Fantastic experience: Colin and his team are very good. It's a tough business keeping everyone happy all the time. RPM does a good job of it. They place good tenants and they have a good roster of contractors. I've been using them for just over a year and they've basically turned my small apt building around. Will continue to use them!

Negative experience: Since my building was purchased and the owner used this company, they have increased the total amount per month for the unit by over 10% and nearly 20% before I asked them to be reasonable. I have no reason to expect that they'll not try the same thing next year. OK, fine. Maybe they'll be worth it. There have been little to no improvements except they changed the washer and added a monthly subscription that we HAVE to accept in the middle of my previous lease. Now, I have never gotten a person on the phone when I call. If there's an emergency, good luck. They put a lockbox on my door for some reason, did not communicate their plan to do this, and now my door is unable to be closed or locked from the inside. I filed an emergency report with their AI because thats the only option I had HOURS ago. BEFORE they closed and I was completely ignored. I cannot express how unprofessional and inconsiderate this company is making themselves out to be with the handling of this property. I have attempted to be polite, but obviously that's meaningless because they're clearly set on ignoring me and my emergency requests. I am left to feel a lack of consideration, respect, decency, as well as no concern for safety and well being coming from this company regarding its tenants. I am hopeful that they can do something to change my mind, because so far this is just exploitation and laziness on their part. Im getting charged way more and theyre not doing anything when theyre obligated to. This has been terribly stressful. I would not recommend

Fantastic experience: We had a great experience with them, and with Collin especially. We were out of town for a funeral, and in our panicked departure forgot to leave keys for our cat sitter. Collin went out of his way to make sure not only that our cats were safe, but to make sure our sitter could get in as well...Absolute life saver! He always stands by his word, which is hard to come by these days. 10/10, would recommend!

Negative experience: Please don't use this company we worked with Tim Burrows who is rude and lacks ability to communicate with owners and tenant. He took a few photos of home to get it rented then we never heard much from him .no 6 month home inspection either. He kept almost 400 dollars of tenants money to give back to us before he even asked our thoughts about the way our property was left. Our tenant was awesome but was charged 24 dollars for a lightbulb.avoid if you can there's so many others to choose from

Negative experience: The worst people to rent from they don’t have anything together they will play you out your money then be rude to you the property management you can never get a hold of anyone the put a mark on my credit report for non payment when it was withdrawn from when we went to court they tried to get money that I didn’t even owe them I was living in a place with no occupancy permit it was a mess just don’t do it they retaliation tactics they tore up my whole bathroom said they would fix didn’t would fix my heat or ac

Negative experience: Another disappointing management company in Pittsburgh. I gave them a nice house, they put a non paying renter in it, didn't actively try to get the rent unless pressed and, in less than a year, returned a house to me that needed several thousand dollars of repairs. The 10% fee they charge is just for collecting rent. Any repairs come with a 15% job management fee. And they don't get the lowest cost repairmen for the jobs. So, I give this company a definite AVOID rating. They deserve a 0. Use at your own risk unless you like headaches and losing money.

Negative experience: The dryer in the basement has been broken for over a week, and multiple tenants, including my neighbor, have already reported it. Still, Real Property Management Pittsburgh has done absolutely nothing to fix it. It’s really frustrating when we rely on shared laundry facilities, and they simply ignore the issue. Basic maintenance like this should be a priority, but they clearly don’t care about tenant needs or timely repairs.

Negative experience: I’m extremely dissatisfied with Real Property Management Pittsburgh and how they’ve handled our rental experience. From day one, we were misled. During the apartment tour, their agent claimed the unit had an A/C system and even showed us a fake remote to convince us. After moving in, we discovered there is no A/C, no dishwasher, and no microwave — none of this was disclosed beforehand. Things only got worse. About 18 days after moving in, part of the ceiling in my roommate’s room collapsed due to rain. We reported it immediately, but they ignored it for 10 days. After 13 days, someone finally came but only did half of the repair, leaving the job incomplete. We also pay $55/month for insurance, but they’ve provided zero support and continue to ignore responsibilities. This company has shown zero accountability, poor communication, and complete neglect toward tenants. I strongly do not recommend Real Property Management Pittsburgh to anyone. Terrible experience from the start.

