Negative experience: There is ONLY one option to pay the HOA due without being scammed for 'convenience fee' and that is using your bank bill pay method; however, they will not tell you this information upfront. Also, I was never late on my bills for YEARS! and I was late this month, they charge me twice for 'delinquency' and they have denied to waive the delinquency fee.

Trestle offers several convenient ways to make your monthly assessment payments, including two free options: using your bank’s bill-pay service or mailing a check. If you choose to pay through the portal payment system, there is a $1.95 fee for each bank transfer. We introduced this system a few years ago because cybercrime has become increasingly common, and we prioritized providing a secure way to protect your personal and banking information—even if it means a small fee. Before making a payment, the system provides clear information about any fees involved. If avoiding fees is important to you, you can continue using the two no-cost payment methods.

Negative experience: I am disappointed that they aren't doing anything about the faulty hydronic heating system that everyone in our neighborhood has had an issue with. The PEX piping is defective and even had a class action lawsuit that ended in 2020 which I didn't find out about until last year. This is like the 5th or 6th time I've had a problem with this system. I've had to make multiple insurance claims due to water damage in my home. I have counted about 20+ neighbors who've paid out of pocket or are currently in the market to convert their heat systems (I was quoted 30k) for the mini ductless split. One elderly couple hasn't turned their heat on in 2 years because they can't afford a new system and are so afraid of their pipes bursting. They don't warn people moving in that this is an active problem nor have they sent out any warning letters to current residents to help prevent thousands of dollars' worth of water damage to their homes. They just say it's a homeowner's responsibility and there's nothing they can do.

Negative experience: Very quick to advise they have a process for everything. Over 4 months of 0 action when it comes to a. maintenance b. data request c. correction or at least a response of wrong doing. Convient slogan, don't tell others when we suck..3 years later this is continues. Lack of even basic review before they respond with a random incorrect answer to an inquiry. If anyone is having good luck with this company it's likely due to the person, not the company. (reached to company over 20-30 times since original review. Integrity and professionalism has not improved. Cheery on top was hearing * we keep the contracts close to heart* when I asked for a copy of the contract with my HOA. What?? Response from my property manager in December with a message he is out in September....

Fantastic experience: Spectacular and consistently service has always been provided by Trestle. In particular, our Community Manager Pablo brings a lot to the table. Personable, enthusiastic, and always available to lend a hand. Fantastic experience: Awhile ago, I had put in a work order for an issue I was having with my condo at Nature’s Walk. Pablo, our maintenance guy with Northwest Maintenance Service was sent to fix it. I had seen him working around the grounds and found him to be very personable as he was doing various projects. He showed up and immediately checked out the issue, retrieved his tools and equipment, and got right to work fixing the problem. I own another condo a few miles away which is under a different management company and which doesn’t respond quickly or provide maintenance people who are as friendly, skilled or efficient as I found Pablo to be. Kudos to Pablo!

Negative experience: Probably the worst company I have ever interacted with. Extremely expensive for the service they provide. We have had 5 community managers in 5 years. They delay scheduling approved repairs until something goes wrong and causes damage then they are more than happy to send their own team to come charge and arm and a leg for cleanup. Truly run away

Fantastic experience: Our HOA experienced flooding around the rear of a home within our HOA community. Trestle as well as their Northwest Maintenance Service (NWMS) team investigated. They decided to bring in several contractors to locate the issue and resolve the problem. It turned out to be a crushed drain pipe below a driveway. Needless to say, it was a large job with various vendors that needed to be involved. NWMS took care of everything that needed to be done. The Board did not have to find various vendors to complete the individual tasks that were needed to resolve this issue. We allowed NWMS to handle everything and they did an outstanding job. We would recommend Trestle Community Management to any other HOA Board of Directors who are considering changing to a new property management company to manage their HOA.

Negative experience: I wish I could rate this lower. What a disappointment. After switching from another horrible property management company we were promised consistency, transparency, and good management after we explained over and over that with the previous management company we went through 4 property managers in a year. Well...7 months in and we have gone through 4 property managers. Couple this with late paid bills and it is a recipe for disaster and disappointment. At any point during the year have we had 3 bids for anything...nope. There are so many broken promises. Don't come here, it's a nightmare. Good luck finding a good property management company.

Negative experience: TRESTLE ENGAGES IN FAKE / SHILL REVIEWS TRESTLE Community management purposely solicits fake/shill reviews - a clear violation of Google Terms of Service. How they do this is simple: They give maintenance workers a card requesting that the resident (me) give them a "performance review" in order for them to keep their job. This "performance review" QR code links directly for the resident to leave TRESTLE a review on Google! If you read the reviews here, the majority are "performance reviews" written unwittingly by residents, not reviews of Trestle! I love our maintenance man Pablo, but Trestle has been nothing but headaches for this community. They have let the buildings deteriorate, and fine residents for minor offences like showing up just 12 hours after trash collection and fining dozens of residents for not having collected bins immediately. Please, Trestle, stop it! ORIGINAL REVIEW: This review is for Northwest Maintenance Services (not Trestle CM). Our maintenance technician Pablo A. is one of the most helpful and friendly property technicians I've ever known. He is the one responsible for the maintenance of our community Sammamish Pointe. During the recent bomb cyclone, he was there the next morning and cleared out all the debris and branches from the property despite the road being blocked and the power being out. He is constantly looking for additional things above and beyond the norm that he can improve on the property. For example, he recently pressure washer and picked the moss out of all the curbs on the property! Really appreciate Pablo, and all that he does for Sammamish Pointe!

