Fantastic experience: Since I moved into my apartment 2 years ago I have a great experience with the staff! Recently my smoke alarm kept beeping and someone was there to remove it for me until the new one came in later that day. Office staff is always very quick to respond to emails and friendly. Jenn always has the lines of communication open. Anytime I have put a work order in they are back in touch with me with in a few hours! Chris, Ariel and Basel are awesome!!! I truly love where I live and my apartment a look forward to renewing!

Fantastic experience: Empathy, efficiency, and effort are rarely found in housing/rental agencies. Terrier provides all 3 and more. Liz and Jen were able to accommodate me within 2 days of requesting, touring, and finalizing my choice of lease. They accepted my albeit lackluster credit situation and found me a place less than a mile from the beach in the best neighborhood St. Pete offers. Would recommend them to anyone looking for a place. Maintenance issues are scheduled and remedied according to my schedule and the front office (specifically Jen, as she has been a point of contact) is willing to work through issues with you as if you’re on the same team. Fantastic experience: Terrier Mgmt staff did a great job with the onboarding process and they provide solid customer service for any client needs that arise. Months later, our fridge stopped working. I let Terrier Mgmt know over the weekend. On Monday morning at 10:00 AM a couple workers showed up with a brand new fridge and installed it. They even transferred the food from the old to new fridge. Another excellent experience with Terrier Properties.

Positive experience: I lived in a ~600sqft 1/1 in historic uptown and I absolutely LOVED it. If it was more convenient for my partner, I would've stayed there for a few more years. I felt like I got a good value for the space I had in the location I had it in; walking distance to downtown, Vinoy park, and crescent lake for less than 1400? Incredible. Anytime I spoke with anyone in the office (especially Jen) or in maintenance, they were friendly and helpful and my requests were all taken care of in a timely fashion. The property itself is definitely old and I think the aches and pains that came along with that were expected. You will get bugs but pest control responded quickly and maintaining my cleanliness made it very manageable. The lack of amenities didn't bother me; I knew what I was getting myself into. I think if you go into a terrier property expecting a luxury experience, you are kidding yourself. They are not luxury apartments and do not advertise themselves as such. Saying all of that, I know terrier has a bit of bad rep in the area and I've met some people who did not have as good of an experience with their properties so I think it really depends on the specific property and the specific manager you deal with. Go see the property in person and do your due diligence!

Fantastic experience: Hello my name is naquita walker I have been dealing with terror for going on two years I still feel good about living hear maintenance is very good I like willow he makes u feel like he wants to do his best job and knows alot bought his job the bug man is very nice as well he respects your home and is always willing to give advice on how to keep pest under control you rarely see bugs in home I feel because of the bug man also Jen has worked with me very very heavy the past two years I fall on hard times she reminds me what I need to do with firm but compassion behind it you will not I repeat will not find many realtors who will do a fraction of that it's ur evicted and that's it also this is the first time I have had a landlord actually works with me and not give me a hard time he has a good house and property with alot of potential for long stay u will not find many landlords as him as well I do admire and blessed for that as well over all everyone has there own opinions about everything this is my personal opinion of terrior properties and they all work hard to keep there tenants and business going I thank you all❤️

Fantastic experience: I've had a great experience living at my Terrier Properties, Tropical Gardens. My few maintenance requests were promptly attended to. My new lease only went up $30/month which was a relief. I've had zero issues with bugs and they spray every 2 months. Laundry machines work well. The bldg overall is quiet. My kitty is well liked by maintenance staff and renters. My only wish is I want a larger place, but I can't afford larger anywhere. Hence, I re-upped. Go view the places before judging.

Negative experience: I wouldn’t recommend this rental company. i’m glad some folks have had good experiences. however, both of mine were absurd. between having my fridge needing to be replaced 5 times between the two locations I lived under them and also my AC going out on four separate occasions they have the audacity to continue to charge me for unnecessary repairs/maintenance. good luck to anyone renting with them.

