CityLife Residential: Reviews
Fantastic experience: Looking for property out of state was made easy. Quick response and helped tremendously! Great prices for beautiful homes.
We are so happy we were able to make the process of moving out of state a little less painful! We appreciate you!
Fantastic experience: Evan and City Life are great to work with. Their communication is amazing between the investor and tenant. They make quick decisions and give options for the best resolution when things come up. I appreciate their partnership and all they do. Thanks Evan!
Thank you for taking the time to leave us a review, Thomas! We appreciate you!
Fantastic experience: So far so good after two weeks. Derek was empathetic and guided me through all of my questions (and trust me, I asked a lot!) ... he's a good realist. CityLife worked with me during the lease really well. They value communication like I do. Thus, it was a very good working relationship. The maintenance guy fixed a minor electrical issue and explained things clearly. All around? Great first impression.
Thank you Jarred for taking the time to leave us a review! We are glad everything has been great so far!
Fantastic experience: Extremely fast and efficient leasing process from start to finish. Leasing agent Tom was quick to respond to my questions. Very patient and knowledgeable. Online resident portal was easy to activate / use.
Thank you! We are glad to hear that you had a fast and efficient leasing process with Tom!
Fantastic experience: This company is amazing to rent from. Every interaction shows how much they value their tenants. On Monday morning I submitted a service request for a new stove, and 9:00am the owner had already reached out. Within a few hours he followed up again to confirm that a brand-new stove would be installed the very next day- during the busy Christmas shopping week, which is impressive. The installation company used was prompt, professional, and thorough. They replaced gas lines, completed multiple safety checks, and explained everything clearly. CityLife and their maintenance department continue to exceed expectations throughout the years. The company is fast, efficient, and truly committed to taking care of their tenants. I highly recommend renting from them.
Fantastic experience: I had a great experience working with Derek, one of the leasing agents with CityLife. He was there for me every step of the way. He answered every phone call, every question and was very patient and professional. I feel like I made the right decision in coming here. Thank you Derek for all your hard work in helping me aquire my new home.
Thank you Colby! We are glad to hear that Derek was able to help find you a new place to call home!
Fantastic experience: As a growing real estate investor, having a reliable property management company is essential, and this team has been outstanding. Their communication is top in class, and they address issues quickly with thoughtful, effective solutions that keep the process smooth for everyone involved. They also lease our units very efficiently, keeping vacancy time at a minimum — which is huge for our portfolio. A special shout-out to Evan. He is responsive, proactive, and truly on top of everything. We have a lot of confidence in him and the entire team. Highly recommend CityLife to any investor looking for strong, professional management.
Thank you for the great review! We really appreciate your trust in our team and are glad we can support your growing portfolio. Huge shout-out to Evan—he’ll be happy to hear this. We’re grateful for the recommendation and look forward to continuing to work with you!
Fantastic experience: I have worked with numerous property management companies over the past 6 years and can honestly say the last 14 months working with CityLife (specifically Evan, though the whole team is fantastic) has been the best year yet. The team works diligently to maintain your properties and ensure we keep tenants happy. They have helped us navigate significant repairs and renovations, but the team managed it all with pace and a solution focused mindset. Through all of it they still provide competitive pricing using multiple bids and achieving quality results. Truly an exceptional company with standout staff.
Thank you so much for this thoughtful review. We truly appreciate your trust over the past year and are grateful for the opportunity to work with you. It means a lot to hear that our approach to property care, tenant satisfaction, and navigating larger repairs and renovations has made a positive impact. We’re especially glad Evan and the rest of the team have been able to support you with responsive, solution-focused service and competitive pricing. Thank you for the kind words and partnership—we look forward to continuing to work together.
Negative experience: Do not rent from this company. They use a horrible AI system for maintenance and customer service. If you have an emergency be prepared to wait more than a day. They are cheap and do not have enough of a repair crew to fix the substandard rentals. In less than a month I had to submit and get multiple things repaired. Read the other reviews this isn't the only one. They do not properly ensure that the places are move in ready, again read the other reviews. The management is full of talking corporate heads that repeat the same mouth breathing statements over and over.
Thank you for sharing your feedback. We’re genuinely sorry to hear that your experience did not meet expectations. We take maintenance response times and resident safety very seriously, especially in emergency situations, and your comments are concerning to us.
While we do use technology to help route and track requests efficiently, all maintenance decisions and repairs are handled by real team members and licensed vendors. That said, we recognize that systems and processes can fail, and when they do, we want to know so we can address them.
We strive to ensure homes are move-in ready and that repairs are completed thoroughly and promptly. We would welcome the opportunity to review your specific situation, understand where we fell short, and work toward a resolution. Please feel free to reach out to our management team directly so we can look into this further.
