintenance requests - The office is responsive and easy to work with, through phone and email. - I really like the apartment I live in at Windsor Park So-sos: - Base rent prices (w/o utilities & fees) seem relatively in line with the rest of Provo. I felt a couple of years ago that you could get a better deal with Legend than most of the other big property management companies in Provo. I’m not sure that’s true anymore, but base rent prices aren’t any more than most of the other companies. - Cleaning checks are monthly which isn’t great but they aren’t too nitpicky for the most part, we’ve had very few failures over the years (though we do clean pretty well) Cons: - Over the course of 3 years, the total rent in my same apartment has gone up by over 25%. Is it possible my apartment was under-priced at first? Possibly. Still hurts though. - The big con: With every successive year, Legend has managed to find new innovative categories of additional fees to levy on their tenants. Are they spelled out in the contract I signed? Yes. Does that make them fair? I’m not so sure. I’m particularly not happy about the $180 I just had to pay for a year of carpet cleaning that does not seem to ever improve the cleanliness of our carpet. Tenant liability, additional utilities, and application fees are all new over the last 3 years and really disappointing to see. I feel Legend used to stand out in not seeming like they are trying to squeeze fees out of their tenants at every opportunity. I don’t feel that’s true anymore. Legend is a property management company, they’re not gonna be your best friends. That’s okay. They are better than many, but no longer the best.

Thanks for the honest opinion. Housing prices have increased quite a bit due to increased cost of properties, utilities, and property taxes. There are also unfortunately more fees, due to the increase in utilities and the change from BYU contracted housing to regular housing.

Negative experience: Not a fan. Hard to work with. Bad customer service. Lots of hidden fees. I room with Mountain View managment now 100x better. You can tell by the responses to these reviews the level of professionalim involved with this company.

All of our fees are in our contracts. We highly recommend each tenant read that so they understand what is going to be charged. That said, we don't have any record of negative interactions with this tenant.

Negative experience: This is simply a forewarning for anyone who rents with Legend. Be aware that they will fully enforce a 30+ page contract. Their listing price doesn't always include all the additional fees that are enforced from the contract so prepare yourself for Legend to go after every dime that is outlined in the 30+ page contract. So READ your contract thoroughly before making the long term commitment. Even being one who read through her contract, I still wasn’t happy with how things were charged and handled in the end. You obviously can tell the professionalism and accountability that is shown based off these reviews and can expect to experience similar responses when you have questions and concerns in contacting them.

We would be a poor management company if we did not enforce our contract. We do encourage ALL of our prospective tenants to read their contracts thoroughly and completely before signing. We put all the monthly charges on the first page of the contract in a section that is titled "Monthly Fees". We also have a grid on the first page that specifies the total rent owed, the per month rent payment, which utilities the tenant will reimburse to the owner, and which utilities the tenant will put in their own name. The grid also specifies what parking is available for the unit and if parking is an additional charge. This tenant rented from us during 2 contract periods at 2 different properties.

Fantastic experience: Our landlord recently bought the Belmont condo and changed from Aspenridge Management to Legend Property Management. When I read the reviews, I was worried, but I found out that most of the issues people complain about are because they did not read the contract they signed! They are pretty nice when I call, and they quickly reply to emails. In general, they are pretty nice and good. Also, they have monthly cleaning checks. I live in Master bedroom and I do not like people come and check my bathroom:) Initially, I thought it would be annoying to have someone come to my room each month, but I understand it's essential, especially in Provo. Most young people, even though they serve missions and live alone, are still irresponsible and cannot do basic stuff like washing dishes or cleaning their living space. These cleaning checks force them to be more responsible and clean the place they live in! I also have a suggestion:) in the past, Aspen Management conducted cleaning checks only once per semester. I suggest exploring the option of conducting checks every two months for ONLY sufficiently clean apartments since in three weeks the bathroom won't get dirty if it is already clean:)

All tenants are required to replace lightbulbs and keep window screens on the unit. When we did the checkout, lightbulbs were not working and the window screen that was determined to be her responsibility was either damaged or missing. These are damages, not cleaning charges.

