Fantastic experience: Our experience with TPM has been great thus far. Finding a rental can be hard some times and can feel like a race at times. I had submitted an application for a rental with TPM to get ahead of the curve of applying for a rental, and shortly after they contacted me to let me know the rental was no longer available, but provided me 3 additional options that were available that worked wonderfully for me. I chose one of the given options and they were quick to get the process completed to get us moved in. Once accepted, getting the keys and getting moved in was a simple and quick process. Renting with them has been great so far.

Fantastic experience: During the time I've been renting with TPM, we've had a great experience with them. Whenever we've had any issues at the house, they've always responded immediately, and their staff is very professional and friendly. It's also important to mention that they have bilingual staff. Fantastic experience: We don't have any complains about TPM. When we were desperate looking for apartments, they were patient to give us all of their options and keep us updated. They worry about how winter conditions might affect you and how to deal with them. When asking for maintenance, they were ready to assist us as soon as possible. When going into the office you are hit with a wave of warmness and kindness that traps you. Recommend this real state 100%, their attention to detail is immaculate.

Fantastic experience: I am a tenant of a property managed by TPM and I have had a wonderful experience from the beginning. We were looking for an apartment in the Provo/Orem area. I gave the manager the list of requirements I had for our apartment and he recommended a few they had available. We found the perfect one very quickly! The company did an excellent job of cleaning and fixing up the apartment before we moved in and even changed out the water heater quickly when we found out it wasn’t working. TPM is in the people business and works really hard to find rentals for fair prices and proper accommodations for everyone.

Negative experience: Waymond, was my point of contact. That man is the laziest property manager I have ever met. If you deal with this company do your best to not have to deal with him. When you look through the managers involved with this company, you will see that his wife works there. This is a family operation and the nepotism is running deep here.

Negative experience: I fortunately do not rent from TPM, but I live in a neighborhood that is managed almost completely by them. My neighbors have told me it is almost impossible to get your security deposit back even if you take good care of your place. It is almost next to impossible to have them come out and do any maintenance That is not an emergency, they leave the sprinklers on 7 days a week till October making the tenants pay high water bills, and they don’t replace carpeting until it is absolutely necessary, and then charge the previous tenant a portion of it. I could keep going on and on, but I think you get the gist of it. just don’t rent from this company!

Negative experience: Lived in Mapleton Village for 2 years. Promised amenities prior to moving in, but there’s still nothing built. We pay $85 in HOA fees for nothing. Harmony Ridge, next to us, pays $40 for a pool, club house, pickleball courts and playground, all up and going and they just started building last year. One reason we picked Mapleton Village is because of the promised amenities, otherwise we would’ve waited and moved into Harmony Ridge. No one has answers, or will take feedback in office. Houses have tons of problems and yards are flooding. Don’t move here.

Negative experience: Absolutely terrible experience with this HOA if I could give it zero stars, I would not only are they completely unhelpful but the staff is rude, sassy and clearly more interested in flexing their power than actually helping residence. They had my car towed with no warning and no valid reason it was parked exactly where it’s always been with. No issues when I called to get answers I was met with attitude, sarcasm, and a total lack of accountability. No one could give me a straight answer or even bother to help resolve the solution. It’s beyond frustrating that the people who were supposed to manage the community are the ones making it more stressful do better.and Conner over there was absolutely a brat.

Negative experience: I'd give zero stars if I could. Do not have this company manage your HOA! They are unresponsive, unreliable and unprofessional. They never return your calls or emails, if you do actually get ahold of someone on the phone they act like they care but don't do a single thing. The only thing they are good at is taking your money every month.

Negative experience: I have never rented from them. I do want to mention they pay their guys to go out an trap cats an leave cats in traps for days to die an some have!! They should be taking care of there properties , handling matinence issues. Being up to code. But instead they are trying to irradicate all racoons an feral cats in field areas not even on their actual properties! And be aware if you rent from them , they also trap pet cats an these cats dont seem to end up at the shelter. Hmmm

Negative experience: Living in this property was a terrible experience. The unit was unsafe — nothing was ever fixed properly, and we were paying nearly $300 a month for electricity and gas because the utility lines were mixed with other units. We only realized how extreme the bills were because we were living out of state temporarily for an extended period and still received huge utility charges, even though no one was home. Provo Power even inspected the house and confirmed it was unsafe to live in. Gina, the property manager, was rude, unprofessional, and unhelpful throughout the process. The owner, who also acts as the main manager of TPM, was more reasonable, but unfortunately, that didn’t improve the situation. If you can avoid it, do not rent from TPM, especially if Gina is the manager. Your safety, money, and peace of mind aren’t worth the risk.

Negative experience: Don't rent from them. We lived in 244 w 400 n orem. There is a huge mold problem in the kitchen and bathroom. Look in the lazy susan, pull the oven out and look under the sink before signing a lease. I have pictures but can't upload. The wall behind the stove was completely black with mold. Their fix was to paint it. They didn't do anything about the actual mold. Also, Waymon never responds to emails. I had to send two sometimes three emails before getting a response. We wanted to renew our lease despite the mold problem because we loved the neighborhood. I asked a handful of times about renewing and kept getting the response "the owner doesn't know if they want to sell or continue renting". Even into the last month of our tenancy they wouldn't confirm or deny if they would renew. I'm a single mom and couldn't afford to have last minute notice that they didn't want to renew so I just decided to move. They never did say yes or no even after I told them I had to move without an answer. It was very strange. I would have been ok with them not renewing and telling me why even if it was because of something I'd done wrong.... but to just not respond after multiple requests? It was strange. And they overcharged us for "fixing" things that didn't need fixed. $220 for carpet cleaning a 10+ old carpet that wasn't cleaned when we moved in (I know because I cleaned it myself and it was filthy). Also $250 for a cleaning service to "deep clean"... again it wasn't cleaned when we moved in - ceiling fans caked with dust, dead bugs in the fridge, grime in the tub. I didn't mind cleaning when I moved in because I care about living in a clean home.... but didn't expect to be charged for cleaning on move out especially since it was spectacularly cleaned by myself and help from our relief society sisters when we moved out. Also over $450 for fixing things that were already broken or near broken when we moved in. a new blind the living room? I can't afford for them to send it to collections like they threatened so I have no choice but to pay. Ridiculous.