Fantastic experience: Citylife has helped my life out BIG time. I am a Wounded Warrior war veteran. This disabled warrior and lifetime veteran can’t express enough just how immensely Tom and Alaina of Citylife came to my aid and rescue in providing not only the ideal home for my service animal best friend Shiba-Inu dog ; they were there every step of the way in providing solutions and giving me the best possible way in handling all of the stressful intricacies that stressfully come along with the moving process. These two patriotic humanitarians went above and beyond the call of duty in being my personal helper in my world. I simply do not know where Id be without Tom’s benevolent diligence, positive bedside manner, and conscientiousness in his role with Citylife. Thank You the size of Mt. Fuji Tom and Alaina !!!! God Love Y’all. : )
Thank you so much for your incredibly kind words and for your service. We’re truly honored that Tom and Alaina could support you during your move and help you and your service companion find a home that fits your needs. Your trust means a great deal to us, and we’re always here if you need anything in the future.
Fantastic experience: Carter and the Citylife team were extremely professional. They actually cared to find me a new beautiful place. Fantastic experience!
Fantastic experience: Carter was awesome to work with every step of the way!
Thank you for taking the time to leave us a review! We appreciate you!
Fantastic experience: Carter was very professional and exceptional to work with. I can't thank him enough 10/10 would recommend anyone to him!
Fantastic experience: City LIfe Residential is definitely not slumlords...When I tell them that there is a problem with the property their butts are out here literally within the next business day or two to fix it, always as soon as they can. The maintenance technicians are friendly and thorough; they always go above and beyond!!!
Thank you so much for your kind words and for taking the time to share your experience. We truly appreciate the recognition of our maintenance team—they work hard to respond quickly and take pride in doing the job right. We’re grateful to have you as a resident and thank you for your trust in our team.
Fantastic experience: Always quick, efficient and reliable.
Fantastic experience: I am renting a house from CityLife and my overall experience has been very good. I had some minor issues that needed to be addressed. CityLife was very responsive and efficient by not only sending a maintenance worker once, but also by following up to make sure things were done correctly. My maintenance worker was THE BEST hands down. He assured me that he was not leaving until every issue I had was addressed, making sure that everything was resolved before he left. I am very pleased with the outcome.
Thank you for taking the time to share your experience! We’re so glad to hear that you’ve had a positive experience and that our team was responsive and thorough in addressing your concerns. We take pride in following up and making sure things are done right, and it’s great to know your maintenance technician made such a strong impression. We truly appreciate your feedback and are happy to have you as a resident!
Fantastic experience: I had such an amazing experience and my rep Derrick went above and beyond to help me get into a place. 10/10 I would recommend this service.
Fantastic experience: Derek Parker was great! He made the process fast & easy. I'm happy with my services. Thank you Derek!
Fantastic experience: He treated us with the utmost respect and did everything he could I am highly grateful and so is my wife for Derek's participation and help in getting us into this apartment thank everybody from City Life and we appreciate you all we are with you for a very long time
Fantastic experience: Speedy Professional ! Ty With a smile ! Logan went over and beyond his job responsibility to rectify a situation.. Communication is key Very professional ty They've also fixed a ceiling accident. New dry wall. Water damage. Perfect! Ty Zach was heating and air-conditioning. Knowledgeable and friendly. Awesome service. Ty. New heating unit installed. All guy's thought it was the best option. Very professional. Job warmly well done !!! Ty
Negative experience: Horrible company, terrible! They belittle you, laugh at you over the phone and lie lie lie lie lie this company will be bought out AGAIN! The rate that they are going I’m surprised they are lasting this long. And hopefully it gets sold to a new owner and completely new staff. We’ve been here 3 months and still have yet to receive a water bill. I’ve reached out countless times about it no response from Mr. Carter. Or the office. Finally someone named Alex, sends me a text and says oh hey about your water bill, it gets billed quarterly thank you. Now Im livid, I called and Alex says “why are you so upset? You have to pay it regardless.” I said “ what?!? There’s a big difference!! The difference is if I would have none the city I live in bills quarterly to begin with I would have prepared myself and my finances for that. A water bill can get upwards of $200! So every 3 months we would be paying between $600-$700 Opposed to paying monthly maybe $180-$200 a month. I asked him would you pay your car note quarterly? He said that’s not the same thing…. It is indeed sir. I can only laugh because they are genuinely a GOD AWFUL COMPANY and they just sit back and laugh. Not realizing city life is brining the city death. Probably about 75 percent of their tenants or more are complaining. DO RENT FROM THEM Do not RENT FROM THEM Edit: THERE ARE OVER 100 one star reviews! Run Away!
We take resident concerns seriously; however, we do not agree with the characterization of our staff or business. The water bill in question is billed quarterly by the municipality, and while we regret any confusion around timing, this is not a charge set or controlled by our office.
If you would like to continue this conversation productively, we ask that you contact us directly via the proper chanels for tenant communication rather than posting repeated reviews from multiple accounts so we can address the matter appropriately.
Fantastic experience: So far no complaints about rental..I have to agreed to stay another year..which is a plus for me.
