Fantastic experience: So far, our experience with Next Brick has been great! We recently moved in and put in a work order and it was fixed immediately. It is a bit of a learning curve with all of their platforms because they recently switched over to new ones but any time an error occurs they are quick to respond and correct it.

Fantastic experience: Our kitchen Faucet was old and in bad shape. It was a few years past needing replacement. After submitting an online maintenance request with pictures and details of what was happening, they responded quickly and had scheduled a repair team get in contact with us and within just a few days they had it replaced! Very happy with the new faucet!

Fantastic experience: We’ve had a really good experience working with this team for our Bellevue rental. There was a little back-and-forth at the beginning (just normal setup details), but after that everything moved quickly and smoothly. They got the home leased in about 15 days, which honestly exceeded our expectations. Communication has been clear, they respond fast when we have questions, and we’ve felt kept in the loop without being overwhelmed. Overall, it’s been a relief having the day-to-day handled.

Negative experience: i have to make a 1 star review because this property management company is unprofessional and offers gifts for 5 star reviews, which i've included a quote from a message. "As a token of our appreciation for your time, each 5-Star Review on Google receives $25 Amazon gift card!" additionally, sometimes when trying to fill out maintenance requests, i have been asked to repeat the same steps over and over again as if my messages were not being read. i have empathy because not everyone troubleshoots things properly before submitting requests and they want to eliminate anything that could cause further escalation and fees for them, but it felt frustrating to me to have a copy pasted response that i had already received. every mid year, they do a walk through and take pictures of every corner of your living space, which feels really invasive. i have personally never had this experience with other renting properties, but that might just be my personal experience as well. overall the communication is pretty poor with next brick, and i really dislike the walk through they have in the middle of the lease. i really dislike the fact they offer a gift card if someone leaves a 5 star review on google. when there are no problems at the property, it feels fine and hands off which is good, but as a renter, it feels like i don't have much communication with empathetic people who are willing to work with me.

Each work order is automatically reviewed for quality and learning purposes. When we receive strong internal service ratings, we may encourage residents to share their experience publicly as a way to recognize team effort and help others understand our service standards.

You are also correct, that we place significant emphasis on troubleshooting and validating work orders before dispatching vendors. This process is intentional and helps us manage both resident expectations and the owner’s financial responsibility.
Maintenance requests often include opinions or assumptions, so our decisions are based on verified facts and diagnostics to ensure appropriate action.

You happen to be right about our Routine inspections standard too, which are also taken seriously.
They allow us to assess home conditions, identify preventative maintenance needs, and protect both tenant safety and the owner’s asset from avoidable, costly repairs. In your case, our team did offer an extended inspection timeframe as a courtesy, which appears to have been received differently than intended.

Fantastic experience: I cannot recommend this leasing company enough and Shubham is hands down the most responsive and transparent agent I have ever worked with in leasing. We had some complex lease terms to work through, and what is normally a painful, month-long back-and-forth was handled efficiently and professionally in just a few days. He was incredibly reasonable and made sure everything was sorted out perfectly, and the leasing team's support made this team effort genuinely seamless. This was easily one of the best, most competent leasing experiences I’ve ever had.

Negative experience: Within the first week of renting via next brick our basement plumbing flooded and they told us we no longer could request maintenance help as we’d used our allocation of services. This is the best example of how next brick will nickel and dime you. I put a new fence on the property, updated the electrical with my own money as the kitchen was out of code, landscaped and painted the house, as it clearly had years of abuse prior to us moving in. And still, next brick thought it acceptable to withhold our security deposit. I highly advise you look elsewhere if you want a stress free renting situation where you’re met with respect. I regret renting through next brick, and deeply regret the amount of hard work and my personal funds I put into the property just to have them extort me for more cash and withhold my security deposit.

Hello Tyler, Thank you for sharing details about your recent move-out—we truly appreciate your feedback.

