Negative experience: Very disappointed in the harassing nature of their agents. Brycen should not be harassing tenants or landlords with unsolicited messages on Facebook or any other platform unless a relationship has been solicited or established. If they have to use shady practices to get properties, I can only imagine the shady practices they employ once you become a Landlord or Tenant with them. Stay away!

Fantastic experience: My experience with Arbors has been very positive. Arbors has been managing my multi-unit building since Fall of 2022. Brycen and Alexandra are a great team. They've been consistently professional, accessible and easy to work with -- they truly want their owners to succeed. They've also provided smart advice, excellent vendors, and they're good with the tenants. Sometimes, I'm a very hands-on landlord -- Brycen and Alexandra have been sensitive to that, and appropriately step back when I send in non-Arbors vendors (like a few favorite contractors). I've appreciated that. I'll close by saying that I recently had a tricky plumbing issue in one of the units. The plumber (recommended by Arbors) did a fantastic job. This same plumber purchased a duplex a while back and himself became a landlord. Who do you think he chose to manage his rental property? Arbors. I think you get my point. Thanks!

Negative experience: Absolute scam of a company. DO NOT RENT 1144 WOODS RUN AVENUE. There is a major issue with rats/mice that was ongoing for the almost three years that I lived there and they refused to actually address the problem at hand. Told me I could move out and end my lease if the problem persisted and then gave me problems when I wanted to act on that promise. Paid them almost 2500 dollars to move out and then just got a bill for almost 2 grand that they want in addition to them taking my entire security deposit. I did leave some items inside the home so I understood taking the security deposit for some clean out, but also to charge me 1900 dollars is crazy work. I never paid a day late, and I stayed through all their bullshit in a property that "looked" nice but in reality was a landlord special in the worst way. Submitted two work orders for water damage in the property ceiling before move out because I knew they were going to try to pin that on me even though I have nothing to do with why the roof was leaking?? They still tried to pin that on me though as I had expected. They also are trying to charge me for folks entering the residence after the lease was up even though it was not me or my children who were the only people on the lease. Whatever you do, stay away from this company. They don't respond to work orders, they leave you with broken appliances, and then they nickle and dime you for things that aren't even in your control. They also offer gift cards if you give them a good review, so these good reviews are not organic reviews.

Fantastic experience: We’ve been using Arbors to rent our property for a little over 3 years now. This year was the first year that we had a tenant change over which required some repairs and fixes prior to the new tenants moving in. Our property manager, Cassidy, was able to help recommend and coordinate various contractors to do the changes, repairs, and fixes in a timely matter. We couldn’t be more thrilled with the communication and work done that Cassidy put in to make this all happen.

Negative experience: Arbors Management managed my properties in Pittsburgh well for many years. About 5 years ago they started a merry go round of managers and we stopped getting tenants and I have since discovered that they missed furnace problems which cause significant damage from burst pipes. They recently seem to be concentrating on selling investment properties - and that explains the big gaps in tenants being found - trying to make the properties bad investments so that they can take big lump sum commissions when the property is sold. They increased their charges while becoming less reliable - I would not rely on them again.

Negative experience: Arbors & Oakglade LLC are jokes! These two companies who are partnered up with each other do not care about tenets or the homes they manage or own. I had rented of them for almost 7 years now and had issues along the way each time. From leaving my apartment with out heat and a broken furnace one winter for almost a week and told us to use space heaters instead because the owners did not want to pay for a replacement furnace because mine was no longer functional. Leaving my home without windows for about 2 months with only boards after our neighbors shot them out. Leaving open holes in our walls with out sealing them off and allowing squirrels birds and other pest to be able to get inside the home. Broken plumbing and foul raw sewage smells to continue because they refuse to fix the plumbing system that plumbers have told them needed replaced. They once had a plumber climb through the neighbors broken glass window because the old tenants locked them out just to try to unclog the floor septic tank. One property manager claiming that I was in violation of my lease because I did not have a trash can lid on my trash can although that is not illegal but when coming for an inspection the manager claimed he forgot why he was even here. Scheduling to come do checks and inspections and never coming are all. Tons of water moisture and water leaking and damage in walls that caused so much mold and when I reported several times they just had a simple llc company come and pain on plaster to “help the bubbles and mold” but it still continued to bubble and mold really bad. I had a broken water tank and left us with out water for 1 week as well and told us to use water jugs instead to get by. Refusing to fix the backyard fence when UPS broke it when wrecking into it so now the backyard/parking lot is open to the rest of the public and turned into a drug dealing lot and when reported they told me to contact the police but yet police stated that’s the owners responsibility to fix the property to prevent people coming onto the property. Not maintaining the lawn care in summer and fall. Making tenants pay out of pocket for pest control services for issues they occur outside of the homes but on the property as stated in the leases the owners are responsible for those issues so tenants and others do not get injured by those issues. They also are scamming tenants into paying for some utilities that they should not for instance making 1 apartment pay for the entire buildings water bill knowing we are on only one water long and the water company unable to determine who uses what water and how much is being consumed by what apartment. I had a total of 5 different property managers since renting of this company and each one seems to never know anything about the property or has ever came out personally to see anything except one who came to see the bullet holes and shot out windows my heights left me and to let the plumber climb into the Nextdoor home. That plumber also had to call his boss and had to warn arbors that if his worker is injured in their careless attempt of fixing any issue they would be held responsible. This company hires idiots who should not even be in Real estate or be able to rent out homes. I have made close to about 5-6 different health department reports regarding these issues as well and they claimed to have been sited and will get sited daily for these issues. This is anther company they need to investigate for claiming to offer affordable housing to people when they just are slum lords racking in money and never fixing or updating a single thing. Beware of Arbors and Oakglade reality LLC

