Positive experience: Did a good job or renovation at the new place. Nice group to work with. Wouldn’t give a seller credit on the 20 year old water heater or furnace. Thought that was actually lame. Other than that it was good.

Fantastic experience: In the St George area we knew things would move fast. We listed on a Monday afternoon after I took my time over 2 weeks taking pictures, putting in the information I wanted in the MLS form, etc. and by Tuesday morning we were under contract for $35k above asking, no conditions, no inspection, etc. Jeremey and the team at FRH were professional, and quick to respond. Everything was Docusign, scheduling online, etc. and went smooth. 30 days later house was closed and finalized. The costs was $950 on the "sellers" side which most realtors want 3%.. we did pay the 3% for the buyer on the advice of FRH and it paid off.. the 13k was more than worth it. Thanks FRH, and if you are unsure.. please don't let the "old way" of doing real estate scare you off.

Fantastic experience: Joe was our realtor from Flat Rate Homes, and he was awesome. The whole experience was flawless. I will admit my expectations were low, but hopeful. When I was trying to decide how to sell my home, I was torn. It is such a sellers market, that it didn't make sense to pay $15k on both sides of the table. If the market was softer I think I would get an agent to go out and market my house. But since I didn't feel like that was necessary I just wanted to get it listed on the MLS. First, I looked at homie, it was around $2000 flat. My friend had a decent experience there, but $2k seemed pricey. I saw other do it yourself MLS listing companies for as low as $150, and I just wasn't sure how that would go. So after reading through FlatRate's website, and hearing that it was full service, I hesitantly decided to give it a try. I think I paid $1000 plus another $100 for professional pictures of the house. I asked for that service, don't remember them offering it but they were fast to get the photographer out. Maybe a day or two is all. Anyway, best $1000 I've spent in a while. Joe was on the ball. He was very fast to communicate, and he really worked hard. Way better service than I expected, and well worth it. He sent me all the docusign stuff within minutes of discussions, his knowledge and experience was very helpful. I'd highly recommend these guys. The value for the money is hard to beat. PS, had an offer for $10k over asking price an hour after listing it. We cancelled the open house Joe had scheduled for us. Quick and painless. Thanks Joe!

Fantastic experience: UPDATE: Sold again with Flat Rate and Joe as our as full service agent. We saved $23,600 versus what I would have paid for the exact same services via another realtor. 30+ showings in one day, 11 offers, and a handful of offers WAY over asking price. I don't understand why anyone would pay a full 6% to sell their home. Save your money by using Flat Rate - they were 100% the same service as other realtors we've used in the past. PREVIOUS SALE: Saved us 10,900 dollars and we sold our house within a few days of being on the market. Awesome experience! Highly recommend getting the electronic lock box for extra security, notifications of who came and went, and added ease for other Realtors.

Negative experience: To be fair, we used flat rate to sell my fiances house & had a great experience but then used them again to sell my property and had a terrible experience. Our "realtor" was unresponsive (answered 1 question if you asked 3) he told prospective buyers realtors to "call me themselves" he would often wait until 45 minutes before a deadline to tell us we needed to sign something, RIGHT NOW, he didn't follow up, he didn't follow through & he ultimately cost us $10k. Never again will we use this company.

Fantastic experience: We just finished selling our townhouse using Flat Rate Homes and I would HIGHLY recommend using them! They were very professional and efficient. We read reviews for so many different realtor companies and it's so hard to know who to trust. We really liked the idea of paying one flat rate as well and having someone who knows the process to handle everything. Flat Rate Homes didn't disappoint. They listed our home on the MLS as well as a bunch of other websites, they set up the lock box and for sale sign, handled the showing schedule and kept us informed, talked us through the offers/ counteroffers, etc. After doing the math, total commissions paid by using FLAT RATE HOMES was about $9,559. Total commissions paid if we would have used a traditional agent would have been about $17,234. We saved about $7,675!

Negative experience: Dont do business with these people. They are dishonest, willing to waste your time by telling you a price, once you show up, tell you someone else offered him more. Extremely shady and willing to screw over a potential customer if he has something to gain from it personally. Jeramie is extremely unprofessional! He listed a set price, I agreed and drove to finalize the purchase, when I arrived he let me know that someone else called and offered him a higher price and he was going to take it, wasting my time.

Negative experience: We offered on one of their listed homes for over asking price and there response, after the home had been on the market for 50 days was that our offer was ridiculous and they raised the price by $50,000. I know sounds unreasonable, well that is what you get when you hire a 3rd rate agent.

Negative experience: Flat rate homes are too overwhelmed with clients. They are unprofessional and have trouble closing. If you are unsatisfied with them the contract goes until the house is sold.

