Fantastic experience: Lanier Management is a really great leasing company. They were very helpful when I was going through a tragedy. Late February, a tree fell through the property I was renting. My one year old son, my three year old niece and I were home when this happened. It came through my room and my son and I were both standing my room as the tree came down. It was very traumatic and also miraculous that we were all unharmed. Ms. Ashley and Mr. Hunter were extremely helpful and understanding. They came as quickly as they could to come and assist. Ms. Ashley quickly found another home for us and we were able to move in later that weekend. God is so good. He protected us and covered us. I really appreciate how incredibly kind and understanding they were in this situation. That you so very much Ms. Ashley and Mr. Hunter.

Fantastic experience: I really enjoy living at Stillwater Apartments. It's quiet, well maintained, and all the staff are friendly and approachable. I'd especially like to mention how Samantha, the property manager, goes above and beyond for the tenants living here. She's prompt, professional, and above all KIND. She's always available whenever you need something and is a pleasure to interact with. If anyone deserves a raise or promotion it's her!

Fantastic experience: 9651 Lehigh Ave is a unmaintained pit. They slap on paint and the nightmare starts after you move in. Currently renting a home where we just noticed the ac vents under the house are completely rusted and disconnected, 07/02. Cold air is blowing under the house. Lanier Management and landlord do not see the urgency. No matter what you tell them it’s happening, they work on their time. Someone showed up on 07/14 to confirm what I advised to the management company. Still not fixed. 19 days and counting. Finally repaired 08/05/2025 and the house now has fleas and my indoor cat is suffering,. After a trip to the vet she is out of the house now being cared for by a cousin in a not infested house. Mold reported 08/21 and not treated until 09/25. Stove fire due to age reported 11/17 and not replaced until 11/25. Water leak reported 12/30 and not fixed, we left the house on 01/04 and continued to pay rent until we moved out in February. They never fixed the leak. Photos attached show the mess we had to deal with. You should only live here if you are on Section 8 or Welfare. Then the government can step in and help. There is no housing authority in unincorporated Savannah.

Fantastic experience: I live at Andover Crossing and the property manager Niya is amazing! She let's us know when to expect changes to the property, always pleasant and professional when I have questions and concerns. By far she's the best rental manager I've had since moving to Savannah in 2019!

Fantastic experience: Last night around 10 p.m. we noticed water was coming up into the hallway, causing the floor to start to buckle. An email was sent immediately to be seen today, Monday August 11, requesting service. This morning before 9 a.m. a service technician knocked on the door and went straight to work. He recognized the problem and within an hour it was resolved. It had to do with our AC unit, which is less than a year old. We appreciate the prompt and efficient service on a Monday morning.
Fantastic experience: Like others, I spoke evil of Lanier. I was wrong and apologized to Mrs. Lanier, because she was very flexible in allowing me extra time to leave. What was my home is dilapidated and will be demolished.

Fantastic experience: Our rental home's central air conditioner suddenly stopped cooling over Memorial Day weekend. The fan continued to work but that was all, so we turned it off so as to not waste power. Being a long holiday weekend we made do with the use of ceiling and one box fan and remained comfortable. Lanier responded quickly to our service request and within days the unit was repaired. It was a simple fix, the unit's capacitor.

Negative experience: Absolutely the worst management company I have used in my life , I rented from them for 5 years they never maintained the property like they should have my floors were caved in me and my daughter both fell through after 3 YEARSSSS OF COMPLAINING ABOUT THE FLOORING THEY SENT THE PROPERTY MANAGER FOR GROVE POINT TO LOOK AT THE ISSUE AND THEY VACATED ME OUT THE HOUSE WITH NO NOTCE !! Without warning just told me to pack 5 years of stuff and remove me and my children from the home absolutely unprofessional, they also have very FEW maintenance men they slave them so bad they have to bring their wives and children to the property to help them fix it which is why nothing is ever done properly !! This company is HIGHLY UNPROFESSIONAL AND A SCAM FOR YOUR MONEY !
Positive experience: Hidden fees a plenty, poor communication skills, n VERY unreasonable rules n restrictions considering how much the rent is. Since when do leasing offices charge u to pay your rent So not only do I have to pay rent that is too high for the amount of space, but I have to pay an extra $3 to $40 depending on method of payment ??? Ridiculous !!!
We recommend using the lower fee options on Appfolio for your rental payments. A couple of the options are less than $3. We have moved to online payment options only. Our rules and regulations are there to keep the community looking nice for you and your neighbors.

Fantastic experience: Awesome place to start off.I enjoyed my time with Lanier the location was great.Your in walking distance from the gym,not to far from alot of restaurants.The neighborhood is very quiet everyone minds their own business and doesn't bother you. The price that you pay for rent is reasonable also compared to alot of other places. I would definitely recommend renting from Lanier Management.

Negative experience: Customer service is extremely poor, and respect does not exist with this company. Tenants are bamboozled with fees that are unjust, and property manager's only concern is how much money they can get out of you. LR does not care to hear tenants' concern, nor have a professional/respectful conversation. I have never dealt with a business that goes above and beyond to let you know your business means absolutely nothing to them. From the 1st month of the rent being due, I knew I would limit the conversation that I would have with this business. PLEASE don't ignore the reviews. They are true! If you find yourself in a situation with them, videos and pictures will take you a long way because your word is nothing to them. Be cautious and record everything for proof when dealing with this untruthful company.
Negative experience: Oh, but I did contact you. You tried to say I owed thousands, I informed you about the applicable state law we agreed to in our contract and you threatened to sue me and I told you I looked forward to seeing you in court.... that was the end of it. Never heard from you again. I'm sure your "legal team" corrected your ignorance and ineptness because you couldn't sue me if you tried. You would've owed me. Ha!! That was years ago. According to all these NEW terrible reviews you have done nothing but get worse. It's pathetic and trashy. Mr. Marion was a good man and you have ruined his name. Shame!

