Fantastic experience: They’re helpful and fast. Heather Betz is super!
Negative experience: This company is the definition of a slum lord. I could write a book on all the wrongs this company has done but I will keep it short and give you 3 major red flags. 1. Maryland state law requires rental companies to put your security deposit in an escrow of a minimum of 5%(many renters dont know this). And after 5 years of a 3,500 security deposit I realized they never put my money in escrow and what should’ve been a good chunk of change on top of my deposit never showed up. This company prays on unassuming renters. 2. This company hires outside contractors who aren’t licensed and barely know half the issues they are sent out to fix, i had to personally help set up a new washer and dryer after the original contractors refused to even install it. So I personally threw my back out lifting the equipment. Not to mention all the other issues they neglected like mold and warped ceilings. 3. And final remark that I think is incredibly important especially for women, the hired contractors will rarely ever reach out to let you know they are trying to get into your house. On multiple occasions i have had strangers knocking on my door trying to gain entrances with no credentials whatsoever. And then after explaining the legalities of this to the front office they tried to make remarks that they can enter anytime they want… which is completely false and against the law. I highly suggest renting from literally anywhere else

We strongly dispute the claims made in this review.
First, Maryland law does not require security deposit escrow interest at 5%. For tenancies beginning on or after January 1, 2015, Maryland requires simple interest at 1.5% annually or the applicable one-year U.S. Treasury yield curve rate, whichever is greater. Any lawful interest due is calculated as part of the move-out/security deposit process.
Second, the condition of the unit at move-out was significantly beyond normal wear and tear and disgustingly filthy. You should be embarrassed. The damage you caused is unacceptable. This is an individual's personal property and it's disheartening to see how it was treated by you. The condition is being documented through the standard inspection and security deposit disposition process. Any deductions will be handled in accordance with Maryland law, including an itemized statement of damages and charges where applicable.
Third, like most professional property management companies, we use qualified outside vendors for maintenance and repairs. We do not have records supporting the claims regarding reported "mold" or “warped ceilings” as described in this review. If documented maintenance concerns were submitted, they were reviewed and addressed through our normal process.
Finally, our company provides residents with advance notice of entry through standard communication channels, including the resident portal and other direct communication methods. The lease permits entry with proper notice, and our practice is to provide at least the required notice before accessing a unit except in emergency situations.
This review followed a series of hostile communications, including threatening, profanity laced voicemails and emails. We will continue to address the matter professionally and through the appropriate legal and documentation channels.
Negative experience: Current tenant here. Dealing with all manner of pest and random bills and late fees. If someone doesn't rectify the randoms bills and late fees, I will be putting my rent in escrow and contacting my lawyer.

Fantastic experience: I have been a tenant with American Management for about 6 years and they have provided the best service and attention to my needs. There have been instances were they have gone above and beyond in helping me as a tenant with circumstances out of my control and provided assistance. Even remember my birthday and sent me an e-card. I am very pleased with their services and prefer to stay under their management.

Fantastic experience: They're very responsive when you need them and they stay out of your hair when you don't. The facilities are maintained, The common areas are cleaned and the staff are genuinely responsive to tenant issues. Can't really ask much more from a landlord. Maintenance responds on time and respectfully, I have a dog and they are so good with the dog when they come by it's never been an issue for us. Shout out to Heather in the leasing department she's fantastic at getting things sorted out. Also shout out to Charles in the maintenance department for making sure our buildings are accessible and safe. These two rock and are so kind with you speak with them. I'm not a fan of having to rent in general but I'd rather rent from these guys than anyone else in the city. They rock

Fantastic experience: After 3 other managers, we finally found a good match. Owning a property in Baltimore City comes with its own challenges, whether you’re a landlord or homeowner but I’ve been thoroughly impressed with the level of expertise this property management team brings to the table. Fantastic experience: I’ve had a great experience renting one of their apartments! Honestly, I love the tenant portal and how easy they’ve made everything for me. Paying rent online is easy, submitting maintenance requests and renewing my lease virtually was quick and stress-free. On top of that, they actually answer the phone during their operating hours, which is rare and so appreciated.

Positive experience: They bought my apt building from previous owner and could tell they were much better instantly. Any time I had a request/issue it was resolved with urgency. When I moved out, I had an issue with my security deposit return, BUT it was resolved with clarity and speed. Got my full deposit back. I don't have much to complain about. Fantastic experience: I had to leave my property in May and go home to Nashville for cancer treatment. I was sick, lost my job, and ended up behind on EVERYTHING in my life. This property management team, especially Bethany with whom I've had the most contact, actually made it possible for me to get back on my feet and not lose my apartment. It really has been the communication on their end that has made me feel comfortable to communicate myself. I didn't feel like the landlord was treating me like income, I felt like they were treating me like a human; which made it easier for me to take a moment to breathe and start trending in the right direction.