Negative experience: This company does not respond when requesting viewings on various rental sites. They also do not pick up the phone or respond to messages. When they claim pet friendly, they mean you have a rat that is under ten pounds, not a real dog.

Fantastic experience: I’m a very hands on landlord with two small properties. I reached out to Colin when I was considering taking a 2 year job out of town and needed support with a few aspects of the management of my properties that couldn’t be handled remotely. Colin talked through my needs and came up with a great “out of the box” solution. In the end I didn’t accept the job but I feel that had I taken it my properties would have been in good hands.

Negative experience: Do not rent from here! They never fix anything! You’ll be charged an additional 55$ for leasing from them on top of rent, utilities, and pet rent. Anyone giving a high rating is being asked too. I originally gave 5 stars bc they asked me to give them a good rating and they’d see if they can negotiate my rent lol they didn’t.

Negative experience: RENTER BEWARE! REAL PROPERTY MANAGEMENT is listing OTHER people's rental units that they do NOT manage at a fraction of the cost of the real listing and scamming people out of application fees and deposits! When I tried to contact them to see if it was a mistake they refused to engage and hung up. Police report has been filed.

Fantastic experience: My husband and I are vendors of RPM. We provide turnover and maintenance services to property management companies and we’ve had nothing but positive experiences working with RPM’s team from their maintenance coordinators to property managers. They are very good at communicating what is expected and if we have any questions they are quick to clarify. They push to get maintenance issues taken care of quickly and efficiently and they have a good system in place to do that. As a vendor some companies have kept us waiting for payment but RPM has paid us on a consistent schedule which is important to our business. Negative experience: I would give ZERO if I could. The only reason they have any stars at all is because the people who give you a tour of the property literally try to grab your phone from you and give themselves a 5 star review how desperate can you be? Yes, this actually happened. Told me to search for RPM then grabbed my phone from me. And he lied to us about the house having AC. Any meld request we put in is denied. Nothing has been taken care of since the day we moved in. On actual move-in day, the property manager wouldn’t even respond to my texts or emails when I was trying to get the code to the lockbox on the front door. She wouldn’t respond to any of the questions we had about the mess we walked into. Turns out she was fired and we had no one assigned to help us with anything at all. Go ahead and rent with them. You definitely won’t regret it

Fantastic experience: I chose RPM to manage my rental property after contacting three different companies. Only RPM responded quickly, provided all the information I needed, and had the best management fees. Colin has been great to work with. He walked the property with me and helped with the necessary repairs that needed to be done. Within one month he had it rented and for more than what I had anticipated. Negative experience: I am extremely disappointed with the management and handling of our recent kitchen renovation. When we moved in, the kitchen was not renovated along with the rest of the house. The management company assured us that the renovation would be completed in July-August 2023, but they only started the work on July 22, 2024. It has now been five and a half weeks, and we are still without a functioning kitchen. The work was initially promised to be completed in two weeks, and despite being given a half-month rent discount last year for the expected inconvenience, the delays this year have been unacceptable. To add to the frustration, the management company suggested that we use a sink in the basement during this time—an impractical and unsafe suggestion, especially when carrying hot water or dirty dishes down the stairs. The delays have significantly impacted our daily life, and the lack of communication and accountability from the management company has made the situation even more stressful. Despite requesting fair compensation for the extended delays, we have yet to see any meaningful action. This experience has been highly disappointing, and I would not recommend this management company to anyone who values timely service, reliable communication, and respect for tenants’ needs.

Fantastic experience: 5 stars for Logan, the listing agent that rented me my place. He has been super helpful and responsive, which has been rare when dealing with RPM. In general, 3 star review. My utility set up was ridiculously over complicated requiring multiple calls for each utility and having to start then cancel service with multiple places. Then once I got in, the only wifi provider they said I was able to get had run all new wire as the apartment was not ready to receive them. The utility guy, Lan, was super unresponsive, taking 4+ hours to respond to a question, and even completely ignoring questions. I have no specific issues with my property manger other than a lack of responsiveness. I can understand 30 minutes - 1.5 hours if busy during the day, but 4 hours for a simple question is crazy.

