Negative experience: Ever since my apartment complex got bought out by people from New Jersey and brought in Nusbaum, we've had nothing but issues. I have a $500/month rent increase if I decide to renew, plus water/sewer. I don't even have a renovated unit - why am I paying almost the same as someone coming in new? Now they're not allowing us to have grills or outdoor patio furniture. Only townhouses with dedicated back patios are allowed to have outdoor furniture. For the amount we're expected to pay in rent, we should at least be allowed to have somewhere outside to sit and relax!

Negative experience: Warning for anyone considering moving here Under any S L Nusbaum apartment! Especially Sharon Oaks! The rating are fabricated and they trick you into google reviews at signing!! The Worst of the Worst! I have only been here five months and I am begging you to reconsider! – especially if you have health conditions or value safety of your children or elderly parents. I moved into Sharon Oaks under the impression that management understood and would accommodate my serious medical needs. From day one, my asthma and chemotherapy-related conditions were clearly documented through doctors’ letters and accommodation requests. Despite this, management knowingly placed me in a unit directly impacted by pervasive smoke and other unlivable conditions. For over a year, I’ve reported constant secondhand marijuana smoke seeping into my apartment from a neighboring tenant—who, per the lease, should have been evicted long ago. The smoke triggers severe health reactions, including migraines, nausea, dizziness, and breathing problems, yet management continues to ignore or downplay the issue. When I raise legitimate concerns, I am met with excuses, gaslighting, and even hostility. To make matters worse, there have been multiple shootings on the property—including one just feet from my wall—with NO communication, reassurance, or visible safety measures implemented afterward. The environment here feels unsafe, unresponsive, and indifferent to residents’ welfare. I paid nearly $4,000 to move in, believing this community cared about residents’ safety and the enforcement of its own lease terms. Instead, I have endured serious health risks, property damage, and constant distress. Management’s negligence and disregard for basic tenant rights and disability accommodations are unacceptable. If corporate truly reads these reviews, I need your immediate intervention. No tenant—let alone someone battling health challenges—should ever have to fight just to breathe safely in their own home. Also, there are drugs and deals played out right out in broad daylight when the office is open but again always when it is a concern for your life PM gaslights you every time. Most of the positive reviews are most likely the rule breakers because they never face penalties! And you will get hit with/have to pay for everyone else’s lawlessness and lease violations with a 300,000 minimum 1yr insurance paid upfront renter’s insurance policy! I learned real fast those of us who abide by the lease and want to live peacefully get treated terribly! I want them to enforce the lease, enforce things I have mentioned in this thread, do an air quality test, evaluate both apartments to determine the entry of the tenants marijuana smoke or enforce their prohibited policies, clean my apartment for the damage, etc make it right according to landlord/tenant law & other statues concerning secondhand smoke in multifamily common areas. To anyone reading this: think twice before moving here. The “nice” and “sweet” approach during leasing does not reflect what you’ll experience after signing. Protect your health, safety, and peace of mind. Update: To corporate, I have over 30 pictures of lease violations. I also have your current lease, which clearly states that marijuana and other drugs are prohibited from the premises. To add, individuals are using grills on steps and balconies, making it unsafe. There are pit bulls over 75 pounds and Rottweilers in my building, and your PM is aware. It’s evident her close friendships and inability to interpret the lease agreement pose a risk to those with disabilities, children, innocent lease-abiding individuals, and giving proper application of discipline for evictions. I’ve lost a significant amount of money and have been ultimately harmed by not being honestly informed upfront when 4 county personnel spoke with your PM on several occasions, including myself and 4 family members, to explain why this was a medical necessity move. Not to be told, tenants have a right to smoke in their apts & work orders not being done. I want a meeting w/corp

Fantastic experience: I was just notified by a note on my door that S.L Nausbaum is the new management company for West Wind in Charleston SC. Although I was hoping either Greystar or Equity would assume management I have some hope in the new management company. I'm hoping that the new management will actually take an interest in the property. I'm hoping that after months of open and closed work orders that my bathroom exhaust fan will work. I'm hoping that after a month my garbage disposal will work. I'm hoping that after several months that a pothole in the driveway will be fixed so that when someone is out running in the early morning they don't fall in it and have to call one of the numerous Personal Injury Attorneys in the Charleston area. I hope S.L. Nausbaum is better then Willowbridge!!!