Negative experience: Found a wonderful listing within my price range and close by and was super exciting to begin this process. Viewed the listing and was super impressed. The issue is with the communication from the leasing agency. After applying, I received multiple communications a day that said completley different things. In one day, I would get an email that I was approved, that the listening was filled, and that they needed more information to look into my application. There is no way to get a hold of these people on the phone. They will randomly call you during the work day and there is no way to call back. I also noted a pest problem in their unit and asked if this would be addressed before move in to which they did not respond. Extremely disappointed in this experience and very confusing emails that I received from this company.

Fantastic experience: MANAGEMENT REVIEW: When I was looking to move to Baltimore I had only ever lived in “luxury apartments.” I wanted to try and find something with character instead of a unit that was one of X amount that are cookie cutter. There’s perks to that type of renting but I wanted something different. Unit: I found a brick loft in Upper Fells/Washington Hill on a questionable block but our building has a button entry garage door to a private parking area for the 15 units in our building and we have a safe locked mailroom. It’s not the fanciest place I’ve ever lived but it’s at a deal financially, I do feel safe, and it’s my favorite esthetic I’ve ever lived in. Management: Y’all, Heather seems to be getting shredded in the Google Reviews and I don’t get it. I made a point after moving in to stop by the American Management office during a work from home lunch break while paying rent. I shook her hand and she was friendly, asked about my renting experience, and I got to meet Charles who is over maintenance. The A.M. team are human beings worth getting to know. I make a point to be respectful when I email. I don’t make demands. I wish them well. And I try as a tenant to have a proactive relationship so that when an issue does come up we have a bit of rapport. Anyone who has done customer service to any degree knows how it can be when you have a customer only reaching out with high energy and issues. I’ve had both fans in my unit act up. One maintenance man had to bring in a specialist to replace the whole fan and it was probably 3 visits before it was sorted. The first visit they thought it was a setting issue. The second visit they thought the wall controller was bad and brought a replacement. And the third visit were new men bringing in an entirely new ceiling fan. As a property management company all over Baltimore, not just over one apartment complex, that took coordinating. I sent an email to Heather and Charles checking in on a status update and was met with quick action. I’ve also had an ongoing issue with my neighbor being incredibly loud. I can hear her phone calls clearly when she stands by our shared wall and I think her tv is against that same wall because it sounds like she’s watching tv in my unit. For all I know she could have a hearing issue (not being shady). My other shared wall neighbors are great 90% of the time. Neighbors are part of apartment living. I shared a video with Heather of the loud neighbor and explained where I was coming from. Heather handled it and things have been exponentially better. I’ve been in my unit for three months now and every single month I’ve asked Heather questions about my bill. She removed a WiFi fee when issues popped up and I ended up getting my own provider. She’s been patient with explaining shared electricity fees for the common areas. I asked about building fees for water popping up not quite monthly and there is a real reason for it for how our building gets charged by the city. I knew about these charges before moving in but the way they are coded or when they appear threw me off. If you’re kind and patient, you’ll get that same energy right back. If you want to live somewhere that has an office staff taking care of 100 units or less, that’s not what A.M. does. They serve units all over the entire city. IMHO it would behoove anyone debating renting from them to ask as many questions as possible on the front end and then put a little effort in to make sure there’s a human to human dynamic going on. When I go to move out I’ll update my review but I’m already planning on double checking the processes for filling holes in the walls, painting, and the works. I’ve never left a unit in bad shape and I take pride in where I’ve lived. I want to return my place back to them in a better shape or equal shape to how it was when I moved in. I’m sure there’s nuance and context around all of our reviews but my experience has been great so far, for what it’s worth.

We strive to provide the best customer service and apologize for falling short recently. Your experience is not the norm - we are a small business and our dedicated receptionist is unexpectedly out on leave due to a personal emergency. We appreciate your patience and understanding.
Negative experience: Avoid American Management AT ALL COSTS. They are not BBB accredited, and all of the reviews on third party websites call them slumlords. I wish I had done my research before renting from them. Their entire business model is based off of exploiting college kids. Heather was our landlord for 2 years and she seemed to thrive off of taking advantage of others. The house was so dirty when we moved in it was a health hazard. The fridge was crawling with roaches, the basement was wet, and the molding in the bathroom and kitchen were actually moldy. Less than a year after living there, our dryer broke, and despite numerous requests, remained broken for over a month, and we were then charged for the pieces required to fix it. We were also forced by Heather to pay over $300 to “landscape” the backyard, but all they did was cut it down, so that poison ivy and other invasive weeds grew back the next year. We had numerous other issues, and were treated with pure disrespect by Heather and American Management. However, the final straw was when we got our safety deposit packet back. Heather deducted over $600 for things that were basic landlord expectations. Over $300 to allegedly remove ONE item, trash, and to professionally clean the house. Since the house was not cleaned when we moved in, I believe American Management is pocketing this money each time. We also scrubbed the house before we left, leaving it incredibly clean. They are also making money off of charging tenants for landscaping multiple times (we paid for it last summer, and were charged for it again after move out). An incredibly unethical company with lazy, exploitative employees. Edit: American Management is now lying about their tenants, as the city NEVER issued a citation against us. The weeds were pushing into our neighbors fence, and they kindly asked us to take care of it, which we did. It would be great if American Management could reply to their emails instead of Google Reviews. They obviously care more about their public image than tenants experience. Regarding us being young adults, my parents, who have rented in several major cities, were absolutely appalled by American Management's policies. Seriously, rent elsewhere unless you want them to drag you through the mud.

