Negative experience: These people are slum lords. Our apartment was infested with cockroaches (we would have to kill upwards of 20 every day) and when we asked to be released from our lease because the conditions had become nearly unlivable, we were sent a letter by their legal team refusing our request, stating that a roach infestation was not sufficient cause to terminate our contract. They also said that pest control is a “tenet responsibility”. These people do not care about giving you a pleasant living experience on their properties. Once you’ve signed a contract, all they care about is enforcing it. There are plenty of reviews on here that back up exactly what I’m saying. I’ll be warning anyone I can against signing a contract with this management company. And if their legal team takes issue with that, I dare them to sue me for defamation. Edit: They claim below that they never sent a letter from their legal team. I can show anyone interested the physical paper letter that they sent us. It is signed “Joseph Thomas Real Estate Legal Counsel”. Also, we have seen no change in the number of roaches in our apartment, even after the several pest control treatments. That means that the building is already so far gone and infested that chemical treatments don’t make a difference. That should be reasonable grounds to release tenets from their lease agreements. I’m not questioning the “legality” of the management company’s actions. But their actions are dishonest and callous. You can do everything right legally and still be a poor real estate management organization. And that is the case here.
Hi Connor, I'm sorry to hear about your frustrating experience. As soon as we were made aware of the roach issue, we immediately scheduled and covered the cost of professional pest control—despite pest management typically being a tenant responsibility under the lease. We have been and continue to work closely with the pest control company to ensure thorough treatments are performed until the issue is fully resolved.
It’s important to note that roach treatment is not a one-time fix—it requires multiple treatments over a period of time, along with tenant cooperation in preparing and maintaining the unit to ensure the treatments are effective.
No letter was sent by a legal team. Our communication simply explained that Utah’s Fit Premises Act requires specific notice and an opportunity for corrective action, and that declaring a property “uninhabitable” alone does not terminate a lease agreement.
We take all resident concerns seriously and remain committed to working diligently with pest control professionals to completely resolve this issue and maintain a clean, safe living environment for all residents.
Negative experience: This company acquired the management contract for our apartment complex and immediately raise the rent while simultaneously refusing to pay for anything. I, a mother with young children, had to pay to have my own tub resurfaced, out of pocket, in order to pass inspection. They refused to pay for it even though it was flaking rust into my child's bath water which they would then swallow. They stopped using our previous landscaping company and are now using a family member to maintain the lawns and plants. Or rather not maintain anything. I don't know whose son it is, but when I reached out to find out why The lawns and sidewalks are now inundated with weeds, and the rose bushes are at least 13 ft tall. The entire complex is completely unkempt, the repairman never repair anything correctly.... Which I'm starting to believe is because all of their repairmen and support staff are probably family members because this is NOT EVEN IN THE REALM OF PROFESSIONAL WORK, BRUH! More than willing to provide photos. Do not employ these people if you are a property owner. Nobody wants to live at this complex anymore.

Thank you for the input. We've cut down the rose bushes. I think the rent and inspection issues you describe here had more to do with the past owners' management of the property, since your inspection was prior to our taking over. Your rent went up only 6%, which is below market rate, and we didn't raise your rent this summer.

Negative experience: Worst management company I have ever dealt with!!! Avoid like the plague. Air conditioning hasn’t worked for awhile and no one will even respond about it. Yet they charge an apartment of SIX girls $75 EACH for utilities that don’t work and that they don’t fix. The fridge was broken when the girls moved in and it took 3 weeks for them to fix it. They charge a complete scam of $150 just to move in, but the apartment wasn’t clean and they were using it to store construction equipment as we were putting her stuff away! And they charge another $10 fee just to pay your rent every month!! This is wildly unethical. So ridiculous. These people need to be sued.
Negative experience: It’s ridiculous that when tenants leave reviews, management gets to respond with lies, and Google doesn’t even give us the chance to reply back. We lived at Heritage Court in Provo for 2 years before moving out of state. When we left, we had $905 due back to us from our security deposit and rent credit. Instead, they sent us only $40. Here’s how they robbed us: • $70 for water and sewer • $143 for carpet cleaning (there has NEVER been carpet in this apartment) • $590 for cleaning (we returned the keys with the apartment already clean — this charge is outrageous) • $62 for water and sewer again They know exactly what they’re doing, and it’s nothing short of dishonest. I lived in apartment 239, and the management was awful the entire time — unhelpful, unprofessional, and now flat-out scamming us on the way out.

The water and sewer charges you mentioned were for two separate billing cycles. Provo City often sends us utility bills late, which unfortunately means that at move-out, more than one bill can come due at once. The charge listed as “carpet cleaning” was actually for steam-cleaning the LVP flooring in your unit — something we do as part of routine turnover, especially after a tenancy of several years, like yours.
As for the cleaning, while we recognize that many residents clean before moving out, our responsibility is to ensure the unit meets the standard required to welcome a new tenant. In this case, additional professional cleaning was necessary to meet that standard.
We understand move-out charges can feel frustrating, and we don't want our residents to feel that they were treated unfairly. If you’d like to review your account in more detail, we’d be happy to go over it with you directly.
Negative experience: They tried to cancel my lease due to a clerical error (before I had moved in) without telling me what was happening. They gave me an apartment littered with trash and what appeared to be blood stains. They are currently attempting to charge me rent after my contract has ended. I have other issues but I think this sums it up.

These apartments were purchased by a new owners just a few months ago, and we began managing them at that time. Since then, we’ve been working with the owners to get things cleaned up, remodel units, and improve the experience for residents.

Negative experience: Not the greatest management company, which is unfortunate since they have a monopoly on rental properties in Provo. We lived in an apartment managed by Joseph Thomas for a year, and we did not realize how bad it was until we moved out. For example: our a/c in the apartment was broken for three weeks in the middle of July. We sent a maintenance request the day it broke and they didn't get to it until almost a month later. Our toilet (the only one in the apartment) was also broken (it didn't flush) for three weeks. When I tried to communicate with them about resolving those issues, I was sent a passive aggressive text stating that "they were working on it" and that "we just needed to be patient." The apartments themselves are in dire need or some renovating. Our kitchen counter was not level, the breakers regularly tripped when the oven and the light were on at the same time, and the carpet smelled like cat pee from the previous tenants, despite them assuring us that they had been cleaned prior to us moving in. Joseph Thomas nickel and dimes you on everything you can think of, including a monthly $10 online payment fee (but you're not allowed to pay in person or via mail) and a monthly $5 processing fee. Upon move out, they took money out of our security deposit for a "cleaning fee" even though we spent five hours making the apartment cleaner than it was when we moved in, and for carpet cleaning even though I doubt the carpet has been cleaned in years. For the sake of the next tenant, I hope they do actually clean the carpets. I will say that our on site managers (the ones who lived in the building) were very helpful. They even came over at one point to handle a small maintenance issue that we had been waiting on for almost two months. Besides that though, Joseph Thomas as a whole does not give off the impression that they care about their tenants in any way. Good luck to those who rent from them.

For clarity, the toilet was still functional but required manually pulling the chain inside the tank, which we recognize was frustrating and inconvenient. At the time, we were short-staffed and working hard to hire more quality maintenance technicians, and we know that led to delays.

Negative experience: 0/10 would not recommend. Management does not care about the tenants. Someone broke the window from the outside, which the cops confirmed. Had nothing to do with us. The management mandated we pay completely out of pocket for a new $500 window. They would not help at all in covering the window with a temporary secure piece of plywood to make our apartment safe for the month it took for the new install. They had no regard for our safety. Management doesn’t enforce support their noise policies. Dogs barking and loud music were a frequent occurrence in the adjoining apartments, even through the night, and management wouldn’t do anything. I worked from home and it was a problem during the day as well. So this made it extremely difficult to focus on my job. Also do not enforce smoking policies. We grew used to it and didn’t know how bad it was living there until we moved.