Negative experience: DO NOT STAY HERE I REPEAT - DO NOT STAY HERE. For starters, I lived at 114, 7th St., North, in downtown Saint Pete for a total of 18 months. Not at one point was I ever late on my rent. The managers are very dismissive, and rude. If you require any maintenance, never go to management, go straight to the maintenance team, for the most part they do an incredible job. Secondly, I just received my deposit back in the mail, which was only a couple of hundred dollars. They significantly stole money from me and said that I did not properly clean out the unit, and so they deducted $150. This is false, especially seeing that I Sent them a video of the unit after having cleaned it and moved out. On top of this, they had already deducted a $200 admin fee from my deposit that they said was nonrefundable. So, what are you using that admin fee for? If you are completely down bad and need somewhere to stay, still do not stay here. Your value of money, and your time will not be appreciated. The mold, and the bug infestation alone was a reason to not live there. What is even more confusing is that people are moving in and out of these disgusting units, and not adhering to their leases, so you would think that the property managers would appreciate a really good tenant that pays their rent on time and does not cause disturbances …. However, I obliged to my lease and stuck it out, looking back I wish I would have broken the lease. DO NOT MOVE HERE! Jen and Liz are by far the most disgusting and unprofessional property managers that I have ever come across. These photos are from the shower, where there was mold. Also, they have termites.

Fantastic experience: Best property management company of all time. Everyone is so nice, responsive, and maintenance is quick! Rent is so easy to pay, no big security deposit to get in, and they respect your privacy! Every good affordable unit in north Saint Petersburg is owned by them and every unit on there website is available! I’ve used them for two units now and I won’t rent anywhere else!!!

Negative experience: Roof has been caving in and cracking, as well as growing mold now. I've sent them pictures and notices for the last few months any time there is a development (like the roof and wall leaking), nothing got done. Now they send me an email saying the rent is jumping to almost $1300 from $950 and they're keeping part of my security deposit by default. Do with this information what you will.

Negative experience: Update: after a year of living here at 146 6th Ave NE, THE BUILDING HAS MOLD and I am getting sick from MOLD TOXICITY. Being an old building, at least 5 major, building-wide plumbing issues and the recent storms all combined with poor maintenance I believe the building to have mold. I am giving this property management company a well-deserved one-star rating. Over the past eight months that I have lived at 146 6Ave NE, there have been nothing but issues in both the unit and entire building. The water has been shut off multiple times for maintenance without adequate notice, causing significant inconvenience. As if the random shut-offs weren’t bad enough, the building isn’t equipped to handle tenant usage-needs. In December, I was without power for 20+ hours because the maintenance emergency voicemail box was full. In the morning when this was finally addressed, the solution was that I am unable to run heat and a small kitchen appliance at the same time. Additionally, constant disturbances from neighbors, including loud noises, messes, and cigarette smoking, were reported but completely ignored. In one instance, a neighbor's cat urinated in the hall of the property, further adding to the discomfort of living here. In another, a neighbor banged on my floor for 15 minutes and then showed up to my front door with a baseball bat-this was after they stole parts from my bike chained up outside. Speaking of security, or lack there of, the building's security is a joke, if you pull hard enough on any of the outside doors, they open. As mentioned, a neighbor stole from me but there are no security lights or cameras to discourage theft. The washer/dryer is constantly breaking down and at one point was out of service for over a month, despite repeated requests for repairs. Regular cleaning or maintenance is not regularly performed in common areas, no vacuuming or dusting. The smell is very offensive in the summertime due to old carpeting that needs to be addressed. Lastly, the office staff. The office staff, mainly LIZ have been rude, unhelpful, and downright dishonest, often resorting to gaslighting tenants about ongoing issues. I cannot forget to mention the callus and condescending attitude that you’re faced with once they’re over trying to assist you. I have screen shots and video recordings of lies that I have been told. Going into the office doesn’t rectify anything because they will lie right to your face. Even worse, there have been instances of racist remarks from neighbors, which the staff have supported rather than condemned. This property management company fails miserably to provide a safe, secure, and respectful living environment. Do yourself a favor and avoid renting from them at all costs.

Fantastic experience: I’ve been living in a terrier property for nearly 5 years now. Although we all have our ups and downs when it comes to any home I will say that the maintenance team is on their game. Brandon dedicated multiple days out of his weeks to help us tackle our termite problem, even as much as showing up early to catch me before work so I could show him where we needed treatments. Brandon and the guys he works with truly want to help and make sure that your pest control and internal issues are taken care of. Thanks again Brandon, ambassador Poe our cat will even rep for how awesome he is!

