FCS Rentals

Negative experience: I rent a master bed/bath at Belmont Condos, and the pricing for what’s included is actually solid — especially compared to their shared bathroom/smaller bedroom rates. On paper, it’s a good value and I would have been easy to satisfy. 5/5 review here a year later. Unfortunately, my experience with management has been frustrating from the start. When I moved in (8/22), we later discovered there was no hot water. After setting up utilities the next business day and attempting to troubleshoot ourselves, we submitted a maintenance request on 8/27. The plumber confirmed the water heater needed to be replaced. From the time management was notified, it took 8 additional days to restore hot water. In total, we went 13 days without it. Communication during that period was limited. Multiple days passed without updates, and we had to follow up ourselves. When I later requested a prorated rent adjustment (about $184 based on the time management was aware of the issue), the owner approved a $100 credit. While I appreciate that something was offered, it did not reflect the actual prorated amount, and when I asked how it was calculated, I never received a response. My parents also are owners of rental properties, and their property management company they utilize enforced rapid responses (fixes within 3 days) to anything that was deemed necessary for a habitable residence. Six months later, routine cleaning inspections have also felt excessive and inconsistent. After spending several hours cleaning before an inspection, I was marked as a “fail” for 6 of 37 items and told I would be charged $20, with potential $65/hour cleaning fees if not corrected despite living VERY neat and clean when compared to most. Another roommate failed over a single item and faced the same penalty. It also appears the inspection policy changed without clear notice — previously, failed items could be corrected and verified without automatic fees, but now even one failed item may result in a charge. The approach feels more punitive than collaborative objectively speaking. Additionally, we were notified that a broken blind slat would need to be replaced at our expense, even though we believe the damage existed prior to our tenancy. All three of us are likely to be held responsible despite this being the second cleaning check since we started living here. Overall, while the pricing is competitive, the communication, follow-through, and professionalism from Lucia and Karla have been greatly disappointing. If you rent here, I strongly recommend documenting everything thoroughly before and during your lease — including common areas — and keeping detailed records of all communication. Being proactive and organized seems necessary to avoid unexpected charges or disputes.

Lucia Hurtado and Karla Avila were wonderful in handling a temporary replacement for a broken refrigerator until a new refrigerator could be ordered and installed for the tenant. They are easy to get in contact with as well easy to work with. I would refer them to any property owner's who want a property management company you can count on.

Fantastic experience: I’ve rented with 3 different rental companies since moving to Provo and FCS has been the best to work with hands down! The office is always very easy to work with and they easily have the friendliest workers. Lucia is usually who has helped me and she is easily one of the most friendly and helpful apartment managers I’ve worked with! Highly recommend over the other rental companies here in Provo. I often hear a lot of people complaining about cleaning checks with FCS, but in my experience (and compared to Aspen Ridge), the FCS cleaning checks are very reasonable. While the frequency of cleaning checks is greater than other apartments I’ve been in, as long as i’ve make an effort to clean my apartment I usually pass, or the inspectors have pointed out the problems and I have been able to fix them. Much better than an unnamed rental company in Provo who just (in my experience) fails you for tiny things and then charges you for cleaning immediately. Overall, if you can’t get an individually owned apartment, FCS is the way to go.

Fantastic experience: I have nothing but good things to say about FCS. They are the best rental agency in Provo by far. I consider myself very lucky to be a tenant in an FCS rental property! Fantastic experience: Best management company I have worked with since living in Provo. Always quick to fix issues, answer fast and are always helpful. Karla Maseuli always helped me during the time I lived in their properties and was so helpful, going out of her way to make sure everything was okay.

Positive experience: Overall a really good experience. Maintenance requests were a hassle a few times, but the property was in pretty good repair. The office staff were surprisingly helpful. Karla Maseuli was available, competent, and took the time to answer any questions i had.

They're not looking to trip you up with late fees, they're not trying to fail you on your clean checks, they are genuinely unnaturaly fair for Provo. Jackpot of a place to live.