Regarding the broken window, it is standard practice for tenants to be responsible for repairs, regardless of fault. That said, we sincerely wish we could have done more to address the noise and smoking issues. We have a zero-tolerance policy for smoking and after-hours noise, but enforcement can be challenging unless a staff member personally observes a violation or receives verifiable reports.

Negative experience: Chatted with an AI chatbot for three days and set up several showings only to be told once I arrived that there are no showings available and no one was ever coming out to meet me.
Negative experience: DO NOT RENT FROM THEM! The customer service girl was very rude. The property manager was very rude. They didn't understand what I was saying and kept repeating the same things. They won't let me talk to someone else who is competent. Edit: They EVEN put a clause in our lease that forces us to give notice before moving or be charged another month of rent. This is AFTER putting an automatic lease end date at the top of the lease... Very dishonest. Costed us hundreds of dollars.
Jacob, it sounds like you had a rough experience in our office. Not knowing more details, I hope you’ve found a good place to rent and somewhere you feel understood.
Negative experience: Not a fan of this real estate management company. It seems great but at our place they don't help out with much of anything. Lots of fees with moving in or out. Had to beg someone to come mow our lawn and didn't get someone for 3 weeks. The house needs repairs, especially on the doors and locks but deemed as not necessary so we always had a draft and bugs coming into our place which is another thing not covered by the company. You have to deal with that and turn up the heat (raising utility) and take care of the bugs or just live with them. Not a fan and wouldn't recommend.

Negative experience: RENTER BEWARE!! Black mold, rusty tub, carpet too old to clean w/o disintegrating, rude office staff. Property management is rude and won’t fix anything but now that they need to find a renter for her apartment, they immediately went in and painted over the mold. My daughters tub was rusty, toilets didn’t work well, kitchen sink pipes underneath would come undone and water would go everywhere, carpet is so old that we can’t get it professionally cleaned because it will disintegrate. Indoor stairs to apartments are never vacuumed and full of leaves and dirt. It’s virtually impossible to sell the lease even in this housing market. Be prepared to be stuck in it if you have to need to get out of it early.
Fantastic experience: There's a lot that goes into property management. You have to deal with individual personalities as well as real estate. This environment can be difficult to navigate at best. It's important to work with a company with expertise and experience in this arena.

Negative experience: Please do not rent from these guys unless you are about to be homeless. There is so many horror renting stories that we have to tell but we'll just leave it at that.
Negative experience: This company is horrible! They never answer there phone during office hours. Very unclean and disgusting and unsanitary. I was wrongfully evicted I think they just wanted to kick me out so they had more room to renovate. They discriminate people who rent there for religion if you are not LDS. They made an illegal contract with me because they allowed me to sign a lease at 17 with no parents approval or anything which legally they can’t do that because I’m not 18. They have been threatened to be sued twice and I’m about to make it a third time . The communication is horrible. I’ve been waiting 5 months to get my money back because I paid in advance for the whole year. Someone bought my lease and they won’t answer there phone so I can get my money back. This complex is very shady and horrible. Do not rent with this company!
Negative experience: I would not recommend renting through Joseph Thomas Real Estate. Pros: my apartment was nice, the manager was friendly and communicative while I toured and before I bought my contract, no cleaning checks were performed in four months (if you like hands-off management, this is the place), maintenance was reachable, no surprise fees Cons: management is EXTREMELY difficult to contact once you are locked into a contract. Prior to moving in, I contacted the manager via phone and text for over two months with a single question and never got an answer. When I moved in, I texted again to ask for bed risers and she answered within an hour. Later the manager responded only occasionally and I have never seen her in person since my original tour. I have never been able to reach the main office by phone. To sum up—Management is difficult to contact but not demanding of you as a renter.
Negative experience: Current tenant at Heritage Court I wish I could give this management a -3 star review. We took the place with a promise that they would fix the floor and walls that were in terrible conditions. We then moved in and found they had not addressed the walls whatsoever. When reaching management they answered “do you have that in writing” when they were literally the ones promising in our face they would address it. We came to an arrangement and offered to paint the apartment, they provided the paint but NOT the tools. So that was another hundred bucks. They provided a different color than the beige the unit was originally, which turned our Saturday project into a 2 month projects to repaint layers and layers of some ugly hospital white. We reached out to main management asking for some compensation and after emails back and forth for a while they didn’t give us not even 100 bucks for all the labor they got out of us. Their autopay sucks, had to pay reversed charges we did not authorize. NEVER set your portal in autopay. Which also led us to late fees that again were not our fault!!! When calling them they won’t even let you speak to a manager answering instead “I just talked to her and she said what I’m telling you”. 80 dollars in stupid fees this month that are 1000% their fault The place itself was okay, but the management here it’s literally just a bunch of robbers and I can’t wait to finally move out next month. Btw, expect 200 deducted from your deposit even though YOU are selling the contract and they are loosing absolutely NO money from the move out.
Negative experience: DO NOT LIVE HERE UNLESS YOU ABSOLUTELY HAVE TO‼️‼️‼️ The apartment is nice. The laundry room is pretty good. The “fitness center” is okay, but the thing is that the management is the worst I’ve ever experienced and does not care about you at all. We offered to paint spots on the walls because they were severely damaged, even though in the tour they told me they would paint it but then didn’t and when I brought it up they said “do you have that in writing?” The paint was a completely different color, they didn’t provide any tools, and no compensation. Their autopay system messed up and over drafted our checking account and they wouldn’t waive the fee. You have to pay $200 to end your lease early. They constantly send texts getting on to you and treating you like kids. If you ask to talk to anyone’s supervisor they refuse and if you find a way to contact the supervisor they won’t respond. They constantly post random fees on your account. They literally just want to take your money. In summary: don’t freaking live here unless there’s no other option because they just want to take your money and will talk to you condescendingly and say things like “Do you have that in writing?” To avoid taking responsibility for what they should do as management. I would’ve given 0/5 stars if I could.
Negative experience: Nasty management. Stayed at Westwood for the summer. When I was supposed to get my security deposit back they tried framing me for damages in the apartment when I was the only one that reported it and documented the whole thing so they backed off. But they broke Utah law by not informing me ,or my 5 other roommates, within 30 days of why I wasn't or when I was getting my security deposit back. I'm still waiting for them to get it to me
Fantastic experience: These guys are amazing! They are the easiest people to work with. Always willing to help and hear you. Darleana and her whole staff is very knowledgeable, friendly and just amazing! Joseph Thomas is the way to go!
Positive experience: Management were actually pretty helpful in both getting and selling my contract. They were responsive to maintenance requests, but be aware of the following: - I sold my spot in a 3 person contract to a friend and Joseph Thomas charged the full $200 fee to sell my contract. :( - I made a maintenance request to fix a hole in a closet door that I broke (and said was my fault) and they charged me $177 after repairing it. More expensive than buying a new door :/ So I didn’t have many negative experiences but the ones I had were expensive
Negative experience: These guys gave my family the worst experience ever. CHECK FOR MOLD in these apartments. OWNERS, they will not take care of your property.
Negative experience: Stay Away!!! Nice people when you call, but the messed up AI leasing agent tells straight LIES. It WASTES YOUR TIME setting up appointments for touring places that ARE NOT AVAILABLE, or even CANCELING YOUR APPOINTMENT WITHOUT TELLING YOU. They need to fix there system. I have had to restrain myself to keep from cussing in this review.
Negative experience: When we first moved in the manager was quite friendly and the apartment was clean but then I noticed the toilet leak and was told the old carpet would be replaced but never did. Also didn’t have a small curtain for my kitchen window it was all broken. I then noticed some cockroaches crawling around in the kitchen, along with ants they where in my bed at one point and on the walls in the bedroom, there’s dog poop out back all the time in the grass, the hall ways are filled with dust garabage, leaves and debris, you only have 1 parking spot the other in the street good luck with that because the streets are full on the 400 south buildings and in that one parking spot maintenance will throw out nails and screws or ladders and buckets and the new managers did not care Katie and Nathan we had asked the maintenance crew to move them and find them a spot they never did we had to argue with them and they finally moved at the end of our lease they asked if we would re new we thought about it was going to take the offer they backed out 2 weeks before it was up so we had no time to find a new apartment all because we weren’t married and we did not qualify , the lease was supposed to end at the of the month and the new manager took over and changed it to the 22nd of the month, the manager was again rude and said the owners simply just did not want us there anymore. These people are disrespectful they don’t care about how the property looks and only want your money. Whenever you get new neighbors you have to adjust because they are loud I had to deal with a loud speaker for months the last time was at 2am you can also hear neighbors having sex late at night and pipes cracking and dogs barking the washers and dryers are always full I got some ear buds stolen out of my apartment when it was being shown while we where still living in it. These people just absolutely do not care for you and it is not worth renting from them in the end.
Negative experience: Joseph Thomas real estate is extremely difficult to work with. They don’t do any upkeep on their properties so they look and smell terrible. When my husband and I first moved in there was a leak in the bathroom and an outlet wasn’t working. They fixed the outlet and also said the leak was fixed, it was not. We complained about it 2 other times and each time they said it was taken care of… it was not (they didn’t even try, they just came and looked at it and then checked a box). We had to keep towels on the floor to keep it from flooding onto the carpet, knowing we would still be responsible for any damage there. All they want is your money. Now, at the end of our lease, we are responsible for replacing certain items in the apartment. Items that are not even damaged! (For example, stovetop burners. We didn’t even have new ones when we moved in, they were gross and we had to clean them). That should be their responsibility, not the renter’s. Our car got broken into in the parking garage (we were not the first ones, there have been several more recently) and they’re doing nothing about security cameras or lighting. They do not care about you. Trust me, find somewhere else to live, renting with them is not worth the hassle and stress. Our property managers were really nice but that’s the only good thing they did. Because it is pet friendly, every walkway smells like dog urine (I have a dog but this was bad). Cement cracking everywhere, and dead leaves and spiderwebs on every step. During the summer we had a really bad little beetle problem- the complex did not spray for bugs and if we wanted them gone we had to do pest control ourselves. My guess is someone in their office will respond with “we’re sorry” and then somehow invalidate what I’ve said. I’m not one to leave reviews so I hope this helps someone make a decision. Seriously, just rent with someone else!!

