Fantastic experience: Cute little rental in downtown Lex!
Negative experience: I tried calling on multiple numbers they include online, in the watermarked photos, and in their emails, but after leaving 2 voice mails I decided they must not be interested in renting out their 3 bed 2 bath home to me. I tried to schedule a showing, then they rescheduled, then when I tried to contact them that I couldn’t do the showing at that time they never responded. I wouldn’t want to rent from them anyways as if they have this poor of communication I would hate to see them address any issues if they were to arise.
Negative experience: O stars if possible. This company should be shut down.
Negative experience: Kingston properties was the biggest fail ever. A friend of mine filled out the application and went through the process of renting an apartment. Teri told him he was approved. He scheduled an appointment to look at 2 properties. He loaded his uhaul with all his belongings and car carrier. We looked at the first property and was told someone just paid the deposit on it. We looked at the second property. It was very dirty and you could tell they were cheaply disguising many problems. He was desperate because he was the start a new job unexpectedly earlier than planned and needed a place to live. We drove 30 minutes to the office to pay the deposit. The many times we tried to call no one would answer the phone. Ever. They were closed for lunch 1-2 so we waited in the parking lot and then Teri called and said it would take 4 days to approve his application. I explained to her it was already approved. She said she could not find his application. But she had previously told him he was approved and he could go up to $1,050 and if he did not like the 2 properties he scheduled viewings at she had others for him to look at. I had told her the rush situation over the phone days before. So now here he is with all his belongings in a uhaul, over 300 miles from home with no place to live because of a complete incompetence by staff. He had to rent a storage unit and find a hotel. I cannot believe the stress and anxiety this woman caused him.
Negative experience: If you're looking to rent a property from KINGSTON PROPERTY MANAGEMENT, don't do it, run away from that place!!! I rented in December 2024, I got approved, and while all that process was happening, they treated me very kindly and made the approval process super easy and simple, without me knowing that we were getting into a big problem. First, they gave us the apartment in very bad condition; the walls were covered in grease, the refrigerator was full of insects, the windows also had too many dead insects, the air filters were full of dust and dirt, the bedroom carpet had a large paint stain, the bedroom doors were misaligned and didn't close at all. I accepted the apartment as it was believing that I had to clean it since I was the one that would be living there, but everything started to get worse the day after I moved in because I had a 2-month-old baby and the heating wasn't working. The apartment was too cold, and I had to submit a maintenance request so they could come and check the heating. Days later, they sent a maintenance person who wasn't wearing a uniform and who simply said that the air vents weren't properly open, so he just opened the air vents and left. That didn't fix the problem at all; the apartment was always cold during the winter. When summer started, it got much worse. The air conditioning wasn't working at all; it wasn't blowing any cold air whatsoever. It was barely producing any cool air, so I placed another service request. The maintenance crew came to check it, but they simply said that the air conditioner was beyond repair because it was too old, that the unit was more than 30 years old. I informed the company of what the maintenance worker told me, but they ignored me and only responded a month later, after I had tried to contact them for days on end. Their solution was to send me two window air conditioners, and that was it. They said they would be temporary while they contacted the property owner, but I never heard from them again. From June to September, they did absolutely nothing about it; they simply washed their hands , saying they couldn't do anything until the property owner approved it. I decided to break my lease because, as I mentioned, I had a baby less than a year old at home, and we weren't doing well. In November 2025, I decided to move out of that apartment and waited for my deposit. They deducted $300 from my deposit, supposedly for cleaning the apartment, an apartment that they had given me in a super dirty and very poor condition! If you have the opportunity to rent something better than what this company offers, please do so, because at first they are so kind and treat you well, but when you need maintenance, they tell you they can't help you, and when you call, they don't answer, Even when you make an appointment, they say there's no one available; they simply ignore you and stop caring. Which I find unfair because if you, as a tenant, are 5 days late paying the rent, they charge you a $50 late fee. Look for other options! Thoroughly inspect everything in the apartments. Fantastic experience: Just moved into one of their houses in Versailles and I love it!
Negative experience: Cockroach filled, your vehicles will have everything stolen out of them and the complex will do NOTHING about it. They take care of nothing and think they can enter your residence without your permission.