American Management is a 3rd party property management company. Neither Heather nor American Management is the landlord for any of our properties. We work at the behest of property owners.
It's always a challenge when renting private properties to young adults, such as students. Tenants are expected to maintain not only the interior of the property but also the exterior of the property to include the yard. For this home, the landscape went largely untouched by these tenants for nearly two years. It wasn't until the City issued a citation against the property that the tenants took action.
We are disappointed to hear this group had an unsatisfactory experience working with American Management and it's landlord. Best of luck to this group as they venture into the world post graduation.
Negative experience: I had an appointment for a showing of an apartment leased by American Management. I confirmed my tour via phone call and email, but the agent who was supposed to show the property never showed up. Complete waste of my time. Terrible service.

Fantastic experience: When I moved from DC to Baltimore in the middle of an emergency, I was worried about the mixed reviews on American Management. I had an awful landlord experience in DC, and I didn't want to move into another terrible situation. However, I didn't have much choice at the time. It's now been about 3 months since I've moved, and I'm so impressed with American Management. They have been flexible with me since day 1 and very responsive when I reach out about issues, which have ranged from mailbox problems to dishwasher problems to alarm problems. I have been renting for over a decade in multiple states, and I've never rented from a property management that took maintenance and ease of communication/paying/requests so thoroughly and swiftly. I wanted to write this review to reassure people -- I'm sure that people have their ups and downs and things can get misconstrued often. But this is a professional and "on top of it" property management with some great rentals. Don't let negative reviews dissuade you! As long as you're communicative with American Management, they are kind and responsive. My apartment is easily my favorite place I've ever lived in. Thank you, everyone at AM!

Negative experience: This is one of the most jankiest property management companies that I have the unfortunate displeasure of dealing with. This alt was not up to code when I moved in, too many fixes needed to be done. I’m surprised that the state even allowed this apartment to pass inspection, if an inspection was done. It’s the dead of winter and I have not had heat for almost 4 days! Broken cabinets, leaks, you name it!

I am sorry to hear that you have been disappointed with the condition of your unit since you moved in. After speaking with our maintenance department, our maintenance manager has informed me that he has been in constant contact with you regarding all of the maintenance requests you have submitted. He also informed me they have been and are being addressed promptly (including the replacement of the central air/central heat system prior to your review). You emailed your repair requests to us on December 24, December 25, and December 26. Our office was closed in observance of the holiday and our first business day back was yesterday, December 27th, 2023. At that time, all of your issues were addressed and you received a call from our maintenance manager as well to go over what repairs will be performed and when they are scheduled. Again, I am sorry to hear that you have been disappointed with the condition of your unit and with American Management, but again, all items are being addressed promptly and we hope moving forward your tenancy will be an enjoyable one.
Negative experience: American sucks and it is a known fact in Baltimore city that they do not care about their tenants or the city. They are opportunistic in their neglect of properties. I lived with them as our land lord from 2020-2021 in Old Goucher. There were actual mushrooms growing out of the walls of the unfinished basement due to water damage. Maintenance denied there being water damage despite the proof. He then proceeded to spray Kilz everywhere and leave. New mysterious grown proceeded because they did not address fully the root of the problem. We also had multiple issues with plumbing on the property that were addressed the cheapest and most bootleg route possible. Despite these issues and more, they raised the rent almost every year on this property. American Management is poison to this city—as are the Hopkins students whose parents buy the properties for them and let them rot under American’s management (not that they care—money is money to them just as Baltimore is just Baltimore to them).

We’re a bit perplexed by your review. The group you were renting the home with moved in July 2016. While many housemates have changed over the years, the house remains under lease renewals since the initial occupancy. How could conditions be that awful if possession of the property has not been turned over in nearly 8 years?