Negative experience: Not a good experience. Our apartment was under a restaurant freezer, and apparently there wasn’t any kind of padding or material in the ceiling to absorb moisture from it. As a result, we had a leaky ceiling, where it would rain a kind of liquid gunk over part of our apartment, and leave a trail of black mold that we had to tend to often. It also left yellow streaks on the walls. We left both multiple maintenance requests, and we called the main company line often, but this issue was never resolved. We instead were told to run A/C, but this had no effect. If you’re looking for a budget apartment, there are better real estate providers in the area to choose from.

Negative experience: If I could give one star I would. If you can help it, DO NOT SIGN WITH LEGEND REAL ESTATE!! They are extremely rude and disorganized. When I was moving in I noticed my roommate whom I did not request had an emotional support cat. I happen to be allergic to cats and they did not notify me that there would be an animal in the apartment. I have many examples of how they are terrible but the most infuriating is when I went to get my security deposit, I was forced to wait over a month to receive it. I don't even want to know how much money they make from stealing security deposits away from students not following up with them about it. It is the 21st century we should be able to simply receive our deposit directly in our accounts like I have been paying rent for a year. Many of their policies are ridiculous and their management, maintenance, and staff are lazy and unorganized.

This is an interesting review. Here are some things that you may want to know about our side of the story.

First, we legally cannot disclose the presence of a service or support animal in a unit to tenants who are not already in the unit. We have consulted with those that specialize in this type of law. It is considered prejudicial to preemptively disclose that one of the tenants is disabled to the other tenants. The presence of an animal is due to the Federal ADA (American Disability Act). We do not allow pets. All animals must be properly documented before they are allowed in the unit. We do monitor the units on a monthly basis to make sure the animal is not damaging the unit. There are rules that govern the animal's behavior, such as being confined when it is unsupervised in the unit. We do not encourage these animals to be in units, particularly with shared tenants, but we must follow the law.

Second, the deposit was sent to the address provided by Macey after she checked out. It was issued prior to 30 days after the end of her contract. We confirmed that we sent the check to the address that she provided. She reported that she had not yet received it this week. We are happy to reissue the check if it has not cleared. We did tell this to Macey, but she does not want to pay for the stop pay that we have to put on the previous check so that two checks are not cashed. The contract states that the tenant will pay for the stop pay to reissue a check. Perhaps we will be able to direct deposit refunds in our tenants' bank accounts someday, but at the moment that is not a possibility. We are not sure that we should have access to thousands of bank accounts anyway, at least if we are as lazy and unorganized as this review suggests.

Lastly, we have a 35+ page contract. All of our policies, procedures, charges, checkout policies, utility fees, living standards, etc are FULLY disclosed. And we do enforce those policies. We do not apologize for this. We encourage people to read the contract and understand it prior to signing it.

We have two tenants with this last name. One of the tenants decided that he would move to the more expensive room when his roommate moved out before his contract ended and he moved a friend into his room. The friend did not have a contract. Said tenant was charged for a lease violation. There were also some damages that were not reported prior to us discovering them. Since they were in the tenant's room, he was charged for the damages. We do encourage all tenants to fill out a damage report or state of the unit report when they move in so that we do not hold them responsible for damages that they did not do. If a tenant does not fill out that report, we will hold them responsible for damages that are done during their tenancy.

Negative experience: This company will find as many ways as they can to grab extra money from you. Rent was cheap but after moving out they charged me a lot for damages (that were already there) in common areas simply because I didn't explicitly state them in my check-in form even though I had pictures of said damages dated the day I moved in. I'm pretty sure they charged the girl before me for the same damages as well and my old roommates said they still haven't fixed the damages. If you rent from this company, make sure to be excessive as possible when checking in so they can't catch you on stupid technicalities.

Baylee and her roommates were charged for holes in the bathroom wall that no one noted on their check in sheets. They appear to have installed an extra towel rack or hooks. The damage appeared to occur when the hooks or rack was removed. Baylee was not charged for any other damages since they were documented.