Negative experience: Lanier is the worst management company to rent from. They honestly don’t care about you. They retain properties just to have them and in turn kicking out people just the leave the place empty after they gain ownership of the property. They will also never actually fix anything you need them to while also continuously raising the rent higher and higher while ignoring repair and maintenance requests. These people are slum lords. EDIT: since I can not reply to Lanier via this review I’ll let them know I lived at a property they bought and evicted me from just because. They didn’t renovate it or anything right away. They didn’t move anyone into the property after evicting me. That property sat empty and with all of the items I had to leave behind due to the nature of the urgency for me to leave, sat empty for an entire year or more. By the way I was never formerly served an eviction before the warrant to evict was taped to my door. I don’t care what *anyone* says I never signed a certified letter. All the while I’m paying rent to someone! AND the comments I made about them rising rent without fixing anything.. this was what was told to me by people living in their properties. After doing some investigating on this company I met both people knew and didn’t know that have all said that these people will almost double your rent without fixing anything that needs attention. I started digging to educate myself about this history of the practices about this company to better understand why they would just eject someone from a house who is actively paying rent without taking the time to explain to them exactly what was going on. The things uncovered about them are all your basic landlord horror stories, these people don’t care about their tenants. Period. They are evil and down right shady.

Negative experience: Canebrake Village HOA - It is very difficult to get ahold of a member of Lanier Management. The properties within the HOA are poorly managed and the amenities are not taken care of either. When you finally do get a hold of someone to speak with, they are rude and very unprofessional. Notices of violation are sent out very late based on the 10 day period to correct, incomplete and are selectively enforced. This management company is nothing more than a drain on the general fund of our HOA.
Negative experience: Rude receptionist that could not care less about whether you rent from them or not. She constantly talked down to us and made us feel like a huge inconvenience just to pick up keys and tour places ON OUR OWN. Thank God we found Pam T Property Management because not only did Brittany actually care if we went through them to find our home, she was FRIENDLY, KNOWLEDGEABLE, had a great PERSONALITY. These are all traits you will not find in the rude receptionist who made looking at properties through Lanier Management a miserable experience. Absolutely disgusted by her attitude and the way she talked to us. Really sad thing is, her boss probably has no idea how awful she is.

Negative experience: I applies for an apartment I could afford monthly but yet I needed a credit score ugh but unfortunately I do not have any credit anyway I tried reaching out to them about a cosigner but they just deleted my email and ignored me. GREAT CUSTOMER SERVICE NOT!! DO NOT GO WITH LANIER THEY ARE TERRIBLE. Oh and by the way the apartment was tiny and not worth the rent. Your customer service still sucks.

Lanier Management requires of all prospective residents a credit report, a background check, two years of verifiable rental history, and at least three times the amount of the rental rate in gross income.

Negative experience: Yes when it comes down to moving out you are definitely not guaranteed your deposit back if anything they will try every little excuse with cleaning for you to do on your move out list with outstanding made up price fees just to drain your whole deposit until it’s really nothing left for you to get back I only got back the amount I paid for carpet cleaning and they will blame wear and tear on you from a house that already had such wear and tear issues from when I move in 6yrs ago until this year due to it being a older house there has been no updates on the house but yet goes up on the rent twice over the period of time and give you such short notice and don’t even care how loyal of a tenant you have been and paid rent on time it doesn’t matter to them your just a tenant with money they can take from you with no compassion
Negative experience: Awful awful company. Stay far away from them and do your absolute best to rent from literally anywhere else. They informed me that the home was being sold as part of a “portfolio.” Okay, whatever, management companies sell properties sometimes that’s cool. But they essentially kicked us out of our home of over two years just so they could turn around and sell it back to themselves and then sell it again as “Re/Max” Kim Lanier’s other company. So, they destabilized people’s lives just so they could flip and make a quick buck. Absolutely disgusting. But as of now, it is still for sale. I’m guessing the issues they REFUSED to address are proving to make it harder to sell than they expected. And that makes me at least a little happy. Also, Terrie at the office is an awful human being and absolutely should not be conducting business with other living, breathing, thinking humans.

Negative experience: If I could give 0 stars I would Lanier Management is the worst & when I say worst I mean its literally the worst place to rent from.I have been renting at one of their properties since March of 2023 I had some minor issues after moving in but nothing too major so I overlooked them after they fixed the issue after I complained several times which is flat out ridiculous.I feel like you shouldn't have to ask more than once when there is a problem at ur residence,when u paying your rent on time and is not a problem and just wanting to be treated fair, well that's not the case with Lanier Management they are all about your money and can care less about their tenants.The reviews speak volumes if you take the time to look through them..My main issue right now is about my Ac unit and I'm highly upset and uncomfortable..Ok the first unit they had in when I first moved in was blowing pretty decent it got the apartment cool, but it was very very loud and come to find out the compressor was bad and was supposed to be changed when the last tenants was there..So eventually they got around to changing it "saying" it's a new unit which the unit is a PTac unit that are used in hotel rooms, I complained about the unit several times that it's not cooling my apartment, speaking with Terri Kennedy the Manager she had a no care attitude and no understanding at all and was very rude including her 2 secretaries..All I'm asking her is to give me a better unit being that I'm paying rent and I'm very uncomfortable still she acts like she don't care and would rather for me to pass out..I truly hope that be the case and Lanier Management will truly be answering to that on another ground..I spoke to several of my neighbors and not one of them had anything good to say about the Manager Terri Kennedy nor there properties saying she is a hard person to deal with..After doing my research a couple months after my stay, come to find out all the other 2 bedrooms units have 2 AC units in them and my 2 bedroom unit only has 1, that has to be illegal and I'm looking into the matter because this is not right and very unfair and uncomfortable...I advise you literally to not rent from them and search elsewhere this is by far the worst place I ever rented from and Management is beyond sorry..I really don't think the owner is knowing half of the stuff that's going on with Lanier Management..I would love to speak to the owner personally I know someone other than her have to have a better understanding!!
Negative experience: After only renting with them for 1.5 years they wanted to sell us the house. We were willing to make a deal but they were rushing and pushing their agenda on us. We then received notice to move out within 60 days. Had a professional come in to do cleaning and they still say it wasn’t clean enough and kept more then half of the deposit. Be careful when renting from them.