Negative experience: Don't rent here if you're reading this trust me don't do it I'm locked in to a year of misery my furnace sounds like somebody is breaking in my house through out the night among other things nails in stairs charges I shouldn't have poor maintenance also you pay a maintenance fee for half ass work witch is crazy don't do it I rarely right reviews but when I do there needed this company is also ironclad properties Trust the bad reviews Don't rent here the are scandals I moved in the first of the month and there trying to charge me fees for utilities and rent due to lease singing I told them I can't pay rent in two places now I can't talk to my rental agent or anyone from company still nails in my steps stall my maintenance request are still in done they came and said everything is fine the basement roof is falling apart all old wood they sent a maintenance man to my house who was stealing my paper towels and they did nothing about it actually sent him back another time DONT RENT WITH THEM IF YOU DIDNT LISTEN TO ANYTHING I SAID LISTEN TO THAT
Fantastic experience: As a beginner investor I faced a lot of challenges. Especially, while forming relationships in real estate. However, choosing the right property management service was one of the best decisions I have made. Evan Augustine and his team at CityLife have been incredible. Very communicative and a great partner in building my real estate portfolio. Highly recommend.
Fantastic experience: Devin at CityLife Residental is great to work with. He is respectful, courteous and kind. I recommend Citylife to anyone in the market to rent a place!
Negative experience: Over priced and no benefits to supposed residents benefits package for $50
Fantastic experience: carter was so incredibly helpful and insightful throughout this whole experience. i’d recommend anyone to him!!
Fantastic experience: Carter was professional, knowledgeable, and prompt.
Fantastic experience: Carter & Citylife Property Management team went above & beyond to find my family & I our new home! We were facing many challenges over the past few years, including losing our home, my job, as well as dealing with medical problems for my wife. When my grandson & I went to visit the property, Carter was professional, honest, and he made us really feel welcomed to our new community. Carter, I can’t thank you enough for all you did for DJ, Elaine, & myself. If others are facing challenges in finding a place to call home, hang in there, and give Carter a chance to do his magic! Thank you again!!
Fantastic experience: A year and a half into living in PGH and renting from Ironclad and dealing with Meld and I still remain just as satisfied with the work and time to complete it from our contractors and response times from our landlord. Communication could be a hair better to avoid frustrations when scheduling is tighter for the contractors but otherwise - problems get fixed, house is maintained well and I remain happy. Thank you
Fantastic experience: Idk about anyone else but my experience with City Life has been 100% amazing!!! First there was Carter who got me and my daughter a new place in hours! Literally! Got us a great deal and moved within 2 weeks! Now we’re all moved in and been here a month and I’ve had a few issues I needed help with so I put my maintenance request in and literally everytime they responded right away! Denise is absolutely awesome he always comes asap and does an amazing job! I needed my locks changed he was there within a half hour and it was done! I appreciate u all so much I’ve had nothing but an amazing experience so far. Denise just finished 5 issues within an hour thank u
Negative experience: Brett and Evan were the absolute BEST!…. UPDATE- when talking before move in I was told it would only be security deposit and first month rent. When I got the bill before move in it was $2,797. That amount included a second security deposit that no one said anything about prior. I backed out and they are now saying I need to pay first month rent, second security deposit, pet deposit and a resident benefit package. I NEVER MOVED IN. Avoid them if possible, and if not read your lease with a fine tooth comb. Brett and Evan were nice, but that only goes so far.
Fantastic experience: Carter has been amazing throughout everything!
Negative experience: Absolutely the worst place I've ever rented from. When I showed up to the property I rented on day 1 of my lease it was a disaster. The grass was 3 foot tall. There was a full sectional sofa in the back yard along with other garbage everywhere around the property. There was hair in the bathroom sink and tub. Days later the cabinet draw came apart. Had my dad fix that. Then the back screen door which was so old and trashed came off the hinge. The door looked like something from Sanford and Son. Should have been replaced before I moved in. Then months later the basement flooded with feces because some drain clogged. It took them days to fix and clean up that mess. They didn't hire a professional cleaning company to clean the feces. They just brought in 2 guys off the street. You can never get a hold of anyone there which is really annoying. So in the end they only gave me $384 back of my deposit. Stating that there was a cleaning fee of $350 and also a $100 landscaping fee. Landscaping fee ..guess they forgot how they leased the place to me. Also I have the receipt of the company that cut my grass there that I paid for a last cut on 8.5.2025. They came the Saturday after I moved out and cut the grass. I have never not received my full deposit back anywhere I've rented from. They owe me my deposit back for all the aggravation of living there. DO NOT RENT FROM THIS PLACE. RUN. See attached pics for proof of how I found it, the sewer issue and also how I left the place.
Negative experience: Never rent from this company!! Stay away from property on 232 Brookline blvd!! They lied to us about severity of water backup during “heavy rain only and will only be in the garage” but turned out to be SEWAGE BACKUP all the time, anywhere in the basement and garage, rain or shine! So many of our belongings got ruined cause of sewage backup with HUMAN WASTE! We had to move out early cause we couldn’t bear the smell and disgust anymore. no one ever returned our calls for answers or sent clean up crew despite requests so we had to clean ourselves or live with the filth while waiting on them to care!! We had to find out their lies through previous tenants showing proof of their similar experience at the property. AND THEY ARE STILL RENTING IT OUT CURRENTLY!! Bunch of cowards who ignore calls, let people live in terrible conditions while taking rent, and send naive college kids to do their bidding. Their scammy ways are so obvious and can’t believe we gave them money to continue their awful business practices.