Negative experience: I would advise against renting from Legend. They charge their residents for carpet cleaning twice a year (the charge is rather expensive) and they never cleaned the carpets while I was renting from them (I was there for a little longer than a year). So read your contract VERY carefully. When I asked the management about this, they got very defensive and angry that I found out they were supposed to clean the carpets twice a year. This place will nickel and dime you every opportunity they get. In fact, they try to get a heck of a lot more than nickels and dimes. In the summer semester, I went to renew my contract and after talking to my roommates I found that they were going to charge me $150 more a month than them for the same contract (single private room). It wasn't until I threatened to not renew my contract that they agreed to lower it to match my roommates' rent In addition to this, at the end of my time here, the office manager there was super rude to me when I went to turn in my mail keys and parking sticker. She said some pretty terrible things when she found out I would not be renewing my contract for the next school year. I would never rent from Legend again because this woman alone. I was in the Monson apartments. It's clear the management doesn't care about the living standard or quality of these so-called "lower end" apartments. The apartments are also all very old and dilapidated. There was mold in the shower and kitchen when I moved in that took lots of scrubbing. Light fixtures were exposed, there were holes in my bedroom wall, and the AC unit did not work so in the summer it was wicked hot. In the winter it was freezing because the heater was also busted. It took weeks or months for these two issues to be resolved. This being said, the other residents are awesome and it's a very close walk to campus.

Werner lived in a complex that was not initially managed by Legend Real Estate. The owner that he originally rented from sold the complex to an owner that we manage for. The original carpet cleaning charge was on a contract that we did not sign with him. Our practice is to clean the carpets 3 times a year in most units, but that did not happen, since we did not manage the property the whole contract period.

Legend Real Estate does not set the pricing for contracts. The owner does. If we recall correctly, the owner set the price and then reduced it for future tenants, since it was not renting. Werner paid only $250 for the Spr/Sum contract, which was $150 less than his previous contract. All charges are specified on the contracts that we sign with tenants, so we are not sure what the nickel and dime-ing was. This tenant was charged rent, utilities, and the carpet cleaning fee. There was one charge of $5 for rechecking his cleaning.

We hope that the condition of the apartment was improved over the time period that we managed them. They are definitely older and have needed some refreshing.

It is difficult to believe that anyone in our office would be upset with a tenant not renewing a contract. There are literally thousands of potential tenants in Provo. If this tenant did not want to rent from us again, there are plenty of other tenants.

Negative experience: If your reading this review, I would suggest you do not go through housing with this company. Doesn’t matter if your low on money or not here are some red flags about this company. You will not get your security deposit back or they will find ways to take money out of it for cleaning fees, broken light bulbs(that were broken before) etc. You will be charged for fixing things that were broken before! You will be getting screwed over even if your a nice RM and clean cut. My lawyer is going over to file a subpoena to this company tomorrow. It’s time that these big monopoly’s get something thrown back at them.

We would love to reply to Justin, but he does not appear to be one of our tenants. But if he was, we do ask all of our tenants to document the state of the unit when they move in and turn a check in sheet. We also state in the contract what all of our fees are, including cleaning fees and damage fees. Our contract specifies that all light bulbs must be in working order when a tenant checks out. We did have several tenants that did not report things that were damaged or request repairs, so they were held responsible for them when they moved out.

Negative experience: I have had a huge struggle with Legend Real Estate, and feel the need to warn and share my experience. I lived in a property of theirs from Feb to early Aug of 2023. I found their office staff completely unprofessional and rude throughout my living there, and was baffled when met with a "What do you want?" by an older lady on staff as a response to me stopping by their office to return my key. My experience moving out of the unit was an absolute nightmare. First and foremost, I was charged my full month's of August rent, despite moving out the 14th (required to move out by the 18th). This was not stated in the contract. Additionally, my roommates moved out before me, and as the last tenant in the apartment, I was tasked with the deep cleaning and removal of items for the ENTIRE unit. After all of my roommates passed their cleaning checks, I failed my first cleaning check after spending close to 6 hours cleaning (failed due to me being unaware of the need to remove every dish, utensil, and other similar object from the unit, none of which belonged to me, and all of which were in the unit when I moved in). Spent another 4 hours cleaning and emptying the apartment, and despite that, had $135 deducted from my deposit return as a "cleaning fee," with no other explanation given. Furthermore, I was also asked to throughly clean my roommate's bathroom, which I had never before stepped foot into, and tasked with replacing all burnt out lightbulbs in the unit, including some that were already burnt out when I had moved in. My roommate had requested for a replacement of lightbulbs that were out upon moving in and was denied the request, Legend's stating that it was the tenants responsibility. Thus of course, another charge was deducted from my deposit return as a lightbulb replacement fee, as I refuse to replace lightbulbs that were out from the day that I moved in. My roommates and I were also asked to pay $75 to replace a window screen that was missing upon move-in. All of this added to over $300 being withheld from my deposit return. Overall, I have been extremely disappointed with Legend Real Estate's lack of professionalism, courtesy, and transparency in pricing, and would advise anyone apartment-hunting to avoid renting with them if at all possible.