Negative experience: Three months into our twelve-month lease, they notified us that they were selling our rental. During the cold snap in January, our furnace had a gas leak. They had no carbon monoxide detectors in the home with a gas appliance, only smoke detectors. The only reason we were ok is because we purchased what we thought was an extra detector for our bedroom. Turned out to be the only one.
Negative experience: This is by far the most unprofessional business I’ve ever seen. They do not respond to emails and when they do they ignore the message and send arbitrary responses ignoring the context of the message. They do not know how to communicate even in the most basic sense of the word. I’d been trying to get a single bedroom apartment from them and after fixing my credit to get approved and making sure I could cover their instructions to make At least 3 times the rent I was stunned. I sent pay stubs with no response I called and Destini gave me her email and never responded. After going to lanier directly I I was astounded to find out that they had already filled the space I was applying for. I received no phone call and no email about something so basic. It is appalling that I have pushed consistently to secure the paltry position to be a patron of their single room apartment. I can understand we are in strange times and housing is an issue felt by most of us but this is just unacceptable and downright idiotic. Even after all of this I was still trying to get the apt. I called to speak to niyah directly but destini answers the phone only when I asked for Niyah directly did I get an email saying they’ve had trouble contacting my previous landlord. This makes absolutely no sense… I have given up, choose wisely about where and who you are trying to rent/buy from. If anyone would like proof of this please message me I’d be glad to show receipts.
Negative experience: Extremely unhelpful & cooperative landlords hard to get a hold of maintenance to fix required electrical upgrades. Staff very rude & unprofessional, refuses to assist with minor requests but they sure love to raise your rent at the drop of a hat, do not rent from them if you can help it

Negative experience: I've been a renter for over 20 years now and I've never experienced a property management company that wants to invade your privacy like this one. They think they can just walk into your home at any time for any reason. I've lived in one of their properties for over a year and they've already done 3 "inspections" and now they say they are making it mandatory to come and spray toxic chemicals in my apartment. Seems illegal

Fantastic experience: we noticed a leak which obviously was from a satellite dish that was placed by previous tenants after notifying you guys a crew came out to take a look. they got to work right away. they were prompt courteous and professional. did a great job! we had a problem with the AC unit a couple of years ago. same thing they came out the same day and replaced the unit. very professional and fast! thanks guys and God bless,!

Negative experience: Wouldn’t recommend, I’m currently running the a/c and window units and HVAC told them nothing was wrong. I get sent the bill which is ridiculous. Most of the office staff are nice but you have a couple that treat you like there better than you. They did a random septic check and charged me for it. I wasn’t even having any issues with it then. I took photos after there guy left to show he didn’t do anything but they don’t care. We can be right but there going to take the side of there employees of course. A log fell on my truck and I called the office to see who would be responsible for maybe cutting branches down or anything to help from damaging my car and no one ever called me back. Years ago this company was awesome because I lived in one of there mobile homes . A lot has changed. They recently asked me to move out because I called code enforcement. The septic never got fixed they just want me out. It’s mold in my closet, I have a box of shoes that were all damaged due to the mold. The home is always moist and damp. They didn’t even give me 30 days to move they gave me 27.
Negative experience: Lanier Management is getting a 1 star review from me because in order to leave a review I have to at least give them 1 star. If I could, I would leave them a 0. I have vacated my apartment due to ongoing plumbing issues that hadn’t been resolved. I have retained a lawyer to help me through the process, but the property manager said they never received our emails or faxes and now will not return any calls from me, my father, or my lawyer. I gave notice of breaking my lease close to 2 weeks ago and vacated the apartment over a week ago and still have heard nothing except that I am now being charged rent + an “overdue” charge for my rent being “late”. When I called to discuss this, no one would answer the phone - I called multiple times. If you are looking to rent, DO NOT rent any apartment or home from Lanier Management!
Negative experience: Lanier management is terrible, Teri Kennedy is the worst manager I’ve ever met. I followed the procedure of moving out afterwards She sent me an email of the charges and I called her for two weeks leaving voicemails and she finally picked up after 3 weeks. I moved out & I’m hit with such Fraudulent move-out charges: $50 to replace a 9volt battery in a smoke detector, $25 to remove “bulk trash” when the trash that was left can fit in a grocery store plastic bag(closet air freshener, oven mitten, airpod case. Please see pictures. I tried to explain to Teri Kennedy what bulk means but she don’t comprehend well at all. $25 to remove a sticker from the door that you can just peel off & to clean the front door from natural dirt and debris( really not paint or anything like that just natural dirt from the wind and landscaping). $45 to replace a light fixture that wasn’t broken, it was just removed, a light fixture that you can just screw back on in less than five mins.. we live in 2022 and ppl dont have it like that & this apt complex is very far from upsclae just look at the cheap stove that don’t even have an oven light and for them to charge what they’re charging is ridiculous and wrong. AVOID LANIER MANAGEMENT & TERI KENNEDY AT ALL COSTS!!!

