Fantastic experience: My search for a new home has been draining but Pam T Property has turned it around. Their ENTIRE staff is so friendly!! It's been refreshing. I look forward to doing business with them. If you are on the market for a new rental I highly recommend them.

Negative experience: The management team aver very bias they only listen to give a response not understand they discriminate against people and also profile them as in if they make good money they find it hard to believe will tell you that you lying

Negative experience: Amanda a Dana are very rude they only listen to response based off how Pam T Property Management and the process raised serious concerns. I’m a 1099 contracted employee and provided legitimate pay stubs, employer verification information, and Social Security income documentation for my children. Despite this, my income was heavily scrutinized, i was questioned about whether i was applying with Section 8, even though i uploaded my 1099 I was told by their employee I can use that as part of my proof of income and i was told her pay stubs appeared to be “made up,” that I went on Microsoft word they can see it with they own two eyes even though verification was available through my employer and he also responded to their email fill out whatever they need . Ultimately, the application was denied for “income could not be verified also employment can’t be verified.’ Applicants with non-traditional income or independent contractor work should proceed with caution and request written screening criteria upfront. Transparency and professionalism were lacking in this experience. The experience calling to have questions answered was beyond terrible they viewed this as an attack and

Fantastic experience: Maintenance men very very good

Negative experience: I do not recommend this company at all. Here is yet another company that listens to your situation and collects application fees to deny until they get the highest credit score. I contacted the property management company and spoke with Amanda whome I explained i make after taxes 7500 to 8500 a month single no pets no drugs no smoking and my company services and we clean the facility at The Merrit on whitemarsh Island, but that my credit score was 575 due to me defaulting on things when I recently lost my mother father and both grandparents and had to adopt my little brother. I explained that we have been through alot and I need to stay on the island bc my little brother is a senior I do not want to change his school again and that I needed to stay near that facility to manage the clean. They said yes we can work with you pay the money fill out the application mind you I have done this at so many places for the island and I call to get an update just for them to say no because of things I told them on the front end. I definitely will recommend to not rent or even pay an application fee to this company!

Fantastic experience: I am very pleased with how they handled my situation when my AC stopped working. It was so easy and they called in a professional and fixed it immediately. My last rental company was a nightmare. Nicely done!

Negative experience: My wife tried to get a place here and they tried to say that her paystubs didn’t match her job but she makes her own schedule….. My wife was upset the property we wanted was already occupied, she felt like it was false advertisement. She spoke to a lady named Amanda that over talked her and couldn’t explain how a refund was unavailable if the property on 3 oak was unavailable. She tried to make it about verifying her employment when it doesn’t change the fact that the property is what she applied for and it’s been occupied …..my wife spoke highly of her on her review but their business is unprofessional and the better business bureau needs to be contacted

Negative experience: From start to finish, it was an absolute nightmare. We signed our lease to move in on a Saturday. No one met us there or told us when to pick up keys. We used the lock box on the front of the property to enter. Then, once we were in, the front door handle fell off in my hand. They then changed the lock box code. We had to make our own keys for the apartment and were not reimbursed. The apartment was not cleaned. It was clear that there was not a walkthrough before we moved in. The gas did not work which heated our home, water, and stove…in February. It took over a week to fix. The half bath tiles were so loose I could pick them up. The half bath had repairs started at the end of the week, and the entire floor was ripped out exposing everything to the elements in the dead of winter. This was just the first month. We encountered other issues and always had difficulties getting into contact with them and getting the problem fixed. I’ve never experienced such terrible customer service. I fear they don’t realized tenants pay their bills.

Negative experience: I was referred here by one of there tenants upon speaking to Amanda she was very rude they took 120 dollars for my application and she told me I was not approved when I told her I had a co sign person she told me she still was not going to rent to me I never had any evictions or anything I would never recommend anyone here very poor customer service and she even said upsetting words about my disabled kids that's the reason she would not rent to me because I have kids with disabilities y'all should be ashamed

Fantastic experience: I can't say enough good things about the staff at Pam T Property, particularly Amanda and Anthony. My wife and I have been looking all over town for something that felt like home. When we did find a place Pam T went above and beyond to help us achieve the goal of moving into a new house. I could tell that they actually cared and were willing to work with us. They weren't just looking for application fees. They are real people exceeding the expectations of people like us looking for a chance. I don't just recommend them, I highly suggest if you're looking for a place to live giving them a call. *UPDATE 1 YEAR LATER Pam T has gone above and beyond to set the bar in property management. Any small issue we had, we never waited more than a day to have someone come take care of it. We are so thankful we found this place. We just renewed our lease for another year!