We are also disappointed with our experience with this tenant. We do our very best to disclose everything that we expect from our tenants in our 38 page contract and addendum. It covers all things about the contract dates, total amount of rent, dates of the monthly payments owed. We disclose on the very first page of the contract that there is a full payment due in Aug. The reason for this is that we mostly rent this type of housing to BYU students and set the dates according to the dates that BYU begins the Fall semester, starting with Freshman orientation. This is always around the 3rd or 4th week of Aug. Also, the contracts are approximately 50 weeks, rather than 52 weeks. Instead of asking for a payment every 4 weeks, we state that the payment is due on the 1st of every month.

In this unit, 1 of the tenants did not check out properly. The other 3 tenants all checked out within a week, including this tenant. We charged each tenant according to the cleaning on their cleaning sheet that they signed. We did specify that 3 hours of cleaning was done at $45 per hour for a total of $135. This is disclosed in the contract. The other tenants were charged for the cleaning that they did not do. They were charged for more hours, since they had more to clean. If this tenant was the last to check out, her assignment included making sure that everything was in working order and cleaned, if it had passed earlier. Lightbulbs are the responsibility of the tenants to replace. There were 5 lightbulbs that needed to be replaced when all the tenants left. We asked them to let us know who was responsible for the bulbs. Since no one let us know, we divided the charges evenly, as specified in the contract. Screens are also required in each of our units. At the beginning of the year, all screen were either fixed or reinstalled at the owner's cost. There have been two subsequent checks since then. As specified in the contract, tenants are responsible for the screen remaining on the windows. We did determine that the missing screen was the responsibility of another tenant, so this tenant was not charged for the screen.

Final charges included the cleaning fee, the lightbulb replacement fee ($12.50), carpet cleaning/refurbishment fee, and the final utilities. These were all itemized and disclosed in the contract.

Suzanne is truly a good human being that has helped me out so much and she is really nice to everybody and the other employees that I have talked to have been very helpful. Negative experience: Lots of red flags. The price was good, although they upped the price quite a bit after I left. Everyone that I talked to in person or over the phone was really great, but over email was not (more on that later). I used to work for an apartment management company and we would do a quality check before each new move in, and I don't think Legend has anything like that in place, because there were some definite red flags about the conditions of the apartments. When I moved into my apartment, the bathroom was covered in mold. The ceiling fan in the bedroom was missing a blade. Lights were missing covers. When the mold in the bathroom started to make me sick, I submitted a maintenance request and didn't hear back. I sent an email but was told it was just mildew I would need to take care of it. It took a note from my doctor confirming what was in the bathroom was mold and it was affecting my health for someone to come look at it. We got an email saying we were missing a window screen and would be charged. I sent multiple emails asking which one and never received a response. The fire alarm went off in the middle of the night and we called the emergency line and never received a response. I think the passive-aggressive responses to these reviews which include personal information about the reviewer is a red flag in and of itself.

All of our tenants are required to do a deep cleaning check at the end of every contract period. If anyone has renewed their contract, they are allowed to remain in the unit for the 2 weeks between the check out and the check in. Sometimes that leads to messy units by the time of the new tenants moving in.

We also rely upon our tenants to report any repairs; however, we find that new tenants often find repairs when they move in that should have been reported by the previous tenants. As for mold, unless there is an active leak, mold does not grow in Utah. The humidity in Utah is too low to support mold growth unless there is another source of water. We do have mildew that can look like mold. Additionally, the mold or mildew was not reported until 10 months after the contract began. The tenant stated in the request for maintenance that she had been coughing for a couple of months and had attributed the cough to the state of the bathroom. She did not indicate that she had been coughing for 10 months.