Negative experience: I live in one of their communities Birdneck Village Apartments I have asked for simple things like new grates for my stove and ceiling fan that I was told I would get over a year ago. I reached out to the corporate office and never got a response. Might I add the rent is over $2000 so it’s not cheap they could care less about their residents

Negative experience: I’m trying to sell a vacant property that is either a build to suit or for sale. At first it seemed great because they had the sign up and things seemed okay. For some reason, one day some random agent who I never spoke to before called to ask what I’d like to do with the property and he made it out like his life was on the line or something like if he couldn’t selling it that week something terrible would happen. He told me at the end of the call that there’s nothing he could do and I asked why is it so difficult to simply advertise the lot and simply see the leads that come in? Isn’t that real estate 101? In any event I decided to cancel and went with another company that ended up selling the property for me. I’m not so sure why it was so hard for them to simply put it up for sale and simply wait until someone comes along. It’s located on a hot spot and it was bound to sell to a builder. I think the management must put a lot of pressure on the agent to sell or manage properties and it stinks. I just thought of this place after signing into a deal to sell the lot and I think what in the heck was wrong with those people. I asked the guy if he was okay too and I hope he is.

Negative experience: Doesn't even deserve a star, I've lived in my apartment for almost two years (only so long because this dump drains you of all your money, you literally can't afford to go anywhere.) the infestation is out of control!! My ac has gone out twice due to bugs filling up inside of my thermostat. This past time it happened, I contacted maintenance emergency and the dude literally could not care any less and told me he couldn't do anything until the next day and that I needed to put in the work order. I accepted this even though I really didnt have to & immediately requested the work order. Went to work, came home and nobody had come to fix it. Called the emergency line again, was told he would get to it the next day. I politely explained to him that I have two young children. It has been two days of being hot and miserable and there has to be some kind of rules or laws against this. His girlfriend proceeded to scream and cuss into the phone at me. After letting her finish being all big and bad, I calmly asked the guy again why it's okay for us to go 3 days with it being over 80 degrees inside of our apartment with small children. He kept telling me he would get to it the next day. I asked him if I should call his corporate office and his tough, careless demeanor changed. He told me he would call a coworker close by to bring me something. An hour goes by and I hear nothing. So I call again and ask if he forgot about me, he says to me (and this is not a joke!! Almost word for word) that he forgot and his phone is charging and he will call after his phone charges. I ask what the number is so I can call myself. He asked if he could call me back. Someone else calls me back, a very nice guy named James, on his day off. In the middle of moving him, his wife and kid to a new apartment. He came over and fixed it on his day off completely inconveniencing himself and his wife's move. But did it with a smile on his face and never held it against me. I apologized so much and he told me Im not the one to be sorry. And that the on call guy was supposed to bring me something to cool us off the first night I called. I appreciate your kindness and your hard work, James! Seems like he's the only caring person in this place.

Negative experience: I wanted to have a good experience with this company regardless of if I was approved. I originally applied because I was told that they work with people who have previously filed chapter 7 (this is something I ask before inquiring to any apartment). They informed me that there would be no issues. I even sent my paper work so that they could have it in advance. I applied to 2 of their properties. The first time I felt that the leasing agent was rude so I withdrew my application. The next property of there’s that I applied to there was a lot of back and forth. I was finally informed that I was denied due to my chapter 7. I find that strange when I was informed that it was fine. Especially when other properties of yours are okay with it. I have yet to receive any information regarding my deposits. I’ve reached out to corporate 3 times no one has reached out to me. I would like my deposits back please and thank you.