Negative experience: I set up an appointment to tour an apartment with Vivian patsilevas for a monday at 3:45 April 21st, I received a confirmation text and confirmed I was still coming. I arrived on time and exactly at 3:45 received a text from Vivian stating she already approved someone else. Personally from this experience alone I find it extremely disrespectful of my time. I would not work with them if you don’t want your time wasted.

Fantastic experience: We rented our property and Arbor is managing it. I would say they are very professional and organized. Our agent is Cassidy and we find her extremely helpful and always responds promptly. Before the tenant moved, we had a big issue with the waterline and we were out of town and Cassidy handled that proficiently. So far we are very happy with Arbors.

Fantastic experience: I love my house, and I love renting from Arbors. Any time we have an issue, they send someone out within the week—when we had an electrical problem causing our breakers to flip, they had an electrician install a new grounded outlet in my room right away. I’ve had some miserable rental experiences in Pittsburgh, but Arbors has really changed the game. Their team is extremely responsive—I can text our property manager during business hours and usually get a reply within hours. They even waived my late fee once because of a payroll date shift at my job. I’m going to be looking for a new place in the next couple of months, and I’m really hoping I can keep renting from them. The one thing I don’t love? The $10 fee for paying rent with a card, but that seems to be the industry standard, so I can’t really blame them. Still, good landlords in this city are rare so I’ll deal.

Cassidy knew we were attempting to make a move across the state, to the Pittsburgh area. Fantastic experience: So I have lived in my 2 bedroom duplex for 9 years. I love the fact that it has a driveway, garage, front porch and a nice fenced in backyard I fell in love with the backyard. The duplex/ basement is clean and spacious. I was able to make my basement into a little man cave / playroom for my son The living room, dining room , kitchen , bathroom and the two bedrooms are pretty spacious. The master bedroom and the other bedroom are both a nice size. The property manager/ Arbors team are really nice. As well as the maintenance crew whenever anything needs fixed are any type of work needs done they all are always on top of it. The neighborhood is nice and pretty quiet. I have never had any issues with arbors.

Whenever something comes up that needs to be serviced on the property they get someone out quick to promptly handle the issue. Eric has been nothing but courteous and professional in managing this property and treating us with kindness and respect. Negative experience: The experience I had was very overwhelming!!!! The realtor ran my credit said it was lower than what's on my report. So I did a cosigner app and my cosigner had to be over 650. She texted me back and said her credit was not accepted and she's well over 700. And she never received here appfolio paperwork from arbor management in her email. It's a race thing. You can't tell me it wasn't. From the time I seen Vivian face said it all. They will allow you to pay that application fee knowing they're going to deny you! I guess that's the new thing cause I've asked another of about Arbor management and their experience was the same. Jus taking people's hard earn money

Negative experience: Be careful if Arbors ends your lease, you're not out by that date, they will do illegal eviction. Sneak into house and throw all your personal belongings away, without a court eviction!! That is so traumatic! And heartbreaking! They will harass, harass , text messages, email, I didn't owe rent! People they hire to do their dirty work, Sadistic. Be careful!

Negative experience: I used to think positively of Arbors Management and had a very positive review, but now that has drastically changed. For the past 5 months I have lived in a smoke filled apartment that smells of cigarettes and marijuana. My neighbors have let their dog use the bathroom in front of my door and even pee down my door. I have complained multiple times and have never received any help whatsoever other than warnings. That then threatened my safety because obviously they know who reported this. My wife suffers from asthma and so do I. I have actually had to stay in a hotel some nights the smoke was so strong from my upstairs neighbors. It got to the point it became a health concern, so I unfortunately decided to terminate my lease early. Rather than apologize for this I was just told to please pay my $1700 fee and rent for two months. The months my wife and I have been here paying for rent have been miserable. Especially for the first 6 months of our marriage that was supposed to be happy. I then called management to talk about everything and they never even cared to call me back after leaving multiple voicemails. Whats worse is I was always respectful to them and took fantastic care of my apartment and never was late for one payment. If I could give them 0 stars I would.