Negative experience: ***I’m not reviewing the wrong RPM per the reply. I dealt with Colin & Aumonn. They know exactly who I am based on my review. My gmail account is still with my maiden name.*** I had a horrible experience with RPM as a management company and I have since terminated our contract. TENANT MGMT: The property manager never did her job, I had to follow up with her weekly to make sure issues were being handled. She’d always tell me “I’ll let you know this afternoon” then I’d never hear back from her. Or I’d have to send multiple texts over multiple days/weeks to get a reply. One of my tenants also had to follow up weekly for service requests and they continued to not get done. When we had to give notice to tenants who didn’t pay rent for multiple months, the property manager prolonged the process over a month, not sticking to the terms in their lease. She would send the tenants emails that they clearly weren’t reading, with zero additional attempts at follow-up. It took 6 weeks to finally get them out - me getting involved was the only way to get it done and I lost a lot of money in the process. After they finally moved out, it took 4 weeks to get the unit cleaned (I was repeatedly told it’d only take 1 week), then another 3 weeks to list the unit (after my third time asking, I was told the delay was due to a “system upgrade”…mhmm). The property manager also told me that the leasing office would switch the utilities so that the bills would be sent to RPM’s office— That was not actually their protocol so the utilities ended up getting shut off by the utility companies. PROPERTY CARE: While getting the unit ready to re-list, RPM left the duplex front door unlocked and had unannounced workers coming in and out, which really scared my elderly other tenant. RPM also kept the lock box UNLOCKED when workers WEREN’T there. On a separate occasion, one of the RPM maintenance guys showed up and asked the elderly tenant to unlock doors for him because he “didn’t have a key,” to which of course she refused and texted me really freaked out about. RPM did finally get the unit ready to re-list — kind of…they left duct tape on the walls, didn’t repaint any of those spots, and didn’t patch multiple holes in walls. I was also never told that the tenants broke a window, which I now have to deal with on my own and has to come out of my own pocket instead of being billed to the former tenants. I also found out this week that they changed the locks for the other (still occupied) unit - for NO REASON - and NEVER told me or gave me a key. It’s especially frustrating now because they gave the tenant “do not duplicate” keys so I can’t get them copied and will now have to pay out of pocket to change the locks again. LISTING: The way RPM is set up there’s a huge disconnect between property managers and the leasing/listing office. The property manager never knew what was going on with the status of my listing, potential applicants, etc. And I had no contact with the listing office, only having the unreliable property manager as a middle person. The Zillow listing was also incorrect, marking the duplex apartment as a single family home with multiple incorrect amenities, and at a price I did not agree to. The office manager completely denied this when I brought it to his attention and the listing had already been removed. As usual, the lack of attention to detail & accountability was extremely frustrating.

Fantastic experience: Worked with RPM to apply for a rental. After applying, RPM had an issue with the current tenant, and the rental would not be available before my current lease expired. Not only did RPM reach out and explain the situation, they refunded the application fee of their own volition. Even though I didn’t get the rental, they were quick to resolve the issue and showed integrity by refunding the application fee without me having to ask. RPM is a stand-up company in a world of scummy landlords. Definitely hope to rent from them soon

Negative experience: Terrible experience with this company. Worst customer service I've EVER experienced in my whole life. Over a week ago, my basement was completely flooded, and my AC stopped working due to the flooding. And it's still like that today after over 20 attempts to call, email and chat, my basement still sits flooded, and still no AC and not even the decency for a simple phone call to communicate. I'm sure if I didn't pay the rent on time, they would be very speedy about communicating. DO NOT GET INVOLVED WITH THIS TERRIBLE COMPANY!!! Don't say you weren't warned

Positive experience: I moved into the property a few years ago and I love living here. My neighbors are awesome and it’s quiet on our street beside the cars. Only issue I had upon moving in the garage door was broken but management came out and fixed it. The following year during Covid while I was working from home the air conditioner went out on a hot week and management replaced the unit. The main issue is I have an issue with leaking and mold (which damage some of my fabric) . They came out and fixed the roof but whenever we get tons of rain it leaks again. Otherwise great place to live.