Fantastic experience: CityLife PM's communication has been a breath of fresh air compared to my last property management company which spent most of my rent revenue on things that they felt needed repaired without asking my permission first, leaving little leftover each month. CityLife is the complete opposite and I love that. They treat my properties as if they are their own. When I have an upcoming vacancy, their leasing department gets working on it ahead of time and they always keep in constant communication with me. My main contact Evan Augustine is exactly the kind of person you want overseeing your properties. I appreciate these guys.
Fantastic experience: So, I just toured 2 apartments in the Penn Hills area. Both were really nice, and really convenient for my lifestyle. And Carter (the tour guy) was super cool, professional, and patient!!! The experience was great thanks to him. Hopefully, we'll do business soon!
Fantastic experience: so far, so good. my maintenance request was fixed the next day.
Fantastic experience: Carter was awesome! He was there and great to work with throughout the whole process! We would recommend him to anyone and everyone!
Fantastic experience: Carter was amazing to work with! I CANT THANK HIM ENOUGH!
Fantastic experience: Carter was responsive, helpful, and patient in the process! When I rent again, it will certainly be through Carter and CityLife!
Negative experience: Unresponsive management unsafe proporty disrespect customers uninspected since they bought the property city and state violation building code
Fantastic experience: Service person was very good at his job. 25min. And he was done.
Negative experience: Warning to Prospective Tenants – City Life Management & 6 E Pike St. City Life Management owes me $8,000, awarded by the court, for gross negligence and unsafe living conditions at 6 E Pike St. • Documented Safety Violations: According to the city safety inspector, no occupancy permit was filed for more than a year. If a fire had broken out, the Canonsburg Fire Department would not have even known my child was living there. • Severe Infestation Ignored: The apartment was overrun with roaches crawling out of drains, sinks, and bathtubs. Despite multiple urgent maintenance requests—including submitted video proof—management canceled one of my tickets and left the issue unresolved for weeks. I ultimately had to pay an exterminator myself just to make the unit livable. • Deceptive Leasing & Empty Promises: The unit was advertised as “updated” and “safe.” During signing, I was told they wanted “residents like me” in their properties. Within months, every agent who was present at that signing had quit—raising serious concerns about turnover and management practices. • Failure to Communicate: City Life consistently ignored messages, failed to return calls, and gave the runaround at every step. Their handling of tenant concerns is not only unprofessional but outright negligent. Bottom line: Avoid any unit at 6 E Pike St. or any property under City Life Management. Their operations are careless, their claims are misleading, and their customer service is nonexistent. Even a budget motel like Rodeway Inn offers cleaner, safer, and more reliable accommodations than what City Life Management provides.
We take all feedback and concerns very seriously. While we cannot address the specifics of this matter in a public forum, we can confirm that we have been in communication regarding this situation and are actively working through the appropriate channels. CityLife is committed to providing safe, well-maintained housing and to addressing tenant issues in a timely manner. We regret that your experience did not reflect our standards and encourage you to continue corresponding with our team directly so we can work toward resolution.
Fantastic experience: Alaina was the most hopeful person I’ve ever dealt with. She was prompt with answering any of my questions, and very easy to talk to.
Fantastic experience: The 5 stars is for Logan on the property management team. He actually listens to your concerns and gets action done. The apartment is clean and suitable for everyday life in a quiet cult de sac. Apartments need to be maintained properly and correctly before allowing anyone to move in but once again Logan saved the day for the few maintenance issues needed. Logan deserves a promotion!
Negative experience: DO NOT RENT FROM THIS COMPANY !! Save yourself and your pockets the stress this company brings . The process BEFORE signing the lease went super well. They’re easy to reach and communicate with, they allowed me to move in with bad credit if i paid extra which I ended up doing . Once i signed the lease, they completely ghosted me I could never get ahold of them completely lost all contact everytime I reached out. The bedrooms were all small . I had plumbing issues.. everytime me or my kids would shower the ceiling would leak tons of water on top of my stove . I fell through the front porch and injured my leg . The wooden porch steps were unstable , they were only held together by cheap nails so after the winter was over the porch steps all got weak and broke. They added additional weird charges on my monthly bill . We were being charged for a residential package we never wanted . We got charged an additional $100 “admin water fee” because the water was in their name, which is bullshit because whenever I moved in I tried putting the water in my name they wouldn’t provide me with a signed lease that included an IP address under his signature so the water company couldnt switch the utilities over to my name . It’s life shit happens if you ever are late paying the rent they charge you $20 a day!!! Which adds up quickly creating this snowball affect you just end up owing more and more and more and eventually catching up is impossible . Not to mention…two men from ironclad just walked into my house one morning while me and my kids were asleep to do an inspection just to NOT FIX ANYTHINGGGGG .
We’re sorry to hear about your experience. Unfortunately, no name was provided with this review, so we’re unable to verify your tenancy or address these concerns directly.
Please note that all fees, policies, and procedures—including utility setup, maintenance requests, resident benefits package, and late fees—are clearly outlined in the lease agreement signed before move-in.