After reviewing the property, our inspection team found the home was not left in good condition. The kitchen drawer panel had detached, the fridge drawer was broken, and the overall cleanliness did not meet our move-out standards. These issues were documented thoroughly with photos.

Regarding your work order history, there were 9 work order submitted all the way till right before you move out. Each and every were address by the vendor that the owner has paid for. I see there was an initial leak which was addressed promptly, with communication provided throughout the process to keep you informed.

That said, I understand there may be some frustration, and I acknowledge we could have shown greater empathy in our communication. Please know that tenants are not expected to pay out of pocket to upkeep the home. However, at move-out, we are obligated to assess the condition of the home compared to the move-in report and ensure it meets the required standards.

Negative experience: We’ve been trying to view a property and it has been so difficult. Phone calls with someone I couldn’t understand well and texts and emails that often had links that didn’t work. (For example, they asked for my feedback and included a link, which I clicked on, and it immediately went to a page saying “thanks for your feedback.”) Once we finally were able to set up the viewing and make it to the house for a self-guided viewing, the access information did not work. We called, they just asked us to enter the code in again, which obviously didn’t work and they told us to leave the property and set up a viewing a different time. After how much of a hassle it was to set up the first one and driving there and being locked out, it’s not worth it. Was very dissatisfied with nearly every interaction with this company.

Positive experience: Edit: The team at NextBrick has worked with us and though we got off on a rocky start they have been helpful so far. I look forward to continuing to work with them for what I hope is a lengthy residency. Original: I want to preface this by saying I have never before left a 1-star review anywhere. I've tried to be as patient as possible. But we haven't even fully moved in to our new property and we're already experiencing issues. First and foremost, while the interior of the property was mostly clean, the exterior certainly was not, with random junk items, including a tired and a bottle filled with used cigarettes. I had to ask twice to get these removed. Certain parts of the interior still remain incredibly dusty. I was told that a "light" amount of dust is to be expected. If I can see it caked on surfaces, that is not a "light" amount. Among other issues, this company is also refusing to repair a loose lock that I demonstrated to them is not secure. The person who was assigned to us to make our move "as stress-free as possible" has done the opposite, being slow to respond and often-time requiring follow ups from myself to get an answer on questions. Anyone looking to rent from this company, be sure to do your research.

3. **Cleanliness**: The home was professionally deep-cleaned after move-out and again before move-in. The remaining concern involved a dusty, hard-to-access shelf behind the theater curtain.
4. **Communication & Management**: While our agent acted promptly to address concerns, we recognize the process could have been managed with more clarity and firmness. We've discussed internally how to better guide expectations—especially regarding the nature of older homes and what constitutes reasonable standards.

Fantastic experience: These folks are a pleasure to rent from! they are very easy to deal with when theres maintenance issues, my fridge stopped working in they had someone out to repair it in less then 24 hours and they made sure I was good! And they communicated with me every step of the way! They seem to really care about the experience for the tenants and that’s rare these days! Fantastic experience: We have been tenants with Next Brick since August of this year (2023). During that time I have found Next Brick to be extremely responsive. Every maintenance “meld” (repair) I’ve requested has been resolved quickly and effectively. Staff is communicative, professional and prompt. Coming from renting from a private landlord where it took upwards of six months to get basic repairs/replacements, Next Brick is a breath of fresh air! My only complaint is the folio app. Figuring out the payment portal and exactly what is owed each month is confusing for people like me who do not “math.” Even my fiancé who DOES math, had to physically call the office and speak to someone to clarify what we owed. As a tenant, I just want to know the bottom line each month. “You owe $X.xx this month” the ongoing tally of payments and fees is very confusing. Overall, I can highly recommend Next Brick without any hesitation. We have had a great experience so far and look forward to our positive ongoing relationship with Next Brick. Update July 2025-Next Brick continues to impress. Maintenance melds are done promptly, professionally and scheduling is easy. The management team is responsive and consistent. They welcome feedback and suggestions. I’m really happy with the team and look forward to a long successful relationship.