Fantastic experience: Hello I'm naquita walker 18 months ago my family and I delt with a slumb landlord by God's grace I called terrier properties I never rented from a realtor before I was scared and it was my first time Jen Kyle and Liz were all very helpful for the transition for my kids and I there is plenty space for my kids and life changed alot for me I have experience great death with my mother and three months later my grandmother shortly moving into the home Jen has worked with me threw my hardships and if any issues which were not huge come up maintenance were friendly ❤️ and right on the job respectful in my home even with bug spraying everyone has there opinion as I do respect but terrier will work with you and to see that your happy in your I have renewed my lease and if you decide to go threw realtors stop by and see the blue terrier first plz

I love that I can submit rent on line and submit work requests on line (time saving and efficient). Work orders are always completed in timely manner. Regular pest control with emailed reminders. Maintained property including lawn care. Fee increases have been minimal. I recommend!

I have lived in many complexes, and have never had management as understanding, helpful, or all around professional, yet as sweet as the ladies at Terrier. Negative experience: We viewed a place put in our application over the weekend. Being told at the showing don’t worry about the credit they can work with us. Only to on Monday morning be denied because of credit and took $150 for nothing. Apparently it’s easier to buy a car than rent an apartment, because I just got one two months ago. The fact that a credit check is need to live somewhere is the most ridiculous thing in the world shame on you for taking advantage of people.

Negative experience: They do not take care of their properties! (ANY OF THEM) They are unprofessional! I wouldn’t recommend these properties to anyone! As soon as I moved in it one issue after the next! Every time I got the same excuse- it’s a “historic” property.. That may work for the price gouging.. but NOT when it comes to maintenance. Even “historic” properties must be kept up. The day I moved in- it was raining.. INSIDE the apartment. That took several weeks to get taken care of. The next big thing was the electric bill… I lived in a very VERY small apartment…for a small 1 bedroom, the electric bill was $420. I begged them to come address this. The electric company even told terrier properties it’s not right - and needs to be assessed- by management- they refused. Every single month the electric bill went up. Anytime I tried to communicate via phone , or email, I was ignored. Oh and then there was a time that there wasn’t even a maintenance request. However, I came home and the maintenance tag was hanging on the door, nothing was done- and nobody could tell me why they were there…. I can continue - but if you’ve read this far- you understand…

Fantastic experience: I've been renting through terrier since 2019 and couldn't be happier with their services. Coming from another city, I was worried about breaking into the rental scene here in St. Pete, but after contacting Terrier, those worries quickly disappeared as they were welcoming, accommodating and resourceful. They manage hundreds of cute properties in downtown, uptown and old northeast which arguably are the best areas to be in this city. Replies to maintenance issues were done almost immediately and effectively which is incredible now thinking how poorly prior landlords I've had dealt with similar issues. Communication is great, always letting us know when maintenance or pest control needs access to units well ahead of time. I don't have pets but love that they are welcoming to them and have had some real sweet pups for neighbors. If your looking for an affordable, cute and well maintained apartment near downtown St. Pete, Terrier should be the first place you contact.

Negative experience: Dear Owner at the time of starting the rental process was smooth and office Reps were nice. My client pick up keys to apt for move in and the place was a mess, floors, kitchen and bathroom, at time of move out place was left cleaner then move in, and my fault for not knowing that taking pictures was a must at move out, because according to Office Representatives, the maintenance staff told them that the place had damaged repairs which forfeit my refund on deposit. When I informeof their office not receiving proper information, was told, since dont have pictures have to take matter to court. If I had to clean the place when I moved in why would I leave place dirty

Beautiful, historic, well kept buildings in one of the greatest cities in Florida. They have always been extremely thoughtful and attentive to my needs. Positive experience: The apartment itself is a neat place. our building was originally built in the 1920s and the area is absolutely amazing. The apartment itself is small, but perfect for what I need. However, they’re maintenance team is a real piece of work. I’ve had an AC unit leaking on my patio for months to the point mold has started to grow on the pavers at my doorway. It is a simple fix. the AC above me has a rusted out drip pan and needs replacement. However even this cannot be done. I have called now 5 times and wrote multiple emails. I originally reached out in early June and was told it would be fixed that following weekend. It never was fixed. So I reached out again. Then I was told via email a team would be out to fix it first week of September. It is now October 14th and still nothing has been done. I am at a point now where I’m in contact with the city to fix the issue as it has become a safety hazard and slip/fall hazard. What maintenance team takes 6 months to complete a 30 minute job?! Great area. Decent apartment. Terrible property management team. Would give a 5/5 if they could just take care of they’re properties :)