Negative experience: DO NOT WORK WITH TPM!! We just moved in not even a month ago. I read the reviews of the company before hand, but we didn't have much choice due to us being the renters and needing to move into a place that worked for us. The move in process was the first red flag. While it fell mostly on the previous tenant not moving out when they were supposed to, TPM should have been better at managing it. They had our move in date just ONE DAY after the previous tenant was supposed to be out, not giving them any time for cleaning or maintenance. We arrived on our (now moved) move in date to 10+ people cleaning the place AFTER the carpets were cleaned the night before. We weren't able to move in until 2 days after our initial move in date because of the previous tenant and Gina, our manager pretty much treated it as a "not my problem" type of situation. We have been here for 2 weeks now and maintenance still hasn't been by to fix the things that should have been done BEFORE we moved in. I also went to pay rent today, and the online system is not allowing us to. Gina said she had no idea what was going on and gave me a number for Zego, the online payment system, of which they told me it was something TPM had to fix! The run around is absolutely ridiculous and the lack of concern from Gina is unprofessional. Any time I call her for help or questions the response I get is "oh, well I don't know". You should know how to do your job! I don't know if TPM as a whole is the problem, but Gina is definitely less than helpful and I'm not looking forward to having to work with them the next year while we rent.

Negative experience: I would give zero stars if I could. I rented with TPM for just over a year. They never fixed anything in the apartment. My gas and electric bill were sky high because the furnace and ac didn't work. When I moved out they only gave me a third of my deposit. They charged me for cleaning that they didn't do as they rented the unit the next day. Gina acts sweet but is a very devious woman. They are crooks. Don't trusts them.

Negative experience: They don’t make anything. We have to call them over and over and over again before we even get an answer, and then when we do nothing ever happens. TPM is all talk (if they ever do talk to you). They will not ever do their job they just like to take money for nothing. The only employee who actually does their job is Connor.

Negative experience: Incredibly shady management company. If you have any choice in the matter, DO NOT RENT FROM THEM. Definitely "landlord special" interiors, with at least three different 'white' paints in one room, water damage inside and out, handrails that aren't actually secured to anything, patchwork carpet, and rotten out balcony steps (because they put the gutter downspout at the base of wooden stairs...). They refuse to do any upkeep or maintenance, no matter how many times (or for how many years) you ask, and then try to blame you and make you pay for the consequences of their inaction. Stay far away.

Negative experience: Our neighborhood uses TPM for property management. Not sure what they are “managing” but it’s not the property! They should be doing maintenance on our property once a week in summer months, they haven’t came the whole month of July! Our properties look DISGUSTING. The grass is dead and hasn’t been mowed, trees are dying, the bushes need trimmed. The sprinklers aren’t even ON. I’ve called multiple times and no one answers, left multiple voice mails, sent in maintenance request with obvious pictures, and have emailed our property manager Rich himself and no response. If you’re looking to hire a property manager look elsewhere!!!

Negative experience: (Post from 2015 ) WORST EXPERIENCE EVER. I've never met a more incompetent and disrespectful group of people. Within 4 months they have managed to misplace my rent check, (I'm glad I keep all of my receipts), they tried evicting me for a previous tenant bill they tried to charge me for. Even forcing me to come to their office to show them proof that they were in the wrong and still were rude and unapologetic about it....and getting them to contact maintenance is a joke ( don't expect this lazy company to do anything on Sunday, even if it's winter time, snowing outside and your heater is out with two small children). I highly suggest to stay away from this property management company.

Negative experience: We rented a home for 11 years. TPM became the property managers a couple of years ago. They are definitely in it for the owners and not the Tenants. Many of the things we were charged for,,missing blinds, carpet cleaning, broken toilet cover were problems before we rented. TPM doesn't care they are in it for the money. We shouldn't have even cleaned the house we only got 30% of our deposit back. 400 dollars for carpet cleaning, does your brother own the cleaning company? Document everything that your not responsible for or they will screw you over. Getting things repaired take forever. We had to remind them to repair the bathtub half a dozen times. I can't really think of a good reason to use TPM unless you want to piss of your renters and not give them good service. Of all property management companies they have to be the worst. THEY SUCK. If your a decent landlord don't use this company. As you can see from other reviews I'm not the exception to the rule. They are a 1-star or less company.

Negative experience: I am not sure I have ever seen this level of disorganization and incompetence at a single company. I do hope this review finds people that are researching either to rent or have this company manage their property. I had the unfortunate circumstance of renting a property being managed by Waymon, who apparently is allergic to any type of communication with tenants. Over the course of nearly two years living under him, I probably only had 2 email threads with him that he responded to even after leaving multiple voicemails. It does not matter if it's a maintenance request or an appliance that isn't working (more on that in a moment). Currently, he is trying to charge us rent for a property that we gave notice for vacating months ago. This same property is also not currently listed anywhere for people to view, so I don't even know if they are trying to rent it. Along with that, we still haven't even received any notice about our deposit. As for upkeep of the house, it is non-existent. We were supposed to have semi-annual inspections and out of the two years there, we had 1 which they gave next to no notice for and could have easily been overlooked. When we brought up a maintenance concern for the lights in the living room, they sent 3 people out that all said they couldn't do it claiming they would need scaffolding to even attempt it. (keep in mind, we did have 25 ft ceilings). We also informed them about a gas stove that was not able to work on 2 out of the 4 burners and it took OVER A YEAR to get it resolved despite multiple maintenance requests. All in all, avoid this company at all costs. They do not care about your property and they do not care about tenants.