Negative experience: I moved in the end of June. My experience so far I'm unhappy. When I first moved in the unit I had a issue with sugar and fire ants. I purchased my own things to get rid of the ants because I'm allergic. My next issue was my Ac has not worked properly since I have moved in. Put a work order in July no one has touched base. In my yard it's a big hole in the grass where 2 cars now have got stuck. Put work order in for that as well 8/2 no one has fixed it or touch based. I also informed Lanier the mailboxes were in bad condition were I can walk to mailbox and open it manually without my key. 2 window units have been placed in my home but that has now caused my electric bill to be extremely high. I haven't been able to enjoy my new home due to the issues. Lack of communication and clearly no understanding. As much as money I pay monthly I at least deserve a proper call from property management and when I did talk to someone and expressed many issues It was brushed off.
Negative experience: Rude and inexperienced. I tried numerous times to work with them, sent an apology email, even though I was not to blame. Hoping they can reconcile in order to show more humility and received nothing but attitudes and disregard towards our supposed "negotiations". Negative experience: Wish I could give it a zero. I have to continue to remember them to maintain THEIR landscape around my apartment. I have this bush that has overgrown so bad that I have to push some of it to the side just to get into my house!!! And when I call all they give is they'll have to put in a maintenance service. And the lady at the desk Destiny is very unprofessional telling me I'm asking rhetorical questions just because she doesn't want to answer them or just transfer me to someone who would know. Negative experience: Our laundry machine has been broken for going on 3 months now it keeps flooding the appartment, apparently an issue with the septic tank being full and overflowing but they wont do anything abt it they just send another person to look at it and some good that does us ? After the trouble we went through to get accepted and had broken plumbing when we moved in, even the ac was messed up and they gave us trouble abt fixing it, saying it was fine just for another to tell us it was broken and its like just pick one all we want is to live comfortably and they are completely difficult abt everything every step of the way. Then they even raise our rent while simultaneously offering worse services. Even roaches have started to show up and we cant get them to come handle that either, the date someone will come just keeps getting pushed back. Landlords and rental companies have a reputation for being predatory and just money hungry and lanier is one of those to through and through.

ABSOLUTE WORST. my elderly mother rented from this place and had to go into a nursing home the apartment was left spotless (i have pictures they sent a report and are keeping her deposit. for count them 7 nail holes in a 2 bedroom apartment. i cleaned this place. i even replaced the drip pans on the stove which was barley used in the year and a half she lived there. they said it was left dirty. i took the shelves and drawers out of the refrigerator and it was also spotless. they charged for missing sink stoppers and send me pictures WITH the stoppers in the photo. they charged for air filters the last thing i did before leaving was change the air filter. not only did i change it i left an extra one. i literally cleaned every inch of the apartment. they will not return my calls to even discuss anything and will not do an in person inspection with the tenant present. the sceptic tank runs over all the time the smell was a
Negative experience: The way they handle their repairs is poor at best and the way they deal with their tenants is not much better. I have had to call Code Enforcement on them to get the needed repairs acknowledged properly. Lanier lied to Code Enforcement (which code enforcement is aware of and have since verified). I wish I could leave a better review for Lanier but I cannot honestly suggest anyone rent or have the rental management group maintain their property. Positive experience: I love having Lanier as my landlord! Everyone is always friendly, helpful, and informative. Their portal makes communication easy and they are prompt to respond and assist. Plus paying rent is a breeze. Unfortunately I have dropped my review two stars. Communication with Lanier maintenance has become very difficult lately. They have left unanswered requests for long periods of time. Not following protocol. Not acceptable.

Negative experience: I'm a single mom with a daughter who just graduated from high school. We were so excited to find a 2 bedroom in good shape for a decent price. I have a stellar rental history, enough income and decent credit. We paid double application fees since my kid is 18 but were rejected because my my daughter has "no income and no credit history." I tried to reason with them because a) she just graduated from high school and b) she wouldn't be paying the rent anyway. I offered to open up a credit card for my daughter but too late: we couldnt reapply for 90 days. It really felt like a gut punch. The staff was nice to our face but this rejection felt personal, like it didn't matter how many hoops we jumped through, they just didnt want us there and maybe we never had a chance to begin with. After reading the reviews, I see we aren't the only ones who were denied for reasons that didn't add up. I mean, there are other apartments out there so we will survive, but this experience left us in tears and felt really bad and just...off. We were an easy 100$ for this company. I would think twice before applying.
Positive experience: Have rented from them since 2012. Would recommend. With that being said, maintenance needs a major improvement. Not sure what they consider repairing something, when all that they do is patch work. Putting band-aids on things just makes it look tacky. Take forever to respond to request, and then you have no clue when they are gonna show up, until they just show up unannounced.

Each application is reviewed using the same set of standards. The leasing staff reviews a credit score report and a background check. A staff member must also verify rental history and household income.
Preceding the application, each prospective resident will find a list of requirements. Lanier Management's policy requires at least one applicant from each household to view the property in person. The application also states the application fee is non-refundable before the prospective resident proceeds to the payment portal.

Negative experience: Been with lanier for 3 yrs the same apartment have never had a mold problem until now, I have put in several maintenance requests and all they do is come and wipe down my cabinets, this last time they put in damp rid. The mold has come back yet again and they refuse to do anything about it. Have spoke to Terry multiple times and she basically said it was my fault because i didnt keep my fan running which i have I'm pregnant and they refuse to do anything about it, they went up on rent and can't even accommodate you. That's the issue right there I have been keeping my fan/air conditioning running its been running. You guys don't want to fix the problem like I said I've been here 3 years and have never had a mold problem before. It's not hot, nor humid in my apartment and I'm actually getting sick from having my air on all the time, or maybe its the mold thats making me sick. You can't tell me my air hasn't been running I'm the one that's living here so I know it's been on. Your trying to place the blame on me yet again when it's not my fault.

