Negative experience: This company, owned by a single individual who manages it with virtual assistants, has been my property management company for over a year. However, my experience has been nothing short of disastrous. One of my properties has been vacant for months without any status updates, and another ended up in court because the repair team they hired failed to repair all the items properly. I had to personally intervene and address the issues and resolve conflicts with the tenants. After all my needs were met by the court and the case was closed, HomeWorks attempted to evict the tenant, which is considered retaliation and is illegal. I have lost thousands of dollars with this company. As an experienced landlord for over 20 years, this is the worst experience I have ever had with a property management company. Please avoid this company at all costs.

Negative experience: I would give one star if possible. Scammer Alert: This Housing Company Owes Thousands to contractors including my business. They constantly change names to dodge responsibilities. I strongly warn anyone considering working with this company. I provided services months ago and am still owed thousands of dollars, despite repeated attempts to collect payment. What’s worse, this company constantly changes its name or alias, apparently to avoid lawsuits and escape accountability. This is not just unprofessional but it is a blatant attempt to defraud service providers. Do not trust them. Verify the legal entity behind any agreement, get everything in writing, and don’t provide services without upfront payment. I am sharing this to prevent others from falling victim to their pattern of dodging debts and legal obligations. I am actively suing this company.

Negative experience: This property management company is a complete scam. I have been living in one of the properties since 2021 and they have yet to address my maintenance concerns. We cannot wash clothes on the property because they refuse to fix the dryer. There is a hole in the basement door they refuse to fix so the house is constantly full of mice. The oven blows the socket in the kitchen randomly. Anytime we call for assistance they always say they’re coordinating with the maintenance team and nothing happens. If I could give less than 1 star I would. Landlords and renters beware.

Negative experience: I hired HomeWorks to manage my property in Baltimore City. They sent the tenant's rent to another landlord multiple times, delayed repairs, and missed utility payments. We terminated the property management agreement over 3 months ago (June 2025), and they have not returned the security deposit, reserve funds, property keys nor the final ledger (despite my calls and emails). I've been a landlord for over 12 years and this is one of the most unprofessional property managers I've had.

Negative experience: PLEASE DO NOT RENT OR WORK WITH THIS COMPANY!!!! I have quite literally never interacted with people this incompetent in my entire life. We moved into our home at the beginning of this year, and in these short few months we have encountered numerous maintenance issues, including an active rat infestation, that took them legitimately over a month to do anything about. I am not sure if this company is truly malicious and evil or just plain stupid, but they are undoubtably horrible. I have had to call them no less than a dozen times to get them to even attempt at getting something done. It took threatening legal action for them to finally contact a pest control vendor, and even then, they only scheduled a single visit and did not actually repair any of the rat holes or other places of entry. We called them immediately when our AC stopped working in the middle of the heat wave and, two weeks later, they still have not sent anyone out to look at it. They are truly, sincerely, the worth company I have had the displeasure of working with. PLEASE STAY AWAY. I would not wish an interaction with Homeworks on my worst enemy. There are plenty of homes in Baltimore that are worth renting, but none of them are owned by this evil parasite of a company.

Negative experience: Unreliable, Unprofessional, and Potentially Criminal HWPM is a company that consistently fails to meet its obligations. Their promise of sending the remaining $3,284.66 by June 10, 2025, is just another broken promise in a long line of disappointments. Their staggered disbursement and constant delays are not just unacceptable, but also suggest a lack of integrity and professionalism. I strongly urge anyone considering HWPM to think twice. This company still owes me $3,284.66—money they promised would be paid by June 10, 2025. That deadline has come and gone, and all I’ve received are more delays and silence. Their disorganized disbursement process and constant excuses reveal a serious lack of professionalism. But more troubling is the feeling that this isn’t just incompetence—it’s dishonesty. They make promises they clearly don’t intend to keep, leaving clients in financial limbo. HWPM’s behavior borders on fraudulent. If you value your money, your time, and your peace of mind, stay away. This company cannot be trusted. I would strongly advise against doing business with HWPM. Their actions border on criminal, and it's clear they don't respect their clients' time or financial stability. They seem to operate with impunity, making promises they have no intention of keeping. If you value your money and your sanity, stay far, far away from HWPM. Their behavior is reprehensible, and they don't deserve your business.

Negative experience: Stay away from this management company. I have used them for two years now and they are the worst company ever. All my tenants constantly complained of not getting the maintenance from these guys. After terminating this company, they refused to pay me the due rent and security deposits of my tenants. It has been over five months they constantly give me the run around. I am now using an attorney and will most likely sue the company. Stay far away.

Negative experience: I signed on with this property management company five months ago, and my property is still not rented. In the beginning, they were very responsive, and I even made the changes they suggested to help get the property rented. However, recently, they have not been returning my calls or responding to my emails. What’s even more frustrating is that before they had even done anything with my property, they kept pressuring me to leave a 5-star review. This lack of follow-through and communication is extremely disappointing. I cannot recommend this company to anyone looking for reliable property management.