Fantastic experience: Didn't know that there was a second breaker box in the house once was found the power was back on

Negative experience: I'm editing my review of the company to let you know that when you end service with them, they will not return your texts, phone calls, or email. I had a problem with one of the company's that was sent to service the tenants air conditioner. He got mad, took the capacitor, cut wires and then they paid him after I got someone to repair his work. Any question to the property manager was unanswered. My house was left in terrible shape. $75 out of $1000 was kept, no return calls. The tenant painted the kitchen and it should have been repainted to original color. No answer from property management. Tons of holes in walls

Fantastic experience: In my experience Pam T is very easy to deal with and the employees are great. They are very helpful and answered all of my questions. Really like that I always had a direct contact. No waiting on hold or talking to a AI robot answering machine. They made my moving experience a lot less stressful and for that alone I will give them 5 stars.

Negative experience: I made an appointment on a Saturday to tour with them, they called me the day of and cancelled because it was unavailable despite still being listed on both their website and Zillow and sent me a place that was $300 more a month. I figured it could not hurt to tour the other place and scheduled an appointment for 4:00 the same day, immediately confirmed it via text and email. I showed up at 3:55 and by 4:10 I called the number on the sign, nobody picked up. I called the number they text me from, no one picked up. I called the number on their website, no one picked up. I finally called the number they used to cancel my prior appointment, and got someone who put me on hold then told me someone would be there in 10 minutes (which would be 4:25, 25 minutes after my scheduled appointment). At 4:30 I decided to do a lap around the property and very luckily found the property manager, who was not notified of anyone coming but let me in (she was very kind at least, and happy to answer questions). The person who was SUPPOSED to let me in showed up at 4:35. We spoke to one of the other residents on their way in who said she had had the exact same issue with their service when she was applying to rent and had to reschedule her tour another day.

Fantastic experience: Overall I had a decent experience. The house itself looked cute in the pictures but had a lot of issues. This wasn't the fault of pam t. The owner wasn't able to afford the fixes. I know we as renters often get frustrated with the management but they can only do so much. Luckily pam t was diligent in addressing most issues. They worked with the owner as well to get the most important things done. Anthony was my agent and was so communicative throughout my stay. I was sad to see him go. He's probably one of the best agents I've worked with in my years of renting. Jonae is great too. I mainly have positive things to say about the company overall. If you consider renting with them, just be open to thorough communication. They can't help if they don't know what's going on.

Negative experience: I'm struggling to locate the source due to poor communication, which is ironic given the high praise I've received about you. Despite my willingness to help, I felt undervalued when Amanda mentioned managing 300 properties, suggesting she prioritizes quantity over personal connections. I prefer working with individuals who value relationships over corporate interests. Furthermore, I was disappointed by Amanda's behavior, including interrupting me and hastily providing information before quickly leaving.

Fantastic experience: This entire team is amazing. Monica and Robert have made this process seamless for us. They are knowledgeable, efficient, caring, and helpful. Highly recommend and very appreciated!

Fantastic experience: Updated review after move out - I rented from Pam T for a year and had a great experience with them. I mostly dealt with Amanda who is absolutely phenomenal but everyone there was always helpful with whatever I needed. Maintenance issues were resolved very fast and mostly on the same day, even on the weekend. I enjoyed doing business with them and you will too if you're looking for a great rental property/someone to manage your property

Positive experience: I didn't have too much of a chance to interact with the systems in place at Pam T (maintenance, responsiveness to calls, etc), so I cannot speak to that. The staff who answered my calls when making inquiries about changes from being taken over by a previous management company were all extremely polite and nice. Positives: The owner reached out to rectify an issue that would appear to be caused by the landlord. They could have ignored me, but they went out of their way to make it right. I greatly appreciate when companies do this. Negatives: When renewing my lease, my rent would have almost doubled. This may have absolutely nothing to do with the management company and everything to do with a greedy landlord, but I couldn't tell you. The unit below me actually relisted for double the rent that was paid previously, so it wasn't just my unit. My biggest gripe with the company (if they are not responsible for the rent increase, that is) is that their management software makes it to where you cannot pay your rent without incurring a fee. There is no way to pay your rent without getting charged a fee for.... paying your rent. I think that is pretty ridiculous. No, even direct from your bank account still incurs a fee, not just debit/credit cards.