Negative experience: If I could give 0 stars, I would. Im so thankful I moved out of one of their properties because it has left me with permanent health issues. Mold. And not just one type, multiple. How do I know? I did a mold test. I've spoken with other tenants, past and present, on this matter. My findings? Appears this is common. Oh, I almost forgot! If you want a 6 legged roommate that crawls around at night and brings its annoying friends with it, then youre in luck! Because it seems they have roaches infestations too! Every single time I had to speak with someone I'd get the run around or literally yelled at for asking them to do their job. They treat you like garbage. I submitted multiple work orders, like the mold, and all that was done was the wall got cut open and new plaster. Nothing else. I literally SAW the mold all inside the walls. When I got frustrated with them for not completing the work orders in a timely manner, they just CANCELED all of them. So please, if you have any self respect and value your health, stay far far away.
Negative experience: NO NO NO NO!!!! Do NOT rent here if you can help it. I moved into a property late July 2025 and moved out by 08/31/25. My apartment was in the basement and it started flooding about a week after. It wasn’t raining out so it made no sense where the water was coming from. I put in probably about 3 maintenance requests about it and they kept saying it was the washer that was leaking and that it was fixed. On a random day the door to the storage room by my apt was open and unlocked so my boyfriend and I looked around. We had water leaking in through our fireplace and assumed it was from the water heaters on the other side. I took pictures and demanded maintenance come out again and a plumber. I showed the plumber the back flow from the bathtub and the pictures because I hadn’t looked yet and he informed me I had pictures of human feces/raw sewage that was back flowing into this room and therefore leaking into my apartment. Obviously this is a biohazard but once we had confirmation of what it was by the plumber we couldn’t get a hold of the leasings office about what to do so we got a hotel. I had to pay for the hotel so I didn’t sleep in a contaminated apartment. I came back to the apartment while they were working and would PROMISE you they did NOT clean the areas affected- not to mention the sewage in the drywall. After we moved back in I found black mold growing all around the trim of my closet. I had to threaten legal action for these people to literally do anything. After FINALLY getting Lucy to do the bare minimum of her lack luster “job” we got a hotel to stay in that was 30 minutes from campus and my job. While staying in the hotel we had to have confirmation from Lucy to stay another night but we literally NEVER knew what was going on and if we needed to stay. I had to miss 2 shifts throughout this time dealing with Lucy and this company and driving around Lexington with all of my things in my car because I didn’t know if it was safe or not. After ALL of this in like a 4 week time frame, we decided to terminate our lease. The only gave us back our deposit and the $200 they owed us from our first night in a hotel- even though we didn’t even get to live in our apartment in livable conditions the whole time. Maintenance cut out the bottom parts of our drywall in the molded room, all around the fireplace, all throughout the kitchen, and up the doorframe. We now had holes in our wall that went to the original room that flooded with sewage back flow. On top of all of this, our upstairs neighbors said they have had black mold the entire time and the HVAC man said water from the top was consistently leaking down the walls this entire time and the front yard was dug up and the driveway was dangerous for walking and cars…. after I turned the keys in 9/2 I requested written confirmation of our lease being terminated and was told we would get an email and our money should be refunded within 30 days and they will notify us when it is ready. My mom and I called on multiple occasions asking if the check was ready only to be sent to Lucy’s voicemail every.single.time. On one of my off days (yesterday) I finally just went to the office and they had it, yet never informed us. I could not be more thankful I never have to deal with a single person from this company ever again. The building I lived in needs to be shut down. This company rushed the process of creating apartments for money while taking every short cut possible. This company is disgusting and any one willingly working for this company should be ashamed. Terri tried her hardest and was so kind but everything else was just so horrible. THERE ARE BETTER APARTMENTS I PROMISE. ⚠️Please be warned these pictures are disgusting ⚠️