Negative experience: The management was such a pain here. So many large corporate decisions that they just refuse to budge on unless you can afford a lawyer. Basically if you decide to live here just realize you’re going to get harassed by management at least once or twice a month. Once I walked down the hall and I saw 3 eviction notices. We got one too because we had a little 5 inch tortoise in a terrarium that was a registered ESA legally. Btw non-roaming animals in the state of Utah are not often considered pets. The fact of the matter is we got bullied out of our apartment. Funny you guys mention being one fish in a big sea because I’m sure you would try to evict someone over a fish as well.
Carson, you snuck in a turtle, we found it and we asked you to register your turtle as a pet, but then you tried to pass it off as an emotional support animal. That kind of activity is actually illegal in the state of Utah, but instead of pursuing legal action for this shady behavior, and instead of charging you the hefty we-snuck-a-pet-in fine, we just asked you to pay the normal pet fee. You decided instead to sell your contract and move elsewhere, which decision we cooperated with. This wasn't a corporate decision; we could've nailed you, but instead we have real people with real hearts making decisions, and we just wanted to make sure all the tenants are treated fairly and equitably (like, everyone paying for pets if they have a pet). We're one fish in a big sea of property managers, but we make darn sure to do the right thing by our client-owners and our customer-tenants. You in fact did get most of your deposit back because you were a pretty good tenant and took care of the place. This review seems undeserved. Fantastic experience: Kathryn is my all time favorite person to talk to when dealing with paying my rent. She is so down to earth and laid back. It makes working with her a breeze and a joy to talk with :) Idk how much this woman makes but she definitely needs a raise! She always makes sure we’re taken care of :) I haven’t had any problems from renting from this awesome company! I’m so thankful I found this company 2 years ago :) I’ll always recommend!!!

Fantastic experience: We have loved living at Lilac Place under the management of Joseph Thomas! I love the office management and maintenance techs. They are very personable, understanding, and genuinely good people. I can tell they are trying to make our apartment experience a good one.
Fantastic experience: I had a great experience with Joseph Thomas Real Estate! The apartment I rented was in Condo Row, and was clean and well taken care of. Management was kind, and easy to communicate/work with. I was going home for Christmas, but had to be out of my other apartment before this unit was available. Joseph Thomas worked with me so I could move my stuff into the apartment, and not be homeless. They are kind and understanding, and I highly recommend using them to find housing!
Fantastic experience: This review is strictly for the maintenance work who came to our apartment today: Thiago, is always so bright and happy. He does the work quickly and explains when plans change. I would welcome Thiago back in my home any time. He is amazing.
Negative experience: Before i bought my own place - I lived here and asked their maintenance person to come out to fix the heater in the winter. While they fixed the heater, they also went ahead and replaced the filter and charged me for it. I never asked them to replace the filter, but they did it and charged me without asking. I argued with customer service to get that refunded but they refused. They also raised my rent every year I was there. If you choose to live at one of their properties, you can count on them trying to nickel and dime you whenever the opportunity arises.

Fantastic experience: I, personally, had a positive experience here! I think the housing is realistically priced for Provo and provided sufficient parking for its tenets. Michelle and Benjamin are always very prompt with addressing issues that come up with apartment related problems. Probably the best management I’ve had during my 5 years in Provo.