Negative experience: Please read the negative reviews before making a decision. This has been the worst experience ever. Unfortunately you have to give at least one star to leave a review. We are being charged with things that we did not do. Attached pics are from just a few (drop in the bucket) of the issues that we are being charged with that was done prior to move in. We were given one key and told to make copies because they only had one. We did that and did not complain. Then a few months later we get a demanding email saying we had to provide them with another copy of the key within 24-48 hours (can't remember the exact time but I know it wasn't more than 2 days). We had to take it into them during their hours. They want you to work but then pull this. When I said something about it they said well we will give you a Chic Fil A gift card. They will make their problem yours and you are expected to follow. Hours change all the time. Going by and trying to talk to someone is useless. I requested someone come out do an inspection so that we could discuss what needed to be fixed around April. I was told no. Kitchen laminate has moved from either poor installation or settlement of the trailer. We are also being charged for that. We have pictures that documents the date prior to us moving in none of which we should be charged with. I also have pictures where maintenance requests were sent in and never completed. I am also being charged for batteries for a smoke detector that worked when we tested it on move out day. That charge is $50!!! AC did not work requested maintenance numerous time over the summer inside temp over 100. They tried to say someone came out but they never called or anything. The only reason I am not taking them to court for it is because it will cost me more from losing work time than I will get back. Also, they even stated all negative comments are from people never leasing from them which I know is a lie. Teri can not have a decent conversation and does not like to be proven wrong. She expects to speak however she wants to to you and you take it. You can never speak to a supervisor or owner to help with communication because she does not allow it. I will say Katelyn at the front desk was the nicest most helpful one out of everyone there. If you notice they are also rude to the people that give the honest negative reviews about their experience. If you choose to still become a tenant of Lanier, please take a picture of every square inch and mark everything possible even if it looks like nothing. Attach those pictures to your move in inspection. Do the exact same except with videos on your move out.
Negative experience: Read the reviews... tons of poor marks here. My town home community currently uses Lanier Management, but there is now an effort to remove the account. First, I can't get anyone to return a call to discuss fees. I haven't been able to speak to a live person in almost six months. I am now dealing with fraudulent charges. No legit explanations are ever provided. They add fees and can't explain why. They quote "attorneys fees" and yet never send any bill statements by email or mail. I have never been served with any attorney letter. Furthermore, I haven't seen anyone from Lanier Management in our neighborhood in months. We have a mole issue, and my yard looks torn up. No effort has been made to solve this problem. Finally, our HOA fees are higher than most island neighborhoods and yet nothing gets done. This company is unprofessional, inept and incompetent.
Negative experience: Just read the Reviews folks. My experience with this company was the worst experience in my life with any company I have ever had to deal with. Simply put: RUN AWAY AS FAST AS YOU CAN FROM LANIER! The Management team are nothing more than slum lords. I could attach photos, documentation, and paragraphs of reasons for why you should abandon renting from them, but just read others reviews and see for yourself. Dont let their fake smile before you sign fool you. Once you sign they trash you away and could care less about any issue you have even if it is caused by Lanier and they are at fault... which I might add is usually the case that they are at fault. Dont expect honesty or help or even any small amount of accepting of responsibility from Lanier. As I said, slum lords.

Negative experience: We were scheduled to move in on Sept 30, about two weeks ago, and the manager denied us housing, about 3-5 minutes after they allowed my mom to get a money order that day. Lanier called my mom’s cell when she was getting the money order and denied her last-minute. (They didn’t accept cash or card at the time.) She scheduled with them for 2pm but they allowed us to come around 10:45 for my dad and I to sign a lease so I guess that’s why they denied us housing…But anyway, my mother went back and showed them the money order and still denied her last-minute. My college course started on 11am. I was absent from class because my mom and the company went back-and-forth about the denial. Nothing happened but my mom decided to call the police because she thought the denial was unfair. About an hour after, I called them and left a respectful message for documentation to no avail because they didn’t give me any. So I came back to Lanier and kindly told the front desk why I needed an excuse. I overheard the lady at the front desk explaining this to the manager and the manager just replied “Seriously?” Yes, seriously. Things like that happen. Anyway, the manager refused to talk directly with me about the issue and she refused to give the proper documentation for the absence. They told me to use the papers they sent to my mom, but all they gave her pertaining to the appointment was a paper confirmation for the 2pm appointment (which we didn’t go to because of the morning appointment/denial.) I neither called them names, insulted, nor threatened them… I don’t see why they denied us if they were allowing us to come earlier and get the money order…
Fantastic experience: Lanier Management is the best!!! They were there for me when I lost my job due to COVID-19. They worked with me TWICE to help me get caught up with my back rent. They went above and beyond to assist me. Would highly recommend renting or buying with them!!

You moved out on 07/01/2020. Upon review of work orders completed on the specifically mentioned unit, records show the maintenance department completed orders in connection with the referenced issue. Lanier Management also discovered you housed a dog breed we do not allow. Although someone else owned the dog breed we do not allow, Lanier Management's policy specifically states tenants must pay a 300 dollar fee for one APPROVED pet and 150 dollars for a second one. Our investigation began when a neighbor complained about a nearby dog barking. When a member of our leasing staff did an inspection, the agent found pet-related items.

Positive experience: Poor management, initial move in I could tell that the property manager had not checked The house prior to my move in. There was a light in my kitchen wired to stay on, I have a tree in my backyard that’s dead and dropping large branches every time there’s a big storm it’s been 9 months since I Been living here and the tree hasn’t been addressed! Negative experience: Management is Horrible and gives zero cares about tenants. I have lived there for over 3 years, never a problem, followed all of there rules. One morning someone entered my apartment with a key while I was in my bedroom working from home. I don’t know who it was , they never announced themselves, and when I yelled out to ask who was there, they closed my door and didn’t relock it. When I called the rental office to ask if maintenance had stopped by, they insisted that their workers hadn’t been there. While expressing that I didn’t feel safe because I didn’t know who entered my home, management offered no resolution to this problem. When I asked for my locks to be changed, management only kept insisting that I would need to pay for it and if I changed them on my own that I would need to provide them with a key, while over talking and interrupting me while I tried to express how scared I was, management clearly expressed they did not care.