This tenant was not charged for a missing or broken screen. We do check for missing or damaged screen throughout the year. And we do ask the tenants if they know who is responsible for removing or damaging the screens so that we can charge the responsible party. Screens must remain in place at all times according to our contract. We want to prevent damage to the unit by tenants trying to break into their units when they forget their keys. We also want the screens to remain in place to prevent bugs from entering the units when tenants would like to have fresh air.

The emergency line is run by the maintenance company which is a separate company from Legend Real Estate. We trust that they do answer the emergency calls that they receive. They also do the repairs, so if tenants do have an issue with the maintenance, we need to check with the other company to get an update on what is going on.

Just like any other place who has student housing they are the lowest of the low. True bottom feeders, and management can go die in a hole, no one would miss them. they are full of empty promises living on the backs of their renters

Benjamin has been a tenant twice with Legend Real Estate. His first contract ended in Aug 2022. He became a tenant again in Feb 2023. He forgot to pay his rent for Aug 2023, so it was late. He said that he thought we would pay his rent for him (out of the deposit) although that is not what happened during his previous contract and his contract specifically states that deposit funds are not to be used for rent. We did offer to reduce the late fee from $25 to $10. Apparently that is us being the lowest of the low, bottom feeders, and full of empty promises. Maybe compassion is over rated.

Negative experience: Better known as legend steal estate when I lived there. Absolutely worst management I have ever experienced. After living there, I have never been disappointed by a property management company since. I could go on and on, but I think one action on their part summarizes the continual shady practices they resort to--mid-contract they sent an email saying the deposit increased from $400 to $600 (this was in 2019), violating the contract. About a week later after extreme pushback by tenants, they retracted their request and blamed it on their part-time student employees--as if a student employee would decide to increase deposits on their own out of the blue. This company is a nightmare to deal with and will nickel and dime you, but it was the cheapest housing I found at the time and looking back I would say it was worth it for that reason. Choose whether the headaches are worth the price. But absolutely do not work for them. Everyone we knew who ever worked for them (3 different couples) talked very badly of the company and got treated badly as residents after they quit. Hopefully this helps! Just know what you are getting into. Apparently you can't give zero stars, so they are getting 1.

Jacob lived at this complex for approximately 2 years. We did have several managers in a row that quit working for our company but decided to continue to live at the complex. It sounds like they decided to bad mouth us to our back, since we had no idea that they were so unhappy. Had we know there was animosity, we would not have allowed them to continue living at the complex.

As for the deposit issue: The manager that we had at the time was instructed to raise the deposit for the next contract period. We were having too many people have damages that exceeded their deposit amount. In Utah, you can charge 2 times the monthly rental amount which would have been $1360. We probably sent an email informing the tenants that the deposit for the next contract period was going to increase to $600, as the manager had been instructed to do. However, if she had signed any contracts for the next contract period at the lower deposit amount, we did honor that.

We are also not sure of what constitutes nickel and diming. The only charges in this tenant's ledger were the ones that they were informed of in the contract. They paid rent late a few times. They did not pay the utilities on time. There was the standard carpet cleaning charge. And we charged 1/2 hour of cleaning at the end, even though the contract clearly states that the minimum charge will be one full hour.

Negative experience: The reviews speak for themselves with this company. Don't even bother renting from Legend, anywhere else will be better. I lived in the Monson for a couple semesters and couldn't wait to get out. Extremely overpriced for the tiny, cramped, rooms you get. The shared rooms can't fit anything besides your beds and maybe a single desk. Our apartment took down all their provided furniture to get smaller ones in order to make more room. Only a single AC unit located in the entry room, so forget about being able to cool down your room in the heat. The rent may seem cheap at first, but all the extra fees pile up. The laundry is extremely expensive, so you'll have to find somewhere else to do it. When I first lived here I asked about a parking pass, and they said they gave mine away to someone else so I had to find street parking that whole semester. The next semester they at least gave everyone one so that was much better. Management is very passive aggressive and difficult to work with, and maintenance takes a few days to get to your request. The students that work for them are friendly, but the older staff are downright mean. I went into the office once for some paperwork, and I was asking questions to the friendly secretary when one of the managers came out of the other room and said some very rude things about what I was trying to do (sell my contract). If none of the things everyone has stated in these reviews fazes you, then the Monson was a very short walk from campus which was convenient.

