Fantastic experience: I recently needed to move back to my parents’ house to help take care of them. I’m not ready to sell my house, so I found Modern Property Management to help me convert it to a rental property and take care of all of the property listing, tenant screening, legal stuff, and all the minutiae that comes with renting properties legally. I don’t have the bandwidth to worry about all the little details, but they have years of expertise in the area and have been able to handle it for me There are other options you can find online for property management companies, but MPM has a physical presence in the area and have reliable contractors and folks they work with. Not having to shop around for honest plumbers, electricians, etc. is worth its weight in gold alone. They’ve been incredibly easy to work with from the beginning, without trying to upsell anything or surprise me with any unexpected rules. Despite me having no background in real estate or landlording, all of the agreements were understandable and straightforward. Freddy in particular, has been wonderful from the first time I met him and walked through my house, with very clear and realistic expectations. And any issues that have arisen have been quickly communicated to me. 10/10 they've been a wonderful group of folks to work with

Fantastic experience: David & Freddy with Modern Property Management, Inc. were great to work with throughout the entire leasing process. They were timely, professional, and very responsive. Any questions they couldn’t answer immediately were followed up on quickly. I was especially impressed that repairs they noticed during the first showing were already fixed by the second showing. The e-documents made completing the lease simple and efficient, and the resident portal is very convenient for electronic payments. Overall, a smooth and positive experience—highly recommend!

Negative experience: I would never rent from there now that Kathy has left! I called Armando Chavez for days and days to give a 30 day notice, he still has NOT returned my calls. Got a hold of iris in admin on 12/8/25 to finally put in a notice since my lease ends 12/31/25. Freddy basically told me it was my fault and I should have came to the office instead of calling. Now trying to charge me rent for a place I will not be living. Mind you I have rented from there for 5 years and this how they do their tenants. The other years that gave notice for the renewal this year was none! I also have a $350 credit from paying more and still won’t receive that. FREDDY, ARMANDO, IRIS AND ALL OF MODERN PROPERTY ARE A JOKE!

Positive experience: Used to be a great company to rent through they were extremely pleasant to deal with and was quick to fix my problems. Not only has that changed, but the rent has gone through the roof. I’ve had a few problems that I needed fixed and it got ignored. I’ve been running through these people for seven years, but they have definitely changed. They also are pushing me to get rentals insurance after paying $1200 a month for rent.

Fantastic experience: As an owner, nothing but positive things to say about this company. Great communication regarding our property whenever repairs were needed or a vacancy/move-in occurred. We were always sent pictures and an estimate for approval prior to work being done and pictures after work was completed. Everyone was very professional, polite, and helpful. I felt things were handled promptly and efficiently. Definitely recommend them if you have a home/property that needs managed for you. Being out-of-state it was nice to know we had a reliable company looking out for our investment.

Negative experience: This company is disgustingly unprofessional and impossible to communicate with. My partner and I have been trying to get in touch with the property manager for over two weeks now with multiple emails sent and have not received one response. We reported them to the BBB and are currently pursuing legal action against them for their wrongful practices. If you have the option to rent from any other company in Lexington, I would.

Negative experience: “Helpful, responsive, quick, accommodating, kind!!” EDIT, nearly 3 years and leases later: This O.G. review is how they get you. Right when renters move in, after an admittedly simple process, MPM asks you to review when you’re fresh and have no other experience with them. Let’s see how these words I said in 2020 check out EDIT to the EDIT: every winter we tell MPM that our apartment, which has no central heating, cannot be warmed by the current appliances, and every winter they do nothing, & we sit here in 55 degree, ILLEGAL COLD.

David was wonderful to work with and very responsive! He worked around our schedule and was understanding when I had to change the time for our showing. We are very grateful that this process was smooth and quick . We love our new apartment and are super excited to move in!

Fantastic experience: The office & Maintenance staff are all very nice and accommodating to the tenants in every nicest way they can be down to promptly and quickly handling maintenance issues; the property is keep up with the lawn being maintained professionally; and they are working to remodel and update some of the older units before moving in.

Positive experience: Update: I received a call back. Turns out it was all a misunderstanding. The house I applied for wasn't available but they had others to choose from. Thanks! I applied to one of the houses they managed and paid the 50.00 application fee and I literally have not heard anything from them. That's bad business for sure!

Fantastic experience: I’ve been leasing with Modern Property Management for over a year now and they are the best people to work with. Armando will help you out anyway he can and is such a pleasure to work with. Please ask for him if you are interested in any properties for rent. He really knows how to go the extra mile and truly wants to help you. Hard to find good people like him anymore.