Negative experience: I liken this company to a public defenders office. They are overwhelmed with cases and can not give proper representation. True they will save you money, but if you're not happy with their services the contract last forever. They are inept at closing the sale and following up with realators.

I was skeptical when I first found them online that they would provide as much service as a normal real estate agent, but I just didn't want to pay 3% for a seller's agent. So, I took the chance and am so extremely grateful that I did. Flat Rate was very professional and I feel that they went above and beyond in representing me. They had a yard sign and lock box installed within a day. I had showings within a couple of days. And they were very helpful and communicative during the entire negotiation and closing process. Our closing didn't go very smoothly because there were issues with the buyers, but Flat Rate handled it all very well and stayed in contact and helped me to stay informed. Keith and Jeramie were both very helpful during the entire process. I would very highly recommend them to anyone. After the sale, I calculated it, and I ended up saving $6,760 by working with them. They were great and gave me just as good of service (if not better) than any other agent.

Positive experience: We worked with Keith and Jeremy on the sale of this home and listed in May and sold it in August. Pros: We saved $12,000 on realtor fees, we sold it for market value and obtained the desired price. Flat rate homes returned and answered all phone calls in a timely manner. They also got us our earnest money back when the first home buyers loan failed to finance. over all, I believe that Jeremey, Keith, and Tracy make a highly professional and effective team. Cons: Flat rate homes incorrectly posted our home with 2 bedroom 2 bathroom and 1000 square feet less than it has. It was posted incorrectly on the MLS and it took several months for Zillow , Trulia, and partnering websites to correct it.The initial listing was way too high and coupled with the wrong info on third party websites made it so home buyers didn't even come and look at it. (Advice: Don't list a house too high, get several broker price opinions before listing). I did this, but got greedy and went with the high listing. It ended up being on the market for a month with hardly and showings. Then someone way low balled us, and we took the offer because we got scared. We tried to back out as soon as we signed, but it's not a thing. Once you sign your house and it's under contract you can't do anything about it. Your buyer can back out for lots of reasons, but you cant. Luckily the buyers were not able to finance the loan, and we were able to list it for a lower price and had multiple offers for way higher than the low ball offer. My suggestion to all sellers is that selling a house is alot more emotionally draining than you may think, pick a strategy that you can handle, stick with it, and don't let emotions get in the way. Flat rate homes made some inconsequential mistakes like not sending us offers until after the deadline, but we were always able to talk to the realator and fix it.It ended up not being a big deal. Their sign is just an advertisement, which was obnoxious to have on the lawn... I think selling a house was stressful, and I was a high maintenance seller, so any realator would have gotten a bad review from me. Nevertheless, Jeremey and Keith were proficient at handling the emotional rollercoaster that is me. Over all, they saved us 12,000 and we are very grateful. Some suggestions for flat rate would be to change the website, it is way to wordy. Add pictures of the staff, the pros of flat rate is the flat rate , but it's the fact that you get a highly qualified and professional realator team to help sell your home. Also another suggestion would be to double or triple the fees, people trust flat rate less because it is so much cheaper than the competition. People will still use you even if they are paying several more thousands dollars, and it actually increases your credibility.

Positive experience: We just sold our rental property through Flat Rate Homes. It was overall a good experience. We could either get notified via text, email, phone call or any and all of the above whenever a showing was requested. We also got notified of our tenants responses to the showing requests. That really kept us in the loop. We listed the house in a Wednesday, and quickly had several showing requests. We got a handful of offers over the weekend, a few of which were over our asking price. Our agent gave advice on which offer he thought was best, which was helpful. We were very pleased with the price of the services provided by Flat Rate Homes and that we sold for more than our asking price. The negative part of our experience was communication. We felt like our agent did not communicate clearly with us at several stages of the process. When it came time to do showings Flat Rate Homes put a lockbox on the door of the property, but failed to mention that we needed to put a key in it (seems obvious, but it was a surprise when the first people came to see the house and there was no key). When the home was sold, the lockbox disappeared before the closing was finalized. These are two examples, but there was several times we were wondering what the next steps were. It really would have been nice if the agent did a better job keeping us informed. Overall, we would still recommend Flat Rate Homes due to how easy it was and for the great price.