Negative experience: HORRIBLE and DISHONEST. This was hands down the worst rental experience I have ever had. Maintenance took weeks to months to even get someone out to look at issues (there were many), and we had to file maintenance requests several times before anyone responded. One of the biggest issues was our heating/ac system, which, while running us about $200/month in gas and electric, still could not cool our apartment below 90 degrees in the summer or heat it above 55-60 in the winter. Someone came out to look at it a few times, but nothing was ever fixed and it made being in our own home virtually unbearable. Other safety hazards that were very obvious and were either ignored or deliberately decided against fixing by our landlord included our crumbling staircase up to our front door, which had a pile of cement that had fallen off in massive chunks beneath it, leaking roof that caused our next door neighbors’ ceiling to collapse, rotting under our kitchen sink and under the carpet (they stuffed newspapers and plywood under the carpet to try and mask it), and windows that were unable to open and close properly, leaving us with an open window that had no screen for several days, until we were finally able to get help to close it ourselves. Also, in January 2023, a winter storm broke half of the rain gutter off of the roof, and it hung off of the roof, literally swinging in the wind, for 3 months before they fixed it. When we finally decided to move after a year and a half of horrible management and living conditions that were affecting our health, we were EASILY able to find somewhere to live that was a comparable price (and ended up being less when you include utilities). In our contract with Joseph Thomas, it said that they would mail back our security deposit and the rent from the rest of our last month’s rent 30 days after new tenants moved in. Over 30 days went by, and we didn’t see any check. We called, and they said that they didn’t have our new address, so they had mailed a check to our previous address (this is illegal), and that they would have to wait at least 60 days for the check to expire before they could try and mail a new one. This was all a lie. We had already forwarded our mailing address with USPS and had received nothing, and so my husband knocked on the new tenants’ door and they had also not received it. We had also given them our new address 3 separate times BEFORE WE MOVED (through text, email, and in our official “intent to move” documents) and had the written receipts as well as a written confirmation from them, over text, with screenshots, that they had, in fact received our new address. It seemed like they were incapable of, or unwilling to, call the bank and cancel this check, which was worth over $1000 that they claim was sent the wrong address. My husband tried to call and get the checking number, check amount, address it was sent to, date it was sent, and names of people it was sent to, and Joseph Thomas would or could not provide it. They told him they would call back later with details, and never did. When we tried to call them, they did not answer. This made us question if there was ever a check. We looked up the rental laws for Utah and learned that they were in violation of several, so we went to their office and said that if they did not pay us in the next five days, in full, we would take them to small claims court. Less than six hours later, a direct deposit was made into our account, in full, minus some ridiculous cleaning fees. We had spent hours cleaning, as well as meticulously maintained the apartment while living there, only to be charged almost $200 in previously undisclosed cleaning fees. They also charged $170 us for carpet cleaning, when they had told us that they would not have time to clean the carpets between tenants, and did not clean before we moved in as well. There are so many better, more honest, and reliable places. Please don’t waste your time or money.
Kailyn, I’m sorry you had such a bad experience with us. Swamp coolers don’t do much in the highest heat of the summer and especially if it gets humid. They’re
an ok solution the rest of the time, but definitely disappointing when you need cooling the most. I’m sorry there’s a lot of deferred maintenance at your property and we’re doing our best to work with the owner to get these things resolved. I understand our struggles to get you your deposit were an unnecessary hassle for you and it shouldn’t have gone that way. We’re glad you found housing that better suits your needs. You were good tenants and it’s a shame we didn’t carry out the end more smoothly. We wish you and Jacob all the best.
Negative experience: Lousy management, they rent unsafe housing. My friends lived in their apartments, and they scammed them out of $400, and refused to repair dangerous elements of the housing. Do not rent!

Negative experience: Don't be fooled by the high ratings. Those are left by the landlords that Joseph Thomas works with. Landlords are the only ones that this company treats with empathy and respect. Being a tenant with them is miserable.
Negative experience: Joseph Thomas has done many things to show that they don't see their tenants as people. To start, they suddenly raised rent $200. They turned off everyone's water in the morning on a weekday while everyone was getting ready for work without any notice. When the water returned, the water pressure in our shower and faucets was so low, it was a joke. They lowered everyone's water pressure with no warning to save themselves a buck. The worst thing they did was enter into an agreement with a towing company that brought towing to the apartments every night, without fail. They gave the towing company a list of tenants' cars so they could specifically remove our cars - the people paying them rent each month. The parking lot has guest spots that, for the longest time, were open to whoever needed them. Joseph Thomas decided they didn't want tenants there. Once, my husband came home in the snow. There was no street parking. His options were to park in a guest spot or park 2 blocks away and hike in the snow late at night. The next morning, the car was gone and we owed $400. Joseph Thomas would rather screw over their own tenants and maintain their spots empty all night. We've had friends and family towed away as well. Our experience with Joseph Thomas has demonstrated that they don't have even an once of empathy for the struggling student tenants they house.
Hi Natalie, I see you left 3 REVIEWS for us yesterday, and your husband left another. I'll reply to all of them here since you've detailed your frustrations. I'm sorry you felt you had such a horrible experience in your more than two years renting from us.
We do, in fact, see our tenants as people. That's why we urged the property owners to let us keep rents low through COVID, all while property taxes, insurance, and other costs to the owners skyrocketed. Eventually we needed to bring the rents back up close to the market rates.
If water was turned off without notice this was either a big emergency or a big mistake. I'm so sorry for any inconvenience you encountered. Lowering your water pressure wouldn't save us nor the property owners any money, as the water utility gets passed through to the tenant. If the pressure is low, it's either Provo City doing something to the feed, or a maintenance issue we need to fix.
The towing was initiated because after several requests to stop, a few bad tenants kept parking in the visitor parking, leaving no parking for actual guests.
I have lots of empathy for the starving students we house. I'm not sure where else you could have rented for $795/mo when you started, and still not sure where you could rent a place like this for $1,095 now. I was a starving student myself supporting a my pregnant wife and a toddler while going to school and paying $1,100/mo over a decade ago. I empathize, and I realize the slamming deal you're getting.
Negative experience: Joseph Thomas is the kind of greedy management company that acts as if they're managing living spaces for cattle instead of homes for people. They raised rent $200, they shut off water and lowered everyone's pressure to save themselves money - all without giving us any warning. They entered into an agreement with a towing company and gave them a list of our cars so that they would come specifically to tow our cars each night - the people paying them rent each month. They don't have an ounce of empathy for the struggling students that they house.

Negative experience: I really don't know how to begging . Please don't get tricked by the very few fake good reviews that this company has. There are neither enough nor correct words to express how relieved I am that I'm no longer bound to an apartment that has been managed by these people. The level of unprofessionalism that they have shown is beyond comprehension. They love to add hidden fees and to overcharge for their "cleaning fees," but yet when you get into a new apartment, it is filty! I had the unfortunately luck of live for 3 years in the complex called "Lilac Place" and I have nothing good to say about the place , on the one bed room units its been well over a year that they haven't been able to replace the main boilers so the tenants on those units can have hot water, but yet every week or 2 weeks they have some from maintenance or a technician going and work on them but yet nothing get fixed , the last 8 to 10 months the bills for the water have gone up by almost double of what they used to be and they don't do nor they worry about it , and yet I had to wait over 6 months to get some from maintenance to go over my apartment and "fixed" a huge leak on my bath tub and another one the behind of our toilet. But I think that the most disgusting, horrible, and biggest pelage that this place has is their customer service representatives (except the one girl that welcomes you at the entrance; she is the only human being in that hellish place). They love to pretend that the people that are supposed to grave and attend to your calls are busy working with someone else, when that's a complete lie. There's one old woman with short gray hair that works there; she is the most disrespectful person. I have had the misfortune to encounter it in my life. When we were trying to find someone else to take over our lease, we had to go in to the office since we were having some issues getting a response back from them. This old woman had the audacity to get in my boyfriend's face, yell at him, and then ignore him. Also when we asked why the person that we had have found for lease wasnt approved all she told us was that it was because one of the requirement to live in that complex was to be married , I told her that my boyfriend and I was not married and that we have no intention of getting married any time soon and she just replied with a bad attitude saying "well you better count you blessings because I'm still allowing you to live there" , she also threaten us with an eviction when we asked her if there was no other way for us to brake the lease since we where technically in violation of our contract by not being married, to what her answer was "Well an Eviction for sure will do it and then good luck finding any other place that will ever take you with that "over all it has been a nightmare dealing with this place and its people , I hate and regret ever crossing my path with them.