Positive experience: Thank you for addressing my problems, going forward better communication would help mitigate alot of strong feelings. Moved in April 2024, house looks like the drywall had been frankestiened together. Drywall tape, the garbage disposal (a selling feature) didn't work upon moving in (made me pay $90 to fix it) in September, the roof started to leak, and after multiple communication...barriers a technician came out and smeared ceiling caulking in the hole and said "I fixed it" and left. It started to leak again anytime it rains heavy....fast forward to the giant rain storm we had and the roof starts to leak in 3 places, in 2 different rooms. I have also reported multiple issues like birds living in the walls (which is apparetly tenant responsibility) and also all the outlets in the house are loose and wobbly and 3 GCFI outlets aren't grounded. My back door only shuts if you lock it otherwise you can oush the door right open and walk in. I would submit a maintenance request and it would just get ignored or marked as complete despite the maintenance technician doing absolutely nothing but saying "Ok i fixed it" nobody from the office calls you back, they can't communicate basic information. But if you are late on rent you best believe they will be diligent about reminding you. DONT RENT FROM KINGSTON PROPERTY MANAGEMENT.

Negative experience: DON'T RENT HERE! First they rented me an apartment with cockroaches and the bathtub got stuck filling with poop, because the neighbors I had were pigs. I had to pay $300 to move to another house that had rats in the attic! And the electricity bill came to me from $960 and the water bill $1600. They are the worst company to rent.
Negative experience: It's the most disgusting place I've ever been in. Neighbors have trash all in front of their apartment. Roaches are everywhere and Kingston doesn't spray for bugs
Negative experience: Nice before we signed the lease, absolutely disgusting behavior almost anytime I interacted with them afterwards. Without a doubt the most unprofessional customer service I have EVER experienced in my entire life. One star is too good. Do not rent if you value professionalism and a livable home:)
Negative experience: Staff has conducted an Illegal eviction and stolen my firearms, e bike, guitars, amps, and camping equipment. Writ served on the 13th/ same day locks changed, items placed on curb, firearms missing. A police/ FBI report has been filed. Please return my calls!
Fantastic experience: A 10/10 for everything from the cleanliness to the quality
Negative experience: In the beginning the team was helpful and responsive. When winter hit with a big ice storm my heat went out. I called the office and left messages with the manager twice. No one responded to me or reached out. I didn't have heat and they did not respond to me for three days. The response I did get was from the automated system. Never did anyone from the office reach out to me. I will never lease with them again nor would I recommend them to anyone.

