Negative experience: Robert Callaway, the property manager, is going around flexing company statements. He has since blocked me from the FB page because he runs it. I won’t stop till you are fired.

Negative experience: When i originally found B Net Management, I was singing praises. So much so that I referred 3 people who ALL signed leases and moved in quicker than I did. They are a LAST resort management Co and to me, that was amazing! I thought they were doing God's work out here helping people who didn't have options but just needed a chance. I feel naive and if I had other options sooner, I wouldn't have ignored the 1st red flag. From the time I was approved, they pushed my move in date 3 times totalling 6.5 weeks of being in a hotel room with 4 teenagers waiting. The excuse was that they were fixing the house up and making repairs but I quickly realized after move in that that excuse was NOT valid. When I went to view the home, there was a gaping hole in the fence facing the backyard. To me that's a safety concern given the area is known for break-ins and thefts. I was told that they would be by to fix it my 2nd day in the house but they never showed. I sent a message and got no response. 2 days later, the fridge that came with the house starts beeping and leaking water underneath. It has been a month and I have had to throw my freezer food out and it STILL beeps 3x every 10 seconds 24/7! My toilet started randomly overflowing with feces and debris particles IN THE MIDDLE OF THE NIGHT and flooded my ENTIRE restroom and hallway. You could smell the poop from the front door it was so bad! Have I texted, emailed and called? YES, yes i have multiple times! I have taken videos and pictures of everything and I have been told someone is coming out, just to take time off of work and NO ONE shows!!! I had to buy a shopvac to clean it all up. I couldn't take a shower or use the 1 toilet in my home for almost 2 days. I have gotten either lies or no response every time I ask about these problems. Do NOT trust these people to take care of your home. If you have ANY other options, take them. I really wish I did but I'm stuck in this horrible place with no help so I will be reporting this company on all platforms (where I have a big following) and to all companies. I have paid everything on time and in full and all I've asked is to have a functioning home for my family. Do not trust this company or anything they sell you. Good luck. ❤️

Net Manangement Now Owns , They Have Not Only provided very nice apartments and homes for tenants they have changed the entire atmosphere around in these neighborhoods that used to be stricken with poverty, crime , and unnecessary violence. I know first hand having witness many communities in Savannah living with no hope of a better home and or a better life and I can honestly say that God has Used Mr. And Mrs. Bennett To Change and Uplift Many People in The City Of Savannah. Negative experience: Terrible apartments ! The apartments are unfit to live in due to the uncleanliness. If something gets broken and you need to each them they do not reply in a timely matter and try to bully you when you keep calling or messaging. We had to go several days with our hot water heater being broken. We couldn’t get in touch with management and when we finally did he told us to boil water to bathe. He said we called so much we were harassing them and told us he was terminating the lease. So we moved out. Since they love to reply with a poor excuse to these reviews, I have the messages to post and send to anyone that wants to see them. The management threatens to call the cops and all we find was call to try to get an estimated time that it would be fixed and that we had dogs and we needed to be home when they come.

Negative experience: I sent a friend whose looking for a house or apartment to rent. I called bnet about a house on Mexico Street in Savannah. The person assured me the house was available, however when my friend rode by the house she could clearly see that the house was already occupied. What a way to do business. Never again with bnet will I refer anyone. SCAM!!!. Once again this agency is a SCAM!! First of all why are you advertising a 2br house if all you really have is a 1 br apartment?

Negative experience: I HAVE THE RECEIPT. Stupidity. Stole my money these people are thieves and discriminate against the disabled population. THIEVES GIVE ME MY MONEY BACK NOW. Woman was rude, hung up in my face and refuse to answer the phone afterwords. Horrible business tactic. Horrible, evil people. Do not do business with these people. Stay away, stay far away! I have filed a complaint with the BBB, and will continue leaving honest reviews where needed.

Fantastic experience: I came across bnet management through Facebook.(you can always message them through messenger if you can’t get ahold of them by call) but, I viewed the website and also came across an beautiful 2bd 1bath room HOUSE! I jump on it fast. Mrs.Tiffini was the one that helped me out tremendously. Please don’t bug her she’s one woman doing literally a million things at once, but just stay consistent and have patience. She will reach back out to you. She was very nice to my family. & It was a big change for me because I was previously coming from canvas at Savannah and my experience there was horrible. Negative experience: I am disappointed in the management of their properties. I saw a property (single family) called and went to the listed leasing office on Ochos location. After 15 mins of following instructions as posted on door and a follow up phone call. No response. I am on a short time schedule and was interested in possibly leasing. As a business major, I've learned if they don't call after 3 days they are not interested in your money. Even if it's 3x's the rent! Marine Veteran trying to live the American dream?