Fantastic experience: Update: I did indeed sign the lease and moved in. I'm a month in and there have been a few issues that have popped up, but I'm the first renter in this house so I anticipated that possibility in advance. So far, RPM has absolutely exceeded my expectations with their organized system of maintenance requests and actually responding to my concerns seriously in a timely manner! SO rare to find, and I feel very lucky. They also looked at my application and lifestyle holistically when considering my approval; I have a lot of pets and it's a unique situation, so finding landlords who will work with me on pet limits and fees can be challenging. I didn't get exactly what I wanted in that negotiation, but I do feel the solution we found is fair and I'm comfortable that the terms can be re-negotiated should anything ever change in my family dynamics. Could be the property, could be the neighborhood, could be the landlord, but so far, this is my favorite place I've ever lived and I'm very grateful for that to be true. The only heads up I would give to prospective tenants is to read the lease closely; the one I signed ultimately has some inaccuracies and contradictions, specifically concerning minor things like lawn care responsibilities, but compared to my previous convoluted lease nightmares, I'm not really worried about it this time. Thanks RPM! ------------------------------------------------------------------------------------------------------- Had an excellent tour with Shraey today — probably better than any I’ve had in Pittsburgh which is saying something, cause I’ve lived all over the city for the past 10 years. I feel very confident in my decision to submit an application and that I will be in good hands while leasing with them. Not only was the property in fantastic condition, and better than I was expecting, but the agent was very professional and forthright by answering all of my questions with practiced ease and confidence. So very excited to start this new journey with RPM!

Negative experience: This company is Very unprofessional, arrogant, and provides a terrible customer experience. One of the most unprefessional companies I have experienced in a long time. When you call it is very difficult to get a returned call, response, or anyone to simply pick up the phone at any day or time. When you finally get someone they will text back and forth for weeks upon weeks instead of having a quick 3 minute conversation to get an understanding, resolve an issue, or provide the best service for their clients-- respecting their time. This company should get 0 stars . If you are a landlord do yourself and your tentants a favor and work with a better management company. There are many others in town who will manage your propery with excellence and the way they would want their property to be managed...this unfortunately is not the one.

Negative experience: The service has become terrible since the maintenance manager was changed. Maintenance fees cost hundreds every month, but the issues were not really solved. Problems keep popping up. The laundry tub was fully clogged. The plumber charged 100 dollars for cleaning the lint out of the strainer, but didn't change the filter.

Fantastic experience: I am really glad to have called RPM and to work with Colin on property management. From the start, Colin provided clear and responsive communication. He was honest and proactive in helping me understand the market here in Pittsburgh. He toured my property and let me know what needed to be done to get it rental-ready. He also connected me with a great contractor who was able to complete the work quickly and at a very fair price. Negative experience: This place is a joke I made a mistake with my application I didn't put my kids income on there I didn't know I had to put there income with mines.. i thought they was going to ask me about their income separately. They email me saying my application was denied because of my income I told them I have proof of my income they told me nothing they could do about it .Really wow now I'm out of $220. For application fees that's mess up . I'm not use to this online application stuff Just the paper ones. All this stuff is new to me. If u make a mistake on your application they will denied you. They couldn't fix it.. and a another thing is the house they showed us didn't look like nothing like pictures they posted online. The house was dirty. And the guy who show the house wasn't doing but standing there on his phone.. after we was done looking at it he was talking about can we do a Google review for him.. they got alot of bad reviews I wish I read about them first,now I know.. beware.

Negative experience: RPM falsely advertised the apartment we rented as having a working washer/dryer. After moving in we discovered not only did they not work but RPM failed to respond to the work order we placed to fix them. RPM also failed to respond to work orders to fix exterior lighting for the stairwells which I thought was a serious fire / fall hazard. After 1 year RPM tried to increase the rent $100 but never responded to the work orders for the items listed above. They also force you to pay $55 for a renters benefit package which is useless and just another way for them to take your money while really offering nothing in exchange. RPM Pittsburgh also screwed us over on $350 cleaning fee. The unit was not professionally cleaned upon move in, yet we had to professionally clean it upon move out. So after cleaning the carpets and cleaning the entire apartment they ignored the cleanliness of the unit and deducted the charge. We will never rent from them again. Be aware of your rights and make sure you read before signing their sneaky lease agreement. They give a bad name to landlords.