Negative experience: Applied to several places and reached via email and phone when days passed with no response. Finally call the admin office trying to get ANY clarity. The accountant who answered the phone was actually really nice and tried to help but there is never anyone to talk on the phone on the leasing side. The accountant apologized and said he would have an agent call as soon as someone came in. Well instead of a call I got short, seemingly annoyed texts. Even though I’d applied, called, emailed, and left detailed messages they couldn’t even be bothered to look up what I applied for before the lackluster texts. It’s wild because I’m literally trying to hand you free money and you couldn’t be bothered to respond with a drop of decent customer service. At a minimum you should tell people if they are approved or not, but I think they are so disorganized they just let me slip through the cracks.

Negative experience: Current resident of 2 years…. Pure Hell on trying to get maintenance, tree maintenance, heating issues in building (90* degree set temp) during winter. emergency hotline is useless, washing machine over charges and can’t adjust amount, no one will actually speak to you if you have a concern other than receptionist, they will never return your call, won’t give you contact numbers for any agents just office number, increase rent way above market value (especially existing tenants), the apartment is very dated (counters from 60’s). There’s valid electric issues and probably a fire hazard. In this economy it’s straight theft and unfortunately many people can’t just move so places like this like to raise rent for no real justification other than pure GREED!! PS DO NOT RENT FROM DUKE RD PROPERTY THE OWNER IS A SNAKE, BUILDING IS DATED, UNSAFE, TWO PEOPLE DIED HERE AND DIDNT SAY ANYTHING TO OTHER TENANTS!

Negative experience: Absurd experience with this company - up until our move in day and even after moving, communication has been lacking. No one seems to be able to take phone calls nor call back however, texting seems to work. On move in day, which was a Saturday, we had our keys in a lockbox at our door - keys did not work on the doors at all, front or back, we were provided wrong keys. We called maintenance about it at 1.30pm and were told they’d call back in 15, 2pm and still no updates. We ended up calling a locksmith who confirmed keys were bad. A supervisor from mpm arrived at 3pm but we weren’t communicated about anything at all, but anyway they promised to refund us the locksmith fee. Moving on, upon inspection of the property, the place was somewhat cleaned, there was still stuff left behind from last tenant including all their hair clippings piled up behind the toilets. Walls had cobwebs floorboards dirty, we spent the entire day after move in cleaning what was supposed to be professionally cleaned - apparently $300 from your deposit is non refundable since it’s professionally cleaned, this was anything but professional. We also found mold growing under the guest bathroom sink, called it in to maintenance and they seemed barely bothered. I guess their health isn’t potentially at risk so why worry, right? I called all day on our 3rd day trying to get a hold of a supervisor or someone, big surprise no one picks up or calls back. Imagine having to worry about where you’re living and the people behind it when working full time, I get you’re busy.. but we pay the rent here.. you’re supposed to assist us too, or are my standards really that high? At this point I’m baffled having never been disrespected this way by a renting company. Hoping this will get someone to call us back but likely not. I have heaps of videos of all the mess left behind at this place that was supposed to be either fixed or taken care of. Quite hurt by this treatment.

Positive experience: I have been renting through Modern property for 2 years and it's been a good experience, management has been quick to resolve issues we've had and maintenance, Armando has been a great point of contact, he gets things done and in a timely manner, I am moving into a new property with them and he has made the process very smooth and easy, very professional fella, he don't beat around the bush, very straight forward.

Negative experience: Whew there’s sooo many things wrong with this company idk where to begin!!! Maintenance man never fullfilled out requests. Always said he had to go Harrodsburg to get the parts and never came back!!! My unit is sooo outdated the switch in the bathroom controls the light outside. Took them 4-5 duck tape repairs on my ac until before they finally replaced it. The list goes on and on….im finally moving out after 3 yrs. Safe to say I won’t ever come back to this property management.

Negative experience: The guy I met to see a property couldn't answer questions and had his nose in his cellphone the majority of the time.

Fantastic experience: They take such great care of me in my apt. Yeah I may not have a washer or dryer but there's a wonderful laundry mate next to the convenience store. Management and the maintenance staff are amazing. No matter the issue they'll keep trying till they get the problem your having fixed. I'd like to add that those who leave bad reviews most likely didn't pay rent on time, damaged the property, had people staying at their place beyond the allotted 14 days and 14 nights. Either way they were evicted or left on bad terms so they decided to be petty and leave a bad review. Just my opinion.

Negative experience: My experience hasn't been real bad but could be better. They need to be more in touch with their tenants, instead of us just being renters and that's all.

Fantastic experience: MPM is a wonderful family-owned company that goes above and beyond for its clients. They have managed my properties for a long time and I intend to stay with them as long as they are in business.