Negative experience: Me and my family are literally homeless and I thought we would be able to see this apartment and lease it being we had 3 months rent in advance to put up but no one has been awnsering the phone now we have to be homeless and living out of hotels for the next few months with kids until there is a opening

Positive experience: The presentation of this company is A1 status online. Yet each time that I called over 3 days, to inquire about some properties, no one ever answered the phone.

Negative experience: I personally would not and have not applied, but my daughter inlaw Altina Blakely did,I consider a place a SCAM, when you accept money from numerous applicants for the same apartment or,house and tell them to call back week after week, by the way that's not professional, and the applicants fee being nonrefundable is ridiculous, multiple how many applicants go through this process weekly, yes 45 dollars from each of these people does adds up to a substantial amount, yes,beware consumers

Negative experience: After putting up my last review, things have gotten pretty bad. The owner Mr. Bennett called my boyfriend, left a voicemail about it and said it was disrespectful, when we called him back he was rude and beyond disrespectful, stating he is rich and we are beneath him and writing that review he will raise our rent and make our stay at the apartment living hell. Well since then he has threaten to kick us out, trying to make us pay $350+ and raised the rent for the messed up ac because we didn't change it, mind you, they tell us, ON PAPER, if assistance is needed call the office and they will send maintenance out to help. These owners and the people that work for the are so untruthful and when caught they try EVERYTHING in the book to cover their behind with so many lies. I WILL CONTINUE TO WARN PEOPLE ABOUT THEIR BAD BUSINESS, THEY GET YOU IN QUICK WITH A NICE APARTMENT BUT AFTER THAT THEY DONT DO ANYTHING ELSE. THE WORST EXPERIENCE OF MY LIFE. Ps... If multiple people are saying a business is bad and unprofessional something about it has to be true !!! !

Negative experience: If you want the worst living experience in Savannah then you have come to the right place. ANY positive review on here is obviously the owners trying to save face. This place is flea infested, grimy, not insulated and leaky. Not to mention if you want to hear your landlord cheating on his wife in the apartment above with a young girl so she can pay rent. If you need help finding a home please let me know and I will assist you. This man loves to post pictures of settlement checks from families that fell on hard times. Negative experience: Because I didnt want to stay longer than a year I was refused after being approved and waiting 47 days. Rarely getting any call backs. Unprofessional the way he talked to me sent me in tears and before anyone say I was unprofessional or cussed anyone out I did not. He wouldn't even allow me to talk after I let him get his over the top rules out.

Negative experience: I would 100% give this place 0 stars if I could. I was told by many people to stay away from this place, and I wish I would have listened to them. Disrespectful and unprofessional management. I was told I would receive a call back regarding my application within a few days. Almost two weeks passed, so I stopped by the office on my way home from work to ask about it. When I arrived at the office, I was greeted with, “Um and you are...?” Gave them my name. “Ok and what do you need?” in a very rude tone. I just don’t understand how a property manager can be so disrespectful & for no reason at all! I was polite towards them the entire time. And then the woman said, “Ma’am, we told you you would receive a call back. Obviously we’re still looking over your application.” God forbid I check up on my application status. Absolutely nothing wrong with that. Once I finally got accepted, they told me the apartment would be ready in a couple weeks. I had no issue with that. I went in for a showing, and the apartment was absolutely NOTHING like the pictures online. It was filthy. They told me I could look at a higher priced, more “upgraded” unit in a few days, so I agreed to that. Later on that day, I decided to message them because I misunderstood something the woman told me. So I wanted to ask a few simple questions. A few minutes later, I received an enormously long, passive aggressive message. I wish I could post a photo of the message on here. It’s not even like I was being rude or anything. I politely asked a few questions. I can’t even describe how disrespected I felt. Still, to this day, I have no idea what their problem was with me. Of course, I finally decided not to sign my lease, so I went elsewhere. P.S. These apartments are obviously cheap for a reason. You get what you pay for, but please be aware that this is NOT the best area, management is horrible, and the apartments are not as nice as they portray them to be. If you are needing somewhere inexpensive to live & you have no other option, go for it. But if you are able to go elsewhere, please do that! REVIEW EDIT IN RESPONSE TO BNET’S REPLY: Who is Michelle? Lol that’s not me and I don’t even know a Michelle. What kind of business replies to EVERY negative review in a defensive matter? Just gracefully accept the negative review, apologize for the inconvenience, and move on. Like I said, so unprofessional. This event actually occurred in early 2019, so this was all before COVID. Your response is so invalid. Why are you assuming I’m someone else? (If that person even exists lol)

Positive experience: Move In was longer than I expected but In the End I am satisfied. Apartment is roomy and cozy. The minor upgrades add just enough class to the older unit.