We encourage all tenants to communicate through the proper channels so we can resolve issues promptly and professionally. If you’d like to discuss your concerns further, we welcome you to contact us directly.
Fantastic experience: Put a maintenance request in and was able to choose from multiple time slots. The guy that came was on time and very professional and nice!
Negative experience: The worst company that my daughter and I have EVER rented from. There is mold in the house and my daughter is pregnant and they said that there was no call out into them and there definitely was. Today my daughter gets a bill for over 3k. I will be seeking an attorney to deal with this matter, as well as the property owners/staff not doing anything about the call that I as put in for all of the mold that appeared everywhere in the house. So much of my daughter’s stuff got ruined bc of the mold!!!!
Negative experience: If I could give zero stars, I would. I rented from CityLife and experienced severe mold contamination in the unit, which I repeatedly reported to management. The mold damaged my personal belongings — many of which I had to leave behind for safe disposal because they were unsafe to touch. I provided proper disposal bags and notified management, yet they labeled this as “junk removal” and tried to charge me for it. In addition to the mold, there was flooding in the basement, which I also reported. On top of that, I was billed twice for excessive water charges — one bill for nearly $700 and another for almost $900 — despite these issues being tied to the property’s condition, not my usage. After moving out, they sent me a bill for over $3,400, most of which was for cleaning, painting, and removal related to the mold and water issues they failed to address. While I accept responsibility for carpet damage caused by my dogs, that should have come from my security deposit or the pet fee I already paid. Instead, they are trying to bill me for work that is legally their responsibility. They said paint is for the stains on the wall… you mean the mold?!?! I have photos, written communications, and documented evidence of the conditions, flooding, water bills, and damage caused. My experience with this company has been stressful, costly, and unsafe. I would never recommend renting from them.
Negative experience: ABSOLUTELY DO NOT RENT FROM THEM! Worst experience I've ever had im repulsed. Realtor was responsive at first but as soon as we move in nothing but problem after problem and suddenly nobody at this company knows how to work a phone or reply to email. Maintenance will some times show up to an appointment that they will not only change the time on and then show up whenever they want but then proceed to do absolutely nothing but look at the multitude of health code violations and say they can't do anything and leave. You can never get in touch with anyone at all and if you show up to the buissnes they will refuse to let you in and only give you the same response over and over again through a ring camera. They add on extra charges to your bills if you don't pay attention and then without solving anything still demand the full rent when the house you pay to live in every month isn't even habitable. I have on and off electric because the breakers keep tripping, no AC, mold growth in all of the house, roaches all outside the property that are now moving in, rat droppings in vents and behind appliances along with so many other issues that have been there since week 1 of moving in and have been going back and forth every day with this pathetic excuse for a company that needs to be shut down ASAP! We moved here from out of state and regret every second of it. This company trys to fast talk you put bandages on problems and have found every " legal" loop hope possible to screw you over for money. ALEX pershing is anything but help makes excuses for everything and is only there to cover the company's butt. The audacity he has to talk over you and undermine everything you say is crazy seeing as how he is the one who reached out to my personal number. I hope Alex has the day he deserves. The most diabolical pice of trash property management on the market. So all in all if that's what you're looking for this is the place for you.
Hi Brainna, Thank you for taking the time to leave a review. I know Alex is working through your requests with you as well as the maintenance team and hopes to have a resolution for you soon.
Fantastic experience: Callum was excellent, he took care of the problem with great knowledge and expertise!! Very nice young man!!!
Negative experience: They have roaches in almost all their properties and they ignore maintenance requests and requirements the health department said they are on the radar and they charge $1220 a month for 700$ homes they do not care about their customers and they decline phone calls the owners of the properties should fire city life and find a new agency there are settlements involved
Negative experience: Theyre doing the devils work.Im not one for writing reviews, especially negative ones but this company has me so unbelievably flabbergasted.. They are the worst of the worst company I've ever worked with. I'd run for the hills if youre looking to rent with them. If you still choose to rent from them you can expect that any of the issues that definitely will occur when you rent with them will be so far from delt with that it might lap back around and give you more problems. We've got a mold buffet in our home that they refuse to acknowledge. Most of it due to the basement flooding that they also have no answer or care for. Which may also play into the foundation of the house buckling, which mind you they claim is due to it being an "old house".. the issues dont stop there! There's also a growing issue with mice and roaches! Lucky me! Sadly they dont answer much after the lease is signed, which i beg you to read 3x over before you rent. They throw the craziest things in there! As well as your monthly bill which may also have a few extra charges if you dont pay close enough attention too and if you get lucky like me they may also do the "courtesy" of working on your breakers that trip constantly and feel hot to the touch....because thats totally "not a fire hazard " !!
Negative experience: My child rented from this company absolutely horrible experience! Had to get the city involved and continued to try to fast talk and talked in circles with band aids being put on large problems and dragging their feet they rented them the property with a roach infestation in the yard large bees infestation in the wood and mice!!!! Basement walls flooding when it rains just horrible! Maintenance told her the house is as is!! Just outrageous I would definitely not fall for their nice act it only lasts till you sign the Lease!