Positive experience: The overall renovation of the home is progressing well. To ensure an immediate decision regarding occupancy, please address the following issues: repaint the garage, mow the lawn, clear out the attic of items left by previous tenants, and remove the children’s play equipment, including the slide set (pictures enclosed).

Fantastic experience: My partner and I moved to town recently but weren't able to make it to their office to pick up the key before they closed for the day. We thought we were going to have to bring our giant moving truck to a hotel for the night and were really stressing out over the idea of delaying our move by another day. Luckily our agent Anthony really came through for us and made sure we had a key waiting for us in a lock box at our new property when we arrived. This saved us from so much stress- I really appreciate the Pam T group going above and beyond for us!

Fantastic experience: I contacted Pam T Management and was immediately sent a scheduling link to tour the property I was inquiring about. Scheduled the tour and was met by Brittanie one of the leasing agents who showed me the property I inquired about and two others that were available as well. Once I decided on the property everything was sent to be completed via the website and the process was super smooth just like I like it! It was straight forward and simple. Thank you Brittanie and Pam T Management for making this transitional move a easy process.

Fantastic experience: I really enjoyed Pam T Properties when the company managed The apartments on Apache Rd on the Georgia Southern Campus. The company made sure things were updated and stayed clean organized. Very easy to get in contact with when issue occured. Great vision for the property.

Fantastic experience: When maintenance is need, it is take care of quickly and in days. Management team checks on how you are adjusting to the move and can be contacted during business hours. Any problems or concerns, they get right to fixing it. Very happy to be renting during this property management company!

Positive experience: I rented from them for a 1 year lease. The rental process was seamless and easy. I did contact maintenance to address an AC problem, a couple of minor plumbing issues, and a cosmetic repair throughout my stay. The AC issue was addressed promptly, which was essential with the heat. The minor plumbing issues were also addressed promptly and with regard to the cosmetic outcome, which I appreciated. My only complaint is that the cosmetic issue, being a water leak mark in the ceilings of the bath and kitchen, sat unaddressed for most of my stay and the “after” was almost as much of an eyesore as the “before”, being the paints didn’t match. I feel this situation could have been handled with more consideration for the tenant and overall appearance of the property. Also, they’re not helpful when you lock yourself out.

Positive experience: Very responsive to any maintenance / repair / plumbing issues. Did use an online payment system (for months) that added nearly $40 in service fees on top of your total rent cost, which is not an insignificant sum, but has since reverted to the old system which only charges you ten bucks to pay your rent online. Staff have always been friendly & polite. A relative uses them to manage one of their properties and is generally satisfied.

So I have renting from Pam T for about 6 mths , and I couldn’t be happier they take great care of their tenants, anytime I had maintenance request someone was there within days , usually they send a man name Doug which is nice that you get to know the people working in your home, also from the very start the day I made the call about the property Amanda answered the phones and was so helpful, then Robert showed the property and was very insightful, then once I signed the lease Monica was a gem! There was things I needed tweaked before moving in and she got right to work , she communicated daily with updates and was just very helpful, I look forward to renting with them in the future !

The house we are renting from them was a pleasant surprise because we didn't get a walk through or get to view before moving in due to Covid but my family and I was so happy and still very happy. We don't have to request maintenance often but I'm pleased to say that the one time we did they replied the same day (over the weekend) and had someone here by Monday morning. Fantastic experience: Pam T Properties is the best company I have rented from since moving to Savannah in 2011. They actually care about keeping up with their properties. It’s easy to get in contact with them about any maintenance needs and actually have them taken care of properly (unlike a lot of other companies around town). I’ve also found any listing I’ve seen to be reasonable in cost compared to size/location which is a miracle these days. Highly recommend renting for them!