Negative experience: I moved in , heat and electrical didn’t work and stove was broken I notified Lucy and maintenance. They fixed the store but since I moved in on the 21st there has been NO HEAT can’t use the a/c and heater cause Columbia Gas red tagged it and deemed it not safe due to fumes thrown back into the house. It’s been more than 2 weeks no heat I have kids , and it gets below 10 degrees . Can’t put more then one heater because the electrical is bad and there OWN EMPLOYEE said it was the WHOLE electrical box needs to be fixed BUT KINGSTON HAS TO GET PERMISSION FOR IT BY THE OWNER AND IF THEY SAY NO THEN HE CANT FIX WELL HE LEFT AFTER THAT AND DIDNT COME BACK AFTER HE LEFT TO SPEAK WITH THEM. IVE CALLED MAINTENANCE AND THEY DONT CARE ITS RIDICULOUS
Negative experience: Bridgett and Sarah Taylor were an amazing help at the beginning of our lease and then they slowly just stopped responding, or taking weeks to do whatever we had tried contacting them about in past. it’s getting pretty ridiculous with this company. i don’t understand how it’s so hard to be nice and communicate in a timely manner about your residents at YOUR properties! Matter of fact, one of the 2, decided to get smart with me after me texting her about random packages showing up at the doorstep for people who do not live here, and about asking the neighbors politely if they could be included and helping with trash takeout because my partner and i seem to be doing it every week with an apartment complex filled with men. lol here’s the hilarious shit i got told after saying i would contact someone else for my situation since it had been 2 full days no response. Thanks for nothing Kingston! Do Better.
Negative experience: If you can, please avoid working with Kingston Property in regards with leasing an apartment. It was a mistake to sign a lease and I hope someone will learn from my mistake. The company seems to buy out property from low income neighborhoods and hike up the price and add a lot of fees are added when you want to break the lease. They do a mediocre work when it comes to renovating these properties and a proper inspection is not done for the rental price they offer. I broke my lease due to the neighborhood being sketchy and having encounters that made me feel unsafe enough that I’ve had to call the police. Also, I could easily hear my neighbors below me. The maintenance team is unorganized and not in uniform because they will open the door without any hesitation and without proper notification. It is a company so there’s very little leeway to make adjustments with the agreement. There’s more I could say but long story short, you are better off to keep looking and if you feel set to work with Kingston - Please talk to the neighbors about the area when looking at their apartments, the cleanliness of it, reviewing all the documents and pay attention to how the employees carry themselves.
Positive experience: The place was actually really nice though getting in was a challenge. At first I was confused about the lockbox but managed to figure it out. However after calling 3 times in 30 degree weather nobody answered Also the door knob is so difficult to get honestly the worst part ironically was getting in lol
Negative experience: I am currently living in one of Kingston properties apartments. have been dealing with a leaking ceiling off and on starting in 4/11/24 thought the problem was solved but is till leaking.I have been told that this is a health and safety issue and advised to move out. Today parts of the ceiling is falling off.

Negative experience: All they did was take my application fee of 180.00 and tell me I had no rental history, I tried to rent a house on Ohio st that had drug problems right up the street from that property. The rent was 1350.00 but I was not approved for but was just fine at another rental property paying 1600.00 amonth! Beware they will take your money, And to your comment! My husband works makes 6k a month! And negative rental history jaja I was there 7 years never late on rent or bills, I have proof of that! ALL BEWARE OF TRYING TO RENT FROM THIS COMPANY! besides who wants to rent a house next to drug dealers???