Negative experience: I don’t leave reviews unless I receive exceptionally good or bad service. This is, without a doubt, the most unprofessional company I have ever had the displeasure of working with. Where to start? Gina SUCKS. She'll probably see this review and convince herself that she did nothing wrong. How about the fact that she wouldn't speak with us, kept ducking calls, "in meetings", "at lunch", etc. Then when she finally answers my wife's call, she immediately resorts to yelling like a teenager instead of acting like... idk maybe a professional human being? READER BEWARE of applying. They lead us on and we wasted $50 for nothing. They were condescending and rude during every interaction. The place we looked at was overpriced. I have a lot more to say. Just know that if TPM responds, they're trying to cover their tracks. They suck. Don't waste your time or money with them.

Negative experience: They manage the North Canyon Apartment (2244N Canyon Rd, Provo UT). They are receiving HOA, but they are not worth for the price. I don't know what the hell doing. The elevator broke down and said it would be fixed until February 13-17, but it has not been fixed so far, and the other elevator has also broken. They are not interested in the convenience of residents of apartments.

Negative experience: This review is behalf of my Mom and Sandra. the manager of this location is EXTREMELY disrespectful, condescending and just flat down a prude. When searching for a home she was extremely rude and stubborn about them seeing one apartment and this apartment ONLY, without letting them look around. She claimed to have given them a key to go and look around the apartment with the key but the key would not let them in to the location. When calling to talk about the situation the MANAGER was disrespectful and trying to belittle and make them feel stupid for not being able to get into the apartment when the key was not correct, when going back...Sandra expressed the fact she did not want to rent that apartment that had been shown to them due to the rooms being so small, when the manager was told this she got very angry and tore up the rental paper IN FRONT of their faces and threw it away. I highly suggest if you are home searching to not come to this location nor work with these people. I am angry that my Mom and my Aunt were treated this way. We will never return to this location nor recommend this rubbish place. To the manager, learn professionalism and learn it fast. You are too far into this life to treat people this way and you most definitely should not be representing this company.

Negative experience: I would avoid using TPM for any property management. We lived in the property for 2 years, they performed minimal upkeep on the property, if I was the home owner I would be concerned about the state of the property. We had an annual contract with them and my wife sent them an email letting them know our new home we are building might be done soon asking for next steps. The property manager Waymon never responds to that email, his typical MO you can never get ahold of the guy, and our custom home gets delayed. A month and a half later Waymon the property manager called me and gave my family 5 days notice to move out during the holidays saying they sold the contract. Apparently, he sent an email to my personal email on the 12/12 that was buried. I travel around the world for my job, I can barely answer my work emails let alone personal. My wife has been the frequent touch point on the account, he didn't think to include an email to her. Also, 0 follow up, no confirmation of receipt, no "maybe I should call them since they aren't responding?" considerations. A week AFTER we moved out we got two letters in the mail (seen below) requesting authorization to sell our lease and a check out list. Should I sign it now? This is probably the best indication for the complete mess when it comes to process and accountability with their company. If their lease change process is this bad I wonder how they are at everything else right? So Waymon at TPM clearly messed up on this, which is fine, but I'm much more concerned about how they handled it. When I went into the office the office manager began gas lighting me. "No he didn't, yes he did, we left so many notes on your door, we tried calling so many times (all lies) etc...". They then threatened to sue me if I didn't move out with their 5 days notice, never once admitting to any blame. Ever move your family out of a 3 story home in 5 days? During the winter right after Christmas? You can't hire a moving company fast enough. I messed up my back doing heroics which is why I'm still reminded of TPM daily. I did a 17hr move day (3am-9pm) one day, not for TPM, but for this poor young family that moved across the US and expected TPM to have officially sold the contract when legally they hadn't yet. The gas lighting, blatant lying, and the fact that TPM has never admitted to any wrongdoing (despite getting sell lease papers in the mail a week after we moved out lolz) is why I am planning on suing both TPM and the homeowner. Read the other reviews before considering using this company. Companies like TPM are a tax on the local community, I would look at using: Utah County Property Management or Nestwell Property Management excellent reviews. Negative experience: 0/5 stars. Avoid this company and heed the negative reviews. Most unprofessional and crooked company I've dealt with. As a tenant, we had Gina as our property manager but also our landlord. She tried to blame us for pre-existing damages on move out, nickel and dime the deposit despite hiring professional cleaners, unannounced visits, we had little privacy because Gina had her people watching the house (and she was unapologetic about clearly breaching the lease), disregard for fire hazards, lack of proper heating and a/c, master bedroom would smell like sewage in the summer, and the carport was probably going to collapse. Everytime we brought up an issue, Gina's response was that she lived there for 20+ years with such defects, so we should too. Upon moving out we hired professional cleaners, but Gina would find the smallest thing to try and charge for - I recall she even had an issue with a streak of residue windex on the bathroom mirror. After the move out, they didn't pay the deposit within the legal time limit, so I had to take the first step in legal actions by giving a demand letter for my deposit. Unfortunaly someone was probably misled into purchasing the house after I moved out, and looking back the charges against my deposit were probably used to make the property more appealing for a buyer during the height of the housing market. Overall, Gina didn't treat us with dignity or respect. Gina was very rude and belittling, and we felt she cheated us out of our deposit. From reading the other reviews, it's at least good to know we weren't the only ones having issues with Gina, but also sad that TPM hasn't properly addressed this issue and people suffer from her unprofessional behavior. If TPM is looking to improve, they should at least start by treating their clients and tenants with respect, dignity, and stop trying to nickel and dime folks out of their money. Renters work hard to pay rent, don't cheat them for more.