Negative experience: Clearly I should have read the reviews for landlords. These people are INCOMPETENT! They literally tried to break into the property when they thought the key wouldn't work. They mangled the lock and just left it. Also took the screws out of the basement lock trying to get in and did not put them back. Horrible experience! Avoid if you are a landlord at all costs!

Negative experience: Client/Landlord Review Updated review (Late July 2024) I was finally able to speak with Zaphyr. He shared new details with me about the situation. I spoke with Zaphyr and Christine and believe they will actively work to rectify the situation. Updated review (Late July 2024): I have expected a call from Zaphyr 5 times. I received none of them. Three of the calls were scheduled. While the staff is pleasant, it doesn't make up for the lack of coordination when it comes to handing my property. Updated review (Mid July 2024): I hired HWPM as a property manager to avoid stress. However, they have proven to lack coordination and the ability to be an effective property manager. My tenant is extremely behind on rent. When the tenant first fell behind on rent I spoke to Zaphyr. Then Zaphyr give me false hope. He lied to and told me I wouldn't have to worry about the situation with the tenant being behind on rent. Then things went from bad to worse. Christine and Janela also misinfomed me and told me the water bill got paid earlier this year (2024). I just called DPW. Nothing has been paid since January 2023. Original review: I've had a mix of negative and positive experiences with HomeWorks Property Management (HWPM) over the last 18 or so months. HWPM manages my property for me. I have had 4 ( or more?) different Client Success Managers handling my property. Initially things were going well. Then the tenant got behind on rent and I do believe HWPM dropped the ball by allowing the tenant to live in my property while being multiple months behind on rent. I partly believe the ball was dropped because of the transition between different Client Success Managers. I hired a property manager to avoid the scenario I am currently experiencing ( tenant being multiple months behind on rent). However I am extremely disappointed that it has come to this. Pros: Online portal for clients Texting service Ability to speak with different employees to get updates Cons: Possiblity to have a tenant in your house and multiple months behind on rent.

Negative experience: If I could give this company zero stars, I would. Since we have moved in, this management team has been one of the most unprofessional and disorganized. I have ever worked with in my life. They're withholding money that they know that they owe me and refusing to pay it back to me. My children have sustained injuries based on the conditions of the backyard. And the unit itself has had constant maintenance issues Also, should mention that they constantly lose important paperwork regarding your unit, including your insurance information. DO NOT USE THIS MANAGEMENT COMPANY UPDATE: THESE PEOPLE ARE CROOKS!!!! The pipe burst in my basement because it was so old and decrepid, and they took DAYS to come out for an EMERGENCY service. THEN they have the nerve to charge me THREE SEPARATE times for water that month knowing damn well it's their fault that water was flooding my basement

Negative experience: **URGENT PLEASE READ** Before you decide to proceed with these people please read this. Summary: Negligent, ill-informed company that show potential renters sold properties that they do not know have been sold. If I could I would give -30 stars simply because these people wasted my time and money. I have been in contact with this company since January 2024 telling them about a property I was very interested in. Stayed in communication with them until I could get some time off and see the property. I originally scheduled my viewing for April 6th, but had to reschedule for the 11th due to work. Because I rescheduled, I had to rebook my flight and that had me out of about $1,000. That is not their fault of course however what happened next definitely was. After I rebooked my flight, I look up the property on Zillow and see that it was put on the market for sale April 5th and was sold on April 8th. This is where the problem occurred. I contact homeworks asking them why they are still scheduling showings for a property that had been sold or at least why are they not communicating updates to potential renters. You can imagine my frustration finding out I spent $1,000 to see a property that was no longer available. They look into it and say it’s a glitch on Zillow and thank me for informing them. Why do you all not know what updates are being made on properties YOU are in charge of? Who is making these updates at your company and why am I, a random girl from Texas, having to inform you all of this. First red flag. I go on to contact the realtor who sold the property and he let me know the owner accepted an offer from a buyer at the end of May. I relay that information to homeworks and they tell me that information is not correct. Properties don’t just say under contract for no reason so that’s my second red flag. They go on to show me the property on the 11th (the homeworks represenative was 20 minutes late) and when we get there the realtor selling the property had a sign up showing the property was sold. But they still proceed to show me the property anyway!! And had the audacity to ask me to fill out a application for this SOLD property. I’m not going to say this company is a scam but they sure are an embarrassment to themselves. Negligent to the extreme. If you go with this company I would highly recommend ensuring the property you’re looking at with them has not already been sold. Do your research everybody.

