Fantastic experience: The house me and my Family resided in was deemed unlivable and had to leave with a lease termination.. it was a total nightmare. For me. But Kathy at top shelf property management went above and beyond for me and my daughter to find a new place and even pushed to get us in and allow us time to actually have everything set up & cleaned ETC. she worked with us on move in fee”s as well . Kathy and her team epically Traci are the most Amazing & Helpful woman i have met I am more than grateful for there attention to the clients and property needs they always answer and get things done I would HIGHLY recommend renting through her Group of you need someone to have your back

Fantastic experience: Due to extenuating circumstances, our original property, after a year, had issues that needed fixed without people residing in the property. Kathy went above and beyond to help us find another property also helped direct us in getting assistance to help with the situation. And let me not forget, personally paid for one of our 8 days in a hotel while the property was originally having the issues fixed. Probably the one and only time in my 25 years renting, have I met a property manager to go above and beyond the way that kathy did.

Negative experience: When we moved in our apartment was filthy, when we moved out it wasn't a piece of dirt on the floor in the whole place still they charged us 300 for cleaning! What a joke! We rented the place weekly, gave a there week notice, and they charged 200 more for not giving a months notice! These people didn't fix the for water for 10 days when we moved in. We are poor and they kept out deposit which they were very proficient at screwing you! That being the only thing they did week besides harassing us and doing on us 24/7. I'm so not impressed. If they've ever done a good thing for anyone besides themselves we surely never saw it! Do yourself a favor, Don't rent from these thieves

Negative experience: Unfortunately our apartment complex switched property management company and we got stuck with this unprofessional and rude company as our property management. If you are looking for a place to live and these people are your property management company run the other way. Even if you pay your rent on time you'll be hit with fees and when you try to get them resolved they give you the runaround. I'm heavily reconsidering extending my lease.

Fantastic experience: I wanted to take the time to shout out my most recent experience with maintenance. I am still in the process of moving in and ran across several issues to be fixed. The work order was addressed super promptly, to my surprise. Spencer was assigned to help with my issues and he called in advance of coming to the house. He was kind, thoughtful, and even remembered my request to maintain a shoeless environment without me having to ask! He was knowledgeable, thorough, and wonderful to interact with.

Negative experience: Extremely unprofessional company. They confirmed the showing time the night before, then canceled just five hours before the appointment, claiming the property was no longer available. Total waste of time. I would never rent from them and do not recommend.

Fantastic experience: Most professional people I’ve ever delt with Elisha is so sweet and helpful she answered every question I had

Negative experience: I applied to lease a property via this management company. I am an owner's dream. Owned multiple properties (including current new construction), paid off mortgages, stable employment, excellent credit, doctor. I submitted an application in good faith disclosing a lot of personal data I would not have absent the belief: a) there would be a fair and impartial process to consideration of my application; and b) being told directly there was no one else being considered for the property. I applied. ZERO response from Elisha. I texted multiple times, called, nothing. I will research statute further but I am nearly certain you MUST provide a response when using a highly intrusive screening process in which someone exposes their ID, SSN, DOB, and pays an application fee. I will continue to see what avenues may be available for accountability. Unprofessional, possibly biased (in case you need more to consider- she suggested I consider an old beat up home in an area I was not considering - after I had already applied for the one I was touring- with red blue and purple walls and I was relocating from new construction home I lived in and recently sold- left me considering what about me says that suits me?), and possibly illegal. But, based on the prior review seems like I may have dodged a bullet.

Negative experience: Unprofessional would be an understatement to describe this business. My wife had to take off work to even look at one of their rental properties because this company will not show properties past 5pm or on the weekends. My wife shows up to the 2pm showing, and after waiting 45 minutes she decided to walk up to the front porch to see if anyone was there. As she approached the front porch she noticed that the yard had clearly not been mowed for over two weeks and the inside of the house was completely trashed. She then proceeds to call to find out where the listing agent is and they tell her that they accidentally double booked the showing. Well clearly they were not being truthful, because if they had double booked the showing, then there would have been other people looking at the property. Please proceed with caution when dealing with these people.

Fantastic experience: We own some rental properties in Lexington and Frankfort and have worked with Kathy for over a year now. Prior to Kathy, we have managed the properties by ourselves and with other property management firms. By far, Kathy has been the best solution for us. There are so many great things about working with her. She is a great communicator and is accessible via text, email or call. She is a self motivated problem solver and will not only promptly notify you of an issue, but will also present you with viable solutions. She is attentive to our properties and ensures that appropriate and competent maintenance/repairs are performed so that our investment is well taken care of and that the renter safe and satisfied with their home. Negative experience: Amateurish, arrogant, dishonest, and disrespectful. I scheduled a viewing two days in advance and a few hours before the scheduled time, I got a call from them begging to do another time. Not a problem, things happen. I had a lot going on that week, but I switched times and made arrangements with work and my partner to do the viewing and I receive a confirmation text. About an hour later, I get another text from them asking if I canceled, to which I replied I definitely had not, and they told me they thought I had and were already on their way to a different city and couldn’t do it anymore. This exchange was about 30 minutes before the viewing. I’m a little bit more irritated now, but we reschedule for the next day. I show up five minutes before the scheduled time and wait around for 20 minutes. At this point, I text them to figure out what’s going on and they tell me that they actually can’t show the house today because the current tenant hasn’t moved out yet. By now I’m absolutely fuming so I call them to figure out what the hell’s going on. Apparently, they’re trying to evict the current tenant, but he’s changed the locks. So, in reality, none of the three times I scheduled would have worked. Rather than just being honest and telling me this from the start, they repeatedly lied and strung me along while I rescheduled work and personal time to meet their schedule. And, just like why? How were things going to change between the scheduled times? Did they think if they wished hard enough the current tenant would leave? Do they have a magic lamp? It’s just so strange and perplexing to me that their reaction to the issue was to just blindly hope the situation would change while making excuses and wasting my time. I was really surprised (read: suspicious) to see so many good reviews here, because my experience just trying to do a simple viewing was awful. They claim to want to provide tenants with “excellent customer service” but all I got was lies and disrespect. And if this is how they act to a perspective tenant, how will they act once you sign the lease? Personally, I’m rooting for the current tenant. Based on the pointless dishonesty I’ve seen, I think he probably has some legitimate grievances. I’m even tempted to drop off an extra lock or two for him. TLDR: Some major red flags here.

You know the saying when it rains it pours or just when you think things are going good in your life there's always a humbling moment? I swear I'm the definition of that, sometimes I feel like I was brought into this life to be one of the strongest people. Anyways so after only 1 month of living at her property I lost my job a job I put my heart, sweat, dedication into. I was nervous because how do you explain to your landlord that after month 2 you can't afford to pay?