We are sorry that you did not enjoy your stay at Monson. We were not the manager of the property at the beginning of your tenancy. We became the managers after the property was sold to another owner. We also encourage all tenants to tour the property prior to signing a contract. Since we do not own the property, we do not set the pricing or provide the amenities. Our company has high end condos to lower end, lower amenity, units. We encourage all tenants to sign a contract for a unit that suits their needs and their price range.

Ben was a tenant of our for two contract period over a two year period. He was not charged a single fee that was not disclosed in the contract. He incurred some late fees, a cleaning recheck fee, and the carpet cleaning fee. We do not know what communication that did not occur in a timely manner, according to him. We certainly did not charge a fee for sending an email or receiving an email.

Negative experience: Please be cautious when choosing a property through Legend Real Estate and READ your contract carefully. There are many fees hidden in there, making the property far more expensive than we expected. I am so disappointed with my daughter's rental. She thought she would be paying $410 a month for a private room in a very run down condo. Her total cost ended up being over $500 a month with a $12 a month liability fee to pay for any damage to the apartment (this is separate from renters insurance), $12 a month for carpet cleaning and refurbishment, and $10 for water, sewer and trash. In addition, she also paid her electricity, gas and internet. This place was worth $400 a month but way too shabby to cost $500. They took $100 out of her deposit when SHE found someone to buy her contract. I am amazed by the fees and the lack of recourse for renters. BE SURE TO READ ALL THE FINE PRINT. I would look for properties managed by a different company.

Once again, please be aware of all the terms of the contract prior to signing it. All of our monthly fees are clearly stated at the beginning of the contract. We have a grid that discloses the total rent expected for the entire contract, the monthly payment, and the utilities that the tenant will need to either reimburse the owner or set up themselves. The first few paragraphs of the contract disclose the monthly fees including the tenant liability waiver program and the carpet cleaning/refurbishment fee. This is followed by the most commonly charged fees, including the selling fee, so that prospective tenants know what they will be charged.

We also agree that you should read your contract carefully before you sign it. We are dismayed that several of our tenants say that they could not be bothered to actually read the whole contract. They treat the contract as if it is an Apple update. We do our very best to make sure that we disclose as much about what we provide and what we expect in our contract and addendums. If we are ever misunderstood on an issue, we usually include that in our next contract period. We also require the tenant to initial next to around 40 specific provisions that we think that they ought to know and understand. We are also happy to answer any questions that a prospective tenant has.

Just as a side note: We do research on what other companies in town are charging for comparable units and do not try to charge more than anyone else. Of course, each individual owner does decide on the final pricing. Each tenant probably ought to do research in this area as well. This is harder than it used to be since BYU no longer holds a housing fair for their students. All housing is more expensive than it used to be. We offer a wide variety of options from lower end housing to higher end housing. It's your choice.

Negative experience: Really difficult people to work with. They mark work orders complete without actually doing anything. We had to fight to get all of our deposit back. My least favorite property management in Provo and that’s saying something.

As usual, reading and following the contract solves a lot of problems. Rylee did not provide a self-addressed envelope with her check out sheet. Unfortunately, the address was transcribed incorrectly for the deposit refund. A 5 looked like an 8 to the person who entered the forwarding address. We put a stop pay on the lost check and charged a stop pay fee. This is clearly specified in the contract. We reissued the check and were told by Rylee that she was going to see people about fighting the $15 charge. They also asked for money back on a possible rent miscalculation, which we did give them. We just investigated and gave them what we both agreed was fair. There was a lot of frustration on her part over the $15 lost rather than the significantly larger amount found. She threatened legal action over the transcription error.

As for work orders, we partner with a separate maintenance company. They are in charge of doing the repairs and checking them off as complete. If our tenants feel that a maintenance request was closed prematurely, they need to reopen the repair. Tenants are not charged for repairs unless they have damaged something, so it is to their advantage to report repairs that have not been completed.