Negative experience: The move in process was fine the day of. Immediately there were things that went wrong and have fun dealing with NeXT Bricks maintenance process. The sink backed up after a couple days of barely any use. The AC went out, No one knows how to find out how to turn the sprinklers on. The amount of red tape and back and forth involved to get something repaired is why people can't stand property manager middle men. I could have called out to professionals and had these issues resolved right away. Because I submitted my repair requests on a Friday, Next Brick didn't start working on anything until Monday. Even when they did, they have to go back and forth with scheduling and diagnostics. Then once they figure out the problems, they have to send the vendors back out again to fix things after getting an authorization from the owner. Love the house and location but the property management people although they are trying their best, the processes could use improvement.

• Sink issue: This was fully resolved the very next day after your report.
• AC concern: Our vendor was dispatched the following day for diagnosis, which required leak detection—a process that involves significant cost and complexity. As part of our protocol, we must obtain owner approval before proceeding with such repairs. While we understand your preference to have everything resolved in one visit, this step is essential to ensure transparency and avoid unauthorized charges. (The issue was not categorized as Emergency)
• Sprinklers: This is an older system, and since the owner was unfamiliar with it, we needed their input before dispatching a vendor. Once we received direction, we moved forward accordingly.

We respect that everyone has different expectations around service timelines, but we do follow a process that balances timely care for the resident with necessary communication and approval from the property owner. This ensures fairness and accountability for all parties involved.

Positive experience: Definitely one of the best property management companies that I have interacted with. Their web portal is easy to use, they communicate well, and act much more professionally than many companies out there. I give 4 stars due to a dispute I had with a repair request with the heating system. They told me there were no issues, so I investigated the issue myself and told them the fix to the problem. They still refused to fix the problem, gaslighting me to by saying the heater is working properly. Luckily, I had a good relationship with the landlord, so I worked with them directly to get it resolved.

Negative experience: Terrible terrible terrible communication. I have barely been renting a month with Next Brick and I am honestly terrified for what the coming year will entail. Incredibly unhelpful and DECEPTIVE! I signed a lease under false pretenses, be absolutely sure that you know what you are getting into. Parking is a nightmare. Be warned!! Positive experience: [Jan'25] Updated review post renting the house (2 months after) - **** (Great) Post renting the house Wei has been managing the property really well & top of things I don't even have to think or spend anytime figuring out maintenance. Wei has been amazing, well balanced and fairly representing both owner and tenants. I wish I had similar experience during the renting process. [Dec'2024] Reviewed for renting the house - * (Poor) My overall experience hasn’t been good, I won't hire them as property managers. Here is why: 1. I was told its generally takes 3 weeks to get property rented, it took nearly 2 months and rent had to be reduced by ~12-15%. 2. I would interact with new person weekly to provide updates on whats going on with rental property, No past conversation or context is shared with another person you would deal with and you will have to start over again. 3. There were weekly open house events without a confirmation that anyone is signed up to come. 4. Property manager left basement door open which when I visited few days after saw debrief inside my house and door opened. I was worried wild raccoon’s or rabbits might be inside my house but its only tree/backyard debriefs. They apologized and mention they will take care of it and charged me for deep cleaning. 5. Until you escalate and manage communication you may not get weekly updates on your rental property. 6. after getting the agreement signed you will be charged overpriced deep cleaning service even though the place is deep cleaned after it was vacant. 7. By this time I started to feel Next Brick is working against me and negotiating on renters behalf. Overall I couldn't think of anything that went well, but when I reviewed the rating it looks quite opposite hence I wanted to leave a review so that others don't get into trap.