Fantastic experience: I highly recommend REAL Property Management Pittsburgh, particularly as an out of state owner. Colin and everyone at REAL Property Management Pittsburgh have done a terrific job managing our challenging property. They performed professional marketing with regular communication during the marketing process, found a very suitable tenant and disburse rental payments on time like clockwork. In regards to repairs, we have a list of favored contractors that REAL property management Pittsburgh are happy to use. If our contractors are not available they provide their own contractors with quotes for approval. Repairs are handled transparently and honestly with actual contractor invoices provided. Colin is very knowledgeable about the Pittsburgh market and has provided us with really sound advice on the best use of our property too. Very happy to have found REAL Property Management Pittsburgh!

When he came he was sorry and alsoknowledgeable but the apartment had no sun light and he offered me to tour another apartment which was appealing offer. Negative experience: Words cannot express how much I regret renting from RPM (and I’m only two weeks in to a 12 month contract). They have been near impossible to get a hold of communication wise. When I toured the apartment before I signed ANYTHING I noticed multiple, very crucial maintenance issues. You would THINK those would obviously be addressed before a tenant was to move in but I decided to request they be added in WRITING to the lease contract anyways. (These were things such as a hot water tank labeled “extremely dangerous and possibly lethal” by the inspector, broken windows with sharp pieces left about, completely broken electrical outlets and lights, and appliances not even hooked up). I thought it was such overkill to have them be written into the lease (and trust me, RPM gave me a near IMPOSSIBLE time even just agreeing to write them in) but I guess it didn’t matter anyways because apparently legal contracts mean nothing to them. One item was done (a doorknob was replaced) out of the four or five CRITICAL maintenance requests before I moved in. The hot water tank labeled extremely dangerous was still there, broken windows completely untouched, half of the electrical did not work, and the apartment itself was FILTHY. Lilia Chi texted me the day before I moved in to say “doing the final walk through today to make sure everything is perfect!” and to that I just want to ask, what did you check on your “walk through” exactly? I would truly love to know! If only the problems ended there!! I have only lived here for 12 days and every single day a new maintenance problem arises. Including, but not limited to, having NO HEAT AT ALL on the third floor (where the bedrooms are). My 14 month old niece has been sleeping in a pack n play in the living room because I can’t get the third floor above 57 degrees. The mini splits (the source of heat for the floor) were broken (something I was completely unaware of prior to move in day but had obviously been broken for a LONG TIME) and when the technician came to check it out he determined that they were broken beyond repair. Not only were the mini splits advertised in writing in the apartment listing but they were also highlighted to me on my tour. But I guess no one thought to try them out before I moved in! There is no forced heat to the floor so I am just left piling up in blankets or sleeping in the living room when my niece stays with me. RPM promised they would at LEAST get space heaters to me immediately so that I would HAVE HEAT, but nope, couldn't even do that. Waited 7 days for the space heaters to be dropped off before I finally just went to the store myself and bought some. And just remember, that’s not even solving the problem, simply a temporary bandaid!! I could keep going with so, so many examples and stories but I will end with the fact that it has been TWELVE days since I moved in and I am already so defeated by this entire process and by RPM. I want so badly to love where I live and treasure it and take care of it and instead it’s just been one hard thing after the next. Please please, please don’t rent though or under RPM!!!!!!!!!!!

Fantastic experience: Took a property tour with Shraey of a listing in Troy Hill. He was very knowledgeable about the listing, the neighborhood & fielded all of my questions well. I appreciate his honesty about some of the property project, status' as well as the costs & figures concerning the rent, utilities, and application process. I was also shown a second unit that might fit my needs as well and compared it with the first one. RPM seems to have a good handle on their properties & processes to find a good home for their renters. All in all, I feel confident that I have all the information needed to compare rentals in the area & make an informed decision.