Negative experience: Absolutely terrible company. I was waiting to see if they would fix our issues before leaving a review but after almost 3 months they have showed nothing but unprofessionalism especially the lady in charge that seems to not be able to answer emails or the phone after the one time she did. We moved out after three years of living in Bullock Apartments and that was rough within itself and way overpriced. We moved across the country and had many family and friends come and help us clean every single thing on their list before we moved out, and shocker just as many others have stated we were withheld a large chunk of our deposit due to things needing to be cleaned which we later saw did not even need to be clean. They listed many things that we spent hours cleaning that needed to be "recleaned". After later seeing the list they used only one of those things was actually marked as needing to be recleaned. I was hoping to not have to post this but it seems they are not willing to be honest or ethical and want to scam young college newlyweds and families out of the little money they have. Go elsewhere.
Negative experience: My wife and I lived in Heritage Court apartments (an apartment complex run by Joseph Thomas) for a total of 8 months and we can confidently say we did not enjoy it at all. We actually hated it. Our experience was not pleasant whatsoever. The biggest reason we left was because they raised the rent. We had only been living there a few months, and then they gave us a week to decide whether or not we wanted to renew our contract months before it was even expiring. When we told them that we wouldn't be renewing our contract they started giving us 24 hour notice that they would be bringing "prospective tenants" to come look through our apartment at inconvenient times or when we weren't home on a regular basis. Whenever we would ask if there was a possibility of rescheduling the on-site manager would say something like, “Unfortunately no. It is in your contract that we can enter the unit as long as 24 hour notice has been given. We do need to sell the unit.” I hate giving bad reviews, and I really wish this was the only bad thing I had to say about our experience with Joseph Thomas, but that’s just the straw that broke the camel’s back. Within the first 3 months of living at this Joseph Thomas apartment the on site managers were fired or quit and then replaced 3 times. For a time we did not have an on-site manager. The only reason we found out is because at the time we had a maintenance request that hadn’t been fulfilled for about a month. From the day we moved in the drain in the bathtub wasn’t draining well and it progressively got worse, so we reached out to Joseph Thomas directly to ask why no one would answer our numerous calls or texts. I figured that not having a manager to help deal with the maintenance request was a valid reason for them not getting back to us or answering our texts/calls, but unfortunately none of the managers we had were really helpful at all. It was a common occurrence that maintenance was needed and it still usually took about a month for anyone to come take care of it. There were always problems with the apartment and you can tell that the they were cheaply maintained. To top it all off when we left the place we made sure it was very clean. We left it better than we found it. Somehow they still found ways to take unnecessary amounts of money out of the security deposit. They say they clean carpets between tenants, but I can confidently say that they don’t. when we moved in the carpets were nasty. If you can avoid renting through Joseph Thomas you will save yourself a lot of grief. And if you don’t believe my review, just go look at the other recent reviews of Joseph Thomas. Or even go and ask the current tenants what they think, and I can guarantee they’ll beg you not to rent through them. Joseph Thomas does not care about their tenants. I really hope they can eventually improve their services and actually listen to the tenants needs and concerns.

Negative experience: I have only had horrible experiences with Joseph Thomas. My husband and I moved into our apartment under Joseph Thomas’s management in the summer of 2022. The lease was $750. Then, in august, the rent was raised to $995 and now this fall, it is being raised to $1200. And for what? The entire building is infested with mold and the tenants are apparently responsible for removing it. Our heat was out in the winter for a month and it took that long for them to finally send someone to fix it. And now, our AC has been out for 3 weeks. Both times we have gotten really sick and lethargic and getting anything done at home seems impossible because of the discomfort. We sent in a maintenance request on the day our AC stopped working and we have been trying to follow up with them but they have not been any help. Our apartment building managers have contacted them several times and not even they can get ahold of Joseph Thomas. Our apartment has been at a constant 80-85 degrees. It makes me sick that a company whose president claims he is all about helping young BYU students become successful in the workforce or financially is putting all of these students living at their complexes into debt early on because they are raising the rent absurd amounts and providing unlivable housing conditions, causing them to become ill and unable to perform in their jobs, taking away from our income, because they don’t have the shelter to sleep and thrive in- that basic and foundational need- first.
Negative experience: It’s pretty apparent that Joseph Thomas does the bare minimum for their apartments. In the time that we lived at the 1450 S apartments, the contact/specific apartment manager for the apartments changed 3 times. Rent also increased by $200, after an increase 9 months earlier by $50. The quality of the apartments is not worth the cost. The response time for repairs is almost nonexistent, we were contacted after 2 months of a repair being submitted on the app. When I asked if I could be reimbursed for touching up the paint, I was told that the apartment was just barely painted, but there were several chips out of the paint. The bathtub had several layers of dirt and the apartment was not cleaned prior to us moving in. The discoloration didn’t even completely come out after lots of bleach and scouring sticks. We’ve seen the apartment managers come on site once to do some weeding. The lawn wasn’t well taken care of. While I understand that housing is competitive in Utah County, these apartments are not worth the price asked for rent due to poor quality of the apartment and lack of response from management.
Negative experience: Trust the bad reviews. If you have doubts about renting with Joseph Thomas Real Estate, just go to Heritage Court apartments and ask a current tenant about their experience and they will all tell you about their terrible experiences. Winters without heat, summers without a/c, weeks without water, mold that they blame you for, terrible laundry facilities, cockroaches, littered with dog feces, they ignore maintenance requests, unfinished dog park in the back that they never installed a LATCH, water leaks that they attempted to charge the entire complex $400+ for, difficulty returning deposit, etc. etc. etc. Our ex neighbor was charged from their deposit to replace their entire carpet but the apartment didn’t even replace it until the new tenant complained about the old one. So their new tenant was forced to relocate while they replaced the carpet after the fact. Seemed like they wanted to just pocket the carpet money and get away without replacing it if possible. They are replacing all the carpet floors with wood floors slowly. This sounds nice, but if your neighbors have wood floors you will be able to hear them cough 24/7. Go to the Provo 36th student ward and just ask the members which make up most of the tenants of the complex. Our ward literally had a running joke about how bad Joseph Thomas is. Move in to Monocco right next door. Everyone there is happy for the same price. Joseph Thomas real estate which manages Heritage Court will raise rent over $100+ and force you to renew your contract right after moving in. Very predatory. They have a terrible reputation. Save yourself the headache. Pay $100-200/month extra at another apartment to really get your money’s worth. I know it’s hard to believe in negative reviews since it usually appears that tenants have personal gripes with management, but I guarantee you that if you knock on the door of any Heritage Court tenant and ask them about their experience, they will echo everything I have written here. I can only speculate for the other properties Joseph Thomas manages, but given how they deal with tenants at this property I would imagine that the other properties are similar nightmares and would trust the negative reviews over the 5 stars. Edit: I almost forgot about their onsite managers! They make some random student couple with 0 management experience the on-site managers so that you can’t communicate directly with actual managers or anyone who can solve issues. The poor students have to just deflect all your complaints and bare your anger. Then their office hours are 10-4 where they only answer phones for a few random hours in between.
Fantastic experience: Great people, great prices, great apartments!! Edit: We have moved back in 4 years later and Joseph Thomas is still one of the best rental places I have worked with. Would highly recommend! Edit #2: This most recent time we lived here we had to sell our contract due to some unforeseen circumstances. Joseph Thomas was so helpful and easy to work with through all of this. The payment to sell the contract was very minimal especially compared to other rental agencies. Darleana and our on-site managers have been particularly helpful and kind!