Fantastic experience: As a member of my communities HOA board of directors, we made the decision to switch community management companies, and transitioned to Trestle Community Management a few months back. Every individual we’ve worked with at Trestle, from inquiring about switching, during the transition and now the day to day . . . has been wonderful! Our community manager, Alison Rodgers, is a rockstar and we appreciate her and all she does for our community! Fantastic experience: I had just assumed all HOA Management Companies were terrible just based on previous experience as both a resident and a board member. While on the board of a fairly large HOA (~250 residents), we had the pleasure of working with Alison Rodgers. She's gone above and beyond on every single task given to her. She's attentive, knowledgeable, flexible and actually cares about residents and the neighborhood. From setting up community events, to tracking down wasted money with previous management companies, she is on top of it 110% of the time. Negative experience: They manage one of the properties I own in Renton and wow, they are lousy and act as if they are in 1900s. They may not respond at all or if you keep sending them reminders, they might. Personally I think they should not be managing at all but if they do they should be managing an older retired small community. No offense to our older folks

Negative experience: I wish the Association were more supportive of its residents and be pet friendly. Fines are a popular tool to enforce obsolete by-Laws and regulations concerning pets. One cat per unit is permitted, and only inside the unit. $100 fine for each case of the cat gets out even briefly. It puts financial hardship on the unit and pet's owners. At the same time landscaping or littering issues are ignored by the management.

Negative experience: As a Trestle customer, I’m highly skeptical of their reviews — they don’t reflect my experience at all or those of the majority of residents whose emails to Trestle are typically ignored. Fantastic experience: I just wanted to share an exceptional customer service experience I had with Gaylene & Kathy of the Trestle team. A situation was created when I forgot to make payment for a rush order for a payoff statement. Normal time for a rush order is 3 days and normally that would be fine…IF I would have made payment when asked. As always in real estate, things always seem dire but my error truly created a crunch time situation for a closing. I have to say that Kathy, the receptionist that took my call, also deserves a huge pat on the back since she is the one that initially screened my call and championed my situation to Gaylene. Both could have not cared and said “Oh well, standard rush is 3 days and we’ll promise it to you in 3 days”. Fantastic experience: Trestle's Northwest maintenance services is fortunate to have Pablo Abbruzzese as an employee. He has so many attributes: professional, knowledgeable, and friendly. He quickly replaced the lock on my backyard gate. But he is so much more. He goes above and beyond the services required by him. Fantastic experience: This review is for Jon W and Richard G specifically for Northwest Maintenance: Earlier this year a water support pipe had a pinhole leak and caused a good amount of damage to our drywall, floors, and flooded our neighbors unit as well. Jon W came from NW Maintenance immediately and found the source of the leak and had it prepped and under control for the plumber to come and replace that pipe. Richard G came and fixed the drywall where it was originally removed due to water damage. He was so quick with his job and the outcome with phenomenal. Blended so well even if I got close to it I couldn't tell if there was even a giant patch missing before. His cleanliness and attention to detail is great as he left the area and even his walkway into the room very clean. Later, after all the drying and floor removal by the mitigation team Jon again came with new floors and replaced the entire main bathroom, and walk-in closet that was damaged. He also fixed one of the old borken bolts in the fixture of the toilet after it was reinstalled and had a leak. Jon W was punctual, communicative, and had a sense humor that made this whole nightmare of a process, bearable.

Negative experience: Trestle CM has been a complete failure at 358 Degrees in Shoreline WA. Trestle was brought to the condominium project by Pulte Group. Management has not been turned over to the owners so Trestle is still working for Pulte. The sole elevator in this 5 story building did not for many months. This was a life safety violation of WA building code and not an insignificant inconvenience. Trestle never took any proactive steps to fix this problem which would have required Pulte to make repairs that were evident to the unit buyers

Negative experience: You need to pay $3 for “convenience fee” for automatic payment. If you sent check it might not be cash out promptly and have to pay late fee and demand notice fee. A petty way to earn a few dollars!

Negative experience: If I could give negative stars I would. I recently had my front door replaced by Trestle’s maintenance service that works exclusively for them, according to Trestle’s website. They are named Northwest Maintenance Services. As you can see in the attached video and pictures, the work was not done correctly. There was also very little clean up after. The two men that were sent to my condo were unqualified to do this work. First, they spent 5.5 hours here and did not get the work done correctly. That is 11 man hours between 2 people for a simple door. I work in construction and could replace the door myself in 2 hours at the longest, but could not because the doors are the HOA’s responsibility. I realized that they were unqualified when they reinstalled the frame, door and all the trim to then test the door to find out it did not close correctly. You are supposed test the door before all the trim is reinstalled so you can make adjustments and/or add shims. Then they ripped the whole thing out to then reinstall. As you can see in the video my door did not latch correctly and there was a gap in the top. Also, in the pictures you can see that there is a gap in the bottom and trim that did not get caulked. The temperature has been in the 20’s-30’s overnight and I had cold air leaking into my condo with my heater running at a constant. When they were done they did minimal clean up leaving caulk that they tracked into my condo on my floor. My wall is also very dirty with no attempt to clean it either. That is very unprofessional. As the homeowners, we are getting charged for this incomplete, unprofessional work by Trestle, that I had fix myself on my only day off last week. Not to mention I also had to miss 3 hours of work for them to come mess my door up worse than what it originally was. They then came back on the following Saturday (after I complained to the Board members because our Trestle manager never responds to emails) when I was at work without contacting me first. My neighbor called me to tell me they were at my door and they said they would only come back from Monday-Friday at 8am. I will not miss anymore work for this unprofessional, unqualified work. So if you would not like to be charged for excessive hours for work that is unprofessional by unqualified workers then have Trestle’s Northwest Maintenance Services not do the work. Make Trestle and your Board hire outside workers. Good job and thanks for wasting my time and money!!