Fantastic experience: I wan’t to give 4 1/2 stars but it won’t let me so I’ll be nice and round up. Also I want to support companies that are changing the real estate brokerage industry. In the end we sold our house and saved money on commissions. That’s not saying I didn’t have issues with how I thought the sale processs should go. We’ve been spoiled by realtors in that they answer our every beck and call. Is this necessary to sell your home? No. Is it a nice perk? Yes. Is it worth 3%? Absolutely not. My only complaint would be that the website says “we do more than a traditional realtor” and I don’t think that was 100% true for our case. Something that says “we do just as much as a traditional realtor” would have kept my expectations realistic. The negotiation process was smooth even though we had a buyer with interesting requests. When it came time for offers and contracts Flate Rate Homes was spot on with all the legal documents. And let’s be honest, that’s the most important part of selling/buying a home. Bang for your buck it’s completley worth it. And I’d go with them again, but adjust my expectations.

Fantastic experience: I am super impressed with Flat Rate Homes. Honestly, I wanted to list my home on Homie, but I was struggling with their website. I saw an advertisement for Flat Rate Homes and thought I'd give them a try. I have been very happy with their services. Flat Rate is way more affordable than a realtor or Homie, and they provide essentially the same services. Flat Rate put the home on the MLS, put a sign in front of the home, provided advice and acted as our agent. I worked with Keith and he was very helpful, always giving good advice. They helped me with everything from the pricing of my home to the final closing. I would undoubtedly recommend Flat Rate Homes to anyone!

Fantastic experience: These guys literally saved us over $9,000. Their service would have to be really, really bad for that to not justify a 5 star review. Our house sold pretty quickly and we listed it for a price that we were comfortable with. We had a couple of realtors come give us their opinion and they wanted to list the house for roughly $19,000 less to ensure it would sell successfully. So if we had done what they had been advising, we would have cleared something like $28,000 less than we did. Our takeaway from the experience was that traditional realtors are overvalued. They often claim that by using a realtor you can sell for enough more money that it covers the realtor fee; in our situation this certainly would not have been the case.

Fantastic experience: We have listed two homes with FlatRate. We have been VERY happy! They have always been very punctual, informative, timely, and supportive. Awesome service, even better price! Saved me over $7,000 this last time alone! You can't go wrong with Flat Rate!

Negative experience: They will not go over contracts in detail with you and will give you bad advice because they want you to take whichever offer right away and be done with you. We got stuck getting help from Keith the whole time instead of Jeremie (the owner) and lost out on thousands of dollars due to miscommunication, them not having our backs, and failing to point out important facts to us. We showed our own home to the buyer and discounted the asking price of our home by 2% in agreement that Flat Rate Homes takes 1% of the sale price of your home if your buyer comes unrepresented and they insist you take no more than $500 earnest money from a buyer. When we got to closing, we were shocked to learn that our buyer suddenly had an agent taking 3% of our already discounted home price that they failed to mention or MAKE CLEAR like I would expect! They were defensive and trying to pretend to “help” when we were threatening a lawsuit. They said all the phone calls are recorded but made up an excuse about getting a new system when I asked that they all be sent to me. Nothing was clear in any emails or contract and we thought we were told the buyers were represented by a realtor family member who was not getting commission for help with their offer. WARNING it does not say on the contract you sign what percentage anybody is getting. We are kicking ourselves for not being more careful. Hoped to have somebody on our team who we could trust to help us since we don’t know what we are doing. Flat Rate Homes went past our offer deadlines and will tell you they’re swamped and have to call you back. It is evident in the way they handle themselves at this company that they don’t care enough about you, so beware, you get what you pay for!! They don’t perform how they say they will and I will tell everyone I know to save yourself a lot of grief and never use them. I’ve never been more angry in my life.

Positive experience: The flat rate of $750 is an unbelievable price compared to the typical 3% given to the seller's realtor. If you don't need hand-holding during the selling process, this is the way to go. Flat Rate homes was a good company to work with. I would probably use them again.

Fantastic experience: Flat Rate Homes is an incredible value! From start to finish, they provided excellent advice and service. We were provided with a detailed market analysis to help us establish a listing price for our property and they made sound recommendations for the listing description. Once listed, they handled all the scheduling for showing the property. As we began to receive offers, Flat Rate Homes provided excellent advice with respect to the quality of the offers and worked with the buyers' agents to prepare counter offers which were much more advantageous to us as the seller. All signatures were handled electronically so that we never had to travel to complete a transaction until actual closing. All of that for $650!!!!

Fantastic experience: Great service for an unbelievable value. If you want to save thousands on selling your house this is the place to go. Initially, I was worried that they wouldn't provide very good service due to the cost being so low. But, they provided excellent service every step of the way. Sold my house in less than 30 days and saved me thousands in the process!