Negative experience: See below for a breakdown of our experience at 371 E 200 S. Lease Signing: Easy process, property managers were quick to respond and good at communicating. Move-in: Getting our keys was easy and property managers were friendly. Apartment was not clean, see attached photos for reference. We had to spend hours wiping hair and yellow stuff off the wall of the apartment. Had to spend even more time vacuuming and wiping dirty floors that had not been mopped. Walls had been patched over by previous tenant and property didn't car to paint between tenants. The bathroom had rusted pipes behind the shower that we didn't find out about until our floor was flooded after showers. Bathroom was filthy, contacted the office about it to which they replied maintenance had never cleaned after fixing stuff. They paid us for cleaning it ourselves upon move in. Nice notion but still would've like that to be taken care of. The office staff did let me know everything else was cleaned by someone. Even if it was, they didn't clean a majority of items. Two of our lights wouldn't turn off when we switched the switch off. Maintenance: Maintenance was only quick to come if it was an emergency. We had maintenance requests open for months after move in and they weren't addressed until we texted the property manager to which they explained they couldn't fix certain things until we moved out....so we are moving out. These things should have been fixed between tenants. Its obvious they don't care about their tenants. We also had half the electricity in our house go out because a property manager attempted to fix our light switches in our first month of moving in. Maintenance team had to come in and fix it again because they did it wrong. Maintenance would rarely ever schedule with us. When they did, we often had to turn them away because we work. They did not follow up or ask for other times we were free and they didn't come back. We had to move one of their industrial work lights out of our bathroom into the share laundry room because they never came back like they said they would. Property: Hallways between apartments sometimes smell like cat piss/vomit. The stairs leading up to our apartment have never been swept or vacuumed in our 6 months of living here. Littered with leaves, cat hair and sometimes spiders/bugs. Move-out: By the time we decided to sell our contract they had raised the rent by almost 100 bucks and had done absolutely nothing to improve the quality of the apartment. Old property managers moved out and we had new ones move in. They have been extremely helpful and responsive as we sold our contract. These new property managers have been the only good thing about being here so far. They respond quick, they address our concerns. I do wish I could leave a better review but due to all the factors listed above I can't. Wouldn't be a fair review.

Negative experience: The absolute WORST renting experience I have ever had. To begin with I moved in last year and the place was filthy and smelled like mildew, I deep cleaned the apartment and life continued. Within the first couple of months my fridge went out when I was out of town and all my food went bad. They had to replace the refrigerator. A few months later I come home to a SOAKED carpet, the pipes broke and water saturated the whole hallway and living room. They came out and cut the sheet rock out and put carpet dryers in the apartment. They said they’d be back in a a week. Low and behold ANOTHER water pipe burst the same week and soaked the carpet further. They had to cut out more sheetrock. It wasn’t until late February when the flooding had taken place in April that they finally came and put sheet rock up in my apartment after being notified repeatedly. Then ANOTHER WATER PIPE BROKE in March while I was out of town, this time in the kitchen. I notified them that I was moving out and breaking the less early, I found another tenant to take my contract. They took out 146$ as a cleaning fee and 100$ as a carpet cleaning fee from my deposit when they were already supposed to come and clean the carpet from when the apartment flooded right before I left and I left the apartment much cleaner then when I had moved in. I WOULD NOT RENT FROM THEM AGAIN!!! my experience with Joseph Thomas Real-estate was very UNPROFESSIONAL-RUDE- AND GHETTO
Negative experience: Not only were we kicked out, they have turned one of the main rentals into an AirBNB. Several families were displaced for capitalist greed. Our community deserves better! Almost evicted, lolz. Y'all used scare tactics to flip Orem's affordable housing into an ABNB. Our community deserves better.

Fantastic experience: I have had nothing but incredible experiences with Joseph Thomas Property Management. I was a pretty high maintenance landlord in the beginning of our relationship needing urgent documents and communication to help me secure a loan on another property. Davey, our main contact, has never missed a single thing and sends back everything I need quickly and accurately. I live out of state and have never felt more confident about leaving my property under this management!

Fantastic experience: As a first-time landlord, I appreciated their answers to any questions or concerns over the seven-year relationship. The staff answered 99% of my questions. If the staff could not answer a question, the company's President, David, would respond with the answer. My rooms were always rented throughout the year. One request I had for them was to know about replacement purchases or any maintenance work from the tenants. This eventually became by the wayside.

Negative experience: The problem is they put onsite managers that have never managed anything in their life, there rude, condescending and quite in your face if you are not part of their faith. You call the office and they don’t answer, leave a VM and same thing you don’t hear back only communication is through the on-site managers. But the problem is the on-site managers, they put notices in every door of what YOU are doing wrong but they can’t even do a simple thing like fixing a sprinkler head or hire someone to do instead of letting puddles of water that the tenants pay for go to waste.

Negative experience: If you don't fit inside the Utah mold, stay away. They will push you out, keep your deposit, charge you hundreds. They keep raising rent with no updates and no available maintenance. They also manipulate their google reviews. *In regards to JTRE Response: Thanks for confirming that yes, JTRE cares more about profit than the people they lord over. And no, as I experienced as well as many other have experienced, you do not give appropriate time to find a new place. This was my home BEFORE y'all bought it out and turned it into a discriminatory nightmare. Nothing gets updated or fixed and yet rent keeps going up! But heeey, at least you get a return for that "investment."
Hi M H, I'm sorry you had a bad experience. We do our best to keep our rental rates competitive with the market to ensure our property owners are getting the best return on their investment. We usually send renewal offers at least 3 or 4 months in advance of the end of the lease, so you have plenty of time to find another place if you decide not to renew. I'm not sure what you mean by Utah mold, but we do not tolerate smoking in any of our rentals, and until this summer, many of our spaces close to BYU were bound to require tenants to abide the BYU honor code.
Negative experience: Back to write a review since the company ignores both my text and maintenance requests. People now smoke in the apartments and in the complex, which is illegal under Utah law and the contracts we have all signed. I emailed the management about it and texted them, getting no response. Not to mention there are Airbnbs which are also illegal in the area. Have fun living here.

Negative experience: The apartment we moved into last week needed some heavy renovations done and they did not complete them in time for our move in. The place was so dirty still our first day we didn't even dare sleep here our first night and stayed with family instead. We have now lived here almost 2 weeks and our bathtub still looks like this. Needless to say we are moving because this management does not care about the health and well being of the tenants.
Negative experience: My fiance and I have rented from Joseph Thomas for awhile now and it seems they dont really care about the property in Springville. We have a very serious bug problem and no matter what my fiance and I do they just keep coming. This needs to be taken care of. From the photo you see at the bottom. Thats very unhealthy. We dont even know how much we spend on spray. Plus our basement is flooded and Ive sent in multiple maintanence requests about it. Please get this resolved
Negative experience: They bought my apartment complex about 6 months ago and are really not the best so far. The place used to be neat and tidy looking, with plants alive and everything looking new. Now everything is dead, spiderwebs and dead leaves everywhere. The photos I've attached are just a small portion of how the place looks. The old management was amazing at fixing things in a timely manner. With Joseph Thomas Real Estate, it took 3 weeks for our microwave and dryer to be replaced/looked at. And that’s because the manager on-site ignored my husbands texts until I texted them and called them out on being professional. The owners are awful at instructing workers to not park in tenet parking. At least twice a week a work truck is parked in someones spot, and sometimes in mine. The on-site manger does not respond right away. Next, there are Airbnb's located in the apartment complex, which is not allowed in our zoning area. Police have been called out to the area and arrested people staying in said Airbnbs. Surely not the last thing but I will mention it, they raised our rent by over $200 in one leap. As if young adults weren’t already suffering enough.
Fantastic experience: We lived in the Heritage Court apartment complex for the past two years. The first year the apartments were ran by a different company, and we went without A/C for a summer, heating for a winter, and no oven/stove for a month and a half. Joseph Thomas then bought the complex and everything changed, which I was so thankful for. They starting by fixing the A/C and heating units, and took care of so many of the issues that had been going on since we had moved in. A small thing that was super helpful is that they communicated with us about things that were going on, and if there were any changes that were going to occur, things that the previous company NEVER did! Now, Scott is the apartment complex manager, and he is GREAT!!! Super helpful when we moved out this past week, and did a great job!