Negative experience: If I could leave 0 stars I would… feels like a scam 1st off, the house they were showing was not cleaned, you could tell they just painted over the dirt on the walls, stains on the carpets and even the mirrors were FILTHY. The person who was showing the house had absolutely NO Information when we asked questions about the house. They weren’t even sure what the application fee was so we researched and did it on our own. I’ve been emailing someone back n forth for about two weeks over this house ensuring they had all the information that was needed. Their minimum credit score is 590 which I know mine is well over that I met the requirements. I was de night because my credit. They told me to call or contact TransUnion which I did and like I said my credit score is well over that… the property managers are lying about my credit report and weren’t offering me any solution. The entire situation literally felt like a scam. Don’t come here

Negative experience: I moved into my place in October 2023 because of and emergency with my old place and to move in was a ridiculous process with paperwork when I applied in August. I had a quick walk through of the house the person showing it didn’t know English and try to say call the company which was a fast walk through but when moving it the washer and dryer was completely broken the washer still had mold water inside didn’t know opened it and water was everywhere and stinks then the dryer keep stopping because it was a gas dry which I also didn’t know. Both toilet kept backing up the floors in the kitchen area are not in good condition whatsoever the upstairs bedrooms had window damage that’s dry rotted which in march with a bad storm became open with a hole the size of baby’s head the roof in the inside of one bedroom is about to collapse I just notice someone tried placing something to keep it in place the outlets around the house is always shutting off and one caused a small fire no heating in the house so the whole winter had to go without heat had to buy small heaters to keep warms along with the power going out roofing is coming off always a roof person knocking on the door to let me know. Now when I tell a June and Belle they was acting all nice like there helping but not I get email to send them the pictures and I do the get a response of were sending someone out and never hear back unless I asks what happen then I had to find the actual owner of the house the get a response she really doesn’t know the house and the people before….. first I’m here now. I found drug needles in the house and cigarettes ashes in the bedroom window. The gas meter is so old it was supposed to be replaced but the owner wants me to act like it’s my house and to make calls about everything to help her and the people tells me she do want to pay. I can read my lease and everything but something isn’t right also when I owner doesn’t get my 1,800 I pay to them she look and told me she do get all of that money she didn’t even know how much homework’s property was getting for the house. I wish I could post every picture here.and by me being late a month or two every month I am in time goes toward the month I was late so it looks like I’m always late now. No only charge me for the month I was late. I think imma have to go to court I don’t want to stay here anymore without this house getting fixed

Negative experience: Let me start by saying who shows houses that are dirty?? I have seen two houses with this place and both houses where dirty one house I saw there was old food in the kitchen fridge!!!!!! Another I saw where the basement omg looked like the previous owner had pets the carpet was nasty and dirty. Like how are you showing dirty houses to potential tenants this speaks on how your company does things. When told this a person said oh we send out a cleaning person once the house is for rent? What that’s backwards these houses are not worth the money they asking no updated appliances rats/mice problems house dirty for showings…. That speaks volumes to me about a company…. I would skip pass this place cause if they showing you a dirty house I only can think about how they will treat you as a tenant

Negative experience: STAY FAR AWAY IF YOU CAN! Would put zero stars if I could. Where to begin... as someone with two documented Emotional Support Animals, the company (in writing) attempted to subvert the Fair Housing Act and blatantly lie to me about still needing to pay a "pet deposit" (for those unaware, any ESA is legally considered not to be a "pet"). Momma didn't raise no fool, so I found the exact law they referenced and cited how, according to the law, ESA's are, in fact, not pets and if they were to attempt that charge, they would be legally liable. Further, my unit was part of a HOA community. HWPM attempted to retroactively apply HOA fees three months after my tenancy began. It was not until I did actually have my lawyer reach out to inform them they, again, had no legal right. If you aren't picking up by now, this company loves to flout the law. Finally after a year and a half of embarrassing this legally inept management company, I have moved out and am awaiting the return of my full security deposit. It has been over a month and I have reached out for updates no less than 5 times. While legally, the company has 45 days to return the deposit, I have never had a landlord/management company takes more than 2 weeks to inspect the apartment, file reports, and return the security deposit. It it painfully obvious that this company is either thoroughly inept, petty, or both. STAY FAR AWAY IF YOU CAN!

Fantastic experience: We are new to Homeworks and while there were some growing pains initially I was impressed with the efforts Raven, Joselle and their team took to address all of my concerns, their honesty when glitches occurred and their initiative in correcting them. It can be challenging to take on a new property with renters already in place but I can say Raven and Joselle have worked very hard and tirelessly to ensure a smooth transition and we are happy with their level of engagement. I am optimistic that this will continue to be a positive working relationship.

Negative experience: If I could give this place negative stars I would. I was in a domestic violence relationship and the perpetrator broke into the apartment when I wasn’t there. In October I filed a protective order and asked to break my lease which under the law, I have the right to do without penalty. They took over 4 months to finally allow me to break my lease even after I provided a second protective order and they refused to give me my security deposit back even though I’m entitled to it. They deliberately abused and neglected my safety because I am a black young single mother. Legal action is being taken.