Negative experience: First I want to say typically, you get what you pay for and this no exception. If you decide to go with Flat Rate Homes (FRH) you will have to continuously follow up with them as they often forget to get in contact with you or fail to get things done without following up with them several times. In my opinion at the time, I thought this was fine due to the amount of money we would be saving. As this was my first time selling a home I was unfamiliar with all of the paper work contracts, and questions to ask. So when I received my first offer on my home I received a large contract that no one really went over with me as they always seemed in a hurry. They basically indicated where it needed to be filled out and we went under contract. Then once closing time came around and I went to the title company there was a large fee I wasn’t expecting (The buyer’s agent fee). During the contract we agreed to assist our buyer with some closing cost which our agent didn’t explain the difference between closing cost assistance and agent fees the latter we thought we were helping assist with. So AT closing is when we learned the difference between Closing costs and Agent fees from the title companies’ resource NOT FRH. I called FRH and got the agent who I had worked with and he explained that he did indeed go over that even though that was not the case, they then got their boss on the phone who indicated what was said "Did not sound like something his employee would say”. Then let me know that at this point we would be in breach of contract if we didn’t sign that day and let me know that at this point there was basically nothing they could do. So in short, if you a familiar with buying and selling a home and know the questions to ask, and are OK constantly following up with your assigned resource to ensure things get done this is great value for your money. However if you are not familiar with buying or selling a home I would caution using Flat Rate Homes, as they could end up costing you what you figured you would be saving by using them or more due to lack of communication, and explanation of process and contracts on their part.

Fantastic experience: From the beginning when I was first calling in to ask questions about how Flat Rate Homes worked I was greeted by friendly staff and straight forward answers. The process was smooth and not once did I feel like my home sale didn’t matter to them because it did. Even when our first buyers didn’t work out not once did Jeramie or Keith give up on helping us sell. I recommend them to everyone I know who is thinking about selling their home because it truly was an easy experience.

Fantastic experience: I would highly recommend using Flat Rate Homes. I went through them to sell my home and saved around 6 or 7 thousand dollars due to their low realtor fees. Other realtors or reviews might try to scare you away from using them (usually realtors who don't want to lose customers to Flat Rate) suggesting that you won't get as good of service. I personally received great service. Quite frankly I felt like I underpaid since they were so willing to answer my questions and handle issues that we encountered. They were very personal and easy to work with. I would reuse them or recommend them to everyone in a heartbeat.

Fantastic experience: Sold our house using Flat Rate. The sell wasn’t the smoothest but it was all things that I was given a heads up on ahead of time. They were knowledgeable and helpful. To me, it seems like a no brainer to sell your house through Flat Rate.

Fantastic experience: Great experience using FlatRate. They helped us through the selling process, and paperwork. We were under contract and did several negotiations with the buyer. After a few weeks, the buyers dropped out, and we did the whole thing over again with the new buyer. Keith did twice the work, and made everything easy and painless. Oh, and we saved a boat load of money. 5 stars.

It was a great option to not have to schedule the showings, have someone run the open house for us as we were away, along with the security of a lockbox on our house. Fantastic experience: I have been meaning to write a review for Flat Rate Homes for some time. We sold our home this last summer and we had a great experience! I was able to enter all of the initial information (including pictures) for our listing on their website before I even contacted them, and it was easy to do. Yes, I did have to take my own pictures but I did not have a problem with this. I understand that other agencies will do this for you and they will enter all of the listing information for the MLS but I liked having the control to do it myself. It was A LOT faster. They actually never saw the inside of my house, which may seem strange, but they looked at all of the information I had on my house and looked at the pictures I sent them and then did a comparative analysis and were able to help us come up with a good selling price for our home. Every time I called them someone was able to answer and to help me. It may not have always been Jeremie but someone was always able to help. Keith was very helpful and so was the gal in their office. It really felt like I had more than just an agent on my side but a whole TEAM instead. Sometimes Jeremie would not answer a call or an email right away, but he always answered it in a reasonable amount of time, and if he wasn't able to get back to me, someone in his office would. Their Showtime app was super easy to use and required NO phone calls. We were able to approve and confirm showings ourselves. And the feedback survey that the app prompted the buyer to do gave us very useful information. We were able to get our house under contract within the first couple of weeks. Jeremie was very knowledgeable and helped us negotiate the details of the contract with the buyer. When there was a little hiccup on the buyer's side he was able to advise us and walk us through it. I found the process SO easy and found his office very helpful, knowledgeable and fair. In the end we were able to sell our house for a little bit more than we listed it for and felt like we got a really great deal with the whole thing. I HIGHLY recommend Flat Rate Homes. I can't believe how much we were able to save using their services! We saved between $10,000-11,000 in agent fees. There may have been a few things we had to do on our own, but they were not a big deal. Flat Rate Homes was able to do all of the things that we could not do for ourselves and their prices are amazing! Thanks Flat Rate Homes!