Negative experience: Would put negative stars if I could. Maintenance does a good job I believe Michael is his name but for everything wrong there’s no way he can keep up with everything. They raised rent this month but let water damage stay under our sink from past tenants and are renovating “select” apartments it not ours. They turned the office phone off so good luck getting ahold of anyone. You now have to text and wait 24 hours before you can talk to anyone the office. The property line fence has been broken since we moved in in April.. I just got home from a week in the hospital and they are doing carpet cleaning in the halls for once but are spraying chemicals making it extremely hard for me to rest and recover. It’s also in the lease that pretty much everything Is tenant’s fault and responsibility even if you report the damage upon move in. Oh and if any emergency ever happens you aren’t allowed to call the emergency line. Had to call six times just to get a flowing leak in bathroom fixed and it still took over two weeks to patch the hole because the office told maintenance it had been fixed when it hadn’t. We still got charged for the extra water “usage”. Lol. If you’re going to spend $2000 to get into a place do it somewhere else don’t waste your time and efforts with this company. Michael gets ten stars tho.
Negative experience: I was very unhappy with Joseph Thomas. They made us pay for the whole month of August even though we were required to move out on the 12th. I also contacted them multiple times throughout the time I stayed in their apartments trying to get them to fix the hot water in my shower and they never did. I lived there for a year without hot water. Awful company. Felt like they were dishonest and not open with us. Would not recommend renting from them.
Negative experience: They sent me a rental contract to review and sign on a late Friday - it was a weekend so they allowed me until the next business day to sign. On Sunday evening I sent them some questions about to contract and requested a change. The agreed to send an addendum. Great, 1.5 days go by with no addendum. Finally on Tuesday, while waiting for the addendum they offered the contract to another person stating that I’d get the chance to sign the revised version if they did not sign it?? Very un-professional. I was working with Darleana, she would not respond in a timely manner and then instead of giving me a chance to sign a contract in a state to be signed, she offered a contract to another person while I was waiting for answers to my questions. / an addendum.
Trent, this sorely misrepresents what happened.
Sunday just before midnight you texted questions and asked for changes to the contract. We replied to your questions on Monday and the back and forth continued until Tuesday. We had others waiting for the spot and they were willing to sign the contract as is.
Leaving a negative review for our business then asking 3 times for another shot at renting from us takes some guts.
Negative experience: Joseph Thomas real estate rental management was very responsive for maintenance calls. We really appreciated Wemerson, he was kind and professional. We moved into the dirty home with high weeds and took care of these problems in September 2019. Our shower had mold in it and it was serviced many times, but the owner would not commit to actually solving the problem and removing the mold. We were offered a contract to rent the home again after 1.5 years of renting. The new contract was to run summer 2021-summer 2022. We signed the contract and sent it back to Joseph Thomas according to their deadline. In May 2021, they called and asked if we wanted to buy the home, the owner was ready to sell. They said if we didn't want to buy on the spot, that we would need to move. We had to be out at the end of June. When we asked them about the contract, they said they hadn't signed it yet. We moved out during the month of June, they called and asked about checking off a move out cleaning checklist around June 20. I knew we had until the end of the month to move out, so I didn't answer back right away. They decided to hire cleaners and sent them in before the end of the month and charged us $600 for their services! Even though the home was already sold and we were supposed to have until the end of the month to clean and move out. We were very disappointed with the way they finished out our rental contract. Negative experience: We lived here for one month and it was awful. When we first moved in there was mold on the bathroom ceiling and under the kitchen cabinets, the A/C was not working and it was a really hot summer, rusty water would always come out of our bath faucet, and one day my wife found bugs and their eggs in our food so we had to throw all our food out. When we would request an exterminator, plumber, etc, the management would say they would come take a look at it but they never did. For the most of the things we had to take things into our own hands and do it ourselves for the mold under the white cabinets we decided to put killz paint on it so we wouldn’t have to worry about it, but In the end they charged us for doing that saying we should have asked management to take care of it. I would not recommend living here they do not care about their tenants and they just want to scrape as much money out of you as they can.
Hunter, thanks for the feedback. I'm sorry you had a bad experience here. We got new onsite managers at this property at the same time you moved in and they're doing a fantastic job. I'm glad you were able to sell your contract quickly, and the tenants who took your spot are doing great. I hope you've found housing that's a better fit.
Negative experience: JTR just started managing my building last month and I already have so many bad experiences with them. I have been in my apartment for a year and a half now and before these people started managing, things were great. But I really do not call my home a home anymore. It is basically just a burden…. 1-Office is literally never open. They change their location a lot and never updated us of their new address in the new landlord notice. It took me driving around to 5 different places to find them. I’ve had to go in 3 times just this month and their office is always closed. 2-Awful attitude on phone. I have only been able to contact their phone once. The time that they did pick up, the lady on the line had a terrible attitude. (Now I work in a call center. I understand when people have a bad day, but I could tell this lady it was just downright rude) 3-Lack of information. We found out with hardly any notice that our building will be renovated at the end of our lease that ends in a about 2 months. We now have to find a new apartment as we will be basically kicked out of our apartment at any given time. 3-They have given us no contact information still we don’t know where their office is, we don’t know their email, and we don’t know their phone number. We just have to go off what is listed online and after finding their office, which I’m guessing is the right location, they are never open. 4-Random late fees. We paid our rent 15 days early and got a late fee that they would not waive for us. Overall, I am very disappointed in this new management. In a way, it is a blessing that we are not renewing our lease because I do not want to deal with their unresponsiveness and unprofessional attitudes any longer.
Negative experience: We were charged highly for their mistakes multiple times. They will not work with you and are very very unfair. Would not recommend this managment.
Negative experience: Tried to charge my roommates and me $85 each for cleaning when we moved out even though we cleaned the place adequately. The management was really frustrating and unfair when I tried to talk to them about it. I don’t recommend them because it seems like they’re interested in taking as much as your deposit as they can. Overall I was disappointed.
Fantastic experience: Great Service! They stay on top of needed maintenance and we know we are in good hands. We have done business with Joseph Thomas Property Management for many years, and we are grateful for their service. I have read several interesting reviews. I don't know how people can move into a very old basement apartment and then complain about things like humidity on the walls. Really? If you don't like it, don't move into an old basement. (This is just one example.). Tenants forget that they have to keep their side of the contract; they forget that they have responsibilities as well as the landlords.

Negative experience: Avoid this place. Maintenance is slow and repeatedly marks items as repaired when they don’t even show up at the apartment. They charge you $200 to clean carpets, whether the carpets are dirty or not, and the carpets are dirty when you move in. They charged me $40 to clean out drawers, and I have photographic evidence that the drawers are spotless. Clearly, they are just interested in taking your deposit. They also charge a cleaning fee. So they charge to clean, and they charge a cleaning fee on top of taking away your deposit money. Also, the apartment that I rented had secured gatedParking is one of the amenities. The parking gate broke a month into the lease, and they didn’t even bother to replace it.
Negative experience: This company bought the small duplex we lived in. Even though the tenant beside me had lived there for five years and we had lived there for four they raised the rent and gave us a single week to decide if we were going to sign their contract or move out by the end of the month. That only gave us a week to find a new apartment and get accepted or risk not having a home to live in or sign their 15 month contract. I asked if there could be lenience in the contract length since we wanted to buy a house later this year and didn’t want to be stuck for 15 months but their only option was to sign a contract, pay another deposit, and have to stress about finding someone else to take over our contract. The apartment was very old when we moved in four years ago and the appliances were even older. They charged $260 to clean the appliances that were too old in the first place, vents that were rusted when we moved in, and window screens that birds had been pecking and ripping at. This company was not very kind to work with and overall I would never want to work with them again.

I know the frustration of living somewhere for a long time under a month-to-month lease and then suddenly facing the need to make a quick decision when the owner decides to make big changes. I'm glad you found something that worked better for you than what we were offering. To clarify, we didn't purchase the duplex; the owner hired us to make changes to improve the performance of their investment. Negative experience: It would be very helpful if they told us when they would be doing work on the roof. It appears they are taking branches from the tree on our roof and there are loud bangs every couple seconds. This is a challenge since we both both work night shifts and sleep during the day. I also take all my proctored school tests from home, so it looks like I will be testing through loud bangs while I take my finals today.