Negative experience: The land lord is garbage will not give you your deposit back even if you hire your own cleaning crew there is always something roof has a leak in it I told them they turned a blind eye something with the AC completely busted they gave me a window unit and I’m not sure if it was new or old but it doesn’t cool down the apartment and they gave me ONE unit for a two bed room these are not livable conditions they’re garbage and would give them 0 stars if I could

Positive experience: 1-10-20 I am a potential new tenant hoping to build a great relationship with this leasing office. I am currently in the process of awaiting one of their properties that I have put a deposit on to become ready for move in. I am starting with a neutral rating and will update it as time goes on and my relationship with this property management company gets fleshed out. I'm hoping for a great and professional relationship. All interactions will be placed on this review and updated so that any future potential tenants can have a fair, unbiased view of what to expect from these guys!

Something you obviously think I don’t have. #TNetManagement This company is ignorant and does not abide by the laws of Georgia. According to Tenants' Security Deposit Rights in Georgia, 2010 Georgia Code TITLE 44 - PROPERTY CHAPTER 7 - LANDLORD AND TENANT ARTICLE 2 - SECURITY DEPOSITS § 44-7-34 - Return of security deposit; grounds for retention of part; delivery of statement and sum due to tenant; unclaimed deposit; court determination of disposition of deposit, (a) Except as otherwise provided in this article, within one month after the termination of the residential lease or the surrender and acceptance of the premises, whichever occurs last, a landlord shall return to the tenant the full security deposit which was deposited with the landlord by the tenant. No security deposit shall be retained to cover ordinary wear and tear which occurred as a result of the use of the premises for the purposes for which the premises were intended, provided that there was no negligence, carelessness, accident, or abuse of the premises by the tenant or members of his household or their invitees or guests. In the event that actual cause exists for retaining any portion of the security deposit, the landlord shall provide the tenant with a written statement listing the exact reasons for the retention thereof. If the reason for retention is based on damages to the premises, such damages shall be listed as provided in Code Section 44-7-33. When the statement is delivered, it shall be accompanied by a payment of the difference between any sum deposited and the amount retained. The landlord shall be deemed to have complied with this Code section by mailing the statement and any payment required to the last known address of the tenant via first class mail. If the letter containing the payment is returned to the landlord undelivered and if the landlord is unable to locate the tenant after reasonable effort, the payment shall become the property of the landlord 90 days after the date the payment was mailed. Nothing in this Code section shall preclude the landlord from retaining the security deposit for nonpayment of rent or of fees for late payment, for abandonment of the premises, for nonpayment of utility charges, for repair work or cleaning contracted for by the tenant with third parties, for unpaid pet fees, or for actual damages caused by the tenant's breach, provided the landlord attempts to mitigate the actual damages. They will steal your deposit EVEN IF YOU NEVER SIGN A LEASE OR STEP FOOT IN THE APARTMENT!

Negative experience: Rented a room from these guys, inconsiderate, filthy, Nast and rude attitude. Told me that he runs legitimate roomming houses, but the he has failed every single inspection. Will be calling HUD on him, Mr. Bennett you said you can't be touched by anyone because of how much money you have, well get ready because the wolves are coming

Fantastic experience: I've watched this company help many upon many ,even restoring a once bad community!!! I would recommend anyone with good intentions and looking for a great company that has a heart to utilize them. I wish I was fortunate enough to donate millions to them just for all they do for others. I pray God blesses their every thought!!!

Negative experience: Unbelievably rude. They don’t answer questions from potential clients regarding rentals or real estate. These people are clearly slum lords. PLEASE open the email responses the management company posted as proof that their customer service is lacking. Instead of refusing to show me a unit, they could have responded that it was year only, & I’d have still asked to see it. They did not respond saying they don’t offer weekend appointments. I had to ask twice. I also said I was in the market to purchase a home.. so they’re out a decent chunk of money by behaving this way. The real question is: If this is the way they treat people BEFORE signing the lease, when they want the commission... then how do they behave AFTER the lease is signed? Is this the person you want to call when your stove isn’t working? Or your a/c breaks in the summer? This is not the correct temperament for a small business owner. It’s clear they don’t care.