Negative experience: I'm writing a review here because I'm trying to get in contact with management who is responsible for Metro on Granby apartments and I'm under the idea this is the company. I have encountered several problems related to maintenance issues at my apartment and none have been resolved. I have left this write up on their review page via google: From my own experience, the front office personnel and maintenance team are very dishonest with how they conduct business. I have lived in many apartments in five states and this is the worst management because they do not complete any maintenance requests and refuse to apologize and take any ownership when I confront them. I have attached photos to support my narrative. My bathtub leaks water under the floor down to the apartment below me; maintenance cut a huge hole in my wall, did a poor job of patching, and they did not paint the original color back. This was last summer and the excuse is they have no paint but that's not true because there's a ton of it in their paint closet. My bathtub water continues to leak down to the apartment below me and the front office told me that I need to take "light showers" until they hire a plumber and this has been an ongoing matter for eight months. I have submitted multiple maintenance requests via online system but all get deleted by the front office because they tell me that I can't submit another maintenance request on the same issue if they have already closed it out, even if the issue hasn't been fixed. I have a broken dryer for over a week and received a note stating that they need to buy a new dryer; however - they have extra washers, dryers, and refrigerators in their storage. The front office refuses to provide more information in regards to when a new dryer will be ordered, how long it will take to arrive, and the expected timeframe this project will be completed. Again, this is the maintenance team who never completes a task submitted and the front office never owns up to it. Also me and my neighbors look out for each other and I have been told several times that the front office and maintenance team go into my apartment without telling me and I have contacted the front office about this but they always deny it; this often happens when they see me walking out of the building. The neighbor who used to live next door to me shared she went through the same experience with the front office and maintenance team. Stating she had problems with both her washer/dryer not working for weeks so she had to go to the laundry mat; and when her refrigerator broke, maintenance took the fridge from my apartment because it was not occupied and replaced it in her apartment. I'm truly baffled by my experience with the front office and maintenance team because there's no excuse to why business is being conducted this way. I have previously asked to talk with the management team above their office and they just forward me to another front office at a different apartment location and my complaints have never been resolved. I'm writing my review for current residents and to warn off others who are considering living here. Perhaps my experience will be shared with a higher management authority and my concerns will be properly addressed.

Negative experience: This corporate company is about one of the worst ones in the 757 how every time i call the office nobody wants to their answer the damn phone and i have to leave a voicemail but will contact the leasing office in a heartbeat about what’s going on very unprofessional. I sat and there and told yall about all the issues that was going on and that the management team that yall have working are making changes to my lease which is against the law. So if yall don’t wanna do anything about fine no problem i will get a lawyer and sue the whole Nasbaum reality company im tired of playing games with yall

Negative experience: “Income restrictions” on all the affordable apartments while the apartments without income restrictions are nearly $2000. Why does low income get to stay in nice housing while the middle class has to choose between living in a cheap dump or paying too much.

Negative experience: I like my little apartment here at University Gardens in Norfolk. However I am disappointed in how things are run. They are going up on the rent when we have to contend with homeless people dwelling in the building and I have to continue to call security sometimes they come and sometimes they don't come. I have to clean after them and spray because of the smell. There is graffiti on the side of building. I never considered I was living in an undesirable area, but its starting to look like it, and for the rent to be raised to this high amount seems ridiculous. What kind of management company is running this property. Do you care about your properties and your residence.?

Negative experience: I should have known this was gonna be a bad experience. The first day I walked in the building the lady behind the glass window I think her name is Jamila was rude as heck. The second day me and my daughter came back the leasing agent Brittany was more pleasant. She gave my daughter the tour of the two bedroom and told me to come back the next day and I can do the tour for the three. Ok came back again Brittany was pleasant and smiling we did the tour. I ask Brittany when was the three bedroom was gonna be available to told me on 08/30 that it was available and ready to go. Boom got approved brought back the deposit. Between now and then there have been nothing but horror you couldn’t reach them nobody was answering the phones. They can call you though when they want something have you drive way up there and tell you they don’t need anything,that went on a couple of times. Then one day last week they ask for my baby birth certificate boom emailed that over. Then on maybe Wednesday Vee called me after I had to email her to call me. So she called I asked her was I am gonna ask her hey am I gonna move in the same apartment I toured. She gonna say we have you in a 2 bedroom on the second floor. That is not the apartment size I ask for nor floor. Beware before you give these people your money they are so incompetent. Now my lease is up on the 15 and now I have to find another three bedroom after they held my deposit since August.

Negative experience: My son scheduled a tour at the Lofts at Sterling Mill for today. He received confirmation of the tour and where to meet. He rearranged his day off and so did I to go with him. After waiting for the person to arrive she informed us it was affordable housing and if you made above a certain amount annually you cannot live there. This information would have been very helpful to at least be in the confirmation of the tour so we didn't waste our time and days off. Poor communication and advertising of the units.

Fantastic experience: I have been living at Parc Rosslyn many years and I am enjoying my apartment home and community more and more. It is nice to have Leasing Office, Maintenance Office staff, and Porters available and ready to assist 7 days a week. The proximity to the area monuments are a plus! This past Summer 2024, Parc Rosslyn staff had a wonderful event for the residents and it was well attended and we all had a wonderful time. The 15th floor rooftop Clubhouse and swimming pool have a beautiful view of DC.