Negative experience: What do I even say here? It's not going to change anything. Land lords like this will still be sketchy and they'll still rip people off because the demand won't budge. It's a broken market, and the people at the top keep filling their pockets. Wake up! Hidden fees! Hidden fees! Hidden fees! No surprise here--it's the same story every time. But oh my gosh, this place is so unethical and so far removed from their tenants. The office staff is great, but I get the feeling they're being taken advantage of too. Legend is just a typical greedy landlord. That's it. That's the review. Nothing is going to change. You can't do anything about it.

All of our fees are clearly disclosed in our contract. Enoch was in a unit that was managed by another management company prior to us managing the contract. He sold that contract and moved into another unit that we manage. We are not sure what fees are hidden. Maybe he is referring to the other contract he signed?

Positive experience: They keep things running smoothly, but getting a response regarding issues is like pulling teeth. Their user portal has a section for making requests or bringing up issues, so I used that to let them know when a portion of my mattress started breaking down. I check on the request every week or so, and have sent a few additional messages after the first one, but have never gotten a response. At least it wasn't something more urgent, I suppose.

The process for requesting new furniture can take a little while since we need to contact the owner and get permission. Tenant did decide to simply move their own mattress in when the decision was taking longer than he thought it ought to take.

Positive experience: Lived with them for 2 years, one at Manavu and one at timp gateway. It was good, repairs were quick and chill. Only complaint was when I moved out they had a few fees that hit everyone ubiquitously, for like contract end cleaning, unrelated to the cleanliness of our apartment. So probably was just like upkeep/wear charges that were suddenly tacked on, and were like $300.

There is a carpet cleaning/refurbishment fee that is due at the end of every contract period. In your case, that was a little over $100. We also deduct any utility charges that are unpaid, which was over $100 in this case. You also sold your contract and had not paid your $100 selling fee. We also provide a copy of your statement balance along with the deposit refund and are happy to answer any of your questions about your charges.

Negative experience: We were put into a different apartment from our contract. It was vacant the entire summer, hadn't been cleaned, there's mold in the bathroom, furniture was missing and broken, and management was super difficult to work with. Fortunately they compensated us for the hours of cleaning we did, but that was only after several emails of us demanding it. They definitely take advantage of college students who have to find a place to live.

Your contract is with the complex, not the unit. It specifically states that you will be in unit #1-#6. We did need to move a couple of previous assignments to accommodate a tenant who was recovering from an injury. We also may make reassignments prior to occupancy in order to accommodate groups that apply together.

We also searched our emails and did not find any from Claira that asked for cleaning to be done or indicating that furniture was missing or broken. We do offer compensation to tenants who do not want to wait for our cleaners to come and do cleaning that should have been done by the previous tenants. However, our policy is to send cleaners out to do the cleaning if a request is made, and we verify that cleaning needs to be done. There is a delay of compensation if tenants clean prior to authorization, so perhaps that is why Claira thought they had to be demanding. She did receive compensation within the month of moving in.

Negative experience: They charge high fees and do absolutely nothing in return - there is no security, the steps and walkways are slippery in the winter, IF landscaping is ever done it's about once a year and does not look good. This would be fine if the monthly fees were reasonable, but they are both greedy and lazy. Avoid them if you can!

Rachel is not a tenant of ours. We think she is connected with an HOA owner. The fees that are charged are the dues that the owners have decided to charge in order to pay for the HOA expenses. The dues cover sewer, water, trash, basic landscaping, snow removal, and the master insurance policy. Owners in the HOA must decide if they want to install and pay for security systems or increase maintenance. If Rachel does not like the dues structure, she needs to be an involved owner and participate in the process of how and why those dues are set.

Negative experience: NEVER. RENT. FROM. THIS. COMPANY. They even require fee to pay online( either bank account or credit, doesn't matter) and you pay so much hidden fees through out the whole and every rent period( lease initiation, refurbishment, and even a carpet cleaning that was done prior to your lease etc). "The" manager is very hostile and rude, and office staff are unprofessional ( they speak down to you). They will take away your security deposit as much as they feel about you at the end of the day. They are inconsiderate. The worst rental company ever. Don't let cheap price fool you because that's not the whole price you will have to pay. It seems this company also pick out reviewers by name here and I don't think thats legal and ok. Thats scary.