Thank you for sharing your concerns. We want to assure you that we take all resident issues very seriously, especially those related to safety and maintenance. We understand the frustration these challenges can cause. Our goal is to address these matters thoroughly and promptly, and we appreciate your patience as we continue to work with your child toward a solution.
Negative experience: Impossible to work with these people. The first unit I rented from them was in good condition with a new kitchen. However, the location choice of this unit was questionable to say the least. I did not realize neighborhoods this bad existed in Pittsburgh. This rental company will have you living amongst the dregs of society. Their in house maintenance team are nice people, but they are hit or miss when it comes to actually fixing anything. So there’s a good chance if you need something fixed, a contractor will be needed. With regards to their communication skills, they don’t have any. Their company is made up of college age kids whose eyes glaze over when you say too many words to them in a row. They also continually harass you by scheduling constant showings of your unit, as if you don’t have anything better to do than be intruded upon constantly. Trying to call them, text them, or email them does not work. Their websites are (plural, because they’ve rebranded several times to try and get out of bad reviews) not good, and poorly organized. They’ve overcharged me twice on rent, and are completely ignoring all my attempts to get in contact with them. If you’re a grown adult with a job, you can do better than these guys.
Fantastic experience: One of the few property management teams that actually does what they say. Locally owned, quick to respond, and their properties are always in great condition. If you’re in the Burgh and want a team that cares, this is it.
Negative experience: I would avoid renting from these people. It took me a month and a half to get my furnace replaced, in the middle of winter, they let my brother out of the lease early without letting me know. I asked politely to leave a couple of months early because I couldn’t continue to afford it and they told me no and then changed the locks the day I requested without warning or acknowledgement. They are unprofessional and dishonest.

Fantastic experience: At 2860 Washington blvd McKeesport PA.I seen a big difference at the apartments they look nice done alot approvements Good Job.
Negative experience: Well as you can see my reviews on Google get a lot of views and as I look at all the reviews for the city life residential or Ironclad Property Management whatever it's called and they reply to these reviews when somebody has a problem or a bad review it says they would like to talk about it but it says email the person responding to the review that is not talking talking is using a voice speaking to another person every number I come across trying to call these people they do not answer it just says leave a message will call you back within one business day and you never get a phone call back I've been getting text messages about a so-called balance from Virginia number and I keep telling them to call and whoever is texting keeps wanting to ask me what I need to talk about and then I tell them I will ask and talk to them whenever they call the only work they actually did since I bought my residence was fixed my bathroom tub which they screwed a lot of other things up and did a half you know what job cuz I do that kind of work for my dad's property then they send somebody a week later to clean up the mess left in the middle of my front yard by the person who did my bathroom then somehow they thought they were supposed to take all my stuff off my front porch like I got a 5,000 adjustable bed frame they even took the Christmas lights off the window that we're still hanging up I got them to return my bed frame at least but the legs are missing and it's all tore up and now they want proof that it was took off my porch and again I tried calling to talk to somebody about it and I just get text messages there will be no more texting to my number I'm not emailing it's either call on the phone or I show up at the office
Negative experience: This company needs to be on the news. It is outrageous what they do. They do not communicate well at all. They couldn't care less. They think not passing inspections a bunch of times is acceptable. (I can show the texts where they flat out say this). You should not have a move in date and still be desperately trying to get into a place 2 months later. I've never seen anything like this in my life. I've been watching what theyre doing to someone I know and it is BONKERS. They need to be shut down unless they get their act together. I cannot BELIEVE what im witnessing from these people. They have a few days to make things right and then the news stations need to be contacted because trying to talk with them peacefully does NOTHING. And then they respond to all these reviews as if they care. If you actually watched how they do business like I have you'd disregard and response they give because you'd know for yourself it's a load of bs. Someone has to expose them or they will never change and never care. And there are more than enough people who clearly would LOVE to add their story to this when it makes the news. They need to do better. But they won't and they need exposed CLEARLY. Update 7/11. They've now failed at least 3 inspections. This is crazy. You're given a list. You go down the list and fix things on the list. Its not rocket science. Many if the items that needed fixed have been on this list since day one. 3 failed inspections later they still cant get to together or read or something. Its wild.
Hi Tee, Unfortunately I do not see your name in our system as a tenant. Please email me at [email protected] and I would be happy to discuss your situation and help get you some answers. Thank you!
Fantastic experience: I have had an excellent experience so far with Citylife (Ironclad) Our Realtor agent Derek went above and beyond to make sure we found a place, I would highly recommend to anyone looking for a place. Very professional and helpful and Im glad I decided to go through this company.
Hi Dejouir! Thank you so much for your 5 star review. Derek is such a great asset to our leasing team!
Fantastic experience: Great team of people and their properties are in amazing condition. I was with them for years before purchasing my home recently.
Fantastic experience: ⭐️⭐️⭐️⭐️⭐️ We’ve worked with several property management companies over the years, and this team is hands-down one of the best. They’re responsive, professional, and truly care about both their properties and the people they serve. Every request is handled quickly, and communication is always clear. If you’re looking for a property management company that actually delivers on their promises, this is the one to go with!