However, they denied me claiming I didn't met the requirements but they can't tell me why actually cause their privacy policy. Seems sketchy! Negative experience: They are the ABSOLUTE WORST HOA I've ever had. I live in The Arbors in Provo. There are spiders everywhere in the summer because they don't spray, the treadmill has never worked, the gym is covered in bugs, they never clean the pool and the walkways outside our doors are covered in ice right now. They are so freakin useless, my property managers can't even get a hold of them. Stay far away from TPM Inc. Negative experience: UPDATE: 9.12.22. Make sure you document everything! I mean everything. Otherwise they will take your deposit and charge you additional. We were fine with them charging this for cleaning the carpets. That's a normal thing. But they ended up charging us for repairs that the owner should have taken care of in the total of $600. In addition we left the house cleaner than it was when we moved in and they charged us an additional $500 to clean the house. We are really good renters and thought we had a really good relationship with this organization. But in the end all they were out for is to make sure they got their deposit back. There was nothing we could do to negotiate or make things right. They charged us to clean the house again because they found a fly and a couple of Dusty blinds which were not cleaned when we moved in. So document everything! Document when you notify them if something that needs to be fixed document everything that's clean and everything that's not document document document! Or else they will charge you for things that make no sense! OLD REVIEW 10/2018 We have had really good service from this company! They were easy to work with when we moved in and promptly sent out up repairman to fix a number of things that needed to be fixed. Negative experience: TPM manages the HOA for a community I live in. I have tried repeatedly to get ahold of Rich and then Armida with no success. Several email and phonecalls over the last month have been left unanswered. After talking with several neighbors they all had similar stories. They threaten fines and ask that you call to remedy a situation but they don't answer! Incredibly frustrating.

Negative experience: If I could leave no stars I would. I was interested in a duplex they had posted on their website. I applied. My application was approved. I wanted to see the actual duplex before signing a lease. The current tenant was out of town and wouldn’t be back for a couple days. This duplex was in high demand and TPM informed me they would not hold it for me till I could see the property in person so I could either pass it up or sign the lease and see the apartment when the current tenant got back from vacation. Despite my gut feeling, I signed the lease because it was a great deal and I was desperate for my family to have a place to live. I figured I had saw the pictures online anyways. The following morning, I go to see the duplex. To my surprise, it was completely a different unit. Literally nothing was the same! TPM had posted pictures of the unit above which was not even for rent! There was not one single picture that matched what I was seeing. The current tenant verified that the pictures they had posted were of the upstairs unit. I was soooo infuriated. I expected a professional property management company to advertise correctly and to be honest! I went straight back to the TPM office and demanded my money back. Thankfully, they hadn’t submitted my check and gave it back to me. So, moral of this review, don’t trust them. I should have followed my gut feeling, but I desperately needed an apartment for my family. I will never make that mistake again and I will never attempt to rent through this company again.

Negative experience: Terrible service. Poor service. Let me tell you about my tragic experience with TPM. I applied to a place together with my brother. The apartament in question, although advertised on the internet, was not available, so we applied for another one. A week went by and I went to their office, and they still hadn't processed my application. So slow! Then they texted me saying that the phone number of an old condo I lived in was wrong. It's been over two years since I've lived there, so I googled it and put the information I found there. Apparently the phonenumber was out of date. Then someone from this real estate, named Paula, sent me a message to look up the new phone number myself. I said I could go there and ask about it. But when she answered me in a rude way saying that I could automatically deny the application because I didn't put the right name, I decided to go to the place and speak with her personally. I would not work for them. Finding this information was their job, not mine! When I got there I went to the manager and she told me the same thing: without the correct number she would take my application. So I said: it's not my fault I don't have the correct number, I moved from there + two years ago, it's not my fault they didn't update the number. And then, seeing the manager's ill will, I said: I want to withdraw the application, and I want my documents back. “She said she wouldn't give me my papers. I said: these are my documents, and you will return them to me, because you have my information. And after insisting on this for a while, she gave me back my documents. What a rubbish service! 2 weeks I've been waiting for an answer. I imagine the landlord who left his property in this poor property - expecting them to act quickly and effectively to put someone else on the property... But they are slow, ineffective and don't know how to treat customers.

I think some people in the negative comments below neglect to mention their own part in their bad experiences. In the end, renting a home is a simple proposition. Negative experience: Don't expect them to plow the snow in your parking lot until several hours after it starts snowing, or even to put salt down to prevent ice from building up. When I asked about it, I was told their snow removal team "starts in Park City and works their way down the canyon, so it takes a while to get to Provo." I've seen several people get into small accidents as they tried to get up or down the hill into our complex, but they're completely unresponsive. Our pool opened a month late because the didn't bother to fix it, and most of the amenities in the clubhouse and gym are damaged beyond use. you'd think for almost $300 a month, you'd get decent service, but nope!

Negative experience: We recently tried renting from them for the Hills apartment. It was very clear as to what their agenda was and that was to take advantage of people with poor financials. It is a trap to scam you into the most filthy, cracked, and bug infested place. We immediately had to refund and were refused service and had to wait 3 days in order to “find something damaged” so they could try and take more money. It is an absolute shame what they’re doing and had no AC and refused to put in writing to install a swamp cooler. If you want to be scammed out of your money and trapped in a shed then this is the place to contact. All pictures below were what we were given as is. Also listed AC, Dishwasher, and microwave when there were absolutely none. Avoid this at all costs they tempt you with low pricing but provide a place that’s barely livable.

Negative experience: TPM wrongfully terminated our contract and made us pay for the constable fees even though we proved to them that the grounds on which we were being kicked out on were false. Even after the HOA removed all fees for a false accusation, TPM still kicked us out. We would have fought it legally but the apartment was miserable, moldy, and dusty. We did not want to fight for a place we hated living in so we just left. The injustice drives me crazy! It was terrible renting from them. Communication was bad, the property managers were bad and hardly ever available, and maintenance was bad. When we originally moved in, we named the apartment "The good times place." Because of TPM, that name was crushed. I would not give this company any more business no matter how good the deal looks on the outside. They are shady and greedy.