Fantastic experience: Heather in the leasing office is professional, reliable, and prompt with communication. I've lived in my apartment for 3 years now, and have experienced consistently strong customer/tenant service (from both the Leasing Office and Maintenance). Negative experience: Crooks. Rented me an apartment with a failing sewer line, and then after six months of constant plumbing problems I had to take legal action to be let out of the lease. Finally today, 45 days after I moved out, I got my security deposit back to find that they subtracted $40 to replace lightbulbs that were dead when I moved in to the dump.
Thank you for your feedback, Mandy. I am sorry that you feel that American Management let you down during your tenancy with us. However, I do have to disagree with you. Unfortunately, the issue with the sewer line in your unit was one that we did not foresee occurring. A failing sewer line can occur at any property and at any time. Even though this was not something any of us wanted, we addressed the issues promptly and let you out of your lease without any penalties and/or additional charges. It was more than fair to allow you out of your lease and to have you choose your move-out date. Also, during the repair, there was minimal damage and disruption. Furthermore, the repair was completed well before you took "legal action".
Addressing the issue with your security deposit charge, it is mentioned within the lease that the lightbulbs are the tenant's responsibility. Should that have been reported in your move in report (which it was not), we would have addressed this and there would not have been any charge.
Negative experience: They cancelled majority of my showings and when I eventually found a place and paid the application fee it was taken off the market the same day. :/

The applications for your group were incomplete while we awaited other members of your group to apply. Upon receiving one of the two remaining and needed applications, your application was ultimately reviewed and denied per our rental application requirements. These requirements are listed on our website and within the application itself.
It did take you and your group over a week to get all applications submitted. Timeliness is incredibly important to secure housing coupled with applicants who are in good financial standing.
The rental market can be competitive. We encourage all applicants to be fully prepared to apply and to fully review the requirements laid out to rent a property.

Negative experience: You get what you pay for. I was able to get out of my lease because I was attacked by another tenant, they offered me this and refused to give me the tenants information to press charges, despite the police report. They constantly treated my husband better than me. Despite me having the prior years renting history with them. We just received our deposit check back -$300 for pure nonsense (not to mention we paid $400 to replace the carpets the refused to replace, that were damaged by previous tenants animal) and it was addressed to my husband, didn't even bother emailing us asking who we prefer it to go to cause we're apparently in the 1960s... They refused to clean or furnish us with a clean washer and dryer despite the listing stating that's what it came with.

You rented 3 apartments and 3 parking spaces from us over the last 5 years. I guess things were so bad that you decided to rent from us not just once, but again, and again!?!
This was no surprise receiving this review from you. It is disappointing, however, that you are not being completely honest and transparent. Your continual complaints from over the years and our continued effort to rent to you and accommodate all of your needs despite the years of dealing with trivial matters was truly a mission from god.
You were not charged back for the carpet but you were charged for wall repair. You were unhappy with the washer/dryer that was provided to you upon move in. However, it was removed, as per your request, to have one installed that you purchased. This involved us removing a wall to accommodate the washer/dryer of your preference. We later learned, after a complaint about not having a functioning washer/dryer, that you returned the one that you purchased because it didn't meet your expectations.
You got into an altercation with neighbors over your obsession with the placement of trash cans. The neighbors (numerous) finally having enough of your nonsense took it upon themselves to throw trash at you in the middle of the night.
And no...we respect the privacy of our tenants and we do not give out names unless requested by a court order which you did not have.
We let you and your husband out of the lease and without penalty because enough was enough.
Negative experience: Still can’t believe that after all these years the company is still arguing and gaslighting previous tenants about the problems they experienced. I warn anybody who will listen to avoid this management company at all cost. Any sensible company would know that being snarky and disregarding tenants’ concerns is not becoming of a well-operated business. But it’s clear that they don’t care. And I mean given that people need housing, I guess that they figure they’re able to be as rude as they wanna be to folks and not suffer any real consequences. Take heed future renters! American Management isn’t a company in which you want to sink your money or emotional and mental well-being.

Negative experience: I scheduled several apartment tours with American Management and flew cross-country to see the units in person. First, AM double booked a tour spot. One hour before the tour was supposed to start, agent asked me to reschedule for 2.5 hours later, which I agreed to despite it disrupting the rest of my day. They then cancelled the rescheduled tour with less than half an hour’s notice. They asked to reschedule again to the next day. I agreed again despite it again putting a wrench into my schedule. Two and a half hours before this again-rescheduled tour, they cancelled for the second time. The agent asked me to check my phone often for updates, assuming that I had the luxury to drop everything to cater to their ever-changing and unpredictable schedule. I had to leave town by a certain time and communicated this to the agent. Three minutes before that time, the agent texted me asking if I would consider FaceTime for the tour. Needless to say, I was not confident that American Management would uphold any scheduled date and time that we had agreed upon. I did not schedule any further tours with American Management. Flying cross-country is expensive, and I wasted a lot of time and money on a company that repeatedly cancelled apartments tours on incredibly short notice. I scheduled several tours with American Management and viewed a total of zero units. Reading the other reviews, it’s clear that American Management does not take kindly to criticism, as evidenced by their responses to previous reviewers. Perhaps this was indeed a one-off, but this interaction with American Management showed a clear disregard for my time.

Negative experience: Truly the worst of the worst. They overcharge for water and gas. They change their business names frequently due to the constant complaints by renters to the bbb. I rented an apt from them for 3 years in Bolton Hill and every month a problem arose not to mention all of their buildings are poorly kept and rat and mouse infested. Their go to reply was, “get a cat”. Also their maintenance crew aren’t trustworthy, don’t leave valuables around, they even took camping chairs we had in the backyard. I’m so thankful we were finally able to purchase a home and don’t have to deal with criminal property companies.