Negative experience: This is the worst rental experience I have encountered in my lifetime. I DO NOT recommend renting from them. I paid a deposit to secure an apt from them in May as I was moving to KY. I gave them a move in date of August 1 which they agreed upon. I was asked to submit a rental insurance and proof of utilities in my name which was done prior to moving in. I had seen the property online and it looked fine. On August 1 I went to the office and I paid the rent and signed the lease and got a key to the apt or so I thought. Upon reaching the apartment I realized that the key couldn’t open the door. I contacted the agency and after much back and forth they sent maintenance 2 hours later who came and tried the key realizing it couldn’t fit. He ended up changing the lock to the front door. The back door didn’t have a key for it. I entered the apt and realized it was dirty and filthy. It was really grossed to the point I could not let my family sleep inside of it so we went to a hotel. In the morning I contacted Terri who I had been communicating with prior to moving to KY, she did not reply. I tried calling the office number multiple times and nobody answered. Around 1000hrs I drove to the office and I explained the situation to them. I spoke with Kelsey the operations manager who said that they are going to send someone to clean it now along with another unit then someone from the office will come and we both inspect it together. I went back to the apt and sat in my car. She also said that if I didn’t like it she would refund my money. Around 1400hrs I contacted the office and requested a status update on the cleaning that’s when I got an email from the operations manager saying cleaning is scheduled from 1430-1800 so I continued to wait hoping that someone would show up. Around 1700 I drove to the office and I explained the situation that I had been waiting all day for someone to come by and clean but nobody came so I’m handing over the key. I spoke with a lady, I do not remember her name but she said someone was there at 1300hrs cleaning. I said that cannot be true because I was sitting in my car. Also I have an email saying cleaning was schedule from 1430-1800hrs. I asked about my refund and she said they don’t have any cash in the office but on Monday the operations manager will contact me about same. On Monday the operations manager sent me a text message asking if I’m satisfied with the cleaning even though I had handed over the key on Friday that she knew about. I have not slept a night in that apt. I have been asking about my refund since and I’m yet to receive it. I have pictures and every communication that happened between us. DO NOT RENT from this company. I have been waiting on Refund since August 2, 2024. Once they get your money that’s where all communication ends. I wish I could give a 0 star rating.
Negative experience: Extremely unhelpful with emergencies or maintenance in general. I have maintenance orders over a year old that go ignored. Tried to reach out to management to ask who I send an email to for notice to vacate, no response July 4. Called back 11 days later left message with person named Brigit. Got a text a week or so later asking about a maint. issue I had for over a year, told them I was out by a date. Got a call Aug 13 about rent being late…. Negative stars.
Negative experience: Update: I did receive a credit on my rent for the cleaning I had to do in my apartment, which I appreciated. I planned on updating this review when my AC was fixed to hopefully give a more favorable rating, but unfortunately, I can't bump this review up a single star because it has been 2 months and my air conditioner is still not fixed. I have spent so much of my time trying to find out what is happening. I got a few responses at first, just telling me they'd look into it, and now NO ONE will respond to me AT ALL. I guess the office is hoping if they ignore me, I'll just give up? I'm certainly paying a high enough rent for this tiny apartment that I should at least have the amenities I am paying for. Everything about this move in experience has been awful. I discovered that the apartment was only cleaned enough to look ok, but once I started moving things, everything was filthy. Food and utensils under and inside the stove, soap build up and mold in the tub, filthy floors, some awful smell that won't go away, and more. I cleaned for 10 hours myself because Bridget never responded to my email. My air conditioner is broken. I requested it to be fixed on 6/24. Appointment set for them to fix on 28th (4 days in summer heat). No one came. I've tried to contact maintenance multiple times and the office, and no one responds. It's been almost 90 degrees in my apartment all weekend. It's now A WEEK after I requested it to be fixed. I can't leave my pets in the apartment because they will literally DIE. I'm paying rent and can't even live in my apartment. I tried to be nice, patient, forgiving, but now I've been forced to leave this review so that maybe someone will contact me.
Negative experience: Let's start off with saying "This company" is a Joke! Kingston Property Management are horrible at responding and getting anything done. They want your money from the beginning and play the role as if they are this great company with great housing and great service. Don't be fooled by this. The Apartment I just moved into was disgusting and had filth throughout the place. Stains on the walls, filth and was not painted. Floors were not cleaned and sticky residue. Cabinets were disgusting and underneath the cabinets were good residue. Oven was older than my grandma and was filthy. Refrigerator had no light bulb and wasn't cleaned properly. The vents were not clean and had lent and dirt filling in the vents. All outlets were not fixed prior to move in. Carpet's had black spots throughout the rooms. The windows paint was chipping away and no screens prior to move in. The place were full of fleas from previous owners. So if you like fleas as pets, this is perfect for you. The Maintenance service is horrible. The breaker box threw a breaker and still have no electric throughout the living room and kitchen area. The bathtub was filthy and was painted over to cover up filth and not cleaned before being painted. The fixtures are older than my grandma as well. This is an awful place and I don't recommend Kingston properties.

Fantastic experience: I am new tenant with Kingston Property Management and I am very pleased. Ms. Terri has been one of the most helpful and kind people I have ever met. She made this process very easy and straightforward and answered every question or concern I had throughout very quickly. I am very happy with the property being newly renovated and just what I was looking for. Bridget was also very nice and explained any concern or question I had as well kindly.