Fantastic experience: I absolutely LOVE Terrier Properties!! The prices and charm of their historic, updated rentals is amazing and unbeatable! The entire staff is extremely helpful and kind, but I have to give a shout-out to their property manager Jen- she consistently goes above and beyond for her tenants! Jen has such a big heart it can be easy to forget that she's the property manager; I've certainly never dealt with an individual/organization with a heart as big as Jen's, as well as Terrier Properties as a whole, when it comes to managing your home! Do business with Terrier Properties; you won't regret it!!

Negative experience: Absolutely horrific property management. Do NOT rent from them, the prices may seem reasonable, but you end up living in a dilapidated piece of garbage. They do not care about their tenants, or property owners since they let the units get so bad. I had a huge leak in the roof of my apartment for TWO MONTHS. Since July 16, it's still not fixed. Now a bucket is permanent decor along with my ruined sofa, and carpet.

Fantastic experience: Okay, been waiting to post a review till I lived in one of their buildings for a few months. They’re excellent. Everyone there is super friendly. We moved into an old apartment (100 years) and the first week we had an issue with our toilet, I guess it was leaking into our downstairs neighbor. They came in within the hour and fixed everything and even got us a new toilet. They always email when there is going to be maintenance on the building or when pest control is coming. Haven’t had any issues at all since living here. Probably the best management company I’ve dealt with.

Fantastic experience: I’ve been a tenant for 5 years and Jennifer has always been super helpful. Anytime I’ve needed maintenance, it’s been prompt and efficient! Super happy with Terrier.

Fantastic experience: My fiance and I moved in about a month ago and so far, so good! Move in was amazing. Maintenance has been amazing. The apartment itself (the renovations, location, etc.) is amazing!! The leasing agents and their entire team have been amazing. We have absolutely no complaints and would recommend Terrier Properties to anyone and everyone!! We are so incredibly happy here!!

Fantastic experience: I rented a house from Terrier for 4 years. I got to know most of the staff during that time, everyone was very friendly and attentive to any issues I had with my home. Maintenance was quick to respond when needed.

Positive experience: In review of the business response, this review’s star rating has been amended. However, the vehicle parked to cover my spot had a terrier properties license plate which listed something similar to “TER PRO” or “TER MGT”. I can’t remember the exact lettering. So, this was not a third party vehicle. Also, I own to the fact I was parked in the wrong spot, it’s the message which was communicated that has me shaken. They did not just tow my car, they did it in less than an hour, didn’t call the number on my vehicle’s sign, at a time when there was not much traffic going through, and then they placed a truck with cones there which looked very intimidating. The ramp from 0-100 communicates I’m a threat. I’m getting as much aggression as can possibly be communicated. That is what bothers me. Original review: I parked somewhere for 20 minutes and apparently it was not allowed and they towed it. My number was on the side of the vehicle, they could’ve called it. Clearly they don’t care about resolving issues just hurting people so they don’t do it again. Thing is, I didn’t know I wasn’t supposed to. I imagine that’s going to be how they treat their renters too.

Negative experience: The worst rental property company on the city of St. Pete. IF YOU LOVE SOMEONE YOU WONT LET THEM SIGN AT TERRIER. This company should not own as many properties as it does if they are not able to provide a decent standard of living to all tenants. Window A/C units that hardly keep your room cool and run your electricity bill up. Floors and walls deteriorated from years of wood rot. The utmost negligence and disrespect towards tenants. I do not understand how they have two bedrooms going for the same price as studios. I am surprised there’s not more lawsuits open, granted when tenants requested to see some insurance documents, they were turned away. DO NOT SIGN WITH TERRIER IF YOU KNOW WHATS GOOD FOR YOU

Negative experience: The worst! Overpriced properties, in deplorable conditions. They are slumlords!! Let a teacher live in a home with a caved in roof. They should be put out of business!!!