Negative experience: This company is a joke. At first I thought it was just the property manager, Gina. She was controlling and overstepped boundaries such as telling my sister that she would not be able to handle foster kids because the house was slightly messy. My sister had just had a new baby and has two young boys, of course the house was not spotless. Originally I was sharing a TPM house with my sister's family. When I got remarried, TPM took my husband's application fee so they could do a background check and he could move in. After taking the money, they told us that he was not allowed to live there with us because we were married. We had to get in contact with the actual landlord to get permission for my husband to live with me. That really is just the beginning. I ended up moving with my husband and son to another TPM home. It was a small, overpriced apartment right by trains that would shake the apartment when passing. There was mold in the apartment. It spontaneously caught on fire, and the HOA was atrocious when it came to fixing problems. We were sick most of the time we lived there and there were no sound barriers between us and our downstairs neighbors. Our neighbors had no tolerance for any noise even during the day. We tried being respectful and quiet, but nothing, literally nothing, was good enough for them. They complained to HOA. HOA did no investigation. Without warning, they sent us a fine. Then TPM automatically terminated our contract with no real grounds of termination. We proved that the neighbors were lying about how loud we were so HOA waved the fines. TPM still made us pay for the constable fee. This happened twice before we decided to get out of that miserable environment. TPM was terrible at communicating. Calling them became a daily chore for us because they almost never answered their phones. It took them two months to give our deposit back. It has been a mess dealing with them. They are greedy and don't care about professionalism. Now, I am happy, away from that company. But TPM is now refusing to renew my sister's contract so they won't have a place to live. TPM did not say why. My guess is that they want to raise their prices for rent but who knows. My sister has never been late on rent payments and has taken care of any damage to the home that may have been caused by children. I know TPM has a right to choose not to renew the contract, but they just treat people as though they are ants to step on. In this economy, it's so hard to find affordable places to live. Now they only have a little over a month to find a place to live and get completely moved out. I don’t have time or room to write everything that went down with this company. I wish someone would hold them accountable for all the tears they have caused. I would not suggest this company to anyone.

Negative experience: After five different trips into the office to notify them about my broken AC, I still have to sleep at my parents'. My apartment is currently 90 degrees. Instead of replacing my AC, as promised, they cleaned the coils, filter and called it good. It is still blowing hot air. I am so disappointed in this company. Their website has issues, making paying rent a hassle. They're slow to respond and do shoddy repairs, if any at all. Don't rent from TPM. Seriously. Don't.

Negative experience: Almost traumatic. Getting in touch with anyone there is a nightmare. We lived in one of their listing for 3.5 years when my husband and I were just starting out, never afraid of anyone coming over since they don't even when you request it. But you can bet you'll be paying for random price increases and or services you're not getting. Like air conditioning. When they couldn't fix it on a property suddenly it became a non air conditioned property. With the summers in Utah, that's unacceptable.

Negative experience: My wife and I just moved out of these apartments and leaving might be the best choice we’ve ever made. When we moved into the apartment, it was very clearly not cleaned at all. 2 months after living there the AC went out (this was July) and they took several days before maintenance came out and charged us $90 for maintenance to fix it. The apartment is also not in good shape and desperate need of renovation. There was mold in the toilet bowl and shower and we tried cleaning it with minimal results. The toilet seat itself was disgusting and gave my wife and I a bad rash so we replaced it. The closet doors also don’t open and close without falling out and the frames and wood are so warped that they simply need to be replaced. The kitchen floor as well has stains that wouldn’t come off and the floors are incredibly squeaky. It’s impossible to walk through the apartment without the floors crying out. Worst of all though is management. Almost every time we called in it was sent to voicemail. If we happened to get in touch with anyone, they were often rude and dismissive or the person we needed to speak with was “out of the office and wouldn’t be back until Monday” (we were told this on 5 different occasions during the time we lived there). We also set up autopay and the last two months we lived there were overcharged by $100 and management kept saying it was our fault. How could it be our fault when we set up autopay to withdraw the same amount each month? And we were told that our rent the next month would be $100 cheaper to compensate and we were overcharged again. We turned off autopay and sold our contract and had our final checkout inspection and new tenants moved in the next day. However we had $100 taken out of our deposit for “carpet cleaning” which I seriously doubt occurred since there would be no time for them to have carpet cleaners come out there and carpets were definitely not cleaned when we moved in. The apartment is cheap and we needed something cheap in the first year of our marriage but we were not prepared for how bad the quality of living would be. If you need something cheap with decent square footage this can work for you but know that the quality is abysmal and management is completely unhelpful.

Positive experience: TPM was a very helpful tool for me and my friends to get a place together. They were pretty responsive but there we're some times I had to give them a call but other than that, they usually would call me and let me know about anything that was happening with the process of being approved for the apartment. I rented for 1 year at a location in orem and it wasn't in perfect condition but it was definitely a good spot for us all to save some money and have a nice place to live in. The problems were mainly cosmetic and nothing I was too worried about so I never told Paul (our landlord at the time) to have Maintenance fix it. When I did have a problem I called Paul and he had someone come very fast! I'm satisfied with the way we were treated by TPM. The price was also very affordable and the down payment was as well. The only issue I had with the apartment was this horrible neighbor who has been with TPM for 10 years and for some reason she thinks that makes her more important than you. On the first day we moved in , the neighbor was parked in our driveway. I asked her to move and from there things started to get sour. She would always leave notes saying we can't park in front of the stairs and she even went so far as to call the police because of it one time. The contract clearly says that the parking space was ours and I even clarified with Paul to be certain. I was to apologize when I wasn't the one who called the police. It felt like there was some favoritism. She would always tell Paul that we were smoking when we weren't. There were other neighbors in the area who would but the finger was always pointed at us because of her.She has cameras pointing at the driveway and will basically spy on you with them. She ruined our Christmas decorations , would always put our trashcan in our driveway, and even left some scratches on my car. I know it was her because of all the other things she's done. The location is 664 N 400 W, Orem UT. Again, I have no problems with TPM whatsoever! They did a great job for me but BEWARE OF THE NEIGHBOR at this adress. I tried playing nice at first with this lady but she's very rude and doesn't care about anyone but herself. Me and my roommates would wake up to children being abused everyday by this woman. She's a selfish and very poor mannered person. There's a review at the same adress that brings up the same neighbor. I recommend TPM , but I dont recommend that area. Unless you want to deal with a Hispanic woman that thinks she owns the property because she's been there for 10 years. Thats all.