Negative experience: As you can see from their response, in altering the definition of terms, they have confused both formal and practical judgment by the act of observation with the term complaining. It goes beyond interesting that they have referred back to my original observation of them. This is big company with more power than any individual renter or collective of renters. Their response demonstrates this by both tone and word. How many applications do they accept for one apartment? How much do they make by charging $45 per application for apartments that never are shown? What politicians are they friendly with? As Jerry Blank says, "I guess we'll never know." typical blames city for problems, meanwhile it's companies like american management that support the politicians.

Our records indicate that you inquired about a few of our apartments in November - December 2022. We had a very short interaction with you during which you complained about our $45 application fee being "predatory BS". If you don't agree with our application fee, you don't have to rent from us but there is also no need to leave us a poor review. If you do any research, you will find that a $45 application fee is well below the average for property management companies. Negative experience: Horrible, I was depressed, extremely terrified for my life. Anyone that doesn’t live there has access to the building. A lot of mouses, bugs, it’s horrible. Nobody deserve to go through that with cruel, evil, unprofessional owners of this building and what they have tenants going through, hell but they go home and sleep peacefully as they rip the tenants off their whole stay there. God will stop them in their tracks . That day is coming because only god can judge and discipline. And I didn’t even want to leave that one star because these people need to be locked up because they’re scammer and the health department needs to be called for any property that they own.

Negative experience: If I could give no stars I would. Me and my roommates have moved into a house 3 months ago and since then we have dealt with sewage problems and are currently experiencing symptoms from hydrogen sulfide and ammonia poisoning. We have had to evacuate the house for over a week now. They have done absolutely nothing to accommodate us accept offer us a termination of the lease. I repeat, please do your research before moving into one of the rental spots under this company. Best of luck to other renters.

We informed you and your roommates that permits are needed from the city in order to begin the repairs needed. Unfortunately, the City has yet to issue us a permit to be able to close off a part of the street to make the repair. We have done our due diligence but we are unable to account for the City's mismanagement. If you have renters insurance I would contact them because they would be able to accommodate you during this repair time. At this time, we have offered you all to terminate your lease due to the sewage issues as when the City will issue the necessary permit is unknown.

Negative experience: Floods in my kitchen. For months, been ignored. It took nearly nine days just to get a plumber to look at this, and then he immediately shook his head and left for three more weeks. He came back and left again saying he couldn't get through the plaster wall. Then two weeks later a team of guys replaced three feet of rusted pipe. American management failed to communicate with their team, they didn't respond to me. They even closed my maintenance case falsely. I had to fight tooth and nail to get this resolved, all while my floor flooded nightly when my neighbors did dishes upstairs. No relief or credit issued. Not even a sorry for your inconvenience.

We are sorry you've been having these issues. We've looked into your complaints and, while the repairs did take longer than we liked (on account of the plumbing company hired to perform the extensive repair which included removing a portion of the wall and dismantling a brick chimney), it has not gone unaddressed. Per your response to our survey this morning (one day after leaving this review), "Melody was great at keeping you updated" you were also promised a rent credit once everything was done. The project was completed Monday and we had every intention of revisiting this with you.

Fantastic experience: I'm going to be brutally honest with this review, but it's necessary. I rented with AM from September 2021- May 2022. I left for a few months, and came back in October of 2022. The place I rented the 2nd time ended up being a nightmare.. Horrible bathroom, the shower wouldn't work. Power kept going out. It was old and had a smell. Not the best situation for the price I was paying. I emailed management constantly, and to their benefit they replied promptly every time. They sent people to fix each problem. In the end, I was able to transfer my lease to another location & I'm VERY pleased with my new apartment. Heather was super responsive & they did what needed to be done to fix the issue. I recommend renting with AM. Thanks for taking care of my issues. I look forward to my stay in the new place!

Negative experience: I was told AM accepted Section 8 Housing Vouchers. But I also was told that they expected prospective tenants to make 3.5 times the amount of the rent. I proved I made that — along with the Leasing Agent mentioning that she also factored in the Voucher as part of my income — but my application was immediately denied. When I asked how they expected a public housing recipient to even make this exorbitant amount of money, I was given this poor explanation that made no sense. Sadly, while it is evident that landlords are protecting themselves in a post-Covid society, they should be honest about how they regard housing vouchers and lower income tenants — while also admitting if they’ve chosen another applicant for their properties. I’m disappointed with how my application was handled. If you are a public housing recipient, this may not be the property management company to rent from.

We're sorry your completed application did not meet the criteria mentioned on our application - Please know, it has nothing to do with being a voucher holder as voucher holders are accepted. To keep this simple, our leasing manager did explain our qualifications in detail, as also stated on our website. We cannot make exceptions if all qualifications are not met (even with a voucher) as it would be discrimination and in direct violation of fair housing laws. While we do wish circumstances were different, we have to abide by our qualifications across the board.