Employees, other property managers, cleaners, etc. scroll down to 2 months ago and you’ll start seeing 1-Stars. Trying to push those down. **UPDATE** I don’t use my real name when leaving reviews. While it might be unusual to receive feedback through business relationships rather than just tenants, I feel it’s super suspicious that they just all happened in a three week timespan following consecutive SEVERAL ONE STAR reviews. Makes it seem like they were solicited. To those reading this…look and see how many 5 stars are people who have only left 1 review in their lives. Says it under the name. #dontbesuspicious

This has been one of the best companies I have rented from and plan to continue to use them and refer friends to them as well.

Positive experience: We have been with living in one of Arbor Managements units for 6 months and we love it. The neighborhood that we live in is quiet, the neighbors are super nice. We had a couple of things that needed to be fix and maintenance answers our request. They come the day or the next to fix the problem. We are definitely with our unit.

Fantastic experience: My girlfriend and I have rented from arbors for the last 3 years and this has been the BEST placed we have lived this far rental wise! Marlayna is quick to repaond to any issue we have and is even faster to have it fixed. We ran into a sewage issue with our pipes and it was dug up and replaced in just 2 days time. The 3rd party vendors they work with are also amazing and so kind! Can’t thank arbors enough for giving us a place to call home. :)

My mom and I have been cleaners for arbors for almost a year and we just have to say we appreciate of how much we have received and arbors it’s self have been such a amazing company to work for and absolutely appreciate for Marlayna of how kind and very respectable person she’s been since we came in contact with her and understanding for the quotes we’ve given her for the properties. 10/10 for arbors and Marlayna !

Negative experience: This management company only rents to the rich. If you have great credit and you are a great tenant with good background but you don't make $5-6,000 a month minimum even if you have a program that backs you for life. They will get rather short with you and let you know that they don't work with anybody who is part of any type of program they don't work with anybody who does not have a lot of income so if you're not white and well off don't waste your time. With this being said unfortunately this is another management company that's taken over our houses in Pittsburgh but don't actually want to rent to people that live here. Update: they'd rather have college kids packed into a single family home than an actual family who needs a SINGLE FAMILY home. Not apartments.

Negative experience: Nickel n dime a tenant to death. Every little thing is tenant responsibility but they hike up the rent every year for what? Because they do nothing n enhance nothing.

Negative experience: I recently purchased a property in Castle Shannon that was managed by Arbors. The long-term tenants in the house at the time of sale requested that we get rid of Arbors and coordinate rent and maintenance between tenant and landlord directly. They explained to me that Arbors would take months or more to complete maintenance requests and that the property managers were always absentee when something was needed. Overall, I was informed of a lack of professionalism and care for the tenants and decided to cut ties with Arbors as my property managers.

Fantastic experience: The plumber was really quick to get the water heater installed and ready for use. Also I appreciate him coming out on a Sunday morning!

Fantastic experience: When I first moved into my place it was under a different management company, and the transformation would be a little hairy to say the least as arbors took over there was a lot of gaps misunderstandings and miscommunication. However in the year since they've taken over things have become much better the management staff is very pleasant to talk to and the maintenance team is phenomenal and timely and the whole group works in a very professional manner.

Fantastic experience: My hot water tank was leaking CO2 and my alarm was sounded at 3 AM. Arbors management had someone at my home at 7AM to find the issue and replaced my hot water tank in a timely matter. I have never had something like this happen in my home before. Arbors management handled the situation quickly and made it safe for me to say in my home with little inconvenience.

I’ve been facing a water leak in my bathroom, a clear maintenance issue that they have shamelessly brushed off as my responsibility. Their utter disregard for basic tenant rights and their blatant incompetence in managing their duties are infuriating. I can’t emphasize enough how horrendous my experience has been with them. I strongly caution anyone considering renting from them to run in the opposite direction. Don’t make the same mistake I did. Fantastic experience: My experience with Arbors was as a property owner. Arbors managed a small portfolio of rental properties I owned in the Pittsburgh area from June 2015 through this August - an 8+ year relationship. When I decided to invest in properties while holding a full-time job, I knew that I needed help managing the properties while maintaining positive cash flow. I experimented with two providers that almost made me get out of that business. Then came Arbors. The company is very well run, in my opinion. They handled everything about the properties but got me involved when large expenses had to be made or pricing changes needed to be reviewed. The vacancy rate was minimal between tenants; they were always able to secure good tenants in a timely fashion. The staff was always responsive to my queries and worked with me on evaluating potential tenants. Overall, it was a very positive experience. If I ever buy another rental property in the Pittsburgh area, I would definitely use them again. Recommended!