Negative experience: A maintenance person walked into a resident's home unannounced and unscheduled. The resident was home alone. The maintenance person opened the door with a key. When that person realized that the resident was home, they closed the door and left without saying anything. The resident came out of her room and noticed the wet footprints outside of her door. The resident called management the next day to report it. Management gave her the run-around, told her that she was insane, told her that no one came into her apartment, didn't even investigate the problem, and wasn't even concerned about the safety or well-being of their resident. They were rude and unprofessional. They offered no resolution or empathy. The management did not behave professionally and has obvious inconsistencies and untrustworthy employees. Your safety is not a priority when you're renting from Lanier Realty.

Negative experience: Do NOT rent from Lanier Management. They have horrible communication. They said we did not give a 30 day notice upon moving out, because it was not a written notice. Nowhere in the lease does it say the notice must be written. We called, left voicemails, and sent emails 30 days prior to moving out and they never reached back out to us. They have tried to bill us for hundreds of dollars worth of repairs that were noted in the move in inspection. When my roommate showed up to dispute the charges and show them proof of move in conditions, they told her she was not allowed back in their building. They are the most unprofessional and incompetent place I have ever rented from and I would never recommend their properties to anyone I know.
Negative experience: Wretched communication and poor customer service skills on the part of the property manager. After taking them my license and paying a key fee, they happily took my money to complete a rental application with the promise of hearing from them to approximately three days. After five I called them to which they informed me there was a repair issue with the residence and to call back in a week. As we were renovating our home we were seeking a specific residence (near our home we were renovating) but were sorely disappointed. This went on for months before she (property manager) informed me the residence would not be ready any time in the near future. We finally went somewhere else but they felt they were entitled to the application fee. After this experience, we can guarantee we will not be back for any of our rental needs let alone listing our remodeled home. Thank you Lanier Properties!

Negative experience: Initially it started out decent. But later on it proved to be deceptive and misleading. I was led to believe I was first on the list and waiting for approval. Then I discover there was a pet restriction; specifically breed restrictions. This was never posted in any of the listing, but apparently a list is kept in the office. Unfortunately I have one of those restricted breed of dog. Long story short, I was never inform I was approved for the house. When I followed up I was told the house had been rented; to a member of the staff! I question this action, I was told that because I didn't respond back as to the actual breed of my dog, basically they'd move forward. So I stated to the staff member that I'm made several calls and left messages with no response. I was never informed that I was approved for the house; and never allowed to give any other option for my dog. Needless to say the person I was speaking with was the one that made the decision. Which was never revealed to my proxy when the discussion was had about my dog. So in the end this agencies practices are unscrupulous and misleading. I will never use them and I wouldn't recommend anyone especially if you live out of the area utilize their services.
Negative experience: I am disappointed at Lanier Realty my husband and I put in application for a rental property our income was way more than what we need they said they do a lite credit check that was it. We paid $150 just to find out we did qualify because the credit score was not 620. They didn’t tell us that until we called them. They didn’t even call us. They are cheating people out their money i here small claims court. I told them I would have been better off feeding the homeless with money.

Negative experience: We attempted to rent a property from Lanier. I would advise against doing so, I first called to make an inquiry about a property that was listed on a few other sites, only to find out they were not available after Lanier did not respond to the initial inquiries. I was told they were not responsible for the websites and when I mentioned it was still their listing, the woman got aggressive, talking over me and again mentioning they were not responsible for the other website. I was directed to their website, where I found a property I was interested in, but was not available yet. They refused to give any information until the property was officially available. It became available early and my wife and I applied after picking up a key. The day we went to return the key they had a 3 hour meeting during business hours, which was originally supposed to end at 10:00 AM. At 10:15 they changed the time to 11:30, despite having 4 or 5 people waiting outside and refused to help anyone that had been waiting for an hour+. When I called their corporate office I was told that no one else could help us and that 'they were a business and there were things that needed to be said.' After our application was processed, it was determined they used the wrong info to run our credit, Caitlin was particularly rude when told something was incorrect and did not make any attempt to verify the information they had was correct. We received a phone call from another employee who took the time to listen and verify the information and we were told they would reprocess our application. We were then denied based on credit, which is incorrect as well, because after looking at our report, it was 20 points higher than what they had rated us, despite being well over the income requirement and having 5 years of rental history at our prior apartment, Caitlin was extremely unwilling to work with us at all in regards to getting into this property. Credit should have 0 bearing on renting a house, 0! We were told they don't look at medical bills when they check credit, which is also bogus because the copy of the report I was sent contained medical expenses. Don't rent from Lanier, they only want your money and don't care who they screw to get it. Edit: Multiple phone calls were also not returned.

Negative experience: They are very unprofessional. My application was denied due to my credit and previous rental History. Instead of the property manager taking the time to discuss the issues with me she said you have bad credit and your application is just denied and when I asked to speak with someone who can actually take the time to speak with me she said no and hung up the phone on me. Negative experience: Basically the previous review was spot on when stating “ Lanier has bit off more than it can chew” I have lived in Stillwater apts even before Lanier took over. The premises used to be kept clean. Now it is basically a dump ! With residents keeping all types of trash and broken down furniture not just on their patio but all around the outside of theIr apartments. Definitely not fair to the residents who pay rent on time and take pride in their place they call home. Attempts to report it to Lanier fall on deaf ears, with nothing ever being done.