Negative experience: Edit: I am editing this a year after moving out. Unfortunately, a few months after I posted this review, I ended up having the worst experience possible. The pipes in the basement burst four separate times, and each time the patch job lasted for about a week. When we asked the maintenance guy what the issue was, he said the pipes needed to be replaced but American Management didn’t replace them until AFTER we had moved. We were also out of a washer during peak COVID (March 2020) because it broke and they didn’t want to replace it. I understand covid was a difficult time for businesses, but they way they treated us was terrible. Stay away. I'm currently a tenant and have been one for nearly a year. I've had a great experience with American Management so far. They have reasonable expectations of tenants and signing and moving in is easy. The down payment for a pet is cheap and so is the monthly rent for it. They respond to maintenance requests quickly. A week or so ago our carbon monoxide alarm went off, and they had someone come to check it out within 24 hours. If you are a Sophomore at JHU and need off-campus housing, I'd definitely check out the houses listed through AM.

Perhaps now is a good time to let the subsidized agency who issues your voucher know that you were running an illegal merchandising and escort business out of the apartment? Or was it drug dealing? Oh wait, that's right, it was all 3! As for the meaningless charges, if you hadn't put holes in walls and damaged other property, it would have been a non issue.

Negative experience: Maintenance takes forever to respond to even serious issues and the staff makes no effort to keep residents updated on the situation. I was left without hot water for over a week (in the winter), and multiple calls and emails were completely ignored. I literally learned more about the situation from other residents than from management. EDIT: Since they apparently spend more time arguing with google reviewers than managing their properties, let me address some of the points they brought up. Why did I wait 8 months to write a review? I was waiting to get my security deposit back before posting a review (since they obviously read and look into each one), and then I forgot. How bad could it be if I only sent in a few maintenance requests? Pretty bad, if one of those requests was being without hot water for over a week with no answers from management. Maybe they didn't have my email address/phone number? That's impossible, my contact information never changed throughout my entire lease and I got rent reminders and other miscellaneous emails from them.

We are sorry that you feel we handled your work orders poorly. We do keep records of all work orders and all responses. In the 3 years you were renting from American Management, you only submitted a few work order requests to us before moving out in May 2018. Not sure what caused such a poor review 8 months after moving out but, If you feel necessary, feel free to reach out to us privately at [email protected] and we would be more than happy to send you all dates you put in a work order, when we responded (which was all handled within appropriate time frames based on each one) and when they were completed. We did have our maintenance supervisor look into each one to make sure that each of your requests was responded to appropriately. In regards to the hot water incident, unfortunately, it is not always in our control when these things happen but we do try our best to correct it asap. Living in such a large building with a commercial size water heater, the repair or replacement is not always done as easily or quickly as we would like (again, many of these things are beyond our control). A commercial size water heater often has specialty parts which need to be ordered as they are not carried in stock by many local plumbing/boiler supply companies. There were also several e-mails that went out to all residents of the property with information during that time as well. Perhaps we did not have a current email address on file for you and this is why you did not receive updates directly from us, but learned of them through other residents of the building. Either way, thanks for your feedback and we hope that this response offers some clarification for you.

Negative experience: Your tenants are not having a happy holiday. I’m part of several large online groups for residents of the community. Every other day there is mention of your property group, and it’s always absolutely horrid. The ongoing complaints mention how rude, dismissive and ineffective your property managers are. Refusal to respond to requests for maintenance, problems with pest control, and in several cases tenants have had to put rent in escrow and take you all to court. I have several professionals looking for new residences, and the absolute best help I could give them was to ensure they avoided your properties at all costs. I’m so upset about the stories of ill treatment, during a pandemic no less, that I have decided to inform all of the rental organizations and local groups of your disgraceful practices. I hope you all will take heed and do right by your tenants. This year has already been a struggle, no one deserves to have to suffer at the place they call home.

Positive experience: They're good and responsive, but rent increases each year were ridiculously high, and also it was a tough time when my roof caved in and f'd up my stuff duh to a leaky roof that still hasn't been throughout fixed, but the next residence will deal with that if they choose the 4R room at 1015 st paul. We touched base with maintenance and the last notice of anything leaking was in October. Maintenance has not been notified of any leaks since so if the work that was done did not suffice (in the future, too), please report it to maintenance so they are aware. Sometimes it can take a few visits to get to the root of an issue! We do apologize it has been an inconvenience, though! Since this has now been brought to our attention, maintenance will be sending a technician out again to see what's going on.

Negative experience: These slumlords refused to fix the fridge and I had raw sewage leaking through the roof for months. I had to move out and then when I testified against them in court due to their negligence, the judge believed me.