Negative experience: Beware of scammers. I applied for one their former properties in Virginia Beach, paid a deposit, application and admin fees. After the transactions cleared I did not hear from them again. I travelled to the property to inquire about the status of my appplication and learned that ownership fof the property transferred to another company. The agent on site said that Nusbuam had NOT transferred my application to them. My attempts to get answers from Nusbaum was met with a series of answering machines, "Let me take a message", and can you just cancel it with your bank. Furthermore, attempts to mediate with them throught the Attorney General's office went nowhere, because Nusbaum refused to answer the inquiries sent to them. They violated state code, took my money, and left me scambling for a home. Do not give these people your hard earned money!

Fantastic experience: I have lived at Pembroke town center Apts, formerly known as Pembroke square apartments for over 20 years in and out for different reasons. But I always come back here. It's a wonderful safe place to live and centrally located. Management and maintenance is awesome. I have known them for many years. and have seen some retire. They have always been there for me when I needed them. Jenny, and Heather, were always so helpful. Jenny Wheaton is the property manager, and she was great to work with in my moving process. She is very helpful and accommodating. The Staff is professional, courteous and prompt. I always know where and when I can find them. The maintenance staff is speedy and friendly. They always have someone on call, and they come out immediately if you have a problem. The grounds are always very well kept and maintained Hallways and common areas are cleaned regularly. Really nice end of summer pool parties every year with prizes. Contest for different holidays where prizes are awarded. I can keep going on and on, but I might run out of characters. Fantastic experience: I just wanted to take a moment and say how wonderful Grafton station has been. My grandson and I have been working on leasing with Tiffany and she has gone above and beyond our expectations. If we are approved we will be blessed beyond measures but if not, we know without a shadow of a doubt this woman worked as hard as she could to help us get in. We think the property is beautiful and the people are so kind. Tiffany has been walking us through the process step by step and gone far out of the way to make sure we know how to work the computer stuff. We are both not computer people and somethings have been very stressful. She is always professional and fully willing to help us in each step. Positive experience: I love living at Chamber’s Point. I have lived here since it opened in March 2014. The rooms are very spacious. Maintenance issues are always addressed in timely manner. I have a BIG issue with the rent being increased by $100 a month this year. We are mostly Senior Citizens that are retired and live on fixed incomes. If these owners keep increasing our rents by the absorbent amount of this year, we will all be living in a box on some street. I hope the owners will see the error of their decision and keep the increases at a reasonable amount. Thank You

Negative experience: Since moving here in 2021, our rent has gone up tremendously just this past year it went up $100, and will go up another $100 in another few short months, Seniors are having to choose between paying rent and eating or resulting to moving in with our children or getting roommates to make ends meet, this is a nice facility and I have enjoyed living here for the most part however, there is not a lot to offer as far as amenities, we have a resource room that’s not being used because most tenants have their own computers and internet services, for the most part it’s been a safe place to live with the exception of cars being broken into and stolen, there are other communities that utilize this parking lot area to park their vehicles, dump their trash as well as walk their pets and allow them to use the bathroom on the property and not clean up behind them this makes it difficult for us as tenants.

Fantastic experience: I am truly happy and comfortable in my apartment home here at vPoint apartments, I have been here for nearly 10 years, the apartments are really spacious and modern. The management team is awesome, they are truly very professional, friendly and respectful, and great at keeping their tenants informed of any happenings relevent to our health and well being. The daily and meticulous upkeep of the buildings' interior/exterior and the trash rooms are very much appreciated. Our common areas get fresh paint and carpet cleanings periodically. I am truly grateful that we don't have any pests problems. The maintenance team is very quick in responding to service request, they are truly knowledgeable and presistant about keeping the appliances and building structure in top notch condition. I am addressing all of these specifics because this is what I expect when I pay my rent every month, therefore, on a scale from 1 to 5 stars, I rate my home,, its management and maintenance team and its environment 5 stars. Fantastic experience: The property is well managed, with attention to the grounds and building on a continuing basis. The maintenance man, Hector is knowledgeable about the necessary repairs and maintenance that occur on a daily basis, and is quick to respond to a call for help. Jeannette is a very personable, pleasant property manager, efficient and very capable at her job and a joy to deal with continually. The only negative comment I have to make about Chambers Point is the lack of a full-time property manager. Jeannette is being used for multiple roles at other facilities, which deprives us of her services for most of the week. Nussbaum needs to hire managers for the other properties and stop overworking Jeannette. The increase in the management fee percentage this last rent increase can easily fit the budget. Jack Young