Negative experience: I don’t think I have had a worst experience with a rental. We lived here month to month on a short-term lease (thank God). Maintenance issues were ignored if anything needed to be purchased, but minor repairs were immediately taken care of (adjusting doors out of alignment). The property management company was swapped three (3) times while we lived there for just under 18 months. Toward the end of our time there, we would get letters left in our door for rental increases, rather than calling and notifying us. We also were ignored when trying to place a notice in three methods to vacate after multiple increases to our rent. I had to call and text the manager Armando multiple times to get them to accept our vacate notification, while he pretended we didn’t make it in time (to imply he was doing me a favor). In hopes of gaining our deposit ($1,325.00) back, I tried to paint him out as a helper. In return, we did get to move out as expected, but we were gouged $655 on impressively inaccurate bill breakdown. My advice: ensure you complete the final walk-thru with them to dispute their negligence and ensure to keep your documents for a dispute if it’s worth your time.

In my experience, no other property manager has done a better job than them in the state. From the moment I signed on with them, they have been attentive, responsive, and professional. Negative experience: Only gave one star because I could not leave no stars!!!! Why?? Very unprofessional not trustworthy!!! We were charged for service that either they didn’t perform or did poorly!!! Communication with the whole company was not satisfactory!! They are untruthfully about how they operate their business!!! I been without plumbing for a week. No sink to wash my hands. My manager Kathy was the best but they said she is no longer there. I will no renew my lease now 100% stay away

Fantastic experience: We have absolutely no problems living in a property managed by MPM. We keep our rent paid, and they do not bother us. Occasionally we have been in a bind and are tremendously grateful for Kathy always being understanding and helpful. She is the absolute best manager! We also have had no issues with getting our appliances serviced or housing issues fixed promptly by maintenance! We could not ask for more.

Our manager, Kathy, was always available and helped us through the entire process. We lived in a beautiful townhome while finding the perfect home to downsize to and it was a very stress free experience. Fantastic experience: These people have done tremendously well since I started renting; anytime I have a maintanance issue, they send someone as quick as they can! Kathy has been outstanding in helping me meet my needs even responding to emails at 4AM! I highly reccomend them because they've taken care of me, if it weren't so, I would not say it! I have not had a pleasant experience renting with landlords in Lexington, most being from out of town and not putting forth any care or concern for their tenant, despite laws in place to protect both parties. Kathy has been a breath of fresh air in making sure I get taken care of and treated well, regardless of "rights" and who's wrong or right; this is how companies need to be ran! Be honest with them, and people are more likely to bend over backwards to help you out. Tell the truth, or at least don't lie is an axiom I live by!

Negative experience: Honestly, I rented through them for 2 years but they couldn’t even let me know that they sold the entire apartment building and would have nothing more to do with leases that were originally with them. The company people are useless I called and one woman sounded like she was asleep, they then told me that they could not help me mediate a financial situation with my old landlord because they sold the building so they wiped their hands clean of everything even though I had originally leased through them. Only helpful one was Kathy Baesler and I haven’t spoken to her in over a year since the apartment was sold to another owner. Landlords shouldn’t be texting you at 1 am so watch out if you lease through these people.

Fantastic experience: I just want to say these are the property owners in the world of all my years living on my own modern properties have been the best they really do care about their tenants I had gotten real sick didn't know if I was gonna make it a few times I gotten behind just a few months in rent but my landlord Kathy Bessler pulled me out of a rut she was there for me when I thought all else was over and I work for Mr. Nathaniel he has been the best employer I have ever worked for and Kimberly the young lady everytime I am outside at my apartment she stops to conversation a very sweet young lady everyone in that office is very kind and they do care and understand about our wants and needs they not just landlords or owners of the property they are like family when you get to know them there no other place I would like to be living at then where I am right now

Fantastic experience: I recently bought a home and moved from an Modern Property rental and if it wasn’t for home ownership, I would still be renting from this company. I have rented properties throughout the United States and I have plenty of horror stories I could tell, but I want for once give a good review of a rental experience. Not only were the apartments maintained properly but they respected their tenants! They would not show up unless they have given ample time and responded to issues quickly. When I informed them that a seller had accepted my offer on a house, Kathy from Modern Property worked with me to not take the full hit of the two month penalty for breaking a lease. I’ve never had a rental company help me, especially when it comes to them not getting more money! Five stars!!!

The property is usually well maintained, and in above average condition. Especially for the price range/location. Kathy Baesler, my property manager, in particular, has been amazing to work with. Negative experience: I rented my very first studio apartment from them... I was 18(am now 32), yes, I broke a lease, one month before it was up, didn't trash it, nothing tore up, even gave up my deposit (knowing I broke the lease), after which, still leaving on good terms, even speaking to management! Soooo many years later, still would not rent to me, if I would have known that.. I wouldn't have cleaned so well... I guess I should have trashed it, I would have gotten the same results, left it on my credit for 7 years, glad it's off now, and I can speak how I really feel. And I was 100

Fantastic experience: Kathy is very cool and laid back. She makes sure everything and everybody is comfortable in their own home. Maintenance come when they supposed too. I never had any problems with anything. When I needed something they made sure things was right.