Negative experience: American Management are complete slumlords. The operations manager should be fired. He has major anger management issues. Just look at his responses to the negative reviews left here. I had raw sewage leaking through my roof, a broken fridge, and sewage roaches, none of which they would fix, so I had to move out. They sued me for over $1400, but lost another $1000 of the judgement in court because the judge clearly understood thre damage was due to their own property negligence. All they got was my security deposit. So I can beat you in court again for being slumlords. I can't wait to see you have another temper tantrum when losing again.

I'll also remind you that we received a judgment 8 months ago in District Court for the unpaid rent and damages. We are sorry you feel that way but we would have to wholeheartedly disagree with you. At the beginning of the pandemic, American Management voluntarily froze rent increases and waived late fees for all tenants. We set an unprecedented example by doing this. At the time (and up until very recent City legislation prohibiting Landlords from increasing rents and charging late fees), most other management companies were doing very little, if anything, to help tenants during these difficult times. Furthermore, your most recent maintenance issue was caused by you tampering with the bathroom faucet. Negative experience: It's been a while since I lived with American Management (AM) but I just wanted to put this out there. The Good - I think the property was very fairly priced, I got what I paid for. Over the course of my lease, I submitted a few maintenance requests. Each time they promptly responded and typically had someone on-site within a day. They are very responsive with getting back to you over all. I was always able to get in contact with someone very easily. The Bad - Customer Service: I do have to agree with other reviews that although they are very responsive the staff does tend to be rude and passive aggressive when calling. I talked to a few people from the office and they all have a tendency to talk down or at you. Shared Utilities- I leased a studio( 500sq ft ) priced at $800, I picked this again because of it's affordability. The individual utility bill for my unit would be around $25-30, nothing out of the ordinary. I wish I had paid more attention to the division of shared utility cost; in this case, the lighting and heat/A.C. for the stairwell. This is a separate bill to be split evenly and paid by all residents. I was shocked some months to see that my portion of the utilities was close to $130! I wish there would be some way to make this more efficient to lower cost. Maybe motion lights to turn off or lowering the radiator heat? This bill was truly horrifying, especially if you were on a budget. Please pay attention to this! Safety- (why I am rating 1 star) This is a city unit of course there will be crime. I never expected for someone to be killed on the floor above me. I can't hold AM responsible for crime happening but I can for their response to it. A tenant was killed in the building and I had to find out about it on social media and on the news. None of the tenants or myself were notified of anything happening. Understandably, we were all shocked that this happened and would have hoped that AM would give us ANY update but nothing. I called them the next day (this was 5 days after the discovery of the crime). The property manager then tells me " We had no responsibility to tell you or any tenant anything." I asked them then what they were doing to improve the safety of the building; at this time to entry way was incredibly dark and the door was broken and easily accessible to enter. I suggested adding lights and fixing the door, easy fixes. She then tells me "Safety is not something they are required to do" and that what is currently in place (secure building a.k.a a locked door) is a "courtesy". I then ask "Am I to take that as security and safety not being a priority?". Response: "You can take that however you want." AM was very callous and quick to shift any responsibility off themselves when asked questions by myself and the other residents; we all compared notes afterwards. Any kind of update would have been appreciated. I found this experience incredibly disrespectful. Overall: AM provides an adequate product and is attentive when it comes to business matters but severely struggles in customer service or receiving feedback as seen in my own experience and by immature responses to critical reviews here.

Thanks for your critical feedback. We do appreciate you taking the time to write both positives and negatives. We always try to provide tenants with a rough estimate of what utilities will look like prior to moving in. We do understand that BGE and Baltimore City DPW utility bills can be a bit on the high end, however they are split evenly based on units and we can always provide a copy of the utility bills from the provider. We would love to be able to try and help reduce costs for tenants in the future, so your ideas are absolutely something that could be discussed with property owners. In regards to the death of the tenant in the unit above you - We are sorry that you felt disrespected, however this was to respect the family members of that tenant and due to legal restrictions. The death was determined by BCPD to be isolated/domestic/targeted and that there was not an overall concern for other residents of the building. We weren't "shifting" any responsibility, as this was an unforeseen tragedy. While we haven't given you the best impression, we will work to strengthen our team!
Fantastic experience: American Management has been great for the past 1.5 years I have been renting from them. Every maintenance request is handled in half the time I expected. When our heating system broke last winter, there was a maintenance guy there that afternoon, and recognized that we needed a new heater. It was a Friday afternoon, so we could not get the new heater in until Monday, so American Management brought us space heaters for the bedrooms and was willing to provide whatever we needed during this time. They have been prompt and friendly in all our dealings with them.

Negative experience: Shameful. I moved here from Florida for my job and paid in full, online. When I arrived you gave my apartment away and said the only property left was a complete dump and I was extremely upset and you said I couldn't get a refund for months . So I was stuck. For the 1st couple of weeks someone was coming into my apartment when I was at work until I changed the LOCKS.. When I moved I had the apartment professionally cleaned by some young women that work in alot of the houses in Mt Vernon.. and you still kept my entire deposit. And on top of my horrid living experiences, you would charge me random fees and tell me if I didnt like it I was welcomed to move..