Negative experience: IT IS IMPOSSIBLE TO GET A HOLD OF THE BUILDING OWNER/LANDLORD. Heaven forbid you end up like my husband and I and need to talk to the Landlord about unlivable conditions!!! They will pass you from minion to minion and never return your calls. Even though I make an effort to call during office hours (11am-4pm on weekdays) they pick up ten percent of the time. I called the emergency maintenance line and got a response THREE DAYS LATER. We expressed concern for mold growing in the kitchen, bedroom, and bathroom to be answered with "just towel dry the walls everyday to get rid of condensation" and "make sure to move the furniture to a different wall weekly". THOSE ARE NOT LIVING CONDITIONS. We have found mold growing in boxes and clothing not near the walls or surface mold we found. Saying this has been a nightmare is an understatement.
Sammy, I'm sorry you had difficulty getting ahold of our office. We normally respond to voicemails within one business day, and the emergency line should always be picked up right away. That unit is an old basement with no insulation so the walls get intense condensation in the winter. Keeping on top of it is something tenants have to do when living there. Negative experience: just pick somewhere with a different owner. don’t care about tenente. had multiple leaks in our apartment that we had to pay out of pocket for. the toilet from the apartment above us leaked down into our bathroom. took a week and half to fix
Negative experience: Do not rent with this company, when you request maintenance they take years to respond and when you leave their properties they deduct as much as possible from your deposit. It does not matter that you leave the property super clean they will invent all kinds of cleaning to get the last penny off you. They are never satisfied with the cleaning you do. you can leave the house reprete of light bulbs working correctly and even this they will charge you. It is a total abuse of power, it is assumed that if people rent their home it is known that there will be natural wear and tear of certain things, I agree that if the tenant destroys the property they will be charged but believe me that you can leave the house in perfect condition state and they will still charge you everything they can invent. You cannot have the carpets cleaned on your own, they will deduct a fee they want and supposedly they will send you to clean them. Be more honest, as well as you demand payments on time, provide excellent service, and do not be so usurers collect the deposits of the people.
Hi Caro, I don't have a record of you living at our properties. You are right, we have a carpet cleaning company that we contract with to clean our units to ensure they are done thoroughly, and your are charged for this per the lease agreement. We also charge for any additional cleaning we need to do (we expect you to do a very deep cleaning upon moving out) and charge you for any burned out light bulbs we need to replace. I'm sorry there was some delay in the maintenance response. There are certain times of year that we need to prioritize more urgent items because of the high volume strain on our maintenance staff. We hope you are enjoying your new place.
Negative experience: We live in Pleasant Grove is a nice apartment don't get me wrong. But we were in even in that apartment among OK and somebody tried to break in our apartment they damage the screen door which are ready had a hole in it when we moved in to begin with. They broke the screens on my daughter is bedroom and damage the window because it doesn't close all the way at the top broke the screen and my son's window and broke the screen on my wife and I's bedroom. So i told them by telephone would happen and that i was getting at as security system which i got it cost almost a $1000 i had to get a permit for the county that i live in period they charged me for this stuff to be repaired and i called him and i said to them this is unfair i feel violated enough it is is and I'm being charged extra money for something that's not even my fault. The gentleman that picked up the fallen spoke to the owner and the owner said exactly this U all responsible for all damages done by you or not done by you. This is not fair at all this is extremely unacceptable and i feel violated by the people that i ran from now this is very sad so i would be weary of having anything fixed by them if you plan on moving in to their establishment. Like i said it is a nice place but for somebody violating you when you responsible for stuff that's not your fault i strongly suggest they changed this procedure because it is unacceptable and unprofessional. They also just today replaced my daughter is blinds in her Room. I was gonna fix it and I know I could have but the maintenance guy said that it's broken and has to be replaced again it was like this when we moved into the apartment like there was a hole in the screen so I hate to see my next bills rent for this for me saying I'm extremely disappointed is an understatement. One more thing I would also like to add is that the maintenance man left the master key in our apartment door so anybody could a came in here and took are things. That is definitely not OK
Positive experience: I moved in for just the summer. When I got there, the entire place was disgusting. There were beer caps all over the living room. The downstairs hallway was flooded. And the kitchen was a mess. While the maintenance was good and timely throughout my stay, I would advise the property management to do more regular and rigorous cleaning and maintenance checks, especially when someone moves out, even if it is in the middle of the semester. I would've been able to clean the place better and felt better living there had I not been dealing with the previous dirt and grime from previous tenants.
Fantastic experience: Kayla has been our point of contact with the company and she has been AWESOME. All of the repairs that we needed were taken care of ASAP. The AC went out and it was fixed same day and they even sent people out to put in extra vents so that we would stay cool. Before we moved in, they upgraded all of the floors as well for us, which was great. Also, the maintenance guy, Francisco, is DOPE.
Fantastic experience: I rented a home from them and it could not have been easier. Everything was done done through an APP, from payments to maintenance requests and was very easy and fast. I bought a new home and had to break my lease early. They helped find a new renter to take my lease and were extremely helpful in the whole process. I would highly recommend them.
Negative experience: In the middle of a HEAT WAVE they still haven't fixed our AC after a week of it being broken. The internet went out a few weeks ago, took them 3 days to fix it despite everyone relying on it to work from home during a PANDEMIC. They are clearly in no rush to provide a even a minimal standard of living for their tenants. Non-responsive. Hard to contact. Careless.
Negative experience: I stayed in the Casa Linda apartments for 2 years. The property managers at my apartment complex switched frequently and often took too long to respond or didn't respond at all. This made getting basic things taken care of very difficult. Additionally, there were weeks and months where we only had 1 or 2 working washing machines of 4 for a whole apartment complex. That's unacceptable. It should not take that long to fix or replace the washing machines. On top of that, one of the machines would reset the quarter counter in the middle of putting in quarters and so you'd have to put in even More quarters to wash your clothes and hope that it didn't keep resetting. Overall my family and I had a bad experience in these apartments. All in all, I can only really speak for the Casa Linda apartments but trust me, your $900/month rent (2020) will be much better spent somewhere else than here. Even with all their renovations.
Garrett, we are always trying to improve our management and we appreciate your feedback! At the end of 2018, we hired new managers at Casa Linda because the previous managers, who had been there for a couple of years, were moving away from Provo. We try to have managers with us for at least a couple of years, but they have to move on at some point. There is always a learning curve for new managers and I'm sorry this caused some trouble for you. As for the onsite laundry machines, we know this has been a problem, and we have continually been working with both the manufacturer of the machines (Maytag) and the company that services the machines. These brand new machines were purchased a couple of years ago and we’ve recently been having more consistent problems with them. We are working to have Maytag replace them, as they have issues stemming from the manufacturer plant. This is not something that Maytag just hands over, so it is taking time. We apologize for the inconvenience, but want to assure everyone that we are continually working on getting them serviced and eventually hope to have them replaced entirely. With the interior and exterior renovations, we feel that Casa Linda is a great place to rent a 2-bedroom apartment for only $895.
Fantastic experience: We did a tour at Heritage Court and the worker was really nice and the apartments looked great. It was a great experience.

Negative experience: Joseph Thomas Real Estate is literally the worst company I've ever dealt with. Living in one of their properties was continually demoralizing and dehumanizing. Do your best to ensure that you never live in one of their properties. Literally the absolute worst in every way.
Fantastic experience: I had a great experience with the guys at Joseph Thomas Property. My wife and I are just recently married and it’s definitely not the easiest thing to look around at residences and property in the area.