Fantastic experience: We love TPM! They, especially Gina, have always been good to us. If you are thinking of renting from TPM. Do not be frightened by all the bad reviews. Keep in mind that there are a lot tenants who think the entire world should kowtow to their needs on a whim. You're going to hear a bunch of bad reviews, even reviews that come right out and say, "So-and-so wasn't in the office when I just popped in unannounced and without an appointment." And these people have the audacity to blame TPM for the tenants inability to communicate, even just to set up a simple appointment. We were with TPM for almost five years. It's a very simple concept to have a good relationship with them: Communicate with TPM. Wow! What a concept! Communicate. We communicated. We had a great and friendly experience with TPM. It's not that hard to communicate, but to hear people on here, you'd think TPM was asking for a medieval sacrifice instead of a phone call or an email. There are a lot of people reporting bad experiences on here and in the nearly five years interaction that we've had with this company, I did not have ANY of this happen to me. From the moment we moved in, Gina made it clear that if anything was ever out of place to let TPM know. That is the only thing she asked of us: to let them know. They have phone numbers. They have email. They have a staff in the office at all hours of business operation. They give you cards. They give you magnets to put on your fridge. And still, the complaints that I hear the most on here seem to be from people who think they are the only tenants that TPM has and expect the entire office and world to stop operating or wait around all day just in case these self-centered tenants show up out of the blue. Apparently, these people complaining all want their own celebration of fireworks and butt kissing when they walk into the office. Read the reviews and you will hear about people who just walk into the office without an appointment and expect people who have work to do, helping other tenants and owners, to just be lounging around. It's very simple. Communicate. Every time we communicated, we got a response, usually in the same day. Don't communicate? Then don't act all surprised when TPM doesn't show up to solve your problems. Also, keep in mind, TPM is a property management company, NOT the owners, so sometimes TPM, just like the tenant, has to take time to communicate with the owner before they can help on some items. Gina was readily available to us when we communicated, whether through returning phone calls or emails and, yes, being there when we walked into the office. I know it's a very difficult concept to understand for all the Karens and Kens out there, but TPM even has an hourly schedule right there at the front desk telling you that someone is out and when they will be expected back in. Here's a thought, rather than show up and expect to catch one of the agents spur of the moment, try something novel like calling ahead or making an appointment so you can ensure your agent will be there instead of missing them because they're out helping another tenant who took the time to set up a schedule to meet the TPM agent. It is quite disturbing to me to hear all of these complaints against TPM by people who make it clear that they didn't do the most basic thing of all in a rental relationship: communicate. Gina cares about her tenants and her owners. She was--correction, IS-- always there for us and has always treated us like friends. Bottom line, we didn't have any of these bad experiences that I hear about on here. Knowing TPM the way I do after renting from them for five years, I can attest that the majority of complaints I hear on here are self-centered, "Serve me. Serve me" attitudes. This company took excellent care of us.

Gina was never available when I went to office and requested a time to call or be called by her. he walked in and out of her office on all 3 visits and not one time could she be bothered to answer a few of my questions about the rental. I had to submit tax returns, bank statements, divorce decree, child support all to the front office and to rent a home for a year? Last visit I expressed my concerns and requested some details about my application, move in dates and other questions about the process. Tasha had the same answer, they are busy, she has not had a chance to call references, same response as day before and she does not have any information. At which point, the guy that had been hiding in his office listening came out and was extremely rude to me stating I was just keeping her from doing her job. He offered zero professional help and was equally rude over the situation. Gina walked past us into her office briskly again offering not as much as a glance. Provo Utah at it finest. I received a phone call 10 minutes later denying with no reason. After months of searching I sill start over again but i will be taking action with BBB. Stay away if possible!

Fantastic experience: I rented an apartment from TPM for 5.5 years, and it was the best renting experience I have had. I don't understand the negative reviews for this company because they do not relate to my experience at all. I would definitely recommend TPM. First of all, what I paid for a two bedroom, one bath was very reasonable and affordable. The apartment and building was older and lacked amenities, but I had my own washer/dryer and the place suited me just fine. In the entire time I lived there, I had just one modest rent increase and just one, one-year renewal. The rest of the time I was month-to-month and did not have to pay more for that. The low rent and limited rent increases enabled me to save to buy a home, for which I am grateful. Other landlords are relentless in their rent increases and will not let you stay in a month-to-month without paying an exorbitant fee. TPM is very reasonable this way. You have multiple options to pay your rent as well: physical check, online ACH debit (no fee), or credit card payment (with fee). The maintenance staff is very professional and prompt. I didn't have many issues, but the few I did have were always resolved within a couple of business days, and urgent issues were resolved within hours. Maintenance was always good about communicating with me. My property manager was Waymon, and he is awesome to work with. Super low-key and friendly. He was good at returning messages and communicating with me. I appreciated that he gave plenty of notice when he needed to enter or inspect the unit. The check-out process went very smoothly with Waymon. He provided clear instructions and expectations. I appreciated that he conducted the check-out inspection with me, which enabled me to fix any minor issues and save time and money (many landlords don't allow the tenants to be present). I got most of my deposit back promptly, and the deductions from my deposit were very reasonable and expected. Although communication was never an issue for me, I do think TPM could improve that. I noticed that they didn't do as well responding to e-mails as to phone calls/messages. I think that should be changed. Also, they used to have a receptionist answer calls, but they changed their phone menu options several months ago, which make it impossible to actually speak with a receptionist. I don't think that is very professional for new or existing tenants. They need to bring back the receptionist to answer all calls. However, you can leave a voicemail in the general mailbox, and they are good about forwarding and responding to those voicemails. You can also contact your property manager directly with their extension. Waymon was very good about answering the phone or promptly returning messages, so communication wasn't a big issue for me. But I do think a receptionist should be available to answer the phone. All in all, this was the best renting experience I have had, and I would strongly recommend renting from TPM. They are great to work with and you will get a very reasonable rental rate.