Negative experience: They lied saying I didnt pass a credit check so I viewed my credit and it was at a 629 score when they ran it.. but the Google search says they work with low and bad credit.. why they couldn't help me?? Stereo typed me is what they did so If I don't get my refund from the app fee I'll let my legal team handle it.. it's so wrong and unfair that I had too explain this situation too my wife and kids.. even if I'm paying child support like do that mean I can't have my own place?? It's jus wrong and I'm too smart too let this happen too me or anyone else

Negative experience: As a Christian God fearing women don't trust them do your homework Terri will lie to you I spoke with her for a week about a apartment when it wasn't available I took her what she want only to get a tex property wasn't took and wouldn't take what I was told to bring in did application and pay 60.00 only to get tex it was gone she need more information I'm praying for Terri as as well as the church I've told I quest she needed my 60.00 and I'm still need a place I was warn but I did it in faith
Fantastic experience: Had some issues with a leaky ceiling during the stormy weather in Lexington. Wasn’t able to get in contact with Emergency Maintenance and Ms.Teri the phone operator was able to calm my nerves, deescalate the situation and got in contact with services to repair the leaks. She was so kind and professional. Love living here!

Fantastic experience: When doing my search for my new home, I came across Kingston and noticed how many reviews positively mentioned Bridget. I ended up applying for one of their properties, and now I see why there are so many glowing reviews about her!! From the start, she was the biggest help when it came to answering every question I had and made the entire process an absolute walk in the park. I cannot recommend her and her abilities enough!!
Positive experience: Honestly my unit is and has been in good condition. It is really hard to get ahold of the office sometimes, and they have someone coming in for inspections/services entirely too often for my liking and convenience. They make you replace your air filters which sure fine, but trust me to do that. Theres no need to come in to my home every single month, it’s almost like an invasion of privacy in my opinion. I work an 8-6 job Monday-Saturday.

Fantastic experience: I've had the best experience with everyone at Kingston Property Management! Super professional and they all went above and beyond to accommodate me! Went to sign my lease today and it was smooth and quick! Everyone was nice and chill and a big shout out to the Leasing Specialist Bridget O'Hair who squeezed me in her busy schedule when she could have easily waited until Monday before she took care of me! Her extra effort really means alot to me! I highly recommend anyone looking for a place to make sure you call them bc they're gonna treat you like family!

Positive experience: Bridget helped me move in well at first, but it has taken a lot of reminding and asking about my laundry key, which I still have not received after a week of living in my apartment. She has not been very responsive or communicative about the process, which she said she would get it secured for me on the first day. Hopefully maintenance can help me.
Fantastic experience: I have truly had such a great experience and smooth transition. Bridget has made the entire process go so smooth and seamless! She has done such an amazing job and always has a smile on her face! I wish I had Bridget in all my prior moves cause she has been terrific!!

Negative experience: So many problems I could go into detail about. Some of the Staff is very rude and they also will go out of their way to be the least helpful as possible. Also fought me when I asked for the contact for higher ups. I really don't understand.

Negative experience: Horrible , they treat you like money bags , they’ll charge you for issues you didn’t call about or needed and won’t speak to you BUT if you have an issue with anything at the property they won’t make it at priority to fix it , this winter heater was broken the house was at 50 degrees they took there sweet time , but are quick to charge people for something that HAS NOTHING TO DO WITH YOU, also beware they don’t tell you every house property has CAMERAS hidden outside the house and ITS NOT IN THE LEASE OR DO THEY DISCLOSE THAT TO YOU. Very rude people and they’ll tell you they apologize etc but they won’t do anything about it. Ask to speak to someone higher then a property management and they HANG UP ON YOUR FACE RIDICULOUS. Thankfully I’ve detoured multiple friends and family from renting from here and I’ll continue to do so. Especially since people with a child or children they especially don’t seem to care about.
Fantastic experience: I love my home I moved into out woodhill Bridget was so understanding and she worked with me made sure I got in this home she went above and beyond for me and made me feel so welcomed I litterally cried the day I moved in because I was going through so much and it became a fresh start for me she’s always one phone call alway and since I moved in I had a few problems minor things and she was able to make sure she got some body out to my house by the next day so if you looking for a great property manager ask for my girl Bridget she’s going to get you together every-time thank you girl much love