Fantastic experience: The office staff are very friendly and will assist you in any way they can to make your living experience easier. I would recommend them to anyone who's looking for a house or apartment.

Negative experience: If I could give them a lower rating I would. I am a very professional person, I pride myself on it. I can not say the same for Ocho Villa apartments. The first time I visited their establishment I noticed a sign on the door that says “knock twice or ring doorbell”. I thought it was odd that I was being watch (via camera by the door) yet I still had to make so much effort to gain entry. Again odd but not a deal breaker. I knock and ring the doorbell after a few minutes of waiting without so much as a response (no hold on a sec/ be right there) someone opens the door. It was not a bad visit. The lady was courteous. One thing that happened that hasn’t happened to me before was I was asked to show my check stub in order to set up an appointment to view properties. Unusual, but still not a deal breaker. The deal breaker came when I met them for my appointment that Friday. First, I told the woman what time I would show up and she said great that will give me time to organize things and have the properties ready to view. When I got there no one answered the door for almost 10mins. When she did open the door (of THE OFFICE) a foul smell of old trash smacked me in the face. Crazy thing is I think she was in there sleeping. On top of that she was still unprepared and asked me to return again at 130pm. I leave and return at 126pm. As I am parking my car she calls trying to explain an issue with me seeing the properties. I say “one moment I will be right in”. When I step into the office I here a woman with an African accent loudly and rudely proclaiming “she doesn’t get to see more than one property! She should got online, look at the Facebook photos and decide which property she wants to see! And if she don’t want to see that one she can move on!” I never talked to the African accented lady. But when the other woman re-entered the room I asked her “was that message for me?” She said yes. I said “Well like to view properties before renting them because often they don’t look like the pictures. I will view the property closest to here and if I don’t like what I see I will move on.” I walk into the property it looks NOTHING LIKE THE FACEBOOK PICTURES. The ceiling was pealing and needed repairs, the door was missing a knob and in need of repair, their was cob webs in the tub, you can tell the place had not been cleaned, there was a ladder and tools scattered about, and the woman who was in charge of maintenance seemed to NOT know the apartment wasn’t ready. So I say “just like the FB pictures huh”. She say well we have one that you can look at and it’s how this one will look when it’s done.” After looking around and discussing it with my significant other a little more I say ok we would like to see the one that’s complete. She says oh I’m sorry I was just informed they’re stilll doing work on it. I said “I’m sure” and left. It was a very unprofessional and frustrating experience. 1.How is it the employees don’t know they will not show more than one property? She didn’t know until 4mins before our appointment. 2.How are you sitting in a room that smells like old trash? Which leads me to think you’ve been sitting in here long enough to not smell it, DISGUSTING! 3.How is it that the manager (I’m assuming that’s who she was) is the least professional of them all? That’s a shame! 4.I recall the lady saying the owner had the apartments for 10yrs, How are you so unorganized? I like to end on a good note so although it smelled bad, they were unprepared, unpleasant, unorganized, and the manager is rude. The staff was courteous...they never knew what was going on or where anything was and possibly sleeping in the back room of the office, but they were courteous.

Negative experience: Very unprofessional. Took my application fee and ran with it. I never received a call about my application. After a week I called and she said to call back in a couple days. Another week went by so I just went up there. She said she couldn't get a hold of my job. Where's the communication? You couldn't call and tell me that? I could've had my boss call her personally. I'm not chasing behind yall to figure out the status of my application. These apartments really are overpriced and I was willing to pay the price because I wanted to support this black owned business. But clearly support isn't what they need. Tossing out applications without updating the potential tenant is very unprofessional. Thanks for nothing. Take your business elsewhere! Edit to the response: 1. Nobody cursed at yall. Lol that's a whole lie lol this is why you can't do business with black people. Lying for no reason. Aggressive? Defamation of character is a bad business practice, you should know. 2. I don't have a rental history and I offered to take the verification paper up there myself since we couldn't get a hold of my boss who is always out, kind of like the boss of your establishment. 3. Keep track of your days better. Like I said, I called on the 6th day, I came up there more than a week later. So you're wrong again just trying to save face. Right game, wrong person. 4. My income was never a problem from the get go. I never would have done an application if it was because that doesn't make sense, much like your response. And you basically said you accept tenants without verifying employment, so how could their income be approved otherwise to ensure rent payment? Or is the potential application fee and deposit enough for your establishment? Your foot is in your mouth. Tighten up. But yes thank you for reminding me black businesses suck and saving me from giving yall and y'alls bad business ways my hard earned money. Ended up with a bigger space and a better price at a much more professional establishment. HAVE A BLESSED DAY IF POSSIBLE.