Negative experience: This time last year I wrote TPM a positive review, and they really were great to us then. But this summer everything changed. We live in the oldest and least updated apartment in our complex, and we pay less than the others do in rent. I don't have a problem with that. What I do have a problem with is how incredibly unprofessional the TPM staff, especially Gina, is at handling apartment management. Ever since COVID started, TPM has been impossible to reach by phone. They never respond to our emails or call us back either. Our A/C unit has been broken for the entire time we've lived here. After submitting numerous complaints, the maintenance guy at TPM said he wasn't responsible for fixing our A/C and it was the owner's responsibility. The owner insists it's TPM's responsibility. So basically nothing gets fixed and no one takes ownership of the place. Also there was confusion about whether or not our rent was increasing because our neighbors got a notice that theirs was going up but we didn't. After calling Gina and the front desk at TPM, my husband went in to their office. Gina was there, choosing not to answer her phone, and was horribly rude to my husband for asking about our rent. We have always paid our rent our time and we have taken good care of the apartment. Yet the owner and TPM have treated us terribly this summer. Not sure what's going on but the tenants are obviously not their first priority.

Fantastic experience: I lived in student housing with these people. Dave and Carol the owners of TPM where amazing. My exit was less then steller but that wasn't their fault, I had a room mate that acted poorly and messed up my move out inspection costing me my deposit. But these people are responsive, professional, and kind. They will work with you if you talk to them and communicate well ahead of time. IDK about their other rentals, but that was my experience in their student rentals.

We called maintenance about mold in our bathroom(which I am allergic to) and they said to just “paint over it”, not to mention it also took them 3 months to come out and look at it. We left the place BEAUTIFUL. And they took our entire deposit plus charged us a bit more. Absolute joke.

Negative experience: If I could give management less, I would! Don't bother renting from TPM. They'll keep all of your deposit and make it hard for you to live in peace. They do not care about communicating any issues, they'll tell you one thing but do another. Gina is the worst manager I've ever met. Even if you pay on time and clean as much as you can, she will find some little thing to charge you. I spent more of my own money keeping the place neat and she still kept ALL of my deposit! This place is not worth your time, money or headache.

Negative experience: I've never done business with a more HORRIBLE group of people! Granted, I think these folks become jaded by deadbeats and grifters over time. And, the rent on the unit I stayed at was reasonable. But, the people at the office, namely Gina, were grumpy beasts with no soul. Be careful! Document everything! They'll make it look like you stayed an extra month and take you deposit without hesitation!

Negative experience: Big scam, not even 20 minutes after recieving payment for application fee they said we didn't meet requirements to become a renter. That is not enough time to talk to references, past employers, and past renters.

Negative experience: My girl friend passed away and they wouldn't let me outta the lease..Then changed the locks after I signed lease sale ppwk.I have sent 15 folks over there from face bookmarklet plc still no renters? Nice homeless and a very Mad Vet! Said I had a pool key which we rented in winter never got a key..50 more bucks..it go on..run dont walk!

Negative experience: I would rate it 0 if I could. We tried to apply for a home, paid $40. They run a credit report o me wich lower my credit score 12 points. In the application says that we'll be contacted within 36 hours. They never reply or tried to explain what was the status of our application. No communication at all. They do not answer the phone nor emails. It's now been more than 10 days and nothing. We are done waiting. Be careful this company does not care about their customers.

Fantastic experience: After a solid year and some odd months of renting through TPM, I can honestly say this has been the best renting experience I've had. They do their job and they do it orderly and professionally. The maintenance teams of Total Property Management have been fast acting, responding to and servicing the apartments as quickly as possible. Sometimes this does mean it takes extra time to receive services, as I'm sure this kind of work is reliant on available manpower, time, and money; so considering that they call or text to plan services, including dates available and scheduling, I see their commitment to their managed properties as proactive and attentive. My personal experiences with the front desk has been far and between since my wife often handles the cheques, but she's always been happy with all the efforts and courteous nature of the people running the desk. Sometimes I feel as though I hassle them too much, my anxiety makes me feel worrisome when contacting a landlord or manager, but despite all this the results have spoken for themselves and I am so relieved to be renting through realtors who have treated us respectively as paying tenants. This is what a business relationship such as this should look like, and it makes me more satisfied with the bettering circumstances since our decision to move to Utah.

Fantastic experience: TPM have honestly been so good to us. The maintenance crew is quick and efficient. The gals up front are always sweet and informative. I have not had any problems with them. I highly recommend them!

Positive experience: It was usually fine, but one time they messed up the payment record and told me I didn't pay one or two months of rent and I need to pay or I'll get kicked out. I had to go to the bank and had to print out all the record and show them I paid all. (Had to visit the office, went to bank, took me hours to do that) It was so hard to get an apology from the manager which is just absurd. Looking at those review comments, I can tell who's writing the comment. How unprofessional... Next time if you guys make the same mistakes, just say sincere apology. Except that the experience was fine. Reasonable price, calls plumber asap whenever you ask, etc.

Negative experience: This was the worst experience I've ever had renting a place. The lease agreement never stated that we would have to pay a pro-rated rent for the couple of days we moved in at the end of December. We had prepaid for the year to live and had planned to pay again after 12 months. But then we get a bill in the mail after the year was up saying we are past due with late fees attached. How archaic of a company in the 21st Century to not have an online way of paying or even SEEING what the monthly charges & fees are? This company is a joke! Every employee we talked to seemed to hate their job, especially the 'property manager'. Now that I am an owner of a rental property, I would NEVER allow this company to manage it. Stay far away from them!

Negative experience: Got the keys to see a 2 places from this company. They let you take the keys and go see and find the homes by yourself...We came back to the office returned the keys and had a question for the property manager about one home that we wanted to put a security deposit on that day. He seemed taken back and frazzled that we even had a question before he even offered to take us into his office. We asked about a move in date three weeks out and he told us that he wouldnt even ask the landlord because he was confident someone would come and move in in a few days. I was kind of taken back that he would not even email or call the landlord and ask, having myself worked with realtors. From a tennats perspective you are usually working with a 30 days notice to move and being in a college town in the middle of the semster, its not exactly a hot market so I did not see the issue. When asked about other properties in our time frame he was very unhelpful and without even looking, said that there was nothing for us and acted like we were just wasting his time. So very glad we will not have to deal with a property manager like Paul from this company. Oh and guess what home is STILL on the market available for rent! The one we were going to put a security deposit on that day.