Fantastic experience: I’ve been renting from Next Brick Property Management for the past three years, and I couldn't be more impressed with the level of service they provide, especially regarding maintenance requests. Fantastic experience: Switching to Next Brick for property management was one of the best decisions I’ve made. After a frustrating experience with my previous agency, Belong, who provided terrible service, I was looking for a reliable company to take over. One of my neighbors recommended Next Brick, and the difference has been like night and day. From the start, Next Brick has been fantastic. They are highly responsive, professional, and efficient. They handled property damage left by the previous tenants—something my last agency should have taken care of. In just two weeks, they had my property back on the market! I’ve been working specifically with Anchal, who has been excellent. She keeps me up to date on everything, and her communication is so proactive that I never have to chase for updates. I was also there for the house inspection, and it was incredibly thorough. I feel confident knowing my property is in good hands with Next Brick. So far, I would highly recommend.

Negative experience: After leaving this review I received multiple phone calls asking me to delete this review that seemed to come from an offshore BPO. They canceled a tour on the day it was supposed to occur without any consideration, very poor experience and confusing communications. I was told over the phone the cancellation was a system error. I kept receiving phone calls telling me to show up and asking to remove this review. At the same time I received texts saying the property has been rented.

Positive experience: My property manager was always supportive and attentive. The process has been very smooth from the beginning! Update: Unfortunately, during the move-in inspection, I found several issues with the house. While they are small things individually, they add up. There were problems with the carpet, painting, windows, and yard—things that should have been addressed during the inspection. It seems like an inspection wasn’t done thoroughly. Additionally, the house has smart home features that I would like to use, but Next Brick doesn’t seem knowledgeable about them. For example, there’s a Ring camera that I can’t use, and they’ve said they can’t help with that. I wish they were more willing to assist and proactive in resolving issues. My family is not happy at the moment but hope they can improve and address any problems that come up in the future. Update: after leaving a negative review, Next Brick improved and was able to take care of most of the things I had complained about. I hope everything keeps improving from now on.

Negative experience: Living in a property managed by Next Brick was a thoroughly demoralizing experience. I'm so glad we moved. They tried to withhold $1300 from our security deposit for "landscaping cleanup" but did not provide any details about the work performed, nor did they provide a receipt/invoice for this expense which is required by WA state law. When I raised this issue, they claimed they had emailed me a receipt (untrue). Then they claimed it had been sent in the physical mail (also untrue). To this day I have no idea if said receipt even exists or if any landscaping work was actually done. I finally sent a formal demand letter threatening to sue them in small claims court. Next Brick admitted no fault and did not apologize, but they did refund us the full amount. I would also take these other (stiffly written) positive reviews with a grain of salt. Before this security deposit fiasco happened, I responded negatively to a Next Brick survey due to ongoing maintenance issues that were not addressed in a timely manner during our tenancy, including safety issues. I received a call from Wei offering me a $50 Amazon gift card (in lieu of apology I guess). I would not be surprised if people leaving negative reviews were offered similar incentives to change their rating. Overall, steer clear of this company!!

The official quote for the required landscaping work was obtained from our vendor after they assessed the yard. This estimate was shared with you via email, and I’m more than happy to resend it if needed.
2. Documentation and Communication: I sincerely apologize for any mishap with the physical mail that missed the estimate. We've addressed this with our move-out team to ensure all documents are properly mailed to tenants. However, the estimate was indeed shared via email, and I can provide you with another copy if you haven’t received it.
3. Maintenance and Communication During Tenancy: Long prior to your official move-out date, I reached out to discuss your concerns about the maintenance issues you experienced via your move out survey. After reviewing the work order history, we both recognized that some delays were due to the owner being hands-on with certain work orders. While I expressed our apologies and offered compensation as a gesture of goodwill, I understand from your comments that this may have caused further frustration and confusion, for which I am truly sorry.
4. Move-Out Inspection Process: Please be assured that we take our move-out inspections very seriously. Each charge is thoroughly reviewed, with clear reasons and supporting documentation provided. If there was any confusion or if you need further clarification, please don't hesitate to contact me directly at [email protected]. I am more than willing to assist in resolving any remaining concerns.
I apologize for any inconvenience or misunderstandings throughout your tenancy and our communication. Our goal is to ensure transparency and fairness in all our interactions, and I regret that we fell short in your case.