All of our fees are disclosed in the contract and addendum. The monthly fees are disclosed up front, on the first page of the contract. The carpet cleaning/refurbishment fee is also disclosed in the first few paragraphs of the contract. Most tenants have receive all of their deposit back except the non-refundable fee for carpet cleaning/refurbishment and remaining utility charges that come in after the last month's rent is due. Other charges that would be deducted are previously unpaid fees, cleaning charges, or damages. Everyone has access to their account during tenancy and is sent a final statement of charges along with the deposit refund.

We do use a processing company for online transactions through the website we use. There is a $2 charge for a bank transfer. There is a percentage charge of approximately 3% for a credit card or debit card. We do not recommend this option since it is expensive. No one is required to use the website processing. We allow people to pay with check, money order, or through their own bank bill payer system (those are often free to the customer).

We have been called hostile and rude when trying to point out that charges are included in the contract and addendum and that said tenant signed the contract and addendum. Unfortunately, when we focus on facts, some people think that we are trying to hurt their feelings. They would like to negotiate the terms of the contract after they have signed it and have lived on the property specified or they would like us to apologize for a tone of voice they don't like or take offense to. That is a no win situation. We are here to provide housing to our tenants. We have not been hired to take care of your mental health and not hurt your feelings because you don't agree with the contract that you signed. We will never try to hurt anyone's feelings, but a contract is meant to be followed by both the landlord and the tenant. It is not meant to be a suggestion that is negotiated on when someone wants to change the terms because it is not convenient for them to keep them.

If someone attacks our reputation, we have a right to fight back. If someone is falsely accusing us, we have a right to put our side out there to defend ourselves. That is a legal right that we have. We would rather sit down and solve the problem, but it seems that is not the approach that you favor.

Negative experience: If you are a UVU student DO NOT LIVE HERE. They write their lease terms based on BYU’s start date so you will be forced to commute the first week of school and move in during the school day or pay $25 a day to move in early (which equates to nearly a quarter months rent for this year). According to management since BYU’s start date is continually getting pushed it will only get worse for UVU students. If you are a BYU student go for it, it’s a good price for what you get. Based off of reviews and interactions I’ve had with them they are very much a by the contract company - don’t expect them to give you a break if it’s not in the contract. Read through the contract and make sure you understand it before you sign so you have reasonable expectations. Update: After further interactions with management I have yet to speak with a single representative that is helpful and doesn’t talk down to me. It seems that they do all they can to shirk their responsibilities as property owners.

Since the majority of the units that we manage and rent to students are in Provo, it seems reasonable to assume that our contract dates will reflect the dates of BYU. We are very clear about the start date of the contract. We have no control over the schedules of either of the universities. BYU is in session longer than UVU because they offer 3 full semesters a year. UVU offer 2-1/2 semesters a year. The contract also clearly states that there will be a fee for moving in prior to the start date of the contract. Since we usually only allow a 2 day early move in, and rents are typically $350- $600 per month, the early move in fee does not equal 1/4 of a month's rent. Since we do all of our contracting online, we do expect our potential tenants to read their contracts all the way through. This is a legally binding contract. Do not sign it if you do not read or agree with the terms.

Negative experience: They are here to make lots of money off students for the owners of all the complexes. Magaement is hit or miss, and who spends $720 for carpet cleaning and refurbishments annually for a tiny appartment? At least include that kind of charge in the rent, not a surprise end of year payment. Rent from smaller owners that aren't owned by these rich appartment conglomerates.

This tenant is talking about the standard carpet cleaning/refurbishment fee. It is disclosed in the contract, on the first or second page. We clearly state that the fee is due at the end of the contract period so that the fee can be taken from the deposit that has already been paid by the tenant if they terminate their tenancy or it needs to be paid by the tenant at the end of the contract period if they sign another contract with us. If a unit has carpet, we typically have the carpets cleaned 3 times a year. Many of the owners that we manage for do not own multiple properties and are small property owners. They are the ones who retain the rents, not us. Most of the other fees that are collected are to pay for utilities that are used by the tenants. We do not retain those fees either.