Fantastic experience: Amazing company and great staff of people that care about your needs. Quiet communities with nice homes for rent/sale and also newly renovated apartments at a great price. Fantastic experience: Hi, I never lived in Ochoa Rios Villa Apartments but I do find it to be a nice, peaceful community based on all the good reviews I have read. I am in the process of looking for a apartment and I've searched several apartment complexes and there was so many bad reviews that took me by surprise so I ran as far away. Bottom line is this is the only apartment complex that I find interest in. I have two jobs and I am a nursing student so I really take pride in my peace and being comfortable. Money is not an issue with me it really determines on the Maintenance of the property, community and feeling safe. BNet Management I will be coming by the office to put in an application and discuss rental availability. Thanks Everyone....

I have never had any issues with my apartment but I know from other's experiences that they are quick to rectify any issues you may have.

I've read all the reviews and while everyone has their own experiences I have not had 1 bad experience with these owners ,they are willing to work with you through difficult times as long as you are respectful and comply with the arrangements made ..I've had other rental properties in the past and what you get in these apartments for the price is amazing !!!.well maintained apartments and property,added security features was a plus for me as well ,calls are promptly returned and maintenance issues resolved on a timely manner .Mr Damian ( think he's head of maintenance) very helpful polite and soft spoken . Great people .No issues

Positive experience: On the advice of a friend I went to the Ochoa Rios Villa Apartment complex to find out about a possible rental. Upon entering the management office the property manager LaKesha Marshall was on the phone with another possible tenant. She was kind, professional, patient, and most of all able to be extremely informative to the person on the other end of the phone while she hand signaled myself and two other women how she would be with us soon as she was finished on the phone. There are very few times I find it in an office environment where someone can not only multitask but do it with such effortless greatness. Mrs. Marshall is an awesome employee and I just felt the need to make it public knowledge.

Negative experience: If I could rate this apartment 0 stars then I would. It’s the worst place to live in Savannah! First of all, the apartment didn’t even seem finished on move in day(I.e paint, carpet being layed down, etc.) Secondly and most importantly the management is the worst here. Why the person who answeres the phone has to be so rude, I don’t understand. Also, my AC has gone out twice since I’ve been living here and the first time it took them a week and a half to finally come fix my AC in the MIDDLE OF SUMMER. The second time my AC has been out for 3 weeks with the exception of the storm, I’ll just say 2. I’ve called several times and was told some would fix my AC and no one ever shows up. My friend who was visiting had to call them several times and still had no one to come out here. My apartment was 85-90 degrees and I nicely explained that I wasn’t from here and didn’t have another place to stay while my air was out, but they don’t care about that. They move when they feel like it. DO NOT MOVE HERE !!!!

Negative experience: Let me tell you what, if you want a terrible place to live with the worst landlords on the face of the earth then you've found your house. our experience started off seeing hey half off first months rent no deposit special outside of apartments. Long story short we went to go apply got excepted and were promised an apartment in two weeks if we could put 400 down. So this jerk takes 3 weeks meanwhile we have a kid and are trying to get on our feet. Not only did he lie about the apt and switch it up on us. He didn't let us move in to our apt till halfway through the month. Then said we would have full rent at the first. So much for half off first months rent. So this steroid using loser finally let us move into the apartment and it's discussed nothings been cleaned the kitchen floor is grimy and dirty there was cat litter that the prior tenant had thrown all over the carpet that was still in the corporate even though they told us that they had had the carpets steam cleaned after the third month one of our neighbors got evicted and after the sheriffs left the maintenance workers came right back around and stole all of the furniture while they were gone. I want to go on but I've already exerted to much energy. Don't move here. You will hate it and he will try and rob you. He just has short man short penis problems

Negative experience: Horrible it began with them stealing the application fee. Next the promo they were running wasn't a promo. The model looks nothing like the living apartments. Management is horrible. This is one black owned business I encourage no one to encounter!