Negative experience: If I could it would have been zero stars! Their communication is HORRIBLE. No matter how many messages you leave they WILL NOT return your call. They are rude! They will keep your deposit on allegations that are not true or not know that was already like that before they purchase a property. I would not recommend them from the little time I had interactions with them
Fantastic experience: I have been living in a Kingston property for 4 months now and have had a wonderful experience. I have had to submit maintenance requests several times for things I think the previous tentants neglected to report but they have had someone out almost immediately for each request. They take care of problems quickly and seem to work with great companies when their maintenance teams do not have the answers!
Negative experience: If would give them a 0 starts if I could. Worse rental experience of my life!! I rent out a property back in August. I noticed a smell of mold in the AC Vents call them and submitted a ticket for them to come look at it. It took them two weeks to sent someone to come and check whatever it was. The technician came and told me there was a lot of mold in the basement and he was sorry they would rented me a house in that condition and he told me I need it to move out from there since I am pregnant and I have a six year old. I called them right away after the technician left and the girl who answer me said maybe he didn’t said what I told him that she was going to wait for his report. Not even an hour later she called me and apologized and said I need to be transfer out of the house because of the condition of the house, they were nice enough to offered me another property but none fit the location I was living at gand my kid goes to school so I couldn’t moved to another city. I was so mad becuase not even a month later of renting the property they asked us to move out I tried to find something but I need to get more money together now to pay for another house when I just spend almost 3000 paying them to moved in this moldy house. They refused to give me my deposit at the time and said they were not going to charge for the days stayed. We had to apply for a loan to buy a manufactured home. Thank God we were able to gather money for a new home . But then the 13th since I told them I was going to move out by them they call me and were wanting me out by them. I was so desperately looking for a place becuase I knew they wanted me out of the house. They are so rude and not empathetic at all the girl I talked to say she didn’t agree on me staying more time unless I paid for the rent of October or moved out becuase I was holding them from remodeling! We finally found a place and I was glad to be out of there I couldn’t stand the smell of the mold being pregnant and nauseous all the time was not an easy thing to deal with leaving In That house. Then they agree they were going to give me my deposit back well I just came to know that they did prorated my rent for the extra days I stayed when they agreed to not charge me and now they took it away from the deposit that supposedly I was going to get back also my pet deposit which is based on a 12 month lease they refused to refunded. I asked her where in the lease said that and she said the charge doesn’t matter how long you stayed in the house, I told her I didn’t break the lease, they did because of they’re negligence of not checking the house prior us moving in the property. I threw away a lot of my stuff due to the smell and some of them were wet because of water in the basement. Point is they are trash company that put us through a really bad experience and they are lucky I’m not suing them! Mentally I was drained after dealing with this! They took the rent out of the deposit they said they were going to refund and she had the audacity to say that the house was already clean. They did the job and I told her I am calling code enforcement and the city hall to tell them about this property becuase they is no way the property is in condition to be rent it again, she told me it was none of my business since I don’t leave in the property anymore. She was so unprofessional and rude. Never again with this company. Worse experience, I was about to be homeless with a six year old and pregnant.
Negative experience: Maybe it’s me being frustrated at the moment. The lease is finicky if you actually take the time out to read it ( appliances are no longer under warranty after 30/60 days or something like that). I’ve emailed at least twice asking if there was some kind of way that I can pay off my rent (cleaning up garbage, community work for Kingston property management etc) and no response. House came with a cracked bathtub. If you’re in a tight spot and need to move asap like I did, this place will temporarily suffice. No utilities included so you’re on your own with that. I’m assuming the prices are high due to the location of the houses? Long story short: if you want a bang for your buck, this place is NOT it. They even charge a $15 fee to replace air filters!!! PER air filter!! Also maintenance and the landowner doesn’t give a 24 hour notice