Fantastic experience: Evan has been great. The information, communication, and feedback I get from him and the team regarding the properties they manage me is always fast and helpful. Wouldn’t recommend any other property management company in the Burgh.
Fantastic experience: This is my sincerely snd honest review for Alex. He is one of the kind, humble, professional and always prompt to fix our issues! Thank you Alex, you truly are the best leader!!
Fantastic experience: Logan was extremely prompt and helpful every time I needed him. Having him respond to my questions quickly made such a difference. Always professional. Businesses need more Logans.
Negative experience: I am a current resident for over 2 years and I highly DO NOT recommend. They do not answer phone calls voice messages or emails. Rent consistently goes up but not repairs are being made. At this point idk who to even call. Is it city life? Iron clad. No one knows…
Hello D M. I apologize for your frustration. Please email me at [email protected] so that I can get the proper contact information from you to help solve your issues.
Negative experience: There are only two washers and two dryers in the laundry room.. one washer and one dryer is broken. The only ONE working dryer has been broken for 6 weeks.. I have been spamming them trying to find out when it will be fixed... 3.5 weeks later.. they come and check it and say " they have to order a new one" it's been 15 days since they told me that.. still no dryer. I asked to get reimbursed for the 8 weeks I didn't have access to a dryer.. no response There is also a rampant bedbug infestation in this building.. got rid of them in my spot.. the health dept came and checked because I called them. They said they found bedbugs and their eggs all over the building. A few months ago somebody set a fire.. I thought I was gonna die. A few weeks ago my neighbor found his girlfriend dead at home. I ran in there because I can do CPR..but she was dead for hours..rigor mortis I swear I have to call 911 like 2x a month at least while living here Oh btw when I first moved in.. a neighbor pointed to another neighbor and said " stay away from her, she stabbed me in the neck"
Negative experience: Lived in one of their rental for over 4 yrs. Everything was fine at first, then they switched to this management company & well... Had to beg to get things fixed, including things they didn't finish before we moved in. Try to force you to use certain utility companies so they can earn $$. Kept going up on rent over $100 and HARRASING US to renew lease 3 month early. Charge you a fee to pay your rent. Lied and said we never paid a last month's rent. Horrible management & horrible service.
Hi Elizabeth, I am so sorry for the misundertandings that you have stated above. If you're willing, I would love to talk with you and clear things up regarding your experience. My email is [email protected].
Negative experience: I can’t say much about how they run their properties but I can say they have horrible customer service I’ve been trying to get into this apartment that is always advertised and it’s been empty for a while now I ride pass everyday.
Fantastic experience: Logan was so helpful and handled my issue promptly and communicated very well throughout!
Negative experience: Horrible customer service, can never reach anybody at their office even if you go there in person they will not let you inside because they’re “by appointment only“. Too many staff at one property and none communicate or know what they are talking about. By far the worst rental company I have dealt with, do not recommend.
Negative experience: Had a leak in my basement/shower backed up they sent someone that was not a plumber. They also never answer the phone or call you back when you leave a message. Very unprofessional
Negative experience: Worst renting company possible in Pittsburgh. Said if i make payment of half the balance they would not file for eviction made the payment 2 days later they filed for eviction. Told the landlord my fiance had medical problem he will be out of work they said they don’t care rent needs to be paid. DO NOT RENT ANY PROPERTY FROM THEM!!!! They do not answer calls they do not fix any maintenance problems our heat was out in the winter for 3 weeks with a newborn baby they said well we’re waiting to fix it..waiting for summer so you don’t have to!!!! Floor (tiles)has been lifted up from using oven for heat since January still has not been fixed, ITS MAY!!!! Company is a bunch of kids unprofessional does not take care of properties reported them multiple times. Please get rid of them in Pittsburgh no one deserves this type of landlord or renters company
Negative experience: Carter is the worst agent met ever my life and He not even to explaining as details about house. He just stand and do nothing. Also, I am hard of Hearing (Deaf community) he gave us bad attitude and not answers “ignore” our text. My roommates are full DEAF and I try to work out as teamwork but nope. We feel like they being a disability discrimination… We’re still look for home.
Fantastic experience: Good company! Anytime I have had an issue maintenance was always there to correct the problem!
Fantastic experience: Mr.Chris did an amazing job getting me the things I needed and made sure things were properly working and keeping me aware there is nothing to worry
Negative experience: I absolutely agree with every single 1 star review on this page. I would never recommend anyone to rent from them. We lived in our apartment for 3 years. Took over half our security deposit for a deep clean. I could have paid $300 for a full move-out clean and still come out with more money than we're getting back. They would charge a monthly $50 'resident rewards' and I can't even tell you a single 'reward' we ever received, except for finally getting out of there. Proceed with caution. I do NOT wish to be contacted by anyone. I've already said what I needed to to Logan and Alex.
Fantastic experience: Great. Maintenance man Callon is the best maintenance guy we've had in a long long time. He cares and listens to what you have to say. Great experience Thank you Callon
Negative experience: Reached out to see about possibly scheduling several viewings in advance as we will be traveling from out of state to view places and won't have much time there. Got an initial email from Carter asking if I could talk, sent a response back the next morning explaining our situation and wanting to see if it was possible to schedule to view several houses in the same day. It's been over a week and I got no response.