Negative experience: TRASH property management company. We unfortunately live next to people who rent and these are the PMs. They do nothing to alleviate situations namely consistently loud, rude, disruptive neighbors. I’m not sure why they exist if they won’t do their job. Guess it’s all just about money.

Negative experience: I am an attorney working with a client to do an eviction of someone TPM put in their home that had multiple prior evictions. The person violated the lease numerous times. I had to tell my client the atrocious condition his home was in. TPM does not get back to me or my client timely. Very few calls are returned and it is impossible to call in and get a human. More than a month after the person has moved out, TPM refuses to provide me with a breakdown of how much to make the judgment for. They are probably the worst property management company I have ever worked with. If you have a property I would advise you to take it anywhere else. This experience has been a nightmare for me and my client. I wish I did not have to give one star. It is by far too much for this horrible company. Also, I have never seen a company have an influx of reviews in one time period that were all 5 star when their history clearly isn't. Even with this wave of 5 stars they still cannot break 3 stars. Pathetic.

Negative experience: They took advantage of me in my wife by lying Aboid these guys signed the contract last month they tell my wife that they were going to fix the apartment once we sign the contract to move in 13th they push us one day they said the apartment is not ready so we went the 14th and the apartment is still not ready so a property manager said the owners not providing more money to fix the rest of the apartment so I was like I'm can move in like this I got two kids to run around with no shoes and this is too dangerous I cannot live in this conditions so I asked for another apartment they say you have a contract you have to move in and we not fixing the apartment this guy's took advantage of my wife lying to her and on the beginning the deposit was $ 800 the rate the race it up to the same price of the rent even I did not move in they charging me for every day until they sell that contract if there's somebody that they can help me with this situation please help me out

Negative experience: I've been with tpm for 2 years now. The price of our rent for a 3 bedroom apartment is 925. Which is a great deal. That being said they tack on around 100 more dollars with hidden fees. They have also entered our apperment with no notice, and re fuse to fix anything that happens. Customer service dosent exist, if you need to contact anyone it might take up to 3 weeks.

Negative experience: Moving is stressful, and moving across state lines from Idaho is even more stressful. But having TPM call you the morning you leave to move down from Idaho to tell you they made a mistake and double signed your lease is a nightmare. Then to be treated by the TPM staff like it’s not their issue (but it is THEIR mistake) and not explain at all what happened is the icing on this rotten cake. I couldn’t be more disappointed in my experience with TPM. After some major changes to my father’s health situation my adult siblings and I decided to help our mother find a home to rent closer to all of our current living arrangements. A home was found in Payson managed by TPM and we began the process to rent it. My parents had previously rented with them and had already applied for a different home to rent and had an application on file that was still active. Cristin in the main office told us to send in some updates information but the application was now applied to the Payson home to rent. Those updates were completed the same Friday the house was listed, and we received a call the following Monday that we had gotten the house. My sister still in Utah went to the office to sign papers and pick up keys. She was told the carpets were still being cleaned and we couldn’t sign or grab the keys until Wednesday morning. But they showed her the house in their system was rented in our parents name. In Idaho the truck was loaded Tuesday and we started to leave/move Wednesday morning...only to get a call as we were leaving that TPM had rented the Payson house to someone else. We were shocked...HOW? But they just said “oops we forgot to fully put your application on the right house.” Which made no sense...it had been on the right house the day before at their office? I called back TPM for my mom and they said it was a mistake but refused to own up to it. They brushed it off as if not a big deal, as if we were not literally moving my parents from Idaho at that moment...and at the risk of my parents health, my father had a stroke recently and this stress has caused him to have high numbers and be in the hospital. Tyler finally from TPM said he would help me with a solution. He refused to allow me to actually speak to the manager about our high level concerns and ended up basically transferring me to a voicemail of a property manager that still has not called back. No follow up, no responsibility for their actions, nothing. This small clerical error made by Cristin in their office has cost our family thousands of dollars in storage, having to hire new movers, driving back and forth from utah to Idaho...and it has placed my father’s life at risk because of the health damage they caused. They don’t care, they didn’t think and they made a mistake and their customer service is ridiculously horrible. It’s laughable how terrible they treat people. I would never trust my property with them or rent from them.

Negative experience: AVOID AVOID AVOID whatever you do, no matter how good the deal is DO NOT RENT FROM THIS COMPANY. We had SO MANY PROBLEMS. Our old apartment is still on the market (2153 S #3 Provo) 1. it took MONTHS for maintenance to respond to the smallest problems. 2. not only is the staff rude, I went in once and someone's SSN card was left on the screen for everyone in the office to see. The most unprofessional people. EVER. 3. A few months in to our lease, we found out that we were living above a convicted arsonist. How that person passed a background check? Not really sure. We can deal with bad, grumpy neighbors. BUT this is unacceptable. She started her lease from TPM within 6 months of being convicted of first degree arsonry (she lit her last place on fire while her neighbors were home, her name is all over the internet). 4. we had a problem with our dryer vent, and when maintenance finally came and put on a new one, we found the old one (which was now trash) simply tossed into the parking lot. 5. I was nervous about our rent going up at the end of our lease, and when I looked into it... I was told the owner lived in China and we wouldn't know until the end of our lease if rent was going up. But, when we told them we were moving... they told us right then that rent was going up. The people before us paid $650, we paid $725, and it's currently $875. They are a company that take advantage of young married couples or low income persons looking for a place to live in Provo. We finished out our contract and we’re so happy to be done with TPM.

Negative experience: TPM are thieves! After we moved out of our rental which we took great care of, they kept our deposit and then charged us $400 more for things that were not wrong. They said they put in a new oven and charged us for it, new carpet and yard maintenance. Don't plan on getting anything done as far as help and plan on getting ripped off by these thieves!!!!

Fantastic experience: We loved our apartment at Flinders, which was managed by TPM. They were prompt, friendly, and helpful. On a couple occasions when we had problems (i.e., furnace not working) they fixed them within a day or two. Our apartment was clean and had been recently recarpeted. Definitely recommend!