before coming in. They just come and go as they pleaseEDIT: good luck if you’re trying to reach a real person on the phone. Either they’re always out of the office and send you immediately to voicemail. Voicemail, the reception is always has a bad attitude, no one really answers your questions. They just keep putting you off onto the next person. Nothing gets done unless you show up in person which I greatly advise. I would highly suggest that if you want anything done, you need to confront them in person considering they never respond to any phone calls or emails. At the time of this edit which is October 21, 2023 around 1:30 PM. I called in regards to my security deposit regarding my old department that I have been inquiring about for two weeks and everyone was out of the office and could not even bother to respond. Let it be known that at 1:35 when I showed up to the office and banged on the door to inquire about it. It was immediately put in my hands. Upon this, I questioned the person who open the door and ask them what was taking so long and why couldn’t they respond to their tenants and if it was that easy why not streamline this process to make it easier less of a headache? Her response was that the property manager did not have my check at the time. Oh, so you had my check now, but not five minutes ago when I asked about it. For the love of God do not rent for them. I would rather be homeless than spend another dollar on their rent, which they have also added a surcharge if you want to pay by electronic check of about $15-$20 on top of your extremely high rent . I wouldn’t come here if I was homeless. As a matter of fact, I would rather be homeless.
Negative experience: Said I owed over 2000 dollars for repairs that should have been made before we moved out and paint I didn't want to pay a cent but sent to a collection agency since I can't afford to draw it out with court battles I went ahead and negotiated a settlement on a debt i feel i don't owe!! Never rent from these slumlords!! They're all about one thing money and that's it!! Hey Kingston your number one!! And I'll spread the word around about you to anyone that will listen!!
Negative experience: Horrible. If I could give 0 stars I would! Renting from them was a nightmare! When I moved in, there was multiple issues that looked fine when I first did a walk through when looking for a place to rent while I lived at a town. When I moved in, I noticed a lot of bad things wrong with the apartment. I addressed this with the manager (in the span of time I rented from them, they went through 4 managers) nothing was done. The place was never painted like I was told when I first did the walk-through blinds were broken and not fixed like they were supposed to be you name it! The moisture in the house was ridiculous to where I had to get a dehumidifier just to keep it from smelling they never fix that like they were supposed to.. it was so bad that it would get black mold when I informed management they sent maintenance to just paint over it… When I moved out, they had the audacity to take my full deposit plus charge me over $300 in repairs for things that were already messed up and I explained whenever I did the walk-through before leaving this Kingston nightmare! I have pictures with date stamps from when I moved in and the things that they were saying that I messed up were there prior to me moving in! They had these pictures from the first manager who knows what they did with it. They probably glanced at them and ignored them like they did everything else. I promise you will not want to rent from them. It will be a nightmare, and it will cost you more money than it’s worth! Run and don’t look back!!!
Positive experience: They seem to have better move-in specials than other places.
Negative experience: ; I’d prefer zero. Bait and switch; blatantly lied to me, held my application , told me I’d have a chance to get in to pay a deposit, was denied that right, then they rented the property out from under me. I have been communicating back and forth; all I want is an apology and a refund of the app fee. They also dropped my credit score immensely with their “soft check”. Appears my ethnicity didn’t bode well, even though I have been a U.S. citizen for almost half a century. Shameful- just refund the fee and get things in order in that office.

Negative experience: DO NOT RENT FROM THIS Company. I have pictures of the before and after. That I will post everyday if need be … to help other people. This is absolutely the worst management company, and I personal experience in property management. They will keep your deposit of $2800.00 and turn things around like it was your fault. False and made up damages. Read the other reviews.
Negative experience: I was interested in a vacant house. I called to ask if it was available and we toured the house twice. We called to ask if it was available multiple times and every time they told me yes. We applied and kept asking for the progress of our application only to find out it was already rented out. I asked for a refund for the constant misinformation “you can apply for other properties.” They’re super nice.