Negative experience: Know of at least three different instances where their property roofs have caved in, and they have resisted paying when contractually obligated. Nicely located, but to be clear, they're slumlords. Inhumane conditions, inhuman treatment.

Negative experience: I submitted an application with a deposit. I went to view a property that had a Florida room turned into a bedroom. There was water in the walls and I asked if they would fix that...they said no, let's go look at another place. Well the next place they sent a lease that did not include amenities I was told would be included in rent and the lease started at the beginning of the month when I wouldn't be moving in until halfway through the month. They refused to amend the lease correctly and tried to keep my deposit. Only after threatening legal action did they return my deposit. Terrible treatment of properties, potential tenants, and from what I've heard current tenants as well.

Positive experience: Liz and Kyle are amazing. The absolute best customer service and fastest responses. They really want you to find your home. The locations of their properties could not be any better. Walking distance to downtown. Unfortunately all your paying for is the location. The units are tiny and need updating. But there isn't much out there for these prices in that area. Downtown living on a budget takes sacrifice.

Fantastic experience: Terrier has been great to me, understanding and helpful with the hard times in recent years and Jen is amazing. I couldn't ask for a better place to live and people who treat me as equal.

Negative experience: Greatly disappointed how horribly dirty they did me after being a loyal tenant of 4 years. I do not have the energy to explain everything but there was a lot of fixes that needed to be done my place that was literally falling apart and rather than fix it they jacked up my rent almost $400 pushed me out and I’m just gonna leave it there. Tenants, New and current beware.

Fantastic experience: I’ve been renting with Terrier properties for over 2 years and I absolutely love it. Shae and the maintenance department have been the best maintenance team I’ve ever had to deal with while renting. Any issue I’ve ever had has been fix in a timely manner. While my rent has gone up twice in the two years, the increase has always been more than reasonable for the location I am in. I am lucky to be renting with Terrier Properties and look forward to continue to rent with them.

Negative experience: Rude; inconsistent. Price every time nit differently; my keys don’t work, not responsive though maintenance requests. Price. Gauging at its best! No outgoing mail. Dirty dirty dirty; no rugs; no hot water to wash clothes, no parking

Negative experience: Terrible experience and was nickel and dimed on my way out. Be careful if you plan to rent with this business! I called to discuss the fees i was charged on my way out. No call back. Called numerous times, still waiting for a call back. My full deposit was taken, with nobody to answer why. Still waiting on a call. It was a full $1000 taken. Not $199 as advertised. No call back, no explanation. *Edit: The owner would rather lie in the comment section of this post than return one of my five messages asking for a call back. Would have been easy to discuss in a 2 minute call. DO NOT RENT HERE

Fantastic experience: Have been under Terrier as my current property management company for many years now in St. Pete. Their staff has always been incredibly patient, understanding and accommodating. This is especially true under the outrageous circumstances of the 2022 Florida housing market.

Fantastic experience: Lived with Terrier since 2017, and they're fantastic. They were quick to fix any service issues we had, and it was an easy experience the entire time. Fantastic experience: I have lived in many different communities with many different property management companies and I can say HANDS DOWN terrier is the absolute best. They seem to have the most affordable, incredible, homes with so much charm. Jen and her staff have been absolutely amazing from the tour, to application, to move in and move out process. I highly recommend looking through their properties if you are looking in the st Pete & surrounding areas!

Positive experience: Terrier Management does their best to keep maintaining their properties. The only thing I have to say is some of the old piping needs to be replaced, but I believe they are working on it! Nice Management Staff responds quickly via phone and email. I really appreciate that!

Fantastic experience: My experience with terroir properties maintenance was great! Very friendly and polite entrance and notified what he will be doing step by step. It was quick and nicely done. Friendly farewell and he notified me once again what was done and I’m very satisfied. Good Job!

Positive experience: I’m looking for a management company for a 6-plex that I’m closing on at the end of the month. I called and I had some questions regarding the reviews for Terrier Properties because they seem good recently but not good in the past. Update: There was some miscommunication on the initial call (reason for only 4 stars) but I’ve contracted them to be my manager for this property and so far things are going well. I’m happy I chose them to work with me.