Fantastic experience: Tom Bencho, did a wonderful job on fixing the leak. He took the time to show me where the leak was coming from. He's extremely professional, kind and courteous! A very good down to earth guy! Thank you so much for the quick response again! Have a blessed day and weekend coming up
Fantastic experience: Iron Clad property management team is doing their best always and are really accommodating people. My wife and I have a baby due soon and our landlords have accommodated with us very professionally to keep us tenants for a long term. We greatly appreciate the work they do. Shoutout to the maintenance team as well for always going above and beyond for what they do. We look forward to raising our family with Iron clad being our landlords knowing they are looking out for us in more ways than one! Highly recommended. Great people all around.
Negative experience: I would not recommend Ironclad Property Services. I have been trying to get in contact with them for a month and have been called back by the agent assigned to the listing, Carter, one singular time even when he texted me multiple times to give him a call tomorrow. So I did and no answer. Anytime you try to call an agent or the office it never gets picked up and your only choice is to leave a voicemail. I can’t imagine trying to get ahold of anyone if you were renting.
Fantastic experience: I have had a great experience so far most especially their response to Meld(maintenance/repair) request.
Fantastic experience: The initial move-in process was quite difficult, with several immediate maintenance needs and some trouble reaching the right people. Since Ethan Spahn took over handling my maintenance requests, the experience has significantly improved. He has been prompt, communicative, and ensures issues are resolved quickly and effectively. Ethan's efficiency and dedication to resolving issues are greatly appreciated.
Negative experience: I hope Lebanon school rd sits empty until you properly remediate the mold instead of cover it up! I pray the next family does not suffer, as we did due to your negligence… This company should be ashamed of themselves. Leviticus 14:33-57
Fantastic experience: Dennis came to unplug my sink today I was very very happy with his services he had a new team member with him he introduced me to him and was man early polite and always does a good job I was very grateful for the quickness and how mannerly and polite they both were thank you
Fantastic experience: Two gentlemen were are very respectful great at what they do thanks alot much appreciated be safe out there nice work...no photo saved awesome work thank you All.
Negative experience: NEVER RENT FROM THIS COMPANY. MULTIPLE TIMES THEY HAVE SCREWED US OVER. NO WORKING TOILET FOR OVER 2 weeks and we got $100 off rent for it. Now no heat for 3 entire days and it still hasn’t been fixed and we can’t get in contact with anyone that will help .
Fantastic experience: Everytime I run into a problem there is a unique system in place that tenants use. It's very prompt. I'm satisfied with renting with Ironclad.
Fantastic experience: I had a leak from one of the pipes in my basement. From the time that I reported it and the time it was fixed was only a few hours. Adam did a great job. Thank you all at Ironclad….
Negative experience: I live across the street from one of their properties and they routinely go weeks at a time without trash pick up. I gather the city has already taken them to court for this, but they’re right back to their old ways that poses a safety hazard and devalues the entire neighborhood.
Fantastic experience: Adam Hoffman came out promptly to assess our heat issue. Thought the issue couldn’t be resolved at that very moment, he ensured we had space heaters for the evening!
Negative experience: Watch out they get you. They charge $100 late fee after two days. And then after that $25 dollars A DAY. When I went to court for being a month late there were several other tenants going thru the same. They changed their name from CityLife to Ironclad because of numerous lawsuits. These lawsuits are public. Please be careful and read everything thoroughly. I had to pay a full amt of rent for just my dog. To move in I had to pay $4k in McKeesport, PA. That's not exaggerating. They quick fix these properties so please take the time to check. Also you get weird charges like a "benefit package" which u pay $50 for and it's for a "24-hr maintenance person" . They didn't have an understanding about the water/sewage/trash had to be in their name. The guy Alex is very out of the loop and because of many employees having their hands in it , it becomes messy and miscommunication happens. Please do your research about them before renting. They will pull u in and then slam u with a crap load of weird garbage charges.
Fantastic experience: I was very excited when I received a text about getting a new furnace and Top Tech came to the rescue! They are so nice and friendly. Very professional, explaining what they were doing and if I would be okay while the heat was off. I would give them 10 stars if I could. I would recommend them to my family and friends.
Positive experience: So far, my move-in experience has been good with Ironclad employees, except that repairs I requested multiple times to be made prior to moving in were not completed.
Negative experience: I don't know who you think you're playing with. But it certainly won't be me. Nobody ever showed up. I took the entire day off. Nobody ever showed up to fix anything. I want paid for my time wasted. Because if I wouldn't have been here you would have charged me. However I was here and nobody showed up. And you have the nerve to mark it completed??!!!
Fantastic experience: My rental experience with Ironclad property services has been my best rental experience that’s far.. In addition to the staff being very friendly and proactive to Maintenance needs I absolutely love my place .. I highly recommend them giving them a 10 out of 10
Fantastic experience: Camille, a leasing agent with Ironclad Properties, was a great help with my leasing a townhome. I appreciate the extra mile she went for me, and very important- she listens. Her friendly manner made the process much easier. Thank you!