Negative experience: American Management is quite unprofessional company, i was schedule for an appointment today (10/31/2019) @4:00pm however no one showed up, i waited for 30 minutes and called the company several time but no response was given, yet i received a confirmation text for rating and followed up with an application form after telling them no one had showed up, which i find unprofessional and a waste of my time.

Negative experience: I’d heard of slumlords before, but I’d never experienced one until I moved into an American Management property. There’s so much I can say about them, but I’d be typing all day. And some of it, depending upon the amount I get back on my deposit, may be better reserved for court proceedings. From the unprofessionally dressed showing agents, to the rude leasing staff, and the rude, lazy, and incompetent maintenance staff, particularly the maintenance manager, this is not a company worth renting from. Just some of the maintenance issues I had with American Management: (1) refrigerator with mold, rust, and a door that would not close. They refused to repair it, and eventually opted to remove it without replacing it, all while their staff busted holes in the walls getting the refrigerator out. I ended up buying my own refrigerator, which I removed upon vacating the property. (2) leaks in the bedroom wall and ceiling, which led to buckling walls, mushrooms growing out of them, and a fire hazard. Despite multiple reports, they, namely Melody Fairchild, refused to send someone to repair it. (3) a gas stove that would not light when turned on. The maintenance manager specifically told me it was not a big deal. I ultimately had to start using a lighter to get the stove to work. (4) a leak inside the light fixture in the bathroom, which eroded the light socket (the part where the bulb goes), and filled the globe up with water. American Manangement’s response? Just replace the globe. (5) the toilet needed to be replaced (which they charged me $450 for). The maintenance crew left the old toilet in the hallway outside my door for 5 days, until I came back from vacation and had to request that it be hauled away. (6) a broken and leaky garbage disposal that maintenance would only replace after several requests, and after I finally sent them pictures of the damage it was causing to the structure of the cabinet. I could go on and on, but why? I write this review after having cleaned and vacated the apartment, and being refused a final walkthrough because I didn’t schedule it two weeks before I moved out. In conclusion, just avoid American Management. Whatever few pennies you save in rent, you will make up for in stress and making your own repairs. UPDATE: The person making the nasty, vindictive, and petty responses to every critical review of American Management should be fired. She (or he) is bad for business, and I hope the higher-ups at American Management come to their senses. But then again, the responses just prove the point that the critical reviews are making, so let that be a lesson to all prospective renters. This is just a taste of what’s in store for you if you rent from this company.

We had previously addressed each issue you mentioned (unless you neglected to notify us), so to say we are slumlords is a bit absurd. You also fail to tell the entire truth. For example, the reason why the toilet needed to be replaced (you had flushed a giant fish and towel down it). I could go on and on, but why!? Feel free to move forward with court proceedings if you feel necessary but be aware that we do have everything documented as well. In regards to your unscheduled walk through, we require (as does MD Real Property Code) that this be scheduled at least two weeks prior to moving out. This is mentioned both in your lease and the move out letter your received. We apologize for not meeting your expectations.
Fantastic experience: Someone on Yelp wrote "Unless you're at a property with a responsive/responsible owner, you're going to be in a mess having to deal with the middlemen." I had 0 complaints during my time in an American Management rental. The owner of my property, John, was very responsive and nice. He himself always came within the hour to fill my maintenance requests and the rent for my unit was very fair. If you're thinking about renting an American Management unit on the 2800-2900 block of Calvert St., the good news for you is that John is likely your building's owner. My advice is to ask AM about the building owner as much as you can. I'm giving them a 5 star review because of John.

You also bring up a good point in that the management company is not always in total control of all decisions. 3rd party management companies have a "higher power" to report to and the Landlord/Owner of the building can often set the tone for either good or bad experiences. Having a considerate Landlord is great for both management and residents.
Negative experience: I was considering renting an apartment through American Management, however the reviews I have seen have changed my mind. Not sure why a business feels the need to leave petty comments attempting to discredit their previous renters? They are simply leaving an honest opinion so I am not sure why the feel the need to be so defensive? Seems like they are hiding certain truths.

While American Management strives to make every tenant happy (tenants are our customers after all), we are not perfect. When we make a mistake, we do our best to rectify it. Unfortunately, sometimes we are not able to fully appease a tenant. Please keep in mind when reading reviews that we have about 3,000 tenants in any given year and we've been in business since 1980. That's over 115,000 tenants and as you can see there are only a handful of poor reviews. This day in age, sadly, people are far more inclined to write negative reviews when something does not go their way. Positive experiences are rarely publicized. I'd also caution against believing all reviews are truthful. American Management does not incentivize reviews and I would also be weary of a management company with a large number of good reviews. Chances are, they are not genuine and were submitted because an incentive was offered..