Negative experience: My boyfriend and I were interested in one of the properties offered by this company located along Route 51 in Pittsburgh. Our tour appointment was at 10:55 AM this morning and around 10:45 we got a call confirming whether we would be there at 10:55. We had already confirmed over text but confirmed again with the tour guide and he said he was running a few minutes late and would be there sometime between 11:05 and 11:15. That was fine and we ended up stopping at Dunkin on the way and getting there at 11:10. Our tour guide didn't get there until 11:25, 30 minutes late to the tour. When we went inside for the tour, he was on his phone and gestured, here's the living room and the kitchen. We looked around the entire first floor as he just stood on his phone not talking. We went upstairs to the second floor and looked at the bedrooms and bathroom by ourselves, (he just stayed on the first floor), and found the bathroom to be dirty with tiles broken off of where the toilet was and laying on the floor. We didn't even look at the basement, and the whole encounter lasted about 10 minutes. Even if the toilet tile wasn't broken and the screen door to enter the house wasn't hanging off of a wood shim nailed to the door way, we wouldn't have considered the property because of the terrible service of this company. 30 minutes late to the tour and couldn't event show us the rooms? They may as well have just left the back door unlocked and we could have saved them the clearly inconvenient trip out.

Negative experience: I rented through RPM for two years and I had two separate instances of service people sent by RPM open my door with a key and enter my property without notice. RPM is unresponsive when I try to call or reach out regarding these instances and do not offer any resolution. Edit: RPM reached out after seeing my review. This review was written because a maintenance man opened my door without notice and was instructed to change the locks to my unit. Had I not been home during this, my locks would have been changed and I likely would not have received a response when I reached out about it.

Negative experience: Some of the worst service I've ever experienced. I'm a property owner and have used RPM since purchasing a building at the beginning of June. I have received no follow through or follow up from Cami (one of the two representatives) or the Property Management team when trying to address a few small issues. The tenants had an equally awful time dealing with this company. For instance, I had to make multiple phones calls over the course of a month just to receive rental payments that weren't being forwarded to me from RPM. During this process Cami went on vacation for two weeks while I was waiting on a confirmation - never notifying me that she'd be out or providing me with another point of contact. I currently have three phone calls and three texts about more pressing issues (which are all time sensitive) that haven't been responded to from a week ago. The level of unprofessionalism and disregard I've experienced from RPM is profound. I would never recommend this company or their services to anyone.

Negative experience: If I could get a zero, I would. I am a tenant at a property managed by rpm. They do not tend to their rentals, their maintenance people cancel repeatedly and don’t show up. My bathroom is leaking into my kitchen ceiling. Haven’t been able to use my shower in 3 weeks. On top of that they don’t pay their bills. The sewage bill wasn’t paid since 2021 and I’ve been a tenant since 2022. Their main excuse is this property is too far for them to upkeep. Why have this property if u can’t take care of it? Have to cut my own grass even tho I was promised professional lawn care. The properties floors and windows need replaced where I get splinters as I walk. As a whole no one responds to calls, emails, and they just give you excuses and never fix any of the issues.

Positive experience: Update: I am updating my review from a 1 star to a 4 star b3cause Melissa at RPM has provided me with excellent customer service after learning about my previous experiences. She apologized for what happened and worked with me to show me 2 properties. Her communication was excellent, and she has done a great job rectifying what happened. I am actually looking forward to possibly renting from the company because of her and the homes she showed me. Scheduled a viewing of their property last week, and as I was leaving to see the home, I received an alert that the showing was canceled. Rescheduled for today and received an alert stating I did not confirm in time, so the showing was canceled, despite me using the link to confirm. I was able to reschedule for a showing at the same time and arrived to find someone in the home stating they were waiting for the property manager to arrive for the showing. Myself and another family waited for some time for no one to arrive. While waiting, we received a survey asking about our showing and if we were ready to apply. I tried calling and texting the property manager two times and got no response. Completely unprofessional.

Fantastic experience: This company is phenomenal!!! I never thought In A million years that I would have such a professional compassionate organization of actual human beings work for me!! Finding a new place to live for anyone is stressful and time consuming. Upon finding a place it became unbelievabley stress free. Ms. Jessica Martinez helped me at every turn, explained to me in great detail what I didn't understand. She showed me what hope looks like, feels like, and that starting a new life will still be ok. Real property management I know is happy and humbled to have ms. Jessica Martinez she truly is an asset to the company. I couldn't ask for a better experience. You never know what people go through.