Fantastic experience: My husband and I have been tenants of Lanier Realty since moving to Georgia in 2013. We have rented two different properties, both owned by Lanier. (Only moving out of the first one due to needing more space). We have no complaints. Our maintenance concerns have always been addressed and fixed promptly. I've worked the most with Khiana and Leslie during my rental experience. Both are very sweet and professional ladies that really seem to take pride in their jobs and have respect for the tenants of Lanier. They assisted with our move between the two properties. Negative experience: The rude, hostile, unprofessional young employee, Kieaha?? "working" the desk at office is unbelievable. Then she refuses to get a manager when you question what she is stating.The company's failure to followup on move out inspection process when report of death of my father and the total lack of any empathy is not what I expected from a company that in past had good service. We had apartment vacant in excellent condition, and key turned in by end of month as advised. I was told that a move out inspection letter would be sent and the owners had to decide if deposit could be returned. I understand it was less than 30 day notice but circumstances where his death. He passed on 12-25 and it was reported next business day office was open, 12-28. It has been well over the 30 days promised. I have contacted via phone, email and going in office requesting resolve of this outstanding issue.. They provided good maintence but there business team and failure to followup and send move out inspection as promised is shocking. I can understand not returning deposit if the owners felt that death of tenant was not good cause but to blatantly ignore inquiries and numerous attempts to contact them is poor business. BEWARE their customer service can be tricky getting things done and rude employee should not be tolerated to represent your company.

Negative experience: From personal experience, I have been a resident of property owned by this company for three years and will say that my time is coming to an end. Never have I ever encountered such an unprofessional staff before. Anytime I have reached out to the business office, I have always been meant with an unpleasant attitude, as if I am wasting their precious time. Prior, when I was deploying to Afghanistan in 2018, I requested a letter from the office to reflect that I lived on the property. (As my lease had expired a few months prior) However, no matter how many times I reached out to the office (via email or phone call) I could not get in touch with anyone. When I emailed the office telling them about my experience; even than the message went unanswered. I have had numerous encounters such as this one and have even went to the office to speak with someone. However, nothing was ever resolved, and I have been left with feeling unimportant, downsized as a person, and completely dismissed by the staff. Even in dealing with my current issue, which is that my door needs to be weather-stripped due to lizards getting into my apartment. When I put in a maintenance request, I was advised that the issue was a nonemergency and that it would take 2-3 weeks to resolve. That due to COVID-19 the response times are longer than usual! Which is UNACCEPTABLE because having lizards in my dwelling is very unsettling for me. (I have spent my own money to buy weatherstrips myself from the local hardware store. My attempts to fix the problem has been unsuccessful and I have wasted money.) Especially when I am terrified of them and must depend on my neighbors to remove them from my home. So, I emailed the maintenance coordinator back and expressed my concerns and was dismissed. I was again advised that my issue was not priority, and I would again have to wait 2-3 weeks. As I write this review now, it has been five days since I submitted my request. What I want to express is that while I have occupied the property, I have never been late on my rent. Even while I was deployed for eight months, and the company was uncooperative with me in getting the necessary paperwork. I have made sure that I have always done the right thing in paying before time, keeping up the property, and not causing a disturbance. I can not say because of “COVID-19” that my rent will be late by 2-3 weeks. I would in fact find my self in bad a situation dealing with this company. So how is it fair that this company can take my hard-earned money, be unprofessional/rude/dismissive in manner. It truly is sad that this company does not make any advances to place its employees through some type of “verbal communications” course. The citizens who reach out and occupy property deserve to be treated with respect and understanding.

Negative experience: Lanier is truly as bad as the reviews say. There are some slight benefits but overall, I cannot express how displeased I am. The good: They leave you alone The bad: They ignore phone calls They will only do repairs if you can explain exactly what needs to be done: for example if there is a horrid smell somewhere that you can't identify the source of, they will basically just shrug their shoulders. If you can find the source they might duck tape it. The repairs aren't timely, even if it is an emergency. For example, if a door is defective and won't close or lock and you are worried for your security, it will probably be a few days. They provide as little as possible. Not as little as they legally must, but as little as they can get away with without you calling repeatedly. Hot water heater? 10 gallons will do. Saves them a buck. They will take your security deposit. Plan on not getting it back. You might get some of it back but not all, and it's not worth the work you have to do to meet their standards. If you sign a lease, do yourself a favor and consider the security deposit a loss from day 1. Their contract is shamelessly one-sided and ambiguous. They use the same contract for all tenants even though some of the terms don't make sense for all properties. They will hand-wave this ambiguity to get you to sign and then hold it against you later. They do not want to help you. When you call, depending who you talk to, they may give you empty promises or just tell you to get over it about things that they are contractually obligated to do. It is exhausting. If you are signing a new lease, they want to help. If you want what little that lease entitles you to, you'll need persistence and patience. There aren't a lot of options in Savannah for renting so you might go with Lanier despite all this, but go in with your eyes open. They may be surprised by such a negative review since I was a very reasonable tenant and treated them well. That did not go far though when there were issues that needed addressed. They returned $75, dropping the cleaning fee down to $150 for a small mobile home that was infested with roaches when I moved in, that I left in excellent condition (including paying for professional carpet cleaning which was not a part of our original lease) when I moved out. They will withhold your security deposit if they can whether you leave the property in better condition than you found it or not.

You moved out on 5/14/20. Overall, you left the property in good condition. We did find some cleaning issues and a broken blind. Originally, we marked the wrong line item for cleaning and charged you for a light clean for a different type of property. We realized this error and adjusted the charge for a mobile home light clean and then issued you your deposit. We had a good relationship with you and are surprised at your review over $75 that was immediately adjusted after our Property Manager reviewed the charges.
Negative experience: I have been e-mailing and calling Lanier for weeks trying to get a response about a property. I have yet to speak to a single person that leases for this company. After reading the other reviews, I guess i should consider myself lucky.

Positive experience: This place is COVID SAFE! Hubby and I were looking for a place and found a few on rent.com that interested us under this property managemnt company. However; the places that they were offering we felt were a bit overpriced after viewing them. We went to one apt and saw dead roaches on the carpet, in the bathroom and in the kitchen. Just driving up to the property we could tell it wasn't worth the price just by looking at the surroundings of the complex. Kids walking around bare foot, dirty clothing on the ground in the parking lot and Nearby cars parked playing loud music with thumping bass. Also, it was tough to find the unit since it was located in the one building that wasn't labeled. The office people were nice and like I mentioned earlier, they were COVID Safe, but other then that. Not worth our time.

