Negative experience: STAY AWAY! If you don’t want debt collectors hounding you for utility fees that aren't yours, or if you don’t want to spend hundreds cleaning the unit only to have them "lose" your security deposit by sending it to the wrong person—avoid this company at all costs! The management is arrogant, irresponsible, and refuses to fix their own administrative failures. They are a total nightmare to deal with and have zero respect for tenant rights. Do not trust them with your money or your credit score! Update Response: 1. Utilities: Your logic suggests I’m responsible for your new tenant’s bills indefinitely. That’s unjust enrichment, not "law." A professional manager verifies utility transfers during turnover; you didn't. 2. Security Deposit: Don't deflect. This isn't about the amount; it’s about your procedural failure in sending my funds to another party, causing me to lose my share. 3. Accountability: Don't hide behind "policy" to mask laziness. Professionalism means fixing errors, not shifting blame. Prospective tenants: Be warned—if they mess up, they will blame you. Their response above says it all.

Negative experience: They cost me over $5,000+ personally due to basic administrative issues and poor oversight. Run.... and don't make the same mistake I did. This company used to be great, but they have clearly slipped in recent years. Much of the communication now comes across as AI-generated or copied from templates, without the level of care, context, or real oversight you would expect when someone is managing your property and your money. Instead of getting proactive guidance and protection, I was left catching issues on my own and paying for the consequences. I would avoid them and find someone who will actually look out for your best interests.

Positive experience: I thought the portal response was live 24 hours so when I contacted them for an emergency plumbing issue I did think we would hear back with in an hour of contacting them, it was 130 AM, and we were satisfied with the morning communication and repairs.

Positive experience: The experience with this rental management company was horrible. They struggled to communicate on time and would not relay basic things. Inquires would go unanswered or just randomly declined without any follow thru. After we moved out of the rental property, they charged us for repair items that we did not use and contested. For example, all the batteries in the smoke detectors were replaced and we were charged for labor and materials even though when we left, none of the smoke detectors were beeping. Stay far away from any rental property managed by this company. Update: RPM Eclipse reached out and explained that the smoke detectors were not charged to my account. The score has been revised upwards. The comments about following through in a timely manner to requests/inquiries are still valid.

Fantastic experience: My husband and I are relocating from the East Coast to Seattle and have been coordinating with RPME for our new location in the area. They have been responsive, flexible, and open to addressing all of our questions throughout this cross-country move!

Negative experience: Very disappointed in RPME. We are renting a very large house in Bothell and have had very poor service with Maintenance. We had no working refrigerator in the kitchen for two weeks and we have had many problems with the dryer and they cant seem to solve problems in a timely manor. I have spent many days home from work waiting for repairmen that either don't show up or cant fix the problem, with zero compensation for my time or our inconvenience.

She answered all of my questions clearly, and the process was very quickly and clearly completed. Every single cost details were clear. I would recommend her for anyone out there who are looking for a rent.

Negative experience: Pretty shady practices. We were told during our tour that the walls would be repainted due some significant marks and scuffs throughout the house. After doing the move in walk thru we found that it had not been repainted and asked them to fix it. They said the person that gave us the tour should not have said that and didn’t work with them even though all communication said it was from the management team and offered no solutions. Now we’re stuck with a house with dark streaks on nearly every wall through out the house.

I love the spacious balcony with the Lake Washington view. It really feels like a luxury apartment. Update- January 2025: We stayed with the company until it was time for us to take the house off the rental market and move in (when we decided to downsize.) We now have possession of the house excellent condition. Throughout the process, RPM responded to all our questions (often within a few minutes by text message) and we have found Kaella and the staff very helpful.

We felt a bit like the process was delayed after asking about it the first time around and waiting, but once we started the repair process, it moved really quickly and we got it fixed after just one visit from the plumber.

Fantastic experience: We had a gutter that had come loose after a heavy rainstorm and was hanging down in the middle. Antonio and his team were quick to respond and have the gutter fixed so no further damage was done.

Negative experience: This company is completely nonsense. They ever reply any of your calls when you had issues with your rental unit. And if you don’t ever want your security deposit back, go for it. They lied with the landlord to the court even you file a small claim asking for your security deposit. I wish I had seen the other reviews before I started with them. Avoid these people have a better life.

Fantastic experience: Had broken gutter after branches came down on it during a heavy wind. Put in maintenance request and received a prompt response. The workers that came out to fix the gutter also cleaned the gutters. And I saw them double-checking all the existing gutters to make sure they were all stable and working. They worked quickly and efficiently and did a great job. Very happy with the quick response of the maintenance request and the high quality service.