Negative experience: I feel like giving them a one star is a privilege!! Terrible company to rent through. Takes forever to fix anything & always giving people the run around. If you’re looking for someone to rent through RUN from this place! Takes forever to fix anything that messes up but is quick to proceed with an eviction notice. My grandparents passed a month ago but my mom paid last months rent, instead of them being understanding & trying to work with her they were hounding her asking if she was sure she didn’t have any other family that could pay the rent for this month then proceeded to tell her that they’re going with an eviction notice on the 10th. My grandparents went many days without a/c, heat, with their ceiling leaking water from the rain all over their electronics, no kitchen light, etc., & it would take DAYS for anyone to come look/fix anything but my grandparents always paid their rent on time no matter the circumstances. If you’re looking for somewhere to live please avoid this place at all cost!

Negative experience: Below is a list of why this company is horrible -they do not properly maintain the apt community. There is constantly tons of trash and even shopping carts in complex . - their idea of tree maintenance is letting nature takes its course and letting them fall. Even if that means On residences cars. Countless dead trees just waiting to hurt someone. - they do not make periodic checks on the properties. If they did they’d notice the resident that keeps their barking dog tethered outside - they will send maintenance ppl to your apt that speak no English and therefore communicating with them is impossible . Not to mention the “patch jobs” they do is like putting lipstick on a pig -their idea of “landscaping “ is leaf blowing Overall the worst rental company in Savannah

Negative experience: Charged $300 for windows after a break in. They do this so their insurance rates don’t go up. Don’t pay them! Don’t rent from them! They say one thing in the lease and then another on their add on papers. In the lease, you don’t forfeit your security deposit, but on another paper they force you to sign it says that you do. They don’t have tech support. Almost charged $115 for a late fee when it wasn’t my fault. Their bank conveniently doesn’t take the rent until three days later. So if your payment is on time, it’s still late and they’ll charge you. Keana in the office cuts you off when you’re speaking, talks over you, and is overall very rude. She should be fired. She doesn’t know the first thing about costumer service. You can’t even get past the women at the front desk. They won’t transfer you to someone who knows more. All of the documents are conveniently made by the state and there’s conveniently no one in the office you can speak to about the documents. Their documents don’t protect you as a tenant so that they can just charge you for anything and everything they want.

Thank you for leaving a review. Regarding the windows, Lanier Management will make repairs if the tenant(s) provide a police report and proof of rental insurance. We only received a police report two months after the incident.
Lanier Management also doesn't force prospective tenants to sign leases; however, once signed, a tenant(s) must adhere to the legally binding document. Paying rent on time is a requirement. Lanier Management understands you attempted to submit a payment from an account with insufficient funds. Electronic correspondence shows you admitted to this mistake. The staff made provisions with your roommate to retract the late fee.
In response to comments about the leasing staff, each team member strives to provide the best customer service for each prospective tenant who steps through the front door. We also don't allow people to freely wander through our private office spaces.

Negative experience: I do not recommend this company at all!! They are greedy. They take your application fees and then deny you. In my rental history I had a few late payments and complaint about “cleanliness “ from my current landlord. The complaint was because there was a couple times where we had our refrigerator and dresser sitting outside so they considered that to be unclean. They denied me because of a few late payments, like who in the hell has never been late? I think I would understand if I was applying for some huge immaculate house but not this place. The property in which we tried to apply for was not in the best of shape at all. There’s broken glass all over the ground. Looks like some homeless Person has been hanging around. The pictures on their site do not match the current state of the property. I have a video of it. There was a dead roach on the kitchen floor. The back steps are dry rotted. The shed looked like something out of a horror movie. The stove is broke. The floor in the kitchen needs to be fixed and new linoleum put down. When we chose the place of interest we considered fixing these problems. It was in a better area for our family and the rent seemed low enough for us to afford. These people are evil. My husband called my current landlord and she said she didn’t tell them these problems. These people lack humility. It’s sad.

We do charge a fee, but it ensures our staff receives a thorough background check of each applicant. Previous landlords also receive a questionairre to fill out according to a prospective tenant's rental history. Negative experience: I just recently moved out of Wild Horn Plantation an apartment complex owned and leased by Lanier Management. One of the receptionist at the office was very short with me from the first visit. The other ladytlady management thatwthat in the back was very easy to communicate with. I would call to request a repair and the would new answer and when I finally spoke with someone about the a/c and heating unit going out it took 2 weeks to get it fixed. The leasing office only offered me a small space heater that I would have had to come by and pick up. Positive experience: I would've given 5☆'s but only one person in there was friendly. I liked the board for the properties. It had listings for property footage and prices from high to low. I was a tag along with my son whose wife is deployed & he was searching for properties. It is worth a look see even though personnel isn't too inviting.

Negative experience: They illegally towed my vehicle in the middle of a pandemic after informing me via email that they would not be doing so. I was parked correctly per posted signage. Edit: Google does not allow me to reply to the comment below or attach a picture, but I have an email from the management company stating they would not tow my vehicle. I'll be pursuing a civil suit once we aren't in a pandemic.

Negative experience: Lanier, is all about money and they don't fix anything, during the virus outbreak, they only contacted you to make sure you can pay rent. Maintenance work is very slow, the trailers, are extremely hot, that don't fix anything. Pest control been missing for the past 4 months, rat problems in my trailer. Fantastic experience: TL;DR: Managed a SFR property for me, would recommend and I will continue to do business with Lanier Management. Lanier has a leasing, maintenance, advertising/marketing and accounting team (probably more sections, but these I have direct knowledge of) that came in to manage my property efficiently and professionally. Always responsive to emails and calls within a reasonably timely manner if not an immediate response due to workload. Emergency work orders were handled very quickly. Billing and fees are fair. The tenants are also content with the Property Manager/tenant relationship. Hiring Lanier Management definitely allowed peace of mind related to my property while I am out of country.
